Back to school, back to the grind, back on the hunt. The last days of summer always makes me nostalgic for seasons past. It’s a busy season too with kids going back to school, but home hunters still have some time to explore the many new showhomes and communities opening in Calgary – and, boy, are there a lot!

One of the most prolific in the fall market is Morrison Homes and they are getting set to open new laned showhomes and introducing brand new front garage duplex homes and villa models in various parts of the city. They are our cover feature this month, so jump on in to see what they have in store this season.

Cochrane has been the epicentre of intense growth in the province for a while, and our Explore feature this month focuses on a some of the newest communities that is spurring the boom further. New amenities and infrastructure are also being put in place to keep pace with the growth, check out our story for more.

INTRODUCES NEW, STYLISHLY AFFORDABLE MODELS THIS FALL

Adaptability has been a hallmark in Morrison Homes’ successful, over-sixdecade-long history, and it has never been more evident than in its new line-up of homes coming this fall.

Targeting Calgary’s ever-growing first-time homebuyers and downsizer markets, Morrison Homes is opening new laned showhomes and introducing brand new front garage duplex homes and villa models.

Morrison Homes Marketing Manager, Max Conrad, says the multiawarded builder is staying ahead of the curve, as they introduce their new front garage duplex homes that offer style and practicality in equal measure.

“Homebuyers are trending towards our laned and duplex offerings as

affordability is still key,” Conrad tells Calgary New Home + Condo Guide. “This is why we’ve introduced the Front Garage Duplex for buyers who need a bit more space but aren’t quite ready for a traditional front garage home.”

Late August saw the introduction of Morrison Homes’ new Villa and Front Garage Duplex Homes in Sirocco at Pine Creek in the southwest, where they have also only recently opened new laned showhomes.

Continuing the fall surge, on September 7, Morrison Homes opened their new laned show homes in the northwest community of Glacier Ridge, and in Belmont in the southwest on September 21.

DUPLEX AND VILLA APPEAL

Conrad points out that they are the only builder offering duplex homes with double front-attached garages in Sirocco, and it’s an excellent opportunity for anyone looking for their first new home. “They offer the convenience of an attached garage home at an affordable price.”

The Villas, meanwhile, are the downsizers’ dream, he says. “They offer large, expansive main levels, attached two-car garage and an optional lower-level development.” They have been very well received since pre-sales launched on August 24. “They are currently being sold at our Front Garage sales centre in Sirocco,” he adds.

One of the new front-attachedgarage duplex showhomes is The Franklin, a 1,774-square-foot, threebed, two-and-a-half bath model in Sirocco. It’s a great option for a first-time homebuyer with a young family, or even a homebuyer looking to upgrade from a traditional duplex or laned home. This past spring, Morrison also opened two front-drive garage showhomes in the southeast community of Legacy. The Cliffton II and the Wexford are tried and true floorplans at Morrison Homes, but the new showhomes brings an even sharper stylish edge to their already considerable charm.

SMALL TOWN CHARM REMAINS IMPORTANT AMIDST COCHRANE’S GROWTH

There is no denying that Cochrane is on the fast track to growth, as it maintains its five per cent year-overyear population growth rate since 2011.

With the population now standing at 37,011, according to the last municipal census, it is the fastest growing community in Alberta, and 11th in all of Canada.

Housing is trying to keep pace even as more residential communities come on, including Southbow Landing by Qualico Communities which is about to open its first showhome parade, and Greystone by Burnswest Properties and Fireside by Calbridge Developments continue to attract newcomers.

Cochrane’s other communities also continue to grow, as well. Heartland, now being developed by Rohit Communities, is chugging right along; Rivercrest from Qualico and Slokker Communities is in its latest phase; while Sunset Ridge and Heritage Hills on the west side of town are that much closer to build out.

“We’re continuing to grow, and more people are attracted to Cochrane because of all that the town offers. Yet connectivity and keeping the small-town spirit remains as important to us as ever,” says Drew Hyndman, the Executive Director

of Development & Infrastructure Services, for the Town of Cochrane. Cochrane, just 20 minutes west of Calgary, has become a haven for new homebuyers, taking advantage of relatively lower land costs; it’s wonderful recreational amenities and opportunities; and its crystal-clear views of the Rockies from almost anywhere in town.

NEWCOMERS ARE WELCOME

Brittaney Anders, a Calgarian who is moving this fall to Fireside, is excited to move into what she calls her and her partner’s “first grown-up home.” She tells Calgary New Home + Condo Guide that the relative affordability of homes in Cochrane made the decision easy. “My job is in Calgary’s downtown, but I mostly work from home. Cochrane is coping with the explosive growth by creating efficiencies that match the needs of the community today and in the future.

A major addition is The Station at Cochrane Crossing, a transit hub and service point that will allow residents to access amenities through COLT, the town’s local transit program, and expand their access to Calgary Universities and Downtown in partnership with On-it Regional Transit.
