Canadian condo market remains stable

Although record growth is not predicted in the foreseeable future of the Canadian condo market, the latest Conference Board of Canada condo report released by Genworth Canada says the market is stabilizing.

“As condo starts near past averages and inventories edge closer to demand, we are seeing the condo market stabilize both in terms of the price of existing units and the volume of new construction,” says Robin Wiebe, senior economist at the Centre for Municipal Studies at The Conference Board of Canada.

“Softer prices and positive economic factors continue to make condos an affordable way for Canadians to achieve home ownership.”

In Vancouver, Toronto and Montreal, which have been of particular concern, the Summer 2013 Metropolitan Condo Outlook says growth in population and

employment along with a gradual rise in interest rates are all factors that support a demand for the current supply of inventory. “Whether it’s first-time homebuyers entering home ownership, empty-nesters looking to downsize or professionals seeking a shorter commute, condos appear to remain a popular option for urban Canadians,” says Brian Hurley, chairman and CEO of Genworth Canada.

According to the report, Calgary starts will be hampered in the third quarter by the flooding earlier this year, but as the “youngest” city surveyed, it is expected to see the highest growth in starts and resale volumes in 2014.

Resale prices for condos are expected to rise next year in all eight cities studied, with Calgary showing the largest growth of 3.3 per cent.

success story with its immensely popular Copperfield Park that gave people the opportunity to “Love It, Live It and Afford It,” so it’s not surprising the second chapter – Copperfield Park II – is being equally well received.

In fact, the “response has been amazing and sales are exceeding all expectations,” says Bryan Logel, vice-president of sales and marketing for Brad

Remington Homes, which is creating Copperfield Park II in southeast Calgary on a site just around the corner from Copperfield Park.

“Building I sold out in record time and we’re halfway through Building II; we’re moving along at a pace where we expect to release Building III in October,” he says. “We thought we would be successful, but sales are going far better than we originally planned.”

he City of Calgary has an exciting story to tell, a story of North-West Mounted Police and whiskey traders, of cowboys and outdoor rodeos, of city-wide fires and sandstone mining operations, and much more recently, a story of top awards from leading research institutions and media groups around the globe.

Being born and raised in Calgary, it’s exciting to see my home town be the recipient of such prestigious awards and continue to push the boundaries it’s set for itself over and over again.

Calgary has been named one of the top 10 leading cities in the world for economic development!

The Global Cities report, released by the University of Toronto’s Martin Prosperity Institute in August of 2013, evaluates the “3 Ts of economic development” – Tolerance, Talent and Technology, along with Quality of Place. It placed Calgary as ninth overall.

Here are the three Ts and Quality of Place, as explained by the Martin Prosperity Institute…

Tolerance – Places that are the most accepting of new ideas tend to attract a

skilled workforce from around the world, resulting in more talented, capable workers and technological advances.

Talent – Entrepreneurial, skilled and motivated workers are a key element of economic development.

Technology – Another integral part of economic growth is technology.

Make a Master List This is a stressful time and you’ll feel like your brain is scattered at the best of times. A list made weeks ahead will allow you to organize your thoughts and check items off as you go. Don’t forget to include deadlines as some items need to be done before others.

Make an Inventory List Keep track of valuable items for insurance purposes.

This list will be helpful as you unpack, to ensure you’re not missing anything.

Taking pictures with your smartphone will simplify this process even more!

Get Your New Place Ready Schedule time or hire out for any painting, carpet cleaning, and other minor touch ups to your new place before your moving day.

Any projects you have planned will be easier to complete without boxes and furniture in the way.

Purge Now is the time to say “goodbye” to everything you haven’t used since your last move! Go through your closets, garage and basement, as these areas tend to store long-lost items you’ve forgotten about. Save money and space by purging the excess now.

Parts & Pieces It’s very frustrating to put electronics and disassembled furniture back together with missing parts. Take a picture for reference and then stash all the parts/cords in a Ziploc bag, clearly labeled.

The Essentials Before you get into packing boxes, grab a couple of suitcases and pack the essentials you’ll need to find during the first week in your new home.

