Expanding your search IN LOCATION & PROPERTY TYPE It’s a term and area you’re likely hearing more and more about – the Greater Golden Horseshoe. Stretching from Niagara Region in the west, to Northumberland County in the east, and up to Simcoe County and beyond in the north, this huge swath of land covers 32,000 sq. km. It’s also home to nine million people – a quarter of Canada’s population – and forecast to grow to 13.5 million residents by 2041. You might also consider the GGH the expanse of your new-home search area. Indeed, looking for a new home in the GTA, for example, used to be simpler. You could look to buy the property you wanted in the

From Wyndfield in Brantford and Lush in Stoney Creek, to Avalon in Caledonia and Imagine in Niagara, plus Legacy in Thorold, it was an action-packed year. And 2018 will be highlighted by: Our resurgence in the highrise market. It’s been a few years since Empire launched a new condo project, and we’ll be coming to market with two exciting developments that will take their place in Toronto’s skyline: Phoenix in South Etobicoke and Maverick on King Street West. What differentiates our company from others is: We take a holistic approach to planning communities. Our condos and lowrise developments feature amenities that are strategically planned to enrich the lives of our residents. Avalon in Caledonia, for example, was planned with amenities that allow residents to take advantage of the natural surrounding features – including a unique linear park, a proposed on-site school and a multi-purpose sports field. We are doing our best to address housing affordability by: Looking for development opportunities outside the GTA. We started building in places such as Brantford more than 15 years ago, when it was a lesserknown community. This allows us to bring homes to market at reasonable prices. In Toronto, we are responding

to the City’s plans for highrise density with two new condo developments that will bring more much-needed residential to the market. What buyers can look forward to most in one of our homes is: Smart design and quality. We create floorplans and homes that cater to how people live, with finishes that reflect their style. One of our best selling floorplans features a unique loft-floor landing between the main level and the bedroom. People love it because it’s such a usable space for family. If asked by the next provincial government for my advice on land supply and other policy issues, I would tell them: A single course of action to address the housing supply issue and rising prices is not enough; we need to tackle this from many different angles. However, one glaring

issue is development timelines of new projects. Due diligence, revisions and community consultations are all necessary parts of the approval system. But when new homes and condos take five to 10 years to be approved, it’s time to acknowledge there’s an issue. Inventory is being left “in the process” for years and isn’t being delivered to market. As a result, the supply issue continues to worsen. The province, municipalities and developers need to work together to tackle housing and infrastructure issues. We have to make use of public-private partnerships to find ways that benefit homeowners, renters and the economy. My advice for homebuyers: Don’t get discouraged. The noise surrounding the housing market can be overwhelming and confusing. If homeownership is your dream, meet with your financial advisor to see how you can make it happen.


For our company, 2017 was a year of: Significant growth, as our strategy included acquisitions in both Canada and the U.S. In Toronto, we acquired the Gehry residential highrise project at King and Duncan, the Silos on the waterfront, tower sites at Yonge and St. Clair and King and Spadina, and more suburban lands in the 905. We also completed the iconic One Bloor. And 2018 will be highlighted by: Construction of several tower projects, including Home at Power and Adelaide, 8 Cumberland in Yorkville and 357 King Street West. We’re continuing with new housing phases in Milton, Brampton, Bradford, Oakville and Holland Landing, and launching in Whitby. What differentiates our company from others is: We approach construction with the mindset to manufacture and assemble. This includes a more sophisticated approach to design and engineering. Our platform starts with computer-generated, 3D design. This allows us to understand every system and component, and correct any issues well before we start building. We can build your new home using our proprietary H+me Technology system, which includes a large automated, robotic plant, ensuring precision engineering and assembly. For highrise construction, we operate a fully integrated BIM laboratory, ensuring that our buildings are developed to the highest standards. We are also a fully integrated developer, managing all aspects of

development in-house. This includes land development, product design, sales and marketing, construction, service and warranty and property management. We are doing our best to address housing affordability by: Offering a variety of homes and condos in all price ranges. We also consistently invest in R&D to create improved efficiencies, higher quality and ultimately better value for our customers.

Policy makers can also learn about new technologies and more sustainable building practices to ensure a prosperous future for all citizens.

