Things tend to slow down during the winter months, which gives us time to evaluate our homes. Perhaps there are projects we can undertake to make our living space more energy efficient, or more functional. A change in design and decor may also be a welcome and worthwhile endeavour. This edition is full of project planning advice and aesthetic inspiration.

Does colour scare you? Although whites and creams may be a safe bet, inserting some well-chosen colour onto your walls, may transform your home from plain and boring, to striking and dynamic. Bold and beautiful, on page 23, provides the top colour picks from four major paint brands. Calm, neutral colours are being replaced with confident, bold colours that have a strong visual impact.

Transform your space using colour (page 58), provides important considerations when determining your colour scheme. In addition to paint, colourful art, wallpaper and lighting can be used to complete the look.

It can be a real challenge to reduce clutter and find places to store our miscellaneous household items.

Storehouse, on page 33, goes room by room with top-notch storage solutions.

What is meant by developing a wish list? This is where you sit down with your family members and discuss all of

the specific features everyone would like to include in your renovation and decorating project. Then, create two separate lists. One identifies all of the items that are must-haves. The other list outlines the features that would be nice but are not essential. If your budget is vast, perhaps you can fulfill both lists. However, if your budget is tight you may need to just stick with the first list of essentials.

This stage of the renovation planning process is usually pretty fun and exciting. This is where you can really explore ideas and see what would work best for your home. Where can you go for ideas and inspiration? See the Canadian Home Builders’ Association article on page 62, for more information on how to develop your wish list and priorities.

Ongoing professional development is a key piece of what differentiates a Manitoba Home Builders’ Association member from other residential construction companies in Manitoba. MHBA builder and renovator members keep up to date with the newest information and trends, the latest best practices, and newest building technologies that help ensure their work is of the highest quality.

The MHBA’s annual Housing Forum and Building Trade Show provides MHBA builder and renovator members with a full day of education and training sessions. This year’s Forum, which took place on November 10th, provided MHBA builder and renovator members with the latest information and best practices regarding residential construction. Building low energy, high performance homes and identifying cost effective solutions for reaching the different tiers of the new National Building Code were the focus of the technical session stream at this year’s Housing Forum. Education sessions on Manitoba’s new COR safety audit tool and strategies to improve safety programs along with marketing sessions aimed to help MHBA renovator members communicate more effectively with customers were highlights of the outstanding programming offered to MHBA members at this year’s event.

Through the Building Trade Show, MHBA members also experience cutting edge building technology and the newest in building materials. The Building Trade Show also provided MHBA members the opportunity

to see new safety awareness and training products and services from our training partners, the Construction Safety Association of Manitoba (CSAM) and the Manitoba Construction Sector Council (MCSC).

On Tour trailer, a traveling safety demonstration and educational tool that can visit construction worksites and directly provide information and safety training to workers onsite, allowed for MHBA builder and renovator members to interact with and use this training tool firsthand. The MHBA is very excited to provide these type of training tools to our members as another way to help ensure that they are working in a safe work environment.

In addition to the annual Housing Forum, the MHBA provides ongoing education sessions throughout the year and continually shares the latest in industry best practices and information with our membership. The Housing Forum and our educational sessions are a key component of our Master Builder and Master Renovator certification programs. The MHBA Master Builder and Master Renovator certification programs allow builders and renovators to demonstrate compliance with high standards established by a credible third party.

The program ensures an ongoing commitment to continuing education

by requiring all certified builders and renovators to enroll in suitable courses related to building and business practice, so you can have peace of mind that your new home or renovations are in the best hands. A minimum number of hours of professional development must be completed every year to keep the designation current. Credit for professional development can be earned either through attending seminars offered in the MHBA’s continuing education calendar and attending other approved business sessions.

With the days now noticeably shorter, we turn to our interior greenscapes to lift our spirits through the dark days of winter.

While houseplant companions cheer up our homes, they too are feeling the effects of shorter days. Nobody understands this better than Darryl Cheng, author of The New Plant Parent. An engineer who has studied the relationship between houseplants and light, Cheng writes: “The impact of light cannot be overstated: No special fertilizer, distilled water or humidifiers will improve a houseplant in a poorly lit environment.”

