With a new puppy at home, it seemed like a no-brainer to get a camera to check up on her while we are out of the house. There are dozens of at-home security systems with service charges, but we preferred a camera system that provided us with the features we wanted without the outrageous monthly fee. We ended up buying two: one for our puppy, and one to keep surveillance on the front of our home. The app sends notifications to our smart device when it detects motion, and also keeps a feed saved to an SD card. I didn’t realize how important this camera would be until three months after we bought it. I was home alone one evening and about to take a shower when I realized I had left the towels downstairs. When I turned the hallway light on, I stopped dead in my tracks as I thought I heard someone in the house. My blood ran cold and my fight-or-flight response went into overdrive. I took quick steps backwards and sent a flurry of panicked texts to my partner and best friends. I tiptoed back into the bathroom and sifted through our camera feed. Two shadowy figures loomed by our front door before taking off down the porch steps when I turned on the light. Now I wasn’t just afraid, I was livid. I stormed downstairs with my hairbrush in tow (in hindsight, not the smartest weapon of choice,) turning every light on in my path. I blanched when I got to the front door. Stuck in the door seam was a flyer advertising window treatments. A mix of elation and anger swept over me as I let out a squeak of relief. I wrestled the pamphlet out of the door frame, re-creating the sound that had scared the wits out of me 10 minutes earlier. The camera had given me the confidence I needed to get my body down the stairs and the evidence to confirm the departure of the night-time delivery guys. Had it not been for the camera, I would have called the police – and been totally embarrassed by what ended up as nothing. Thank goodness for these small, inexpensive contraptions. It provides homeowners with peace of mind, inside and outside of the home.

WOODHAVEN EDGEMONT CELEBRATES GRAND OPENING WITH THEIR FALL FESTIVAL
Sept. 14 marked the Grand Opening of Woodhaven Edgemont with their Fall Festival, where six brand-new show homes were unveiled by Blackstone Homes, Dolce Vita Homes, Park Royal Homes, and Rohit Communities. BILD Alberta is thrilled to induct Russell Dauk from Rohit Communities into the Hall of Fame based on significant and prolonged contributions and leadership to the industry, and involvement in the association at multiple levels. Russell Dauk, Rohit Communities, has served on numerous committees at the provincial and local levels. He always brings a refreshing perspective to the problems at hand and reminds industry to keep its eye on key principles in any discussion.
The Industry Champion Award recognizes the unique role individuals have played in advancing the industry and strengthening the Association. Wendy Jabusch, Brookfield Edmonton, has been a driving force for BILD Alberta since its inception. She has provided exceptional leadership and shaped the organization, at all three levels, as a passionate ambassador and advocate for the industry.
The Exceptional Service Award is presented to outstanding BILD Alberta volunteers in recognition of their dedication and service to the Association. Don Dessario, NORR Architects is an industry leader and technical expert who has tirelessly volunteered locally provincially and nationally. He has served on Canadian Home Builders’ Association (CHBA) National’s Executive Board, was chair of Urban Council, and was President on the CHBA Calgary Region Board.
The Constituent Association Leadership Award is given to a BILD Alberta association that demonstrates leadership through innovative programs, political action, marketing, education and training or technical research. UDI – Edmonton Region has been operating in Edmonton as the advocate for land development for more than sixty years. UDI Edmonton has been very effective in supporting the BILD Alberta amalgamation with one voice to reinforce policy recommendations with evidence and research. The UDI team proactively works alongside the BILD Alberta team to make the industry stronger, more informed, and demonstrates the value of three-tiered membership through industry leader engagement locally, provincially and nationally. 18

The Community Service Award is presented to a company that has demonstrated qualities of compassion and service to either one organization or a variety of volunteer activities in the past year. The Community Service Award is presented to Daytona Homes for dedicating the milestone of their 25th Anniversary to challenging team members to do more in the communities where they live and work. This Daytona team volunteered for radiothons, coordinated ‘shoeboxes’ for children and families during the holiday season, delivered meals for Mustard Seed, raised more than $50,000 for the Downs Syndrome Society.

