EDITOR’S NOTE
THE GRASS IS GREENER ON MY SIDE After months of looking at mounds of dirt, fishing our puppy out of pools of water sunk into our uneven terrain, and dealing with an otherwise barren wasteland with no sign of green for nearly two kilometres – we are finally getting the finishing touches to our neighbourhood: grass. It goes without saying that after nearly a full year without colour, the sod is a welcome respite. “You need to water that grass every day if you want it to take,” says my partner’s father after I announce our builder is laying down our sod. I harrumph in a noncommittal kind of way as if I already know that. However, despite being born and raised by Portuguese-Canadian parents whose greatest pride and joy was their lawn and garden bed, I do not have a green thumb. If anything, I’m the ‘green reaper.’ I’ve replaced three flower planters in two months. Suddenly, the excitement I felt at the arrival of sod quickly turned into trepidation. If I managed to kill sod before it rooted, I would never hear the end of it. To cull my anxiety, we planned ahead. We’ve invested in two garden hoses and two sprinklers – all the new sod really needs is a little TLC. Most first-time homebuyers underestimate the amount of attention required to encourage sod to root. Between the watering (but not too much), and mowing, the next couple of weeks will be pivotal to ensure the grass stays green on our side until the first signs of winter arrive. If all else fails, my partner has reassured me that we’ll hide the evidence and re-sod again. My horticulturist family need never know.

COMMUNITY PROFILE
THE COMMUNITY OF SOUTHFORK A UNIQUE BLEND OF URBAN APPEAL AND RURAL CHARM by MICHELLE HOPKINS Seven years ago, Fedor and Lena Trojeglasow were looking to purchase their first home. The young couple looked at several houses in Leduc. When they discovered Southfork, the young couple was sold. “We felt like it was a great neighbourhood and even though it is in Leduc, it feels like it is a small town on its own,” says Fedor. Now, the parents of two young children are selling their 1,400 sq.-ft. home for a new 2,000 sq.-ft., three-bedroom plus bonus room and office home across the street from Father Leduc Catholic elementary school. “The combination of park systems, easy highway access and our kids going to school in Southfork kept us here,” he says,

