This year has gone by so quickly, it’s hard to believe we are on the cusp of 2025. Happily, however, a lot has happened in the last 12 months that has changed the course for homebuyers — in a positive direction. With the Bank of Canada interest rates cuts, the elimination of the stress test by the Office of the Superintendent of Financial Institutions (OSFI) for borrowers who switch or transfer their mortgage, and first-time buyer incentives such as the First Home Saving Account (FHSA) and the Home Buyers’ Plan (HBP), there are more opportunities available to help you save for, and purchase, a home.
If you’re new to the house hunting journey and are not familiar with any of the changes or how to take advantage of them, we’re here to help. One of the first things to think about is where you wish to live. How do you choose the best community for you? Real estate pro, Barbara Lawlor, on page 10, offers up things to consider when looking for a neighbourhood in which to live. When shopping for a new residence, there are many things to consider to find the perfect choice for you. One of them is community. You may buy a house or condominium suite, but your lifestyle extends far beyond the bricks and mortar to
your surroundings. As you shop, find out what opportunities are available for socializing, exercising, entertaining, shopping and running other errands – the things that mean so much as you go about your day-to-day routine.
If you select a lowrise home, look at how far it is to drive or walk to local amenities. Perhaps the community features a multi-purpose centre or a convenient shopping centre. Is public transit access nearby? If so, taking a bus or subway could make going to work or running errands handy. Is there a park in the neighbourhood? That’s especially important if you have children who love to play outdoors or a dog to walk. Some communities have communal gardening plots, greenhouses and the like. You may elect to go freehold, or perhaps you
like the niceties that come along with a lowrise community where a condominium component covers the neighbourhood roads for snow removal and some year-round exterior upkeep.
Of course, the concept of community also factors in significantly in condominiums, which are in essence vertical communities. Condo residents love being able to work out, host large parties, barbecue, swim, watch movies and sports events on the big screen, lounge with neighbours, and even do
a bit of shopping on the ground floor without ever leaving the building. For them, the maintenance fees are well worth the convenience.
The fact that condominiums are placed close to transportation nodes and local amenities also plays a major role in people’s decisions to go condo. For intensification purposes, condominium developers are required to place buildings where residents can make use of existing and future infrastructure.
Today, families are also choosing to live in condominiums because of convenience. Some buildings contain a daycare facility, which is ideal for parents of babies and small children. Teens are able to hop onto a bus or subway to travel to games, concerts and other events – eliminating their parents having to warm up the car and drive them. Again, ease of living is key.
If you do decide to live in a condominium and believe there are amenities you may not use, such as a pool, keep in mind that when you go to sell someday, having swimming available in the building may sway a potential buyer’s mind. In addition, once you move in, you may find you love communal areas more than you thought.

Street has its luxurious and expensive shops and restaurants, and Denman Street its intimate and great ethnic eateries. In addition, there’s so much greenspace, it’s attracted young urban families, too. This effervescent mix is why so many people want to live here and visit.

The west end has two schools, Lord Roberts Elementary and King George Secondary, the historic St. Paul’s Hospital (which has the
distinction of being one of the first hospitals in the country to treat HIV/ AIDS patients and is a world leader in clinical research), libraries and a community centre.

Increased density and the appeal of living downtown have boosted the prices of real estate substantially over the last decade. ANOTHER REFINANCE PROGRAM FOR
SECONDARY SUITES
The federal government has introduced another initiative to help address the country’s housing shortage and affordability issues. This new program is designed to support homeowners build a secondary suite, while also helping them to navigate the financial challenges of rising mortgage costs. With more than 70 percent of mortgages set to renew between 2024 and 2026, many homeowners are facing the reality of higher interest rates compared to what they are currently paying. This program offers a practical solution to allow them to offset these increased costs while contributing to the need for additional housing supply.
THE FOLLOWING ARE KEY PARAMETERS OF THIS PROGRAM:
• Maximum loan-to-value (LTV): Homeowners can borrow up to 90 percent of the value of their property, including the added value of a secondary suite(s). This total includes any other outstanding loans secured by the property.
• Property value cap: The “as improved” value of the property must be less than $2 million to qualify.
• Extended amortization period: The program allows a maximum amortization of 30 years for refinancing, spreading payments over a longer term to make them more manageable.
• Number of units: Homeowners can add up to four units on their property, including the existing one.
• Self-contained suites: Each secondary suite must be fully self-contained with a private entrance, kitchen, and bathroom such as with basement suites, and/ or laneway homes. This ensures compliance with municipal zoning requirements.
• No short-term rentals: To prioritize long-term housing needs, the additional units cannot be used for short-term rentals, such as Airbnb.
• Cost control: Financing must not exceed the actual project costs.

GOVERNMENT PROGRAMS TO SAVE FOR YOUR FIRST HOME
• First home savings account (FHSA):
The FHSA is a federal program that allows first-time homebuyers to save up to $40,000 tax-free
(maximum $8,000 annually). Think of it as a combination of a FHSA and a registered retirement savings plan (RRSP) designed specifically for your home-buying journey. While the tax relief is a major perk, saving this amount can still feel out of reach in Vancouver, where living expenses are sky-high.
• Home buyers’ plan (HBP): If you’ve been contributing to your RRSP, you can withdraw up to $60,000
tax-free through the home buyers’ plan. This can be a game-changer if you’ve been diligently saving for retirement. Just remember, you’ll need to repay the funds over the next 15 years, so plan accordingly.
MORTGAGE UPDATES
• Longer amortizations: With 30year amortizations now available for first-time buyers, your monthly payments could drop by about eight percent, although you will be paying significantly more interest over the longer life of the loan. However, that allows for more breathing room in your budget for other expenses.
• Higher insured mortgage caps: In Vancouver, where prices can feel sky-high, the new insured mortgage cap of $1.5 million could give you access to homes that