There’s a definite art to bringing a burst of colour into a home’s neutral palette. One of the most common hurdles we face in our profession as interior designers is fear of colour. Honestly, we’ve heard it all: “It’s too bold; it’s too trendy; it’s too... colourful.” To all those excuses, we say, ‘You’re not afraid of colour; you’re just scared of the wrong colour!’ With that being said, here are some tried-and-true designer tips for choosing the perfect tone and shade, and how to incorporate it into your interiors to make your neutral rooms pop. So, where do you start? Colour has been proven to have psychological effects on people. As you dive into the pool of paint swatches, think about how your top colour choices make you feel, and how you want to feel in your space. The same room can have a completely changed ambience in a new hue. For example, cool colours such as blues and greens draw out feelings of tranquility, reliability and calmness. On the other hand, colours on the warm side of the spectrum tend to act like stimulants. Reds, oranges and 24

yellows are known to elicit feelings of excitement, warmth and playfulness. Consider this when making your colour choices. Keep in mind that colour resonates with different people in different ways. The short answer to the colour quandary is this: It’s all about personal preference. If you love it, then it’s right. In this small but sweet urban space, we played with a combination of colours to bring out the homeowners’ sense of youth and modern fun. High ceilings, huge windows and neutral walls play perfectly with the complementary palette of warm greys peppered with pops of coral, blue and green – and a vibrant sunny yellow taking the spotlight. To create a sense of continuity through the home, we used the same sunny shade of yellow in every room, albeit in small doses. It instantly draws attention and lends a wonderfully warm hint of sunshine to the otherwise cool and contemporary backdrop. The cosy living room enjoys some yellow sofa cushions and some subtle, strategically placed, sunny accessories tucked away on the
bookshelf. As you move through the kitchen, a yellow tea kettle perched on the countertop is just enough to catch the eye as you pass through. In the bedroom, we echoed the same shade in some pillows and a playful pillowcase that picks up pops of yellow. A modest sitting area is inviting and instantly alluring, though you may not immediately know why. (Hint: it’s definitely the yellow!) We even carried our colour theme into the great outdoors, onto the balcony barbecue area, where a couple of yellow cushions invite sunny thoughts, even on cloudy days. It’s easy to introduce colour into a neutral space, despite common fears. Play around with different hues before you commit and remember, colour is subjective. You make the rules! Types of home ownership You’re ready. You’ve made the decision. It’s time to start looking for a home to call your own. But where to start? And what does it all mean? Freehold, condo, semidetached – sometimes it seems as if the new-home market has a language all of its own. To help you better understand some housing terminology, with the help of the Greater Ottawa Home Builders’ Association (GOHBA), New Home + Condo Guide has compiled – and defined – frequently used newhome vocabulary to help you with your house hunting.

FREEHOLD
Freehold ownership means you own the land and house outright, with no space co-owned or co-managed with owners of adjacent homes. You are also solely responsible for the maintenance and upkeep of your property, and the property taxes associated with it. Detached and semi-detached homes, duplexes and townhouses are usually owned freehold. CONDOMINIUM
Condominium ownership means you own the individual unit you live in, and share in the ownership of common spaces. Common spaces
can be within the building (e.g. corridors and foyers), the grounds around the building, and any shared amenities (e.g. swimming pools, recreation rooms). You are responsible for the upkeep of your unit, including property taxes, and pay a monthly “condo fee” towards the costs of maintaining common spaces and amenities. You and the other owners of units within your building manage the common areas through an owners’ association. The association makes decisions about using and maintaining the common space and sets your condo fees.
Types of homes SINGLE-FAMILY DETACHED
A single-family detached home is one dwelling unit that stands alone, on its own lot. These are normally freehold. SINGLE-FAMILY SEMI-DETACHED SINGLE-FAMILY SEMI-DETACHED
A semi-detached home is a singlefamily home that is joined on one side to another home. It can offer many of the advantages of a single-family detached home but is usually somewhat less expensive to buy and maintain. These are normally freehold. ROW HOUSE (TOWNHOME OR TOWNHOUSE)
Row houses (also called townhomes or townhouses), consist of several similar singlefamily homes, side-by-side, joined by common walls. They can be freehold or condominiums. They offer less privacy than a singlefamily detached home, although each usually has a private outdoor space. These homes come in a wide range of sizes, configurations and price points.
CONDO TOWNHOMES
STACKED TOWNHOME
“Stacked towns� are usually twostorey homes stacked one on top of the other. The buildings are usually attached in groups of four or more. Each unit has direct access from the outside. They are usually condominiums.
CONDO APARTMENTS
MODULAR HOME
A modular home is a factory-built, single-family home. The home is typically shipped to a location in two or more sections (or modules) and then completed. Any of the above types of homes could also be modular homes.
CONDOMINIUM (STRATA) APARTMENT
A self-contained housing unit located in a building that includes other similar condominium units. Condo apartments are built in a wide range of sizes, from bachelor