adding their new home will have a nice size backyard, perfect for family and friends. “There is also a great sense of community here, where families get to know each other.” Those sentiments are echoed by many who call Southfork home, says Vanessa Sambrooke, Tamani Communities marketing manager. With its unique blend of urban appeal and rural charm, it’s no wonder Southfork is Leduc’s top selling community. As a family-oriented neighbourhood, Southfork boasts three playgrounds, an elementary school, more than four kilometres of pathways nestled within a 12-plus acre pond area featuring two water fountains, a bridge and benches, as well as a number of other amenities.
“Southfork is at the edge of Leduc. It is a beautiful community of mostly young families with small-town values,” adds Sambrooke. “It truly is a little slice of heaven. You can purchase a beautiful home for $25,000 to $57,000 less than a comparable home in Edmonton.” Currently, Southfork is home to 4,113 residents. When it is completely built out, there will be between 8,000 to 9,000 residents. Located 10 minutes from Edmonton, multi award-winning Tamani Communities began transforming this master planned enclave more than eight years ago. Southfork features a range of homes, including street-entry townhomes, laned homes, attached garage and estate/
custom homes, built by several award-winning local builders – Jayman BUILT, Homes by Avi, Bengel Custom Homes, McLean & McLean, and Jacob’s Construction. “There is literally a home at a price point for all budgets.” says Sambrooke. Last year, Southfork launched Edgewater Estates – its first gated community comprised of 61 larger lots featuring luxury residences with three-car garages and walkout options. This exclusive enclave will showcase a private park, gazebo, landscaped pathways and tree lined boulevards with lots backing onto the park and landscaped pond.
Each June, Tamani celebrates Southfork’s spirit with a Family Day event. “We have complimentary food trucks, face painting, games for the kids and more,” says Sambrooke. “It is our way to thank our community of families who have chosen Southfork.” Since 2010, Homes by Avi has been part of this thriving community. “Southfork was a perfect fit for us because it is such a well-designed community with expansive greenspaces,” says Micah Dueck, sales manager Homes by Avi. “It’s a family-centric, safe neighbourhood with great spirit.”
To commemorate Homes by Avi’s 40th anniversary, the builder is offering $7,500 to spend in its Selection Centre for anyone purchasing a pre-sale home. “Buyers can use that money to choose interior finishes to customize and personalize their home,” adds Dueck. Right now, Homes by Avi presents rear laned homes and front drive homes. “Our price points for rear laned homes start in the high $320’s with GST and front drive homes from the mid 390’s including GST,” says Dueck. …continued on page 24
nexthome.ca 25
…continued from page 23
Since Southfork’s inception, Jayman BUILT has been part of the phenomenal success that is Southfork. “Southfork is a desirable enclave with the prettiest streetscapes, an abundance of greenspace with a close commute to everything,” says DalayceLynn Keen, Jayman BUILT sales manager. Jayman BUILT features front attached garage, laned and bungalow homes, with homes starting from $280,000 including GST. “This year, we introduced Solar Panels standard on every singly family home we build.” notes Keen, adding to date, Jayman has sold 263 homes in Southfork. 26
New Home + Condo Guide |
Sept. 6–Oct. 4, 2019
In addition, its Edgewater Estate bungalows feature elevator options. “Alberta has the most cases of MS (multiple sclerosis) in the country,” Keen notes. “We listened to our home buyers and
we offer a finished basement with the option to add an elevator to age in place.” Southfork is off Highway 2A and minutes to the Edmonton International Airport, Costco,
Premium Outlet Collection and all of the amenities that urbanites want. Discover for yourself why so many people call Southfork home. Mark your calendars: Edgewater Estates Sales Centre and six stunning contemporary show homes are open Monday to Thursday, from 2 p.m. to 8 p.m. and weekends and holidays from noon to 5 p.m. (closed Fridays). There is even more reason to buy in Southfork – right now, the first 25 home buyers get a $5,000 Costco gift card. “In lieu of the Costco card, home buyers can choose to take $5,000 off the price of their new lot.” Sambrooke says. PROPERTY PROFILE
FALCON ONE Langham Developments’ newest luxury condominium development, Falcon One, is slated to become an iconic landmark in downtown Edmonton. With five successful projects in the downtown core, the awardwinning developer was one of the first builders to transform 104th Street. Today, Reza Mostashari, Langham Developments’ president and visionary, is set to once again alter 104th Street, south of Jasper Avenue, with a visually stunning 38-storey glass and concrete tower, which will unmistakably stand out against the downtown Edmonton skyline. “With each building I want to add to the aesthetics of the area, to enhance the neighbourhood’s urbanization,” says Mostashari, a resident Edmontonian passionate about his city. “Falcon One encompasses the best attributes of my other projects, as well as the best location, best finishes and best price points.” 28

This downtown core is fast becoming known as one of the most exciting regions in the city. The new ICE District Entertainment Area containing Rogers Place, several of the most touted restaurants, vibrant night life, City Centre Shopping, MacEwan Universtiy, and the Bay Enterprise Square LRT station (providing quick access to University of Alberta), are all within easy walking distance of the new Falcon One. As soon as you enter through the sophisticated double height marble lobby, showcased by dramatic, eye-catching marble and wood features cascading from the ceiling, you instantly know you are in for timeless elegance and sophistication throughout. Falcon One, which is the first of Falcon Tower’s two phases, is a collection of 296 condos featuring modern interiors
expertly designed to create spaces that are both comfortable and beautifully appointed. In keeping with Langham Developments renowned reputation for superior craftsmanship and luxury finishes, you can rest assured that the quality and beauty of the finishes in these upscale one to threebedroom residences will rival the best the city has to offer. Whether classic or trend-setting, the interiors at Falcon One have been precisely curated to lend the perfect backdrop to your own taste. Open floorplans are bright and inviting, with luxury wood vinyl plank flooring and contemporary porcelain tile inspired by white marble, concrete, and encaustic cement textures. Kitchens are inviting and airy, with sleek cabinetry, premium quartz countertops, and islands with sinks, perfect for entertaining. Entirely wrapped in balconies, Falcon One’s spacious outdoor areas offer its residents sweeping views of Edmonton’s North Saskatchewan River Valley, the Walterdale Bridge, Re/Max Field, the Alberta Legislature grounds, and the Downtown skyline. As Edmonton’s premier builder, Langham Developments’ exacting standards and passion for constructing eyecatching buildings, as well as its commitment for timeless interiors, has cemented its reputation as a builder of superior residences. ADVICE | MAKE YOUR MOVE
TIPS
FOR HIRING MOVERS
CHUCK RESNICK
When you hire movers, you’re entrusting your possessions to someone so they can get them from your old apartment to your new one. Do you know what you’ll need? We do. Here are our tips for hiring movers. 1. A GOOD, DETAILED CONTRACT.
A contract ensures and outlines all expectations. This is particularly true when you hire professional movers. You’re obviously the “who,” and your gorgeous new apartment is obviously the “why,” but they also need to know exactly “what,” “where,” and “when” in order to transport your items to your new place. There are usually a lot of details, and finding out about them on moving day is counterproductive. Think ahead. 2. DO YOUR RESEARCH.
The first thing to do is find a reputable mover. Check online with the Better Business Bureau or the Canadian Association of Movers, and of course, ask friends and family members to refer companies they have used. Select a company that has a triedand-true track record. When they meet you to arrange your move, they need to know about everything you expect to take so they can prepare as accurate an estimate as possible. Ask them all of your questions before signing the contract: 30

