FOCUS ON FIRST-TIME HOMEBUYERS
Akash Homes also has the perfectly tailored duplex for the first-time homebuyer. “First-time buyers and investors are the biggest purchasers of duplexes. From affordability to functionality, they’re a great way to get into the market or expand a real estate portfolio. In times of higher interest rates, duplexes offer a great access point for new buyers into the real estate market,” Lakusta says. In size and affordability, Lakusta says their duplexes are suited to answer the first-time homebuyers’ needs. “Our duplexes range from 1,300 to 1,700 square-feet. We offer four models across different communities, and they all offer 3 bedrooms and 2.5 baths!”
Both attached and laned duplex models are available, all on conventional lots and are sold in all communities that Akash builds in across Edmonton and Calgary.
CRAFTING STYLE
In Edmonton, Akash Homes builds in 11 communities, as well as in three in Spruce Grove and have duplex showhomes in Keswick Landing in the southwest. They also have a front-drive garage single-family showhome, the Jayne, in Crystallina Nera in the northwest.
“Our Jayne is one of our most popular models in the detached home category because of its floor plan and its price point. Our Soho duplex in Keswick Landing is definitely one of our best and again, it comes down to a great design, stylish finishes, and an affordability factor,” Lakusta says.

HOMEBUYER OPPORTUNITIES
Akash is one of the few Edmonton builders that maintains a healthy inventory of spec homes available for quick possessions, but Lakusta says demand is quite strong as more buyers opt for their move-in ready homes.
As for home design trends, Lakusta says they are seeing a slight shift toward more modern designs and a step back from previous years’ bold patterns and colours. “Neutral colours, like whites and sandy colours, and light-coloured wood grains are making a big splash right now with more bold accents like gold and black fixtures popping up. The trend for eco-conscious and green-friendly homes continues and we expect to see this continue to evolve.”
They are also continuing to see demand for more multigenerational homes and those that have the flexibility to be turned into rentals to help with the mortgage.
She says they are very excited with their expansion into Calgary and the surrounding municipalities of Airdrie, Okotoks and Cochrane.

