The Bank of Canada’s recent announcement to hold interest rates is good news for home shoppers.

There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and some are even lower than posted bank rates. With a pre-approval in hand, you’re protected if rates rise, and if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have in hot markets.

Removing the “conditional on financing” clause could mean your offer is accepted first, since you already have your financing in place.

So, when will rates rise? Recently, we’ve been hearing that rates may not see an increase until next year at least.

The Bank will make its next scheduled rate announcement on May 29 – but don’t wait until then to get preapproved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process easier.

Trying to visualize floor plans and sorting through feature sheets can be a little bit mentally taxing. Not only is it difficult for most people to visualize a blueprint as an actual threedimensional space, trying to imagine what that space will look like finished and decorated is even harder.

Savvy condo developers have attempted to make it easier on potential purchasers by offering room vignettes and model suites. These are often designer-decorated with luxurious furniture and many upgrades.

It’s hard not to fall in love with the models. Done to their best advantage, they’re meant to show you the full potential of the space. But when you’re shopping, try not to have an emotional reaction when you see one that appeals

directly to your sense of style and taste.

You’re not buying the actual space, just the footprint.

Keep an objective eye. Often vignettes have no fourth wall, or the ceiling isn’t to actual height – these elements can make the space feel much larger and brighter than it would be in the actual condo. Figure out which features are upgrades and which are standard – the addition of upgrades will affect the price and may make the difference when you’re choosing between different communities.

Model suites are great for gleaning decorating ideas and getting a sense of the space and finishes, but base your final decision on the community and the floorplan that works best for you.

“We’re down to our fourth and final building in Red Haus with Vandenburg,” says Ashley Carcasole, sales manager for

Streetside Development Corporation, which is creating this popular condo community in Royal Oak. “We have more than 90 homeowners moving into the building in July and have just 40 suites remaining.

“Sales have been going at a tremendous rate since the start of the year; we’re outselling what we predicted and expect to sell out by fall, so it’s really coming down to the last opportunity to buy into Red Haus,” she says. “It’s also the last chance to own a new condo in Royal Oak.” 11

Carcasole says while there are a limited number of suites available, buyers can still select from the seven one-bedroom and seven two-bedroom floor plans that range from 537 to 1,067 sq. ft. and are priced from $192,300 plus GST. Floor plans in Vandenburg are similar to those in the other three buildings at Red Haus, but “we tweaked them based on feedback from owners, so we added some built-ins, pantries and in our larger corner suite we removed a wall to open the space creating a fantastic kitchen,” she says.

Streetside, which won the 2012 Grand SAM Award for MultiFamily Builder of the Year, also had two floor plans from Red Haus nominated for awards. The B2 one-bedroom, 659-sq.-ft. floor plan was a finalist in the Best New Design – up to 799 sq. ft. category, while the C1, a 1,067-sq.-ft. twobedroom floor plan, was a finalist for the Best New Design – 800 to 1,199 sq. ft. category.

Among the fabulous interior features are nine-ft. ceilings, maple cabinets, a complete window blind package, European-style faucets and hardware, flush eating bars and a kitchen appliance package that includes a cook-top range, dishwasher, fridge and over-therange microwave with hood fan.

“Buyers also love the great location,” Carcasole says. Red Haus is within walking distance to a

major shopping centre with an array of shops, such as Wal-Mart and Sobeys, services and eateries.

There is an express bus service right at the doorstep that residents can take to the Crowfoot LRT, and it will be just a 15-minute walk to the new Rocky Ridge LRT station when it opens in 2014.

With major transportation routes such as Country Hills Boulevard, Crowfoot Trail and Stoney Trail close by, residents can access amenities at Crowfoot Town Centre and other major shopping areas in the north and can get to the airport, downtown or out of town with ease.

“Red Haus offers tremendous value to buyers; there’s no wasted space, great features and amenities, and combined with access to major routes, the LRT and shopping it’s incredible,” Carcasole says.

ondo buyers who desire a home that has everything they need will be thrilled to discover they can have it all at an affordable price in a new enclave of townhomes, soon to be released by Homes by Avi in EvansRidge.

