Home-building industry celebrates its finest with

SAM Awards by heather ryan

It was a nIght fIlled wIth excItement and a number

of new and previous winners as members of the Canadian Home Builders Association – Calgary Region gathered at the Telus Convention Centre to see the industry’s finest take home top honours at the 25th Annual SAM (Sales and Marketing) Awards on April 14. This year’s gala event saw more than 1,600 people attend and join in recognizing the outstanding achievements by the home-building industry from builders to renovators. This year, there was a record 745 entrants competing to take home 59 awards. “The competition this year was extremely tight,” says Shane Wenzel, chairman of the SAM Awards committee, in a news release. “The awards were hard-fought and the winners and finalists are, truly, the best-of-the-best that the residential construction industry in the Calgary region has to offer.” “Congratulations to all the Grand SAM winners,” says Wendy Going, vice-chairman of the SAMs in the same release. “It’s great to see some new companies on the podium, as well as some who have won in the past. They are truly deserving of the recognition.”

Ultimate Renovations earned the Grand SAM award for Renovator of the Year for the eighth time and also won two other Renovator Awards: Best Kitchen Renovation – up to $99,999 (it was also a finalist in this category); and Best Bathroom/Ensuite Renovation. The longtime renovator was also a finalist in three other Renovator Awards categories: Best Home Renovation (with Addition); Best Home Renovation (without Addition); and Best Kitchen Renovation –$100,000 and over. “We’re thrilled and honoured to be chosen as the Renovator of the Year for the eighth time,” says Ultimate Renovations president Danny Ritchie. “It felt great to win this one even more so than our earlier ones because the competition was so strong this year. “It made for a tight race – our competitor had two awards, we had two awards – it was a nail-biter,” he says, “we really didn’t know how it would go, so that moment when they call your name it’s just such a thrill. “We came away with three awards out of a possible seven so we’re very pleased with that – it takes a great team to make that happen,” Ritchie says.

algarians love a beautiful bathroom. Clean, streamlined, spacious and well-organized - these are the ideals. We’ve come a long way from the outhouse! Since the 1920s when the American building code required all new homes to have indoor toilets, we’ve continued the evolution of the bathroom by combining all manner of personal hygiene and grooming within one room. Simultaneously, the look of the bathroom, styles and trends, and incorporating the ancient spa ambiance, has transformed the least important stylish room in the house to being a key feature in housing resale and increased equity of the home. A great bathroom helps sell a house.

Many Calgarians looking to continue the revitalization of their own bathrooms opt to remove excessive amounts of tubs in the home, choosing instead to have one spa-like soaker tub, a 3 x 6 ft or 4 x 6 ft tub with white gloss tile surround, and an elegant double shower in the ensuite. The classic crisp look combined with earth tones remains strong. Lying beneath the large 18 x 18 ft marble, travertine, or porcelain tiles is in-floor heating, now becoming standard in most renovations. The efficiency and ease of installing in-floor heating results in the extreme pleasure of stepping onto a warm floor in January. “With imports from around the world, tile selection for bathroom beauty, practicality, and elegance is considerable,” says Luke MacElwain, manager, City Tile. The desire for a light-filled open space has also increased the trend of warm earth-tone colours, and making larger windows from existing windows. Strategically placed lighting, and much of it, is prevalent. “Pot-lights are hugely popular, especially in the larger double showers,” says Frank Gordon-Cooper, owner, Kurmak Architectural Design Consultants. Providing flashes of colour in the room are feature walls behind the vanity which ties the room together. As well, consideration of water economy and environmental products are central to the modern

progression of the washroom. Since the bathroom is such a moist atmosphere, revolutionary water-proofing products are hitting the market, alongside more water efficient shower-heads and faucets. “These water-proof products will extend the life of the bathroom significantly,” says GordonCooper. “And when considering the purchase of a sink, be aware that environmentally sustainable sinks can also be purchased from Bali and Beyond, made from petrified wood to river rock; these natural organic pieces will last forever,” says MacElwain.

THE BATHROOM IS THE SMALLEST ROOM IN THE HOUSE

and it is often the most untidy and cluttered room too. Probably because of the amount of skin and hair care products we all seem to need, not to mention the perfumes and colognes and other absolute essentials like tooth brushes and paste. Most if which are not “pretty” to look at especially when they are all competing for space on top of the vanity. Then we look down at the floor only to see the tiny garbage bin, toilet brush, extra toilet paper, the dreaded weigh scale and a basket of magazines with a book of trivia actually printed to appeal to those “bathroom readers”. Curiously, no one admits to having purchased this particular volume of miscellaneous knowledge but received it as a gift.

