really topped that. But having said that, we’re also just starting sales and with 80 suites in Building D we have a great selection available.”

Logel says the great response to Building D is not surprising, “because for condo living in suburban northwest, I don’t think it gets any better than this. So, you’ve finally purchased a new home. Saved your pennies until they were dollars. Did the appropriate research to find an ideal neighbourhood with the right amenities.

Worked through dozens of floorplans with a litany of builders. Negotiated the best deal possible. Borrowed enough money to get a queasy feeling in your stomach.

Went back to the sales centre and signed the purchase agreement which is now approved and then – nothing. First nothing for days, then weeks and maybe a month or two.

Well, most builders follow very formalized building processes and as hard as it may be to believe, they generally are working on more than one or two homes at a time. Check with your builder to determine what their specific building process is...

After all that hard work by the buyer, there is kind of a natural expectation your builder will put every one of his staff and resources into building your home. After all, it’s a big deal - right! Well, most builders follow very formalized building processes and as hard as it may be to believe, they generally are working on more than one or two homes at a time. Check with your builder to determine what their specific building process is, but generally they follow similar steps. Those days and weeks when apparently nothing is going on with your house are indeed a busy time, in which the lot is being secured from the developer and registered if in fact the builder did not own the lot. I break the process down as follows and it might help in understanding why building a home can seem so slow, when in fact it’s probably not.

Stage 1 - The Paperwork The first part of building a home is preparation to build.

This includes finalizing details of the home structurally and aesthetically. The home plan needs to be plotted onto the lot, a permit needs to be obtained from the city and all the trades need to be scheduled in advance to make sure they are available in an organized and cohesive manner. One major issue that happens here is obtaining the city permit.

This is generated by a fairly small department that only has so many staff and during very busy periods (like spring or when the economy is booming) it can take extra weeks to get this vital piece of paper before any field work can begin.

for a week or two. Eventually they will pour footings and foundation walls and then – you guessed it – you wait for the concrete to set. This could be two weeks or more.

The next sign of life is a framing crew creating floors, walls, stairs, ceilings and roof etc. This is an especially fun experience as your home rises from the ground (phoenix like) and becomes real. It is a time of tremendous pride for the owners. At this time you want to visit the site every day to watch the progress, but don’t. Framers will be moving around doing work on a few homes at a time so there will be some waiting periods for sure.

Next are the windows and doors and then a period of waiting as the “specialists” arrive. These include electricians, plumbers, furnace installers, insulators and drywallers.

You may have to wait a bit on each of them as they’re in high demand and depending on the timing and scheduling proficiency of previous steps they may be double booked by this point in construction.

Stage 3 - The Finish Following structural work, comes the interior and exterior finishing. Again, handled by specialists. Painters, flooring installers, carpet installers, tile setters, cabinet and countertop people, and finishing carpenters. Each follow the other in a timeline often impacted by some inconveniences that may add a day or even week to the finishing of your home.

The point of this article is to allay fears that “no activity” on your home for a few days or even weeks, is not something to stress about. It’s almost predictable. Don’t call and harass the builder.

Often, whatever is occurring is beyond their control and it is in their best interest to finish your home as fast as possible – because that’s when they get paid. Building a home is a complex transaction and some patience and a clear understanding of your builder’s process is a really good way to mitigate stress during those endless waiting periods.

t may seem like obvious advice, but I recommend changing the locks on your condo apartment or townhouse on the day of possession. This applies to new homes, as well as to resale, and

there’s a specific reason for that. New condo homebuilders often use a master key for all of the suites, so that tradespeople can easily access a variety of suites where they’re assigned to do work. Not only is your security later compromised because tradespeople might hold or have lost keys, but your new neighbours may all have keys that open your door as well as theirs!

The easiest thing is to have a mobile locksmith attend at the time you take possession; the price will be approximately $80 to $120. If you want to save some money, have a family member stay at your unsecured home while you take the door knobs and bolts to a locksmith, where they can be re-keyed, and several new keys can be cut for $20 or $30. While you’re at it, consider re-keying your mailbox. Just open the box with the key you were given and the small lock can be unscrewed from inside the mailbox door.

