JAY WESTMAN CHAIRMAN & CEO
NICOLE WESTMAN-JONES DIRECTOR OF BRAND, PEOPLE & CULTURE
WHY JAYMAN?
WE CAN THINK OF AT LEAST 25 REASONS.
Why us? Why was Jayman selected for 25 major awards in 2024? Was it luck?
Well, we’ve been continuing to push the boundaries of home design—but that’s nothing new. And we’re still setting the pace for home sustainability and technology. We haven’t stopped disrupting the status quo, continually finding new ways to shape our communities. We don’t just build houses. We build dream homes for our customers. And we’re still putting customer satisfaction at the forefront of everything we do. It’s the Jayman Way.
I s it easy? Not at all. If it was, anyone could do it. At Jayman, good enough is not enough and excellence comes standard. We’re hardwired to work hard. It’s in our DNA, passed down through three generations for nearly 45 years.
S o how did we win 25 major awards locally, provincially and nationally in the past 12 months? Was it luck?
Truth is, luck had nothing to do with it.
Thank you to all of our homeowners - past, present and into the future, we wouldn’t be where we are without you. We are honoured to welcome you to the Jayman Family.

HELLO, 2025!
PEPPER RODRIGUEZ
EDITOR
Might seem a tad early to be saying hello to the New Year, but this is our final issue for 2024, so I thought it might be an appropriate way to look ahead to what we have planned in 2025. Trust me, there’s a lot!!
But first I have to offer our hearty congratulations to Jayman BUILT who swept the new home award season this year. The vaunted Alberta homebuilder and developer won all major local, provincial and even national awards this year, including Pinnacle Awards for Multi-Family and Large Volume Builder at the recent BILD Alberta Awards in Jasper. They are a force to be reckoned with, see why in the cover story inside.
We also explore the community of St. Albert, particularly the exciting new community of Chérot. This new development by Rohit Communities brings a hint of Parisian flavour to the prairies with French-inspired architecture and even an Eiffel Tower centrepiece in their playground. No wonder St. Albert is one of the fastest growing regions around.
If you want to get into a new home by the Holidays, check out our feature on Quick Possession homes. We talk to Coventry Homes and Homes by Avi to find out why this move-in-ready homes might be the answer for those on a tight timeline.
Like I mentioned, this will be our last issue of 2024, but it’s not the last time you’ll be hearing from us this year, as our Edmonton Builder’s Annual for 2025 is coming out in the next few weeks. We have a full slate of the city’s best homebuilders and land developers talking about what they see is in store for the local industry next year. Be sure to check it out.
Also, consider this your first heads’ up, we will also be hosting our first New Home Expo in spring next year that seeks to bring all the biggest names in the industry in one roof and give homebuyers the best chance to see what everyone has to offer without having to drive to all the new showhomes and communities. If you’re in the market for a new home, the Expo will be the one event you don’t want to miss. Follow us on our social media and subscribe to our nexthome.ca/newsletter to get updates.
See you all on the other side.

JAYMAN BUILT
CELEBRATES HISTORIC WINNING YEAR
It was a dream year 44 years in the making for Jayman BUILT, as the renowned Alberta homebuilder and land developer celebrates its winningest season, sweeping all the major new home awards in the local, provincial and national stage.
You have to wonder, what will they do for an encore when they celebrate the 45th year anniversary next year? But for all intents and purposes, it’s their customers that will benefit from this success and that their awardwinning expertise can help their buyers achieve their dream home too.
“Honestly, it feels incredible. Winning across the board this year is a huge honour, and it’s a real acknowledgment of the dedication our team puts into each project,” says
Dave Hooge, Chief Operating Officer, Jayman BUILT.
“We set high standards and take pride in pushing for quality and innovation, so to be recognized in this way really means a lot. It’s just the kind of thing that drives us to keep doing our best.”
AWARDS SWEEP
Earlier this year, Jayman BUILT won Builder of the Year – Single-Family, Large Volume at the Canadian Home Builders’ Association – Edmonton Region Awards of Excellence in Housing (now known as BILD Edmonton Metro), and the Grand Award for Single-Family Large Volume at the BILD Calgary Region Awards. To complete the sweep, this October
they were honoured with the Pinnacle awards for both Single-Family Large Volume Builder and Multi-Family Builder at the BILD Alberta Awards in Jasper. This marks the 25th time they have won the Best Builder award in the local and provincial associations in Alberta.
