EDITOR’S NOTE

THE GRASS IS GREENER ON MY SIDE After months of looking at mounds of dirt, fishing our puppy out of pools of water sunk into our uneven terrain, and dealing with an otherwise barren wasteland with no sign of green for nearly two kilometres – we are finally getting the finishing touches to our neighbourhood: grass. It goes without saying that after nearly a full year without colour, the sod is a welcome respite. “You need to water that grass every day if you want it to take,” says my partner’s father after I announce our builder is laying down our sod. I harrumph in a noncommittal kind of way as if I already know that. However, despite being born and raised by Portuguese-Canadian parents whose greatest pride and joy was their lawn and garden bed, I do not have a green thumb. If anything, I’m the ‘green reaper.’ I’ve replaced three flower planters in two months. Suddenly, the excitement I felt at the arrival of sod quickly turned into trepidation. If I managed to kill sod before it rooted, I would never hear the end of it. To cull my anxiety, we planned ahead. We’ve invested in two garden hoses and two sprinklers – all the new sod really needs is a little TLC. Most first-time homebuyers underestimate the amount of attention required to encourage sod to root. Between the watering (but not too much), and mowing, the next couple of weeks will be pivotal to ensure the grass stays green on our side until the first signs of winter arrive. If all else fails, my partner has reassured me that we’ll hide the evidence and re-sod again. My horticulturist family need never know.

WHAT’S HAPPENING Western Canada Fashion Week takes over the ATB Financial Arts Barns in Old Strathcona this month for their 32nd season! Showhomes + Street Eats On Aug. 22, Creekwood Collections at Chapelle hosted their fourth and final Street Eats summer event in the community. Guests were invited to a leisurely evening of showhome touring, with both Crystal Creek homes and Caliber Master Builder having their beautiful homes on display. The evening was complimented by some delicious tea provided by local coffee + tea café, Caffiend - and classic street food via Fat Franks, who grilled up a huge selection of hot dogs, smokies, and sausages.

The young couple looked at several houses in Leduc. When they discovered Southfork, the young couple was sold. “We felt like it was a great neighbourhood and even though it is in Leduc, it feels like it is a small town on its own,” says Fedor. When you hire movers, you’re entrusting your possessions to someone so they can get them from your old apartment to your new one. Do you know what you’ll need? We do. Here are our tips for hiring movers. 1. A GOOD, DETAILED CONTRACT.

A contract ensures and outlines all expectations. This is particularly true when you hire professional movers. You’re obviously the “who,” and your gorgeous new apartment is obviously the “why,” but they also need to know exactly “what,” “where,” and “when” in order to transport your items to your new place. There are usually a lot of details, and finding out about them on moving day is counterproductive. Think ahead. 2. DO YOUR RESEARCH.

The first thing to do is find a reputable mover. Check online with the Better Business Bureau or the Canadian Association of Movers, and of course, ask friends and family members to refer companies they have used. Select a company that has a triedand-true track record. When they meet you to arrange your move, they need to know about everything you expect to take so they can prepare as accurate an estimate as possible. Ask them all of your questions before signing the contract: 30

Insurance and liability, additional charges, any exemptions. 3. TELL THEM EVERYTHING.

If there’s an extra stop to drop something off, it’s extra time and will add to the cost – plus they need to pack the item so it’s accessible. Let them know of an item that may be difficult to move – or any concerns you have. You don’t want to find out on moving day that there are extra charges or unmovable items. 4. GET AN ESTIMATE.

In many ways, estimating is a science. Computers help, but the results are only as good as the information they input. Telling them on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, the movers need to know well ahead of time if you want them to provide the service of packing.

Deciding this two days before the move likely won’t work. If you’ve been quoted only on moving and not on packing, you’ll need a new contract that reflects the cost of packing. If you do the packing yourself, read the contract as to whether or how much insurance your items are covered for, should damages occur. It is the mover’s responsibility as professionals to ask the right questions, but until they develop ESP, they need to rely on you to explain what you need from them. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.

Make the most of your WINDOWS INSPIRATION |

Wonderful windows! Is there anything more welcome in a room? From a designer’s perspective, I doubt it. Windows become the natural focal point of any given space, as the source of light and views. In fact, when you ask people what they want most in a home, “windows” and “views” will often top the list. It’s easy to understand why. Let’s start with the obvious. Naturally lit spaces are more functional and “warmer.” Everything looks more vibrant and alive in the light of day. When you’ve got great windows, rooms appear larger – which bodes well for compact spaces. A window or two completely transforms even a small room. Windows these days come in a wide variety of shapes, sizes and designs. Here are some things to think about to highlight your windows.

Finishing touches Think of the window trim as the frame containing a beautiful piece of art. You want something that will complement the view, but also be a feature piece on its own merit. A contemporary trend is painting the trim work in a dark shade of grey or black, as an alternative to the traditional white baseboards, window and door frames. Also, consider your window dressings. Are you leaning toward contemporary shutters or blinds, or a classic curtain? When shopping, consider which type of 32

window covering will best meet your needs for privacy, which will vary depending on whether this is a public versus a private space, like a bedroom or bathroom. SHIPLAP is a wooden board that’s often used for constructing sheds, barns, and other rustic buildings. Traditional shiplap has a rabbet (or groove) cut into the top and bottom, which allows the pieces to fit together snugly, forming a tight seal. This gives shiplap its distinctive appearance, with horizontal lines/reveals between each board. In the past, it was generally installed on the vertical. Today, it is more commonly installed on the horizontal. Shiplap has become a popular choice for interior finishes, thanks to its rustic charm and subtle texture. Whether you choose to use real shiplap or mimic the look by applying MDF boards to your drywall, it’s a great way to add texture to your home. As you can see from the varying degrees of distressing and antiquing, it is up to you to create your perfect shiplap feature wall.

Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas, whereas seldom-used items can be stored in out-of-the way spaces. Label drawers, shelves and containers to remember where things are.

of money they put down. The bonus for purchasers of newly constructed homes is an incentive amount of between five and 10 per cent, while the incentive for resale purchasers is set at five per cent. How does the FTBIP program work? Read on. Like all loans, the First-Time Home Buyer Incentive needs to be paid back eventually. In this case, it can be paid back in full at any time with no penalty. The homeowner can choose

not to pay anything back for 25 years, or after the property is sold, whichever occurs first. The amount of the incentive that needs to be paid back is calculated using the property’s fair market value at the time of repayment and is to be repaid whether the property value increases or decreases. No interest is accumulated on the incentive. “Buyers utilizing the program ideally should be in frequent communication with their mortgage


professional to determine at the earliest point that a refinance would be possible to pay out the FTBIP,” advises Tom Gasparec, a mortgage agent with The Mortgage Centre. “Assuming a 10 per cent annual appreciation, our estimation shows that there would be sufficient equity to pay out the 10 per cent incentive shortly after year-two of owning the home. This strategy would provide the buyer with optimal return on investment utilizing the program.” Once processed and accepted, new-home buyers must call 1.833.974.0963 to activate the FTBIP payment and provide the name of the lawyer/notary they have chosen to close the deal. They must provide lawyer/

notary information as soon as they have chosen one and no less than two weeks prior to closing. The program is a complement to another first-time homebuyer incentive change made earlier this year, which increased the RRSP withdrawal limit to $35,000 from $25,000. All in all, the program may help lower mortgage payments, but not the cost of a home in hot markets, says Gasparec. “The FTBIP program does not resolve the supply/demand issue, it will only exacerbate Canada’s overheated housing market as it makes buying homes easier for Canadians, which drive prices up,” he says. JOHN wants to buy a new home for $400,000 and has saved the minimum required down payment of $20,000 (five per cent of the purchase price). Under the Incentive, John can apply to receive $40,000 in a shared equity mortgage (10 per cent of the cost of his new home) through the program. This lowers the amount he needs to borrow and reduces his monthly expenses. As a result, his mortgage is $228 less a month or a savings of $2,736 a year. Ten years later, John decides to sell the home for $420,000. He will have to repay the Incentive as a percentage of the home’s current value. John would have to pay 10 per cent, or $42,000 at the time of selling the house.

MELANIE has an annual qualifying income of $90,000. To be eligible for the First-Time Home Buyer Incentive, she can purchase a condominium unit up to $350,000. She has the required minimum down payment of five per cent of the purchase price – $17,500 from savings. Melanie can receive $35,000 in a shared equity mortgage (the incentive), which is 10 per cent of the price of her newly constructed home. This would reduce Melanie’s mortgage payments by $200 a month, a savings of $2,401 a year. If Melanie decides to sell the condominium and when she does it is worth $320,000, she will have to repay the 10 per cent incentive as a percentage of the home’s current value, which in this case would be $32,000 at the time of selling the house.

MORE FACTS ON THE PROGRAM • Canada’s First-Time Home Buyer Incentive to help qualified first-time homebuyers purchase their first home launches on Sept. 2, 2019, with the first closing on Nov. 1, 2019. • The incentive will allow eligible first-time homebuyers who have the minimum down payment for an insured mortgage with CMHC, Genworth or Canada Guaranty, to apply to finance a portion of their home purchase through a shared equity mortgage with the government of Canada. • No on-going repayments are required, the incentive is not interest bearing, and the borrower can repay at any time without a prepayment penalty. • The government shares in the upside and downside of a change in the property value. • The buyer must repay the incentive after 25 years, or when the property is sold. • The incentive is available to first-time homebuyers with a qualified annual household income of up to $120,000. INVESTMENT TAX SCHEME

The Canada Revenue Agency (CRA) sent out a warning in June to flag tax schemes involving professionals such as tax representatives and tax preparers, who are claiming to offer individuals tax write-offs through limited partnerships hinging on real estate investments. WHAT THE HECK IS A TAX SCHEME?

Tax schemes are arrangements that are designed to deceive taxpayers by promising to reduce the taxes they owe, for example, through large deductions or promises of tax-free income. A scheme can also include other creative ways to convince people they could pay less taxes. CRA’S OUTLINE OF HOW THIS REAL ESTATE TAX SCHEME IS DELIVERED

“limited partnership”, the scheme is usually heavily promoted as a product with a significant tax advantage and limited liability for the investor. The scheme’s promoter is promising a tax writeoff for more than double what the taxpayer invests. The claim of a significant tax write-off being received is because of costs expensed in the initial year of the project. The example given in the CRA press release is when an “investor has invested $5,500 and is advised that they can write it off on their taxes for $12,500 due to financial services, lease enhancement and tenant improvement costs expensed in the first year.” This is not the case, says CRA. “Limited partnerships are unique arrangements that provide investors with certain benefits similar to partnerships and corporate entities. However, different than general partnerships, the investor’s liability is restricted to the amount they invested.

Therefore, they cannot claim a higher tax write-off than invested.” SERIOUS CONSEQUENCES

Through increased audits of such promoters, improved information gathering and informing taxpayers on how to recognize tax schemes, CRA continues to identify and shut them down. Those who choose to participate in these schemes, as well as those who promote them, face consequences such as penalties, court fines and even jail time.
