But oh the joy when you finally get the keys in your hand, never mind the thrill of walking through the front door for the first time. There are so many options available right now, from master-planned communities that incorporate retail, condo apartments and townhomes in one area, to singlefamily homes located in the suburbs, near the water and close to nature. When you come down to it, however, there are basically three styles of home to choose from: A townhome, a condo suite or a detached home. The one you decide to make your own depends upon many factors, including budget and location. But what about your personality and lifestyle? ITALIAN DAYS ON COMMERCIAL DRIVE East Vancouver’s largest annual event was back for its 10th year, with the usual crowds, delicious food, drinks and live music. Beer, pizza and sausages were consumed in celebration of all the cultural benefits Italians have brought to East Vancouver over the past 100 years.

Global Running Day at Concord Community Park On June 5, Concord Pacific and Lululemon partnered to promote Vancouver’s iteration of Global Running Day that takes place on July 5 at False Creek. The event started at Concord Community Park, Concord Pacific’s pop-up 3.5-acre temporary park situated beside Science World. This new, temporary park is bordered by the Concord Pacific Presentation Centre on the west, Pacific Boulevard on the north and Science world and False Creek on the east and south, and features a sandy beach area with a volleyball net, ping pong tables, landscaping, a half basketball court, and many children’s activities. This will also be the location for Concord Pacific and Lululemon’s upcoming Free False Creek Yoga Mondays, as part of their combined summer wellness and activities plan for the park. 14 New Home + Condo Guide |

NEW HOT NEXT: DESIGN On a warm late-spring evening, a fashionable group of architects, designers and style aficionados enjoyed a fun evening of Osoyoos-area wines, Okanagan cheeses, and delicious canapés at Salari Carpets showroom in Mount Pleasant, to witness four talented designers in a showdown for recognition and possible internship opportunities. The

three expert design panelists had to choose, in a “Shark Tank”-style format, between an eclectic group including funkyfunctional ceramics, a geometric architectural panel, furniture and clothing contestants. The winners in Portland, Seattle and Vancouver will compete against each other at the IDS West event in Vancouver, September 26-29.

Margie Ruddick speaks How do we respect the land while also contributing to a thriving growing city? This is the question central to the partnership of the First Nations Musqueam, Squamish and Tsleil Waututh (MST) group and Canada Lands crown corporation. Owning the two largest parcels of undeveloped land in the city, combining ecological function with smart, human-oriented design is a high priority. At Kitsilano High School on the evening of June 5, community members and stakeholders came together

to hear award-winning New York City landscape architect, Margie Ruddick, talk about her past projects and her vision for the new master-planned communities in Vancouver. She spoke about the possibility of “introducing wildness back into our urban spaces” through her “wild by design” strategy, connecting people with larger natural places to enhance health, lower our carbon footprint, conserve and protect native plants and animals.

Vancouver Urban Forum: moving toward affordability An esteemed group of economists and real estate experts gathered at the J. Wosk Centre for Dialogue on June 12 for three hours of lively discussion as they attempted to answer the ubiquitous question of affordability in Greater Vancouver. Why is housing expensive? What are economists recommending? Are taxes the best response to housing shortages? Speakers included Sonja Trauss, from the San Francisco Bay Renters Federation, Tsur Somerville, UBC professor in Real Estate Science, and James Tansey, executive director of the Centre of Social Innovation and Impact Investing, among others. The afternoon began with many questions from the audience, and there was spirited debate among the panelists about the way to go forward. Most could agree, in the end, that trying to manage demand through regulation is not effective, and tackling supply through densification, transitoriented development, and simplifying the permit approval process at city hall could all go a long way on our path to an affordable city. nexthome.ca 15

Every buyer entering the housing market is faced with this decision: Townhouse, condo or detached home? It can be hard to figure out which best suits your lifestyle. Each style of home has pros and cons – and defining which suits you relies mostly on your lifestyle and budget. The first question to ask yourself is what is most important to you in a living situation? Is it outdoor space? Being close to work, school or nightlife? The answers will guide you to the right choice. In order to decide, you must first understand the differences and the amount of freedoms or restrictions you will have with each one. Condos are usually the most affordable and buyers are typically able to purchase closer to where they work or play. Keep in mind that with condos, you only own the interior of your unit. The building’s shared spaces and outdoor areas are owned by the Homeowners Association (HOA). The HOA has a lot of decisionmaking power over condo owners and can decide things like if pets are allowed and if you can rent out your space. Condos often have amenities which can be enticing, like gyms, pools and rooftop patios. Condos are ideal for young professionals, new-home buyers or downsizers who may 22

