GOOD NEWS FOR NEW HOMEBUYERS
PEPPER RODRIGUEZ
EDITOR
New Home + Condo Guide
Finally, the news every new homebuyer wanted to hear: interest rates are going down! Not only that, but there are now more opportunities to get into the market as the federal government announced it would allow 30year mortgages for first-time buyers of new builds! So, if you thought the first half of the year was crazy busy, wait until the second half.
The Bank of Canada lowered key lending rates to 4.25 per cent and more cuts seem imminent, and the new federal mortgage rule can only add fuel to Calgary’s robust new home market. The abundance of new homes in more new communities also helps make the decision easier, and Apex Development’s Creekstone in the southwest is certainly helping buyers, as our cover story this month find out. This young, dynamic community is popular among first-time buyers, move-up buyers, and beyond as it moves on to its last phase with hot front-drive garage homes with alley access.
We also set out to explore Okotoks and had a local developer as our guide. Partners Development Group is based in this vibrant small town just south of Calgary and they gave us the lowdown on new home opportunities as well as the lifestyle appeal of Big Rock town.
Single level living never looked so good, as we examine the appeal of the new bungalow and bungalow villa models in and out of the city. Popular with the retiree set, the new models are now seeing sales from a completely different demographic. See where they are readily available inside.
Calgary seems to be headed for a pretty busy fall homebuying season, so let us be your guide to find out the latest and greatest new homes and communities. Follow us on Facebook and Instagram or subscribe to our newsletter (nexthome.ca/newsletter) to never miss out. See you at the showhomes.

CREEKSTONE THERE IS MORE TO LOVE IN
From a first home to a forever home, Creekstone’s family-oriented design certainly makes it one of the best communities to set roots in. And today, there’s an even wider selection of homes and lots to choose from.
This boutique community in the southwest continues to attract new home buyers with its easy-living appeal, and the new phases that opened this spring have been very well-received, including the lots for front-drive garage (FDG) homes with alley access.
“Sales have been really good,” says Michelle Wilken, development coordinator at Apex Developments. “Phase 1 and Phase 2 are completely out, and even the duplex homes in 3A are gone. We only have one
by PEPPER RODRIGUEZ
phase left and sales for that will be starting next spring.”
Considering that Creekstone opened only two years ago, this joint development from Apex and Quadra Developments, certainly has outperformed expectations. And with the drop in interest rates and the new federal rule allowing first-time buyers longer mortgages, Creekstone is expected to heat up even more.
ALLEY ACCESS
FRONT-DRIVE HOMES
It certainly is a rarity in the city these days, but Creekstone is one of the few new communities with lots for frontdrive garage homes with alley access.
“We just started selling in Phase 3B and sales seem to be strong with a lot
of interest in our front drive garage with lane access lots,” Wilken says.
“Calgary residents like their toys and to be to have room for your RVs boats while still having room to park your vehicles in your garage is a huge bonus with these Creekstone lots in 3B.
The current economic conditions are just right to make the leap to homeownership, as the Bank of Canada cut key interest rate to 4.25 on September 4, with economists predicting two more cuts this year.
First-time homeowners are also getting a leg up from the federal government that is now allowing 30-year mortgages for first-time homebuyers. Now might be the best time to buy a home, before

the expected rise in demand raises prices.
And with only one phase left to develop in Creekstone, the time may be right to get into the community before it’s all snapped up.
“Now is a great time to buy, you can choose the best lot for your family and pick from one of Creekstone’s award winning buildersBrookfield Residential and Excel Homes!” Wilken says.
A COMMUNITY TO GROW IN
Whether a first-time homebuyer, a move-up buyer, or even a downsizer,
Creekstone has the home that can suit all their various wants and needs.
“There have been a real mix of buyers, first time home buyers starting a family, families looking to move up to more space and some new out of province residents looking for that close family friendly community with easy access to all the wonderful amenities the SW has to offer,” Wilken says.
Everyone seems to find something to love about Creekstone, she adds. “Residents love the park; parents can sit on the benches and catch up with neighbours while the kids are playing
and there are always lots of kids playing at the playground. Residents love the access to so many southwest amenities while still having that close-knit community enclave feel in Creekstone.”
BUILDING DREAM HOMES
Brookfield Residential and Excel Homes offer front-drive garage homes in Creekstone. Brookfield Residential has 5 front-drive garage home models ranging in size from 1,884 to 2,485 square-feet. They can have three and even six bedrooms from the low $700’s.
While Excel Homes has 13 models of front-drive garage homes here from 1,775 to 2,739 square-feet. They have three to four bedrooms and are from the low $700’s. Both offer basement developments that really fulfill the potential of the home.
Showhomes are open to view that display not only the quality and craftsmanship of the builders, but the stylish lifestyle available in this community.
Brookfield Residential’s Rundle showhome has been very popular with families. At 1,884 square-feet, it provides spacious accommodations with large windows that makes the home feel even bigger. The kitchen boasts a sizable pantry and an impressive island eating bar, making it an ideal spot for snacking and catching up between work, school, and soccer practice.

