MAKING YOUR HOME MORE ENERGY EFFICIENT Q: My family is looking for a new home and we want to make sure it is energy efficient. What should we be looking for? A: “Many new home builders today are crafting more energy efficient homes than they were 10 or even five years ago because of changes in building codes that ensure more energy-efficient products are going into the homes,” says Ron Heggs, director of special projects at Shane Homes. “Many builders also exceed the code, but there is still more you can do to increase the efficiency,” he says, such as adding a higher efficiency furnace with variable speed blower or zone controls to help reduce gas consumption and a heat recovery ventilating system that will warm cool air coming into the home, as well as adding comfort. You can also add a more efficient domestic hot water tank or a tank less unit that provides hot water on demand or even a high-efficiency boiler. “You can also insulate your hot water lines to the fixture; this helps hold the heat in,” Heggs says. “Adding a drain water heat recovery pipe helps warm water coming into the home, and you could also put in a hot

water recirculating pump with a timer on it, but set it to the proper time and leave it, and it can help with efficiency.” Having solar shield, solar gain or triple-glazed windows will ensure greater insulation, and fibreglass exterior doors instead of steel ones means less heat loss. Choosing the right appliances for your home is a quick way to increase energy efficiency. To help in your selection choose Energy Star rated appliances. “There are also different types of insulation that will boost energy efficiency such as blown in or spray foam, and you can increase the insulation in the basement from R12 to R20,” Heggs says. “Really the sky is the limit; there is so much you can do when it comes to increasing energy efficiency including adding things like solar panels,” he says. “So it’s a good idea to sit down with your builder to identify standard specifications in the home and discuss various options – it really comes down to costs and what you can afford to do.”

ith servicing underway on the final phase, new homebuyers won’t want to miss out on the chance to get into fabulous Paskapoo at Cougar Ridge. “We’ve released the very last phase with 60 lots being serviced and sold by exclusive builders Excel Homes and Shane Homes,” says Collin Campbell, senior development manager at APEX Developments, which is crafting Paskapoo on 36 acres of land on the escarpment above Canada Olympic Park in the established community of Cougar Ridge. The new lots available include some backing onto a landscaped park, some walkouts and some that back to the west edge of the community offering incredible views of the Rockies. “We also excited because we’ve just finished the landscaping, the pathways and parks and installing the playground equipment, so the final touches to the community are taking shape,” Campbell says.

Scenic location, green space attract buyers to APEX’s

MountainView by HEATHER RYAN

P

erched above an escarpment with scenic river and mountain views, new homebuyers are quickly falling in love with MountainView, a gorgeous new community in Okotoks. MountainView is being developed by APEX Developments on 130 acres of land located on the west side of Okotoks within minutes of downtown. Comprised entirely of single-family homes, the community will be home to approximately 400 residences when complete. “We’ve always been really excited to begin this community and the interest is really there with about a dozen firm sales and a number of lots reserved,” says Collin Campbell, senior development manager at APEX.

“We had some lofty goals for the amount of landscaping this summer creating the entry park and entry feature, landscaping the traffic circle and beginning the pathway system to give the community some presence and it’s looking great; it’s really taking shape,” Campbell says. “It’s also drawing a lot of interest and the showhomes are very busy.” A major attraction to MountainView is close to 50 per cent of the land will be open space – a mix of environmental reserve, naturalized wetlands, active public space and passive recreational park space. “The whole community is being developed on an impressive plateau with green space that includes natural tree stands and prairie scape, and it overlooks the lower wetlands with a creek meandering through the area, with views of the Sheep River and fantastic views of the Rockies,” Campbell says. The escarpment is a significant feature, “because it runs around the community, and we’re going to make sure it’s accessible to everyone by creating pathways and vista park spaces where people can sit and enjoy the views,” he says. 18 CALGARY COMMUNITIES FALL 2012

MountainView’s builders Excel Homes and Sterling Homes are currently selling 88 lots in Phase 1 and crafting move-up and estate homes with front-attached garages in various styles such as two-storeys, bungalows and splitlevels. Homes will be sized from approximately 1,800 sq. ft. and well beyond with prices starting in the $400,000s including lot and GST. The builders have two showhomes each on parade in the community. “Buyers love the location because it’s quiet yet in close proximity to the city, green space with pathways that lead to the escarpment and the park and around a landscaped park at the bottom of the hill,” says Mark Sherlock, area manager with Excel Homes. “They also love the larger lots and the fact that they can get more for their money.” Lots in Phase 1 are a minimum of 36 feet wide, with several lots sized up to or wider than 46 feet, providing buyers with a great mix to choose from including estate-sized lots. Several lots in Phase 1 will also offer cul-de-sac life, great views and back onto green space. Phase 2 is expected to be released in spring 2013 and APEX plans to continue to develop 50 to 100 lots per year until the community is built out.