ALBERTA is still tops in 2025

Edmonton remains hot, Calgary is achieving a balanced market, and Alberta continues to rule as far as homeowning opportunities go in 2025.
Economists predict that Alberta housing markets will continue to outperform the rest of the country in terms of demand and price appreciation over the long term. But there are signs of caution popping up for 2025, particularly for Calgary.
Alberta markets will continue to outperform the rest of the country in terms of demand and price appreciation over the long terms, says Ben Rabidoux of Edge Realty Analytics.
“But 2025 will be a transition year for Calgary specifically. While Edmonton and other markets will perform better next year,” he says during his remarks at the BILD Alberta conference in Jasper last October.
START IT UP
Alberta housing starts continue to soar, rising to 37,971 as of October 2024, a 34 per cent increase over the same period last year.
Monthly data from the Canada Mortgage and Housing Corporation (CMHC) reinforces that Alberta continues to show strong success in increasing its housing supply, which will help stabilize costs and improve the housing outlook for Albertans across the province.
Edmonton’s housing starts were up 47 per cent to 14,976, while Calgary rose 24 per cent to 20,104. The cities of Red Deer and Lethbridge also saw significant increases, with the former going up 93 percent and the later up a remarkable 209 per cent.
“Alberta is seeing remarkable numbers of new housing starts as our province continues to grow,” says Jason Nixon, Minister of Seniors, Community and Social Services.
“These homes are an investment in Alberta’s future, and we will continue to work with our partners to make sure we continue to increase Alberta’s supply and strengthen our communities for years to come.”
“The 34 per cent increase in housing starts highlights the strength of Alberta’s housing market and the positive impact of ongoing efforts to reduce construction barriers,” says Scott Fash, CEO, BILD Alberta.
“With continued collaboration between industry and government, we’re building the homes Albertans need to thrive. BILD Alberta remains committed to supporting this growth and ensuring a strong, sustainable housing future for the province,” he adds.
RISING POPULATION
The rising housing starts though may be hard pressed to keep up with the swelling population in the province. Although new federal regulations are being put in place to stem migration to the country, Alberta will still be a prime destination for newcomers in 2025.
According to Statistics Canada population estimates for the second quarter of 2024, Alberta was the fastest-growing province or territory during this period, increasing by 46,200 residents for a rate of 0.9 per cent.
Alberta’s government says in a statement that it recognizes the need for more housing options as the population continues to grow. That’s why the province has been working to reduce barriers and empower its
housing partners to get more shovels in the ground, it adds.
As part of this work, government recently launched a new online portal to help in these efforts. The Stop Housing Delays online portal is now available for developers and municipal authorities to help identify areas that are preventing fast and efficient residential construction. This portal will help government identify and address barriers to building homes across the province so that Alberta can continue building homes as quickly as possible.
FALLING INTEREST RATES SPUR DEMAND
What may likely heat up the market further in 2025 is the falling interest rates. On Oct. 23, the Bank of Canada cut its key overnight lending rate to 3.75 per cent — dropping the figure by 50 basis points from the previous 4.25 per cent. Experts say even deeper interest rate cuts can be expected.
The favourable lending rates – which once stood at 5 per cent – give new homebuyers impetus in finding a lower mortgage and make the dream of owning their own home more attainable.
Not only are the interest rate cuts working in favour of the homebuyer, but the recently announced 30-year mortgage option that the federal government is making available to first-time homebuyers is going to spur homebuying in in 2025, particularly in Edmonton.
In late July, the federal government announced it would allow “30 year mortgages for first-time buyers of new builds”. This significant change to mortgage rules would allow an additional five years to pay off a mortgage, which is anticipated to help create more opportunities for the younger generations.
EDMONTON SHINES
It is no secret that Edmonton is already one of the most affordable cities in the country to buy a home, and the new interest rate cuts makes buying a home even more affordable now than just a few months ago.
In October, the average 5-year fixed insurable mortgage rate in Edmonton was 4.82 per cent, and there were some institutions that offered as low as 4.14 per cent. While the average 5-year variable insurable mortgage rate in Edmonton was 5.52 per cent, but there are some that are offered at 4.80 per cent. Mortgage rate cuts in Edmonton are likely to follow when the Bank of Canada cuts interest rates further.
Notably, Edmonton’s benchmark housing prices only increased 35 per cent over the past 15 years, less than the CPI inflation of about 41 per cent. This comes even as Edmonton’s population continues to grow by about 37 per cent from 1,175,919 to 1,607,518.
Wowa.ca real estate monitoring website says these mortgage rate cuts in Edmonton make the Alberta capital even more appealing, as the five-year price growth of homes in Edmonton (as of September 2024), 17 per cent, has been very modest compared to other major Canadian cities*, most notably 39 per cent for Toronto, 54 per cent for Montreal, 33 per cent for Vancouver, 40 per cent for Calgary, and 47 per cent for Ottawa.
CALGARY PLATEAUS
Clay Jarvis of finance advice website NerdWallet Canada, says Edmonton is poised for a better year, than the other major Alberta city to the south.
“I think Edmonton’s poised for a bigger year. Prices haven’t flared up to the same degree they have in Calgary, so there’s more room for growth. There’s also more upside for investors, who I think will devour as many properties as they can — in Edmonton and elsewhere — now that rates are coming down,” he tells NextHome.
“Calgary’s harder to read. On the one hand, prices there are getting awfully high. The average price for detached homes is already over $750,000 and could easily top $800,000 by this time next year if the market stays warm. That could knock many buyers out of the market or push them into the condo/townhouse segment.”
He does note that if rising prices spur “FOMO” (fear-of-missing-out) among the city’s buyers “they might charge into the market and start a real run on properties. If that’s the case, sales will rise, inventory will evaporate, and prices will spike across the board.”

Rabidoux of Edge Realty Analytics says Alberta markets remains well-positioned to perform well over the long term, as fundamentals are still very favourable. The robust market will be abetted by falling interest rates, which he thinks will fall further. Alberta will also continue to lead the country in population growth, but total population growth is set to slow sharply.
“Calgary is transitioning to a more balanced real estate market, but Edmonton and other markets will stay hot in 2025,” he says.
Excel Homes expands in Edmonton
Excel Homes is keeping the momentum going in 2025, as it looks to expand its share of an everhotter Edmonton new home market.
With the falling interest rates and new federal mortgage regulations to help first-time homebuyers into their new home, Excel is wellprepared to meet the expected surge in demand in the coming months and continue the swelling momentum it has generated in Edmonton over the past year.