Adding to their hoard of 2024 accolades, Jayman BUILT also won the top award for Best Customer Experience, Single-Family Large Volume for their Calgary division at the 2024 Home Owner Mark of Excellence (H.O.M.E.) Awards, and at the CHBA National Housing Awards - Design Excellence 2024, which is their third time winning this award.
Buyers also get to benefit from the innovation, skill and expertise that
all these awards recognize. “For our buyers, there is always confidence knowing that the builder you have chosen with the most important and likely largest investment you may make in your lifetime has been recognized by their industry peers as among the best of the best in home building.”
The work, however, does not end in the trophy room, as Jayman BUILT’s culture is built on not only inspired productivity but being a vital member of the community.
Jayman BUILT, as an organization, recognizes that it is building the community itself that makes it all worth it. Their numerous sponsorships, including the title sponsor for the Jayman BUILT MS Walk Alberta and Northwest Territories, and other charitable contributions makes them a proud member of all the communities they build in.
BEST OF THE BEST
In addition to the Builder of the Year titles in Edmonton and Calgary this year, Jayman BUILT also took home a boatload of awards in each respective organization.
In Calgary this year, Jayman BUILT won awards for Best Multi-Family Community Concept for the Streams of Lake Mahogany; Best Apartment Style $251,000-$350,999 for Les Jardins’ A Suite; Best Apartment Style - $451,000 and Over for the Streams of Lake Mahogany; as well as for Best Sales and Information Centre and numerous marketing awards.
While in Edmonton, they took home awards for Best Single-Family Under $300,000 for The Brady; Best Single-Family $300,000 -$350,000 for The Sonata; Best Design Centre/ Show Room for their styleMagicTM Design Centre; the Environmental Recognition Award for Single-Family Large Volume Builder; Best Net Zero Homes for The Karma; and Best Greenfield Garden/Secondary Suite for The Karma Legal Suite.
At the BILD Alberta Awards, they took a total of seven awards, including the Pinnacle for SingleFamily Large Volume and Multi-Family Builder. They also won for MultiFamily Under 650 sq ft. for Les Jardin A Suite; Multi-Family 950-1,200 sq. ft. for their Sawyer 24 Villa; Multi-Family 1,400-1,600 sq. ft. for Erica 18; Single-
Family 2,200-2,400 sq. ft. for Jake 26; Single-Family 2,400-2,600 for Bentley 24.
“It all really comes down to a strong commitment to quality and a team that’s fully dedicated to our vision,” Hooge notes. “We don’t take shortcuts—we focus on the details, and we listen to what buyers want in a home. Every project is driven by our goal to build homes and communities that people are genuinely excited to live in. This sweep is the result of everyone’s hard work, plain and simple.”
ENVIRONMENTAL INITIATIVES
It is no surprise, however, that Jayman BUILT was able to achieve these various award-winning feats, as they have nurtured a culture of innovation in the development of their homes. They were the first to introduce the most energy efficient homes available in Alberta, including their Quantum Performance Ultra E-Home, achieving Net Zero Certification. Jayman offers four options for an energy efficient home, designed to save you money annually and protect the environment.
Each Jayman BUILT home already include 10 solar panels, a 96 per cent High Efficiency 2-stage furnace, an active heat recovery ventilation system, among others, that translates into $21,000 in value included in the home. Those 10 solar panels will generate enough electricity to cut homeowner’s electricity bills by up to 50 per cent - nearly half-way to Net Zero energy generation!
Hooge says Jayman BUILT is proud of its commitment to innovation. “We invest in training our people, we’re always looking for new ways to build smarter, and we take pride in staying ahead of industry trends. What really sets us apart, though, is our commitment to quality, design innovation and customer experience. We’re not just building houses; we’re creating places that people are proud to call home, and that’s what keeps us motivated every day.”
THE LATEST OFFERINGS
Jayman BUILT has been building new homes in Edmonton and Calgary for the past 44 years and they have over 50 home models available in
over a dozen new communities in each city. Jayman BUILT has been busy introducing new models to the region over the last few months, that are already receiving raves for their design features and luxury inclusions.
“In Edmonton, we’re just opened new showhomes in the new community of Rosemont and are expanding affordable home options in Marquis West in NE Edmonton,” Hooge says. “These are all about giving buyers more of what they’ve told us they want, backed by the quality Jayman is known for.”
Jayman BUILT also introduced nocondo-fee street towns in Southfork and Trumpeter. These townhomes are unique, in that they have no condo fees and come with front landscaping and the option to build a detached garage. These are the most affordable home product we currently have available in Edmonton, starting in the high $300’s.
