Strength remains in the Calgary market for 2025. Although growth may not be at the breakneck speed it has been in the past, Alberta’s biggest city is showing a more balanced market for the year.

The Calgary Builder & Developer Annual helps the reader make sense of all that’s going on and guide them in their choices for what type of home to buy and in which community to settle in.
We have our 2025 Outlook story that outlines Calgary’s story going into next year, what buyers can look forward to that can help them in their decision, and what experts think is likely to

The Office of the Superintendent of Financial Institutions (OSFI) recently announced a new rule for uninsured mortgages in Canada. Uninsured mortgages no longer require stress-testing at renewal, which could save Canadian homeowners thousands of dollars.
For years, many Canadians felt bound to their current mortgage lender at renewal time. A key reason for this was the stress test, which is essentially an assessment designed to ensure borrowers can handle their mortgage payments in a rising interest rate environment. This stress test often prevented homeowners from switching lenders at renewal or refinance, leading many to accept renewal offers that weren’t necessarily in their best financial interest. With the recent policy change, the stress test requirement for uninsured mortgages was removed, which means homeowners can now switch lenders more freely without facing this additional hurdle. This change comes at a crucial time, with approximately $350 billion in mortgages set to renew next year – up from around $250 billion this year – making it essential for homeowners to take advantage of this opportunity.