What differentiates our company from others is: Our love for Toronto. Each of our development projects seeks to positively impact the local community and greater city while meeting the needs of our buyers. We are doing our best to address housing affordability by: Committing to building efficient suite layouts and smart designs. At Lifetime, we recognize that the issue is partially one of supply: When there is not enough affordable product on the market, prices are inevitably driven higher. In response, Lifetime Developments has worked hand in hand with the City on several projects to ensure that our developments offer housing that appeals to a range of buyers.

What buyers can look forward to most in one of our homes is: Exceptional amenity spaces. If asked by the next provincial government for my advice on land supply and other policy issues, I would tell them: That partnership and shared goals are the key. So much of our success at Lifetime Developments comes from our carefully considered relationship with the community. That

same measure of communication and collaboration must exist between the City and developers. We need everyone to recognize that development and reinvestment in the city of Toronto is a positive and necessary thing, and that without it, supply will diminish and housing prices will continue to rise. We need to welcome and inspire the support and involvement of the private sector; their initiatives can have a profound effect, as seen in the evolution and revitalization of downtown Toronto. We must commit to working collaboratively in a continuous effort to build our city. My advice for homebuyers: Before considering a condo in today’s market, take time to determine what matters most, and create a list of your “must haves.” Whether it’s price, location, architecture, design, or proximity to transit, universities or nightlife, know that the perfect condo opportunity for you will present itself.


For our company, 2017 was a year of: Muted sales activity with very few new community launches. However, we had robust activity with construction beginning, ongoing and reaching completion in many of our communities. And 2018 will be highlighted by: Continued activity in completing communities already underway. Exciting new releases of detached homes in North Oakville (Sixth Line and Dundas) and Vaughan (Pine Valley and Teston). Additional releases within existing communities consisting of new phases in Aurora and Newcastle. What differentiates our company from others is: Our pursuit of excellence in all spheres of our business. Since our inception in 1998, we have been recognized for our excellence in planning, progressive urban design and high standards of construction, and have been successful in

My advice for homebuyers: Choose a home that fits into your lifestyle needs and works for your budget. Better to be prudent with such a large investment than to risk too much. The tenet of real estate has always been location, location, location. Look at up-and-coming areas, especially those in proximity to existing transit or future transit.

For our company, 2017 was a year of: Discovery. There was a lot of movement within the housing market throughout the year. When the year began, supply could not keep up with high buyer demand. As prices rose and the market slowly started to correct, the landscape dramatically changed. I’m proud of how our team was prepared for and handled the transition, ensuring that we maintained our customer focus. And 2018 will be highlighted by: We will be opening new Losani communities in western Ontario, specifically in Paris, Brantford and St. George. Brant County has plenty to offer new-home buyers from both a value and amenity perspective. Paris in particular, with the Nith and Grand River, an absolutely charming downtown core rich in character, and its natural surroundings, is a draw for families of all kinds. What differentiates our company from others is: One of the things we’re doing is building fully accessible homes, including zeroentry doorways, wider doorways, roll-in showers and wheelchair-

friendly kitchens with lower cabinets, and roll-under cooktops and prep areas. The majority of our designs can also accommodate elevators, and that includes our townhomes. What we do that most builders don’t is control the development process before construction begins. Doing so ensures that we are able carry out our goals of delivering homes of the absolute highest quality and doing so affordably. What buyers can look forward to most in one of our homes is: Quality workmanship, innovative interior and exterior features, forwardthinking design and industryleading standards. Perhaps most importantly, after our customers move into their homes, they will receive attentive customer service. We value our homeowners immensely and strive to create the

best possible all-encompassing newhome buying experience. If asked by the next provincial government for my advice on land supply and other policy issues, I would tell them: Creating a speedier and more streamlined process at the municipal level would improve supply, helping to satisfy the demand for new homes across Ontario. The approvals process can get bogged down prior to development, and our purchasers and builders alike are negatively affected. My advice for homebuyers: I would advise homebuyers in today’s market to take the time to educate themselves. Know what you can afford and budget accordingly. Defining your needs and wants ahead of time will put you in the best position to make the right decision from the get-go. Utilize the tools at your disposal and take time to visit decor centres or sales centres. The more you know in advance, the better the experience you will have. Lastly, whether it’s your partner in life or finding your perfect home, when you find what you’re looking for, stop looking and make it happen.