“The size of the lots is favourable for people wanting to build their second or third home and they get chance to build what they want because we can customize the plans,” says Doug Anderson, area manager with Sterling Homes. “MountainView is a very attractive community and people love that it’s tucked away from the busy areas and surrounded by green space with mountain and river views,” he says. “It’s an ideal location; residents have access to everything.” Both builders are crafting homes that feature architectural styles – Mountain Alpine, Tudor, Arts and Crafts, Prairie and Craftsman – that were chosen to reflect the community’s natural setting and fabulous views. Seven reasons to love CALGARY CALGARY CERTAINLY HAS EARNED its place in the sun. It’s a great city that has much to offer its residents and has rapidly grown from a small city to a hub of activity. While the beautiful Bow River runs right through it, cleaving north from south, some of Canada’s most majestic landscape surrounds Calgary. Fresh air and greener pastures are a rare find in any urban area, but Calgary keeps nature accessible to its inhabitants. Whether it’s camping at Mount Kidd, ski weekends at Sunshine or a simple stroll along the Bow, the options are all easily accessible and offer much to enjoy – in all seasons. 2. Financially sound. While Alberta has no provincial sales tax – making it an affordable place to live – Calgary has an enormous number of corporations headquartered here, offering an impressive selection of job opportunities. You can’t argue that Calgary is one city that planners got right. Its simplicity and straightforward layout makes it easy to travel to and navigate. There’s no focal point of gridlock and no area has grown uncomfortably beyond its infrastructure. Designed on a grid and broken down into directional quadrants – North East (NE) North West (NW) South East (SE) and South West (SW) – numbered streets and avenues make it easy to get around. Streets always run north-south and avenues always run east-west. At the axis, where the numbering originates, are Centre Street and Centre Avenue – navigational ground zero. 6. Weather. Yes, winters in Calgary can be cold and harsh. When the mercury drops to the minus-40s, there’s no denying it’s cold. But it’s not a long winter, nor is it overly harsh. While there may be a lot of snow and a lot of low temperatures, it is, as they say, a dry cold. It’s more palatable than when there’s a windchill factor or dampness. If you dress properly, the cold is perfectly tolerable. And the frequent Chinooks provide a reprieve and replace the chill with warm breezes. Summers are lovely and the idealistic spring and fall temperatures monopolize the better part of the year. 7. Architecture. Yes, the winters are cold. That’s why the “+15s” are so great. Designed in the 1960s, Calgary’s core boasts the ingenious idea of Harold Hanon. Business carries on with walk-overs, called +15s, connecting buildings. There are currently 59 walkways. Just look up – about 15 feet up – and you’ll see them when you wander around anywhere from 9th St. SW to 3rd St. SE, starting at about 2nd Ave. SW/SE and ending right around the railway at 9th Ave. SW/SE. Why you should use a mortgage broker by JASON ELDRIDGE your financing via phone, fax and/or email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply.

For years, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one option that most people have been aware of, or felt obligated to use – perhaps until now. In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability and excellent credit.

So why exactly should you contact a mortgage broker? Firstly (and probably the biggest reason for most clients) – rate, rate, rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. And the best part is, it doesn’t cost you a thing. There is no charge for our service and no negotiation is required. Just remember, even a .25-per-cent lower rate can save you thousands of dollars in interest over your mortgage term. Secondly, you have more lenders and options to choose from. When you go to your bank, you have access only to their suite of mortgage products. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so we have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something such as better prepayment privileges may be a reason for choosing one institution over another. Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank and then you are told that they can’t see you for a week or so because they are already “booked up” with appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging

Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your banks’ criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation. Excitement rises in Hillcrest by Heather Ryan