“EvansRidge has quickly become one of the sought after communities in northwest Calgary,” says Karl Bursnell, sales manager for Homes by Avi. “We’ve offered our Street Towns in EvansRidge before and they turned over quickly, so we’re excited to be able to offer another group of them in that community.

CALGARY IS THE WORLD’S CLEANEST CITY This isn’t the first time Calgary has been listed by Mercer as one of the cleanest cities in the world. For the past five years the city has ranked in the top three!

Mercer isn’t the only one who finds Calgary to be an exceptionally clean place.

In 2007 Forbes also put Calgary at the top of their list for cleanest cities in the world with Honolulu, Hawaii and Helsinki, Finland up next, two other cities also listed on Mercer’s 2013 report.

aster closets come in all shapes and sizes. In most cases, this space is shared and comes with a wide range of storage needs. If you are struggling with a small closet, there is “almost” always a solution for the challenges within it. Here’s the thing. The size of your closet dictates the volume of clothing and accessories you can put in it. Period.

1. Uniform, Clear, Stacking Bins – group items together for easy retrieval (yoga gear, swimsuits, leggings…) and line them up on a shelf.

2. Slide Out Racks – besides storing ties and belts, these slides are great for hanging tanks, camis and swim suits, too.

3. Vertical Spaces – use the inside of the closet door or a “hidden” wall in the bedroom to store shoes, scarves and other accessories. There are many shoe rack options, but mounting a row of kitchen rods does the trick too. Hang your favorite heels and tie scarves on these rods to dress up your space.

4. Add a Rod – the easiest way to create more space is to double up your hanging space. In some cases, a radius or curved rod can be used to maximize otherwise hard to reach corners.

6. Simple Sorting – don’t underestimate the power of sorting. Group your clothing by type, color, or occasion. This process will instantly create a streamlined look in your closet.

7. Shelf Dividers – prevent the “spill over” effect and use dividers to stack your sweaters. If you have wire shelving, try canvas bins turned on their sides to corral each stack.

8. Closetmaid Cubes – make use of the floor space by stacking these modular units. Store your boots, purses and workout gear in these cubes. You’ll be less likely to toss dirty clothes down there!

9. Hanging Sweater Organizers – create more shelf space by hanging two or three of these organizers in a row. Use an office clip to secure them together.

So you’ve made the decision to buy a home.

Statistically you’re one of about 9% of greater Edmonton households that will purchase a new or resale home this year. It’s a big move regardless of what you buy so here’s a few things to think about.

NEW VS. RESALE Let me state clearly that I work with clients in the new home industry, but I will try to keep my bias in check. Because I have purchased both types of homes (a few times) I think I can remain objective.

In general, resale home prices range from 15% to 20% less than new homes of similar size and style. However, that’s not always true in today’s market conditions.

Price is generally the reason people start searching in the resale market. And, at first that appears logical. A large amount of new lot supply and an increase in new “value priced” condos has kept a lid on prices and made it possible to buy a “new” home for as little as 5% above resale prices – certainly in the entry level segment. Virtually a dead heat when it comes to price. A key consideration is that you must pay GST on a new home while you do not pay it on a resale. However, the rate of GST is subsidized modestly for homes under $450,000 so the impact is lessened somewhat.

You should also consider the hidden costs of buying used. First – you will have to fix all those items (no matter how small) that impact a resale homes safety and performance. Leaking faucets, running toilets, drafty windows and doors, inefficient furnaces, hot water tanks in need of repair or worse, creaking garage doors, worn out appliances, and a litany of other “can’t see until you move in” kind of things.

scratched or damaged hardwood, chipped or discoloured paint, broken railings, casings and light fixtures, and of course out of date counter tops, cabinets, etc. These items collectively can add from $25,000 to $40,000 to the cost of a used home almost immediately. All of a sudden that great price disappears faster than those big savings you thought you had.

And, In The Future At the end of all this inconvenience and expenditure you are still essentially living in an older inefficient home. The technology integrated into today’s homes, particularly regarding energy and water efficiency, can save you about $700 PER YEAR over an average sized used home. And, that’s at today’s resource prices! Since 2000, oil prices have risen over 400%, utility rates have gone up 115% and it’s reasonable to assume this trend will continue in the future. So, purchasing a new home built to the highest sustainable standard is not only “smart” for your family and the planet, but is essential for the health of your budget.

