HAPPY HOLIDAYS, CALGARY!

This will be my 23rd Christmas in Calgary, and I can remember the first one like it was yesterday. Sure, I do miss some aspects of the Holidays in the Philippines, but the best Christmases are spent wherever you make your home. And home means family, friends and loved ones.

And with Jayman BUILT’s quick possession homes, it is a good bet that you can move into a new home before the New Year!

The multi-awarded builder is on our cover this issue as they talk about how their quick possession homes have been selling like hotcakes and their Seton Street Towns may be the best bet to get into a new home by year-end.

We continue the quick possession story by talking to our other homebuilders like Excel Homes and Trico Homes, who also have a healthy inventory of homes ready for quick possession. We also talk about their process in maintaining a stable inventory of it despite the strong demand, and why it might be a good thing to get into a home this way so you can lock in onto a favourable interest rate.

We also have a feature on the 2023 outlook for Calgary, and boy, it looks like it will be a banner year for new homebuilders as in-migration numbers to the city and the province are out of this world. Calgary has been ranked the third best city to live in in the world and it looks like many want to see that for themselves.

Then, there’s the Explore series, this time on the southwest and we try to explain why this has always been the most sought-after residential sector in the city. We also get a look at the new design trends for 2023 from Brittany McNab, an up-and-coming local design star. Keep an eye out for her!

A JAYMAN BUILT QUICK POSSESSION HOME

Timing is everything in life, especially when buying a new home. Not everyone has the time to wait ten months for their dream home to be finished, that’s why the quick possession home is such an integral part of the new home business.

The catch has been that the last few years had seen such a high demand for quick possession homes that not many homebuilders have been able to keep up. But Jayman BUILT – with its expertise and wellestablished practices – has not only been able to keep a stable inventory of spec homes throughout but can even get a buyer into a new home for the New Year.

The quick possession or builder spec home is a tried-and-true industry standard. A spec home is industry

speak for a home that is built before a homebuyer makes a purchase. It is constructed using builder specifications (hence, “spec”) and most are move-in ready or at least available for a quick possession. They are at most times the best option for a buyer who has a limited amount of time before they need to move in.

“With a move-in ready or quick possession home, you have a shorter build time and can get in quicker. Either the home is ready or nearing completion,” says Michael Klassen, Sales Manager, Jayman BUILT.

“Spec home buyers also get the benefit of one of our professional interior designers having selected the colour palette and finishings in your home, so you know it is going to be stunning!”

Another advantage is that these homes can allow buyers a better mortgage rate. “Purchasing a quick possession home allows the purchaser to lock in their mortgage rate quicker, eliminating the risk of increasing interest rates,” Klassen says.

Jayman BUILT has over 50 quick possession homes available in Calgary. “This includes our pre-planned spec homes, which do still have a quick possession move-in date, within six months, but is not yet a home under construction. This option is great for our customers, as they are our most popular models and most popular options with professionally curated colour palettes, across all the communities we build in.”

Jayman BUILT does have approximately five homes that are available to move in before the end of this year, he points out.

“We have Seton Street Towns starting in the $480’s, Laned homes starting in the $480’s and front attached garage homes available from the $640’s. All prices include home, lot and GST,” he says.

Not all builders can offer a constant supply of quick possession homes as it requires a steady supply of construction materials not to mention

a good relationship with trades.

Through Jayman BUILT’s 40 years of experience, they have been able to build strong relationships with trades, and can buy supplies in bulk, which has sheltered them from some of the supply chain challenges.

“At Jayman, we have a consistent number of homes flowing through our office and field. We ensure that a portion of the homes started each month address the need for available home inventory whenever possible. We are seeing an influx of interest in quick possession homes and with that have modified our production to support the market.”

Klassen says whether buying a quick possession home or a pre-sale home (essentially one designed from scratch), the advantages of owning a new home no one has lived in before are enormous, especially if it’s a Jayman home.

FOCUS IS BACK ON LIFESTYLE ALLURE OF

SOUTHWEST CALGARY

The southwest has always been the preferred sector for building family homes in Calgary for the longest time, that’s where everyone wanted to buy a home to settle down. Who can blame them? The southwest was one of the earliest residential areas to be developed in the city, so it’s an established, amenity-rich area with all the benefits of urban living as well as plenty of opportunities to enjoy nature’s beauty.

The southwest does include much of Calgary’s downtown and it stands to reason that people want to live close to work here. It’s a straight shot down Bow Trail to the downtown from the most

popular residential areas of the southwest, such as West Springs and Aspen Woods.