Storing all of these precious items can be difficult in a small space. Luckily there are many options available as far as small scale, ready-made cabinetry at stores like HomeSense and home improvement stores. It is totally feasible to match your existing décor with a beautiful small cabinet that fits neatly in the corner. If there is no room to add an additional storage cabinet, consider consolidating the products into groups. For example all the hair products sharing the same lovely container and being kept under the cabinet to be brought out when needed and replaced back underneath the cabinet when you are done. Ideally each storage box or container would be the same size and have a lid so the boxes may be stacked and stored easily. This takes some adjustments but it is very effective


MATCHING TOWELS ARE A LUXURY THAT EVERYONE SHOULD HAVE. SAVE THE BEACH TOWELS FOR THE BEACH. FLUFFY, THICK TOWELS ARE FANTASTIC AND VERY AFFORDABLE. because you know where everything is. As for the floor items, if the garbage bin is really needed ensure it has a lid. Apply the same rule for the laundry bin. There are many “pretty” and affordable styles of both of these in every store that sells home accessories so there is no excuse for using an ice cream bucket as the garbage and an old, broken wicker basket for laundry. Hopefully there is room under the now very organized cabinets to fit the bathroom scale and the extra toilet paper. Preferably the magazines are stored in the vanity as well. Matching towels are a luxury that everyone should have. Save the beach towels for the beach. Fluffy, thick towels are fantastic and very affordable. They are available in sets at stores like HomeSense at great prices. Matching or coordinating the towels to the shower curtain is essential. I actually prefer all white towels and shower curtain but understand the need for a little colour if june - july 2012 home décor and renovations 25

there are small children in the house. Be careful when choosing anything with a pattern in the bathroom because it can look very busy in a small space. Solid fabrics are calmer and the bathroom should definitely be a peaceful place. Room fresheners are great for the bathroom. Reed diffusers are so easy to find and most look very pretty sitting on the vanity. These are lovely little bottles that contain a specific essential oil and/or perfume into which thin reeds are arranged. They last for a long time and the scent is usually very subtle and not at all overwhelming like some of those plug-in room fresheners are. If there is a plain, unframed mirror over the vanity or sink it is a very easy project to have trim added to frame the mirror. Wood trim can be purchased and cut at your local home improvement store, check the measurements at least twice. If there is no visible wall to nail the trim into, make sure you purchase the right adhesive to glue it to the surface of the mirror. This is also the best room to play with paint colour. Selecting a bright or dark colour that you have always liked can be really fun and it quick and easy to paint. The most important consideration when choosing a paint colour is that you look great wearing it because every time you look in the mirror you will be surrounded by it. I had a reader recently ask what takes precedence; the national building code, the provincial building code, or the municipal building code when it comes to a home construction project.

A

The National Building Code (NBC) is re-drafted every five years based on new research, technologies, and building techniques that have arisen since the last NBC was issued. There is a tremendous amount of research, consultation and testing performed by the federal government leading up to the release of the “new” NBC. Each province then takes the NBC and uses it as a template to develop their own provincial building codes. Most provinces, including Alberta, adopt 95% of the NBC as-is but then do make a few slight changes to address regional discrepancies and needs (such as different wind and snow loads in throughout the province.) The Alberta government follows a similar process to the federal government in regards to research, testing and consultation, and usually releases a “new” Alberta Building Code (ABC) within two years after having received the “new” NBC. Municipalities in Alberta do not have their own municipal building code and in fact, the only city in Canada that comes to mind that does have its own code is Vancouver. Alberta municipalities do develop reference documents such as best practices guidelines and land use bylaws for their city, however these things need to comply with the existing ABC. Land developers and home builders also develop reference documents such as development and architectural control guidelines but again, these must all comply with the ABC. So generally speaking, the ABC takes precedence in Alberta, defaulting to information in the NBC on any topics that aren’t covered in the provincial building code. It’s also important to note the Alberta government regularly releases documents called STANDATA’s that provide province-wide variances and interpretations to the existing ABC to correct errors, omissions and necessary changes.