Furthermore, these homes include all the same Core Performance Energy Efficient features and Smart Home inclusions that can be found in any of Jayman’s single-family homes.

WHAT’S HAPPENING On November 5th, the 15th annual Baskets of Hope fundraiser for WIN House took place at the new Rohit Headquarters in downtown Edmonton, drawing the largest crowd to date. The event, which raised an incredible $14,000 and filled 285 baskets with essential comfort items, was a powerful display of community support for those impacted by domestic violence. This year’s theme, “Voices Lighting the Way,” focused on sharing stories of strength and resilience. Special guests included Lieutenant Governor Salma Lakhani, who joined for her second year in a row, and sponsors who generously contributed to the silent auction and event stations. The funds raised and the baskets assembled will have a lasting impact, helping those on their journey toward safety and healing. Learn more at winhouse.org and rohitgroup.ca

LIFE OF EASE LURES
NEW HOMEBUYERS
TO ST. ALBERT
by PEPPER RODRIGUEZ
Work-life balance may seem like just another buzzword in the real estate industry, but in St. Albert achieving this ideal lifestyle is its sole purpose. In fact, the life of leisure it promises is why this dynamic, young city just outside Edmonton continues to attract more new homebuyers.
The City of St. Albert’s 2024 Municipal Census show the population pass the 72,000 mark or a 9.2 percent increase since the last census in 2018. It is now the sixth largest city in Alberta.
What do people love about it? Easy. St. Albert boasts a family-friendly vibe with lots of parks and recreational opportunities, so much so that it has been consistently ranked as one of the best places to live in Alberta. Now, it’s becoming known for the modern – even cosmopolitan – lifestyle to be found in its many new communities, including Rohit Communities’ hit new community of Chérot.
NEW HOME LIVING OPPORTUNITIES
It’s no secret that St. Albert has become one of the most sought-after residential destinations in Alberta. The balanced lifestyle it offers of
big city amenities with a small-town feel, has struck a chord among homebuyers. Now, the new amenityrich community of Chèrot brings an elevated European flair that elevates the look and feel of the community, as well.
With an emphasis on Frenchinspired architecture and design, Chérot brings a little bit of Parisienne flavour to the prairies. Pronounced like “merlot,” the community, just like a fine wine, can only get better with age. Developed by Rohit Communities, Chérot, has been a big hit since its launch last year.
“Young families and first-time homebuyers are increasingly discovering Chèrot as their ideal community, alongside established families seeking their next home,” says Daisy Lieu, Rohit Communities’ Division Marketing Manager
“Residents are drawn to the tranquility of this newer development, featuring the charming Paris Playground and convenient access to St. Albert’s amenities. Adding to the neighborhood’s appeal is the anticipated recreational facility, soon to be just steps away from their homes.”
EXCITEMENT AND FLAIR
Launched last year, Chérot has brought energy and excitement to this western part of St. Albert. Its Paris Playground has become a destination for young families from around the area.
“People love the overall vision of what Chérot will be,” says Bedrock Homes’ Diana Diduch. “Even in this early stage of development the community has so much to offer. The classic architecture combined with Paris Park, the pond and green space provides the neighborhood with a welcoming feeling and strong sense of community,” she adds.
“People also like the connection to the past and how the memory of the original pioneering family to the area is honoured with the community’s name and the French countryside architectural inspiration.” The Chérot family immigrated to the area and opened a market garden between St. Albert and Edmonton.
But even more than that, Chérot marks a significant development as the first St. Albert community west of Ray Gibbon Drive, and a gateway to the vital Lakeview Business District.
A LEISURELY PACE OF LIFE
Ada Kumedan, Sales Manager from Blackstone Homes also notes that the families that have moved in to Chérot love the slow-paced community. “It’s like country-living with a city feel with the surrounding farms. I have had a few people say that it is nice since
there is no commercial in here yet. People are taking advantage of our newly paved paths and walking lots around the pond!”
Kumedan also adds that her buyers in the community are mostly second or third time home buyers that are upgrading as their family needs grow. “Some older clients that are downsizing after kids have moved out. For my laned homes it’s mostly young couples/ families. Also a few young newcomers to Canada families,” she adds.
Besides Bedrock Homes and Blackstone Homes, other builders in Chérot include: Rohit Homes, San Rufo Homes, Justin Gray Homes, and Montorio Homes.