not have much time to maintain their property, do not mind having less control over things like landscaping, and enjoy the convenience of having transit or work nearby. Townhouses offer ownership within the interior, exterior and land that the townhouse is on, however, there are HOA fees and some restrictions to the exterior aesthetics of the property. Townhouses are generally more affordable than detached homes. MLA Canada’s May 2019 Advisory Report forecasts that out of 2,000 projects to be released in the Lower Mainland, 1,900 are projected to be wood frame and townhouses. This shows a strong demand for this type of property. Townhouses are best suited to couples looking to start a family, new homeowners who need the extra space, don’t mind the commute, and enjoy having certain things taken care of by the HOA such as snow removal, landscaping and waste management. Detached homes are typically larger, include lots of outdoor space and the most amount of freedom in terms of exterior aesthetics, for example. It does come with the responsibility of yard maintenance, snow, gutter and exterior cleaning – the list goes on. Essentially you are responsible for everything to do with the home and the land it sits on. Detached homes are ideal for established buyers who know what they want and are ready to

commit to a home long-term. As we approach the end of the second quarter, the detached market is showing signs of overall price stability. Nicole Wells, vice-president at Home Equity Financing RBC, understands all too well the “extra level of stress” that comes from applying for a mortgage solo. “I was a divorced mom with three young children when I applied,” says Wells.

If you’re a parent on your own thinking of buying a home, there are some things you can do to help improve your chances of securing a mortgage so your dream of homeownership can become reality. To begin with, before you even begin looking for a new home, it’s important to figure out how much of a home you can afford to buy. To do this, you need to tally up all of your monthly household expenses and then add in the estimated new-home expenses (mortgage payments, property taxes, insurance, utilities, maintenance, and more). For single parents, that may include spousal and/or child support payments.

In Wells’ situation, since she was the one paying spousal support, she had to include her payments into her monthly debt expenses. “Since it is a 100 per cent liability, it reduced the amount of money I could borrow,” she explains. Conversely, any support payments (spousal and/or child) received are viewed as income, which – if combined with other employment income – can help increase the amount of mortgage you qualify for. “You must have been receiving these payments for at least six months and must be able to prove that the payments are scheduled to continue for at least the next three years,” says Wells. “When applying for a mortgage as a single parent, the bank also factors in your credit score, the property itself and other considerations to arrive at how much of a mortgage you can afford,” adds Wells.

New Home + Condo Guide: There has been a lot of development around the new Evergreen Skytrain. How do you think this has affected affordability in these neighbourhoods? Nicola Towler-Ho: The Skytrain has completely opened up and revitalized these areas. The new investment and development have raised property values, along with creating more housing choices. Condos are generally more affordable than singlefamily homes, so in that way it has become more accessible and has given people more opportunities for homeownership here. NHCG: What is the most up-and-coming new

neighbourhood in the area? NT-H: I recently asked people this question at my open houses. The consensus was that almost anywhere you live in the Tri-Cities offers the diversity of city and nature within a 10-minute drive. But the one place that came up consistently was the Windsor Gate area. It’s on the upper end of pricing for condos and townhomes, but it is still under-rated. This neighbourhood has close proximity to all amenities, the Skytrain, and the urban centre, yet is just steps away from the Coquitlam River trail for walking, running and biking. NHCG: Are there new amenities that come along with all of this transit development? NT-H: There are many places to highlight, so I’ve narrowed it down to just a couple. One of the newest places that stands out is the beautiful new Wilson Community Centre in Port Coquitlam. The Burke Mountain area is quickly growing. Just recently opened is the first of several schools, Smiling Creek Elementary; another new elementary, middle and high schools are in the planning stages. HOW TO MOVE PIANOS AND POOL TABLES

CHUCK RESNICK When it comes to moving households, handling large, bulky items is a challenge, especially if you decide to do it yourself. Certain items are best left up to the pros. Here is a bit of professional insight into what it takes to move pool tables and pianos safely and successfully, without damage. POOL TABLES