Many Alberta builders have embraced sustainable building practices that could save you thousands of dollars over the life of your home. So, the battle rages. New or used. It really depends on the product you find and the price you can negotiate. Just remember to think through all the costs associated with the sale and compare them prudently. Only then can you make the perfect home purchase for your budget.

ne of the beauties of condominium living is the maintenance-free aspect for exterior issues, ranging from roof repairs to cleaning out gutters, and from repairing exterior cladding to shoveling snow. This freedom, in fact, is why most of us buy into condominium living. What a surprise, then, to find one loophole that the wise condominium buyer should be aware of, and ask about before signing on the dotted line. » Exterior windows and doors are the one possible exception to watch for. If you want true maintenance-free living, only buy into projects where all exterior windows and doors are common property, so individual condominium homeowners do not need to bother with, or

» Sadly, a few condominium developers are making all such items the responsibility of living unit owners, which allows the project marketer to boast of slightly-lower condominium fees. He simply doesn’t need to budget for any exterior window or door maintenance, nor to save through the reserve fund projection for long-term replacement of these items. Even with this issue laid aside, regular readers will remember my caution that new-project condo fees are to be taken with a grain of salt. You can’t blame them, but new-condo builders are sometimes a little bit optimistic about the long-term costs of condominium commonproperty maintenance. » The philosophy of maintenance-free living is certainly recognized in Alberta’s Condominium Property Act, which came into effect September 1, 2000. But the loophole immediately follows the reassurance. “All doors and windows of a unit that are located on exterior walls of the unit are part of the common property…” says 7(2)(b), “…unless otherwise stipulated in the condominium plan”. The opt-out provisions are then detailed in the Regulation appendix to the Act. » It makes sense that there is an opt-out. Some established townhouse developments have, for 20 years, had each owner pay for any door or window upgrades or complete replacements. That’s simply the way the bylaws for the project read. It could be unfair under the new Act to make those owners also pay for future replacements for those neighbours who avoided the cost for decades. In those cases it makes sense to leave well enough alone, and to continue as those condo communities have operated for many years. Yet be aware that if windows and doors of the unit you may buy need attention, you have to check the condo plan and perhaps the bylaws to know if you’ll be paying for that directly. » This same logic, however, cannot be applied to new developments.

Most condo buyers will certainly not want to learn five years down the road that they have to buy their own paint and ladder, and climb it to paint their own exterior window frames. Spare me! This not what condominium living is all about. So ask some direct questions on this, and ask to see a new development’s Condominium Plan itself to ensure that the exterior windows and doors remain common property and responsibility.

“We’ve been operating out of a fairly small space so we’re really excited about moving in and opening our showhomes,” says Area Manager Lyle Jessett. “People are also thrilled about being able to walk through and see the designs and features first-hand.”

hat type of home should you buy? Whether you’re a first-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances.

HOW MUCH CAN YOU AFFORD?

Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates.

HOW MUCH WILL IT REALLY COST?

Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

WHERE DO YOU WANT TO LIVE?

This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town.

Once you have determined your options for cost and location, you can then assess what types of condos are available in your price range and desired neighbourhood, and how many bedrooms you want and need, as well as what type of amenities you require in the building.

I

n a society where financial-planning education and resources are readily available, it is difficult to believe that most people do not understand how to use their cash flow and capital effectively. When determining top financial objectives, a large number of people put building their net worth and paying off their mortgage at the top of their list. While at face level these seem to be rational choices, these goals may contradict one another, and sometimes being mortgage-free is a detriment to building net worth.

With rates of returns in the equity markets once again showing positive returns, RRSP contributions and investments are once again a hot topic. The challenge that this presents for most individuals is clear – with a finite income, how does one allocate capital to acquire that net worth figure that brings you to the point where work is something you choose to do rather than need to?

The RRSP-versus-mortgage debate has long been the source of controversy.

While there is no definitive answer, here are some rules that will enable you to make an informed decision. The major factors influencing the choice of options are the mortgage interest rate versus the expected return in the RRSP, the investment time horizon versus the mortgage time horizon, the availability of RRSP contribution room, and the ability to capitalize on mortgage prepayment privileges.