ENHANCED QUALITY OF LIFE
Located just outside the northwest corner of Edmonton, St. Albert has gained its own identity as a medium-sized city with plenty of room for growth, with plenty of amenities – including its own hospital - and where life can be enjoyed at a leisurely pace.
It has been named the safest city in Alberta with an excellent public education system and great healthcare facilities. It also has a livelier downtown and nightlife than most Albertan cities of similar size, according to several real estate websites.
St. Albert offers well-planned neighbourhoods, exceptional community services, and plenty of opportunities to own a new home. The city offers well-planned neighbourhoods, exceptional community services, and an abundant mix of cultural and recreational opportunities.
Chérot fits in perfectly with its modern French countryside living. There will be French influences throughout, ranging from its home styles — French country modern and French farmhouse — to more subtle European touches that are evident in the chosen street names. The Paris Park playground is the cherry on top.
“Chérot combines outstanding value with an ideal location. This peaceful community features walkable streets and will soon offer residents access to excellent amenities, both within the neighborhood and nearby,” Lieu adds.
GROWTH CONTINUES
Chérot’s growth continues, as Rohit serviced another stage in the community containing 56 lots, says Rohit Senior Project Manager, Jim Killoh. “We also paved a section of Giroux Road, to provide a paved road the entire way into Chèrot.”
Killoh adds that they they are planning to service an additional 156 lots that will provide a diversity of housing product types (5 in total), including the first block of ‘front/back’ semi-detached homes, and additional pond-backing lots to make Chèrot an even more beautiful place to call home.
Chérot will also feature a future community amenities campus featuring a recreation centre.
“We’re currently planning our next community event for 2025. Chèrot is growing, and we’re excited for what’s to come,” Lieu adds. For more information on Chérot, go to cherot.ca.

The capital region’s only provincial park, the Lois Hole Centennial Provincial Park, is also right at its doorstep. It is located along the western edge of St. Albert and Edmonton and Big Lake is its defining feature, taking up 59 per cent of the park’s total area.
The St. Albert Botanic Park is also a sight to behold. It is a top tourist destination in the city, featuring five acres of beautifully landscaped, themed gardens.
The city also has some cultural highlight, not the least of which is the Art Gallery of St. Albert which showcases local and national artists. The Musee Heritage Museum is also a top attraction, featuring exhibits that capture the cultural and historical richness of St. Albert.
St. Albert also has a growing reputation as a foodie destination. The blossoming restaurant scene offers plenty of options from nearly every corner of the globe, including Italian, Creole and Cajun dishes.
The Perron District is the heart of St. Albert. This flourishing centre showcases the best of the city through businesses, culture, art and natural surroundings. Head downtown and enjoy the nearly 50 independent shops, cafes and restaurants that this lively district has to offer. FOR THE HOLIDAYS NEW QUICK POSSESSION HOME
Christmas is just around the corner, and wouldn’t it be great to spend the Holidays in a brand-new home? No one can blame you if you think November might be a little too late for such dreams – and you might be right if you’re building a home right from scratch, but Edmonton homebuilders certainly offer options that can make this Christmas wish come true.
The answer is of course, a spec home – otherwise termed a quickpossession home. The builder spec home has been a tried-and-true industry standard. These kinds of homes are built before a homebuyer makes a purchase. It is constructed using builder specifications (hence,
by PEPPER RODRIGUEZ
“spec”) and most are move-in ready or at least available for a quick possession. These homes are perfect for homebuyers on tight deadlines, as they can determine their possession time with more certainty.
“For new homebuyers, choosing a Quick Possession home is the perfect solution if they’re looking for a streamlined process with faster results,” says Tara Van Horn, Director, Marketing & Communications at Coventry Homes and Impact Homes.
“These homes are expertly designed and constructed to be move-in ready, which removes much of the decision-making stress from the homebuilding journey,” she adds. “Additionally, Quick Possession
homes showcase some of our most popular layouts and designs, allowing buyers to enjoy a new, high-quality home without waiting for months of construction. It’s truly a great way to enjoy all the benefits of a brand-new home sooner.”
Michael Halak, Marketing Specialist at Homes by Avi, says quick possession homes are the best bet for tight timelines.
“Quick possession homes are ideal for buyers who need to move quickly or want to avoid the lengthy process of building from scratch. They come with professionally selected finishes, ensuring a stylish, high-quality home without the stress of decisionmaking,” he says.
