Walkability Author of the esteemed books Walkable City: How downtown can save America one step at a time and Walkable City Rules, Jeff Speck is an award-winning author and designer who took the time to sit down with a diverse group of students, planners and designers on May 23 at UBC Robson Place as a part of the “Inspire Jericho” speaker series. He explained how walkability improves the environment and public health, as well as decreases the costs of transportation, because public roads and car infrastructure
cost significantly more than public transit and improving walking and biking access. How we improve walkability, he says, is by reducing urban sprawl through transit-oriented planning, building mixed-use buildings, and making walking routes safe, comfortable, and interesting. It was his first time in Vancouver, and he referred to the walkability inherent in the planning of new neighbourhoods like Olympic Village and Wesbrook in UBC.

OFFERINGS FOR THE FIRST-TIME HOMEBUYER

MLA Advisory is forecasting more than 2,000 units will be released in Q2 2019 across the Lower Mainland. Of these units released, approximately 1,900 are a combination of woodframe and townhome projects. These project launches are an indicator of strong demand from end-users and firsttime homebuyers searching for value and more affordable housing options, particularly at the entrylevel market segment. When it comes to first-time homebuyers, the Canadian government, alongside the Canada Mortgage and Housing Corporation (CMHC) have put forward a prospective incentive that promises to ease the financial burden and help first-time homebuyers in their journey to purchase their first home. The budget, set to launch in September, proposes the implementation of a shared-equity mortgage program through the CMHC for new homebuyers, as well as a boost to the Home Buyers Plan (HBP) for an interest-free $35,000 withdrawal limit from their registered retirement savings plan (RRSP) up from the previous $25,000. The promise to a first-time homebuyer to have financial support via a down payment through an interest-free loan, 20

lower monthly payments as well as a smaller mortgage may be the push Millennials need to take that leap towards the purchase of their first home. The locations, amenities and price points are the main factors in driving BC’s first-time buyers. According Resonance’s report on the Future of Housing, Millennials consider the cost of housing as the most important factor when seeking a new home (83 per cent), with transportation convenience coming second. Proximity to work (63 per cent) and access to public transit (55 per cent) are the third and fourth most important factors among Millennials looking for a new home – even more important than overall square footage and size of the living space. We are seeing a lot of developers incorporating these factors in the product design and unit mix of their projects in order to accommodate these needs.
Although the proposed government incentives have not yet been put into effect, it is a step in the right direction to make housing more affordable and more viable for first-time homebuyers who otherwise may not have considered buying anytime soon, losing the opportunity to build personal equity. In 1989, Don Campbell and his wife purchased their first home and rented their finished basement as way to pay off their mortgage sooner. “The rent from our basement suite buffered our income,” says the author and senior analyst with the Real Estate Investment
Network (REIN). “In addition, we travel a lot, so knowing someone was always home offered us a sense of security.” Campbell is a huge proponent of basement suites as a way “to get into the housing market.” If you’re wondering if you should finish your basement right away, Campbell says doing so can potentially increase the value of your home by a considerable amount. Now, that’s reason enough … Best of all, says the veteran financial expert, most banks will allow you to use the rental income for your basement suite to qualify for a mortgage. That’s critical if you are a firsttime homebuyer and must prove you can afford the payments under the federally mandated Bank of Canada stress test. According to Campbell, the stress test means homebuyers with less than a 20 per cent down payment will need to prove they can afford mortgage payments based on which is greater – the Bank of Canada’s five-year benchmark rate or their contractual mortgage rate plus two per cent. DON CAMPBELL’S TIPS FOR FIRST-TIME LANDLORDS: 1. PROTECT YOUR PRIVACY
Ask yourself if you will be OK seeing a stranger walking around your property every day. Is this lack of privacy worth the extra money? 2. TRY TO AVOID RENTING TO FAMILY
As NICE as it sounds to help out, renting to a family member is fraught with potential relationship crushers. If a tenant stops paying or become a nuisance, there are ways to solve that problem.
However, it is much more difficulty to use “eviction” or “collection” rules against a family member without destroying the relationship and having the repercussions ripple out into the rest of the family. 3. SIGN A PROPER WRITTEN LEASE
Never, ever, ever let anyone move in without both of you signing a proper lease that clearly defines rules, responsibilities and costs. And never ever let a tenant move in without providing you with the full security deposit and first month’s suite rent. 4. KNOW YOUR LANDLORD RULES
Before you dive into the rental market, make sure you study up on the rules and responsibilities. They are strict and they are clear, and so must you be from the beginning of the tenant relationship. You can find these rules on the provincial government website. 5. TELL YOUR HOME INSURANCE COMPANY
Critical. You must, in all cases, advise your insurance company that you are renting out a suite. If you don’t, and there is an incident where you need to use the coverage, you may likely get denied coverage. 6. RESEARCH THE TAX REPERCUSSIONS
Speak with a real estate experienced accountant to ensure that you are claiming all of the deductions you can as well as properly planning for any change in the capital gains exemption if and when you sell your house. When Shannon Haerdi of First Impressions Designs was put in charge of the interior design for the show homes, she saw an opportunity to let her creativity run free. The combination of the refined spaces and a playful use of art and colour make for an elegant living space that is filled with personality. new home + ConDo guiDe: In this home, the
dining room is striking, with the wallpaper and the interesting pops of blue. How did you choose artwork with a patterned wallpaper so it doesn’t appear too busy? shannon haerDi: We really love the elegance the wallpaper brought to this formal dining room. The silver accent in the wallpaper juxtaposed against the crystal pendant light over the dining table really adds to the grandeur of the space. chosen for each home by considering all of the design elements in the room. We usually start with the furniture selection and then choose a wallpaper that complements our furniture and lighting elements. The finishing touches are drapery and art. Art is distinct and individual to each home, so drawing out the accent colour and art medium is important to our final choices. We always want to consider the size and scale of the piece as not to overpower the space with art that is too large or too little. Let the art be the final jewel that decorates the room. nhCg: When you have many light fixtures in an area, such as the kitchen, how do you coordinate them? Is it a good idea to use the same style of light fixture throughout the home in order to promote continuity? sh: Accent lighting is important in any home. This
is generally where we get to have a little fun and let some personality shine in the space. In general, we do try to keep to a similar style in a home, but it
doesn’t necessarily have to all match. A mix of metals and styles is on trend right now. Having a few larger accent lights in some of the main living areas of your home allows for great light and adds some extra charm to your space. nhCg: In the bedroom, the wall art is very vibrant
and distinctive. What is your rule-of-thumb for using dramatic wall art while searching for the other design elements? Can you use colour, or do you stick to neutrals? sh: In the master bedroom, the wall art was chosen
to complement the serenity of the furniture. The gold and white frames on the artwork sit nicely against the dark cobalt blue background, allowing the artwork to pop on the wall. The headboard wall was also a subtle pop of elegance with “Urban Walls” decals carefully placed around the beautiful custom upholstered headboard. The classic floral pattern was oversized, allowing for a burst of springtime, filling the wall with depth and character. When choosing colours for artwork, we always tell our clients to have a little fun and bring in some colours that appeal to them as well as conjure up memories of great times with family. nexthome.ca 49