Communities here are also the closest to the Rockies, so a mountain getaway is that much easier.

The southwest also has the most varied terrain in the prairie landscape that makes up most of the city. It is where the land begins to climb as it makes the progression west toward the Foothills and the Rockies. The city views available from Strathcona Park’s lookout point are some of the most beautiful anywhere – and that’s saying a lot as the elevated land of the southwest have some of the best vantage points for scenic views.

HIGH DEMAND

The problem was that most of the residential areas in the southwest had long been developed and built out, there’s not much options for buying a new, single-family home to cope with the high demand.

The recent success of the West Grove Estates by Bri-mor Developments that is now sold out just shows how much people want to live in this area.

There are still plenty of multi-family options available, such as Truman’s West District. But new-built, singlefamily homes are harder to come by. And if they are available, they tend to not be on the affordable side.

Alpine Park

That is until the western part of the ring road opened up. The expansion of the Stoney Trail/ Tsuut’ina Trail was the key in developing new residential land along the southern edges of the city.

First, the areas west of Macleod Trail in the south opened up starting in 2019 with the introduction of a host of new communities including Belmont, Pine Creek and Sirocco at Pine Creek by Anthem. Followed by Hudson at Creekstone by Highfield Land Management, and Creekstone by Apex Developments.

Now, the areas closer to Spruce Grove are also seeing a lot of activity with the opening of Aspen Park by Dream last year, and Vermilion Hill by Qualico Communities just last month. All these certainly open up this amenity-rich, close-to-nature quadrant for more varied and affordable housing.

Dream launched Alpine Park in October 2021 and it has been an absolute hit with residents already enjoying its promised lifestyle of a connected community on the cusp of nature.

Dream is doubling down on Alpine Parks’ park-like setting with the release of Phase 2 this past September. This phase will include two of Alpine’s largest green courts – Orchard Green and Sanctuary Green. The opening of Vermilion Hill by Qualico Communities was one of the best attended community launches of the fall homebuying season. More than 130 groups came by to partake in the opening festivities and no one came out disappointed with what they saw.

“Vermilion Hill brings a fresh new vibe to Calgary’s southwest side,” says Nina Wulder, Communications & Marketing Coordinator at Qualico Communities.

MAKE THE MOVE WITH QUICK POSSESSION HOMES

Building a new home can require a lot of patience. It can take as long as 10 months (sometimes longer) to move into a pre-sale home, and not everyone has the luxury to wait that long. But there’s an easier way, and that’s by getting into a quick possession home.

The quick-possession home - or spec home – is an industry staple that provides buyers on a tight timeline the opportunity to own a new home and helps the builders themselves keep their tradespeople busy with a steady workflow. It’s a win-win.

These homes are constructed using builder specifications (hence, “spec”) and most are move-in ready and available for a quick possession. The last couple of years, however, saw supplies of spec homes depleted to

almost nothing as a hot homebuying market took hold, coupled by supply chain interruptions.

The spec home pool in Calgary has since stabilised and experienced builders were well prepared for the eventuality, relying on veteran leadership, a reliable trade base, and deep pockets for a steady supply of construction materials. Here is how some were able to navigate the choppy waters and have new spec homes ready for buyers that need them.

EXCEL HOMES

Like any homebuilder worth its salt, Excel Homes maintains a stable inventory of quick possession homes in Calgary, Airdrie and Cochrane. “Excel has approximately 35+ quick

possessions in over 11 Calgary and area communities,” says Excel Homes Marketing Manager, Kristina Plank.

“Prices range from the mid $400s (the Magnolia in Chinook Gate in Airdrie), to the mid $800s (the Jasper in the southeast lake community of Mahogany),” she adds.

“We’re always planning for the future with our quick possession homes and executing on those plans when the timing feels right. We try to pick the home models that resonate the most with our customers in terms of what is the most popular,” she adds.

“From there, we’ll pick the most requested options and upgrades that offer the best value for the customer right now. There are times when we’ll decide to create a quick possession

Excel Homes currently has quick possession homes for laned, front garage and semi-detached models in Calgary and area.

“We are offering quick possession homes in the northern Calgary communities of Carrington South, Homestead, Livingston and Savanna,” Plank says. “In the south, Excel offers these homes in Mahogany, Rangeview and Walden with Creekstone coming soon. Jayman BUILT has built a reputation on its value-added homes, and its line of quick possession homes – some of which are available for move-in for the Holidays – are just as laden with the most desirable features.