Everyone talks about location, location, location – they are usually talking about the area of the city or the neighbourhood you are going to live in. New communities come with new amenities and you are the first ones to use them! These amenities vary between the communities but could be things like a splash pad, playground, ice rink, walking trails, a gym inside the condo building and so much more! Once you determine where you would like to live there is another location you need to consider. The lot or floor of the building your home is going to be built on. You can choose from lots with a south backing yard, close to the school, backing onto the pond or living on the corner unit in the condo building. Home buyers have a variety of lots to choose from to make sure they love where their home is located! Once you have fallen in love with your community, the next big decision is deciding how you live. the way people live and interact. Home builders have a variety of different floorplans to choose from that will fit different needs and wants. You can choose from layouts with a home office, spice kitchen, ensuite with his and her sinks, home theatre and the list goes on. What is a spice kitchen? A spice kitchen is like a butler’s pantry; however, it has a range and a hood fan so you can keep you ‘spiciest and smelliest’ foods contained to one area without spreading the strong aroma throughout your new home. Home builders are also introducing technology into the spaces. Some of the technology home builders are offering is controlling your lights, garage door, appliances or temperature all from your phone! That means you can turn off the lights from the couch once you select a movie off of Netflix. Plus you can add in other technologies such as USB
outlets, surround sound speakers or even voice activation! Last but not least is how your home looks. Personalizing your new home is a big factor when building. You have the opportunity to choose everything from the inside out such as flooring, countertops, cabinetry, lighting, blinds, exterior colours and so much more. Really, there are endless options when building a new home and they do not stop at the ones listed above. Next issue we will discuss the different home types you can choose from! As for staying on trend and budget? Jamie has the design tips you need to create timeless spaces that will stay on trend year after year without breaking the bank. “There has been a huge trend towards natural stone in homes, or the look of them anyway,” says Banfield. “On a budget, there are some amazing products like large format porcelain tiles, with a ton of very high quality printing options that include great properties like stain resistant finishes. These tiles look and feel like natural stone and since you can technically print anything on this tile, we are seeing awesome modern takes on traditionally used stone images and really fun applications.”
When it comes to designing your kitchen and bathroom, the choices can be hard and the decisions? Even harder. And with so many options for styles, finishes and everything in between, it can seem almost impossible to narrow down how you want your space to look and feel. Vancouver designer Jamie Banfield has seen it all. Through the trends, he’s accumulated some important tips when it comes to taking on a renovation, big or small. You can catch Jamie at the 2019 Edmonton Fall Home Show October 18-20th at the Edmonton Expo Centre to more tips on designing your dream home. It can be hard to know when to compromise when thinking about all the elements it takes to renovate a space. Whether it be your dream home or an investment property, there are many elements that you shouldn’t compromise on. These items are ones that are often used and touched the most, which means that if you don’t invest in the best, you’ll notice it quickly. “In the kitchen, you really want to invest in high quality appliances, hardware, and your sink and faucet. The bathroom is a little less “luxurious” but really never skimp out on your plumbing fixtures, toilet, and lighting. You always need great lighting!” Although it’s tempting to gut everything and start over, it’s easier than that to refresh your home. In fact, with trends and feels changing almost on a daily basis, it can really hurt the bank. For Jamie, there are a couple smaller items you can update that will really impact the look without having to rip out the studs and start over. “First thing I would do is start with the hardware-- knobs, pulls in the kitchen and towel bars, paper holders and such in the bathroom. Then even just updating the wall colours, the mirror and new lighting can really change up a place.” notes Jamie. “These are an easy switch out but you’ll definitely notice a difference.” For some more higher investment items you can look at your bathroom vanity, faucets or a new kitchen sink. “What’s great is that all these items can be driven by personality and you can really choose some of finishes to add extra style.”
You’ve also probably notice a rise in industrial style homes-often inspired by luxury restaurants and other commercial spaces. “This trend is pushing for different applications of tile from entire walls of tile to floor-to-ceiling applications,” notes Banfield. “We’re seeing lots of subway, natural stone and patterns as well. But even though you’ve seen these styles in high-end kitchens and extravagant spas, depending on the tile and pattern, this installation doesn’t need to break the bank!” His tips? “Terrazzo is making its way from Cali, New York and Australia. Concrete tiles for walls, floors and also large slabs for countertops, bench seats and other really cool applications. With aggregates that can be large, small, pink, blue or mute tones, this trend is making its way to residential projects fitting modern, transitional and eclectic styles.” Jamie Banfield and other expert guests including HGTV Canada’s Bryan Baeumler will be ready to answer your most challenging renovation questions this year at the 2019 Edmonton Fall Home Show. When my partner and I first embarked on our journey towards homeownership, we spent the majority of our time walking in and out of open houses with his parents in tow. Sometimes, our shoes hadn’t had time to cool before our feet were back in them and we were scurrying out the door with our laces still undone. Open houses can be as exciting as they are stressful. Some homes just didn’t have the ‘wow’ factor we were looking for when navigating the resale home market. At the 60 New Home + Condo Guide |

