Vancouverism lunchtime talk at SFU On July 18, as part of SFU’s City Conversation Series, a group of people relaxed with their lunches at Lot 19 Park at Hornby and West Georgia streets and waited to hear former city planners Larry Beasley and Ann McAfee talk about the phenomenon of “Vancouverism”. Beasley has just published a book on this subject, focusing on the time he and McAfee were co-directors of Vancouver’s planning department during the fertile timespan between Expo
‘86 and the 2010 Olympics. What came to be known as “Vancouverism” was a planning strategy based on a system of values and policies that brought people back to living in the downtown core, and which has become synonymous with “livability” in urbanplanning circles worldwide. When Marianne and John decided to take a look at the just-opened Ventura presentation centre in downtown Abbotsford, moving was not on their minds. Despite the yard work, they enjoyed their 3,600-sq.-ft.-home on its oneacre lot. But they were curious. Two of their sons had purchased townhomes from the RDC Group, an Abbotsford-based developer with deep roots in the community. Plus, their metal fabricating company had been one of RDC’s suppliers on previous jobs. Having seen RDC’s high level of finishing and attention to detail first hand, they anticipated the same at Ventura. What they hadn’t anticipated was that they would fall in love. 24

“One of things that immediately appealed to us was the size of the deck and the fact it’s partially covered so we can use it in all weather,” Marianne says. “It will be fantastic to sit outside with a good book or just watch the surroundings.” Clinching the deal was Ventura’s “oh wow” penthouses. “We bought one of the larger suites on the sixth floor, so nobody will be above us,” she explains. “The timing was right, and the sales staff made the whole experience so enjoyable. They even arranged to move the microwave from the centre island, a location I’m not a fan of, and built a microwave shelf above the coffee cupboard.” THE COUNTDOWN BEGINS
“Sure this move wasn’t something
we’d planned, but it was just too nice to pass up,” John says. “And when we feel like getting away, we’ll now be free to come and go without worrying about maintenance.” He laughs. “I’m also definitely looking forward to sitting on our deck with a glass of wine and watching the gardeners keep everything pruned and tidy.” With two years to go before their new home is ready, Marianne and John say they’re going to take their time purging and deciding what items they’re going to buy new. And on moving day, there will definitely be a celebratory glass of wine on their deck.

WHAT’S NEXT FOR THE NEW MULTI-FAMILY METRO VANCOUVER MARKET?

Thus, a report entitled The Fifth Dimension is a rare and free source of information to the public that fills the gaps the MLS leaves behind. The report is produced by Fifth Avenue Real Estate Marketing, a residential real estate sales and marketing company with 39 years 34 New Home + Condo Guide |

of experience in Metro Vancouver. The mid-year edition of the report features an assessment of the year to date and includes a forecast into the following year. Readers will note that the first half-year total with respect to sales is arguably the lowest in more than a decade. Last time around, the trigger for this was the global recession of 2008. Despite the low volume of sales and the negative media portrayal, this is far from 2008. Yes, prices have fallen over the past year, and sales volumes followed suit. However, there
are re-sale and pre-sale area exceptions to the trend (namely Abbotsford and North Delta), where condominium products can still be offered priced between $300,000 and $500,000, and where new townhomes are being offered between $500,000 and $625,000. So, this time around, the more suburban markets are out-performing the more central and less affordable areas within the Metro market. This was not the case in 2008, where all types of buyers fled the outlying areas to snap up lower values in these central areas. Even with recent
price reductions in these central areas, the prices offered today are still approximately 40 to 60 per cent more than in 2009/2010. It is also highly unlikely to see re-sale or new highrise or lowrise product in Vancouver West or downtown offered for less than $1,000 per sq. ft. Despite the negative buzz about the market, the investor remains very active in these suburban areas today. Increased first-time buyer and downsizer activity this fall through 2020 is also anticipated. The new federal government program to aid buyers is likely to be most impactful on the suburban markets as will the recent easing of the qualifying rate with respect to the stress test. Further positive government initiatives are also anticipated, as it is an election year. Simply put, demand still exists in the market, unlike in 2008. However, developers uncertain with respect to costs and achievable pricing are opting to defer releasing product until the market absorbs its current listings. Thus, the primary reason of late for the decline in sales year-over-year and quarter-overquarter is restricted supply. In contrast, the re-sale market is experiencing increased supply and increase in selling time. However, for the most part, there is less than six months of supply in each neighbourhood. In addition, one of the reasons the market recovered more quickly from 2008 here than in
other areas in the world pertained to the presence of population-growth-based demand. Another was a hard signal communicated by developers with respect to: a) restricting supply and b) lowering prices to the point that consumers understood the floor had been reached. After two semesters living in residence at Simon Fraser University (SFU), 21-year-old Emily McMann told her parents she wanted more privacy. “Emily is quite independent; she found living in residence very restrictive,” says her mother, Linda McMann. “She told us that her friend’s parents bought a condo in UniverCity at SFU, so my husband Michael and I decided to look into it.” In the end, they purchased a 600-sq.-ft., one-bedroom condo in the heart of UniverCity for $405,000. “Emily has at least two more years and if she decides to do her masters, a few more years,” says 38

McMann. “We also like that her condo is right next to transit, so we worry less when she goes out at night.” McMann sees this as a win/win situation. “We consider this condo as a very good investment. Once Emily is finished her studies, depending on the market, we might pull out our equity or keep it and rent it out to other students.” McMann’s realtor, Hafez Panju, has been selling condos at UniverCity for a decade. He knows what a huge demand there is for off-campus housing. So much so, Panju invested in a 410-sq.-ft. studio condo, which he rents out to students.