The pace of growth in Calgary’s housing sector continues at breakneck speed, but 2025 may give the market a bit of a breather and bring it back to more balanced grounds.
Economists predict that Alberta housing markets will continue to outperform the rest of the country in terms of demand and price appreciation over the long term. But there are signs of a slowdown for 2025, particularly for Calgary says Ben Rabidoux of Edge Realty Analytics.
“2025 will be a transition year for Calgary specifically. While Edmonton and other markets will perform better next year,” he says during his remarks at the BILD Alberta conference in Jasper last October.
Calgary has enjoyed a huge jump in housing starts over the past few years. According to the Canada Mortgage and Housing Corporation (CMHC), both the city of Calgary and the Calgary Metropolitan Area will continue to see strong housing start and completion activity.
In 2023, the CMHC says the city of Calgary recorded 16,679 housing starts. From January 1, 2024, to October 31, 2024, the city of Calgary has recorded 16,583 yearto-date (YTD) housing starts, nearly surpassing the prior record-breaking year with two months to go.
Similar strong performances occurred across the entire Calgary Metropolitan Area, which also includes Airdrie, Chestermere, Cochrane, Foothills County, High River, Rockyview County, Okotoks and Strathmore.
CMHC data shows a 24 per cent YTD increase in the area over 2023 in housing starts and nearly a 60 per cent YTD increase over 2023 in housing completions.
Alberta housing starts continue to soar, rising to 37,971 as of October 2024, a 34 per cent increase over the same period last year.
CMHC data reinforces that Alberta continues to show strong success in increasing its housing supply, which will help stabilize costs and improve the housing outlook for Albertans across the province.
Edmonton’s housing starts were up 47 per cent to 14,976, while Calgary rose 24 per cent to 20,104. The cities of Red Deer and Lethbridge also saw significant increases, with the former going up 93 percent and the later up a remarkable 209 per cent.
“Alberta is seeing remarkable numbers of new housing starts as our province continues to grow,” says Jason Nixon, Minister of Seniors, Community and Social Services.
“These homes are an investment in Alberta’s future, and we will continue to work with our partners to make sure we continue to increase Alberta’s supply and strengthen our communities for years to come.”
“The 34 per cent increase in housing starts highlights the strength of Alberta’s housing market and the positive impact of ongoing efforts to reduce construction barriers,” says Scott Fash, CEO, Building Industry and Land Development Association (BILD) Alberta.
“With continued collaboration between industry and government, we’re building the homes Albertans
need to thrive. BILD Alberta remains committed to supporting this growth and ensuring a strong, sustainable housing future for the province,” he adds.
The rising housing starts though may be hard pressed to keep up with the swelling population in the province. Although new federal regulations are being put in place to stem migration to the country, Alberta will still be a prime destination for newcomers in 2025.
According to Statistics Canada population estimates for the second quarter of 2024, Alberta was the fastest-growing province or territory during this period, increasing by 46,200 residents for a rate of 0.9 per cent.
In Calgary, BILD Calgary CEO, Brian Hahn, says it is imperative to work together with the municipal government to meet the challenges of the coming year.
“It is encouraging to see The City of Calgary move forward with the consideration of growth applications as part of the updates to the City of Calgary service plan and budgets.” He adds that this is a crucial step in unlocking needed land supply, as this strong performance in housing starts and completions has created demand for new fully serviced lot supply.
“Growth contributes significantly to Calgary’s finances. In the case of new community development, developers cover all the costs for on-site infrastructure and 100 percent of their share in off-site infrastructure. Both new community development and redevelopment generate revenue for The City through increased property taxes, utility rates, franchise fees, and other fees.”
What may likely heat up the market further in 2025 is the falling interest rates. On Oct. 23, the Bank of Canada cut its key overnight lending rate to 3.75 per cent — dropping the figure by 50 basis points from the previous 4.25 per cent. Experts say even deeper interest rate cuts can be expected.
The favourable lending rates – which once stood at 5 per cent – give new homebuyers impetus in finding a lower mortgage and make the dream of owning their own home more attainable.
Not only are the interest rate cuts working in favour of the homebuyer, but the recently announced 30year mortgage option that the federal government is making available to firsttime homebuyers is going to spur homebuying in in 2025, particularly in Edmonton.
In late July, the federal government announced it would allow “30 year mortgages for first-time buyers of new builds”. This significant change to mortgage rules would allow an additional five years to pay off a mortgage, which is anticipated to help create more opportunities for the younger generations.
Clay Jarvis of finance advice website NerdWallet Canada, says Edmonton is poised for a better year, than the other major Alberta city to the south.
“I think Edmonton’s poised for a bigger year. Prices haven’t flared up to the same degree they have in Calgary, so there’s more room for growth. There’s also more upside for investors, who I think will devour as many properties as they can – in Edmonton and elsewhere –now that rates are coming down,” he tells NextHome.
“Calgary’s harder to read. On the one hand, prices there are getting awfully high. The average price for detached homes is already over $750,000 and could easily top $800,000 by this time next year if the market stays warm. That could knock many buyers out of the market or push them into the condo/townhouse segment.”
He does note that if rising prices spur “FOMO” (fear-of-missing-out) among the city’s buyers “they might charge into the market and start a real run on properties. If that’s the case, sales will rise, inventory will evaporate, and prices will spike across the board.”
Rabidoux of Edge Realty Analytics says Alberta markets remains well-positioned to perform well over the long term, as fundamentals are still very favourable. The robust market will be abetted by falling interest rates, which he thinks will fall further. Alberta will also continue to lead the country in population growth, but total population growth is set to slow sharply.
“Calgary is transitioning to a more balanced real estate market, but Edmonton and other markets will stay hot in 2025,” he says.

Bolding half of the logo allows it to pop and stand out, compared to having all the same font thickness.
A more modern typeface and the jaunty slant of the ‘d’ adds some fun and interesting play. Open to the interpretation of the viewer, the angled ‘d’ can look like a roof line, and also allows some fun graphic opportunities.
Finally, maintaining “A Qualico Company” as part of the logo continues to demonstrate StreetSide’s longstanding history in its markets.
The rebrand is reflected in all four StreetSide regional operations in BC, Alberta and Manitoba.
Calgary continues to attract a record number of newcomers to the city and StreetSide has several new developments designed to win hearts and minds of the ever-growing market.

Redstone Square, which will have one- to three-bedroom apartment condos, as well as three- and four-bedroom townhomes. “This will have such a fantastic location just across from the upcoming Market Square retail complex,” Murray says. “It just shows our commitment to offering every opportunity to homebuyers to find the right home to fit their lifestyle and budget needs in a location that provides lots of amenities.”
Already selling is Rangeview Gardens in the southeast, which are three-storey townhomes in Calgary’s only garden-totable community. Starting from $499,900 including GST, these townhomes offer spacious living with three- and four-bedroom models and should be available for possessions in the second half of 2025.

