Solid investment decisions begin at home
I
s there a positive to buying a new home in our current economic climate? You bet there is. When you buy from a new-home builder, your investment is backed by a strong warranty program. It protects your deposit before the home is built and it offers protection against defects in work and materials, unauthorized substitutions and delayed closings or occupancies after the home is constructed. What are the other positives of buying a new home? New housing prices are extremely competitive at this time and interest rates are low. If you think posted rates look good, ask your bank or mortgage broker if they can do better. While no one can guarantee what their home will be worth in the next 10 or 20 years, ask a recent new-home buyer what the value of their home is now. Chances are you will see them smile. There has been a steady increase in the price of new homes, especially in communities with new amenities such as schools, shopping and transit. There are no rules about what exactly a builder or sales representative must tell you about your prospective new neighbourhood, so do some homework of your own and investigate the area. The media often stresses the negative side of the story. It’s time to make solid investment decisions, and look beyond the doom and gloom. Investigate how you can make Canada’s economic environment work for you. Happy new-home hunting!

Choose your mover wisely
For this important part of the homebuying process, take the time to do proper research
F
ar too many people, it seems, have a moving horror story. Not just tales of damaged possessions, delayed deliveries or unavailable trucks, but far worse instances of outright crime. Moving company ripoffs, in fact, are one of the top scams monitored by the Better Business Bureau (BBB). After saving for a down payment, paying lawyer’s fees and other costs associated with buying a home, who can blame buyers for wanting to save a few bucks on the one area they likely feel they can tackle themselves, or by hiring a discount mover to do the job on the cheap. The problem with the latter choice, especially, is the high risk you run in being victim to the various schemes employed by unscrupulous moving companies. To protect yourself, the Canadian Association of Movers, which holds members to a strict code of ethics, urges consumers to research prospective moving firms: contact the CMA for checklists and referrals, as well as other sources such as Industry Canada and the BBB. Moving into a new home should be an exciting and celebratory experience. Ensure it remains that way by not cutting corners on this last important step.

wo distinctive and equally gorgeous showhomes are capturing the imaginations of new-home buyers and proving to be a huge hit in Chaparral Valley in southeast Calgary. Crafted by Innovations by Jayman the two showhomes – AZUL and NUVIS – are among 10 models available in the community that are being so well received “that we sold out Phase 3 in record time and have launched Phase 4, which is on a quiet culde-sac close to the playground and toboggan hill with quick access to Fish Creek Park,” says area manager Ashley Noer. “People love the homes because of the size, open floorplans and the price – they start from the $352,000s including lot, GST and a front attached garage, so they are really a great value,” Noer says. Among the 10 models, four have double attached garages – a new offering for Phase 4 and 5, Noer says. Phase 4 also offers a variety of lots and homes available for quick possessions. “We’re also excited that we’ll have new showhomes opening at the end of September, and we hope Phase 5 will launch later this year or early 2014,” she says, noting the last phase of the community has just been serviced, so there are limited opportunities remaining.

Kids Cancer Care RECENTLY announced a $750,000 GIFT FROM
Jayman to its Camp Kindle Capital Campaign. Jayman employees followed the announcement with Jayman Style entertainment for the kids by performing the popular Gangnam Style dance. As part of the gift announcement, Kids Cancer Care officially unveiled and named the dining hall at Camp Kindle the Jayman Lodge with a ribbon-cutting by Jayman president Graham Boyce, Christine McIver of Kids Cancer Care and a handful of kids. “We’re so grateful for Jayman’s gift,” said Christine McIver, founder and chief executive officer of Kids Cancer Care. “Not only for the donation, which is truly wonderful and so needed, but for the spirit in which they made the gift. The kids were ecstatic to see them do the Jayman Style dance. Now, every time, the kids eat a meal in the Jayman Lodge, they’ll remember this big-hearted builder and his employees giving their all with major gift and a Gangnam Style dance. It was priceless.” “The philosophies and guidelines of the Kids Cancer Care Foundation of Alberta camp programs are aimed at creating a strong, caring community. This directly aligns with one of our main pillars of community support,” said Graham Boyce, president of Jayman. “It is also important to us that each community initiative allows us to engage our staff, and we certainly have this opportunity with the camp. To see the positive impact the camp has on kids with cancer and their families, and in turn to see the kids inspiring impact on our Jayman family, makes us feel truly fortunate and honored to be part of this program.” Kids Cancer Care purchased Camp Kindle in 2009 for $2.2 million, knowing it would require upgrades and renovations to make it suitable for children affected by cancer. The foundation embarked on an $8-million fundraising campaign in 2011 to carry-out the renovations, which included a new medical centre, two camper dorms, dining hall, volunteer lodge, ropes and challenge course, climbing wall and swimming pool. with a team of trusted professionals – a mortgage broker, lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example, which admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned – unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms – including large, wellknown companies and smaller, independent ones – I selected a moving company based in the location where the pick-up was to take place. Drop-off would be about 100 kilometres away. We agreed on price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate – $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually perform the move the next morning, and apparently passed it off to another firm.