“I realized what a great investment it was to purchase at SFU ... I just had to wait until I had more capital,” says Panju, of Personal Real Estate Corporation, Royal LePage West Real Estate. In April 2016, Panju paid $230,000 for a studio. It was recently assessed at $305,000. “I rent it out to an international student for $1,400 a month,” he adds. “I had 15 inquiries and it took less than a week to rent it.” UniverCity has become increasingly popular, not only with students and faculty, but for families, couples, singles and most notably, investors like Panju. With a number of new additions, including schools, daycares, restaurants, grocery stores, hiking/walking trails and more, everything at UniverCity is within walking distance. According to SFU Community Trust’s UniverCity 2019 report, renters at UniverCity are paying approximately $1,700 per month in rent (up from $1,500 in 2016), with the average size of a rental unit being about 800 sq. ft. Not a bad ROI (return on investment), says Panju. It’s no wonder student housing is gaining more attention. Some are buying newly built apartment and townhouse condos targeted at this niche, or they are parents like the McManns, looking to find suitable lodgings for their university-bound children – all the while watching their investment property accrue in value. “Many parents see that rents are high, so they would rather purchase a condo while their kids are attending university and then, once they graduate, they either sell them for a good profit or rent it out to other students,” says Panju. “The appeal for my clients, whether investors or parents is the same – it is a very steady and secure source of income.” If you are still wondering whether it’s a good investment to purchase a condo close to a university, Jennifer Hunt, vice-president of the Real Estate Investment Network (REIN), will tell you “yes.” “Whether as an investor or as a parent, if you invest in student condos, you don’t have to worry because there is always a steady stream of demand,” Hunt notes. “It’s an opportunity to own a piece of real estate that is revenue-generating from the moment you buy it.”
And, Hunt says, if the condo is large enough — say, two bedrooms — the extra room can be rented to other students to help defray the cost of ownership. Vancouver-based Intergulf Development Corporation has been a pioneer at UniverCity since its planning stages more than three decades ago. The company built its first tower there, Novo, back in 2004. “A community that would cater to students and faculty was a vision we embraced from the get-go,” says Shaadi Faris, vice-president at Intergulf. “The Terraces at the Peak is our third and newest project at SFU. All of our towers at SFU are purpose-built with students in mind. They feature quiet study and library spaces and rooftop gardens with tables for group studies, as opposed to what you normally expect in condo tower amenities, like pools and gyms.” In the end, all four re-iterate the same thing: “At UniverCity, you have a constant stream of captive audiences for your product.” nexthome.ca

There’s nothing quite like the day you get the keys to your brand-new home. The shiny stainless steel appliances, the rich hardwood flooring, the luxurious ensuite soaker tub. It’s an “Ahhhh” moment as you realize the months of waiting for your presale purchase to be built has been totally worth it. Yet, it’s a well-known fact that many people have difficulty looking at a floorplan and visualizing what that longanticipated new home will actually look like when they finally step over the threshold. Which is one of the reasons a handful of developers are taking a different
approach – commencing sales only after all homes are complete and move-in ready. It’s a more difficult strategy financially. Since most lending agencies typically require 75 and sometimes 90 per cent or more in pre-sales before they’ll provide construction funding, a developer needs deep pockets combined with an impeccable relationship with their financial institution to pull it off. primary residence. “Most people who are planning to actually move into their new home want to move in sooner rather than later,” says Luke Ramsay, development manager with Aragon Properties that recently launched two completed projects in Vancouver – Amber and Shift. More importantly, he notes, buyers are able to see and experience unique features that simply don’t show up on a floorplan. He cites Aragon’s signature, floor-to-ceiling reclaimed brick feature walls as one example. “And one of our penthouse units at Amber has two banks of 20-ft. eclipse doors. You just can’t get the same feeling of how the indoor/ outdoor spaces merge from a presentation centre or a floorplan.” In Langley, Legacy on Park Avenue’s developer, MDG Construction, took the same approach. “This is a special building, both in terms of architectural design and construction,” says Ben Gauer of Royal LePage, who heads up the sales and marketing. “The benefits and beauty of our state-of-the-art German windows, the aluminum exterior, even the CLT (cross laminate timber) construction all make more sense when you can actually see them.” While the financial logistics mean few builders 50

Like many developers, Vancouver-based Alabaster Homes incorporates a hybrid of this strategy by holding back a few, select homes in each new development, releasing them only when the entire project is finished. “There’s nothing like being able to walk through your home and see how the individual spaces connect to each other or how the sunlight streams through the windows,” explains Yosh Kasahara, executive vice-president. “When you can see it, feel it, touch it, it’s so much easier to visualize yourself living there.” Kasahara adds there’s another significant, if not immediately evident, benefit to the builder. “As a developer, when you complete a project, you’re proud of it,” he notes. “Having completed inventory is a way for us to showcase the end result of all the planning and hard work. Plus, it means we can enter awards like the Georgies and Ovations — which is exciting for us and for the homeowner.” Win-win all round.

