On a beautiful Saturday in June, Adera hosted an afternoon of prizes, food and fun at the presentation centre for Duet in West Coquitlam. Giveaways included four tickets to see Oprah Winfrey’s “Your Path Made Clear” live show June 24 at Rogers Arena. Guests at the event were treated to an organizational workshop with Quincilla Sian, the founder of SOS My Space. They

Isola grand opening In sunny South Surrey on June 15, the Isola presentation centre grand opening attracted

UDI Fraser Valley luncheon: Forecast 2019 On June 20, the Sheraton Vancouver Guildford Hotel was the location of the Urban Development Institute’s Fraser Valley annual forecast luncheon. Brian Yu, deputy chief economist at Central 1 Credit Union, was the first speaker and said market corrections are not strange occurrences, though the one we are in is unique in that it does not accompany a generally weak economy. He predicted that growth will remain slow but start trending gently back upward in
2020. He also pointed out that the low-end of the market is still very active, and buyers for entrylevel products are there. Eric Bond, principal market analyst for the Canada Mortgage and Housing Corp., and Scott Brown, CEO of Fifth Avenue Real Estate Marketing both advocated for affordable building (for example, using wood frame), and expressed optimism due to the strong demand and market fundamentals in the Fraser Valley region.
Broadway Plan: Uptown walking tour As the last Spring Walking Tour for the Broadway Plan, the city of Vancouver organized a stroll through “Uptown”, including stops at the BC Cancer Agency and the VGH campus, along West 10th, with its significant roadwork to improve cycling and walking routes. The walk continued along the Willow Street greenway to City Square Mall, City Hall and the Helena Gutteridge public space on the decommissioned East Wing of City Hall. The walking tours were part of the city’s initiative to involve public engagement concerning the neighbourhoods that will be affected by the upcoming Broadway Subway line. Participants were asked to complete surveys about what they loved about these neighbourhoods, and what they thought could be improved. Previous tours were conducted in Fairview, Kitsilano and Mount Pleasant, and the results of the surveys will be on the city of Vancouver website in July.

Constructing homes to meet today’s building standards set by the province and municipalities across BC requires an integrated approach of highly skilled trades, including builders, designers, architects, energy advisors and more. When shopping for a new home, it is important to be aware of the changing industry standards and advancements in building science found behind award-winning designs. Virtuoso, a six-storey, mass timber hybrid building complete with nine townhomes and 97 apartments by HAVAN member Adera Development, is situated in the world-renowned Wesbrook Village at UBC. Steps from Pacific Spirit Regional Park, with access to 764 hectares of seaside and temperate rainforest, Virtuoso was built with nature enthusiasts in mind. As modern homes get smaller, homeowners are increasingly focusing their attentions on the outdoors to make the most of every inch of their living space – inside and out. Here are some top trends in the alfresco culinary space, and how to achieve them.

The National Kitchen and Bath Association (NKBA) report reveals that the majority of homeowners (84 per cent) use professional installers. Take a cue, and consider working with an expert from the get-go. A kitchen addition involves many moving parts. constraints of working with this particular space? MARIA ZOUBOS: These are really versatile homes, so I
don’t want to say it was a constraint in a negative way, but my main focus was making this three-bedroom condo absolutely livable for a family. I know to live with kids you really need maximum storage to keep from getting overwhelmed by clutter, so I emphasized the storage potential of the rooms. NHCG: The suite has a very dramatic black and
white marble counter and backsplash. How do you accessorize around such an eye-catching focal point without competing or cluttering? 38 New Home + Condo Guide | July 13–27, 2019
MZ: I think the key here is to select simple understated pieces as to not compete with the stone, but complement it. This is definitely helped by the integrated appliances, which give the kitchen a streamlined, monolithic appearance. All the accents are in neutral colours, and all the kitchen gadgets have their home in the cupboard so as to let the dramatic stone shine. NHCG: The felt wall in the office space is very unusual. Is it functional or purely aesthetic? What kind of room would benefit from this kind of wall treatment? MZ: Both. It is functional in that it is actually a wall-to-
wall tack board, perfect for a creative home office. It also aesthetically provides warmth and texture, as well as provides noise reduction. This product comes in large panels, and when I started designing this suite, I thought it would be a good chance to showcase it. It

