According to a Royal LePage House Price Survey released this month, a confluence of events has made this summer a perfect time to get serious about that new-home purchase. Randy Ryalls, general manager at Royal LePage Sterling Realty, says attractive interest rates and the price depreciation in Greater Vancouver’s housing market, which is expected to continue throughout the summer, represents a great opportunity for homebuyers to invest in their first home or upgrade to a new one. Keep a watch on The Clock It’s always a worthwhile trip by the scenic Seabus over to Lonsdale Quay in the summer, but since the opening of the Polygon Gallery, it’s worth the trip any time of the year. On July 5, the Polygon opened an exhibition by multimedia artist, Christian Marclay, called The Clock. The installation involves a custom-built cinema (with comfy lounge sofas) showing the intricate, non-linear 14

UDI Grind for Mental Health “It started out as a bit of a joke among us, as in, the development industry has been in a bit of ‘a grind’ this year,” says Urban Development Industry’s (UDI) Yvonne Lo. But when UDI was approached by the executive search company Taylor Ryan about doing a fundraiser for mental health, they got on board. Though finding sponsors wasn’t too easy this year, getting participants was. “It’s the first year, so we

Khatsahlano Street Party

On July 6, Fourth Avenue in Kitsilano, from Burrard to Macdonald streets, was awash with thousands of people braving the iffy weather (there was a shower here and there), to visit the Khatsahlano Street Party, Vancouver’s largest free arts and music festival. There was loads of shopping at the tents most shops had set up on the street, as well as wellness booths, and even two spin classes held right on the street. The real draw were the live music stages,

with over 50 artists playing on seven different stages. Also very popular were the information booths from the city of Vancouver to educate interested people about how they can get involved in the planning of the new Broadway Skytrain Development Plan, the new Jericho Lands plan, as well as the new 30-year TransitOriented Development plan. People lined up to write down ideas, find out about events and chat with friendly volunteers.

Amber Grand Opening

July 6 was also an exciting day on the other side of Vancouver’s West Side, with the highly anticipated Grand Opening of Aragon’s Amber presentation centre on King Edward near Cambie Street. Guests could grab a cookie and coffee and, with the building nearing completion, wander across the hall from the sales centre into the one-level show home, with surprising views of the city for a groundfloor suite. The afternoon was hosted by 1470.FM Fairchild Radio, and the sales team, who helpfully pointed out that there was also a penthouse suite on the fourth floor to check out. New Home + Condo Guide: To get geothermal technology in a building, do you have to build it into the construction phase? Or can you retrofit an older building in an urban area as well? How does it work? Lane Theriault: Yes, geothermal technology can be retrofitted for older buildings, however, more commonly, geothermal systems are integrated into the design of new buildings. work is geothermal technology circulates fluid through a series of underground pipes that either absorb or dissipate heat into the ground. In the winter, heat is extracted from the earth and is used to heat the building. In the summer, the flow reverses, transferring heat from the building to the ground loops to generate cold air. Building these systems directly into a new development comes with its benefits in terms of upfront costs, which we absorb from the builder in return for running the system and charging residents a monthly fee for heating and cooling. However, Subterra Renewables is able to create unique systems customized for each individual project.


NHCG: What has been the

feedback from your most recent projects? LT: The most significant feedback from those in the development community is that they didn’t know they could ‘go green’ or build such an energy-efficient building within their anticipated budget. Given the current state of increasing construction costs, combined with the state of Vancouver’s real estate market, a lot of developers are looking for ways to reduce their construction budget. The capital savings from not installing a traditional HVAC system allows developers to meet their savings requirements. Additionally, a lot of developers look favourably upon Subterra’s model that allows for rates to be locked in for the end-user. NHCG: How is living in a

building with a geothermal system different from living in a conventional building? How does it affect strata fees? LT: Living in a building with

geothermal technology brings a better quality of life to residents than living in a conventional building. A building with one of our low-carbon energy systems