Have several keys made, as mailbox locks can be expensive to have drilled out if you have no key at all.

No matter what quality of lock you buy or have re-keyed, match the door knob with the bolt, and front door with back, so that one key will open all your entrance locks.

Also, consider upgrading the house or suite locks to high-security sets.

If you’ve ever seen a locksmith “pick” a lock in two minutes, you’ll never again feel secure behind a door with a standard cut-key lock. For an extra $60 to $100 per door there are high-quality locks that cannot be “picked” and for which the keys cannot be reproduced. No matter what quality of lock you buy or have re-keyed, match the door knob with the bolt, and the front door with the back, so that one key will open all your entrance locks.

Make sure your property manager gets one of the new keys, so that an emergency issue such as a water leak while you’re away can be addressed without having to break into your home. Also, give at least one of your keys to a friend in case you ever get locked out.

For added security, consider a secondary latch that can only be secured from inside. The old “chain” systems were good, but not very strong.

Consider a spring-loaded latch that swings over the door and is anchored into the door frame with a “bolt buddy” set of braces. As well as adding strength against a kick-in attempt, this system means that while you’re home, and perhaps asleep, the door can’t even be opened with those backup keys you gave to your property manager and your friend.

Housing starts

to gain momentum in late 2013

be lower in the first half of 2013, but will gain momentum by the end of the year and in 2014, according to a recent report from the Canada Mortgage and Housing Corporation (CMHC).

The CMHC’s first quarter 2013 Housing Market Outlook, Canada Edition shows that moderation in economic and employment growth in the second half of 2012 led to more modest housing demand.

And with continued moderation expected in the first half of 2013, total annual housing starts are expected to be lower in 2013 than in 2012.

However, with fundamentals, including employment, economic growth and net migration expected to gain momentum later in the year and in 2014, housing starts are expected to trend slightly higher next year.

as economic and employment growth remain supportive of the Canadian housing market,” says Mathieu Laberge, Deputy Chief Economist for CMHC. “In 2014, improving economic conditions may be partially offset by a slight moderation in the number of first-time homebuyers, and potential small and steady increases in mortgage interest rates.”

On an annual basis, housing starts are expected to range between 178,600 to 202,000 units in 2013, with a point forecast of 190,300 units, following a level of 214,827 units in 2012. In 2014, housing starts are expected to range from 171,200 to 217,000 units, with a point forecast of 194,100 units.

Existing home sales are expected to range between 418,200 to 484,000 units in 2013, with a point forecast of 451,100 units, following a level of 453,372 in 2012.

In 2014, Multiple Listing Service (MLS) sales are expected to range from 439,600 to 505,000 units, with an increase in the point forecast to 472,300 units.

The average MLS price is forecast to be between $356,500 and $378,500 in 2013 and between $363,800 and $390,800 in 2014.

for limited floor space. A simple towel rod with “S” hooks mounted to the back of a door can become a home for an array of accessories. Rather than a traditional nightstand, mount a shelf or cube in addition to a reading light on the wall beside the bed. These overlooked vertical spaces can keep the small stuff off the floor and tucked away in an organized fashion.

Why are you in debt? disabling them in some other fashion – and limiting the amount of cash you carry. It also means leaving your debit card at home unless you’re headed out to take care of a need: gas, groceries, etc. When you do go shopping, you have to use a list and never stray from it.

Window shopping is torture for the impulse shopper so don’t browse around in stores, since you’re just teasing yourself by drooling over a bunch of stuff you don’t need.

ften people who are in debt say they no longer want to be in debt. And often they take the steps to get themselves out. But, it seems to me, that just as often people who claim they want to get out of debt do little to change their behaviour and their outcome. They keep on doing the things that got them into debt in the first place. Here are a few questions you may want to ask about why you’re in the hole:

Do you buy stuff you don’t need?

The biggest cue that you’ve got the impulse monkey on your back are the things you have bought but not used: the clothes with the tags still on, the shoes you have yet to wear, the new dishes you’ve used just once or twice in the six months that you’ve owned them.