would also be great to use in a nursery or anywhere you like to put things on the wall and also have a little peace and quiet. NHCG: Where did you source the beautiful, minimalist ceramic accents? MZ: Some of these were sourced from local stores such as Vancouver Special, EQ3 and Blomus. NHCG: How do you design around large electronics like the TV screen in the living room? MZ: I think the keyword here is integration. Using
millwork is a great way to achieve this. Aragon homes often feature a brick accent wall, and when we don’t, we like to provide custom millwork around the television so that all the wires are covered, and the look is harmonious with the rest of the home.
NHCG: When you are choosing artwork, how do you find pieces that are individually interesting, but are also harmonious with each other and the other design aspects in the home? MZ: This is a bit of a hard question because art really comes down to personal preference. But one suggestion is that artwork should be looked at as a whole with all the other elements in the home to achieve harmony in colour, texture and scale. I think it’s important to choose either the interior design (these countertops, for example), or the artwork to be the focus of the room. If the room is minimalist, you can go big with the artwork to showcase it. In a smaller space like this that already has eye-catching design features, I chose to go with more muted-coloured graphic art to be a relaxing backdrop, and not to compete with the other elements. nexthome.ca  39

When Heather and Nicholas Enemark were looking to purchase their first home, their number-one priority was the walkability of the neighbourhood in which they lived. “Mount Pleasant has a Walk Score of 88, which means it is very walkable … we have access to lots of ethnic restaurants, a grocery store, pharmacy,

fantastic parks and great coffee shops, all within a few blocks away,” says Heather, who is a registered nurse and the mom of two-year-old Cici. “When we want a night out downtown, we can SkyTrain in just a few minutes.” To this young Millennial couple, they would rather give up indoor space than urban conveniences.
“Many of our friends have also chosen condo or townhome living in the city rather than a larger home in the suburbs because being able to walk everywhere is more important to us,” she says, adding they purchased a one-bedroom and den condo last year. “I also love that there are so many child resources that I can walk to.” Another huge consideration for the Enemarks was access to free parking. “We love that in our neighbourhood, family and friends can find free parking easily,” she says, adding her husband Nicholas walks to work. “My mom and mother-in-law babysit at our house and it would be really annoying and inconvenient if they had to drive blocks to find parking and then have to pay for the privilege.” Heather says another benefit of living in Mount Pleasant is that there are lots of young families, which offers them a great sense of community. “Being a new mom, you can feel isolated, but not here. I go out my door and see lots of people milling about, saying ‘hi’,” she says. “Young families share their toys at the park, which is really helpful when you live in a small space with little storage.” It seems the Enemarks aren’t alone. According to a RE/MAX Canada 2018 Spring Market Trend Report, access to parks and greenspace, as well as homes close to work, are what dominates the Millennials’ wish list when looking at neighbourhoods in which they choose to purchase a home. As this demographic is the largest first-time homebuyer cohort of Greater Vancouver’s condo and townhome market, builders are listening. Colin Gatward agrees with the report’s findings. A realtor with RE/MAX Crest Realty and co-founder of Nest Presales, new development specialists, he says, “In my experience, Millennials first and foremost want to be close to transit, parks, shopping and great restaurants. Many don’t care if a condo or townhome doesn’t offer parking spaces because most of them have no need for a car. They want ‘doorstep’ access.”
While Millennials say living close to transit is important when searching out preferred neighbourhoods, that doesn’t really factor into the decision-making process for many Baby Boomers and Generation X’ers. “In my experience, these two cohorts don’t really care about transit. Generation X with young families want to be close to really good schools, while Baby Boomers want to stay in their neighbourhood or close to it,” Gatward says. “I myself am a Generation X’er, and for me, views and a sense of community were the most important considerations when I bought my condo in the West End. I bought in a boutique condo building with great views of the ocean and of mature trees.” An established neighbourhood was also on Gatward’s wishlist. The historic West End is one of Vancouver’s oldest, most iconic and renowned neighbourhoods, and as such, Gatward says he loves meandering through the beautiful streets “filled with flowering gardens, and so near the beach, the Seawall and downtown.” When it comes down to it, it seems lifestyle, convenience and livability are the driving forces behind what Vancouverites look for when purchasing a home.