NEW RULES MAKE mortgage renewals easier for Canadians

The Office of the Superintendent of Financial Institutions (OSFI) recently announced a new rule for uninsured mortgages in Canada. Uninsured mortgages no longer require stress-testing at renewal, which could save Canadian homeowners thousands of dollars.
HERE’S WHAT YOU NEED TO KNOW ABOUT THE NEW RULE
For years, many Canadians felt bound to their current mortgage lender at renewal time. A key reason for this was the stress test, which is essentially an assessment designed to ensure borrowers can handle their mortgage payments in a rising interest rate environment. This stress test often prevented homeowners from switching lenders at renewal or refinance, leading many to accept renewal offers that weren’t necessarily in their best financial interest. With the recent policy change, the stress test requirement for uninsured mortgages was removed, which means homeowners can now switch lenders more freely without facing this additional hurdle. This change comes at a crucial time, with approximately $350 billion in mortgages set to renew next year – up from around $250 billion this year – making it essential for homeowners to take advantage of this opportunity.

There are many housing challenges that we face in the new home industry as we head into the new year. First-time homeowners are facing affordability challenges, rising costs, and investment rates while the city and province of Alberta continues to face labour shortages.
Our role at BILD Edmonton Metro is to address these issues by recognizing and bringing them to light.
Labour shortages are a big piece of the new home industry.
Escalating costs for building (from materials to regulatory hurdles) and tightening rental markets will continue to put pressure on builders, buyers and renters – particularly as migration into Alberta’s capital region continues apace.
The Stop Housing Delays portal, launched by the Government of Alberta in October 2024, is a prime example of aiming to address issues within the housing industry. It looks to identify and resolve practical barriers to meeting housing needs in Edmonton’s Metro Region and ensure that there is a sufficient supply of accessible land for affordable housing options.
HOW DOES FORMING BILD EDMONTON METRO HELP THE INDUSTRY? WHAT IS ITS IMPACT ON BUYERS?
BILD Edmonton Metro allows for the two previous important industry organizations (UDI and CHBA) to harmonize their goals, resources, and strategies to focus on the specific issues and areas of concern.
This amalgamation unifies our points of view and ensures that all aspects of the development industry are covered.
We have many members with different perspectives, so we can try and locate some common ground on specific issues and voice the urgent need for more housing.

This allows for more investment and resources to expand the city and provide more opportunities for residents.

To keep growing in 2025, we need to continue to stay on top of issues, revisit past plans, and analyze current and future forecasts to see if they still align with the organization and city’s goals.
We will need to ensure our regulations, policies, and processes are not constraining development, so that our industry and its developers and homebuilders can build housing efficiently and effectively.
We must seek to remove any unnecessary barriers that emerge due to municipal development costs and charges, as well as outdated or expanding infrastructure requirements.

Even though we experienced a really strong year for home sales in 2024, much of which was driven by international and interprovincial migration, we always have to be concerned about the economic uncertainty. Such factors as inflation, interest rates and potential supply chain disruptions can have an impact on consumer confidence and their purchasing power. Recent announcements of potential trade tariffs following the Presidential election in the United States add to the uncertainty.
HOW ARE YOU FACING THEM?
At Qualico Communities we continue to collaborate with our builders to provide more compact and diverse housing options, creating greater opportunities for affordable and attainable housing across the spectrum. Community development sometimes feels more like gambling when dealing with outside forces, so we must be able to adjust our construction program based on significant changes in the economic climate.
CAN YOU TALK A LITTLE ABOUT AFFORDABILITY AND HOW YOU’RE DEALING WITH THAT PARTICULAR CHALLENGE?
One way we address this is by working with municipalities to provide zoning that allows for more compact development. However, some municipalities remain concerned about smaller Single Family products such as Front and Rear Zero-Lot Lines citing concerns related to on-street parking, snow clearing, and increased density. Striking a balance between offering smaller, more affordable housing
and meeting the practical needs of municipalities is essential.
WHAT NEW INNOVATIONS IN AMENITIES OR COMMUNITY DESIGN ARE YOU EXCITED TO TELL BUYERS IN YOUR NEW COMMUNITIES?

