PREVENTION IS KEY TO PROTECTING YOUR HOME When my partner first suggested we get a second inspector on our brand-new home, I scrunched up my nose and rolled my eyes. “You’re being paranoid,” I insisted. “That is a completely unnecessary expense.” And yet, he persisted. After much back and forth, I acquiesced and told him if it was that important to him, he could arrange the whole thing himself — which was exactly what he did. You can imagine my utter shock and dismay when the inspector handed us a 64-page report listing nearly 100 different concerns. Perhaps the most alarming was not only were the shingles lifting on our roof, but several of our windows and a side door were missing sealant, a nightmare waiting to happen. Although it wasn’t an immediate concern with mild weather, once Mother Nature’s glacial child came out to play for the season, we’d be having a different conversation; only this time, with our insurance company. Hiring a second inspector for our new-build was an ideal way of protecting our home. We were able to take our concerns back to our builder to fix. So what would do you do to protect your home? ice and snow damage your home? With winter comfortably upon us, most Canadians are in, or will be in the midst of snow and sub-zero cold. Freezing temperatures can wreak havoc on a house and cause pipes to freeze and ice damming. Generally, water is the most common cause of damage in a home and accounts for 50 per cent of home insurance claims costs. Most home insurance policies cover accidental damage resulting from a burst water pipe, a leaking dishwasher or an overflowing bathtub. A recent Desjardins Insurance national online survey conducted in March 2018 polled 3,020 people over the age of 18. Fifty per cent of those surveyed said they didn’t know what type of water damage they were covered for. Yet when asked if their home was ever damaged by water, 26 per cent said yes and almost half (43 per cent) said they didn’t know how to prevent water damage to their home. increase in claims

With more frequent and severe weather incidents like heavy rain, lightning storms, hail, freezing-thawing cycles and flooding, there has been an increase in the number of water-related insurance claims across the country. When asked if they feel weather severity has increased in frequency in the last 10 years, 75 per cent of respondents said they believe that’s true, with 58 per cent indicating they are worried about climate change impacting their personal safety or the safety of their property. The main problems associated with damage caused by snow and ice occur when it builds up in places like the roof, around an in-ground pool or when it creates ice dams. Some of the proactive things to do to prevent this damage are: Digging out an above-ground pool before it collapses under the weight of snow; clearing snow off the roof after a heavy snowstorm so it doesn’t cave in; breaking up ice dams on the roof to keep water from seeping into the walls. “As one of Canada’s leading property and casualty insurers, we understand the level of stress people 12  NextHome+CondoGuide  |  Jan. 11–Feb. 8, 2019

can experience because of water damage,” says Alain Hade, vice-president, marketing and member client experience at Desjardins Insurance. “Lost or damaged valuables and family treasures cannot be replaced. This is why we focus on innovation to prevent and reduce the frequency and severity of claims.” Two tech options available from Desjardins are: Alert, a prevention program that comes with a free water and freeze detector and, if the unexpected happens, like a burst pipe or leaking toilet, clients get an alert on their smartphone and can act fast to limit the damage. Radar sends an alert when there is a risk of severe weather like high winds, ice storm or tornado within 500 metres of your specific addresses. Clients are alerted by push notification via SMS or email as a heads-up that can help them protect their property. These programs give clients prevention and awareness tools to help limit the damage caused by water and freezing.

PROPERTY PROFILE

Brookfield residential’s Passive House requires no furnace Given Calgary’s typical winters, it would seem impossible to conceive of building a home without a furnace to warm those long, cold days and nights. However, Brookfield Residential has done just that with its Passive House located in northwest Calgary’s Symon’s Gate – a unique estate home of approximately 2,500-sq.-ft. that takes energy efficiency to new heights using 90 per cent less energy than a typical new home constructed today. “The idea behind this was to look at where the building codes and energy targets are going in the next 15 years,” says Doug Owens, senior director of strategic development and regulatory affairs at 14  NextHome+CondoGuide  |  Jan. 11–Feb. 8, 2019