Excel’s Collingwood front-drive model is one of their most popular models and it’s easy to see why. It’s a modern three-bedroom home built with versatility in mind. It offers optimal flexibility and versatility with so many different options and variations to the home.
PERFECT LOCATION
Creekstone is special because it is an enclave set apart from the hurly burly of urban life, yet located close to all the amenities and major thoroughfares that make living a breeze.
“The southwest is such a desirable quadrant in Calgary and the enclave gives it that close community feel. Residents in the community absolutely love the playground and park space in Creekstone at anytime you can find all the families in Creekstone enjoying these spaces and pathways,” Wilken says.
Just off the west side of Macleod Trail in the rapidly growing southern limits of Calgary, Creekstone offers the fertile ground where families can set down their roots.
“One of the many benefits of living in Creekstone is the proximity to popular shopping centres, recreation facilities, and other conveniences that make daily life
easier and enjoyable,” Wilken says. “From park and playground spaces that are perfect for kids, to future amenities like schools, commercial areas, and everyday essentials close by, everything you need is right outside your front door. Creekstone has it all.”
MASTER-PLANNED VISION
Creekstone offers a master-planned vision for the greater Pine Creek community. “We have made it easier than ever to plant your family roots, grow, and thrive in the city’s southwest. From park and playground spaces to nearby amenities like schools, commercial areas, and everyday essentials close
by – you’re perfectly situated in Creekstone,” Wilken says.
Intertwined by local and regional pathways, with an environmental reserve close by, Creekstone is as picturesque as it can get with the southern Alberta foothills and the Rockies as its backdrop.
Creekstone is on 210 Avenue in the SW, and not only does it have great access to major thoroughfares including Macleod Trail, Deerfoot Trail and Stoney Trail, it is close to key commercial areas like the thriving, new Township shopping centre and Walden Gate, both less than 10 minutes away.