This past fall, we unveiled Canada’s first Pure Hydrogen Home, HomeOne, in one of our Sherwood Park communities. This proof-of-concept project brings us closer to introducing pure hydrogen as a zero-emissions option for home heating and hot water. We believe that pure hydrogen is the safest, most reliable, and affordable way to achieve low carbon living.

We have seen a downward trend in mortgage rates, which helps with affordability for everyone. Additionally, we are really excited about two new master-planned communities in Calgary – Starling and Seton Ridge. On a larger scale, we are going to continue to see people moving to Alberta. Our economic outlook and job market is positive; add in housing that is more attainable than other major cities, plus attractions like sports teams, international airports, the mountains, and more, and it’s easy to see why Alberta is seeing such incredible growth. All together, it’s a great time to buy a new home in Alberta.

WHAT’S THE CHALLENGE FOR 2025 NEW HOME INDUSTRY IN ALBERTA?
We are really focused on two things: housing demand and streamlining housing approvals / reducing costs. Alberta’s population has grown by 406,533 people (9 %) over the past two years. This growth has led to a significant increase in housing demand and construction over the past three years. This growth is expected to slow, but by how much?
Streamlining housing approvals and reducing costs for new housing continues to be a challenge. While many municipalities in Alberta have made progress in streamlining processes, others have started to introduce new costs and delays. Merely outperforming Toronto and Vancouver in housing approvals and affordability is not an acceptable standard to ensure longterm housing affordability.
HOW IS BILD ALBERTA ADDRESSING THEM?
We focus on positioning the industry to be adaptable and efficient in the face of considerable unknowns. You do this by creating a predictable policy and regulatory environment at the provincial and municipal level. Ensuring there is adequate land supply, fast approvals, balanced development charges and consistent application of building codes all support an industry that can adapt in the face of rapid economic shifts.
HOW CAN THE INDUSTRY ACT TO HELP FIRST-TIME HOMEBUYERS?
It’s important that we continue to offer diverse housing types in complete communities, so residents have options in the communities they want to live in. Additionally, we have seen increasing popularity of semi-detached and townhouse units while more home buyers opt for a secondary suite which helps both with financing and monthly mortgage costs.

Our municipalities also need to increase the supply of serviced land to ensure we can rapidly meet growing demand. Lastly, maintaining a strong focus on attracting the next generation into skilled trades careers will help address labor shortages and build a resilient workforce for the future of the industry.
WHAT DID BILD ALBERTA ACCOMPLISH IN 2024?
Advocacy to the provincial government is our core focus and we are proud on some significant accomplishments in 2025. Policies were removed from City Charters that could have added between $25,000 and $60,000 to the cost of new housing units in Calgary and Edmonton. We also have made significant strides towards modernization of the Land Titles System.
WHAT WE’RE EXCITED ABOUT IN 2025
Alberta is poised for another strong year of housing starts and we are hopeful that more of that growth will be spread to some of our amazing mid-sized cities. We are extremely excited to continue our work with the provincial government in broader reforms to the housing approval and building code systems. If we are able to get some of these items across the finish line, Alberta will be poised to retain and protect housing affordability for generations to come.

homes continues and we expect to see this continue to evolve.

Buyers are always looking for impact, and the biggest way we can impact buyers is to educate them well on the value of the homes they’re looking to purchase. Educating them on where that value comes from will be key.

