THE PRE-SALE HOME ADVANTAGE
If you are looking for your first home, you may wonder if you should consider purchasing a pre-construction home or go the re-sale route. While there are pros and cons to both, there are a number of advantages to choosing a pre-sale home not available with a resale.
A big plus of a pre-sale home is the financial structure. You’re locking in at today’s prices and by the time you move in, your home will have increased in value. As well, you only need to pay the deposit now. Mortgage payments begin when you move in. This can give you a couple of years to save more money for your down payment.
Another advantage is the rescission period, which is not available when buying a re-sale home. This seven-day cooling-off period allows you to consider if the timeline, price, and all the other factors will be an issue for you in the future. If yes, you can withdraw your offer without paying a penalty. If you do decide to buy, you are protected by a new-home warranty of two, five and 10 years that covers specific construction defects.
And finally, with presale, you get to choose the colours and design aspects to personalize your new home and be the first person to live in the space.

In my last column, I wrote about trends in PropTech, a contraction of “property” and “technology,” in Canada. This time, I’m going to dig a little deeper into three ways PropTech is changing the real estate industry –for the better.
DATA COLLECTION
In our “Internet of things” (IoT) world, where virtually all appliances and devices are connected to the web, data has become one of the world’s most valuable commodities.
This data can be used to do everything from assessing a property’s future risks and opportunities, forecasting future rental rates, and identifying potentially profitable areas for development. The data can also be used for AI-driven (artificial intelligence) marketing campaigns.
AUTOMATION AND DIGITAL ENGAGEMENT
The COVID-19 pandemic affected virtually every aspect of our lives. Social distancing measures meant that many of the things we took for granted, such as meeting in person to sign sales contracts, were no longer possible.
Luckily, secure digital platforms such as DocuSign already existed and were quickly rolled out industry-wide. Going forward, the convenience of using these tools means that transactions can be completed from anywhere in the world.
Property insurance is also increasingly becoming digitized and
available 24/7. Homeowners can shop around for the best rates, apply and finalize their insurance paperwork remotely and at a time that’s convenient for them.
For real estate brokers, the automation of paperwork streamlines back-office processes, saving them time and money that can then be used for more important tasks like market research, client relations and closing deals.
Virtual reality tours make it possible for potential buyers or tenants to view a property from anywhere on the planet and secure their new residence from abroad.
TENANT AND LANDLORD INTERACTIONS
One of the biggest challenges of managing a rental property owner is trying to stay on top of maintenance. But today’s smart technology means that all the essential components –from HVAC systems to appliances to lighting – can be monitored and even controlled remotely. Some equipment can even self-perform diagnostics and let the landlord know when it’s due for servicing or time to replace a furnace filter.
Affordable streaming video systems also make it possible to remotely moniter the exterior and common areas of a property for theft or vandalism.
Communications tools such as Zoom and Teams, that we all adopted for work and school, also have applications for property owners. For example, a landlord, tenant and a service technician could meet remotely from three different locations to clarify a specific issue, and then those communications can be archived for future reference.
Sharing diagnostics reports from the equipment and photos or videos with the technician makes it possible to diagnose problems ahead of time so they can bring the necessary parts and tools with them and complete the repair in one visit.

With well over 38 percent of marriages ending in divorce, marriage break-ups affect a wide range of Canadians. For those dealing with the breakdown of their

• Keep an eye on your credit rating. After a separation or divorce, it
is important for you to establish credit independently of your former spouse, especially if you lack a credit history. Once again, a mortgage expert can offer advice on how to improve your credit score before applying for a mortgage. Any debt in you and your former spouse’s name is the responsibility of both of you and if the joint debt is not handled in a timely manner during the divorce or separation period, it will affect the credit ratings of both of you.
• Get a mortgage pre-approval. If you wish to purchase a home after your separation or divorce, it is vital to get pre-approved for a mortgage, as it will clearly indicate how much of a home you can afford.
• Look for smart ways to manage extra expenses and personal debt. A separation or divorce can mean numerous added expenses. Getting a new mortgage can be an opportunity to access equity in your home or consolidate high-interest credit card debt. You could opt for
lower monthly payments, which will give you a larger monthly cash flow.