With that, the sordid tale ended. The job not complete, left for us to move the furniture indoors, now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” says John Levi, president of the Canadian Association of Movers (CAM). CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fi x a bad situation after-the-fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Make sure you take the proper steps – and the time – to protect yourself.

New Discovery Series Morrison homes is pleased to announce the rebranding of Discovery Homes – its time-honoured starter home division. Models previously offered under the stand-alone Discovery brand will be recognized as the Discovery Series under the Morrison Homes brand. “With a rich 50-year history, the Morrison brand has come to reflect our founder, Frank Morrison’s humble devotion to quality and customer experience,” says Sam Hudson, director of marketing for Morrison Homes. “Rebranding our Discovery models as part of the Morrison line is a way for us to say that all our homes – including our starter product – share equally in that great legacy and enduring commitment.” Discovery Homes was started in 1996 as a division of Morrison Homes. Homes that were built under that name can be found most recently in Calgary’s top communities such as Auburn Bay, Cranston, Nolan Hill, Sage Hill and EvansRidge. The rebrand dovetails with the release of five new starter models, offering more interior space, contemporary design and floorplan features more likely found in front garage homes. “The objective was to blend modern design trends with every-day practicality,” Hudson says. “These homes will especially appeal to young couples or families that are looking for more space to enhance their lifestyle – through features like bonus rooms and larger back entries – at a price point that fits their budget.” A soft launch of the Discovery Series took place at showhome openings of two of these models in EvansRidge on June 29, 2013, with the complete rebrand coinciding with the showhome openings of four new models in Cranston on September 7th.

Ways to keep your home safe while on holidays Q: My family is looking for a new home and we want to make sure it is energy efficient. What should we be looking for? A: “With changes in building codes over the years, new homes today are much more energy-efficient than they were even 10 years ago,” says Ron Heggs, director of special projects at Shane Homes. “Instead of 2 x 4 walls and R12 insulation, today we use 2 x 6 walls and R20 and now we blow in insulation in the attic that is R36, R48 even R56. Therefore the R values are going up to make homes even warmer and more comfortable. “In the days of old, builders never used to insulate exterior walls in the basement, now we do and we have many different types of insulation being used throughout the house from fibreglass, to blown in, to spray foam and more.” While many builders exceed the code, there is still more you can do to increase the efficiency, he says, such as adding a higher efficiency furnace with variable speed blower or zone controls to help reduce gas consumption and a heat recovery ventilating system that will warm cool air coming into the home, as well as adding comfort. You can also add a more efficient domestic hot water tank or a

One of the best ways to ensure your move goes smoothly is to plan it well in advance. The Canadian Association of Movers (CAM) stresses consumers get an early start, giving them time to find the best mover – and to ensure they don’t get caught hiring a rogue mover at the last minute. Here are 10 tips for a smooth move:
DOs 1. DO hire a reputable mover. Check with your
provincial government, the Better Business Bureau and/or CAM before you contract a mover. 2. DO get three on-site estimates – in writing. An in-home estimate is a more accurate estimate – and that means fewer disputes later on, during or after the move.

Adding a drain water heat recovery pipe helps warm water coming into the home, and you could also put in a hot water recirculating pump that can help with efficiency. “Windows in older homes are typically single pane aluminum sliders, but in today’s homes you have double- or triple-glaze windows and there are solar shield and solar gain windows, all of which improve efficiency,” Heggs says. Some additional ways to increase energy efficiency include, choosing Energy Star rated appliances and adding products such as LED lighting, low flush or low flow toilets, low flow showerheads, and installing a humidifier that recovers its own excess water. “There is so much you can do when it comes to increasing energy efficiency including adding things like solar panels,” Heggs says. “It’s a good idea to sit down with your builder to identify what the standard specifications are and discuss various options – it really comes down to choices, costs and what you feel you can afford to do.”
3. DO validate any estimate that is significantly different from the others. Check the mover’s reputation and validate their affiliations.
4. DO read Industry Canada’s Consumer Checklist for Choosing a Moving Company on CAM’s website, mover.net
5. DO ask how your goods are protected against loss or damage and
insured while in transit. You may want additional cargo protection, depending on your valuation of your shipment. And get it in writing.
DON’Ts 1. DON’T make your decision based on the mover’s advertisement or
salesman’s promises. Glossy ads, slick websites and verbal promises won’t ensure a good move. Always get promises in writing. 2. DON’T make your decision based on the lowest price or the company waiving the tax. Low prices are often altered on moving day with additional fees and only a disreputable mover will avoid collecting tax. 3. DON’T allow any company to do an over-the-phone estimate. A phone estimate is not binding unless it is followed up in writing and is often unreliable because the mover does not have all of the necessary information. 4. DON’T accept the references a company provides at face value. References can be a marketing strategy so they should not be your deciding factor. 5. DON’T accept any verbal agreement. A verbal commitment cannot be proven in a dispute. Always get promises in writing. You have a responsibility to protect yourself. Find out about your rights and responsibilities. There are consumer protection laws to protect you, but it’s far easier to get a reputable mover than to try and get a remedy after the move.