Items like clothing, toiletries, and a set of sheets should be set aside so they don’t land on the bottom of a large box!

Miscellaneous Items As you start to pack room-specific boxes, you’ll come across miscellaneous items that don’t belong in any specific room. Set these aside and use them as “filler” for boxes that still have space.

he common property of condominiums is not subject to civic property taxation directly, but pays municipal and school tax through the individual unit owners, who together own the common property. This is an unusual concept, and one that I have often heard wrongly explained, even by sales staff in new condominium show homes!

Here’s how it works: commonproperty improvements increase the taxable value of every condominium owner’s living unit. A condominium corporation may have millions of dollars worth of land, buildings, parking garages, swimming pools, tennis courts and gardens, but those improvements pay no tax directly. The commonproperty improvements increase the market value of every home within the condominium community, and thus the municipal and school taxes paid by each household.

This concept extends across all condominium developments in Alberta, whether they are residential condos of any style, commercial condos, industrial or recreational condominiums. And remember that the word “condominium” itself only describes the type of ownership, not what you own. You need to specify that you own a condo apartment, a condo townhouse, or even a condo single-family home. As well, retailers and small industrial businesses these days can own condominium storefronts within larger buildings, or condominium warehouse and light-industrial bays in industrial parks. And we’ve all heard of condo recreational sites, where you can own the site for your RV within a lake-side vacation condominium development.

But back to residential condominiums, where another property-tax confusion exists. In most jurisdictions – and certainly in Calgary – there is only one residential tax rate. In other words, it doesn’t matter if you own a singlefamily house or a condominium home of any style; the same rate of taxation applies to the tax-assessed value of the home. At present, that tax rate just happens to be approximately one per cent annually of the tax-assessed value.

Let’s review an example: Say you’ve retired and you sell your single-family home for $200,000. You buy a villa-style condominium home on a golf course for $200,000. The civic property tax you pay will be the same, differing only to the extent that property assessments vary as city staff struggle to track changing market values. In both cases, your tax assessment will most likely be somewhat below actual current market values, perhaps in the neighbourhood of $175,000, multiplied by one per cent equals roughly $1,750 per year of tax, no matter if it’s a condominium home or a non-condominium single-family house.

Common-property improvements increase the taxable value of every condominium owner’s living unit.

At this point, we could open up a can of worms by pointing out that some say that condominiums should have a different tax rate from houses – a lower one! They argue (and I agree) that condos generally use civic in-ground services more efficiently than single-family homes, and generate more revenue in proportion to land requiring a variety of services. As well, most cities do not collect garbage from condominium corporations’ private property, which amounts to double taxation – we pay taxes for garbage collection, and then pay a contractor again to actually do the job! But that’s a side issue that will be settled as an ever-increasing number of condominium owners take over the world, so to speak. In the meantime, it’s one tax rate for all residential properties, and condo homeowners pay taxes, while the condo corporation and its assets they own together do not.

ven at the best of times, moving day can be stressful for everyone involved.

Whether you are moving into or out of a condominium, lowrise home or a commercial property, a move involves trucks, boxes, packing materials, workers and a certain amount of organized chaos.

As with any major event, preparation is key. There are certain things to do on moving day to make things go as smoothly as possible.

The first is to be sure to bring your manners with you.

Think of the following tips as moving etiquette: › Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure that the movers park and unload to avoid

blocking anyone else’s driveway or trespassing on other property while items are being carried into or out of your new place. It is important to respect your neighbours’ privacy and property. › If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive. This is a time when people who work the 9-to-5 shift are not at home, and you are less likely to cause them any inconvenience. › Everyone wants to move at the same time, but this can tie up the elevators and make it impossible for residents to come and go, so instead of chaos, the property management will book a block of time for you to move. Book the elevators well in advance – in both the building you are leaving and the building you will be moving into – so that you can have the benefit of arranging your time comfortably. You should also check to see if movers are restricted to using specific doors. Sometimes there are service areas to use for moving so that the rest of the tenants aren’t disturbed or inconvenienced, or to accommodate large, heavy pieces of furniture. › Make arrangements for your pets to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having animals wandering in and out can be dangerous for them and for those carrying your belongings.