GREAT PLACE TO LIVE 3
CODY BATTERSHILL
Okotoks is a fantastic place to live for many reasons. Located just a short 15-minute drive south of Calgary’s city limits, the community is well known for its tight-knit, familyoriented feel, where real estate can also be a touch more affordable than in the big city.
For these reasons and many more, lots of people choose Okotoks real estate for their new home. Below, we look at several more reasons why Okotoks may also be an excellent place for you and your family to live.
#1 – AFFORDABLE REAL ESTATE
We’re talking about properties, of course. A good example of the difference in real estate prices is exemplified by the fact that this past June, a comparison of the detached benchmark prices between various municipalities was as follows via reporting by the Western Wheel:
• Chestermere at $797,300
• Calgary at $767,600
• Okotoks at $695,300
Therefore, on a comparative basis and in general, you’ll be paying less for the same house in Okotoks than you would in Calgary or Chestermere. With an ensuing affordability crisis in Canada over the past few years, many potential home buyers are taking advantage of the opportunity to obtain lower monthly mortgage payments.
#2
– SMALL-TOWN LIFESTYLE
With nearly 33,000 residents, about one-third of which are enrolled in kindergarten to grade nine, Okotoks is
a small Alberta town known for being tight-knit and family-oriented.
The municipality has several different schools, both public and private, that provide quality education while serving to connect community members.
The town is also the perfect size to nurture connections between families; it isn’t unusual to see your friends when out and about enjoying a local restaurant or shopping for day-to-day amenities.
Okotoks is also home to many parks, playgrounds, and sports facilities which serve to keep children and youth engaged. Okotoks Recreation Centre, for example, is a big facility home to four leisure pools, six laned pools, a hot tub and dry sauna, a state-of-the-art fitness centre and gymnasium, a babysitting centre, hockey rinks, youth centre, and more.
Okotoks’ small-town vibes provide many residents with a heightened sense of security and community, helping nurture the creation of fond and lasting memories between friends and families.
#3 – CLOSE TO THE MOUNTAINS
Like Calgary, families living in Okotoks benefit immensely from being close to the foothills and mountains. It’s a short drive west, about an hour or so, to reach the beautiful Rockies and all the spectacular outdoor leisure and recreation.
If you and your family enjoy hiking, kayaking, canoeing, mountain biking, birdwatching, camping, and other activities of the sort, living in Okotoks will put you close to many provincial and national parks where outdoor fun is enjoyed to the fullest.
In the wintertime, Okotoks residents have just as convenient access to some of Canada’s best ski hills and resorts such as Nakiska,
Sunshine, Lake Louise, and of course, Canada Olympic Park in Calgary’s northwest quadrant.
BUYING A HOME IN OKOTOKS?
Okotoks might be a much smaller municipality than Calgary, but it still has more than a dozen communities to choose from. Like in any real estate transaction, it’s essential to do your due diligence and research various neighbourhoods and what they have to offer.
Also, make sure to consult a professional real estate agent with experience in the area who can help guide you along the way toward a successful transaction. It will make your life much easier and should help make the process that much smoother and enjoyable.
Wishing you all the best in your next real estate deal in Okotoks, Calgary, or anywhere else for that matter!

SINGLE-LEVEL LIVING THE MULTIPLE PLEASURES OF
Empty-nesters, snowbirds, retiring Baby Boomers and Gen Xers - all find the stylish, swinging single-level lifestyle offered by the bungalow and bungalow villas simply irresistible, but lately both are getting noticed by other demographics as well.
by PEPPER RODRIGUEZ
The bungalow is traditionally a single-storied house with a sloping roof. Encyclopedia Britannica says the name derives from a Hindi word meaning “a house in the Bengali style” and came into the English language
during the era of the British administration of India. Today, it is the easy livability and charm of the bungalow is what makes it so popular. The living space is concentrated all on the main floor and the owners don’t have to deal
Morrison Homes’ The Monterra
with stairs. This is what makes them so adaptable as an aging-in-place option for retirees and empty nesters. However, you might be surprised at how many more variations of the bungalow there are that fit not just the senior lifestyle.
They can be a little more expensive, as they take up a larger footprint compared to a traditional two-storey home, and bigger lots to fit them limit their affordability, especially in the city. But there are new models now that address these challenges, including having bungalows in zero lot lines, lofted models, and developed basements that can fit more varied lifestyles and budgets. There are even bungalow villas that fall into the multifamily home category.
TRADITIONAL VALUES
“The appeal of the bungalow lies in its simplicity and accessibility,” says Laurel Campbell, Marketing Director at Bordeaux Properties, which jointly develops the lake community of Harmony with Qualico Communities.
“I think the key reason they are attractive is the convenience of main floor living but have the flexibility of downstairs space for the extras (rooms for older children, visiting children/grandkids, workout space,
craft rooms, storage, bonus space).”
Harmony, located just west of Calgary, is one of the few communities where bungalows are readily available, with more opportunities coming around soon.
“Although the buyer of a bungalow is often described as an empty-nester or retired couple, the profile is quite diverse,” Campbell notes. “They are a great option for families with teenagers who value privacy and their own space. The open layout makes bungalows are a great fit for families where children are more independent and don’t require high levels of supervision.”
She adds that for people who are planning for future physical limitations, whether due to age, disability, or simply convenience, a bungalow offers the perfect environment. “They provide an option that doesn’t require navigating stairs on a regular basis and can often accommodate simple lifts for those who need it.”
DOWNSIZER APPEAL
The hottest form of bungalow home may be the bungalow villas. Think of it as a single-level townhome – a bungalow with shared walls. It has all the benefits of the traditional
bungalow with single-level living convenience, at a multi-family home price.
Morrison Homes just released their newest bungalow villa models in the southwest community of Sirocco at Pine Creek, and they have been moving fast since sales started in the summer.
The Villas are the downsizers’ dream, says Cindy Klassen, area sales manager for Morrison Homes at Sirocco. “They offer large, expansive main levels, attached two-car garage and an optional lower-level development.” They have been very well received since pre-sales launched on August 24. “They are currently being sold at our Front Garage sales centre in Sirocco,” she adds.
The beauty of single-level living in a villa setting is the vibe of The Monterra, one of the new Morrison Homes’ villas being offered in Sirocco at Pine Creek. With 1,681 square-feet of living space, The Monterra is perfect for the recent retiree. Every convenience is located on the main level, but and it still offers a developable lower level or optional main level suite if more living space is required. It’s location in the growing community of Sirocco at Pine Creek puts owners near commercial and entertainment amenities, including a nearby golf course.
Morrison is offering four bungalow villa models here ranging from 1,681 to 1,764 square-feet. They have lots backing onto the ravine, and everything a buyer looking for a bungalow-on-a-budget needs. “We have 10-foot main floor ceiling height and nine-feet in the basement.