The former is someone buying a home for the first time, and the latter is someone purchasing a newlybuilt home. Both are important to the industry, and in Calgary there is a lot of them.
Newcomers to the city have come in droves attracted by Alberta’s thriving economy, and the continued affordability of homes in Calgary. But whether it’s a local buyer going into the market for the first time, or someone new to the city and wanting to buy a new home to settle in, there are ample opportunities around.
Buying a new home will always be the best option, especially for first-time homebuyers.
First of all, it is covered by a 10-year limited warranty that is not available with a resale home. You also don’t have to immediately renovate if you don’t like the previous owner’s style.
And if you’re new to the city or country, it is always recommend to look for a homebuilder that makes the purchase process easy. One that takes the stress out of buying the home. Having to make decisions about location, model, picking your finishes, buying appliances and window coverings, and worrying about landscaping can be overwhelming.

Whether upsizing or downsizing, for many, the townhome is about right-sizing. The townhome is the most versatile new home option in the market these days; it’s stylish, functional, and just makes sense. Most of all, it’s affordable.
New home buyers love the fact that they can get a two- or three-bedroom home (increasingly, fourbedroom modrls, as well) for a lower price than is typical for a duplex or laned home, with the extra advantage of a low-maintenance lifestyle. Townhomes

Townhomes are offered in a wide variety of styles that work for different kinds of lifestyles. They may be stacked on top of each other; or side-by-side in a row; they can offer single-level living or a three-storey lifestyle; and they might have condo fees and there are those that don’t. Some even have attached garages for extra convenience.
Townhomes are hot on the homebuying market right now and are available in many of Calgary’s newest communities.
The future is duplex homes for many new home buyers looking to settle into a single-family home. They are practical, affordable, and they are hotter than ever, and not just for first-time homebuyers.
home used to be looked down upon as the poor cousin of the single-family home set. But through years of design innovation, sound-attenuation improvements, and evolving exterior looks, this twinhome design has become a favourite.
Homebuilders have different names for the duplex. Some call it a side-by-side home, or a semi-detached home, or even a paired home. No matter what it is called, its flexibility, functionality, and perhaps most importantly, its affordability has made it a perennial best-seller.
A duplex is a single structure featuring two residences, each with its own private entrance and one shared wall (there is a gap between homes to lessen sound transfer). Each home is individually owned, and unlike townhomes, have no condo fees. It’s twice the nice at half the price.
Sound transfer used to be the biggest knock against duplexes, but that is largely a problem in the past as the advances in sound attenuation technology and floorplan designs work to limit the creaks and cracks. Many now also come with attached garages for greater convenience.
Besides its inherent affordability, the flexibility duplex homes offer homebuyers is just as integral to its appeal. There have been instances where families buy both units so the parents can live in one household and the kids in the next.
Duplexes continue to be a best-seller for homebuilders as they are seen as an attractive alternative to condos or townhomes, and many are readily available Calgary’s best communities.
Laned homes have been the darling of the new homebuyer set for almost as long as there has been a new homebuilding industry. This type of home usually has a porch or veranda facing the street, or big front windows with unencumbered view of the front yard. It also has a parking pad or detached garage with rear lane access, and it has always been the preferred first home for many.
Traditional designs have typically been utilitarian with three bedrooms and two-and-a-half baths with an open concept main floor and a basement development option. But lately, there has been a noticeable change in the design.
Over the last decade or so, it was rare to see laned homes larger than 1,500 square-feet, but today, as lifestyle needs of buyers continue to evolve, laned homes have gotten bigger, offering more living space than ever before, many coming with options for spice kitchens, and main floor bedrooms, and more.
And as for curb appeal, nothing can beat the laned home, as they present a friendlied curb side presence, with much more architectural detail on its façade than most other homes.
For many of today’s families, the ideal home remains to be the front-drive attached-garage home. These types of homes are as ubiquitous as the suburbs they are generally found in and are at the apex of the homebuying cycle.
It is the home most everyone who has lived in an apartment suite, a duplex, or a townhome, aspire to live in eventually. Especially when they have children, and they see their families grow.
FDG homes come in many forms. In Calgary, they are usually two storey homes with three-bedrooms, twoand-a-half baths, and a basement development options, and of course, a garage to fit two cars – or more. There are also now some that offer a third floor option.
The FDG home can also come in subsets like bungalows (single-level single-family homes) and estate homes (luxury homes some with triple car garages).
Homebuilders usually use the FDG home to showcase their skill and craftsmanship and they are usually the easiest to find in showhome parades. But since they are the biggest of all the home types, the FDG is the least affordable. Many builers however offer options now that can make the home work for the buyers.
By adding secondary suites with separate side entrances as an option, a new homebuyer can rent out the developed basement and use that to assist paying down the mortgage. Main floor bedrooms with full baths have also become a popular option to cater to the multi-generational household, where aging parents can live comfortably without having to negotiate stairs. These options are also available in some laned, and duplex models.
There are a few subsets of the FDG home in Calgary: there is the bungalow, a single-level single-family home that is preferred by many downsizers; then there is the the three-storey FDG home which has a loft or extra room on the third floor. Imagine all the living space you can create when the basements of these homes are developed.
Still, stepping into such a big life-changing commitment, it’s normal to have doubts. That’s why a lot of homebuilders offer further assurances that can help new home buyers make the decision. Just as Calgary continues to attract homebuyers to the city, more new homebuilders are also coming in providing new energy to the local industry.