Sept. 6–Oct. 4, 2019
Insurance and liability, additional charges, any exemptions. 3. TELL THEM EVERYTHING.
If there’s an extra stop to drop something off, it’s extra time and will add to the cost – plus they need to pack the item so it’s accessible. Let them know of an item that may be difficult to move – or any concerns you have. You don’t want to find out on moving day that there are extra charges or unmovable items. 4. GET AN ESTIMATE.
In many ways, estimating is a science. Computers help, but the results are only as good as the information they input. Telling them on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, the movers need to know well ahead of time if you want them to provide the service of packing.
Deciding this two days before the move likely won’t work. If you’ve been quoted only on moving and not on packing, you’ll need a new contract that reflects the cost of packing. If you do the packing yourself, read the contract as to whether or how much insurance your items are covered for, should damages occur. It is the mover’s responsibility as professionals to ask the right questions, but until they develop ESP, they need to rely on you to explain what you need from them. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.

Make the most of your WINDOWS INSPIRATION |
by SARA BEDERMAN
Wonderful windows! Is there anything more welcome in a room? From a designer’s perspective, I doubt it. Windows become the natural focal point of any given space, as the source of light and views. In fact, when you ask people what they want most in a home, “windows” and “views” will often top the list. It’s easy to understand why. Let’s start with the obvious. Naturally lit spaces are more functional and “warmer.” Everything looks more vibrant and alive in the light of day. When you’ve got great windows, rooms appear larger – which bodes well for compact spaces. A window or two completely transforms even a small room. Windows these days come in a wide variety of shapes, sizes and designs. Here are some things to think about to highlight your windows.
Finishing touches Think of the window trim as the frame containing a beautiful piece of art. You want something that will complement the view, but also be a feature piece on its own merit. A contemporary trend is painting the trim work in a dark shade of grey or black, as an alternative to the traditional white baseboards, window and door frames. Also, consider your window dressings. Are you leaning toward contemporary shutters or blinds, or a classic curtain? When shopping, consider which type of 32
New Home + Condo Guide |
Sept. 6–Oct. 4, 2019
window covering will best meet your needs for privacy, which will vary depending on whether this is a public versus a private space, like a bedroom or bathroom. Work with a knowledgeable company like Fieldstone Windows & Doors that can educate you on which materials for your window replacements are best to use; fibreglass, aluminum or wood.
Size and shape As they say, go big or go home. If you’re adding windows, make them as large as allowed by the building code. Alternately, window walls have been trending for some time. This is a great way to maximize your views and natural light, and offer direct access to the outdoors. Ostaco Windows & Doors (ostaco.com) has a wide range of selections to choose from, to suit your home’s existing
aesthetic – or to give it a whole new one.
Art and inspiration If you’re graced with a fabulous view, why not make it something to be seen? Rather than hanging paintings or wall art that will compete with your windows, let the views do all the talking. You can take cues from those views to make a cohesive, harmonious decor statement. This can mean a marine-inspired colour palette, organic, “woodsy” textures, or an “urban-chic” aesthetic.

SHIPLAP is a wooden board that’s often used for constructing sheds, barns, and other rustic buildings. Traditional shiplap has a rabbet (or groove) cut into the top and bottom, which allows the pieces to fit together snugly, forming a tight seal. This gives shiplap its distinctive appearance, with horizontal lines/reveals between each board. In the past, it was generally installed on the vertical. Today, it is more commonly installed on the horizontal. Shiplap has become a popular choice for interior finishes, thanks to its rustic charm and subtle texture. Whether you choose to use real shiplap or mimic the look by applying MDF boards to your drywall, it’s a great way to add texture to your home. As you can see from the varying degrees of distressing and antiquing, it is up to you to create your perfect shiplap feature wall.