“With a move-in ready or quick possession home, you have a shorter build time and can get in quicker. Either the home is ready or nearing completion,” says Michael Klassen, Sales Manager, Jayman BUILT.

“Spec home buyers also get the benefit of one of our professional interior designers having selected the colour palette and finishings in your home, so you know it is going to be stunning!”

Another advantage is that these homes can allow buyers a better mortgage rate. “Purchasing a quick possession home allows the purchaser to lock in their mortgage rate quicker, eliminating the risk of increasing interest rates,” Klassen says.

Jayman BUILT has over 50 quick possession homes available in Calgary. “This includes our preplanned spec homes, which do still have a quick possession move-in date, within six months, but is not yet a home under construction. This option is great for our customers, as they are our most popular models and most popular options with professionally curated colour palettes, across all the communities we build in.”

CALGARY IN 2023 PLENTY

Calgary is ranked the third best city in the world to live in, and many are willing to find out why, as net migration numbers in Alberta climb.

According to the Alberta government, the second quarter of 2022 saw net migration in Alberta rocket over 3,200 per cent compared to the same quarter of 2021.

This is the jet fuel that is expected to power the new home industry for next year, as the Alberta Advantage has got some of its swagger back and the Calgary new home industry looks to gain from it in 2023.

The last few years that Advantage had not been as lustrous as it was in the early part of the new millennium, but it’s fair to say it’s changing for the better. Economic experts are

optimistic about Alberta’s prospects for an even stronger 2023, despite headwinds brought about by higher interest rates and continued inflation.

For one thing, experts agree that the Alberta Advantage these days is different from what it had been when oil and gas was the sole source of its economic prowess. Today, it is more diversified with the growth of more industries, like technology, manufacturing, and logistics.

Calgary’s new home industry is particularly well positioned to reap the benefits, as homes here remain more affordable than in Toronto or Vancouver.

Strong in-migration numbers reflect the desire to call Alberta home, as more people from other parts

of the country and the world are attracted to the relative affordability and balanced lifestyle it offers.

ATTRACTING MIGRANTS

According to the Alberta Real Estate Association (AREA), some 37,122 people moved to Alberta from other provinces in the second quarter of 2022. This was up 87.7 percent from a year earlier. There were significantly more people moving to Alberta from British Columbia and Ontario compared to the second quarter of 2021.

A total of 27,265 people did leave the province for elsewhere in Canada in the second quarter, an increase of 12.9 percent from the same period in 2021. This leaves a net gain of 9,857

people to Alberta’s population in the second quarter, a stark reversal from a year earlier of the net loss of 4,370 people from the same period of 2021, the AREA report says.

Meanwhile, international immigration added a record 25,026 people to Alberta’s population in the second quarter of 2022. This was an increase of 361.8 percent from the same period in 2021 and marked the first time in history that net international immigration surpassed 20,000 people, the AREA report adds.

ROSY PICTURE IN CALGARY

The City of Calgary paints a very optimistic forecast for the city in its Economic Outlook 2022-2027. It says a robust energy sector role moving towards cleaner energy is expected to help drive local and regional growth as the price of oil and natural gas remain strong enough through the forecast period to attract capital investment.

“The information shared in the Outlook shows that Calgary is poised for a second and third successive year of positive economic growth in 2022 and 2023. Population, jobs, and economic activity are all expected to grow substantially despite an increase in the cost of living,” says The City’s Manager, Corporate Economics & Regulatory Affairs, Oyin Shyllon.

Calgary’s population rose by 22,200 people from April 2021 to April 2022, the report adds, and is expected to increase by over 88,000 between

2022 and 2026. “To put this in perspective, Calgary will grow more than the total population of Airdrie in this timeframe,” it says.

“Annual net migration will be the primary driver of population growth supporting a large market for goods and services, personal consumption spending and a resilient economy. The five-year population growth trends are + 97,200 (2017 to 2022) and +110,900 (2022 to 2027).”

The current metro area population of Calgary in 2022 is 1,611,000, a 1.9 per cent increase from 2021. It continues the upward population trend, as the metro area population of Calgary in 2021 was 1,581,000, a 2.2 per cent increase from 2020. The metro area population of Calgary in 2020 was 1,547,000, a 2.25 per cent increase from 2019.

That strong population growth and job growth are expected to bring the unemployment rate down, drive business creation, and boost consumption.

AFFORDABILITY IS KEY

What is attracting the majority of the newcomers is the relative affordability of housing in Alberta.