Here are our top tips for ensuring the well-being of your cherished plants through the winter:

Light

Light is the big one during this limited-daylight time of year. Placing your tropical plants in south-facing, unobstructed windows is ideal, but there is also nothing wrong with adding artificial light. However, take note: Cheng advises that many agricultural-grade grow lights are likely overkill. “Most of the tropicals people are growing as houseplants have a lower light demand than the high-yielding vegetable crops those

lights are built for,” he writes. “If you have a regular white LED bulb, your plants will get enough spectrum at enough intensity to survive.” Bear in mind this supplemental LED lighting is lower intensity than the sun, which can be compensated for with longer exposure — up to 12 hours a day won’t hurt — and with the efficiency of LED lights, there shouldn’t be too much cause for concern on your hydro bill.

Less moisture

The biggest cause for houseplant failure is too much love in the form of watering. Waterlogged potting soil will lead to root rot. If your plants are looking yellow or black and wilted, check to see if the soil is too wet by pushing your finger into the soil about three centimetres deep. Remove the dead foliage and repot into fresh, dry soil if necessary.

More moisture

Many of the tropical plants we enjoy in our home are native to humid, rainforest-like environments – basically the opposite of our dry Canadian homes during the winter. Orchids, majesty palm, begonias, and Boston fern are some that will benefit from a daily misting with room temperature water in a fine spray bottle, generally when the soil starts to appear dry. Keep an eye out for brown or dry leaf

tips. Important note: Succulents, fiddle leaf fig, and spider plants are among those that do not benefit from misting and can end up with the symptoms of overwatering when misted. The easiest way to decide whether to mist your houseplants or not is to consider where they came from. Those native to the Mediterranean and Africa typically enjoy drier conditions than the lush tropical plants hailing from the rainforests of Southeast Asia and South America.

New Year diet program

Like many of us, the new year is a good time for indoor plants to cut back their food intake. Pay close attention — if there is new growth, continue fertilizing at a reduced rate. Most common houseplants slow down in the winter, so you can hold off fertilizing completely until early spring when you notice growth picking up again. In extreme cases, fertilizing in winter can turn soil salty and burn roots however, most often it is just a waste – the expensive fertilizer will end up flowing right through the soil.

Canadian winters are hard on us all, but when we take the right steps to take care of our houseplants, they will in turn look after us.

Maybe it was the arrival of Zoom calls and we all needed a cool-looking background, or we finally just got wise to the fact that bookcases and shelves can be great styling tools, but these standard items have really come into focus the last couple of years. Outside of a video view, a well-styled open shelf can elevate and enhance the rest of a room, adding character and interest, and yes, function, too.

I often use open shelving in my own designs, and it’s as requested and loved by my clients as it is by me. In one project, we aligned the theme of the accessories in relation to the room’s broader esthetic, which featured wood and organic elements, with a neutral palette. Our shelf display had muted tones, with a mix of objects and materials that resonated with the rest of the space.

Here are some of my personal tips to style a bookshelf.

Start from scratch

This is my best advice when decorating, whether it’s a bookshelf or a whole room. Clearing out everything may sound overwhelming at first, but it makes lighter work of the styling itself. It’s also the best way to take stock of the shelf and the space around it, which will impact what goes on it.

Be selective

When choosing your accessories, do so wisely, as there is a fine line between a “collection” and “clutter.” The space on your shelf is precious, so don’t waste it on pieces you don’t love, and certainly don’t waste it by cluttering it up again. Whatever you choose, make sure your selections have the desired impact in the room.

Look for variety

Try incorporating an assortment of items in alternate groupings, such as books mingled with photos, art, baskets and pottery. Vary your material selections as well, with a mix of pieces in wood, metal, glass and stone, in a range of textures. Plants are a great addition, too.

If you don’t choose books based on their covers (really, you shouldn’t), consider wrapping them in coloured paper to bring a little life to your displays. Add further visual interest to your display by painting or wallpapering the back panel of the bookshelf, or the wall behind it if it has an open back.

While this advice does the whole “don’t judge a book by its cover” thing, go ahead and treat your books like true accessories, with an eye to colour and pattern. Believe it or not, books come wrapped in some truly beautiful covers that, in my opinion, can easily be placed on a shelf alongside framed or canvas art.

Create balance

When arranging your accessories, consider the weight and size of each object in relation to the others, and the bookcase itself. Smaller items organically “float” to the top, while the larger ones gravitate toward the bottom. Be sure to balance your display with some empty space. When you think you’re done, take a step back and adjust the display until you’re happy with the result.