Brookfield. “When we look into the future, we want to make sure that we’re building quality communities and homes as efficiently and effectively as possible. For this home, we wanted to use cross-laminated timber, which is available in Canada, but not is being used for house construction.” So while the home was designed in Canada, a company in Germany engineered and prefabricated the home including the R45 walls, and shipped it to Calgary. A special foundation was poured using foam to create a complete “thermal break” from the external environment, and Brookfield’s master builders worked closely with project partners to


assemble the home on site. With super-insulated walls and roof, air-tight construction and ultra-efficient windows, the home is draft-free and incredibly quiet. Sixteen-inch-thick timber walls, concrete floors and metal roofing means it can withstand extreme weather, and the home is oriented on the property to take full advantage of Calgary’s sunshine. But the most surprising aspect for many is the home has no furnace. “Because of the construction and materials used, the body heat of people in the home and activities like cooking and showers will heat the home. In fact, you can’t have a gas fireplace or gas stove because it will generate too much heat,” Owens says. “A common misconception is that super-insulated homes are prone to over-heating in the summer, but the insulation that serves the home so well in the winter also works just as hard in the summer,” he explains. “The steep summer sun angle reduces the amount of warmth coming in, thick walls keep the heat from penetrating the home, and the thermal mass of the cross-laminated timber walls and concrete floors all help to keep the home from big temperature swings. The catch phrase commonly used to describe a Passive House is ‘You can heat it with a hairdryer and cool it with an ice cube’.” The Passive House also utilizes an advanced energy recovery ventilation (ERV) system that was chosen to work with the design of the home. The ERV acts as the ‘lungs’ of the home and runs continuously, ensuring a

reliable supply of fresh, clean air to each room. Construction of this Passive House gave Brookfield, trades partners and suppliers the opportunity to deepen their understanding of new building techniques, gain expertise in advanced energyefficient design, work through building code challenges and help prepare them for anticipated future energy code improvements. Brookfield is also sharing the knowledge it gained by opening the doors to this home to the public. “We had a tremendous response from people the first weekend we opened – we had about 1,200 people come through, from the general public to industry people and government officials,” Owens says, noting news videos garnered 7.5 million visits. “Eventually, we’re hoping that while a lot of the materials for this home came from overseas, companies in North America will see what has been crafted and will work towards creating those materials here and improving on them for the future.”

Instead of an all-white kitchen, use a mix of materials and colours to add complexity and warmth to your space. It makes the kitchen feel more dynamic and inviting. Add character to your space by choosing details that fit your needs and personality. A really good way to bring in some interest is through hardware and backsplash tile. It’s all about choosing items that will look good in 10 or 15 years, rather than what is trendy. I think returning to the classics is the trend for 2019. Accessories and art are an easy way to bring a pop of colour to your space, especially adding plants in cute pots to help warm up the room. An easy and affordable update that anyone can do regardless if they are planning a kitchen reno or not is to change the hardware.

CALGARY’S REAL ESTATE MARKET IN 2019:

WHAT TO EXPECT CODY BATTERSHILL

It’s been a tough year for the residential market in Calgary. A slow economy along with oil price differentials and a challenging employment outlook all continue to weigh in on the housing market. But what about in 2019? Will these trends continue? Here’s some of the most important points from forecasts done by the Canada Mortgage Housing Corporation (CMHC), the Calgary Real Estate Board (CREB), RE/MAX and Royal LePage. • Current sales activity is lower than it has been since the mid 1990s • Buyers’ market conditions are expected to shift towards balance in 2019 as the economy gradually improves • Expected stronger employment and population growth in 2019 - 2020 will help support sales activity and boost demand across all sectors • The average listing price for all sectors on the MLS will continue to see decreases into 2019, but is expected to stabilize later in the year and see modest increases in 2020 • RE/MAX predicts the average home sale price will remain the same throughout 2019 – at $487,399 • Royal LePage predicts the average home sale price will drop by 2.3 per cent by year’s end – to $473,104

• Both real estate firms point towards tougher lending rules and higher interest rates combined with weak oil prices as a result of low consumer confidence in the housing market INBOUND MIGRATION AND LOWER VACANCY RATES

