And there’s more to come, and if you follow us on social media, you’ll be among the first to know.

EDITOR’S NOTE

One of the new communities everyone is excited about is Greystone, by Burnswest Properties. It sits on the bend of the Bow River in Cochrane in what used to be a former quarry, now it promises to bring an elevated lifestyle that blends the town’s Western Heritage charm and the live-work balance every family is looking for. Pre-sales for their townhomes and single-family homes are going strong and showhomes are expected to open next year.

PEPPER RODRIGUEZ

We continue with the western theme with an in-depth look at the town of Cochrane itself. We talk to locals and town officials to find out what this thriving community blessed with spectacular mountain vistas has to offer in terms of lifestyle and new home opportunities.

If you want to know more about new communities and showhomes, I suggest you take a look at everything we covered last month in our Inside Calgary news column. Tell me if that isn’t a loaded page of all the fun, new homes-related events in the city.

In-house real estate expert, Cody Battershill, tells us about the best ways to stage your home and heighten its appeal to buyers. And we take readers on a tour of some of the best hiking trails and Instagram spots in southern Alberta this fall.

Josh Hagen, vice-president of development for Burnswest Properties, says feedback has been very encouraging since the launch, as people realize the tremendous potential to live a fulfilling lifestyle in Greystone.

Showhomes will open early next year with the official grand opening

The first phase of 129 residential lots, an exciting urban townhome development, a six-acre grocery anchor site, and a new hotel partner are all planned in the first stage of development this year. “We do anticipate approximately 800-1,000 homes and north of 2,000 residents upon full build-out,” Hagen adds.

The builder group includes Douglas Homes, Green Cedar Homes, Prominent Homes, Rohit Communities for single-family homes; and Avalon Master Builder and Ocgrow Group of Companies will develop the multi-family site.

“We also anticipate a restaurant to have its patio integrate with this plaza area. Greystone will also offer an abundance of parks throughout the community — including a really special regional sports field that will accommodate two full sized baseball diamonds and what we anticipate will be a number of pickleball courts.”

“The high street will bring residents, visitors, and businesses together. There will be a really welldone urban plaza area in the middle of the high street that overlooks the beautiful storm pond that will have multiple seating areas and pathways for people to enjoy,” Hagen says.

Every type of residential product type is available to meet market needs, including laned and front attached single family homes, duplex, street townhomes, stacked townhomes and higher density multi-family development. “Additionally, Greystone is designed to accommodate 15 employment related lots - including light industrial, commercial/ retail, business/office, hotel/ restaurants and a grocery anchored development,” he says.

Designed to add to Cochrane’s quaint small-town appeal, Greystone will include a “high street” that is envisioned to become the community’s commercial, cultural and social hub.

Burnswest Properties is intimately connected to Cochrane and cares about how the town is developed.

“It is going to be a very special community,” Hagen says. ““The mix of uses, the densities and the vibrancy that Greystone will create for Cochrane is so rare and unique,” he adds.

Not many municipalities in Canada have this type of opportunity to redevelop this much land in the heart of their community and then to have those redevelopment plans embrace active living and connectivity to the existing built environment surrounding these lands,” Hagen says.

GROWING RESPONSIBLY

Cochrane’s Western Heritage charm never gets old, but today, this quaint town midway between Calgary and the Rockies is more than just that.

With its eye set firmly on improving the lives of its more than 33,000 residents, the Town of Cochrane has set an agenda on advancing community connectivity as it continues to balance the needs of growth and remaining true to its small-townCochrane,roots.just20 minutes west of Calgary, has become a haven for new homebuyers, taking advantage of relatively lower land costs; its wonderful recreational amenities and opportunities; and its crystal-clear views of the Rockies from almost anywhere in town.

Korman tells Calgary New Home + Condo Guide in an email interview.

“Championed by Cochrane’s newly approved 2022-2025 Strategic Plan, community investment is paving the way to establish Cochrane as a hub for active living, exciting innovation, and placemaking,” he adds.

One of Cochrane’s challenges is continuing to create efficiencies by matching the investments it is making today with future needs and opportunities of the community, Korman says.

FURTHER CONNECTIVITY

NEW COMMUNITIES

The town is in the midst of improving the Highway 1A corridor through Cochrane, with construction set to be completed in Fall 2022.

Knowing the essential role for Cochrane will play in the future of the Rail connection from the Calgary International Airport to Banff, the Station invites the future development of a train platform for regional train service, bringing commuters to and from work or visitors to enjoy historic downtown Cochrane and connect to other local amenities.”