SPEC HOME ADVANTAGE
But what is the difference between building a home of your own from scratch or buying a pre-made one? Turns out there really isn’t much. Both are new homes that no one has lived in before. The main difference is the time of possession. Building a new home can require a lot of patience. It can take as long as 10 months (sometimes longer) to move into a pre-sale home, and not everyone has the luxury to wait that long. Homebuilders offer spec homes as a perfect solution to the timing problem buyers may have. This also allows builders to keep their team of tradespersons employed and busy.
For Van Horn, the main advantage of a spec home is the faster timeline in getting possession of the home. “Spec homes offer a fantastic opportunity for new homebuyers who are looking to move quickly without compromising on quality,” she says.
“The price of a spec home generally reflects the high-quality finishes and popular features that our designers have carefully selected. While the cost may be comparable to a presale home, the real benefit lies in the convenience of moving in sooner and knowing your home is professionally curated with finishes that suit today’s trends and standards.”
Van Horn also notes that Coventry Homes’ spec homes are available from the high $400’s to the low $700’s and everything in between.
“The average cost of a spec home can vary widely based on location, size, and features, but generally, they are competitively priced within the market. At Coventry Homes, our spec homes are priced to provide exceptional value, ensuring you get a beautiful, high-quality home at a great price,” she notes.
ADDITIONAL DEALS
Halak says besides the quick turnaround to moving in there’s additional deals
buyers can benefit from in buying a quick possession home.
“Buyers can move into one of our Quick Possession homes in as little as two weeks after purchase. The timeline largely depends on how quickly financing and legal processes are completed, making it one of the fastest ways to start enjoying a new home,” he says.
“Additionally, our Move-In Ready homes in Marquis West come with FREE landscaping, six brand-new appliances, window blinds, and a moving concierge service to simplify your move.”
FAST TRACK PROCESS
Coventry Homes and Impact Homes have quick possession homes to fit almost any timeline. “For homeowners that are looking to settle in before the Holidays, we have several Quick Possessions that are available for possession immediately in communities across the city.”
Van Horn says Coventry Homes actually can give buyers a more streamlined process through their “Fast Track” lines of Quick Possession homes. “Our Pointe specification line for Coventry and Essential line for Impact, are modeled to not only be our most streamlined build time, but also offer our new home buyers some of the most competitive pricing in the Quick Possession market,” she says.
They also offer spec homes that allow for a longer period to possession, and those buyers can get the extra benefit of personalizing some aspects of the design. “As a customizable home builder, we allow custom changes, even to our Quick Possession homes, when possible. New home buyers can work with our Area Sales Managers to customize Quick Possession homes that are early in their build process, to fit their style and lifestyle.”
Buyers can be assured thought that they are getting the builder’s bestselling specifications in every spec home build.
“When purchasing a Quick Possession home, buyers receive a high-quality, professionally designed home that’s ready to enjoy. Our team carefully curates every element, from floor plans to finishes, ensuring that each home aligns with today’s trends and functional needs. With Coventry, buyers know they’re getting a home built to our standards for quality, durability, and style.”
IN ANY PART OF THE CITY
In Edmonton, spec homes from Coventry Homes and Impact Homes can be found in most of the exciting new communities they build in.
“We currently have at least one Quick Possession home in almost every one of the communities we build in, in the Greater Edmonton Area- many of which are available to move in before the Holidays,” Van Horn says.
Coventry and Impact together, build in approximately 20 communities in the Greater Edmonton Area. From wellestablished communities like Crystallina Nera, West Secord and Riverside in St. Albert, to the newest communities including Rosemont, Marquis, Marquis West and Easton in Spruce Grove – and pretty much
everything in between! “We build Quick Possession in all of our communities to ensure new home buyers have all of the options to choose from,” she adds.

CAREFULLY CHOSEN COMMUNITIES
Homes by Avi offers quickpossession homes across eight Edmonton and area communities, including Marquis West, Rosenthal, The Uplands, Rivers Edge, The Orchards, Riverside in St. Albert, Elan in Beaumont, and Southfork in Leduc. “These neighborhoods are carefully chosen to offer great amenities, green spaces, and connectivity,” Halak says.
“We offer a variety of home styles to suit different needs, including Laned and Front Drive Single-Family homes and Bungalow Villas. Whether you’re a growing family or someone looking to downsize, we have options available in a range of layouts and designs.”
He adds that Homes by Avis’ laned homes start from the mid $400s, with front drive homes starting from the low $500s, offering a range of options for different budgets. “With thoughtfully designed homes in desirable communities, there’s never been a better time to move into a home built for your lifestyle.”