Although it is not necessary, offering cool drinks and some snacks is always greatly appreciated. Cold water and pop during the summer, or coffee and hot chocolate in the winter can go a long way to keeping movers refreshed and energized. › Most people wonder about whether to tip movers. Tipping is not compulsory in our industry, so it is totally up to you. If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. Whether or not you tip, you should expect excellent service. › Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave. If anything is left behind, collect it yourself and dispose of it. › As items are moved out of rooms, take advantage of the opportunity to sweep, mop and clean what you can. Think about how you would like to find the place you are moving into and act accordingly. Some people hire cleaners to come in and work their magic before turning in the keys over to the landlord or the new owners. You may even want to check your lease – some leases and tenant agreements stipulate the condition of cleanliness and you don’t want to be sent a bill from your old landlord because you didn’t fulfil your obligations at your old apartment when leaving.

Complementing the “go-to” bin, create a family mail centre to manage paper flow. Create in-boxes for each member of the family.

These can be anything from wall-mounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. Items that need to be signed for school go into a parent’s box.

hether you live alone or have a full house, there’s no reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order, whether it’s your spouse putting the mail and paid bills in the right folders or the kids putting their toys back in the right place. You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to learn to do their part and work together to keep the house in top shape.

Provide a personalized “go-to” bin for each member of the family for things that don’t belong in the room. It

Has your dining room table become a dumping ground? In many homes, seldom-used flat surfaces often become drop zones for mail, books and any other items that don’t have a home. To save your table from becoming a breeding ground for clutter, bring out the china and silverware and set it for a formal dinner. It will be nicer to look at than a mountain of clutter and will actually prevent people from piling their possessions on it.

Leave the house with everything you need Clear a space near your home’s entrance and designate it as a place to corral items each family member must have before leaving the home for the day. For kids, it will serve as home to school permission slips, homework, lunch boxes and library books. For adults, it will hold handbags, briefcases, car keys and dry cleaning. Add a basket for each family member with each person’s name. They can toss their belongings into their basket until they need them again the next morning.

Have a family calendar to keep track of everyone’s activities.

Designate a central location where everyone can see it. Let each family member choose a colour and have each person enter their activities (if they are old enough) on the schedule using their colour.

Preparation Reduce stress and frustration in the mornings by preparing the night before, when you’re not feeling as rushed. Decide what you are going to wear, make sure it’s clean and pressed, and lay it out with any accessories you plan to wear with it. It only takes a few minutes but will save you so much time and aggravation in the morning. Encourage your spouse and children to start this habit too, and enjoy more peaceful morning time.

10 DOs and DON’Ts

ONE OF THE BEST WAYS TO ENSURE your move goes

smoothly is to plan it well in advance. The Canadian Association of Movers (CAM) advises consumers to get an early start, so that they have time to find the best mover – and to prevent their having to hire a rogue mover at the last minute.

Pitfalls to planning poorly or leaving booking until very late are that you risk getting limited choices for movers, unreliable estimates, empty promises and poor service.

Here are 10 tips to help you get a good move: DOs 1 DO hire a reputable mover. Check with your

provincial government, the Better Business Bureau and/ or the Canadian Association of Movers before you contract a mover.

2 DO get three on-site estimates in writing. An in-home estimate is a more accurate estimate – and that means fewer disputes later on, during or after the move.

3 DO validate any estimate that is significantly different from the others. Check the mover’s reputation and validate their affiliations.

4 DO read Industry Canada’s Consumer Checklist for Choosing a Moving Company on CAM’s website, mover.net. CAM has important information on moving for consumers.

5 DO ask how your goods are protected against loss or damage and insured while in transit. You may wish to request additional cargo protection that is based on your valuation of your shipment. And always get it in writing.

DON’Ts 1 DON’T make your decision based on the mover’s

advertisement or salesman’s promises. Glossy ads, slick websites and verbal promises won’t ensure a good move.