Most recently, Greystone by Burnswest broke ground in June 2022, he adds, with residential living and commercial amenities, rehabilitating a former gravel site into living and community space close to downtown Cochrane. “With a new grocery store and hotel, this development provides more opportunities for Cochranites to live and work in their community.”

“Cochrane has 23 subdivision approvals pending in many communities with many new residential and commercial developments underway,” Korman says.

There is no shortage of family-friendly communities offering a wide array of housing types all through the town. The south side of Cochrane has seen plenty of action with vibrant communities like Fireside, the Willows

“These improvements are designed to tie into the Province’s Highway 1A and 22 Interchange project, which jointly will expand the capacity of both highways and enhance safety for motorists, pedestrians and cyclists and accommodate future growth.”

He adds. “Residents and visitors will be able to enter Cochrane with ease and pathways along the road will be accessible for all to enjoy.”

A close connection to nature is a big draw to Cochrane, and one of its most beloved landmarks, the Glenbow Ranch, provides just that. It has 3,200 acres of native fescue grassland and is also an active cattle ranch. Enjoy stunning vistas, rolling hills, and spot the occasional cowboy as you explore nearly 40 kms of paved and shale path.

These include annual local events like the Outhouse Races, Rodeo and Labour Day parade, Bull Riding, Food Fest, Fair, Cochrane Classic Car Show, Oktober Fest, and Christmas Light Up.

“There is also potential connection to Canmore in future phases, connecting several communities for cyclists, pedestrians and all nonvehicular transportation.”

There’s a vast array of quaint local shops along Main Street, but one of the most easily recognizable is the Horse Creek Heritage Candy and Gifts shop. It is a quaint throwback to the town’s pioneering history. Horse Creek is now proudly serving Enceladus Chocolates! Gourmet Belgian chocolates, locally made in small batches.

Cochrane has a variety of indoor and outdoor amenities available year-round to residents. Based on feedback from residents, parks and pathways are essential to an active lifestyle, Korman says. NextHome catches up with designer Luca Campacci of Level Studio Inc., to find out how he used bold hues to bring this whole-home renovation to life

by SARA DUCK • photos VINH LE

Living in colour

During our first meeting, our client said how he always wanted the colourful Eames Hang it all Rack, so we put it up in the foyer. And it’s funny because all the colours on that piece ended up somewhere in his home. It was a great jumping-off point for the entire project.

WHAT WAS THE DESIGN INSPIRATION FOR THIS HOUSE?

HOW DID COLOUR PLAY A KEY ELEMENT IN THE DESIGN OF THIS PROJECT?

Colour was critical because we wanted the home to be as interesting as our client. He had a wonderful collection of rolled prints, trinkets and knick-knacks that he collected over the years. We wanted to create plenty of opportunities to display them – especially in the gallery wall in the dining area. We wanted each space to be enticing and encourage someone to look around for just a second longer. We also felt that being bolder with colour was the best way to emulate our client’s wonderful personality.

nexthome.ca 21

Designing with colour is very personal and is not a onesize-fits-all approach. Pieces should be considered if they bring you joy and tell a story as well as have a function. If you have an out-of-the-box idea, go for it! Life is too short for everything to be grey walls and natural tones.

22 New Home + Condo Guide | Sept. 16–Oct. 14, 2022

Contrast is key and don’t be afraid to go darker on the walls. If the room has windows and is orientated with the sun, the room won’t feel dark.

HOW WERE YOU ABLE TO CREATE YOUR VISION AND MEET THE NEEDS OF YOUR CLIENT?

We started from the living room and worked our way out. On our first design meeting, we pitched a rounded sofa, as it would work with the existing layout of the room better and from there, we carefully selected pieces that were functional, flexible and allowed our client to entertain large groups of people with ease. The fireplace was a challenge, as we replaced an electric one with gas, and the client wanted to keep elements of the existing concrete wall. So, we came up with a linear design to salvage as much of the concrete as possible.

Fall is upon us, and not only is the most brilliant time to snap Instagram selfies with the changing foliage, it’s also the absolute best time to check out the latest showhomes, as Calgary’s homebuilders roll out their new lineup for the season.

It’s been a very busy year for StreetSide Developments, their various townhome developments in Calgary and area have been selling strong — sometimes even going beyond expectation, like their

StreetSide Developments — Creekstone Towns

“From the large windows to the modern farmhouse appeal of the exteriors, these homes impress,” says StreetSide Developments senior marketing specialist, Kim Orr. “The many built-in upgrade options on the main level - including electric fireplace, desk or dry bar options and more extra storage space option –give visitors an idea of the kind of life they can live here.”