When grouping your collections, work in odd numbers, which creates symmetry and is generally pleasing to the eye. Place the tallest or largest item in the centre of each mini arrangement, with the smaller items on either side.

Tell the story of you

A bookshelf isn’t just a place to put your stuff; it’s an opportunity to showcase your style, personality and personal interests. It’s a way to infuse your home with colour, texture and vibrancy. It helps tell the story of you. Put some thought into your accessories and arrangements, and what it is you want to say. Alternate your display with the changing seasons, your evolving interests and new experiences, or just on a whim. Consider it your blank canvas.

It’s an interior design tale as old as time — how to make an open-concept main floor flow, while remaining functional and fabulous.

For designer Melanie Hay of Melanie Hay Design, the solution is to rely on her problem-solving skills. “I needed to solve several key functions in the space first,” says Hay. “I needed to carve out “zones” in the open-concept space that ensured there was enough room for family living and lounging, entertaining, working from home and dining.” Hay was mindful that her clients were a young family with a new baby and anticipated they would need the entire area to be comfy and cosy for daily family life, but also streamlined and stylish for entertaining.

“I knew with a young child in the house, I needed to be practical with

finishes, and I wanted the room to feel cohesive but still interesting,” she explains.

When creating the dining area, Hay had to come up with a clever small-space solution.”My clients really wanted a place to congregate with family and eat, but space was tight, and I didn’t want to take away from the spacious living/family area,” says Hay. She chose a previously unused area to set the stage for a dining nook and placed a pretty, upholstered dining bench under the window to soften the look and save space.

Next, she added two shaded wall sconces on either side of the window to help define the dining room area and some soft diffused lighting in the evening.

“The chairs are a bold visual element and are also practical, while the mid-century modern style walnut table is a bit unexpected,” she says.

Colour consistency throughout

Hay started by painting the walls in Muslin colour, by Benjamin Moore. She appreciated the soft blush undertones and knew it would pair perfectly with the paint brand’s Cosmopolitan hue.

The warm grey with green undertones was used as a contrasting colour on the wainscotting throughout the area and on the large fireplace/TV unit. “The two colours give the space polish and dimension,” says Hay.

When it came to the overall colour palette, Hay used a variety of coordinating warm, earthy tones, using her client’s laid-back personalities and their desire for the space to feel “comfortable and relaxed” as her main inspiration.

“I love neutral palettes in general, as I find them very livable and timeless however, there is always the chance that a space will fall flat if it doesn’t have enough dimension in tones and textures,” she says. To add depth, Hay incorporated various textiles and materials — a wool and jute rug, linen on the sofa, silk, wool, velvet and linen on the toss cushions, and

brass accents. “This layering of natural textiles and materials makes the space feel warm, enveloping and cosy and keeps it casual yet elegant,” explains Hay.

To mainain a cohesive look between the living and dining areas, Hay incorporated the same palette and material selections to ensure there was flow throughout the rooms. In addition, she paid particular attention to the space’s light and dark elements to ensure everything felt balanced. Even the window treatments were consistent between the two rooms to maintain a natural flow.

Using her keen design skills, Hay was able to turn an open-concept dilemma into a stylishly defined space fit for the entire family’s needs.

So long, farewell, goodbye…

The above was the tag line for the final episode of the best sitcom ever, M*A*S*H. While I draw no parallels here, I always remembered that line and as I sit down to write my final column, it quickly came to mind.

After a 45-year journey through the construction industry, it is now my time to pass the torch on to a new generation of the company I founded, and the new ways and means the industry is now embracing.

It has been a great career, full of rewards and disappointments, and I have enjoyed the ride, every step of the way. Starting in the trenches (as one should), over the years I rose to senior project manager positions and ultimately owner of my own firms. Retail stores, commercial buildings, office towers, multi-family condo units, multi-million dollar custom homes, remote location developments, arctic exploration base stations, Caribbean yacht restorations, major rockstar recording studios, international Habitat for Humanity projects, etc., etc. are all projects I led and look back on with a lot of pride.

However, the greatest joy has been in owning Harwood Design Builders in Winnipeg and working with the incredible team we assembled. A group of individuals who do nothing more than work tirelessly to make homeowner’s dreams come true at the highest quality level. This is evidenced by the almost 40 Manitoba Home Builders’ Association gold awards and 19 top five in Canada recognitions, including a best in Canada award in 2010.