W

ith the release of a stellar new housing product, gorgeous new park lots and the development of the first of many parks, there is plenty of excitement cresting on the hill in Airdrie. APEX Developments has recently launched Phase 3 in Hillcrest, which is located on the highest point in southwest Airdrie, offering 85 lots including 17 lots that back onto a new park expected to be completed by the end of September. “These park lots are wonderful pieshaped lots located on the cul-de-sac, which are really attractive to buyers, and they’re averaging 38- and 40feet,” says Susan Henderson, senior development manager at APEX. “In this new phase there are a limited number of these lots that back on the park, which offers a large green space with two play areas – one geared for youngsters age two to five,

and the other for kids five to 12 years of age – for families to enjoy.” She says APEX is also excited about the launch of a new duplex housing product with single-car front-attached garages being built by Excel Homes. “Excel has done an amazing job in creating a really nice looking duplex product and they’re getting a great response from people,” Henderson says. Having the duplexes brings additional affordability to the community as they start in the $280,000s and new homebuyers can check out the two duplex showhomes, which opened in early summer. Adding the park lots and duplex lots to the existing lot inventory “means we now have three different product lines that will appeal to everyone from first-time to move-up buyers,” she says. Excel also joins Shane Homes and Trico Homes in building single-family homes with front-attached double-car garages in Hillcrest, ranging from 1,700 sq. ft. to just under 3,000 sq. ft. and priced from the $360,000s. “The builders have a really good selection of styles and floor plans available and buyers are really getting a lot of square footage for a very good price,” Henderson says, noting people can view the various models by visiting the six showhomes. Since opening showhomes in April 2010, Hillcrest “has been very well received in Airdrie because of its extensive landscaping and gorgeous entry feature that give the community an estate feel,” she says. Hillcrest welcomes home residents with a stunning, architecturally-styled entrance, which includes a grand 22-ft. tall stone tower and gatehouse that makes a visual impact and is a focal point in the community.

ith its abundance of parks and pathways, great transportation routes, diverse housing styles and neighbourhood conveniences, SkyView Ranch in Calgary’s “New North” continues to be a hit with new homebuyers. Launched in 2009 by Walton Development and Management, SkyView Ranch was the second fastest growing community (based on building permits) in Calgary last year and it continues to be a popular choice for people from young singles and couples to families and empty nesters. “We’re really excited that 2012 has been one of our best years for sales in the community,” says marketing manager Kendra Milne. “There has been a tremendous amount of growth in SkyView Ranch because homebuyers recognized its potential.

“We had a very big landscaping push this spring and summer with parks, pathways and boulevards being sodded and trees planted throughout,” she says. “We find that a lot of people get a better feel for how the community will look once the landscaping is done and because of that we’re seeing an increase in people visiting and buying in SkyView.” Landscaping is also nearly completed on the two future school sites and playing fields opening up various recreational opportunities for residents. “We’re also excited to be part of the city’s Greenway project, which is like a pathway ring road, it will run around the city with access points to link to downtown and other developing communities,” Milne says. “It’s under construction right now and is going to run through our community. It’s really incredible and a huge benefit for our residents.” It’s also one of several initiatives Walton has undertaken to provide residents with sought-after amenities. For example, SkyView Ranch already has its own fire station thanks to a partnership between Walton, Shane Homes and the city, and a partnership with Walton and Calgary Transit provides bus service to the area years earlier than originally planned. “We’re on the verge of tremendous growth in north Calgary and people are choosing to buy in SkyView Ranch because it’s an ideal choice – it’s an already established

community with infrastructure, parks and pathways, neighbourhood conveniences and amenities already in place, and employment opportunities nearby,” Milne says, noting work is already underway on an adjacent commercial development that will result in more shopping and employment possibilities for residents. Adding to the community’s appeal is its diverse mix of housing styles and price points. “Our builders offer buyers plenty of choice from a $150,000 condo to a $500,000 home with front-attached garage, and everything in between, so there’s something for everyone,” Milne says. “We also have a rental project being developed by Age Care, which offers different levels of care with first phase slated to open this fall; a new housing product – zero lot line – coming later this year with an affordable starting price point; and a new townhome project.” Walton has also released the final phase for the frontattached garage homes and there is one more phase of rear lane homes expected to be released in 2013 featuring homes by Innovations by Jayman and Creations by Shane Homes. estled in heavily treed escarpment with the Bow River at the doorstep it’s understandable why new homebuyers adore coming home to Riversong in Cochrane. “People love Riversong because of the close proximity to the mountains and it feels like they’re living in the country, but with all the conveniences of the town of Cochrane,” says Nicole Westman, land co-ordinator with Tamani Communities, which is developing Riversong. “We launched Riversong in 2008 and it’s been really well received by a diverse group of buyers from young singles and couples, to families and empty-nesters,” she says. “It’s really about a lifestyle choice,” they’re looking to get away from the hustle and bustle of the big city and enjoy a tranquil setting and the charm of small-town living. ith an award-winning presentation gallery and a luxurious multi-family development eloquently titled Champagne, Remington Development Corporation has plenty to celebrate. Remington earned its first SAM Award this spring from the Canadian Home Builders Association – Calgary Region for Best Sales and Information Centre (Detached). “It was the first time we entered the SAM Awards so it was really important for us to be represented as members of the CHBA, and we were thrilled to win the award,” says Julie Seidel, residential sales manager for Champagne. “When we were developing the presentation gallery for Champagne we wanted a centre that would truly represent the project, but also make an impression right from the front door and we did 80 calgary communities fall 2012