Long before our region became the lively, beautiful place of prosperity it is today, it was home to thriving communities of people from the Tsawwassen, Musqueam, Tsleil-Waututh and Squamish First Nations. Despite colonialism and its devastating effects on First Nations in North America, the people of Tsawwassen, Musqueam, Squamish and TsleilWaututh have worked tirelessly to regain, rebuild and restore their ancestral legacies in what we now call Metro Vancouver. In pursuit of that goal, they have formed modern corporations that bear their names. Tsawwassen Economic Development Corporation (TEDC), and the MST Corporation (Musqueam, Squamish and 48 New Home + Condo Guide | July 13–27, 2019
Tsleil-Waututh) were created to become sustainable, profitable developments for the benefit of their members over the long term. MST Corporation has recently acquired six properties in its Nations’ traditional territories, an acquisition that has made this group the largest land developer in Vancouver. In 2009, the Tsawwassen First Nation (TFN) ratified the first urban First Nations treaty in BC, and joined the Metro Vancouver Regional District with full control over their lands. Since then, they have invested in many economic and real estate partnerships with developers, including Tsawwassen Mills Mall and Tsawwassen Shores and Tsawwassen Springs masterplanned communities and golf course.

“Aquilini Development company has had a fruitful partnership with both the Tsawwassen and MST corporations, on Tsawwassen land, and one with MST,” says Aquilini’s vice-president of sales and marketing, Linda Broda. “With nearly 400 homes sold and over 200 families already in our first community, Tsawwassen Shores, our partnership with a group of Tsawwassen First Nation landowners has created a robust and flourishing neighbourhood.” The largest parcel of land controlled by MST is what has become known as the “Jericho Lands”, 90 acres of prime undeveloped real estate on the West Side of Vancouver overlooking Jericho Beach and Spanish Banks. In 2014, a $307-million deal saw the eastern portion of the land as well as two other large properties transferred

from the federal government to the three nations and the Canada Lands Corporation (CLC), a crown corporation. In 2016, the province sold the western portion to MST for $480 million in a landmark deal, arrived at after the three nations and the Lil’wat Nation served as the four host nations at the 2010 winter Olympics. The three nations and CLC are also developing the Heather Lands, a 21-acre site between 33rd and 37th avenues at Heather Street. The Jericho and Heather Lands projects conform to the city of Vancouver’s goals of moving toward reconciliation, densification, transportation growth and housing affordability. The density, architecture and design of these projects are in the planning stages and will be going forward in conjunction with extensive public consultations. “This is a huge opportunity to do things in a way that nobody else does,” explains Squamish councillor and spokesperson Khelsilem. “When MST does a development, we do it like nobody else in the city does it. We’re very proud of that and we’re very excited about that,” he said. More developers are getting on board all the time – Mosaic in Tsawwassen and BlueSky Properties in Squamish, to name just two. The Fraser Valley, according to three industry experts, is definitely a happenin’ place when it comes to real estate. That was the message delivered to a sold-out crowd at the Urban Development Institute’s (UDI) Fraser Valley Forecast luncheon on June 20. Bryan Yu, Central 1 Credit Union’s deputy chief economist and the first speaker, predicted interest rates will remain favourable through 2020, and may even drop over the short term — especially good news for first-time buyers. He also noted that price cycles occur regularly, and that BC’s economy has been leading the country for several years, growing at a rate twice the national average in 2017 — two further positives. Eric Bond, principal market analyst at Canada Mortgage and Housing Corp. (CMHC), pointed out the Fraser Valley’s relative affordability, active lifestyle, and ever-increasing urban amenities continue to attract growing numbers across all demographics. In Langley alone, some 1,100 new households are forming each year. Next door in Surrey, this number is 4,000. And while this population may be cautious about purchasing a home, they all need somewhere to live. Citing results of the Fall 2018 Homebuyer Motivation Survey, Bond said 74 per cent of recent homebuyers indicated their risk tolerance was low, yet 50 per cent said they spent more on their purchase than originally budgeted. Even more surprising, 55 per cent overall and 58 per cent of condo buyers also reported being in a bidding war — numbers not seen since 2017. Scott Brown, president and CEO of Fifth Avenue Real Estate Marketing Ltd., saw no red flags in the Fraser Valley market, although there are a few yellow, caution lights. He stressed that our current sales cycle is not the same as it was in 2008, when unrelenting media coverage of Vancouver’s skyrocketing prices misled many homebuyers and investors into believing

the same price escalation was happening across all neighbourhoods. Investors, he said, left the market for three or four years, but now they’ve returned with renewed enthusiasm. However, increasing lack of supply, especially in new wood-frame townhomes, could put upward pressure on the bottom line. “In North Delta and Whalley, there is not a single, new wood-frame townhouse available. In South Surrey, Central Surrey, and Langley, there’s virtually nothing, although some are anticipated in Langley.” Proposed new SkyTrain and rapid transit infrastructure will have a big impact in these areas as people realize the convenience of commuting options. Brown, like many other industry insiders, is bullish on Abbotsford. He believes new-to-market developers and incumbents will continue to seize opportunities in this still “relatively affordable” area outside of central Vancouver, and consumers who are increasingly willing to re-locate/migrate east will continue driving this growth — growth that will soon be pushed even farther