Impulse shoppers are the first to admit they have a problem and the last to do anything about it. If you’re an impulse shopper, you need to remove the fuel for the impulse. That means cutting up your credit cards – or

When you spend money you don’t have by using your credit card, line of credit or overdraft, you’re doing the wrong thing, plain and simple. If you can’t afford to pay for something in cash today, you should not be buying that thing. I don’t care how important you think it is, how great a deal you’re getting, or how desperate you feel.

Using credit is no way to get out of debt. Put away all forms of credit and commit to building yourself a budget that balances. If you want something, you’ll have to give something else up to accumulate the cash you need to buy it. If you can’t come up with the cash, you must not want it badly enough.

Do you buy things for a one-time use that you could borrow from a friend or rent? Practically everyone is guilty of this. You need something such as a sewing machine or power washer twice a year so you go and buy one and then watch it – and the money you spent, likely on credit – sit and grow cobwebs (and interest charges). What’s with us all? Do we have to own everything we ever use? In the old days, friends borrowed from each other and stuff got way more use. Now our possessions are so much a part of who we are we: a) hate to lend, and b) hate to have to admit we don’t already have one. And why do we feel the need to apologize because we don’t have the right kind of wine glasses when entertaining guests? “Sorry, I only have these cheap glasses.” It’s a glass, for heaven’s sake!

Do you buy certain brands because they are a status symbol? While any car gets you from point A to point B, the high-cost, brand-name buggies come with “oohs” and “ahhs” from friends and relatives. Ditto with the D&G sunglasses, the LV handbags, the CL shoes . . . I could go on forever. If you’re paying a premium to have a brand name, you have to ask yourself why. Is it because you don’t have confidence in your own sense of style? Is it because you’re trying to emulate the dudes and dames of TV and movie fame, wearing what they wear, driving what they drive, eating what they eat? How come? Is your life so sad that you’re trying to escape?

Hey, I’m all for spending your money on the things that bring you pleasure, so if you’re not using credit to make expensive brands part of your image, I’m not talking to you. But if you are using credit, what makes you think you have the right to this stuff if you can’t afford to pay for it?

et’s face it, your electronic devices make the world go ‘round. Being in the moving business, we realize how important those items are to families.

One of the most common questions we get is how to transport electronics safely, especially bigscreen TVs. During a move, whether it’s across town or across Canada, it is important to give these items special treatment so they arrive in one piece and in good working order. The best advice we have for accomplishing this goal requires some forethought: keeping the original

boxes and foam spacers the electronic items came in. That is truly the safest method for moving them.

Of course, people rarely keep these boxes, so there are specialty boxes and crates designed specifically to move big-screen TVs safely. People who do their own packing and moving should be aware of how easy it is to damage one of these units. Spending a few dollars extra to purchase or rent one of these special boxes can make all the difference.

Another thing to remember is that most of these television sets are mounted on wall brackets, and

The best plan when preparing for your move is to take the TVs off the walls yourself ahead of time and have them ready to be packaged properly.

Here’s a tip for anyone disassembling electronics for a move: Get your digital or phone camera and take photos of the wiring connections on the backs of the TVs, cable boxes, DVD players and the like. When it comes time to reassemble them, it will be much easier to reference how they were set up originally, saving time, stress and frustration.

The same goes for stereos and gaming systems. Many teenagers leave their entire gaming systems

hooked up until moving day. It’s up to them to disassemble their systems and hopefully place them into their original packaging. If not, the best thing to do is wrap consoles in anti-static bubble wrap and place them into appropriately-sized boxes so they won’t move around during the trip. In fact, this is the best way to treat most electronics items. That includes computers – especially desktop units. We have specialty boxes designed specifically for them that can be bought separately. If you choose not to go that route, then surround the unit with anti-static bubble wrap and place it into an appropriately sized box.

And here’s a handy tip: pack the associated hardware with the electronic item. For instance, place your computer’s mouse, keyboard, power cord, scanner, printer cables, etc. into the same box. When these cartons arrive at your new digs, you’ll be very glad you did.

Then it was the Midtown Towers, probably the most storied and famous of the failed projects on 10th Avenue. Another doomed project was Astoria on 10th Avenue and 8th Street.