A pool table must be taken apart before moving it. Depending on the age of the table, you may or may not have the original documentation on how it was put together and how to take it apart. Usually, the side rails and pockets come off, and the felt must be carefully removed. Depending on the size of the table, it will be composed of up to three large, heavy pieces of slate that comprise the playing surface. These slate surface pieces are often held into place on the frame with screws covered with bees wax. You have to know to look for these; otherwise you can do damage. Each section of slate has to be wrapped in moving blankets. The slate pieces should not be laid flat in the truck, as being jostled during the trip will create stress points that could cause cracks. The slate pieces should be secured vertically at the sides of the truck and should not come into contact with anything else during transport. 32

When it’s time to reassemble the table at the other end, it’s important to know just how heavy it is and place the sections of it carefully, realizing that its weight can have an effect on floorbearing capacity. Ideally, pool tables should go into a basement on a concrete floor. PIANOS

It takes a minimum of three people to move a piano. The process begins with removing the pedal system, which must happen in a systematic way for the number of bolts that hold it onto the instrument. Pad wrap everything with moving blankets and stretch wrap each piece for added protection. The process for dismantling the rest of the piano depends on the type. Usually, one leg has to be lifted and unbolted to come off. Leave the bolting system attached and pad wrap and stretch wrap each leg so nothing is lost. At this point, lower the piano gently on its side onto a special piano sled. Remove the second leg while at least two people are supporting the piano. Then, shift the piano to an upright position at the edge of the sled, which has an indentation to accommodate the lid overlap so the piano does not touch the floor. It sits on a cushioned blanket and is secured to the sled to prevent pressure points while being moved. Then it becomes easy to remove the final leg. The piano body is pad wrapped and stretch wrapped and then eased onto a special dolly and wheeled out the door. The piano

should remain on the dolly, which becomes part of it during transport. It’s strapped it to the side wall of the truck, halfway between the two wheel bases, for the least amount of jostling. Once it is reassembled in the new home, it is critical that the owners have the instrument re-tuned, as there will be some unavoidable changes from the move. Whether it is a pool table or a piano, consider hiring a professional moving company to these transport items. Neither you nor an inexperienced mover should be learning the process while handling your large, bulky possessions. Much has been said lately about the growth of the Fraser Valley. Unlike in 2008 – investors and end-users that had been attracted to the Fraser Valley for value compared to the rapidly

appreciating real estate in Vancouver proper at that time returned West. Now, the story is arguably different. For starters, product values in Vancouver simply cannot retract to the $600+ per-sq.-ft. levels they did in 2009 due to escalating land and development costs. So even with the current downward market trend in these areas, affordability remains a clear challenge in both present and future. More specifically, the multifamily market in Abbotsford has historically been more challenging and less stable than more central neighbourhoods in the Metro Vancouver area. However, with increasing challenges to affordability to the west of Abbotsford, coupled with the significant growth, the long-term prognosis for the market for multifamily product is most favourable with respect to Abbotsford’s core. Both investors and end-user consumers are migrating east. Given the job and population growth in this suburban area, and the advancements in employment amenities and services, today’s buyer is finding value east of Vancouver. To accommodate this increase in demand, the city of Abbotsford introduced Plan 200K, which details the city’s vision for the future of Central Abbotsford and how it plans to accommodate the expected increase in population. It outlines parks, pedestrian-friendly infrastructure, as well as shopping, dining and residential housing. Its growth plan for the City Centre is in its early stages from a development perspective, but the market has already seen sustained growth over the past three years. With the city of Abbotsford’s population projected to reach 150,000 this year and 164,000 in 2021, it shows no signs of slowing. Abbotsford is the fifth largest city in BC according to 2016 census

stats. Key employment sectors include aviation and aerospace, film/TV/events, agriculture and niche manufacturing. Industry Training Authority predicts aviation and aerospace alone will need 4,000 new employees (trades, labourers, etc.) in the next five years. In addition to the planned growth, Abbotsford has also been nominated as one of the Top 7 Intelligent Communities of 2019. It is known for being a businessfriendly testing hub – an incubator for thoughts and ideas. At the nucleus of all this is Abbotsford’s adaptive and innovative culture. The city worked with Telus to secure an investment of widespread fibre deployment and small-cell technology throughout the community, superseding the efforts of neighbouring communities. In addition to the fibre installation, Telus also installed “smart small cells”, technology attached to poles in order to boost network and WiFi connectivity, range, and reliability. Growth, innovation, and value are three major reasons why Western Investor named Abbotsford one of its top real estate investment towns in all of Western Canada. Akin to the growth in Surrey City Centre, the rise of this Fraser Valley hub is certain to draw Abbotsford increased attention. Sounds like a smart buy.