2 DON’T make your decision based on the lowest price or the company waiving the tax. Low prices are often altered on moving day with additional fees and only a disreputable mover will avoid collecting tax.

do an over-the-phone estimate.

5 DON’T accept any verbal agreement. A verbal commitment cannot be proven in a dispute.

Always get promises in writing.

You have a responsibility to protect yourself. Find out about your rights and responsibilities. There are consumer protection laws to protect you, but it’s far easier to get a reputable mover than to try and get a remedy after the move.

ecently a popular TV show called Urban Suburban came to Calgary to film episodes for this popular 30-minute reality show. (hgtv.ca/ urbansuburban). Homebuyers were shown six homes with similar price tags – three in a neighbourhood closer to an urban core such as Marda Loop or South Calgary, and compared to three suburban homes in neighbourhoods like Aspen Woods or Riverbend. The appeal of the show rests in arguments made for each lifestyle, and ultimately demonstrating that the further you live from an urban core, the more house you’ll be able purchase. This is the basis for what we know as Urban Land Economics.

MAC Marketing Solutions markets and sells all kinds of real estate – from compact condos to large estate homes, and we’re constantly analyzing the impact that “distance” plays on values. But the definition of distance is becoming less clear as metropolitan centres form all over Calgary. And as technology and transportation infrastructure continue to improve, where urban ends and where suburban starts is beginning to shift. Unlike the ’50s, many new suburban communities are now being designed and approved based on excellent transit systems, so that suburban residents are not necessarily at the mercy of a vehicle. Owning, fuelling, parking, insuring and maintaining a vehicle will add a big cost for those who need to drive daily, not to mention the impact on the environment.

When considering a suburban setting, be sure to find out more about the existing and planned transit in the neighbourhood. Additionally, not everyone needs or wants to work from the office anymore. Telecommuting has provided more flexibility to work from home with an Internet connection and a laptop. For those of us who still need to commute daily, the cost of living further from your workplace needs to be considered when selecting a new home. What are your real costs of living further away? The reality of ever-rising fuel costs and population growth will continue into the foreseeable future. What are the differences in the annual property taxes and the costs to heat each home? What is your time worth? Ultimately, the “trade-off” between more space for higher transportation costs and your time should be calculated out in detail. So, are you urban or suburban? If you are looking for a new home, talk to your realtor about the benefits of living closer to and further from town. Be sure to weigh all the pros and cons, and make the decision that works best for your budget and your lifestyle.

ollowing the huge success of FIRST, FRAM Building Group is preparing to launch its next exciting new condo village in East Village, called Verve.

FRAM Building Group, in partnership with Slokker Real Estate Group and TRICON Capital, is crafting Verve which will be the first of a four-building development at 5th Street and 6th Avenue S.E., offering a mixture of residential, retail and office space.

“We’ve been working on this project for over a year and we’re really excited about launching at the end of October,” says Fred Serrafero, FRAM’s vice-president.

“The most important feature of this project is being on the pedestrian walkway (Riff), which slices at a 45-degree angle across East Village, and we’ve created a real pedestrian setting with our mix of retail, live/work spaces and offices.”

Residents also have great access to local amenities such as the river, St. Patrick’s Island, the National Music Centre and the re-purposed historic Simmons building, that will include a bakery, coffee shop and a second restaurant by the chefs who created Charcut, Serrafero says.

The offering of both residential and retail/office components are aligned with the vision for East Village and FRAM’s vision for creating a pedestrian-friendly neighbourhood where people can live, work, eat, play and entertain.

Being a short walk to downtown and a few blocks from the LRT, means people can enjoy living at Verve without needing their car.

Along with the ground-floor retail space, Verve will have a three-level podium offering approximately 80,000 sq. ft. of

There will also be four or five two-storey Live/ Work suites available that allow people, such as an accountant or artist, to use the first level for their work and live on the second level.

“We offered the Live/Work suites at FIRST and originally thought they would be the last to go, but they sold fast and we already have a list of people interested in these at Verve,” Serrafero says. “We’re also taking what we learned about what worked for Calgary buyers in FIRST and are improving those designs for Verve with a new talented team of architects and designers, we’re really quite excited.”

