There are some people who are hesitant to consider a pre-construction home. After all, it can be difficult to invest in a future home that is nothing more than a concept displayed on an architectural rendering or a miniature model. We understand. However, if you are among the hesitant, there is one thing you may not realize. All pre-construction homes in British Columbia built by a licensed residential builder must be covered by third-party home warranty insurance.
Why is that a good thing?
As one of the strongest construction defect insurance coverages in Canada, B.C.’s 2-5-10 warranty covers a variety of defects that can occur during the second, fifth and 10th year after construction, protecting you and your investment. For example, the building’s structure, appliances and overall craftsmanship are covered should repairs be needed. To get behind the numbers to really understand the protections afforded by the new-home warranty, turn to page 22. HAVAN’s 27 annual Coats for Kids campaign, in support of the Lower Mainland and Surrey Christmas bureaus, is now running until Dec. 8. It’s always a good idea to check first with your local bylaws and ensure that you know about licenses, fees, and other requirements. Also, don’t

USE YOUR HOME FOR A BUSINESS
Not only does this save you the cost of renting a separate location for your business, it creates tax deductions for the portion of your home that you use for work. Even if you don’t have your own business, you may be able to telecommute with your current employer.
RENT OUT A PORTION OF YOUR HOME
When buying, look for properties with basement suites or mother-inlaw suites. If you are willing to share living space and extra bathrooms, you could use the spare bedroom for a home stay or get a roommate. This can create substantial monthly revenue, which can reduce or cover your mortgage payments.
RENT OUT STORAGE OR PARKING
If your garage or basement is usually empty, rent them out for storage space. Similarly, if your condo comes with a parking space you never use, rent it out. Be sure to check condo regulations first and have a contract so you are not liable for damage.
RENT TO VACATIONERS
If you travel for months at a time, offer your home as a vacation
rental. This also works if you have a second, often-unoccupied property in a desirable location. Make sure you have a contract that covers any potential risks.
THROW PARTY SALES
Some homes are just natural gathering places. You can host a party sale, such as Tupperware, Mary Kay, or anything that interests you (e.g., lingerie, essential oils, bath and body products, health and weight management products). If you are not interested in being a salesperson, independent distributors may be willing to part with a share of their profits or pay to use your home instead of theirs.

their pets in a private home rather than a commercial kennel. Make sure you follow all bylaws and necessary requirements.

Your home might have star potential. There are residential property scouts that search for properties for films, TV shows, and commercials. You can also register your property in a film location. Scouts will prepare a digital casting call from properties and match the director’s needs. Make sure that you are fully aware of what changes or modifications they will do to your property and that all repairs are completed as a result of the set designer’s damage.

When you purchase a revenue property, you generate substantial tax deductions for mortgage interest, closing costs, property taxes and ongoing maintenance.

If you’ve been considering a new home, you may have seen the numbers 2-5-10. You may know they refer to British Columbia’s newhome warranty, but what you may not be aware of is how they affect you as a new homeowner and more importantly, how they protect you.

New Home + Condo Guide: What protection does the 2-510 New-Home Warranty give a person who chooses to buy a brand-new home?
Cathy May: In simple terms, the warranty covers defects in materials and labour for the first two years, defects in the building envelope—things like unintended water penetration for example—for the first five years, and structural
failures for the first 10 years. Obviously, some limitations apply, but those are the basics.
NH+CG: What’s the process if someone makes a claim under the program?
your dad, who’s a plumber, happens to be visiting. It’s tempting to have him try to fix it for you on the spot— he’s a professional after all. But if he does, that leak won’t be covered under warranty, so what you should do is simply turn off the water at the shut-off valve and send in a service request.
NH+CG: What other things should homeowners be aware of but often aren’t?
CM: If you’ve got a detached garage, a garden shed, or other type of outbuilding, it won’t be covered. Neither is landscaping, which is often mandated by the municipality you’re located in. We had one instance a few years ago where part of the community’s lawn wasn’t doing well because it was located in a shady area. Unfortunately, that was what the city had required, so there wasn’t anything we could do.
NH+CG: What about the common areas of a multi-family property?
CM: The process is much the same as it is for your own home, although common areas are covered for the first 15 months and are managed by the strata. So, let’s say Fortis BC identifies a gas leak in a property’s amenity room. They would notify the strata who would notify the developer who would then send in their mechanical specialist to fix it.
NH+CG: Does an owner have responsibilities to keep their warranty current?
CM: Yes, they have the duty to mitigate by maintaining their property correctly. Some examples would be changing furnace filtres annually, checking grouting around the faucets and the caulking on bathtubs and showers, as well as keeping gutters clear of leaves. Another thing many people aren’t aware of is having their dryer vent blown out once a year. And even though many of these things are
usually arranged by the strata, it’s not always the case, so the owner has a responsibility to take care of them on their own.
NH+CG: Any final words?
CM: Most builders create a warranty binder to give to each of their buyers containing the information and timelines they need to know about.
BC Housing also has a detailed explanation on their website. I’ve found that most people just want to understand how the warranty works, even if something isn’t covered. That’s why it’s always important to nurture a good relationship with your builder or developer.