offers all of the benefits of going green, not only helping developers meet their sustainability goals, but more importantly, helping the end user reduce their own carbon footprint and greenhouse gas emissions. The systems are very quiet and there is no equipment outside of the buildings. The earth loops that generate heating and cooling can last for generations, with the systems handling multiple loads simultaneously, for example, heating homes, heating pools and cooling other areas all at once. Strata fees are the same, or even slightly less than with a traditional HVAC, but obviously, with a much smaller carbon footprint per home. The residents’ rates do not fluctuate with energy hikes, and builders get points toward being LEED certified, as well as saving money. NHCG: If the developer pays no costs for the system, does that translate to lower buying costs for homebuyers and then how does Subterra Renewables make its revenue? LT: The developer doesn’t have any large upfront commitment costs

for us to implement the geothermal system. We design, install, monitor and maintain the renewable energy system, which in turn reduces the developer’s construction budget and risk. For the building owner and residents, they pay a simple monthly fee while receiving a heating and cooling system that is superior to conventional systems - this is what we call a ‘Renewable Energy Fee’. This fee is equal to or less than what the building owner or residents would have paid for operations and maintenance if the building had a conventional HVAC system, a much better system with no extra cost.

HOME PRICES DECLINE ACROSS GREATER VANCOUVER IN Q2

Home prices across Greater Vancouver continued to decline in the second quarter of 2019, according to a Royal LePage House Price Survey released in mid-July. The downward pressure on the market was a result of high inventory levels across all housing types. The aggregate home price in 36

Greater Vancouver decreased 4.1 per cent to $1.2 million, compared to the same period last year. When broken down by housing type, the median price of a two-storey home and bungalow declined by 3.3 per cent and 7.6 per cent, respectively, to $1.5 million and $1.3 million. The median price of a condominium decreased 2.8 per

cent year-over-year to $668,389. Affordability in the British Columbia housing market remained on provincial and federal government agendas during the second quarter of the year. A combination of recent economic announcements including the foreign buyers’ tax, the speculation and vacancy tax, and the mortgage


stress test contributed to elevated inventory levels and a wait-and-see approach from potential buyers. As new building construction remained on hold during this time period, summer homebuyers will have the opportunity to choose from affordable listings before the traditional fall price uptick. “A wider variety of available homes to choose from is giving homebuyers extra time to plan and make decisions,” says Randy Ryalls, general manager, Royal LePage Sterling Realty. “A better understanding of the reality of the real estate market in the region is helping both homebuyers and sellers to manage expectations and make better-informed transactions.” Ryalls added that attractive interest rates and the Greater Vancouver housing market’s price depreciation, expected to continue throughout the summer, represent a great opportunity for homebuyers to invest in their first home or upgrade to a new house. Looking ahead to the end of the year, Royal LePage is forecasting further declines across the board, with aggregate prices in Greater Vancouver expected to fall 5.5 per cent at year-end compared to the end of 2018. MARKET SUMMARIES

The aggregate home price in the city of Vancouver in the second quarter of 2019 decreased 4.7 per cent year-over-year to $1.3 million. The median condominium price decreased 5.6 per cent to $766,953, the first price decrease seen for this type of housing since the third quarter of 2014. Twostorey homes and bungalows both depreciated when compared to the same time last year, decreasing 3.9 per cent and 5.4 per cent to $2.1 million and $1.4 million, respectively. WEST VANCOUVER

Meanwhile, the aggregate price of a home in West Vancouver continued to decline, falling 7.6 per cent to $2.7 million. Within the region, the median price of a two-storey home decreased 0.7 per cent to $3.3 million, while the price of a bungalow fell 10.8 per cent to $2.5 million. Condominiums also saw a double-digit decline of 12.9 per cent to $1.75 million.