Given an expected RRSP return equal to or greater than the mortgage interest rate, and an investment time horizon equal or greater than the likely mortgage life, maximizing RRSP contributions generally maximizes net worth because the tax-sheltered growth of an RRSP means you get compounded growth for a long period. Conversely, as the mortgage interest rate is greater, or the investment time horizon decreases, it becomes more attractive to prepay the mortgage.

Those who are fortunate enough to have used up all of your RRSP contribution room should look at whether borrowing to invest outside of your RRSP is wise.

While all the same principles stated above apply, there are a couple of distinct elements to review. When considering building an investment portfolio outside of your RRSP, compare your after-tax rate of return relative to your after-tax cost of borrowing. Generally, if you borrow to invest (with the expectation of gain) then the interest borrowed on that money becomes tax deductible. This means the real rate of interest to the borrower becomes one less your marginal tax rate percentage times interest rate on the money borrowed.

Next, determine your after-tax rate of return. When investing outside of RRSPs, keep in mind that not all investment income is treated equally for tax purposes, and the difference depends on your personal tax bracket. To optimize your after-tax rate of return, seek capital gains first, dividend income second, and interest income third.

A common misconception is that wealthy people do not have mortgages. The odds are that if you know a wealthy person without a mortgage then they likely inherited their money, do not have a good financial adviser, or are highly risk averse. With interest rates where they are today, paying off your mortgage is, in all likelihood, not a wise financial decision if your hope is to have the highest and best use of your capital.

Take solace in this – the next time you are at a party or family function and someone smugly tells you that they have paid off their mortgage, odds are they know little about personal finance and will likely limit their personal net worth as a result.

oving homes can feel like an overwhelming task, with packing up all your belongings being the first major challenge. With a few deep breaths and these packing tips, though, you can conquer the move without losing your mind.

›› Before packing

You want to reserve your movers or moving company at least eight weeks prior to your move during busy periods to guarantee availability on moving day. Once you have your movers selected, you can start to pack up your belongings in anticipation of their arrival. Some moving companies will even pack for you, simplifying and streamlining the moving process.

Make sure to use packing paper or bubble wrap to protect fragile belongings – newsprint from newspapers used to wrap items can be messy to clean up. ›› Start packing Once you have determined your moving date, start packing. Box up belongings that you don’t use often and store them somewhere out of the way. Storage areas are usually good places to start because they are not high-traffic areas. If you have kitchen supplies, occasional dishware like fine china, or small appliances that go unused on a daily basis, carefully pack them away a few weeks before the move. Make sure to use packing paper or bubble wrap to protect fragile belongings – newsprint from newspapers used to wrap items can be messy to clean up. Keep a record of what goes into which box so you can find what you need instantly when it comes time to unpack.

ell-known Canadian contractor Mike Holmes’ passion for building homes the right way the first time has not only educated viewers of his TV show ‘Holmes Makes It Right’, it’s inspired a number of builders to join his Holmes Approved Homes program.

“A number of people said to me over the years, ‘We want you to build our home,’ and I knew I couldn’t do that because I didn’t have the time,” says Holmes, whose show can be seen on HGTV. “But there are a lot of builders who want to build better and are coming to me to join Holmes

Approved Homes. We’re now seeing those homes being built in centres across the country; it’s spread like a friendly virus.

“Avalon (Master Builder in Calgary) partnered with us in Holmes Approved Homes because they like the idea of building better homes and being part of the program,” Holmes says. “They want to build it right and go above the minimum code.”

Holmes says, to him the minimum code is just a beginning – he believes builders and renovators should

go beyond that to make the home environmentally friendly, energy-efficient and improve the air quality so residents can enjoy better indoor living.

“We became involved with Holmes Approved Homes because we felt Avalon shared a lot of the same values, guiding principles and building practices with the program and it seemed like the right fit,” explains Dean Clark, sales and marketing manager, Avalon Master Builder. “We don’t believe code is an acceptable level to build to.”

As part of the program, the Mike Holmes inspection team visits every home at least six times during construction, utilizing visual inspection, photography and thermographic imaging from the same places to document the construction of the home and ensure it meets the program’s high standards.