Courtyards

uniting the natural environment with our living space by jackie swartz courtyards are a fantastic way to describe an outdoor living

space. Courtyards are aesthetically pleasing as well as reflecting the beauty of the surrounding environment. A courtyard can transform the shape of your surroundings and add value to your home. Courtyards can be built directly off the home structure or be created as an entity unto itself. Courtyards pleasantly connect your home to the natural surroundings enhancing the everyday enjoyment of relaxation, entertaining or simple solitude. They also give you a sense of privacy and relaxation. The beauty of this contained space is that is still enables one to enjoy privacy without sacrificing the pleasure of seeing cerulean skies. A courtyard area can be surrounded by natural stone, concrete stone, wrought iron fencing or a combination of these things. Historically, stated in the ‘Wikipedia encyclopedia’, the earliest known courtyards were built in Iran and China and date back as far as 3000 BC. Nowadays, courtyards are becoming trendier, mainly because people want peacefulness and privacy. Courtyards can serve many purposes including an outdoor cooking area, a fireplace area, an outdoor hot tub area or an area that is used just for relaxing and reading. Many people entertain in their courtyard area and use comfortable outdoor furniture. You can also add outdoor lighting, containers filled with colourful flowers, a water feature or you can add a garden bed to the outside of the courtyard for additional privacy and aesthetics. To construct a courtyard that expresses your personality, and meets your visual

requirements and saves you money, a well thought out design plan is necessary. A good quality design plan will include size and shape and will incorporate features such as entry way, pillars, lighting, seating arrangement, water feature, fire place, plant material, and statuary. Before building a courtyard, you need to determine what size you will need. For example; if you entertain around 4-6 persons and would also like to have an outdoor fireplace as well, then you would need a minimum area of 10’ x 10’ square or 12’ x 12’ round. Add an extra foot if you are building a surrounding wall. Pillars are usually a minimum 20” x 20” and up to 2’ x 2’. When you build your courtyard wall around your patio, take into consideration the size of the block and how much space you will lose on each side of your patio. After your courtyard wall is built, you can also install a wrought iron or wood fencing on top of the wall. Another way to build a wall is to begin with the pillars and build a wood or iron fence in-between the pillars. This procedure will give you a more airy feeling and not so concrete look. Courtyards can differ in all shapes and sizes and they can be formal or informal. A formal courtyard will be symmetrical where an informal courtyard will be asymmetrical. Once you have decided what the purpose is of your courtyard and how you will be using it, then you will be able to decide the look or theme that you would like to have. Some courtyards will have natural stone flooring while others will have cobblestone flooring. Just like garden design, courtyards have a design-style as well, such as Roman, Islamic, Medieval, Renaissance, Japanese, Colonial, Arts & Crafts, Latin,


English, and Contemporary. Among the myriad of styles to choose from one may discern what genre would be most appropriate by viewing pictures in various magazines thereby making an aesthetic choice that is most appropriate. A good way to initiate the design of your courtyard would be by obtaining a piece of art work or statuary that inspires and fosters making a choice that will best reflect your space. After choosing your feature piece you will be ready to personalize what the courtyard space will actually look like. For example, some courtyards are constructed out of manufactured stone that resembles an old world appearance. To soften this look a garden bed would be installed around the perimeter of the courtyard. There are many types of stone available. For example, Alan Block courtyard stone is really appealing because of its versatility and ease of building. The blocks are manufactured and are made of a high-quality concrete that are easy to assemble and long-lasting. There are several colours available to accent your home. The courtyard collection stone includes two distinctive wall textures. It is available in a classic look (also known as ‘Courtyard’) or an aged, old-word appearance that captures the rustic look of hand-laid stone (also known as ‘Old Country Courtyard’). The Alan Block courtyard stone can be built surrounding and existing brick or concrete patio. Courtyards can be square or round shaped. If you plan to build a square courtyard, you may want to soften the linear lines inside of the courtyard by building a circular patio in the center. Also, you can ad pillars to your courtyard. The pillars can have capstones, low voltage lights or planting containers on top of them. Another high-quality manufactured stone is from Expocrete Concrete Products Ltd. They also sell a courtyard stone. It’s called StackStone and it is a tapered garden stone that is self-aligning with a structural interlock. Both sides of the stone are rock faced to give freestanding walls an attractive appearance from any angle. This product gives you everything you need to make straight walls, curves and corners. Maximum allowable height is (0.61 m) 2.0 ft., however, pillars can go as high as (1 m) 3’3”. Expocrete has another stone for courtyards called RomanStack stone. It has an aged appearance resembling real stone. RomanStack is manufactured by putting a typical StackStone unit through a specialized process that rounds off the edges and corners, and gouges the face. This gives the wall a worn cobble appearance that looks like real stone, not concrete. Maximum allowable height is (0.61 m) 2.0 feet, however, pillars can go as high as (1 m) 3’3”. Courtyards can be used in the front and back yard of a house. Many homes already have poured concrete patios that are underneath a raised deck in the back yard. You can build a courtyard as an extension off your poured concrete patio. Your new patio inside the courtyard does not have to be poured concrete as well. You can build a brick patio that joins to your existing concrete patio and will look just like an added extension. The courtyard can be round or square. If you have a small back yard and need that space for children, then building a courtyard in the front yard would be more practical. Courtyards have many benefits. The most notable elements of a courtyard are privacy, relaxation and a great place for entertaining. Surrounding yourself with traditional stone walls creates a peaceful setting and a place for contemplation. Another great asset is that courtyards inspire one to spend more time outdoors especially if you incorporate gardening in your courtyard. Courtyards add grace and beauty while uniting the sacredness of natural space with our living area adding value to both our home and lives.