up the Valley. “In three to four years, we’ll be talking about new development in Mission.” His best guesses for the future? “Absorption will accelerate in 2020 while prices will remain relatively stable. However, major price escalation in Metro Vancouver over the next three to five years will put further pressure on demand and supply levels in the Fraser Valley and could result in higher prices.” In closing, Brown said he’s cautiously hopeful the current stress test may be relaxed or redesigned in some way, something he believes is a necessity, however there will likely still be many buyers who remain squeezed out of the market. “Affordability will continue to be challenging until we can work together and treat it as a genuine crisis versus a political sound bite. People who are marginally happy don’t say much; people who are unhappy say lots. The most requested outdoor feature for the 2019 backyard is… (insert drum-roll here) the raised vegetable planter. Are you surprised? With so many Canadians now growing their own vegetables at home, the raised planter has become the must-have item. Over and over, I have clients asking to remove large sections of their backyard spaces to install vegetable gardens. Part of this comes from the new Canada food guide, which has increased its emphasis on eating plant-based food. The other
factor? Food prices continue to climb, with an expected jump this year of 3.5 per cent. When choosing the right garden for you, consider going with a raised planter, which has some significant benefits over just plowing out a section in the lawn. 1. WeeD control – A large portion of weeds that live in our yards travel under the soil via rhizomes (rootlets). With a raised bed, you can place a liner of garden cloth at the bottom to completely prevent new weeds from invading your soil. Another simple trick is to put a good layer of cardboard in the bottom of your planter before you fill it. The cardboard will naturally stop any weeds from growing up
into your raised bed. As it breaks down, the cardboard also feeds your plants! Even the weeds that spread via seeds, like dandelions, have a harder time getting over the walls of your garden, providing less competition for your veggies. 2. peSt control – Animals, like gophers and groundhogs, are limited in their ability to get into the beds because they don’t typically jump. A planter that is 20 inches tall is even effective in stopping some rabbits – as they are reluctant to leave the safety of the ground. Richmond City Centre runs roughly from Blundell Road north to Middle Arm of the Fraser River and from No. 4 Road, west to Gilbert Road, with a small extension at the north end of Gilbert to take in the neighbourhood around the Richmond Olympic Oval. The whole of Richmond has the highest percentage of immigrants of any city in Canada and the second highest percentage of visible minorities (about two60 New Home + Condo Guide | July 13–27, 2019

3. Better Soil – While the soil in your yard might be great for trees and perennials, vegetables like to get special treatment. Filling your beds with a highgrade triple mix (topsoil, peat, and compost or manure) ensures that your tomatoes are getting the best. Another benefit to adding your own soil is that you can better control compaction, making it easier for the roots of the plants to access more nutrients and water – and produce better returns for you! 4. AcceSSiBility – Gardening where you can reach it without having to bend over! It’s a dream for anyone who has strained their back digging on their knees in a vegetable bed. Higher definitely makes it easier, but also consider that you can control the pathways in between the beds, making them level and more stable for walking. One caution: Don’t make your raised beds too wide! Keep them between four and five feet so that you can easily reach into the middle. 5. AppeArAnce – No one can deny that a raised bed just looks good. They are neat and tidy, with all of the soil contained in one space. Having multiple beds is perfect for those like me – who want organization, even outdoors. I’m such a fan of the raised bed, that I built 25 of my own raised planters, complete with trellises for beans and peas. My garden is probably a little big for most homeowners, but adding a few raised beds is simple! It’s literally a wood box on the ground filled with soil. The key is using the right products for your bed. The type of wood that you use is a big deal. Wood is porous; 62 New Home + Condo Guide | July 13–27, 2019
anything that is on the wood will eventually leach into your garden and get into your veggies. Using clean woods that can handle moisture are your best bet. Cedar has traditionally been considered the best choice. It is a ‘clean’ wood, which means that it doesn’t have any preservatives or chemicals. This product can be harder to find and is often more expensive Pressure-treated is a blend of woods that have been treated to withstand the elements longer. Up until recently, I would never consider using pressure-treated because testing showed that the preservatives would leach out of the wood and into the soil, eventually being absorbed into the plants themselves. That’s all changed now. New technology from MicroPro Sienna is making treated-wood garden-friendly. The copper used in the treatment of the wood becomes inert when it comes in contact with the soil, allowing this product to be used in vegetable gardens and children’s playgrounds and decks.