A pre-sale home is the perfect fit for a homebuyer who prefers a brand new, ‘move-in-ready’ home with personalized interior design accents. It’s crucial to understand the process
of buying a pre-sale home so that it runs smoothly, and that all surprises are avoided. This guide will focus on the key things to look out for, what questions to ask, and what you need to know prior to the deficiency walkthrough of your new home.
WHAT IS A DEFICIENCY WALKTHROUGH?
The deficiency walkthrough is the crucial last step in your home-buying
process before taking ownership of your pre-sale home. Prior to completion, you should receive a “Notice of Completion Date” from the developer’s agent. This is usually 10 days prior to completion, but the timing can vary. Homebuyers have the right to do a walkthrough of the home prior to its completion, which can only occur if construction is complete and the city issues an occupancy permit to the developer.
Most developers schedule the date of a walkthrough over the course of several weeks, but don’t be surprised if your walkthrough is only one or two days before completion. The developer will have either a customer service representative or one of their agents — or both — join the walkthrough. Afterward, they will present you with a list of any noted deficiencies for you to acknowledge. It is always recommended that you bring your realtor along to review the list with you prior to signing.
WHAT TO BRING TO THE WALKTHROUGH
While it’s recommended to bring your realtor and even a trusted friend to function as a second and third set of eyes, it’s also crucial to have your sales documents and deficiency checklist on hand. Having the sales
documents with you means you can make sure that all paint colours, upgrades and finishes are what you selected in the sale process. The deficiency checklist helps itemize and outline deficiencies for you to look out for.
KEY THINGS TO CHECK FOR DURING YOUR WALKTHROUGH
As a first step, make sure you check that the functions listed below are working correctly to avoid disappointment and back and forth navigation.
• Landscaping and ground surfaces: The outside of your home is as important as the inside. Are the grass and plants to your liking? Are the porch, deck and patio areas what you expected? Check any paving, as it should also be level and free of cracks and chips.
• Doors and windows: All windows and doors should be opening and closing smoothly and securely, with pristine glass.
• Faucets, showers, appliances, electric: All of these elements should function properly and be damage-free.
• Cabinets, walls, floors: Check all of these surfaces for chips and/ or cracks. Additionally, there should be no condensation gathering anywhere.
GO BACK AND CHECK YOUR CONTRACT
Once the walkthrough is complete, compare your findings to your contract to ensure that what you requested to be finished is indeed spoken for. We understand that things can be missed, but it’s in your best interest to do your due diligence and cross-reference your list to make specific notes if your requests were not considered.
NEXT STEPS
The next step after your walkthrough is to take note of anything missing, as your home warranty is still in effect. If anything is noticed, a plan will be put in place by the developer and realtor to execute any changes needed. Always remember, it is not unreasonable to see a few deficiencies in your home upon closing. While the goal is always to avoid deficiencies, individual tastes and unit considerations mean that there are often a couple of items that will require your attention.

The threat of climate change is real, and real estate is one of the most exposed industries to that threat. Rising sea levels put coastal communities at risk of flooding, intense storms damage and can topple everything from homes to highrises, and rising temperatures and drought increase the danger of largescale forest fires.

In 2021, the federal government announced a plan to reduce our collective greenhouse gas emissions to 40 to 45 per cent below 2005 levels and, by 2024, we could have a net-zero ready requirement in place in the National Building Code, meaning all new homes would have to be built to rigorous efficiency standards.
The Ontario government, for one, has mandated that new homes have rough-ins for electric vehicle charging stations and solar panels on the roof.
Following the think globally, act locally principle, municipal governments across the country are introducing measures of their
own. Vancouver recently required zero-emission heating systems for lowrise buildings and Halifax Regional Council unanimously adopted HalifACT with the target of achieving a net-zero economy by 2050, to cite just two measures.
These programs will encompass a mix of best-practice guidelines and legislated requirements. Wise builders, developers and financiers will be ahead of the curve as these mandates come to fruition.
CONSUMER DEMAND
As the saying goes, money talks. And most Canadians want their investments to speak to their concerns about climate change. In a 2021 survey by the Responsible Investment Association, 85 per cent of respondents felt Canadian corporations should strive to be netzero by 2050, and 78 per cent would like at least part of their investment to be with companies that provide carbon reduction solutions.
Another study found that 64 per cent of millennials won’t work for a company that doesn’t have strong environmental, social and governance (ESG) values. In other words, companies that don’t embrace ESG will find an even harder time attracting top talent.
PROPTECH’S ROLE
With a growing PropTech sector in Canada and a recent boom of investment of $27 billion in the industry, Canada is well poised to develop local solutions to this global concern.
Already, PropTech is helping all areas of the sector meet sustainability goals: AI can monitor energy
consumption and identify areas of improvement; CAD-designs can be feed into robotic assembly systems to create fully insulated prefab building panels; BIM programs improve collaboration and expedite construction, reducing waste and damaged materials exposed to the weather; and more.
Developers, REITs, property managers and every other part of the real estate industry will have to embrace technology to combat climate change and continue to thrive.