Most housing conversations these days usually

touch on one of these three topics – the growth of the housing market, the cost of buying a home and the market shift towards the condo. But here’s what you don’t expect to hear around the water cooler – the resurgence in the home renovation industry. While residential renovation has been overshadowed by the new home and resale headlines, it remains an integral part of our economy as a $66-billion industry that accounts for 56 per cent of all residential construction investment. How’s that for attention-grabbing? Earlier this year, I wrote about the success of the ecoEnergy Retrofit program, which provided homeowners with an incentive of up to $5,000 to upgrade the existing housing stock across Canada with things like energy-efficient windows, furnaces and more. The number of homeowners that took advantage of the incentive hit 250,000 nationwide, despite the harsh economic conditions of 2008 – 2009. In a recent analysis of the Homeowner Renovation Tax Credit (HRTC), which was introduced in the 2009 federal budget and expired in January 2010, about three million homeowners took advantage of that incentive. It resulted in an 18 per cent increase in renovation spending for the duration of the program, eventually carrying over into the following year. While home renovation dipped following the end of the HRTC, I think it can be credited with the 2011 resurgence of the renovation industry, which experts believe is now back on track with an expected growth rate of approximately four per cent over the next few years. A contributing factor would, of course, be a permanent renovation tax credit. The provinces seem to be working on something of the sort. Earlier this April, a new B.C. Seniors’ Home Renovation Tax Credit became available to help with the cost of permanent home renovations so that British Columbians aged 65 and over will have the flexibility to remain in their own homes longer. The refundable credit will be worth up to $1,000 each year, and it will be available to seniors or family members sharing their home, regardless of whether they own or rent. 36 home décor and renovations june - july 2012

In Ontario, a Healthy Homes Renovation Tax Credit was proposed earlier this year. The program, a permanent, refundable tax credit, would be worth up to $1,500 each year, calculated as 15 per cent of up to $10,000 in eligible home renovation expenses that would improve the lifestyle of senior homeowners in Canada. In any case, with a government incentive or not, my advice is to seek out the help of a professional contractor. That’s where the national RenoMark program comes in. Originally launched by BILD in the GTA in 2001, RenoMark has rapidly grown to 32 markets across seven provinces, becoming a highly respected brand of professional renovators who abide by a national Code of Ethics, as well as a renovation-specific Code of Conduct. The latter specifies that the contractor will provide the homeowner with a detailed written contract, offer a minimum two-year warranty, carry a minimum $2 million in liability insurance and hold all applicable licences and certificates. Simply visit renomark.ca to see if a Renomark program is administered in your geographical area, then use the “Find a Renovator” tool. With the way the renovation industry is going, professional renovators are in high demand, so be sure to give yourself some time. Don’t expect to find the right contractor a mere month before you start your project. Much like buying a home, a renovation is one of the biggest investments you’ll ever make. Take your time to make sure the person you hire for the job is one that’s right for you.

rom humble beginnings to winning Calgary’s Grand SAM Award for Renovator of the Year an amazing eight times, including its most recent on April 14, Danny Ritchie has crafted the ultimate renovation company. The president of Ultimate Renovations says the company began in 1979 with two people working out of a garage in Edmonton doing window cladding before branching into exterior renovations. He evenutally moved on to work with other contractors, but soon decided to start his own company where customers “were referred to by name not a number, and be a renovator that would listen to their wishes and dreams, and give them the care and attention they deserve.” Since establishing Kurmak Builders in 2001, Gordon-Cooper has been doing exactly that. The award-winning renovator and custom home builder, who works on about 12 to 15 projects a year, has become known for crafting quality projects that meet or exceed their clients’ expectations.