While finishing details have yet to be finalized, Serrafero says, the interiors will make efficient use of space and offer European styling with clean, modern lines. Buyers can expect fabulous features such as contemporary European-style cabinets, European Energy Star-rated kitchen appliances as well as frontloading washers and dryers, and large balconies with gas line hookups. There will also be storage lockers and underground parking.

announces

New President The Canadian Home Builders’ Association (CHBA) – Alberta is pleased to announce Stephen Amonson of

Ashcroft Master Builder Ltd. in Lethbridge as its new president. The announcement was made at the CHBA – Alberta BUILD 2013 conference in Jasper, Alberta.

Amonson is past president of CHBA Lethbridge Region and served last year as vice-president of CHBA – Alberta. He succeeds David Hooge, president and general manager of Stepper Homes in Calgary.

Mr. Amonson is president and general manager at Ashcroft Master Builder. The Lethbridge company builds 40 to 50 new homes annually and has sales ranging from $12 million to $15 million a year. He has held senior management positions with the Daytona Group of Companies, Homes by Avi Edmonton and Bedrock Homes Edmonton. He is a director on the Board of the Alberta New Home Warranty Program and contributes to his community through involvement in minor sports.

CHBA – Alberta will continue to focus on ensuring that home ownership in the province remains affordable and buyers have access to a wide-range of housing choices, Mr. Amonson says. “Alberta needs affordable and attractive housing or we risk throttling back the economic growth that new investment in the energy sector could bring. The province’s prosperity can only be sustained if we can attract new workers, and these potential newcomers will stay away unless they can find homes. All levels of the government should recognize the link between housing supply and the strength of the economy.”

Residential construction is a major industry in Alberta, with $15.2 billion in investment in 2012.

This year the industry is on track to build more than 33,000 homes.

“Our members have a long and proud history of meeting the demands of a changing marketplace and continuously upgrading the products and services we

offer to consumers. Just one example is home warranties, which Alberta builders led the nation by introducing in 1974. We are happy to see that the provincial government will make home warranties mandatory this year but it’s important to remember that CHBA – Alberta members saw the need for a consumer protection program and offered this service almost four decades earlier,” Mr. Amonson notes.

Calgary homes among the

most affordable in Canada Canadian homes became slightly less affordable

in the second quarter of 2013, according to the latest Housing Trends and Affordability Report from RBC Economics Research.

The good news for Calgary, however, is that homes here remain among the most affordable in the country.

“Homebuyers seemed unfazed by the slight deterioration in affordability – we saw the market regain some momentum in the second quarter with home resales increasing 6.4 per cent,” says Craig Wright, senior vice-president and chief economist, RBC. “Resales should stabilize close to the recent not-too-hot, not-too-cold levels in the near term, barring any further changes in housing policy by the federal government.”

The RBC housing affordability measure captures the proportion of pre-tax household income that would be needed to service the costs of owning a specified category of home at going market values (a rise in the measure represents deterioration in affordability).

During the second quarter of 2013, affordability measures at the national level rose for two of the three categories of homes tracked. RBC’s measure for the standard condominium was unchanged at 27.9 per cent. The measure for the detached bungalow rose 0.3 percentage points and for the standard two-storey home rose 0.4 percentage points to 42.7 per cent and 48.4 per cent, respectively.

RBC’s affordability measures for the province rose between 0.1 and 0.7 percentage points across all housing types in the second quarter; yet, levels still stood below their long-term averages.

For Calgary, specifically, a strong economy, solid labour market, fast-rising population and attractive affordability continue to fuel demand for housing. In the second quarter, the affordability measure for detached bungalows remained unchanged at 33 per cent; for standard two-storey homes it rose slightly, by 0.5 per cent, to 33.6 per cent; and in standard condominiums the measure fell by 0.2 per cent to 19.4 per cent – meaning affordability improved.

What is keeping affordability levels generally manageable for Canada’s homebuyers? RBC says it’s the current exceptionally low interest rates. RBC anticipates that the Bank of Canada will keep its overnight rate unchanged at one per cent through the remainder of 2013 and will gradually begin raising it starting in mid-2014, which should largely mitigate risks of serious deterioration in affordability levels.