These beautifully appointed, nocondo-fee townhomes feature two-

Starting from the $400,000s, Orr says Creekstone Towns are an amazing opportunity to live in the community of Hudson in Creekstone, which has access to a 65-acre environmental nature reserve, as well as unobstructed, panoramic views of the foothills.

It is an extremely limited offering as there are only 27 homes in total, and there is already strong interest in the development ahead of the showhome opening. There are four different floorplans with both double master options, or three bedrooms, Orr says. Size ranges from 1, 471 to 1, 476 sq. ft. with optional lower-level development adding 672 sq. ft. which adds another bedroom.

The three-storey Fleetwood has been the bestseller in this young community in Cochrane, says area manager, Michelle Walker. “A big majority of our sales here are of the Fleetwood with the third storey option,” she tells Calgary New Home + Condo Guide.

Excel Homes — Fleetwood

A home with a third-storey loft has been the hottest design innovation in the Calgary market in years, and Excel Homes just opened its latest in Heartland.

This Fleetwood model is a 2,674-square-foot two-storey home

Konekt townhomes in Inglewood that is down to its last handful of homes. They have several other developments on the go and more on the wings, like the final phase of their popular Evanston Park townhomes in the northwest that is getting ready for pre-sales on October 1.

The Creekstone Towns showhome illustrates with ease the full lifestyle potential one can enjoy here.

“They have crafted two-tone kitchen cabinetry, endless quartz countertops, Luxury Vinyl Plank flooring, designer lighting and an optional lower-level development make these homes perfect for you and your family,” Orr adds.

to four-bedroom options and double car detached garages, two kitchen layout options, as well as full landscaping (front and back) with rear fence.

The focus of the excitement right now is for their newest development, Creekstone Towns, which opens its showhome on September 24. Buyers will have the chance to experience what it will be like to live in nocondo-fee townhomes just steps away from a majestic environmental nature reserve in Hudson in Creekstone in the southwest.

Innovation has always been an important aspect of Sterling Homes’ 70 years in the business, and this comes through once again in its latest showhome – the Briar in Painted Sky. It is a triple car front attached garage home featuring the new wideshallow design that allows for greater flexibility in its living spaces.

“This showhome and its wide set floorplan feel so different, in an amazing way, than the average new home,” Burns says. “There is extra space in every space, from the mudroom to the large walk-in pantry off the oversized Executive Kitchen, to the inviting central bonus room and extending into the magnificent backyard space.”

two-and-a-half baths and a dramatic open-to-below great room.

“The flexible, open concept Fleetwood is ideal for growing families, especially with the third-level loft,” says Excel Homes marketing manager, Kristina Plank. The main floor offers a spacious great room and gourmet kitchen with an eating nook and walk-in pantry, perfect for entertaining guests. Upstairs has a spacious master bedroom with ensuite and attached laundry - plus three additional bedrooms and a large bonus room. The Fleetwood is the perfect family home, with lots of room for everyone.”

Upstairs, the master bedroom and deluxe four-piece ensuite are positioned opposite of the two additional bedrooms. Between the bedrooms lies a versatile getaway bonus room creating a perfect retreat for the family. Above the second floor, the upgraded loft level provides a safe haven for guests, friends plus extended family alike with a separate bedroom, living space and bath.

The showhome décor is a mix of high contrast modern with a warm, natural and happy to be home vibe, she adds. It also has a fourth bedroom option to address the needs of growing families.

Pamela Burns, Director of Sales and Marketing at Sterling Homes explains that a typical new Calgary home with a front attached garage is 24- to 28feet wide situated on a 29- to 38-foot lot.  “With a wide shallow lot, it means that you get to optimize the lots width to build a wider set home with our plans staring at 28- to 54-feet wide on lots that are 66- to 80-feet wide,” she adds.

This 2,228-square-foot Briar comes standard with three bedrooms and

“A big advantage of Sterling Homes’ lots in Painted Sky is that they range from 66- to 80-feet wide, giving our customers the option to build wider homes with inviting front entries, open concept across the width of the home, triple car garages and extra space to spare in the yard for kids to play, entertain friends, RVs, and more.”

The Fleetwood showhome also comes equipped with a walk-through pantry with access to the mudroom, the upgraded extended island kitchen is open to the warm, sunny great room and dining nook.

with four bedrooms and three-anda-half baths, but the third-floor loft adds over 500-square-feet of living space. And if you develop the basement as well, then it really has all the potential for growth that a young family can want.

your home. If a space feels cramped, consider removing some furniture to make it more spacious.

Wishing you all the best with your home sale!

Staging your home can significantly help with selling it quickly and for the best price possible. Following these three simple tips will give you the best chance to obtain offers from potential buyers who view your property.