ADVICE | QUICK TIPS
A PLACE AND A SPACE
FOR EVERYTHING HELLEN BUTTIGIEG
Whether you have a sprawling apartment with plenty of room or a cosy place with little extra space, you need to create a system so your home functions to accommodate your lifestyle needs. Without designated spaces, you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where they are.
often become dumping grounds for clutter. Before you begin decluttering, go through your home, room by room, and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved elsewhere.. A SHOE-IN FOR OFFICE SUPPLY STORAGE Use the pockets of a clear vinyl shoe bag to hold just about everything you need for the office, from spare scissors to extra batteries. These usually come with hooks so you can hang them over the door, allowing you to tap into previously unused space.
EVERYONE NEEDS A HOME OFFICE
Are you using your kitchen or dining room table as an office? It can be frustrating and timeconsuming to have to pack up your papers and bring them out again. Although it would be ideal to have a room devoted entirely for processing paperwork, you can also use an armoire in the family room that closes up when not in use, or a closet that has been refitted with a countertop and drawers. You’ll also need good lighting, a comfortable chair and a functional filing system. WHERE DID I PUT THE... Have you ever stored a special item in a safe place and then forgotten where you put it? A simple solution is to create a document on your computer to record the location of seldom-used articles. Use the ‘find’ feature to retrieve the information quickly within the document. NAME THAT ROOM Rooms that
don’t have a specific purpose 42

EVERYTHING NEEDS A HOME
WHERE DID I LEAVE MY KEYS? The
Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas, whereas seldom-used items can be stored in out-of-the way spaces. Label drawers, shelves and containers to remember where things are.
most common excuse for lateness? “I couldn’t find my keys.” It’s hard to be successful if you can’t even leave your home. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place. Give another set to a relative or neighbour in case of emergency. Create a home for your keys and always place them there when you arrive. You can use a bowl, a small basket or a hook. Or, attach a beeper to your keys that you can activate when they go missing.
WHAT DID I DO WITH THAT MANUAL? Did you add new
appliances and electronics to your collection recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category.

