Despite the many misgivings when the year started, it looks like Edmonton’s new home industry is bound to enjoy a happy, jolly Christmas after all. Real estate reports indicate that housing sales in the local market increased by 60 per cent across all home types, and that Edmonton is one of the rare areas nationwide enjoying a balanced market as opposed to the seller’s market in most. There is a new energy coursing through the industry, and confidence seems to be back in the market. EXCEL HOMES UNLEASHES POWER OF THE DUPLEX IN CITADEL Side-by-side home, a semidetached home, paired home, a twin home. It seems the duplex has as many names as the ability it has in making homeownership dreams come true. Rohit’s Baskets of Hope
Last month Rohit’s Baskets of Hope event welcomed donations – both monetary and in kind – for women and children in need. Now in its 12th year, the event began in 2010 as a handful of women gathered to fill baskets with comfort items for women fleeing domestic abuse. Baskets of Hope has now grown into an annual event that supports women’s shelters across western Canada. Each year attendees bring 12 items of comfort and luxury to fill gift baskets with, which are then delivered to women receiving help at WIN House. The goal: help women feel valued and cared about. Although this year’s event was shifted to a drive-thru format, it was still a wonderful success! With the generous support of our incredible community, this year’s Baskets of Hope event and raffle resulted in a delivery of 200 overflowing baskets and over $7,000 in donations to WIN House! ELECTS FRASER DE WALLE AS NEW CHAIR The Building Industry and Land Development Alberta Association (BILD Alberta) is pleased to announce that Fraser de Walle has been elected as BILD Alberta’s fifth Chair of the Association to serve a term of one year. “I’m honoured to be part of this dynamic Association and lead the progress and strategic initiatives our board has developed. I look forward to addressing challenges and supporting an industry that continues to be one of Alberta’s largest economic contributors,” de Walle says. De Walle, a Senior Vice President for Marsh Canada, is well equipped for the position. He leads Marsh Canada’s West Zone Construction team and National Residential Construction segment. De Walle is a trusted risk management consultant and long-time volunteer that brings a wealth of experience to the residential construction and development industry. Before serving on the provincial board, de Walle served as Treasurer and Director of BILD Calgary Region, on the Canadian Home Builders’ Association (CHBA) National – Marketing Committee and on the CHBA Calgary – Marketing Council. de Walle is succeeding Paul Boskovich of Calgary, who will remain on the board in the position of Past Chair for one year. “I look forward to serving this industry as we emerge from the pandemic and finding opportunities to carry on the advocacy work of my predecessors to build a better Alberta for today and the future,” de Walle says.

BUSY 2022 AHEAD FOR HOUSING INDUSTRY, CHBA ER SAYS by PEPPER RODRIGUEZ
2021 started with uncertainty but certainly looks like it will end with a bang, as strong demand for homes – particularly singlefamily homes - paced the new home industry. Most housing industry experts did not know what to expect in 2021 with the threat of the pandemic still looming large, but the year unfolded with a lot of positives in Edmonton. The city is enjoying balanced market conditions instead of the seller’s market conditions prevailing in much of the country. Edmonton New Home + Condo Guide spoke with CHBA Edmonton Region CEO, Laura Bruno, to get a sense of what has made the city an exception in the housing market and what challenges still lie ahead in 2022. What are the biggest challenges the Edmonton new home industry ahead of 2022? Supply chain issues? Covid? Rising inflation? How will the industry cope?
There are several challenges ahead for the residential construction industry in 2022. Supply chain has been a challenge over the past year and is likely to continue into 2022. CHBA-ER has worked closely with our members to keep them informed of the ongoing supply chain issues and we will continue to keep them updated. While this is something that is ultimately out of our control, finding alternative product types and innovative solutions has and will continue to be at the forefront 26
new homes and the residential construction industry is constantly finding innovative ways to improve energy efficiency. It’s important to note that a typical newly built home today is 47 percent more energy efficient than a home built in 1985. We are eager to continue finding accessible and affordable ways to make new homes more energy efficient while maintaining housing affordability. How can the CHBA ER help builders/developers in overcoming these challenges?