“I think we provide good quality, longstanding service,” Gordon-Cooper says. “We’re really handson working with customers from design to finish, co-ordinating the work, and we have policies in place that at each stage we check to ensure the work is done to our satisfaction, to ensure the quality is there and to get the results we want. “If we make mistakes we’ll step up and make it right even two years after the job is complete,” Gordon-Cooper says, adding that all his trades people and suppliers, which he’s been working with for at least five years, “have the same overall philosophy – I know I’m going to get the quality of work I want and if I don’t I know they will redo it.” He also draws on his extensive experience when quoting on projects, examining every detail so customers aren’t hit with unexpected costs during the renovation. “We try to do everything to eliminate surprises and eliminate risks, and we find at the end of the day we’re below or on budget unless the customer has requested a change order.” Kurmak has completed many successful projects over the years including its most successful to date to a 1950s bungalow in Britannia that won the Best Home Renovation (With Addition) Award at the 2010 SAM Awards. The company renovated about 50 per cent of the main floor, including popping out the roof in the kitchen to add height and skylights for a stunning design, and crafted a new master bedroom with ensuite in a 200 sq. ft. addition to the rear of the home. The renovator has become a two-time finalist for a SAM Award this year in the Best Bathroom/ Ensuite Renovation category. Sheila can also take a photo of a customer’s window or do a drawing of it, and using a specialized computer program they can create a rendering of the valances and draperies the customer is considering. “This gives the client a visual of what the design and colour will look like on the window prior to purchase,” she says. The store offers a wide selection and carries a full line of Hunter Douglas and Shade-O-Matic window fashions, as well as a few other brands, to meet a variety of people’s budgets, along with blinds, shades, shutters, cornices, custom draperies, decorative drapery rods fabrics and wallpaper. There are so many plumbing parts in the way that it often becomes a dead zone. Fortunately there are a number of options that make the space under the sink much more useful. •One of the best solutions is the sink drawer cabinet. Drawers are designed in a U shape to allow for clearance of plumbing fixtures. The wings of the drawers are ideal for storing and organizing cleaning products. It’s a great way to keep the sink cabinet clutter free and optimize usability. •If you don’t have enough space for drawers, you might want to consider a door mount wood storage unit. It is made of birch hardwood with a UV-cured clear finish. The bottom rack is ideal for storing detergent bottles and the top tray is perfect spot for dish clothes and abrasive pads. •An SOS tray is another great solution for the sink area. Adding a flip down SOS tray behind the false front of a sink cabinet, allows for storage and easy access to scrubs and brushes, while keeping them out of site. The plastic tray is removable for cleaning. •The sink cabinet is also an ideal place for a waste bin. There are several options for door mounted and pull-out waste centers.

I’ve seen lots of kitchens that have a microwave in the base cabinet. How convenient and practical is it? It is common to see a built-in microwave in the kitchen and becoming more popular to install in the lower cabin. Traditionally, it is considered to be the most convenient to operate when it’s installed at chest height, typically 48 inches to 54 inches from the floor. However, it can be changed depending on your life style. First, determine how often you use microwave. If you use the microwave quite often while cooking, you probably want it to be at chest height. If you wish to have the microwave installed in the base portion of your cabinets, a great solution is a microwave drawer unit. It operates the same as a drawer and can be pulled out making it much easier to access cooked items. A framed microwave is also a popular choice for base cabinetry. Whatever level you choose to install your microwave, we suggest you keep it close to the refrigerator as this make for an easier transfer of frozen or cold food items from the refrigerator to the microwave.

If you are already planning on replacing the counter tops, backsplash and cabinet doors it may be a better option to replace your existing kitchen cabinets, and not just the doors. A kitchen renovation is one of those things that need to be done right. The price difference between a brand new kitchen and one that has only had the doors replaced is minimal. However the end result is very different. There are a number of advantages to getting a totally new kitchen. You have the opportunity to change the current configuration and add features to improve functionality to better suite your needs. Include more drawers to make stored items easier to access. New drawers will also allow for smoother operation, full extension glides and you can choose to select soft close on both drawers and doors. You can add taller upper cabinets for more storage. Finally, you will have a finished product that is well worth the investment both in value and enjoyment.