Clients can easily walk through at their own pace, relax with a cappuccino and just enjoy their experience here.” Seidel says. “We have buyers who have returned five, six, even 10 times with friends and family because they’re as proud to show it off as we are.” “The community board is also very popular;


not only are we the builder for Champagne, we’re also the developer for Quarry Park. Set atop an escarpment overlooking the Bow River Valley, this 1,580-acre southeast community has grown by leaps and bounds since being launched by Brookfield Residential in 1999. Interest grows in Genstar’s

W

ith new housing products, neighbourhood conveniences and an array of amenities, Walden is quickly gaining the interest among new homebuyers in southeast Calgary. Walden, located just south of Lake Chaparral and is easily accessible from Macleod Trail and 194 Ave. S.E., was started in 2008 by Genstar Development Company and “the community is really hitting its stride,” says development manager Paul Boskovich. “It’s been a good year in Walden with a number of homes being built and there is lots of interest in the community,” he says. “People feel the community is being established with the opening of the Gates of Walden,” which includes Shopper’s Drug Mart, Starbucks, a neighbourhood pub with rooftop patio, various shops and services and will add a grocery store in 2013.

“It’s the first thing people see when they come into the community, and it really adds to the attraction and convenience factor because people can walk to amenities,” Boskovich says. “We’re also excited about the mix of product we’re able to offer,” he says, including semi-detached homes built by Homes by Avi. “They have four new showhomes that present a new architectural look and I give full credit to Avi for its take on the Urban Fusion architecture that we’re trying to embrace in Walden.” As well, Homes by Avi has purchased land in Walden to launch a new townhome product. “This adds another product line to the community allowing us to appeal to everyone.” Excel Homes and Innovations by Jayman offer singlefamily lane homes and front-attached garage homes on smaller lots in Phase 11. “They have four showhomes and are getting tremendous feedback from people.” Boskovich adds that Excel is also having good success with its legal secondary suites, which are part of a pilot project with the city. “The secondary suites are in line with our effort to be innovative and provide affordability to buyers. The city is providing a $25,000 grant to people building them, but this program is coming to an end so anyone wanting to take advantage of it should act quickly.” Cardel Homes and Homes by Avi are building larger front-attached garage homes in Phase 10 and have four showhomes. “There is a fair amount of excitement with the launch of Phase 10 because there are several lots available that back onto Walden Pond, which are very attractive.” And next year, Cardel Homes and California Homes will be building in a semi-estate phase and Excel Homes will have a new showhome in the move-up market. This fall, Genstar is thrilled to host the Calgary Heartbeat Run in support of the Calgary Health Trust and Libin Cardiovascular Institute of Alberta in September that includes a 10-km run, 5-km run/walk and a 1-km fun run. “It’s starting in Walden and going through Chaparral Valley, so it will create some excitement,” says Boskovich. “Walden was named after Walden Pond, and the community has been designed to speak to the green movement – so we’ve done some things there to ensure there is low impact on the environment,” says Boskovich, such as designing Walden with infiltration beds running alongside the streets to capture storm water, preventing water from flowing directly into the Bow River. Genstar also retained native trees and vegetation giving Walden the look of an established neighbourhood. GRACIOUS GREY Charcoal grey is one of my favourite colours because it plays so well with others, being able to blend with just about any colour palette. This luxurious wall colour, Benjamin Moore’s Escarpment, has such a pleasant personality. It’s not too cold or too blue when applied, making it the perfect backdrop to showcase wood floors and furniture, upholstery and decorative accessories. Deep greys provide a wonderful neutral backdrop that allow furniture and decorative pieces to stand out, giving them the prominence they deserve. What I love most about charcoal grey is that it’s so versatile. It can be bold and dramatic when paired with contrasting cream, white or beige, or it can be classic and sophisticated when used with black, taupe and chocolate brown. To enhance a cool and sophisticated grey colour scheme I like to add pale blue and then punch it up with warm wood and touches of fiery orange accents to ignite this otherwise neutral colour scheme. Because charcoal grey is both a cool and warm colour, it works well in almost any space.