Last year, Calgary stood alone in the spotlight as the hottest housing market in Canada, maybe the world. Alberta’s biggest city held all the cards as far as housing market appeal goes, and the ace is its affordability. Even today, as demand somewhat slows to a more balanced market, Calgary is still one of the best places to afford a new home.
Challenges remain for 2025, but the local new home industry is well prepared to meet those.
In this first issue of the Calgary Builders Annual, we gathered a selection of movers and shakers in the local housing industry in our Expert Panel to speak of the challenges in the coming year and how they are preparing to face them.

As we move forward into 2025, we are dedicated to addressing the challenges facing the new home industry with thoughtful and practical solutions. We understand the importance of attracting and retaining skilled trades and labour, and we are working closely with our partners across the industry to meet the market’s demands across the province.
Our commitment to affordability and quality remains a top priority. We strive to offer a variety of home styles across our communities to meet different budgets. Many of our homes have been designed to offer basement suites that help provide additional income. We offer energyefficient options that reduce monthly utility costs while lowering mortgage insurance costs. Additionally, we carefully select interior and exterior materials that offer exceptional quality and durability, such as triple pain windows, fiber-cement siding and luxury vinyl plank flooring.
QUESTION FOR BUILDERS: WHAT ARE THE BIGGEST HOME DESIGN TRENDS YOU’RE EXCITED TO SEE IN 2025? QUESTION FOR DEVELOPERS: WHAT NEW INNOVATIONS IN AMENITIES OR COMMUNITY DESIGN ARE YOU EXCITED TO TELL BUYERS IN YOUR NEW COMMUNITIES?
On the homebuilder side, we are continuing to rethink how people are living in their homes and providing options to match these needs. We are designing homes with 1- and 2-bedroom basement suites, main floor bedrooms, third storey lofts, and a number of pre-planned options that offer choice and flexibility.
On the developer side, when it comes to innovation, we are always looking to create new experiences both for our residents and people interested in becoming a resident in our communities. We have focused on creating new spaces for people to
interact with our community through our ambassador program and sales experiences. The Livingston Show Home Village was a collaborative effort between the developer and builder partners to bring a centralized sales experience to the buyer, where they can learn about the community and all home options in one space.
We have two new communities opening in Calgary next year and both will have a unique sales position, one now open in CrossIron Mills Mall. Brookfield prides ourselves on the incredible Residents Association and Homeowner’s Association programs, facilities, and parks that we have created over the years across the province. Our latest property is The Lodge in Rockland Park featuring an outdoor pool and hot tub, this is a first for us and we are very excited for it to open later this year.
We have seen a downward trend in mortgage rates, which helps with affordability for everyone. Additionally, we are really excited about two new master-planned communities in Calgary – Starling and Seton Ridge.
On a larger scale, we are going to continue to see people moving to Alberta. Our economic outlook and job market is positive; add in housing that is more attainable than other major cities, plus attractions like sports teams, international airports, the mountains, and more, and it’s easy to see why Alberta is seeing such incredible growth. All together, it’s a great time to buy a new home in Alberta.
Our industry needs to attract and retain skilled trades to build the communities and homes for the province. There are really great opportunities for people to get started in a lucrative career where hard work is rewarded - not just financially, but also by creating something you can really be proud of.

