The event marked the completion of this extensive revitalization project and included the unveiling of a new #OURBLOCK art installation designed by students from nearby Cardinal Carter Academy for the Arts. The centre spans an entire city block and was built in the 1970s as one of Toronto’s first mixed-use properties. More than $300 million was invested in redeveloping the centre. A 100,000-sq.-ft. addition over two levels and updates to the facades of its two office towers were among the improvements.

The Pickering airport an idea whose time has come

If you are a long-time resident of the Greater Toronto Area (GTA), you will be familiar with the lengthy planning and discussions that have occurred around the building of a second major airport (third, if you include Billy Bishop Toronto City Airport) to service this growing region. As we look at the growth expected to occur in the GTA, current capacity at Toronto 16 New Home + Condo Guide | Oct. 26–Nov. 9, 2019
Pearson International Airport, and the growth in passenger traffic at Canadian airports, it becomes clear that the time is now to move forward on the idea of a new airport in Pickering. Since 1968, there have been on-again, off-again discussions regarding how best to accommodate the growth in passenger air traffic projected for the region, especially in light of the anticipated capacity constraints at Pearson. Land has been expropriated and set aside for a new airport in the north of Pickering, and studies have been undertaken repeatedly. At the
same time, Pearson has been expanded and Billy Bishop has been brought on stream. Yet capacity at Pearson is becoming an issue again, with passenger volume growing steadily, doubling between 2003 and 2018, and forecasted to grow by an additional 70 per cent by 2037. So why build a new airport in the east of this region? There are a number of compelling reasons. First, given the continued growth of passenger air travel and the population growth in the GTA that will see 2.7 million new residents call the region home by 2041, we …continued on page 18

will eventually need the capacity. A project of this magnitude could typically take between 15 and 20 years from inception to completion. Passenger demand in the GTA is growing rapidly, and the GTA’s commercial airports network capacity will become constrained. The time is right to start planning for a new airport in the GTA East. Second, at a time when building anything new, let alone a new airport, usually runs into local resistance, there is considerable local support for a GTA East Airport. Durham Regional, Pickering, Oshawa, Whitby, Uxbridge and Ajax City Councils support the development of an airport in Pickering because of its potential as a job creator and economic hub. Durham’s business community, represented by local boards of trade and chambers of commerce has also been a vocal advocate of the concept. Add to this that the environmental impacts will be partially offset by efficiencies in ground transportation by providing 18 New Home + Condo Guide | Oct. 26–Nov. 9, 2019
a second major air transportation hub to serve the Eastern Part of the GTA. Third, in 2015, the federal government retained 9,600 acres of land in Pickering for economic development and an airport. The studies have already been done, and done again, which means that the Pickering site has a head start. It’s worth noting that of the land originally expropriated in 1972, 10,000 acres have already been transferred to Rouge National Urban Park for greenspace in perpetuity. Fourth, a new airport will be the catalyst for tremendous economic growth for the GTA East region, including the opportunity to create thousands of skilled, well-paying jobs in construction, aviation, aerospace and related industries and sectors. The positive impact of a major airport extends well beyond its boundaries and airportrelated functions. Businesses of all types will benefit from having a new airport in Pickering, whether onsite, adjacent to or well beyond the federal lands. Lastly, there has been an expression of interest by a private consortium to fund, build and
operate the proposed airport, again lessening the impact on public coffers. Those of you who read my columns know that I often encourage regulators and policy makers to look to the future needs of the region and create housing supply that can meet the expected growth of the region for the benefit of all. But the reality is that successful communities and great cities are not just homes and businesses—they incorporate all the facilities and infrastructure needed for modern life. Conceived at the end of the 1960s, and contemplated for 50 years, the Pickering Airport is an idea whose time has come.

In my consulting practice, I’m looking at both macro and micro level housing data every day, and I continue to be amazed at how quickly prices and rents are appreciating. Based on the figures I’m looking at, don’t expect that to change any time soon. The rising level of prices and rents have everything to do with high demand, and insufficient supply. how could the Toronto area be under-building, look at the number of cranes in the sky. Here’s the counter: There were actually more new homes built in 2002 than 2018, and the industry delivered significantly more square footage — facts that are too often overlooked. It’s not just how many units you build, it’s how many people they can accommodate. You probably weren’t driving off the main roads in Milton, Brampton, Aurora, Richmond Hill and Markham and many other suburban municipalities in the early 2000s, but singlefamily homes were popping up
like weeds. That’s not the case anymore. One of the reasons I think house prices will continue to increase has to do with the rising population. According to Statistics Canada, annual population growth has reached 530,000, the highest level ever recorded! In Ontario, the population grew by 250,000, 66 per cent higher than the 10-year average of 150,000. Despite all those new towers you see, all that new supply is getting eaten up quickly due to this rapid population growth. In fact, RBC Economics recently …continued on page 26