Calgary has an amazing, vibrant downtown core and more and more Calgarians are choosing to make it their home. I expect the demand for new downtown and beltline condos to continue with the evolution of our city’s core. I am excited to see the development and future of 10th Avenue SW add to the energy and downtown residential options we have in Calgary.

Caramelized Onion, Pancetta & Gorgonzola Quiche Makes 6 mini quiches

› 1 large onion, peeled and chopped › 2 tbsp butter › 1/2 cup diced pancetta or thick bacon › 1/2 cup Gorgonzola cheese, diced › 1/3 cup grated parmesan cheese

› 5 tbsp finely chopped parsley › 1 cup heavy cream › 1/2 cup whole milk › 5 large egg yolks › 2 tablespoons finely chopped rosemary › cracked black pepper

Pastry Dough: › 1 1/2 cups flour › 1/2 tsp salt › 1 tsp baking powder › 10 tbsp unsalted butter, cut into pieces › 1 large egg › 1 large egg yolk

directions For the pastry, mix the flour, salt and baking powder together in a food processor fitted with a metal blade. Add butter and pulse about 20 times, to finely mix in the butter. Add the egg and egg yolk and pulse until the dough just begins to form a small ball. Turn out the dough and press into a disc about 1/2” thick. Wrap in cling film and refrigerate until ready to use.

Preheat oven to 400°F. Lightly brush the inside of 6 removablebottom mini quiche pans with canola oil or Pam cooking spray.

Roll out the pastry thinly on a lightly floured surface and cut out circles to line the 6 pans. Prick the base of the tart bottoms and refrigerate for 15 minutes. Then bake for 5 minutes, and remove from oven; let cool on a large baking sheet.

a classic dish of French cuisine, it actually originated in Germany in the medieval kingdom of Lothringen, later renamed Lorraine by the French. The term quiche came from küchen, the German word for cake.

The original Quiche Lorraine was an open pie with an egg and cream custard and smoked bacon or lardons. The addition of Gruyère cheese makes quiche au gruyère or quiche vosgienne. Quiche Alsacienne is similar to Quiche Lorraine, although onions are added to the recipe. These days, there are as many versions of quiche as there are culinary inspired chefs and home cooks. I recently picked up a set of mini tart pans with removable bottoms that inspired me to make Caramelized Onion, Pancetta and Gorgonzola Quiche. Caramelizing the onions gives them a rich, sweet flavor that compliments wonderfully with the salty crisp pancetta. Add some flavourful knobs of Gorgonzola cheese and you have a mouthful of flavours that blossom beautifully in the savoury custard and buttery crust — the perfect addition to any brunch or luncheon buffet.

Melt the butter in a heavy frying pan and then add the chopped onions. Cook over low heat, stirring often until onions are very soft and lightly browned, about 15 minutes. Add the pancetta into the pan and cook over medium heat until crisp and browned, about 5 to 7 minutes. To compose the quiche, divide the cooked onions and sprinkle into the bottom of each of the quiche, followed by the pancetta. Break apart the Gorgonzola and divide into the 6 pans, then add the grated Parmesan cheese. Finally, sprinkle the parsley evenly over the onions and cheese. In a bowl, beat together the cream and egg yolks until light. Add the chopped rosemary and cracked pepper. Pour the egg and cream mixture evenly into each mini quiche leaving just a little room to expand.

Bake in the preheated oven for about 20-30 minutes or until lightly browned and set, and let stand 5 minutes before serving.

hey say two things in life are certain: death and taxes. How we are going to die and how much tax we pay are both grey areas and for the most part, out of our control. But let’s leave the Grim Reaper in the graveyard for now.

Believe it or not, I have some good news on the tax front! And no, I’m not running for office...

Taxes are not only a sure thing, they are also scary, boring and intimidating for most. Don’t let this tax season scare you or get you down. If you work from home, here’s some great news: no longer is it just the starving artist who can benefit from working from home.

There is a way you can give yourself a little raise! Self-employed, employees, and commissioned income earners, get ready to Google the following forms to see what tax breaks you are eligible for.