RICHMOND

In Richmond, the aggregate price of a home fell 4.1 per cent to $1.1 million, while median prices of two-storey homes and bungalows declined 3.7 per cent and 9.3 per cent to $1.4 million and $1.3 million, respectively. Condominium prices saw a modest decrease of 1.8 per cent to $580,590. BURNABY

Homes in Burnaby decreased 7.3 per cent to $1.29 million. Bungalows saw the highest price depreciation in the region, as the median price decreased 13.0 per cent year-over-year, to $1.2 million. The median price of a two-storey home also decreased 6.1 per cent to $1.4 million while condominium prices decreased 2.0 per cent to $610,829. COQUITLAM

Coquitlam home values declined with the region’s aggregate home price decreasing 3.5 per cent to $1.07 million. The median price of a two-storey home decreased 2.9 per cent to $1.2 million. Both bungalows and condominiums saw similar price depreciation, decreasing 4.7 per cent and 4.3 per cent to $1.1 million and $527,774, respectively. SURREY

In Surrey, home prices remained competitive within the region. The aggregate price of a home in the area decreased 3.2 per cent year-over-year to $876,505. The median price of a two-storey home and bungalow decreased 3.5 per cent and 4.0 per cent to $979,779 and $862,592, respectively. Condominiums saw a moderate increase of 2.7 per cent to $401,693, making Surrey the only market in Greater Vancouver to see an increase in condominium prices. LANGLEY

The aggregate price of a home in Langley decreased 4.4 per cent to $936,715. Condominium prices drove the market in the second quarter, increasing 4.9 per cent to $402,019, while bungalows and two-storey homes decreased 8.5 per cent and 3.4 per cent to $887,145 and $1.04 million, respectively.

NORTH VANCOUVER

This area witnessed price depreciation in the second quarter, as the aggregate price of a home decreased 4.2 per cent to $1.3 million. The median price of a two-storey home remained relatively flat, dipping 0.9 per cent to $1.6 million. Bungalow and condominium prices also saw depreciation, decreasing 7.8 per cent and 7.1 per cent to $1.5 million and $640,148, respectively.

19TH ANNUAL VANCOUVER CHINATOWN FESTIVAL SAVE THE DATE The Vancouver Chinatown Business Improvement Area Society (VCBIA) and title sponsor, Coromandel Properties, announced the line-up recently of the activities at the upcoming Vancouver Chinatown Festival. The family event, which attracts more than 50,000 people, takes place on Sat. Aug. 10, 11 a.m. – 9 p.m. at the Keefer at Columbia Street in Vancouver’s historic Chinatown. It is one of BC’s largest summer multi-cultural events. This year’s festival theme features martial arts Kung Fu competitions, traditional arts and crafts from around the world, Vancouver Chinatown walking tours, an open-air market filled with exotic goods, multi-cultural stage performances and games for kids of all ages. There will be live bands, and an evening outdoor movie starting at 7 p.m. at the Main Stage. The Chinatown mascot, Van Van, will also be at the festival. Admission is free.

Other attractions include: A lion dance at Opening Ceremony; traditional dancing and cultural performances; climb the wall; a mobile aquarium; more than 20 multi-cultural food trucks; a TD photo booth; wheel of fortune; Tamiya mini 4WD racing in Vancouver; a magic performance. Since parking is limited, it’s best to bike, walk or take public transit to the event. This year, there will be a free shuttle bus to the festival and a bike valet on site. The bus stop is across from the Waterfront Station on West Cordova St. (600 W. Cordova St.) in downtown Vancouver. Think Tiny Home!