The former is someone buying a home for the first time, and the latter is someone purchasing a newly-built home. Both are important to the industry, and in Edmonton there is a lot of them.
Newcomers to the city have come in droves attracted by Alberta’s thriving economy, and the continued affordability of homes in Edmonton. But whether it’s a local buyer going into the market for the first time, or someone new to the city and wanting to buy a new home to settle in, there are ample opportunities around.
Buying a new home will always be the best option, especially for first-time homebuyers. First of all, it is covered by a 10-year limited warranty that is not available with a resale home. You also don’t have to immediately renovate if you don’t like the previous owner’s style.
And if you’re new to the city or country, it is always recommend to look for a homebuilder that makes the purchase process easy. One that takes the stress out of buying the home. DUPLEX
The future is duplex homes for many first-time homebuyers looking to settle into a single-family home. They are practical, affordable, and they are hotter than ever among many new home buyers today, and not just first-time homebuyers.
The duplex home used to be looked down upon as the poor cousin of the single-family home set. But through years of design innovation, sound-attenuation improvements, and evolving exterior looks, this twinhome design has become a favourite.
Homebuilders have different names for the duplex. Some call it a side-by-side home, or a semi-detached home, or even a paired home. No matter what it is called, its flexibility, functionality, and perhaps most importantly, its affordability has made it a perennial best-seller.
A duplex is a single structure featuring two residences, each with its own private entrance and one shared wall (there is a gap between homes to lessen sound transfer). Each home is individually owned, and unlike townhomes, have no condo fees. It’s twice the nice at half the price.
Sound transfer used to be the biggest knock against duplexes, but that is largely a problem in the past as the advances in sound attenuation technology and floorplan designs work to limit the creaks and cracks.
Besides its inherent affordability, the flexibility duplex homes offer homebuyers is just as integral to its appeal. There have been instances where families buy both units so the parents can live in one household and the kids in the next.
Duplexes continue to be a best-seller for homebuilders as they are seen as an attractive alternative to condos or townhomes, and many are readily available Edmonton’s best communities.
LANED HOMES

new homebuilding industry. This type of home usually has a porch or veranda facing the street, or big front windows with unencumbered view of the front yard. It also has a parking pad or detached garage with rear lane access, and it has always been the preferred first home for many.
Traditional designs have typically been utilitarian with three bedrooms and two-and-a-half baths with an open concept main floor and a basement development option. But lately, there has been a noticeable change in the design.
Over the last decade or so, it was rare to see laned homes larger than 1,500 square-feet, but today, as lifestyle needs of buyers continue to evolve, laned homes have gotten bigger, offering more living space than ever before, many coming with options for spice kitchens, and main floor bedrooms, and more.
And as for curb appeal, nothing can beat the laned home, as they present a friendlied curb side presence, with much more architectural detail on its façade than most other homes.
FRONT-DRIVE GARAGE (FDG) HOME
For many of today’s families, the ideal home remains to be the front-drive attached-garage home. These types of homes are as ubiquitous as the suburbs they are generally found in and are at the apex of the homebuying cycle.
It is the home most everyone who has lived in an apartment suite, a duplex, or a townhome, aspire to live in eventually. Especially when they have children, and they see their families grow.
FDG homes come in many forms. In Edmonton, they are usually two storey homes with three-bedrooms, two-and-a-half baths, and a basement development options, and of course, a garage to fit two cars – or more. There are also now some that offer a third floor option.
The FDG home can also come in subsets like bungalows (single-level single-family homes) and estate homes (luxury homes some with triple car garages).
Homebuilders usually use the FDG home to showcase their skill and craftsmanship and they are usually the easiest to find in showhome parades. But since they are the biggest of all the home types, the FDG is the least affordable. Many builers however offer options now that can make the home work for the buyers.
By adding secondary suites with separate side entrances as an option, a new homebuyer can rent out the developed basement and use that to assist paying down the mortgage. Main floor bedrooms with full baths have also become a popular option to cater to the multi-generational household, where aging parents can live comfortably without having to negotiate stairs. These options are also available in som laned, and duplex models.
HERE TO HELP
There’s no shortage of new home options to choose from, and a ton of new communities are opening up with fantastic deals for the right buyer. Mortgage rates are coming down, and even the federal government is stepping in to assist first-time homebuyers with 30-year mortgage plans.
In Edmonton, even the municipal government is doing its part to encourage first-time homebuyers with its First Place Program. The First Place Program partners the City with banks and builders to develop vacant surplus school building sites into attractive townhomes targeted specifically at this market.
According to the program’s website, the homes are market priced, with a five- year deferral on the land portion of the mortgage, making them more accessible to first time home buyers.
Still, stepping into such a big life-changing commitment, it’s normal to have doubts. That’s why a lot of homebuilders offer further assurances that can help new home buyers make the decision.