» T2125 – Calculation of business use of home expenses This one will guide the self-employed Canadian to deductions at home such as heat, electricity, insurance, maintenance, mortgage interest and property taxes. The rule of thumb is if you need to spend it to make money at home, you can more than likely deduct it. Some larger repairs may have a capital cost eliminate to them. This form will give you details on this and other deductions you are entitled to if you’re self-employed. » T777 – Statement of employment expenses This form is for the employee who works from home. It is important to know that it doesn’t matter if you only work from home part of the time – you are still eligible to claim a portion of the time you do work from home. Employees are eligible to claim items such as heat, electricity, general repairs, condo fees, Internet and work phone. The only expenses you can’t claim as an employee versus self-employed are mortgage interest and property taxes. An exception is made for commission employees. As an employee, you must have your employer fill out a T2200.

This form tells Revenue Canada what the employer’s expectations are for work and expenses from themselves and from yourself as the employee. » General facts about home deductions The amount of the deduction is calculated based on the amount of space you use in your home for income. Let’s say you have 10 rooms in your home and two are used for work. The pro-rated amount is based on the percentage of the home used for work, in this case, 20 per cent. So, if your deduction total is $10,000 x 20 per cent, you’ll get a $2,000 deduction off your income! It’s important to know that the deduction only applies to income.

If this is the first you are hearing of this but have been working from home for quite some time, don’t fret – you are able to go back to previous years and do a T1 adjustment to make a claim for the years you missed. Keep your receipts in case Revenue Canada comes calling.

And finally, don’t let all these fancy forms and terms scare you. Do a bit of homework and take it to a professional if you’re not sure or just plain can’t stand the idea of doing your own taxes. When in doubt, ask if you’re eligible to claim the deduction. Don’t assume if you don’t know!

There are so many financial benefits to working from home. You’re already paying most of these expenses anyway, and the fact that you can claim a portion is a great benefit. Let’s not forget the personal benefits.

I

had a conversation with a couple of clients recently that really bothered me. They started by informing me that they had been through a bankruptcy seven years ago but their credit had been squeaky clean since, and now they are ready to try and get back into home ownership.

At first I winced at the thought they had waited for seven long years before reapplying for a mortgage when they could have easily qualified for one much sooner, but that wasn’t the worst of it. I asked if they had re-established any credit over the past seven years, then braced for the answer: they both looked at each other and then back at me with that all-too-familiar “I’m not quite sure what you mean” look.

As I feared, they were told at the time of bankruptcy that they would not be able to qualify for any credit for at least seven years. Now, they might not have actually been told this, but that is certainly the impression they had. Here’s the bad part: I then had to explain to this nice couple that, although it is quite admirable that

bad mortgage advice they had perfect credit for the past seven years, they also have not re-established any credit in that time, and from a lender’s perspective, that is the single most important component of deciding to lend again. In fact, most lenders will want to see that you have re-established two or three “trade-lines” or sources of credit over the past two years, and that you have paid them diligently. This proves to a lender that your bankruptcy was an isolated incident and you now have the ability to manage your debt.

So, what did this mean for the couple? After waiting patiently (based on poor advice), and doing absolutely nothing for seven years while waiting to apply for a mortgage, they now have to spend another two years re-establishing credit (such as a Visa, line of credit or car loan) before any prime lenders would look at a mortgage application. That’s nine years in total! If they had gotten the right advice from the beginning and established new trade lines – which they could easily have done within a month of being discharged – they would have been able to apply for a mortgage at fully discounted rates five years ago.

Too many consumers who have experienced debt issues are not given this simple advice, so here it is in a nutshell:

» Bankruptcy or bad debt will remain on your credit record for seven years, but this is not to be misconstrued to mean that you will not qualify for credit for seven years. » From the moment you are discharged, you may apply for credit from a variety of sources that will allow you to re-establish your debt and credit rating.

These include: › A pre-paid or secured credit card (put $5,000 in a trust account as security and then get a secured card with a $5,000 balance). › Have a family member or friend act as a co-signor or guarantor to get a secured loan from a lender with you are the primary borrower. › A car loan › An RSP loan » Your loans must report to one or both of the credit bureaus (Trans Union, Equifax) and the limits must be at least $2,500.

Once you get new sources of credit, use them and pay them off. The purpose of these loans and credit cards is to prove to a future lender that you now have the ability to use credit responsibly. That means that credit lines must be revolving, not static.