LAKE LIFESTYLE
Imagine living by the lakeside in an estate bungalow. It’s the dream lifestyle for many, and it’s readily available in Harmony.
“Harmony is the perfect spot for bungalows due to its communityfocused atmosphere and blend of urban convenience with natural surroundings and our ability to offer a wide-range of bungalow options through our award-winning builder group,” says Campbell.
In Harmony, all the single-family builders offer bungalow options, including single-family, semi-estate, and estate product types. This wide range of bungalow choices ensures
that buyers can find a home that fits their needs, whether they’re looking for something modest or more upscale.
Single-family bungalows in Harmony start in the high-$500s and go up to $1.7M+ for a lakeside estate.
There is currently one bungalow show home in Harmony, Augusta Fine Homes’ estate show home. Their
Henderson II has a total of 3,221 square-feet of living space along its main floor and developed lower level that will appeal to any buyer looking for refined elegance and the masterful use of space.
It features one bedroom on the main floor, plus two more in the developed basement, three-and-ahalf baths and a main floor office. It has a triple side drive garage and stunning outdoor living space with fireplace.
Luxuriously appointed, the Henderson II showhome brings together executive level design with family-friendly convenience into a wholesome, stylish home fit not just for the downsizer but for anyone who appreciates an exceptional lifestyle. NEW HOMEOWNERS FLOCK TO
OKOTOKS
If you’re new in town and looking for the best advice, go ask a local. And when you’re new to the booming town of Okotoks, there’s no one better to ask about the lifestyle that awaits one here than Partners Development Group.
Partners – a rapidly growing land developer and homebuilder - is based in this lifestyle-rich, idyllic Southern Alberta town located just 20 minutes south of Calgary.

“While the town continues to grow, they stay true to those small-town roots and continue to come together for community events, festivals, parades and more all year long,” says Cale Marklund, Marketing Manager for Partners Development Group.
Okotoks’ population stands at over 31,000, which is estimated to have grown 30 per cent since 2008. Their new home market remains hot, as fresh opportunities to find the dream
life in the Big Rock town continues to grow.
There is a ton of compelling reasons why people choose to live here, not the least of which is the breath-taking views of the Rockies. It also has a close-to-nature lifestyle enhanced by natural reserves and winding trails by the Sheep River, and a prevailing small-town culture that persists in spite of the town’s continued growth. It’s the dream community for a dream home.