reported that to reach a healthy level of vacancy in the Toronto CMA area rental market, there would need to be over 9,000 more vacant units. To put that into perspective, that’s 18 buildings with 500 units in each. The economists at RBC calculated that Toronto Metro Area needs 22,000 new units of rental supply annually to satisfy demand from 2019 to 2023 - that certainly isn’t going to happen in my opinion. Even if 70 per cent of all new condos completed each year are leased out by investors, and the industry delivers 4,000 new purpose-built rental apartments annually, that figure would still fall short of the 22,000 needed rental units over the next two years, and forget about eating into the 9,000unit existing shortfall. The latest September data from Rentals.ca shows that the average vacant rental apartment unit in the Toronto CMA has seen rents increase by about 15 per cent annually. No wonder the last survey data from Informa and Avison Young shows that the average tenant in Toronto is spending 42 per cent of their income on rent. There is some good news if you’re a future buyer or tenant, there is supply coming. There are a record number of apartments under construction, a near-record for units with condo tenure, and a 30-year high in rental apartments. 26 New Home + Condo Guide | Oct. 26–Nov. 9, 2019

We might even reach a point where supply actually matches demand in 2021, but only for rented apartments - we haven’t even discussed the demand for ownership apartments. All that said, I wouldn’t postpone your move just yet, when 30,000 new condos completed in 2015 and unsold inventory shot up, prices and rents were flat, but they never declined. I wouldn’t put a lot of money on a big drop in values. Even if there was a big drop, all your friends would be telling you not to buy. It’s hard to time the market. In conclusion, my professional opinion would be to expect house prices and rents to increase through the rest of 2019 and in 2020 as well. If you’re in the market for a new home, or are considering
purchasing an investment suite, do your homework, buy what you can afford, and surrounding yourself with a qualified and experienced team to walk you through the process. Good luck.

When you purchase a property there are many ways to take title. The way in which you take title will often depend on your circumstances. Is the property an investment with partners or a family home? Are you going to live in the property or rent it out? How do you want the property to transfer when you sell the property or if an owner dies? Joint Tenancy is the most common form of ownership for spouses or family members, as it allows for the property to pass to a surviving owner(s) by right of survivorship.
JOINT TENANCY
When two or more people purchase a property as joint tenants it entitles them to an equal share in the property. In a Joint Tenancy each owner on title owns 100 per cent of the property. Joint Tenancy is the most common form of ownership for spouses or family members, as it allows for the property to pass to a surviving owner(s) by right of survivorship. This means that the property doesn’t need to be in a will and

does not form part of a deceased’s estate. It avoids probate saving both time and money. The deceased owner’s name is removed from title to the property and the remaining owners increase their ownership interest proportionately. TENANCY IN COMMON
Unlike a Joint Tenancy, when two or more people hold title to a property as Tenants in Common, each owner owns their proportionate share only. Therefore, if one of the owners dies, the deceased owner’s share is dealt with through the deceased’s estate. For example, if Larry, Moe and Curly own a property, each with a 1/3 share, and Larry dies, Larry’s interest is dealt with in accordance with his will. Neither Moe nor Curly would receive Larry’s ownership interest in the property. Tenants in Common have no right of survivorship. SOLE REGISTERED OWNER
If a party owns property as the Sole Registered Owner, then upon their death the property would be dealt with through the probate
of their estate. If the owner dies without a will, or intestate, then the property would be passed according to the laws of intestacy in the prevailing jurisdiction. CORPORATIONS
If land is held in a corporation the death of a shareholder has no direct impact on the ownership of the land. The shareholder’s estate would deal with the shares in accordance with estate and tax law where the shareholder resided. LIMITED PARTNERSHIP
Ownership of land in Limited Partnership is held by the general partner as trustee so the same rules apply as above for a corporation. The death of a holder of the holder of a Limited Partnership unit has no direct
impact on the ownership of the land. The unit holder’s estate would deal with the shares in accordance with estate and tax law where the unit holder resided. No matter what your goals are for your new property, you should discuss your ownership options and any plans you have for the property with your real estate lawyer. You may be a seasoned lowrise homeowner, but if this will be your first condominium purchase, keep in mind things are a bit different. You need to do your
“homework” too. Another helpful website is bildgta.ca. Comparison shop, for sure, but remember to compare fairly. One way to do this is to keep a spreadsheet on various condos you are considering. For example, one building may have better standard features and finishes, but is a bit more in price. Consider what you will have to pay in upgrades to bring the other choices up to the quality you want. And size? Well, yes, size matters – but layout is more important than the number of square feet. Having said all of this, I can tell you that visiting sales offices is the optimum way to research. See for yourself the quality and design flair that will carry through to the actual residence. Ask questions.