WHAT’S THE CHALLENGE FOR 2025 NEW HOME INDUSTRY IN ALBERTA?
We are really focused on two things: housing demand and streamlining housing approvals / reducing costs. Alberta’s population has grown by 406,533 people (9 %) over the past two years. This growth has led to a significant increase in housing demand and construction over the past three years. This growth is expected to slow, but by how much?
Streamlining housing approvals and reducing costs for new housing continues to be a challenge. While many municipalities in Alberta have made progress in streamlining processes, others have started to introduce new costs and delays. Merely outperforming Toronto and Vancouver in housing approvals and affordability is not an acceptable standard to ensure longterm housing affordability.
HOW IS BILD ALBERTA ADDRESSING THEM?
We focus on positioning the industry to be adaptable and efficient in the face of considerable unknowns. You do this by creating a predictable policy and regulatory environment at the provincial and municipal level. Ensuring there is adequate land supply, fast approvals, balanced development charges and consistent application of building codes all support an industry that can adapt in the face of rapid economic shifts.
HOW CAN THE INDUSTRY ACT TO HELP FIRST-TIME HOMEBUYERS?
It’s important that we continue to offer diverse housing types in complete communities, so residents have options in the communities they want to live in. Additionally, we have seen increasing popularity of semi-detached and townhouse units while more home buyers opt for a secondary suite which helps both with financing and monthly mortgage costs.
Alberta’s homebuilders take pride in meeting high construction and
safety standards. When you choose a reputable builder, you can be confident that your new home will be built with quality materials, skilled craftsmanship, and great attention to detail. Plus, every new home comes with mandatory warranty coverage.
We need further regulatory changes to streamline approval processes to reduce delays, costs and accelerate project timelines. Our municipalities also need to increase the supply of serviced land to ensure we can rapidly meet growing demand. Lastly, maintaining a strong focus on attracting the next generation into skilled trades careers will help address labor shortages and build a resilient workforce for the future of the industry.
Advocacy to the provincial government is our core focus and we are proud on some significant accomplishments in 2025. Policies were removed from City Charters that could have added between $25,000 and $60,000 to the cost of new housing units in Calgary and Edmonton. We also have made significant strides towards modernization of the Land Titles System.
Alberta is poised for another strong year of housing starts and we are hopeful that more of that growth will be spread to some of our amazing mid-sized cities. We are extremely excited to continue our work with the provincial government in broader reforms to the housing approval and building code systems. If we are able to get some of these items across the finish line, Alberta will be poised to retain and protect housing affordability for generations to come.

The principal challenge for 2025 is to continue to build on the momentum from the record pace of housing starts in the prior four years. Affordability is always forefront, notably Calgary remains the second most affordable metropolitan region in Canada for housing. Coupled with the region’s natural beauty and livability, Calgary remains a very attractive place to live, work and play. Builders and developers continue to work collaboratively with policy makers as well as educational institutions to ensure there is a growing supply of human resources attracted to the land development and home construction industries.
HOW CAN THE INDUSTRY ACT TO HELP FIRST-TIME HOMEBUYERS?
In addition to local and provincial advocacy aimed at lowering time and cost barriers to housing supply, through the consistent advocacy of BILD’s national association, The Canadian Home Builders Association, the maximum amortization period increased from 25 to 30 years for many first time home buyers. This longer allowed amortization period helps to lower monthly payments for first-time homebuyers.
WHAT WILL GIVE BUYERS CONFIDENCE ABOUT BUYING A NEW HOME THIS YEAR?
Interest rates appear to be headed downward presently, but more importantly industry clearly continues to mobilize resources to achieve record housing start and completion results. As the Canadian Home Builders’ Association says, “Supply is the key that unlocks home affordability.” BILD Calgary Region, BILD Alberta and The Canadian Home Builders’ Association continue to
work collaboratively with municipal, provincial and federal regulators to lower the barriers to the cost effectively and timely addition of housing supply.