No matter how much you think they won’t “smell, “ litter boxes, pet

Here are a few simple ways to make your home shine before listing it on the MLS®.

A clean home shows potential buyers that you’ve taken good care of your property. Ideally, cleaning top to bottom is the best practice – from the floors to the ceilings to the blinds and everything in between.

Cody Battershill is the founder of Calgaryism and a top producing Realtor® at RE/MAX House of Real Estate. Using lush flowers/plants and colourful décor can go a long way in freshening up your home, making it feel more inviting for potential buyers.

So, you’ve decided to sell your home but aren’t sure how to go about staging it for the best results. Not to worry, as staging your home for potential buyers isn’t that difficult as long as you follow these good practices.Staging is meant to showcase your home’s features, impress buyers and promote a sale as quickly as possible for the highest price. Because not all sellers stage their homes, you’ll have an advantage by choosing to take these extra steps.

Also remove any and all personal items from shelves, walls, cabinets and drawers. Sometimes potential buyers will open up storage spaces to check how much room there is as they attempt to envision themselves in your home.

#1 – Cleaning

Pay attention to your appliances as well. Any spots or stains should be touched up as best as possible. Make sure to use the appropriate cleaner and rag for the appliance’s materials. Avoid wired brushes or cleaners not meant for the job, as you may scratch the surface materials and do more harm than good.

sTaging Your Home for a sale:

Put a box aside for your family photos, university degrees and other items of personal nature. Make sure to store these items out of sight and out of mind away from potential buyers viewing your home.

it has provided countless hours of enjoyment for Calgarians and one of the best spots for a fall hike andRunningphotoshoot.along shallow, winding Fish Creek, the park is a labyrinth of walking, cycling and equestrian paths (around 80 km in total), peppered by groves of mature trees and open meadows. Unlike Central Park in New York with its well-manicured structure, Fish Creek Park features no organized recreational grounds, with day usage intended instead for walking, cycling, rollerblading or picnicking, tobogganing is also popular in the winter.

Fish Creek Provincial Park covers much of the southern breadth of the city, encompassing 1,348 hectares stretching some 20 kilometres from the T’suu Tina Reserve at 37th Street to the Bow River’s banks in the east and dividing established and newer suburbs that have sprung up beside it. Officially opening in 1975,

Hiking is one of the best pastimes available in Calgary and the fall might be the best season to enjoy it, as the changing foliage provides the perfect backdrop for selfies.

around the city and beyond where one can enjoy an afternoon among the pretty colours just walking the dog, embark on an adventurous hike, and take time for an Instagram selfie or two.

WATERTON LAKES NATIONAL PARK

Lake Louise may have a better name recognition, but if you want a viral Instagram selfie– the nearby Moraine Lake provides the perfect backdrop.

Moraine Lake is 14 kilometres (8.7 miles) southeast of the hamlet of Lake Louise. Glacier-fed, its brilliant blue-green colour is a result of light refracting off the rock flour (fine particles of rock) in the glacier run-off which flows into the lake. At an elevation of 1,885 metres (6,183 feet), the lake does not begin to melt until June. Water levels, and its vibrant colour, peak in late June. But for my money, late summer, early fall is best. Crowds aren’t as bad, for one thing, and calm of an early morning shoot can’t be beat.

Stunning vistas of natural beauty where the prairies of Alberta meet the peaks of the Rocky Mountains are never more realized than in the Waterton Lakes National Park. Clear lakes, awe-inspiring waterfalls, rainbow-coloured streams, colourful rocks and mountain vistas await hikers and sightseers. With an exceptional diversity of wildlife and wildflowers and a cozy little waterfront town to serve as a home base, Waterton packs a big natural punch into a relatively small and accessible area.

Fish Creek Provincial Park

Fullerton Loop, Kananaskis County

It’s considered a moderate hike with gradual inclines and the 6.8 km trail (Fullerton Loop is 4.0 km, additional distance is the access trail) can take about a couple of hours to complete. But along the way are mountain meadows and streams and rewarding, majestic views of the river valley.

The access trail to Fullerton Loop from Allen Bill Day Use was rerouted following the 2013 Flood. The access trail is now located across from the Allen Bill Day Use access road, rather than passing under the Highway 66 bridge. Once on the Fullerton Loop proper, you can either climb the ridge edge or take the more gradual route up the valley behind. On top of the ridge, there are views to Moose Mountain, west down the valley and south across the Elbow River.

Moraine Lake

The access road to Moraine Lake is only open during summer months from June to October, and no overflow parking is allowed so there’s a bit of luck involved in driving there. Shuttles are recommended.