real impact of these shifts can be a divisive and difficult thing to ascertain, anyone seeking to better understand the effects of market changes should turn their attention toward market cycles in general and what they are and how they work.
While no two market cycles are alike, understanding a typical cycle can help you maximize
returns by making informed and well-reasoned decisions.
WHAT IS A MARKET CYCLE?
In real estate, a textbook market cycle is made up of four main phases: Recovery, expansion, hyper supply, and recession.
Recovery: During this phase, market growth is stagnant, with
limited housing starts. This presents opportunities for investors to keep an eye out for any signs of advanced recovery and to jump on belowmarket value properties.
Expansion: The next phase in the cycle consists of strong economic growth and an increase in demand for housing as the economy improves. Buyers also start to gain confidence,
which leads developers to create properties that can be sold at a higher market value.
Hyper supply: A market may experience this when the housing supply exceeds buyer demand. This is typically a result of developers and investors trying too fervently to increase the supply when demand is high.
Recession: The final phase means that supply has exceeded demand by a wide margin and there are high vacancy rates.
It’s important to note that not every market follows a classic market cycle and is dependent on several external factors including government policies, socio-economic factors, demographics and technology. For example, we know that the Lower Mainland has suffered from a decades-long period of undersupply in housing. This means that our market may be less prone to the hyper-supply phase of market cycles.
WHAT HAS CHANGED IN RECENT CYCLES?
The speed in which information is reaching consumers has had a large impact on established market patterns. Today’s homebuyer is increasingly well-informed, with access to a large and diverse amount of information. Because of the quick distribution of information via social media and the internet, market sentiments and activity can change at a faster rate based on headlines and chatter.
The result of this is reflected in the numbers when you look at the acceleration in velocity and amplitude of the ups and downs. In many ways, the information explosion is a blessing and a curse to the real estate industry. Homeowners and buyers can stay informed and make the best decisions for themselves. However, the sharing of information can lead to reactivity and result in over-pronounced enthusiasm or pessimism. When the landscape is shifting so rapidly, there is more pressure to react quickly out of fear. However, the reality is that without time for deep consideration
and understanding, unintended consequences can sneak in.
WHAT DOES A MARKET CYCLE LOOK LIKE TODAY?
In the past, industry insiders often mentioned the ‘seven-year cycle’ in real estate, while other research concluded that the average real estate cycle span is more like 18 years. But with the continued increases in the speed of the market cycle, it’s no longer accurate to talk about the industry in these ways.
We are now much closer to threeyear cycles as a result of the volume of information available and the rate of how it is distributed. Geopolitics have become not only relevant to the conversation but extremely important. Overnight news now has an immediate impact. In the past, troubling economic news would occur overseas, and there would be time to contemplate its potential consequences and how you react. Now, reactions can be immediate.
With the speed of market changes moving at an increasingly brisk pace, it’s becoming easier to be caught up in ‘hype’ or to make snap decisions as you try to avoid market ‘FOMO’. To not get caught up in this fearbased decision-making, it’s crucial to take in a fuller, more holistic view of the market.
Understanding the pace of the market cycles can be a helpful tool when deciding to purchase a home or invest in real estate. However, it has proven over the years that the right product for the right homebuyer will always sell, regardless of the pace of market cycles.

BY SUSAN M BOYCEDownsizing. It’s a word laden with emotion, a word that’s been known to strike terror into the hearts of the most stalwart house owner. How will I fit my stuff into my new, luxury condo? I’ve got so many memories. Where do I start? Help!
In this issue of New Home + Condo Guide we aim to calm all of your fears as we chat with Heather Knittel, owner of Good Riddance Professional Organizing Solutions, about how to transform downsizing into a more joyful, less stressful experience and even a liberating adventure.
New Home + Condo Guide: What misconceptions trip people up when they start downsizing?
Heather Knittel: The biggest one is not giving themselves enough time. People simply don’t realize how much stuff they’ve accumulated over the years. So, they’ll look at the garage or the basement and think, ‘Yeah, I can do this in a couple of hours,’ when, in fact, it’s probably going to take them several days. I tell people to allow at least twice the amount of time they think each room will take.
And, here are two simple tips to start: Make sure you have
bags and boxes, so you have an easy way to separate things to be donated, thrown out because they’re broken or unusable, or kept. Don’t pile stuff on the floor because that’s how items get mixed up.
NH+CG: Leaving the family home is an emotional experience. How do you decide what to keep?
HK: You really need to look at your stuff with a critical eye. Remember, downsizing is about how you live your life now and will live it moving forward into the future. It’s not about how you lived in the past.
Sure, when the kids were growing up you might have enjoyed summer camping as a family, but do you really need all that camping gear now? Probably not, so get rid of it. I often see the same thing with crafts. Clients
will look at something like macrame supplies and say, ‘Oh, I used to enjoy doing that in the ’80s.’ But again, it’s unlikely going to be part of your new life, so reclaim that space.
NH+CG: What items do people find most difficult to part with?
HK: Clothes are hard because they’re often associated with memories of a special event or person. I once had a client with 20 suits from his professional life — all hanging unused in his closet. We decided to keep one to represent that part of his life and donated the rest so somebody else could make use of them. People like to know their clothes are going to a good cause like a church or nonprofit thrift shop, and that makes it easier to relinquish them.
Books are another potential
problem area. Just because a book is old, doesn’t mean it’s valuable. They’re also heavy to move — especially those beautiful coffee table books. My suggestion is to keep a few that you love and will actually re-read, then simply deposit the rest into one of the book-drops you find around town.
NH+CG: What about family mementoes?
HK: Surprisingly, parents are often more attached to memories like their children’s sports trophies, scholastic awards and grade school artwork than the kids are themselves. A great way to keep the memory and not the clutter is to just take a picture — and if it’s digital, you can share it with the whole family.