were previously out of reach. To qualify, you need strong income and credit. If you’re not quite there yet, consider building your credit score and reducing your debt-to-income ratio to strengthen your application.
B.C.’S HOUSING SUBSIDY PROMISE
During the recent B.C. election, the NDP pledged a bold initiative to cover up to 40 percent of the cost of new homes for first-time buyers. If implemented, this program could dramatically lower upfront costs, especially for those struggling to save for a down payment. In the world of design, size is not a limitation to creating impact. A prime example is this 1950s-era powder room, reborn after a burst pipe necessitated a renovation. The result? A bold, conversation-starting space that combines meticulous craftsmanship with fearless design.
At the heart of this striking renovation is a crocodile-skin etched granite slab, a statement piece that set the tone for the room’s adventurous theme. Achieving perfection required professional expertise. Designers spent hours painstakingly aligning the intricate texture and lines of the slab with the countertop return to ensure symmetrical precision. This attention to detail was essential to creating the cohesive crocodile/SOS theme.
The design team, Alicia Savin by Design, sourced complementary materials to tie the room together, including crocodile-skin textured wallpaper echoing the granite’s pattern. A secondary wallpaper, featuring brass and black crocodiles forming abstract fleur-de-lis motifs, paid homage to the home’s mid-century roots. Professionals meticulously planned the wallpaper placement to position the crocodile elements at eye level, maximizing its visual impact.
Details make this room unforgettable, with experienced
designers ensuring no element was overlooked. Brass and emerald cabinet hardware added luxury, while nodding to crocodile hues.
Coordinated brass fixtures, including a rain shower head, faucet, and even a specially sourced toilet lever, created a unified look. The tactile appeal of ASMR-inducing brass light switches added a sensory element, while a decorative brass axe on the wall reinforced the playful SOS theme.
Maximizing space while maintaining functionality required expert collaboration with Lower Coast Building Group. A frameless corner shower visually expanded the room, with black tiles featuring a subtle gradient texture that mimics crocodile skin. Grout lines aligned perfectly with the custom blackand-brass cross-pattern floor tiles, which were laid to appear effortlessly random. Even the floor vents were seamlessly inset into the tiles, disappearing from view.
This transformation highlights the importance of working with design professionals and builders capable of bringing a vision to life. Their expertise in materials, precise planning, and the ability to blend bold ideas with practical solutions were crucial to the room’s success.
The result is a stunning space where every detail works in harmony, proving that even small rooms can deliver big style when guided by professional expertise.

The Office of the Superintendent of Financial Institutions (OSFI) recently announced a new rule for uninsured mortgages in Canada. Uninsured
mortgages no longer require stresstesting at renewal, which could save Canadian homeowners thousands of dollars.
HERE’S WHAT YOU NEED TO KNOW ABOUT THE NEW RULE
For years, many Canadians felt bound to their current mortgage lender at renewal time. A key reason
for this was the stress test, which is essentially an assessment designed to ensure borrowers can handle their mortgage payments in a rising interest rate environment. This stress test often prevented homeowners from switching lenders at renewal or refinance, leading many to accept renewal offers that weren’t necessarily in their best financial interest.
With the recent policy change, the stress test requirement for uninsured mortgages was removed, which means homeowners can now switch lenders more freely without facing this additional hurdle. This change comes at a crucial time, with approximately $350 billion in mortgages set to renew next year –up from around $250 billion this year – making it essential for homeowners to take advantage of this opportunity.
IT’S IMPORTANT TO SHOP DIFFERENT LENDERS

To get the best deal, it’s essential to start shopping around at least four months before your renewal date. Begin by reviewing your current lender’s offer, then reach out to a mortgage broker to see what alternatives are available. A broker can provide access to a broader range of lenders, rates and features – making it easier to find a competitive deal compared to your home bank.
NAVIGATING THE HIGHER RATE ENVIRONMENT
Given the current economic climate and rising interest rates, the importance of this change cannot be overstated. Many homeowners are understandably anxious about renewing their mortgages, especially if their current rates are significantly higher than those available on the market. This new rule sets out to encourage more competition, which could eventually lead to lower rates for borrowers.
It’s also worth noting that this announcement is coming off the tail of two other policy changes. Last month, the government revealed plans to expand the amortization period for insured mortgages to all first-time buyers and purchasers of new builds from 25 to up to 30 years, as well as raise the cap from $1 million to $1.5 million. Together, these announcements are likely to heat up the housing market, emphasizing the need for homeowners to carefully explore their lending options.
THE BENEFITS OF SWITCHING LENDERS
Switching lenders at renewal can offer several advantages beyond just securing a lower interest rate. Here are a few benefits to consider:
1. Getting a better rate: Of course, this is obvious, based on what is noted above, but shopping lenders to get a better rate can save borrowers thousands of dollars.
2. Improved features: Beyond rates, new lenders may offer more favorable features, such as reduced fees or more flexible repayment options.
3. Enhanced customer service: Working with a broker provides advice that you may not get when just accepting your renewal. This can be insights into what the right term may be, money-saving ideas and more.
4. Potential for cashback: Some lenders offer cash-back incentives for switching, which can help cover moving costs or other expenses.
These recent changes to mortgage renewal rules in Canada provide a valuable opportunity for homeowners to reassess their mortgage options. With the elimination of stress testing for many types of mortgages, switching lenders has never been easier. By taking the time to shop around, you can position yourself to secure a better rate, improve your mortgage terms and ultimately save a significant amount of money.