› Hand-knotting is the traditional method of creating most Persian or Oriental rugs. These rugs are hand crafted with various complex knotting techniques to leave a dense, soft surface of exposed fibres. The higher the “knot-count,” the denser the weave, and the finer the rug. › Machine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time. Machine knotted rugs better simulate hand-made versions and tend to last longer than tufting. Lastly, woven rugs use looms to interlock the yarns to the backing. The quality will depend completely on the quality of the materials used.

forms since at least the 5th Century BC, and the high-tech carpet industry has been booming for centuries (since 1791, to be precise, when the first woven carpet mill opened in Philadelphia). Lately, hardwood floors (and their look-a-likes) have been the staple in condo design, but now I see rugs in all forms coming back in style to bring the warmth, cosiness and colour that only carpet can provide. They make the perfect complement to wood, so you don’t even have to choose between the two! To achieve this timeless look in your highrise home, here’s my “Magic Carpet” guide:

An organically shaped hide (real or faux) works well for awkwardly shaped rooms, or even as an accent layered over a larger rug.

Tip Ask your rug supplier about treatment options for your favourite rug type. Scotch guarding and similar treatments can increase the durability of your rug, but may also reduce the luxuriousness of the hand feel. Experts can best advise on the right solution for the material in question.

Your Brand New Pad

› Carpet pads are key to extending the life of your rug or carpet, so don’t skip this step. For larger areas, padding should be laid so the seams do not run parallel to any seams in the carpeting. This will prevent buckling and undue wear and tear. › A pad also helps a carpet to lie flatter (especially for larger rugs), and stay in place, so if your rug has a mind of its own, it’s probably only because it doesn’t have the proper support!

Selecting Your Area Rug

The look of an area rug is both classic and contemporary, mixing the crisp sleekness of a wood or stone floor below, with a warm and inviting stretch of carpet on top. Of course, this can often require a double investment. I believe getting the best of both worlds is worth it, so here are a few tips for choosing your area rug the right way: › As a general guide, you should budget the same for your rug and your sofa. Both will take a lot of wear, and be a feature you enjoy every day, so the investment should be about the same. › Area rugs are a great way to bring a splash of colour, pattern and/or texture, which can be moved or replaced seasonally as a way to keep the décor fresh.

Don’t be scared to go bold, as you can always move or temporarily store it later for a change. › If a room has one major seating group, a rug can anchor the seating area, or fill almost the whole room. › Your area rug should reach the furniture it’s grouping together, rather than float in the middle. Get a size big enough to at least tuck under the front legs of sofas and chairs.

› A dining room rug should anchor the dining chairs even when they have people sitting in them (usually about two ft. from the edge of the table). › Rugs tend to come in standard sizes, so you can measure your space in advance and have a pretty good idea of what to look for. Very common: 4’x6’, 5’x7’,6’x9’, 8’x10’, 9’x12’, 12’x14’.

Carpet Tiles

› If you want to avoid investing in some temporary accommodations, or you’re simply worried about a sudden spill or animal attack taking the value out of a good investment, carpet tiles from companies like FLOR will create either a wall-to-wall or area solution of virtually any shape and size space, which you can then or replace any time you like. I have the Hide and Batik tiles in my own design studio (in grey). › I recommend buying a few extra tiles beyond what you need. You’ll have spares for replacements, and if you want to move the rug to a new room (or new home) you can size it up easily.

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow.

Divide by 1,000.

Divide by three. This figure is the monthly payment you can afford to make on your condo.

Add to this your estimated monthly heating costs and monthly property taxes.

Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice.

(Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate.

If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies.

The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

All mortgages are of two basic types:

Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less.

Buyer has to pay 25 per cent down.

A conventional mortgage cannot exceed 75 per cent of the value of the property.

Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

insureD or hiGh-rAtio Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less.

The down payment can be as low as five per cent.

closeD mortGAGe This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

portAble mortGAGe Offers flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home.

This is an attractive option if the rate on the existing mortgage is lower than current rates.