RON RAPP“High-performance home” is a commonly seen tag in the residential construction sector. Stated simply, it is a home that is built over and above the basic requirements of the BC Building Code and optimizes the performance of a structure for increased energy efficiencies and comfort, health, and safety levels.
To build higher performing homes in BC, the pathway that has been
adopted is based on the BC Energy Step Code. Energy performance thresholds are assigned to each step, with Step 1 performing 10 percent better than code, through to Step 5, reflecting a more than 50 percent improvement. The target in BC is for all new homes being built to be ‘net-zero ready’ (Step 5) by 2032, meaning the home is ‘’ready’’ to produce as much energy as a homeowner consumes by having an energy source such as geothermal or solar panels.
High-performance homes are constructed with enhanced wall assemblies, increased insulation
values, and reduced “air change” rates, making the home more airtight and the heating and cooling more efficient. Combined with efficient mechanical systems, air is exchanged and circulated through the home for higher indoor air quality, a benefit to anyone dealing with allergies, asthma, and coping with hotter summers, and pollutants such as wildfire smoke.
The benefits of a high-performance home include better built doors and windows for enhanced thermal performance, adding to increased year-round comfort, and noise abatement. Durability and security are also enhanced with better-built
hardware and frames. Add automated Wi-Fi-based control systems, and you can monitor your property, manage lighting, operate locks and more from anywhere via your phone.
Residential construction today involves building science and high technology that requires trained and knowledgeable consultants, builders, and their trades. A professional licensed builder will assure that your new home purchase meets code, is properly constructed, maintains warranties, and delivers the best value for your family.
All builders of wood frame single-family, and multi-unit homes will have to meet Step Code 3 in 2022, but some municipalities are requiring homes to be built to Step 4 or Step 5 now, while others have yet to mandate Step 3 or less. Therefore, it is important to ask
the builder which threshold they are building to, and what features and specifications are deployed to meet the performance targets. Energy choices for heating and cooling your home, and water heating should also be reviewed, as many municipalities are limiting or precluding the use of natural gas, and this may also limit choice, or availability of appliances, fireplaces, patio heaters, and barbecues. IDEAS FOR DECORATING YOUR SPACE AFFORDABLY
by LISA ROGERSThere’s this misguided idea that we need to spend a small fortune to add high style and personality to our homes. While that is true in some instances, with investment pieces such as a quality living room couch or a bed, you don’t have to go over budget to elevate your home design. Some foolproof design ideas will instantly add a wow factor.
CREATE YOUR VISION BOARD
The essential step in decorating is starting with your vision or master plan before you buy anything. It takes restraint, but you don’t want to go shopping for pieces you’re not confident will fit in your home – it can be a costly mistake. Pull together paint colour and fabric swatches, images you find inspiring online (Pinterest is great for this), and magazine clippings from your favourite publications. From there, you will gravitate towards an overall look and feel that you like best and want to achieve in your home.
DON’T DO EVERYTHING ALL AT ONCE
Thinking about every room in your home and what you want to do can be overwhelming, so take it slow, stay patient and start with one room at a time. It will eliminate that anxiety about trying to tackle a massive project all at once. If you’re looking to purchase big items (a new couch, bed or dining room table), try to stay as neutral as possible with the colour, style and fabric choices.
You don’t want to tire of these big-ticket items quickly and eventually replace them – they should last years. By staying neutral (and not falling victim to a trend), you won’t get tired of your pieces, and you can always change up your look with soft furnishings (pillows, throws and accents), which are much less expensive.
KEEP SCALE IN MIND
When designing a new space or revamping an existing one, it’s very easy to get caught in the moment and want to splurge and buy all the (new) things. That’s why the scale is essential – not only does it curb our impulses, but it gives us a literal translation of what can fit into our space and what we actually need. Take measurements of your space or new pieces you’re looking to purchase and assess whether they’ll work or contribute to “overstuffing” your space (which happens more times than you realize). Think about the purpose, too: How will you use these pieces? And do they matter to the overall quality of living in your home?
STICK WITH THE ESSENTIALS FIRST
Remind yourself that designing or redesigning your home is a process. Stick with the essentials first – the must-haves and can’t-live-withouts – then gradually incorporate the remainder items, accessories and artwork over time. Enjoy the time spent. It can be a lot of fun sourcing antique markets, road-tripping to vintage shops,
or perusing a gallery on your next vacation for that piece of artwork. You will appreciate what you’ve found and the journey you’ve taken to get there by taking your time.
FRESH PAINT
Paint is one of the easiest and least expensive ways to transform your rooms. A fresh coat can immediately refresh your space and give it new life. If you’re not thrilled about painting an entire room, think about an accent wall or even painting the trim; it can still create an exciting new visual appeal.
MAKE THE MOST OF WHAT YOU HAVE
Take stock of your existing pieces and move things around or to another room. It’s surprising how pieces can feel born anew once you move them into a different space. It’s also a great exercise in seeing what you don’t need and already have.
CHANGE ACCENTS AND FIXTURES
Another budget-friendly hack is swapping out the existing fixtures in your kitchen and bathrooms with new knobs or handles or your lighting fixtures with unique lamp shades. New throw pillows can update a space and consider bringing in fresh linens for when the seasons change.