We are doing our best to address housing affordability by: We’ve partnered with Trillium Housing for two exciting new communities, which will improve housing affordability for potential future homeowners. In addition, many of

If asked by the next provincial government for my advice on land supply and other policy issues, I would tell them: The world of economics centres on supply and demand. If housing affordability and supply is something the province really wants to have an impact on, then the approval process needs to happen faster and the supply side needs to gain momentum so there are real choices in the market for the eager potential homeowner. My advice for homebuyers: First and foremost, have your finances in order. It is incredibly important to understand what you can or cannot afford. Focus on selecting a community that suits your life plan. Try to envisage what your life will look like over a five-year span. Explore different neighbourhoods to find the best fit for you and your family. Finally, enjoy every minute of it – buying a home is one of life’s greatest milestones!

The goal of the initiative is to break barriers by providing a higher standard in accessibly designed homes that exceed the guidelines set by the Ontario Building Code. It was also a year of focusing our strength in continuing to support and create master-planned communities across the GTA. The Regent Park revitalization continues to make amazing progress and is now in phase three. We also had our homecoming to Mississauga’s City Centre with the launch of Daniels City Centre’s Wesley Tower. And 2018 will be highlighted by: Regent Park continuing to be a highly sought-after community with the release of two new residential communities coming to the market this year. It will also be a year of focusing on making homeownership more accessible through our communities targeted towards first-time homebuyers, including Daniels FirstHome Markham Sheppard and Daniels FirstHome Beckenrose. Affordability tops most people’s lists, and knowing what you can afford before you shop is a big time-saver. Consult a mortgage representative to get pre-approved, and be sure you understand fully what is involved. Then check with sales representatives as to whether the developers offer programs that make homeownership more attainable. Be responsible and realistic. Having both a good and honest understanding of your lifestyle, ideal location and budget will set you up for success.

Working together to plan for growth by DAVE WILKES What goes into the cost of building a new home or condo development is more than meets the eye. It’s not only the cost of the land, the excavation of the site, the materials and labour, but also the fees municipalities charge home builders and developers to build the infrastructure required to service new development. Infrastructure includes parks, libraries, roads, transit, sewers and emergency services. Investing in infrastructure benefits existing and new-home owners and those working in offices throughout the region. This investment is paid for by fees, known as Development Charges (DC), that are charged to builders and developers by local governments across the GTA, but ultimately paid for by the newhome owners and businesses of Toronto. The fees vary depending on infrastructure needs in specific areas, as well as the type of unit being built and the number of people who are expected to live in or utilize the space. For example, a new one-bedroom condo in the city of Toronto is currently assessed a Development Charge of $17,138. A non-residential non-industrial building is assessed a DC of $207.52 per square metre. Current proposals that are being considered by the City would approximately double those charges. Our members recognize and accept their responsibility to support the infrastructure that is required to service new neighbourhoods. But as municipalities across the region look to replace aging existing infrastructure, we are concerned that new neighbourhoods will be asked to disproportionately absorb the costs. There is no doubt that we need to reinvest in our cities, but these costs should be the responsibility of all of us, not just shifted onto those buying new properties. The numbers back up our concerns. Altus Group, a leading provider of data solutions to the real estate

industry, indicated in a recent report provided to BILD that in Toronto residential property taxes rose two per cent on average annually between 2009 and 2016 while Development Charges increased an average of 14.3 per cent per year between 2009 and 2018. Our industry is committed to working with our partners in municipalities to fund growth. But we must ask the tough questions about how we pay for infrastructure in an equitable, transparent manner and how we ensure these costs are shared fairly between Development Charges that are paid by new developments, and property taxes that are paid by all. We are all responsible for ensuring that we build the type of cities we want. How we answer the question of who pays for what, and how the costs are shared between new and existing tax bases, will define the types of cities we build and the costs of the homes and offices in our cities. We need to find the right balance so that new homes are affordable and not priced beyond the reach of all but the wealthy. On behalf of those who purchase new homes and offices, BILD intends to ask these questions this year as part of the fall municipal elections.