A
vibrant new semi-detached home design that offers stylish urban living at an affordable price point is being crafted by Cardel Homes for the inner city. “We’re really excited to be offering an inner-city product of this type for the first time,” says Mike Selinger, vice-president sales and marketing. “We’ve had calls from clients over the years asking us to build them an inner city infill, but the timing wasn’t quite right given our commitments to our suburban communities. “Given the challenges, we are currently seeing with new suburban developments, we thought it was a good time to look at the inner city and if we were going to build there, we wanted to craft homes that gave buyers really good value with great specifications at an affordable price point staying around the $750,000 to $825,000 range,” Selinger says. “We think these homes are a great option for people who are looking for that established neighbourhood lifestyle closer to their work downtown,” he says, while still enjoying the fine features and space they are accustom to in their larger suburbia single-family home. 34 New home Guide | aug 16 - sep 13, 2013
Cardel chose the communities of Altadore, Killarney and Richmond and is building 12 of these newly designed semi-detached homes as part of the Solstice Series. “We launched sales on the homes in April and have sold three already – two in Altadore, and another in Killarney. “The selling prices ranged from the high $700,000s to the low $800,000s, so we think the price is right and we received very good comments from the customers on the design, value and location,” Selinger says. The remaining nine homes are in Killarney and Richmond and are all under construction with seven of them ready for occupancy this year and the remaining two in early 2014. The prices for the homes start at $759,900 including lot and GST, and there are four floorplans to choose from ranging from 1,852 to 1,914 sq. ft. All the homes come with finished basements, raising the total living space to more than 2,600 sq. ft. and a double detached garage. All the homes are two-storey designs with three bedrooms upstairs, two-and-a-half bathrooms, an upstairs laundry room and a main floor flex room ideal for a home office, den or even a formal dining room. “We decided to standardize basement development because of the market demand for the additional living space,” Selinger says, noting the basement includes an additional bedroom, full bathroom and expansive rec room. “The homes present either a traditional or modern architectural exterior style to suit the different tastes of buyers and the exterior and interior colours have been chosen by our professional design staff,” he says.

Buyers will appreciate the high standard specifications that include nine-ft. ceilings on the main and in the basement, upgraded engineered hardwood and tile floors, granite countertops, full-height tile backsplash, upgraded stainless steel appliances, gas fireplace, skylights and luxury ensuites with dual sinks and walk-in showers. The exteriors include fenced yards and landscaping with sod and trees front and back, and the rear double detached garage. “We’re excited about the opening of a showhome coming soon in Killarney, which will be open weekends only to start,” Selinger says, so watch for announcements on the location and times. The Canadian home builders’ Association - Alberta (CHBA - Alberta) has announced the finalists for the 2013 CHBA - Alberta Awards of Excellence in Housing. White Eagle Homes leads the competition with seven finalists and Homes by Avi follows with five finalists. Jayman MasterBUILT has four finalists while Ackard Contractors, Carrington Communities, Douglas Homes and Landmark Group of Builders have three finalists each. This year, Edmonton region leads the competition with 36 finalists, close behind is Calgary region with 24 finalists, Central Alberta has three finalists and Lethbridge and Medicine Hat each have two finalists. The CHBA - Alberta Awards of Excellence in Housing, presented by RBC Royal Bank, honour the top builders and renovators from across the province during a special ceremony on Sept. 13 in Jasper as part of the BUILD 2013 CHBA - Alberta Conference. WHY USE A

For years, people wishing to purchase or refinance a home have always gone to the same place – their bank. Is this the best option for everyone? Not necessarily, but it is the one option that most people have been aware of, or felt obligated to use... perhaps until now. In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability and excellent credit. So why exactly should you contact a mortgage broker?
Firstly (and probably the biggest reason for most clients) – rate, rate, rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. And the best part – it doesn’t cost you a thing. There is no charge for our service and no negotiation is required. Just remember, even a 0.25-per-cent lower rate can save you thousands of dollars over the course of your term in interest. Secondly, you have more lenders and options to choose from. When you go to your bank, you have access to only their suite of mortgage products to choose from. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so we have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something such as better
prepayment privileges may be a reason for choosing one institution over another. Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank and then you are told that they can’t see you for a week or so because they are already “booked up” with appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and/or email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply. Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your banks’ criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation. Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by
1,000.

Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. Open mortgage: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. Closed mortgage: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. Portable mortgage: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