SHARED GOALS FOR PROPERTY IMPORTANT FOR MILLENNIALS: REPORT According to a July report by Beyond the Bricks, the majority of Canadian Millennials (61 per cent) feel anxious about buying a property – so much so that shared financial (39 per cent) or property (33 per cent) goals were more important for daters than looks when considering a potential future partner. As well, this cohort is more likely to say they had stayed in a bad relationship due to property (16 per cent) than Canadians on average (six per cent). The report is based on an HSBCsponsored annual global survey of close to 12,000 adults in 10 countries, including 1,077 adults in Canada, exploring attitudes to homeownership. More than half of all Canadian Millennials feel overwhelmed about buying a property compared to one in five Baby Boomers. The applications, land surveys,
fees and contracts associated with the mortgage process were the biggest source of tension for all age groups in Canada (25 per cent), although this was most pronounced for Millennials (33 per cent). However, once they got past the stressors and found the right partner, 68 per cent of Canadian Millennials said financial considerations drove their last house move. The top two reasons were getting more house for their money (25.5 per cent), or a lower cost of living (23.4 per cent). Interestingly, 14 per cent said the biggest source of tension was accepting money from their parents to purchase a home. “The anxiety Millennials (and others) feel is justified. Close to 70 per cent of Canadians own their home but less than 30 per cent do so without a mortgage. It’s
good to be a little nervous about the biggest purchase you’ll likely ever make. But you shouldn’t be overwhelmed,” says Barry Gollom, senior vice-president of retail banking and wealth management products and propositions at HSBC Bank Canada. OTHER FINDINGS INCLUDE:
Ŕ To afford their new home, 30 per cent of Canadians were more likely than their global peers to cut back on day-to-day spending; 20 per cent on major expenditures like car purchases and luxury items; 29 per cent cut or curtailed their social life. Ŕ Globally, respondents similarly cut back on major expenditures and socializing but 35 per cent (versus six per cent) were far more likely to delay having a child and 11 per cent were far less likely to cut back on day-today spending than Canadians. nexthome.ca

MOSAIC DESIGN TEAM: We really feel there’s a home at Seaside for all family types – young couples, growing families and empty-nesters. Our Fuca series two-bedroom-and-den homes are the perfect starter home. Our Dixon three-bedroom-and-den and Elliot series four-bedroom homes are ideal for growing families, and our Masset series homes have a master on the main for easy living. Once the little ones get older, there are some simple modifications we recommend to update the space: Remove the bolts and re-paint the room in a new colour. Of course, new furniture and accessories will be needed. A bigger bed and chest of drawers for storage could be added later on. NHCG: The living room in the third home has an elegant, yet distinctly 1980s feel, with the brass accents, and the dusty pink and green wall treatment with the circular mirrors. What was the inspiration for this room? Are the 80s coming back?

overall theme for each home, and then will draw our ideas and inspiration from our travels or what’s latest in fashion and design. Our Fuca model home is a great example of this. We started with identifying key spaces that we feel make this home great. From there, we focused our attention on identifying where we can incorporate our overall theme throughout the home. Much of this is through paint and the colours of the accessories. It can be difficult to fill a full wall with personal photographs, so we
wanted to show a blend of curated photos, prints and artwork to create an eclectic space. NHCG: The second home has a very beachy, natural vibe, until you get to the over-the-top kids’ bedrooms. How did you achieve the cool submarine-themed walls in the boy’s room? Could this design be updated when the boy grows up? MDT: As Seaside is very close
to the beach and ocean, we had a nautical theme in mind. We installed some simple wallpanelling to the room, and then added bolt-like pieces to each panel to give the submarine look. We used a lighter taupe paint to blend everything together. This
MDT: We worked with some incredible designers on this home, and definitely feel bold patterns and colours are making a comeback. Our theme here was to create something elegant that feels rich and ornate but balanced, with clean and modern lines. Given this main floor is great for entertaining guests, we drew inspiration from some of our favourite restaurants and chic-bars and lounges. NHCG: The lowest room in that same home has a combination bar/TV room/workout area. How did you so successfully integrate these functions into one room? MDT: It’s a great space to fit both a TV room and workout area, mostly due to how large the room is. This room also connects to the backyard. Having a bar in the lower room makes for the perfect summer patio. It’s not often you get both an outdoor patio and deck space. nexthome.ca