In mid-November, Canada Mortgage and Housing Corporation (CMHC) published its Housing Starts and Completions report for October 2024. Both the city of Calgary and the Calgary Metropolitan Area continue to see strong housing start and completion activity this year. From January 1 to October 31, 2024, 16,583 housing starts were recorded in Calgary, nearly surpassing the prior record-breaking year with two months to go.
Similar strong performances occurred across the entire Calgary Metropolitan Area, which also includes Airdrie, Chestermere, Cochrane, Foothills County, High River, Rockyview County, Okotoks and Strathmore. CMHC data shows a 24% YTD increase in the area over 2023 in housing starts and a 62% YTD increase over 2023 in housing completions.
This was a result of strong collaboration with a support from all the regional municipalities, including The City of Calgary and Airdrie, Chestermere, Cochrane, Foothills County, High River, Rockyview County, Okotoks and Strathmore.
For 2025, our members look to build on the successes of 2024 and the strong collaboration with their contractors, suppliers and municipal, provincial and federal regulators.

The challenge for 2025 will be affordability and supply vs. demand across the housing market. Affordability is the buzzword in the housing industry lately, and when coupling factors like rate decreases and the new 30-year amortizations. It will be key for us to carefully assess the market demands and continue educating buyers about the market while guiding them through their home purchases with us. Ensuring our clients are well-educated on the current market conditions will help us (and buyers) through the challenges that lower interest rates and new housing policies will have on them.
QUESTION FOR BUILDERS: WHAT ARE THE BIGGEST HOME DESIGN TRENDS YOU’RE EXCITED TO SEE IN 2025? WHAT CAN BUYERS BE EXCITED FOR IN TERMS OF DESIGN INNOVATION?
We’re seeing a slight shift toward more modern designs and a step back from previous years’ bold patterns and colours. Neutral colours, like whites and sandy colours, and light-coloured wood grains are making a big splash right now with more bold accents like gold and black fixtures popping up. The trend for eco-conscious and green-friendly
homes continues and we expect to see this continue to evolve.
WHAT WILL GIVE BUYERS CONFIDENCE ABOUT BUYING A NEW HOME THIS YEAR?
Buyers are always looking for impact, and the biggest way we can impact buyers is to educate them well on the value of the homes they’re looking to purchase. Confidence comes from knowing their asset will appreciate in value over time. As housing costs rise, buyers seek long-term value and gains in their property purchases. Educating them on where that value comes from will be key.
WHAT NEEDS TO HAPPEN FOR THE INDUSTRY TO KEEP GROWING IN 2025?
Meeting housing demand and affordability is crucial for growth across the industry in 2025. Furthermore, well-informed housing policies from all levels of government and public policy to keep the cost of building down will be key contributors to the industry.

This holds true for our two new communities, CreekView and Chaparral Meadows, both of which are launching in 2025. In CreekView, the community backs onto the beautiful Pine Creek Valley, tiering down to ground level with the creek. This design provides walking paths and privacy for everyone in this quiet enclave of the city. Chaparral Meadows is nestled right alongside Fish Creek Park, Blue Devil Golf Course and the Bow River. Development is such a positive thing for the City of Calgary, so making sure that people know what housing development does for employment, retail and public spaces that would not exist if not for new communities and housing.
We’re looking forward to a busy 2025! We recently launched an exclusive area in Legacy, The Pointe Estates, which will feature premium estate homes on the widest lots in the community, up to 64-feet, all overlooking the 300-acre environmental reserve in 3 exclusive cul-de-sacs. If a home along the river is more your speed, we recently launched Phase 9 & 10 river facing lots in Wolf Willow backing onto Fish Creek Park. These exclusive lots are some of the only river-facing lots in a new community in Calgary.