MORAINE LAKE

This is a very popular area for birding, hiking, and snowshoeing, so you’ll likely encounter other people while exploring. The elevation gain gives a pretty strenuous workout but nothing a more experienced hiker can’t handle.

With extraordinary natural charms packed into a compact space, Waterton Lakes National Park offers plenty to keep visitors busy – and it’s only a couple of hours south of SightseeCalgary.onthe park’s scenic roadways, and keep an eye out for abundant wildlife. Explore natural attractions, from a vivid red canyon to mist-cloaked waterfalls. Or check out the postcard-perfect community of Waterton, with great day hiking, a historic 1927 hotel and a range of water activities.

Her Instagram page, @gosimplified (a play on her surname), has 135,000 followers and is replete with decluttering ideas that take into account the psychology behind it and how it is a form of self-care.

NextHome Calgary spoke with three of the most promising stars of this year’s show to see what they have to offer and give a glimpse of what they will be presenting at this year’s show.

There is much excitement for this year’s show, following the blockbuster success of the Calgary Home + Garden Show last spring. The annual show, to be held from September 30 to October 2 at the BMO Centre, has proven to be fertile ground in discovering new talent in the home improvement industry and it is where stars like Bryan Baeumler (who is also among the headliners at this year’s show) got their start.

Calgary Fall Home S How

40 New Home + Condo Guide | Sept. 16–Oct. 14, 2022

Megan Golightly

The Calgary Fall Home Show has always been the best place to find the hottest home design trends, where visitors can get expert tips on all their DIY needs, and find the latest product improve home life. It is also the biggest stage where emerging young designers get their big break to make a name for themselves.

News | Calgary Fall Home sHow

“My page is all about organizing but more than that, it’s about the psychology behind why it’s so hard for some people to start and keep their home orderly and the neuroscience of our brains when it comes to organizing.”

With an international career already spanning 14 years that has taken her everywhere in Canada and the United States, Calgary-based Megan Golightly proves her organization and design skills should not be taken lightly.

“We will also discuss the cost of clutter, the stories we tell ourselves that don’t help us get rid of it and new questions to ask ourselves in order to successfully get rid of it. I’m really excited to be at the show - all homeowners have to do is make the decision to work together and begin. I can’t wait to get started and help them feel at ease in their home.

At the show, Megan will be discussing “The Cost of Clutter and How to Effectively Deal with It: A Perspective Shift.” She says she will be giving advice on how household clutter is accumulated and instruct attendees on different ways to solve it.

Calgary’s own Bailey Powell may still be new to the biz, but her social media presence is straight up gold. She is a home decor/DIY content creator in Calgary, and her attainable decor ideas and doable DIY project tutorials have gained a big following on her Instagram and TikTok account @bailey.at.home. “I’ve had this platform for about a year and a half and recently launched a blog!”

Country Main Stage. “I am so incredibly excited about it! I will also be acting as the emcee for the weekend, introducing all the lovely guests we’ll have on stage. Not only that, but I will also be giving a presentation on my Top 10 Favourite DIY Projects in the hopes of inspiring others!

For the show, Brittany will be designing a feature called “Design

Decisions,” which will give advice on how best to come to a design decision in an age where too much information can easily overwhelm.

Brittany will showcase three styles for Design Decisions: California Coastal, Organic Modern, and Modern Farmhouse. “My aim with each feature is to show what elements make up each distinct style, and what to look for when putting a room together. I’m hoping this feature will instill confidence into anyone tackling their own room, and also to show our clients what is possible when working with us.”

She says her Instagram feed is truly her resume. “Like most homeowners, I had the desire to turn my home into a place that reflected my style, but I lacked the budget to hire out most of the projects I had dreamt up. I don’t know that I’d call myself an expert, but I’m dedicated to learning new skills with every project and sharing that knowledge with my friends on thePowellinternet!”may just get her biggest break at the Calgary Fall Home Show where she is the designer of the Sleep

“I think many people (myself sometimes included) are faced with a lot of decision paralysis when it comes to putting together a room. There are a lot of decisions to make: furniture, lighting, accessories, styling, wall finishes, art, soft furnishings and the list goes on.”

She is the co-owner/ designer at Fifteen Twelve Home Co. The company started in 2018 making wall hangings, and soon added coffee tables and dining tables to its product lineup. This year, they added design services – Brittany’s specialty. “I had actually gone to school for Marketing, but I used to work for an interior design company and knew that design was what I was destined to do. Finally in 2022, we added this service to offer to our clients and have had so many amazing projects and happy clients in a short time.”