“Okotoks provides a charming, small-town feel that residents can’t find anywhere else,” Marklund adds.
A PARTNER IN GROWTH
Partners has been instrumental in the growth of the town’s residential sector. They’ve built homes in Ranchers’ Rise, Drake Landing and now in the new communities of Wedderburn and D’Arcy.
Partners, in fact, has enjoyed tremendous success in their Lawrie Park, their first condo development and the first that the town itself has seen in years.
“Lawrie Park is nearly sold out of phase 1 and officially 50 per cent sold through phase 2!” Marklund exclaims.
“Our third building is set to be released for sales this fall which is an exciting opportunity to claim some of the most desirable floorplans we offer! We’re happy to still have units starting from the mid $200’s as well, with one- and two-bedroom options for buyers.”
Lawrie Park will have four condo buildings on build out, each four storeys, with 52 units in each building (208 units in all). It is in the growing community of Wedderburn in Okotoks’ north end.
“The feedback has been fantastic as it is in a perfect location, north Okotoks, with the newest shopping area, D’Arcy Crossing, right across the street, nearby parks, playgrounds, schools and green space make
for ideal accessibility and it’s an affordable option for downsizers and first-time buyers alike, Marklund says.
First residents are expected to be welcomed in January 2025 and show suites will be opening up early next year as well, he adds.
THE APPEAL OF OKOTOKS
Growth is indeed in the horizon, but what makes this small town just 20 minutes south of Calgary a special place to call home?
The town of about 31,000 residents is indeed blessed with majestic mountain sceneries and a rare connection to nature. This is underlined by the rolling grasslands of southern Alberta stretching out in all its splendour, the white-capped peaks

of the Rockies that look close enough to touch, and the cool waters of the gently flowing Sheep River runs right through the heart of it all. All these make it prime land for recreational opportunities.
Okotoks is home to more than 179 hectares of public parks and open spaces, in addition to 326 hectares of natural areas including the river valley. Gainer says accessibility has been improved along the banks of the Sheep River giving everyone a much more enjoyable experience.
“There’s a lot of great hiking trails nearby, the Sheep River is a great spot to fish and just to enjoy a walk,” says long-time Okotoks resident, Lukas Wolfe.
Residents get to enjoy 94 kilometres of interconnected pathway systems that can get you through various parts of town. There are 110 parks, 72 playgrounds; 36 sports fields; 3 tennis cous and 6 pickleball courts; 14 outdoor skating rinks; six toboggan hills; three locations of outdoor fitness equipment; one multi-use sport court; a BMX track; as well as a water spray park, skateboard park and two community gardens.
MORE TO OFFER
Okotoks is a modern prairie town and now there’s more to love with the variety of dining, shopping and entertainment options.
“There is a lot to love about Okotoks. It’s a tight-knit, vibrant small town that still provides premium access to amenities,” Marklund says. “There are tons of small, locallyowned businesses to support, great schools, recreation opportunities and so much more.”
The Okotoks Recreation Center offers fitness, swimming, court sports and more. D’Arcy Ranch golf club and Crystal Ridge golf club and River’s Edge golf club are approachable golf courses for all skill levels.
For Shopping, Marklund notes that Okotoks offers ample charming locally owned shops downtown for clothing, games, toys and locally farmed food.
“While Okotoks offers quite a few popular commercial options, it’s the locally owned spots that still stand tall as the favourite. For a lot of the team here at Partners, the Heartland Café is definitely a top pick! The British Chippy is still around too, and it is another hot spot for the team here!”
He adds that new communities, like D’Arcy, also offer larger commercial retailers for groceries, pet care, restaurants and more. “We’re excited to have D’Arcy Crossing, Okotoks’ newest retail hub, opening right across the street from Lawrie Park, so our condo owners don’t have to go far for groceries, food, medical, or any other important necessity,” he adds. HANG OUT FOR FOODIES AND MORE
As Okotoks continues to grow, there’s no shortage of foodie destinations and unique shopping opportunities.
Big Sky BBQ just outside D’Arcy’s gates offer an authentic taste of a Texas barbecue. They smoke only the freshest meat every single day, as they claim to sell out every single day.
The British Chippy is an institution in town serving the best fish and chips this side of the UK. But Mr. Spud next door might give it a run for its money with its own brand of fish and chips.
New is the Yooneek Bookstore, the town’s first bookstore in a long while on McRae Street. It is a family-run business that hopes to bring a local and independent bookstore back in the Foothills.
The Hidden Gems market is the place to find local artisan crafts and unique gift items along Fisher Crescent. It has around 3,500 squarefeet of space with over 100 vendors and is still growing. Tipper Records is the newest vintage vinyl records store in town and has been busy catering to collectors of all musical tastes.