Calgary is one of the most affordable Canadian big cities to find a home, according to real estate research website Wowa.ca. “The Calgary housing market is inexpensive compared to the Toronto housing market and Vancouver housing market. At the same time, the Calgary housing market is almost as affordable as the Montreal housing market. This affordability is a tailwind for the Calgary real estate market as some people move their residences from the Ontario housing market or the British Columbia housing market to Calgary,” it says.

Across the board, Calgary’s leading homebuilders and land developers are keen on the prospects for growth in 202 and that Calgary’s relative affordability is the key to continued growth. New communities are being launched, new home models are being introduced, all aimed at accommodating the newcomers to the city.

Qualico Communities’ Thilo Kaufmann, Vice President Community Development – Southern Alberta, says the key to maintaining affordable housing is to allow for additional communities both within and outside the city of Calgary.

The well-respected land developer has already seen the successful launch of three new communities in 2022. “This will allow new migrants and new immigrants a place to call home,” he says.

In 2023 we will build off the momentum that those communities have brought us and continue that with new showhomes in Crestmont View and new community announcements,” Kaufmann says.

“The highest growth prospects within the City of Calgary will be in those areas that the City has approved for new development as existing communities build-out. If there is insufficient supply in Calgary, then the communities outside of Calgary will fill that need and benefit.”

Paul Taylor, President of Land and Housebuilding for Anthem, projects a year of recovery and “modest acceleration in the year.” He says job growth continues to spur in-migration to Alberta and that interest rate moderation and late year retraction will build confidence in the marketplace.

Anthem opened its newest community of Glacier Ridge in northwest Calgary in 2022 to huge acclaim. There were crowds lined up hours before the launch event started. “We are a very agile Team constantly refining our process and delivering what we promise consistently, so 2023 is business as usual,” he adds.

OFFERING A DIVERSE RANGE

Jayman BUILT continues to offer a wide range of home styles that will fit every budget. Their new The Streams of Lake Mahogany villa bungalows is their latest endeavour to cater to differing lifestyles, even as they continue to offer some of the most advanced energy-saving homes in the market with solar panels and more sustainable features as a standard.

Dave Hooge, Chief Operating Officer at Jayman BUILT, says he expects 2023 to be a more balanced market. “We expect 2023 to be a much more balanced market, without the extreme highs and lows of prior years.”

He adds that even though higher mortgage rates may be causing concerns for some home buyers, they are at normal levels when looking at historical rates. “This may mean that buyers are revaluating which homestyle is suitable for their budget and their lifestyle. We are still one of the most affordable provinces in the country and with the innovation happening at Jayman, this is an exciting time for homebuyers and builders alike.”

Multi-family developer, StreetSide Developments, is even more optimistic, as more buyers are looking towards townhomes and condo apartments as the mortgage market tightens.

Max Conrad, StreetSide’s Manager of Marketing and Digital Sales, says they are expecting a consistent amount of traffic and new homeowners. “As interest

rates start to stabilize potential new homeowners will feel confident in moving forward with their decision to purchase. As well, current interest rates have shifted affordability, with many potential homeowners now considering a multi-family home.”

He adds that the best thing for buyers to do right now is to get a full mortgage pre-approval so they can determine how much home they can afford. “This could mean re-aligning your expectations. It’s also important to ensure you are working with a mortgage broker or lender who is able to lock in a mortgage rate for you for at least 12 months. This rate hold will prevent you from unwanted surprises when it comes to closing on your new home. You will always get the lowest rate available when you close, but this way it will not be higher.”

The latest insights from RE/MAX are giving Calgarians a glimpse of what to expect in the local residential market for 2023.

According to the report Calgary Housing Market Outlook 2023, the market will shift from balanced conditions into sellers’ territory in the beginning of 2023. Additionally, firsttime home buyers are driving sales activity in the region, with move-up and move-over buyers close behind –trends that are expected to continue into 2023.

Heightened interest rates have also led many potential first-time buyers to lower their expectations and downsize their purchases, moving their sights from larger single-family homes to smaller and more affordable condominiums and townhomes.

But wait, there’s more! Here’s a quick summary of what RE/MAX expects to see in Calgary’s residential market throughout 2023.

RE/MAX CALGARY REAL ESTATE PREDICTIONS FOR 2023

• Calgary’s residential market is expected to move from balanced to sellers’ territory early on in 2023.

• The estimated average price for a home in 2023 is $704,356.39, up from $658,277.00 (Jan 1 to Oct 31, 2022).

• Overall sales are projected to increase 12% in 2023.