If you can show that you have re-established your credit, then you may apply for a fully discounted mortgage from virtually any lender and even qualify for high-ratio mortgage insurance through Canada Mortgage and Housing Corp.

With the right advice, anyone who has gone through bankruptcy can qualify for a new mortgage within two or three years. The same person, with the wrong advice, may need to wait as long as nine years for the same result. So, what’s the cost of bad advice?

3 Make a donation. The rising costs for everything from food to transportation around the world mean that non-profit organizations and charities working in developing countries are also feeling the pinch. “For example, it now costs more for our field workers to provide daily meals to children in school and to bring necessary medicine and vaccines to health clinics,” says Mark Lukowski, CEO, Christian Children’s Fund of Canada. “But most of all, it is stressful for the children and families who were already living in poverty and who now wonder how they can afford a bag of rice or their children’s school fees.” Give a gift to help someone in need at ccfcanada.ca.

The Power of Colour

The colours you choose can dictate the feel of your home – and your mood // by yanic simard // Photos by Brandon Barre

multi-billion-dollar industry. It is also the most powerful aspect in the design world. It can change the way you’re feeling, stimulate thought, increase your appetite – it’s really quite phenomenal.

You’re drawn to colours that you like when you’re shopping for clothing because you know you’ll feel good when you’re wearing them, and the same thing goes for interiors. Statistics show that most people spend about 90 per cent of their time inside, a large portion of which is in their own home. If you live with colours that make you feel good, it will make for a better quality of life.

Deciding which direction to take in terms of colour is where many people tend to panic. My advice is to look through several magazines, tear out the pages that have elements you like, put them all in a folder and, once you have at least 20 different style images, analyze the colours that appear most often. This is a great way to get inspired and decide on colours for your own space.

Choosing a colour pallete should never be an impulsive decision; you should take time deciding so you know you’ll be comfortable with it. Once you finally do paint the walls, you might still wonder if you selected the right colour. However, keep in mind that you have to give yourself the chance to live with it.

Big changes take time to adapt to. For instance, if you’re going from burgundy to off-white you can’t expect to get used to it within the first few hours.

I am very particular about colour selection and when I design a space, I like to keep the walls through any open areas in a consistent hue. My entire place is painted in Benjamin Moore’s OC-23, Classic Grey. It’s a very soothing colour that really adapts to the other colours around it – like a chameleon. It’s a nice hue to wake up to in the morning and to fall asleep to at night. The tone of it varies throughout the day with the amount of light; it’s brighter in the day and much richer in the evening.

When you’re choosing your paint colour, remember: it’s just paint. It’s not permanent and can be easily changed if you’re not happy with it.

Pillows, accessories and other accent pieces give you the chance to have fun with colour, since they’re ‘non-committal.’ I’ve used hints of blue and green throughout my interior. It’s nice to have your entire residence consistent in terms of colour because then you can move pieces from one room to the next and you’ll never have to worry about making sure it coordinates.

Just remember that choosing colours for your home won’t happen overnight. It’s a process that starts with getting inspired; the rest will fall into place. It should be fun, not painful. And if you find that you really can’t do it on your own, it’s probably time to hire a good designer to do it for you.

People always forget that you can get sample cans from the paint store.

Pick up a maximum of three different testers that you like, paint sections of each on different walls (or paint large sheets of white Bristol board and stick them up), and live with them for a few days. (If you give yourself more than three options, trust me, you’ll never decide). Then narrow it down to your favourite two, and then finally pick the one.

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow.

Divide by 1,000.

Divide by three. This figure is the monthly payment you can afford to make on your condo.

Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Bear in mind that this is a rough estimate.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

All mortgages are of two basic types:

CONVENTIONAL

OPEN MORTGAGE

Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less.

Buyer has to pay 25 per cent down.

A conventional mortgage cannot exceed 75 per cent of the value of the property.

Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

INSURED OR HIGH-RATIO Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less.

The down payment can be as low as five per cent.

CLOSED MORTGAGE This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE Offers flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home.

This is an attractive option if the rate on the existing mortgage is lower than current rates.