same time, the ones that did go over the top were asking top dollar. After seeing almost 50 open houses, we knew we needed to reassess what our priorities were when looking for our first home. MANAGE YOUR EXPECTATIONS
This is kind of obvious, but for me, it was a face-palm worthy feeling when I discovered the number of people who forget about their self-imposed buying guidelines when they find the ‘one’. My partner and I had a budget in mind
when we were initially shopping for a resale home, but that quickly got thrown out the window when we set our sights on a barely livedin six-month-old townhome with gleaming white quartz countertops and expensive upgrades like a stainless steel undermount sink. We put in a conditional offer that was tentatively accepted. When the bank had the appraisal performed, we learned that while it was under asking, the comparables in the area were not selling for that price. This meant we needed
to either come up with the difference in our down-payment (approximately $40,000) or renege on the offer – which we did. KEEP YOUR HEART OUT OF IT
If you’re the stoic and aloof type, this will be a moot point for you, but if you’re the kind who wears their heart on their sleeve, it can be hard to leave your emotions at the doorstep. This can cost you unnecessary grievance in the event the deal crumbles. I nursed a broken heart for nearly two weeks after our deal on the townhome failed. This could have been avoided had I not allowed myself to fall in love at first sight (and start planning where the Christmas tree was going to go.) CAN YOU AFFORD THIS?
Look, there’s the amount financially that the bank can give you based off the monthly costs, but only you understand what
your day-to-day looks like. If you buy at the top of your budget, this may mean you need to forego purchases in other areas of your life so as not to incur debt. (Which if you’re anything like me, that means fewer Winners and Sephora trips.) I CAN AFFORD IT, BUT IS IT THE FOMO TALKING?
We have all fallen into the FOMOtrap (fear of missing out). You know, the one where you end up buying something you don’t necessarily want, but think you need. The same occurs in real estate: make sure your investment is made from a financially sound place and not because you want to keep up with Joneses. WHAT IF I CAN’T FIND WHAT I’M LOOKING FOR?
There was no universe in which I envisioned a new construction home, but when we were too
exhausted to keep looking, too worn down to contend with other buyers and their bully offers, we popped into a new development’s sales office. This time, we were not only emotionally prepared, but mentally prepared. In fact, the sales agent turned us away three times before he would allow us to sign which in theory was a good idea as it forced us to keep evaluating our decision to buy a new home before committing to a deal that would be costly to get out of should we change our mind. In the end, our new-construction home provided us with exactly what we wanted, within our financial means. We were able to pick and choose what upgrades we wanted that fit our budget while creating a space we knew we both would love. While a resale would have given us the immediate movein date we wanted, it wouldn’t have provided us with the ability to customize it to our tastes. nexthome.ca 61