FIRST-TIME BUYERS OF NEW HOMES GET MORE OF AN INCENTIVE by SUSAN LEGGE Details regarding the federal government’s First-Time Home Buyer Incentive Program (FTBIP) were announced recently, and it seems there’s more help available for first-time buyers of new builds than for Canadians considering the purchase of resale residences. The program, which will take effect on Sept. 2, 2019, is designed to help Canadians with incomes of up to $120,000 buy their first home by reducing their monthly mortgage payments without having to increase the amount 44
New Home + Condo Guide |
Sept. 6–Oct. 4, 2019
of money they put down. The bonus for purchasers of newly constructed homes is an incentive amount of between five and 10 per cent, while the incentive for resale purchasers is set at five per cent. How does the FTBIP program work? Read on. Like all loans, the First-Time Home Buyer Incentive needs to be paid back eventually. In this case, it can be paid back in full at any time with no penalty. The homeowner can choose
not to pay anything back for 25 years, or after the property is sold, whichever occurs first. The amount of the incentive that needs to be paid back is calculated using the property’s fair market value at the time of repayment and is to be repaid whether the property value increases or decreases. No interest is accumulated on the incentive. “Buyers utilizing the program ideally should be in frequent communication with their mortgage
professional to determine at the earliest point that a refinance would be possible to pay out the FTBIP,” advises Tom Gasparec, a mortgage agent with The Mortgage Centre. “Assuming a 10 per cent annual appreciation, our estimation shows that there would be sufficient equity to pay out the 10 per cent incentive shortly after year-two of owning the home. This strategy would provide the buyer with optimal return on investment utilizing the program.” Once processed and accepted, new-home buyers must call 1.833.974.0963 to activate the FTBIP payment and provide the name of the lawyer/notary they have chosen to close the deal. They must provide lawyer/
notary information as soon as they have chosen one and no less than two weeks prior to closing. The program is a complement to another first-time homebuyer incentive change made earlier this year, which increased the RRSP withdrawal limit to $35,000 from $25,000. All in all, the program may help lower mortgage payments, but not the cost of a home in hot markets, says Gasparec. “The FTBIP program does not resolve the supply/demand issue, it will only exacerbate Canada’s overheated housing market as it makes buying homes easier for Canadians, which drive prices up,” he says. JOHN wants to buy a new home for $400,000 and has saved the minimum required down payment of $20,000 (five per cent of the purchase price). Under the Incentive, John can apply to receive $40,000 in a shared equity mortgage (10 per cent of the cost of his new home) through the program. This lowers the amount he needs to borrow and reduces his monthly expenses. As a result, his mortgage is $228 less a month or a savings of $2,736 a year. Ten years later, John decides to sell the home for $420,000. He will have to repay the Incentive as a percentage of the home’s current value. John would have to pay 10 per cent, or $42,000 at the time of selling the house.
MELANIE has an annual qualifying income of $90,000. To be eligible for the First-Time Home Buyer Incentive, she can purchase a condominium unit up to $350,000. She has the required minimum down payment of five per cent of the purchase price – $17,500 from savings. Melanie can receive $35,000 in a shared equity mortgage (the incentive), which is 10 per cent of the price of her newly constructed home. This would reduce Melanie’s mortgage payments by $200 a month, a savings of $2,401 a year. If Melanie decides to sell the condominium and when she does it is worth $320,000, she will have to repay the 10 per cent incentive as a percentage of the home’s current value, which in this case would be $32,000 at the time of selling the house.
MORE FACTS ON THE PROGRAM • Canada’s First-Time Home Buyer Incentive to help qualified first-time homebuyers purchase their first home launches on Sept. 2, 2019, with the first closing on Nov. 1, 2019. • The incentive will allow eligible first-time homebuyers who have the minimum down payment for an insured mortgage with CMHC, Genworth or Canada Guaranty, to apply to finance a portion of their home purchase through a shared equity mortgage with the government of Canada. • No on-going repayments are required, the incentive is not interest bearing, and the borrower can repay at any time without a prepayment penalty. • The government shares in the upside and downside of a change in the property value. • The buyer must repay the incentive after 25 years, or when the property is sold. • The incentive is available to first-time homebuyers with a qualified annual household income of up to $120,000. At the same time, a participant’s insured mortgage and the incentive amount cannot be greater than four times the participant’s qualified annual household income. • The property must be located in Canada and must be suitable and available for fulltime, year-round occupancy. • Investment properties to be used as rentals are not eligible. nexthome.ca 45

DON’T GET CAUGHT IN A REAL ESTATE
INVESTMENT TAX SCHEME
The Canada Revenue Agency (CRA) sent out a warning in June to flag tax schemes involving professionals such as tax representatives and tax preparers, who are claiming to offer individuals tax write-offs through limited partnerships hinging on real estate investments. WHAT THE HECK IS A TAX SCHEME?
Tax schemes are arrangements that are designed to deceive taxpayers by promising to reduce the taxes they owe, for example, through large deductions or promises of tax-free income. A scheme can also include other creative ways to convince people they could pay less taxes. CRA’S OUTLINE OF HOW THIS REAL ESTATE TAX SCHEME IS DELIVERED
Beginning as an advertised real estate investment opportunity through what is being called a 50

“limited partnership”, the scheme is usually heavily promoted as a product with a significant tax advantage and limited liability for the investor. The scheme’s promoter is promising a tax writeoff for more than double what the taxpayer invests. The claim of a significant tax write-off being received is because of costs expensed in the initial year of the project. The example given in the CRA press release is when an “investor has invested $5,500 and is advised that they can write it off on their taxes for $12,500 due to financial services, lease enhancement and tenant improvement costs expensed in the first year.” This is not the case, says CRA. “Limited partnerships are unique arrangements that provide investors with certain benefits similar to partnerships and corporate entities. However, different than general partnerships, the investor’s liability is restricted to the amount they invested.
Therefore, they cannot claim a higher tax write-off than invested.” SERIOUS CONSEQUENCES
Through increased audits of such promoters, improved information gathering and informing taxpayers on how to recognize tax schemes, CRA continues to identify and shut them down. Those who choose to participate in these schemes, as well as those who promote them, face consequences such as penalties, court fines and even jail time. To protect yourself: Ŕ Get professional, independent advice before investing, especially if a deal seems too good to be true Ŕ If you have participated in a scheme, inform CRA to correct your tax situation through its Voluntary Disclosures Program For more information on tax schemes, visit Canada.ca/tax-schemes.