Tiny homes provide a stylish and functional alternative to cottage life. by JO ALCORN Tiny homes don’t just cost less upfront; they are also much cheaper to maintain; that is why so many people are jumping on the trend. I worked hard to remodel an old 5th Wheel Trailer for my parents to enjoy. The great thing about this tiny home is its mobility – it’s cottage life wherever they drive to! Read on to find out how I turned a dated space into a livable, fun home on wheels. 40

RESTORE AND CLEAN How did I go about restoring a 15-year-old trailer that was stored in a damp location? By striping it right back to its bare bones! I wanted to ensure the home housed no health hazards. Once we ripped it apart, we found water damage, which causes mould. We turned to Concrobium Mold Control (concrobium.com). It contains no bleach or harsh chemicals, kills mould at the root and prevents it from coming back. When it came to surface cleaning, I chose Mrs. Meyer’s Clean Day (mrsmeyers.ca). I love that they are formulated with plant-derived ingredients, essential oils and other thoughtfully chosen materials to create effective products. KITCHEN & BATHROOM Instead of installing new kitchen cabinets, I worked with a great company called InSPRAYtional Painting, who was able to bring the old cabinets back to life by spraying them. We chose two colours from Benjamin Moore (benjaminmoore.ca): Chantilly Lace OC-65 for the uppers and Mount Saint Anne CC-710 for the lowers, for a twotone look, both in Aura Interior Paint in Eggshell finish. I also wanted to update the tiny kitchen’s backsplash, but traditional tile would break and crack when the tiny home hit the highway. I chose a company called The Good Tile (thegoodtile.com) who offer bold wallpaper and luxury vinyl tile options that are easy to install and have no risk of breaking. I didn’t skimp on faucet features in the kitchen or bathroom.


For the kitchen, I chose Delta’s Trinsic (deltafaucet.ca) faucet, which is sleek and modern. For the bathroom, I decided on the Pivotal Bath Collection, which creates a look that makes a true statement; I wanted to go with a real contrasting colour, so I chose black. BEDROOM Bedding had to be easy to get into the small opening of the trailer but still incredibly comfortable. A tiny home is a space people might spend months in at a time, so I wanted it to have all the comfort of home. I chose Cocoon by Sealy (cocoonbysealy.ca). They offer superior quality, and their mattress comes in a small box, perfect for getting into a tiny home space. LIVING ROOM In a tiny home, you have to think about how much things weigh. I selected NEUE Floors (neuefloors.

com) an engineered hardwood plank that is lighter in weight than traditional hardwood and has better expansion and contraction attributes, which is ideal in this application. I worked with Metrie (metrie.com), which offers a highend, finely crafted solid wood and composite moulding and interior doors to create faux beams. I also used their hollow moulded panel doors, so they don’t weigh as much. Another unexpected element is the fireplace. Rather than look in the suburbs for a home, these Millennials chose a condo in Vancouver’s sought-after Mount Pleasant neighbourhood. “We bought a two-storey condo in the Independent and moved in two months ago. We have 1,000 sq. ft. inside and a 500-sq.-ft.-deck,” says Dave Paris, adding there are several young families in the building. “My wife and I love the energy of the city. Neither one of us wanted to live in the suburbs.” What’s more, the location of the condo makes it easy for the couple to go downstairs and out the front door to get groceries or coffee. “We enjoy the freedom condo living affords us … 50

I made it a central piece in the living room space. I had a Dimplex 23-inch Multi-Fire XHD (dimplex. com) unit built into the bookshelf, creating a feature wall in the tiny space. It was the perfect addition to the area with the optional heat – giving the space warmth on cold nights, or running without heat during the warm summer months. OUTSIDE It was time to make a good first impression. I worked with Great Canadian Fleet Services (greatcanadianfleet.com) who were able to repair the damaged fibreglass and paint to make the mobile home look like new again. I also chose to have it entirely wrapped by Bolt Signs (boltsigns. com). They were able to produce and install a vinyl wrap to completely transform the outside of the mini-home. The dated awning was hanging off the mobile home and in desperate need of a complete overhaul. I teamed up with The Awning Authority, which specializes in retractable awnings and screens that are designed to last a lifetime. Finally, this tiny home would not be complete without a great charcoal grill that you can easily set-up when you arrive at your destination – so we added an ivory colour Weber Master-Touch (weber.com) charcoal kettle to the mix. This retro-looking grill fit perfectly with the retro-looking trailer. I hope this tiny home inspires you to think outside conventional spaces!