• Single-detached homes are projected to drive most of sales in 2023, as buyers look to obtain more living space.

• Inventory levels are expected to remain low for the first three months of 2023, before steadily increasing through Q3 and dropping down again in Q4.

5 INTERIOR DESIGN TRENDS

In 2022, the interior design world saw some of the most beautiful trends come through its doors. It brought every shade of green into our homes, we learned (and loved) the term “Organic Modern”, and we have grown to appreciate the finer things when it comes to housewares– linen, handmade pottery, and anything with an old-world artisan touch.

In 2023 I predict that we will see more of these trends that 2022 brought, and so much more. It’s an exciting year filled with beautiful organic textures, color, and drama. Here are 5 Interior Design trends you can expect to see more of in 2023.

1. DARK, MOODY, RICH COLOUR

This is the year for rich colour. We’re seeing brown come back, but it’s not like the brown we knew and eventually grew to loathe back in good old 2006. Think any brown you would see in your favourite morning beverage– chocolate, coffee, mocha. It feels warm, it might feel a little earthy– it’s giving cozy AF. We’re also seeing moody but muted blues, greens, and even some brownymauves appearing on the colour scene. Thanks to designers like Amber Lewis and Ashley Montgomery–moody, dark, rich colours will be showing up in homes for the next few years. And while the white oak look is still going strong, we will be seeing darker woods with a true brown mid-tone to dark appearance popping up in furniture, cabinetry, millwork, and other accessories. Dark countertops will be gaining popularity as well such as granite and soapstone.

2. STATEMENT STONE

Towards the end of 2022, we’ve seen stone backsplashes popping up in kitchens everywhere, and you can expect to see this trend to be gaining more and more popularity in 2023 due to its simplistic and organic, yet beautifully minimal nature. Once again, you will see more dark and dramatic colouring in stone like marble and quartzite and even manmade porcelain slab. Along with kitchens and bathrooms, you will also see a resurgence of stone in fireplaces, however the stone will be light in colour, over-grouted and large format–think cozy english cottage.

3. EMPHASIS ON LIGHTING

In 2023, we will be seeing more of an emphasis placed on lighting and the beauty, function, and atmosphere it can create. Gone are the days where an overhead light is simply flicked on when you walk in a room– people are starting to pay attention to ambient, task, accent and decorative lighting and how all these lighting types work together to create an elevated experience for everyday life. Think under cabinet lighting, art lighting, well placed sconces, and statement chandeliers and pendants.

4. ORGANIC MODERN STILL GOING STRONG

Another trend that is coming in hot from the end of 2022 is Organic Modern. Organic Modern is a blend of minimal modern lines, combined with natural elements that promotes a feeling of calm and wellness. You’ll see lots of Biophilic design here as well as lots of emphasis placed on handmade artisan goods with materials such as linen, ceramics, and stone. You’ll also see a mix of both curved and organic lines in this design style, as well as elements that have been trending in previous years such as rustic wood and turkish rugs. This style is expected to stick around for the next few years, and you will see many of these elements popping up in mainstream decor stores.

5. EMPHASIS PLACED ON SUSTAINABILITY AND TIMELESSNESS VIA TRANSITIONAL DESIGN

This last one might sound out of place, considering that this is an article about design trends for 2023. However, for the last few years many interior design trends have been leaning hard towards sustainable design. More and more, consumers are looking for products that will stand the test of time both from a durability standpoint and from a design standpoint. Higher quality finishes are sought after such as real wood, stone, and handmade wool rugs. Vintage and antique shopping has seen an uptick and we are seeing DIYers both restore and rethink some of these vintage and antique finds to make them work in their own homes. Homeowners are starting to see the value of finishings and furnishings that will grow and adapt with them as they move through the seasons of their lives– and their desire to both save their hard earned cash in the long run, and keep fast design out of landfills has pushed sustainable and timeless design to the forefront. This is bringing forth a style we may have seen in the last few years but didn’t know the name of and that style is Transitional Design. Transitional design is a mix of old and new, modern and traditional. It’s warm and inviting, a design full of self expression and history, and we can expect to see more of this in the next few years.

6. (A BONUS TREND!) CHECKERBOARD

Checkerboard is a brand new trend coming for 2023. You’ll see checkerboard in art, tile, rugs, throw pillows and blankets. This is one of those trends that comes down the pipes from fashion trends and it’s a great trend to include in small accessories– this is not a trend to invest in. It’s funky and reminds us that sometimes design is really fun!