When you add to this the Harwood Foundation, which we created many years ago to donate money to local charities and causes, it’s a period of time and a group of people I will always remember as my best years. It must also be said though that none of this would have been possible if I didn’t enjoy the best and most supportive wife ever, who always just let me be me and was not only a great cheerleader when times were good, but was unwaveringly there to help pick up the pieces when things didn’t go as planned.

Regrets, I’ve had a few (cue the Sinatra music). I leave without accomplishing one goal I feel very strongly about and that is the licensing of the renovation industry in Manitoba. I can’t even get a haircut or a massage from anyone without a license, but anyone who rents an

office space or buys a hammer and pickup truck can call themselves a professional renovator. In a world of internet rankings (which are so easily manipulated), telling you who they think is the best, I feel sorry for homeowners being preyed upon, losing deposits or receiving work by unqualified people, only to have to pay twice for it all to be redone. I hope I’m around to see this change and consumers protected.

That being my final rant, I sincerely hope you have found some value in the advice I have shared over the years. It has certainly been my pleasure to advise on anything I can help you with and guide you through what may be the biggest investment in your family’s sanctuary.

So, for the last time... stay well… and go Bombers!

The odd shaped space created 3 zones…the working triangle, the storage wall and the entertaining island with adjacent bar area. The transom window was removed to allow for more storage.

The 2 toned white with walnut wood cabinets along with the brushed brass hardware, creates a clean but warm atmosphere.

The focal point tubular hood is functional, interesting and nice transition between the boxy uppers and adjacent window. Large format tile becomes the feature backsplash.

The brick end gable repeats the brick on the adjoining Living Room fireplace and adds contrasting texture to other sleek surfaces.

Floating wood shelves bring warmth and functionality to the bar area.

Imagine sitting in your home wondering how you can liven up your walls. Maybe you’re dreaming about transforming your room into a cozy, warm space but you don’t want to commit to painting your walls a different colour. What other choices do you have to create that ambience that you’re looking for?

Art

Colourful artwork is a great method that can help if you have a specific colour scheme in mind. Use bright pieces with colours like red, yellows, blues, greens to add a splash of colour against a white wall. By varying the sizes of artwork, you can create a focal point with a large oversized statement piece. Larger pieces tend to help create balance and symmetry in a room. Alternatively, grouping medium sized pieces together can help create a dynamic composition. Hang your artwork above your couch, behind your dining room table, or above your fireplace to add warmth into your space.

Getting BIDS

Price is a critical aspect of your renovation project. What will it cost to do the job you want? Alternatively, how far can you go on a set budget?

Determining the cost of a small project is usually fairly simple. On larger projects, it often happens as a series of discussions between you and a renovator as you develop the vision and fine-tune the plans for your home.

On some projects, it may be a good idea to hire someone to develop the design and the plans first as a separate job. Many renovators offer a full range of services, including design and plans development. Alternatively, you may choose to work with a designer or architect and then tender the actual work to renovators.

“Guesstimates”

Experienced renovators can sometimes offer an educated opinion or price range on the spot, based on similar jobs they have done in the past – for instance, a per-square-foot estimate for additions or basement recreation rooms, or a rough cost estimate for upgrading your bathroom. This can be helpful upfront to make sure that there is a realistic fit between what you would like to do and the budget you have in mind.

However, be aware that the cost of a project can vary greatly, depending on many factors, including the current condition of your home and the types of products you want to use.

Bids or estimates

For all intents and purposes, bids and estimates are the same, if written down – a renovator’s offer to perform your renovation for a specified price, based on a detailed description of the work to be done.

It will specify materials, products, labour, subtrades and so on, with accompanying costs. A written offer is legally binding and becomes part of the contract between you and the renovator, should you accept it.

Make sure that you provide each renovator with exactly the same information; otherwise you will not be able to compare bids. This information may include plans, ranging from simple sketches or diagrams to full construction drawings needed for projects that involve altering the structure of your home.

Specifications are detailed descriptions of the materials and products you want to be used in your project.

How many bids should you get? There are no hard and fast rules. On

large projects, it is not uncommon for homeowners to interview several renovators, check their references and previous projects, and then choose one company to work with throughout the whole process, including developing plans and budgets as well as doing the actual work.

In the end it comes down to trust and confidence – trust that you have chosen the right renovator for the job, and confidence that you will get what you want.