While we saw significant growth in the industry, we were challenged throughout prime construction season by delayed development and building permits which can jeopardize affordability. These delays along with increased and new permit fees and levies, and red tape all have a cumulative negative impact on housing affordability. CHBA-ER remains committed to collaborating with administration and elected officials from the surrounding municipalities to develop creative solutions to reduce red tape, permit fees and timelines, and excessive regulation. Energy efficiency is top of mind for all industries including residential construction. The National Building Code is consistently working towards greater energy efficiency in

CHBA-ER advocates on behalf members to help create a more supportive regulatory environment that reduces red tape and increases efficiencies. We work to foster positive relationships with municipal administrations and elected officials to ensure we are at the table influencing policy and regulatory changes that impact housing. Do you foresee growth to continue? What are the factors do you think that will affect the decision to buy a new home next year?
We anticipate a busy year ahead and will constantly advocate for housing affordability and choice which are two driving factors in the purchase of a new home. ST. ALBERT In the pantheon of saints, Saint Albert may not be as popular as Saint Nick, especially during the Holiday season. But the dynamic central Alberta city that bears his name certainly ranks high as one of the best communities in province to live in. In 2019, St. Albert was ranked as the top community in all of Alberta by Maclean’s magazine (and 23rd nationwide), scoring in the top 25 per cent of all cities in four of the 10 categories: wealth and economy, affordability, amenities, and culture. Moneysense magazine also named it as the Best Place to Raise Kids in Alberta in 2017. High praise for a pioneer community founded in the mid 1800s that really hasn’t strayed far from its farming roots. The Maclean’s article says St. Albert, immediately northwest of Edmonton, offers easy access to big city amenities, plus a provincial park, has Western Canada’s largest outdoor farmer’s market and Alberta’s largest public rose garden. “St. Albert affords residents an outstanding quality of life where they can enjoy a secure, small-town feel, without losing access to everything you could need from a major metropolitan region,” the article continues. St. Albert certainly has grown from its origins as a missionary settlement built in 1861 by Fr. Albert

Lacombe, a Roman Catholic missionary credited with settling much of Alberta. The town that grew from it was named after his patron saint, Saint Albert, who looks after scientists and scholars. Most of the early settlers were Métis (people of mixed French and Indian blood). In later years the mission became a major centre for the Oblate Order. Visitors can see Lacombe’s original log church – now a provincial historical site – as well as the Musée Héritage Museum, which preserves St. Albert’s missionary past. Today, it is a teeming city of more than 66,000 inhabitants, with an average population growth rate of 1.30 per cent from in the 10 years from 2008 to 2018. It has a very family-friendly attitude with lots of recreation centres around, including Servus Credit Union Place and the Fountain ark Recreation Centre. THINGS TO SEE AND DO
St. Albert is also famous for its connection to nature, in fact, the capital region’s only provincial park, the Lois Hole Centennial Provincial Park, is right at its doorstep. It is located along the western edge of St. Albert and Edmonton and Big Lake is its defining feature, taking up 59 per cent of the park’s total area. It is recognized globally as significant birding area for its abundant and diverse bird population. The St. Albert Botanic Park is also a sight to behold. It is a top tourist destination in the city. Located on sturgeon Road, it features five acres of beautifully

landscaped, themed gardens that provide the setting for displays and trials of roses, lilacs, daylilies, Asiatic lilies, peonies, and lilacs to name a few, as well as vegetables and annuals. St. Albert also has a growing reputation as a foodie destination. The blossoming restaurant scene offers plenty of options from nearly every corner of the globe.. Nello’s Cucina Italiana keeps the tradition of fine Italian cuisine alive in St. Albert. Fresh, traditional Italian ingredients are used for its unforgettable appetizers, pastas, entrées, and dessert. Their Pasticcio is a particular favourite, five pastas baked in an over with Parmigiano and Mozazrella. Of course, in the warmer months there is also the St. Albert Farmers’ Market, the largest outdoor farmers’ market in Western Canada. From June to October, the market attracts crowds of 15,000 – 20,000 each Saturday. The market features 270 vendors, 5 special event days, and a variety of top market-quality products that follow our “make it, bake it, grow it” regulations. It is not to be missed.