“Homeowners benefit from this documentation because they receive the full report afterwards, so they can see what is behind the wall and it offers peace of mind,” Clark says. “Mike’s philosophy is there is a lot of stuff that goes behind the drywall that consumers don’t know about so this offers them the knowledge that they’ve bought a well-built home.

“It’s like Mike says, you can make anything look good, you can put in hardwood and granite, but it doesn’t mean anything if you have a poorly built home,” Clark explains. “With this program, buyers are assured the best materials were used to build their home, such as BluWood lumber, Roxul insulation and M2 Tech moisture resistant drywall.”

Holmes was in Calgary on May 4 to visit Avalon’s ZEN in Auburn Bay because “I like to not only support the builders but get a chance to talk to the homeowners about the program and the benefits.” He says a unique feature at ZEN is Avalon created a cross-section in the wall to show buyers what is being done behind the walls and what products are being used in their Holmes Approved Home.

“The benefit is not only good air quality, but using the right products to prevent mould that are fire resistant and energy-efficient, so it pays you back as soon as you move in,” Holmes says.

ith a premier address along the river, an easy walk to work downtown and high-end features and amenities, it’s easy to see why condo buyers are eagerly anticipating the launch of sales in the second installment of Waterfront.

Yeung says the price point,

“The Terrace offers the same features as the Tower, and because of the buildings’ close proximity to the river pathway, buyers will have great views of the river,” Yeung says.

BMO report shows safety, quiet street and good neighbours are top priorities for homebuyers

While there are a number of factors to consider

when deciding on the right location to buy a home, Canadians view the safety of a neighbourhood to be the most important (63 per cent) feature of a home’s location, according to a new BMO Bank of Montreal survey.

The survey, conducted by Pollara, also found that living on a quiet street (43 per cent), having good neighbours (30 per cent), having a short commute to work (28 per cent) and being near family and friends (25 per cent) rank high on Canadians’ list of location priorities when buying a home.

“Everyone has a unique set of personal and financial priorities, so it’s important that those particular needs are considered when deciding on the right location to purchase a home,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Taking a practical approach to home buying is the key to preventing yourself from getting ‘swept away’ by the bells and whistles of a home.

Buyers should make a list of needs versus wants and

prioritize them in order of highest to lowest importance.”

The poll also revealed that significant differences become apparent when comparing the national averages to first-time homebuyers. For instance: • Having a short commute to work is more important to first-time buyers than the average buyer (34 per cent versus 28 per cent) • Living near public transit (28 per cent versus 19 per cent) is also higher on the priority list for firsttimers than repeat buyers However, living on a quiet street (30 per cent versus 43 per cent) and having good neighbours (21 per cent versus 30 per cent) are far less important to first-timers continued on page 62…

“Realtors are always available to help buyers find the property that’s right for them,” says Laura Leyser, president of The Canadian Real Estate Association. “And to provide consumers with information to help them through this difficult and emotional process, our Homebuyers’ Road Map, developed in collaboration with the Financial Consumer Agency of Canada, is available online at crea.ca/resources

Can money buy you happiness? Likely not. But a financial plan just may be the ticket – and you don’t have to be rich to have one. The Financial Planning Standards Council, the not-for-profit organization that awards Certified Financial Planner certification, and that is committed to seeing Canadians improve their lives by engaging in financial planning, conducted a study that explored Canadians’ financial planning activities and their levels of emotional and financial well being.

“Financial planning involves a variety of financial strategies, but is ultimately about meeting your life

goals through the proper management of your finances, through both good and tough times in life,” says Cary List, president and CEO, FPSC. Financial planning is not just for the wealthy. The study showed that the connection between one’s level of optimism and peace of mind held true across a wide range of net worth groups. This affirms that there is value of financial planning for everyone – not just the wealthy. So get yourself a financial plan and see what happens. NC

It turns out that those who have comprehensive financial plans report being a lot more optimistic about a wide range of factors related to their emotional and financial well being:

Multiply this figure by the amount you need to borrow.

Divide by 1,000.

Divide by three. This figure is the monthly payment you can afford to make on your condo.

Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice.

(Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

insureD or hiGh-rAtio Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less.

The down payment can be as low as five per cent.

closeD mortGAGe This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

portAble mortGAGe Offers flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home.

This is an attractive option if the rate on the existing mortgage is lower than current rates.