Don’t get caught by the unexpected

Even the most experienced renovator cannot always predict the hidden challenges in your project. Dangerous electrical wiring from a previous renovation, rotted wood due to old leaks, lead flashing under the old roof shingles… these are just some of the problems that your renovator may uncover once the work gets underway.

Unpredictable problems can mean additional costs beyond the contract price. It may be a good idea to set aside a small portion of your budget as a contingency fund. Also, talk with your renovator – what are their recommendations?

Developing your wish list and priorities

This part of renovation planning can be the most fun and exciting. Developing a “Wish List” involves listing the specific features you would like to include in your project and deciding on the importance of each item. “We need this” items are those things you absolutely need. “We like this” items are those you’d like to have, but that are not essential if your budget is tight.

This stage of planning is all about exploring design and product ideas and learning as much as you can about what is available. Get out and see what others have done, what new products are available and what type of “look” is right for your family and home.

Here are some ideas:

• CHBA renovators across Canada do amazing work, and the best of the best in home design is found in

CHBA’s national awards program. Check out our photo galleries of the winners of the CHBA’s National Awards for Housing Excellence, and be prepared to be inspired!

• The Internet is of course a fabulous source of home renovation ideas. Search “home renovation ideas” and start looking. Visit home improvement retailers’ websites for specific product ideas. Try going to specific product manufacturers websites. Save the things you like or print them out.

• Look for design and home improvement magazines at your local newsstand, library or online. Collect pictures of homes, rooms and products that appeal to you.

• Visit new home builders’ show homes to see the latest in design, construction and finishing of homes.

• Visit kitchen, bathroom and other retail showrooms. Talk with salespeople and pick up

manufacturers’ literature on the types and brands of products you like. For a list of local home builders in your area click here.

• In many communities, home shows are held during the year. Renovators, designers and product manufacturers take part in these shows. This provides an excellent opportunity to see what’s new. Check with your Local Home Builders’ Association for information about home shows.

• In some communities, local renovators will organize renovation open house tours to showcase recent renovation projects. Again, check with your Local Home Builders’ Association for details. Keep the information you collect in a file, box or computer folder for later reference. This material will be very useful in discussions with renovators and will give them a good idea of what you like and want.

Golden rules

The Canadian Renovators’ Council of the Canadian Home Builders’ Association offers a number of golden rules to help renovating homeowners achieve their goals.

Know what you want

Take the time you need to explore the possibilities for your home and develop a firm plan. Begins with the fundamentals - what do you need and how you want your “new” home to look, feel and work for you and your family. Once you have a clear idea of the “big picture”, your renovator will help you work out all the details.

Set a realistic budget

Decide as early as possible how much money you want to spendthis allows you and your renovator to focus on the work that is doable within that budget. Experienced renovators can provide sound cost advice and recommendations. Sit down with your lender and discuss the amount you can reasonably afford and the most suitable financing options. Remember that your budget should cover everything that may arise from the renovation, including such items as new drapery, blinds, furniture and appliances.

Plan for the long term

Thinking ahead avoids short-term renovations that may need to be redone in the future. Discuss your short- and long-term goals openly with your renovator. Professional renovators can conduct a thorough inspection of your home and offer suggestions for the most effective sequencing of work over a period of time.

Protect yourself

Dealing with a professional renovator is your greatest protection against an incompetent or unfinished job. Don’t choose a renovator on price alone

While it is always tempting to go for the lowest price, you need to consider the implications of doing so. Does the renovator understand what’s involved

Before you enter into any kind of agreement, talk with friends and family. Contact your local Home Builders’ Association to see if the company is a member - membership is an indication of professionalism. Also check with the Better Business Bureau to see if anyone has lodged a complaint against the company.

Don’t jeopardize the quality of your renovation by compromising on the quality of products or materials
Don’t buy from a door-to-door salesperson without carefully checking out the company

What does this information consist of?

Here’s the list that most renovation contractors recommend:

• A clear description of what you want to change in your home and why - in other words, what’s the purpose of your renovation?

• Specific goals for your renovation project.

• A list of future changes you anticipate in your life that could affect what you need in your home.

• A definition of priorities - which renovation items are must-haves, and which ones would be nice to have, but are not essential?

Once you have completed this pre-planning, you’ll be in a much better position to ask a professional renovator, designer or architect to develop specific plans for your project. The time and energy you invest in this renovation homework can make a real difference in terms of the success of your project and your ability to keep within your budget. Remember that most renovation problems are a direct result of poor planning.