As a designer, I have always been passionate about colour and texture. I enjoy the beauty and lushness found in richly coloured fabrics, the coarse texture of rough-hewn salvaged wood and the aged patina of beautifully tarnished metals.
Throughout history, we have seen many magnificently classic design features for our walls, be it ornately elegant plaster mouldings reminiscent of vintage Parisian apartments, or the rich mahogany panelling of stately English manors. These stunning creations gave classic splendour, charm and personality to our walls. Over time, we were introduced to modernism, which brought along its own stark beauty and simplicity. We’ve seen colour trends change, wallpapers come and go, all kinds of wood, or faux wood and wall cladding, but in the end, our desire to bring style and character to our walls has continued.
Undoubtedly, our walls have experienced many different lives over time, giving us an abundance of inspirations to draw on. However, deciding on a design direction can be a bit of a challenge. One of the easiest ways to liven up your walls is with paint. A rich, bold colour can add drama to your space, or simply create a contrasting feature wall for a quick and inexpensive wall makeover; and should you tire of the colour, it’s a relatively easy fix.
Wallpaper is always a great way to add character to your walls. Again, whether it’s an entire room, or just a feature wall, a bold patterned wallcovering will undoubtedly be impactful in your space. TO HELP STAY WARM DURING THE COLD MONTHS

Arizona is a haven of regional mid-century architecture, and there are also various collections of Spanish, Mediterranean and even Tudor revival designs. Clean lines and neutral colour palettes, often inspired by the landscapes the state is revered for, plus minimalist forms, make up a contemporary home here and can easily be adapted to your own home north of the 49th.
When John and I decided to build our second home, the decision to lay roots in Scottsdale, Ariz. was an easy, if not an immediate, one. We’ve been vacationing in the Grand Canyon State for as long as we can remember, and its warm and energizing climate is what we crave when we want to escape the colder Canadian weather. It’s an environment that genuinely needs to be championed, so we knew it was paramount to create a space that blended seamlessly into the landscape, honouring the location while still feeling sophisticated.
The beauty and character of the southwest can be a central character in your interior decor, too, so I thought I’d share some ideas for a contemporary style that will bring this elegant and fuss-free style to your own living space. (Plus, I’m sharing a few pictures of our own home-in-progress.)
ACCENTUATE THE COLOURS OF NATURE
I wanted to pull from the traditional colour palette of my surroundings, which I find inspiring. Still, I also wanted to make sure my take on it was updated and “soft” contemporary, which is to say I didn’t want anything to feel too modern or not in keeping with the landscape and location. Warm, inviting, airy and bright is how I would describe it.
When you think of the Arizona desert, you may assume the main colour story is brown. And while the state does have plenty of shades of brown — from beige tumbleweeds to the brown-orange desert clay — the Sonoran Desert is also full of bright colours, thanks to the range of cactus flowers that can be found in the region: Pink, yellow, orange or purple. Plus, don’t forget the spectacular (and fiery orange) sunsets. Consider all of this when choosing your paint colours or accents in each room.
BRING GREENERY IN
Bringing plants inside is the easiest way to blend the outdoors with your design. From native plants such as Parry’s agave and Wild Hyssop, to the variety of different cacti and succulents, finish off your space with a healthy dose of plants in terra-cotta planters; the material will instantly make your space feel more desert-like. The great thing about Arizona flora is that it tends to be pretty hardy and needs very little water, so if you like low-maintenance plants, these are great suggestions.
GO WITH LEATHER FURNITURE
Not surprisingly, leather was considered a staple of the Wild West, so if you’re looking for ways to furnish your home like a native of Arizona, look for soft leather couches and sectionals. Brown is the obvious choice (especially in a rich cognac), but if you’re looking for something more modern, go with black or white leather. A benefit of leather is that it wears well and is easy to clean. Make sure the overall composition of the furniture is contemporary and not dated. You could add smaller leather accents (in different shades of coral or sand) to give your space a laid-back desert style.
CONSIDER WROUGHT IRON
Many southwestern homes have iron interior elements, such as staircase bannisters, tables or kitchen fixtures and lighting. This is largely due to the influence of Spanish home design since the Spanish were, in fact, the first European settlers to inhabit the area centuries ago.
BORROW FROM NATIVE AMERICAN AND MEXICAN INFLUENCES
Modern desert decor is much more than just “American.” Borrowing from Native American and Mexican influences — Navajo patterns, cowhides, aged leather, wood and southwestern-style rugs — the style is also greatly influenced by many other gorgeous desert communities globally such as Chile, Turkey, Colombia and Morocco. The result is not only worldly but filled with warm hues such as tan, sand, ochre, orange and red.