A recent census done by the City of Calgary showed overall housing vacancy rates declined to about 3.9 per cent in 2018, down from 4.8 per cent in 2017. The same census showed Calgary had a positive net migration of 11,588 people compared to a net migration of 974 in 2017 and a negative net migration of 6,500 in 2016. While these are somewhat positive indicators for the local housing market, many real estate industry leaders believe that noticeable benchmark price gains won’t happen until full-time employment rates go up. Furthermore, because Calgary’s residential market is closely tied

to the oil and gas industry, a cancelled Trans Mountain pipeline expansion could severely affect the real estate market’s outlook heading into 2019 and 2020. ASK AN EXPERIENCED REALTOR

It’s not that buying a condominium home is so fraught with risk. But even in a rising real estate market, with good homes selling for reasonable prices, buyers can buy inappropriately — or worry that they might have. When it happens, new homeowners can have ‘buyer’s remorse’. The key to avoiding buyer’s remorse is to apply pre-purchase, nonemotional analysis to your needs and to your budget. A thorough review of the new and resale home options in the marketplace should follow that. By the time you reach the deposit stage, you should be clear about why you are buying the home you are buying, and why you are paying the price you are paying. An objective condo-specialist realtor will be a great help in this process. Clarity and information equal a good investment decision, a good home choice and thus no ‘buyer’s remorse’. Here are some of the issues to consider before buying a future condo home: • Am I financially able to buy it and am I stable enough for the long-term ownership approach to housing? • If yes, do I buy a new home or a resale condo home? • Ground floor or upper floor? • Age-restricted or open to all? • Concrete construction or frame?

• Highrise or lowrise? • Near downtown or in the suburbs? • Outward- or courtyard-facing? • Southern or northern exposure? • Upgrades or simple finishings? • wAnd, in most of these cases, is it worth spending more, or how much more, to obtain any of these preferences? That’s quite a list, yet it’s not even complete. There are also market considerations in your decisions. Even if you’re sure about what you want, you need to know what it’s worth before you write your deposit cheque. Otherwise, prepare for after-purchase uncertainty, and thus possible buyer’s remorse. It’s helpful to draw up a twocolumn list with housing musthaves on the left and want-tohaves on the right. At the top, write your personal budget ceiling. Stick to your budget if possible. Lay alongside this list the MLS city district map that many realtors will

provide, and outline your preferred home areas with a felt-pen. Then see if condominium homes matching at least your “must-have” criteria are available in your chosen areas and within your budget. Such a methodical process is the only way to arrive at a purchase decision with clarity and confidence. And be sure, the common issues of home ownership will arise. But you won’t be rattled if you know exactly why you bought your home at the price that you paid. You won’t need a cure for the dreaded buyer’s remorse.

A small bathroom doesn’t have to fall short on style or storage. The right vanity can go a long way to meeting both demands. Here are three considerations when shopping for that perfect vanity that satisfies those big ‘small-space’ cravings.

SIZE MATTERS. It’s not the size of the bathroom that counts, it’s how you use it, right? Consider the vanity’s height and depth in relation to the room, and how you use the space. Particularly in compact bathrooms, you’ll want to pay close attention to factors such as door swing, location of the toilet and tub, and the general flow of traffic. Along with vanity dimensions come some other technical considerations. Where is the plumbing located? Do you require a single or double sink? How will the faucet be mounted? It’s always best to consult with a professional contractor who can advise you on what’s possible in your space, the scope of work and timeline for completion, and the cost.

OUT OF SIGHT, OUT OF MIND. The type of bathroom you have will dictate which storage system will best meet your needs. A powder room has minimal storage requirements, while an ensuite or a busy family bathroom calls for greater storage, organization and efficiency. For small bathrooms that see a lot of action, consider installing a vanity cabinet which is perfect for tucking away towels, toilet paper, tissue boxes, and perhaps a drawer (or an under-counter caddy) for each family member to store personal items.

STYLES FOR MILES. Some see a small bathroom as a design challenge. I view it as the perfect opportunity to make a statement. Since the space is limited, the few fixtures you have (including the vanity) need to be high-impact. Select a vanity style that stands out to you, either for its materials, shape, style, or another unique detail that sets it apart.