One of the biggest challenges that is impacting availability and affordability of homes for 2025, is the lengthy and inconsistent municipal approval process. This is perhaps the single most significant process that can be addressed locally which will have the largest positive impact on affordability and deliver with confidence the muchneeded “missing middle” housing, like street towns. While Genesis and other Developers have worked hard to bring these products to market, differing interpretations of standard rules and some planners’ personal preferences slowdown progress and increase costs to the end consumer. We’re addressing this through ongoing dialogue with city officials, educating on market realities, and advocating for streamlined approvals, especially for repetitive buildings in the same development. Despite record housing starts, these process inefficiencies remain a barrier, and we’re committed to collaborating with partners to drive meaningful change.

At Genesis, we’re excited about incorporating natural elements into both home and community design in 2025. In our homes, we focus on maximizing natural light, flexible and adaptable spaces like workstations, clean lines, and bold yet timeless design choices. In our communities, we embrace natural topography, as seen in Logan Landing, where park
spaces and future amenities showcase stunning views of the Bow Valley. In Airdrie, we’ve designed a canal system to create opportunities for connection through activities, while ensuring communities grow organically around these features.
Buyers can feel confident about purchasing a new home this year thanks to a strong local economy and the expectation of declining interest rates. However, with limited supply of serviced lots and strong housing demand, early engagement in the sales process is essential to secure a home in their desired community. While more communities are coming online, waitlists remain significant, and delays in approvals and servicing capacity could lead to a housing shortage later in the year. As with 2024, between increasing home prices and higher interest rates, affordability is an issue for some buyers. We saw a very large increase in net migration to Alberta, and Calgary in particular. However, most of these have come from international migration, and we anticipate this to soften in 2025. Additionally, new Canadians need a 20 per cent down payment due to lack of credit history in Canada. I would anticipate an increase in these buyers, and the need for flexibility in down payment and financing programs to help get these buyers into a new home.
The Alberta new home market is one of the strongest in Canada in 2024, and we anticipate moderate growth for the Calgary region new home industry in 2025.
WHAT NEW INNOVATIONS IN AMENITIES OR COMMUNITY DESIGN ARE YOU EXCITED TO TELL BUYERS ABOUT IN YOUR NEW COMMUNITIES?
The development industry tries to create thoughtful design into all of our amenities. We look forward to the new Eco Park in Dawson’s Landing Chestermere, expanding the Adventure Park in Harmony in Rocky View County, and we are exploring with the Town of Cochrane an innovative and exceptional regional and water recreation hub, in combination with stormwater in later stages of Southbow Landing, the newest community we opened in September 2024.

More new communities which means more home inventory. Additionally lower interest rates and slower price growth should give buyers a leg up in their home search.

Continued collaboration and approvals from the various municipalities with a focus on growth will be helpful to ensure our industry can deliver homes that fit buyers budgets and needs.

We will be launching three new communities in 2025:
• We will start promotion of Ambleridge, the sister community to our popular Ambleton community in NW Calgary. We anticipate the Grand Opening of this community to happen in Spring 2026.
• Bridgeport in Chestermere is now starting to sell with a couple of builders, and we anticipate the Grand Opening of the community to happen in late Summer 2025
• Vantage Rise in Airdrie will also start promotion and presales before the end of 2025, with the Grand Opening of the community to happen in Spring 2026
• We will have new semi-estate showhomes in Dawson’s Landing, Chestermere, which will feature the first lots backing on to the amazing new Eco Park.
• We will have new showhomes opening in the very popular community of Vermilion Hill in SW Calgary in late Spring 2025
• Harmony in Rocky View County, which we are partnered on with Bordeaux Developments will also have three grand openings in 2025, including our new smaller starter product, move up front garage product, semi-estate front garage product, and estate homes.