There is something to be said about having an elegant, grown-up home that’s also kid-friendly. Believe it or not, having a sophisticated home that functions for your growing family is achievable. When developing the design of a four-bedroom family home, I truly wanted it to be sophisticated but functional. With a little extra thought and creative planning, it can be done. Here are some key design tips for creating a cohesive, functional family-friendly home. Start by rethinking the purpose of the rooms in your house and change it up to suit your everyday living. It can be a struggle to space-plan your home. It’s essential to stand back and look at how you think you should use the space versus how you actually use the area. These can be vastly different. As a designer, I often consider changing out the purpose of a room to suit our client’s lifestyle. That’s precisely what we did for this bright and airy family home. We swapped out the traditional living room at the front of the house for a home office with custom built-in shelves. Many modern families no longer need a formal sitting area. And although it’s nice to look at, it’s not practical. We added some extra personality by cladding the backs of the shelves in a luxurious navy grasscloth to add depth. The cabinets below can hide toys or board games for occasional play times as well. This small sunny zone is now a convenient place to sit back and read a book or squeeze in a conference call to the office. Another change you can make is to repurpose your formal dining area. In this case, we converted the dining room into an open space for entertaining instead. We already had a great eating nook adjacent to the kitchen where the family spent all their meals together. So instead of having a formal dining table that rarely gets used, there’s a grand piano that steals the show. being used the way the builder intended it, doesn’t make it wrong. It makes it yours! You can also add practical sophistication with a mix of old and new. Get rid of your old, stained college futon! Nobody wants to sleep on it anyways. Instead, find unique vintage pieces, so it’s not all big box store finds. By blending these old items with some more contemporary pieces, you’ll make your home feel more curated and expensive! Sophisticated design is easy, but making it practical can seem impossible. Just remember that family-friendly homes require flexibility. I continually remind my clients that how they think a room should function is not always how it works best. Think beyond the traditional uses for rooms, and live your life by a design that suits how you wish to truly live every day. An adjustable-rate mortgage means the interest rate can change over the term of the loan. A fixed-rated mortgage simply means that the interest rate stays the same through the entire term of the mortgage and is “locked in”.
AmoRTizATion This process combines the interest and principal together in an established schedule of payment installments, rather than simply paying off interest at the start, which helps build home equity early on.
ASSESSEd vALuE This is how much a home is worth according to a public tax assessor who makes this determination in order to figure out how much city or state tax the owner owes.
CLoSing Closing refers to the meeting that takes place where the sale of the property is finalized. At the closing, buyers and sellers sign the final documents, and the buyer makes the down payment and pays closing costs. It is advisable to have a lawyer facilitate closing.
Condo ownERShip Condominium ownership is real estate that is independently owned and sellable, but the owners of the individual units also collectively own the common areas, amenities and utilities which are managed collectively by the owners as outlined in the Ontario Condominium Act.
CLoSing CoSTS In addition to the actual price of a home, there are also closing costs, which will typically make up about two to five percent of the purchase price, not including the down payment. Examples of closings costs include the mortgage processing costs, title insurance, and excise tax, and legal fees.
dEbT To SERviCE RATio This amount shows the ratio of your household’s debt payments to gross household income. Banks look at this when assessing how much money to loan you.

rom a designer’s point of view, basements (or lower levels as we prefer to call them) can be tricky to redesign. However, that was not the case with this project. With soaring nine-ft. ceilings, window/light wells and French doors leading out to the backyard, this space provided us with tons of untapped potential – a designer’s dream! Our task was to double the usable footprint of the home, to meet the homeowners’ dayto-day demands, while being equipped to house overnight guests in comfort and style. This space took on a hotel-chic vibe, with a clean aesthetic, neutral finishes and some indulgent features, too. The client’s wish list for this area was long, and included a home gym, pool table, bar, library, a secondary kitchen, a home theatre, a guest bedroom, two guest bathrooms, a laundry room and last but certainly not least, storage areas! A tall order,

but nothing Kalu couldn’t handle. For each person, the wish list is different, depending on their lifestyle. What are you currently missing in your home? Once you know what you want, convert that “lower level” into an area that is useful for your lifestyle. The problem with many lower levels is that they’re dark because they are underground with limited light. So, the first step is to brighten things up. Now, resist the urge to paint the walls a bright yellow hue and calling it a day. Find out where the natural light is coming from and amplify it. Artificial lighting is one way, via recessed lighting, light fixtures, sconces and so-forth. But the finishes you choose for the space will also impact its light level. Generally speaking, opt for lighter, brighter and airier colours and glossy/reflective finishes to brighten up a room. Incorporating mirrors into the space will visually double its size and bounce light throughout.
All too often, lower levels become an afterthought. Remember, every square foot in your home is valuable. If you can make your lower level just as valuable as the main level, then you’re not only increasing the livable space, but its resale value, too. To create a harmonious, connected home, show consistency between floors with common elements such as flooring, paint colours, or similar accents in trims, mouldings, cabinets or counters. Show your lower level some love by thinking of it as an extension of the home, rather than a far-off place and a future dumping ground.