What should I consider when choosing appliances for my new kitchen? With the rate of innovation in appliances, customers are opting to choose appliances that they can show off. Paneled fridges and dishwashers are becoming a thing of the past. Stainless steel hood fans or vents versus wood hood fans are a popular choice when designing in a Contemporary style, however wood hoods are still common in a more traditional design. A built-in microwave with a matching trim kit creates a much cleaner look than placing a microwave on a shelf. Slide in ranges or separate cook top and oven can be used depending on the size of the kitchen. Many like to use a double oven or slide in range as well as a wall oven, especially when there are two cooks or if you like to entertain. There are numerous choices for styles of Refrigerators, so select something that functions best for your needs. It is common to add an additional bar fridge or wine cooler at base height,commonly in an island, to store cold beverages, which allows for more space in your main refrigerator.

rom a gorgeous two-tiered patio and handy outdoor kitchen to an extravagant fireplace or tranquil water feature, Infinity Gardens can create the perfect landscape that will turn your yard into a private paradise. Founded by owner Stanley Rector, Infinity Gardens has been designing and constructing landscapes for Calgarians since 2008. “I really love construction and creating custom designs to provide our customers with the yards they dream about and can be proud of,” Rector says. “I certainly don’t do it alone,” he says. “I have an experienced team of professionals who I work with to handle specialized aspects of the project, such as masonry, irrigation and water features, so clients know it will be done right.” Rector has an overall construction foreman who oversees each project site and the various trades to ensure Infinity Gardens’ high quality standards are being met and a full-time carpenter. “I also have one of Calgary’s top landscape designers working with me who can take ideas clients have and make them a reality,” he says. As for patio types, he notes that cobblestones are out “as people prefer a more modern style. efining the limits of your property is important for a variety of reasons, including privacy, security and safety. “Ultimately, the fence has to fit with how you use your yard,” says Margie Spence, a broker with Royal LePage Niagara Real Estate, in St. Catharines, Ontario. “The challenge comes in finding something that is both functional and aesthetically pleasing,” she adds. s the weather heats up, Calgary homeowners are moving away from indoor projects and looking to the exterior of their home, tackling projects from installing new siding and roofs to adding screens and decks. And with the growing eco-friendly trend it’s likely more people will think green when doing those outdoor projects this year. 48 home décor and renovations june - july 2012

Environmentally conscious homeowners looking to renovate their home’s exterior may want to check out EcoClad ®, “an exterior finishing product made from recycled paper products and bamboo fibre, which is very sustainable and a rapidly renewable resource,” says Jody Roberts, general manager of S.I.S. Supply Install Services Ltd. “It’s a fairly new product in our market and we’ve installed it on commercial buildings, but homeowners can use it as well. It has the look of wood and comes in different grains, colours and tinting so it’s very attractive,” he says. “It’s also very durable, UV protected and fire resistant.” With this type of cladding you still need to add insulation for energy efficiency, and S.I.S. also carries a new “green” insulation product that would

pair well with EcoClad ® as it is a rigid mineral wool insulation made from all natural and recycled materials. “This insulation is non-combustible, fire resistant, water repellant and sound absorbent and you can put this up in a continuous layer so that increases the effective R-value and saves on energy costs,” Roberts says. “They’re both great green products.” It’s also a great time of year to replace your older windows with energy-efficient dual-glaze low-E or tripleglaze windows, he says. “The biggest source of heat loss in the home is through the windows. By replacing older ones you can increase your insulation value up to four times thereby saving money on energy bills.” You may also consider switching out exterior doors to new energy-efficient insulated doors, Roberts says, noting the majority of windows and doors that S.I.S. installs are either Built Green certified or Energy Star rated products. Another timely exterior project is the roof and Unicrete Products Ltd. says more people are considering green options such as Unicrete Concrete Roof Tile, which qualifies for LEED points, as assessed by Green Alberta, and has many benefits that are environmentally friendly. “Most roofing options are applied direct to deck, which absorb heat and radiate inward,” says Corey Dahl, (technical support), operations manager for Unicrete. “Conversely, the Ener-Vent system, which is how Unicrete Roof Tile is installed, allows for a constant flow of air june - july 2012 home décor and renovations 49

between the roof deck and roof tile, which moderates attic temperatures. “The Ener-Vent system (see diagram) consists of a strapping grid on the roof and ensures that along with roof vents, eaves and ridges of the roof are ventilated,” he adds. “With the created air flow the result is reduced ice-damming in the winter and cooler attics in the summer, which potentially reduces energy costs to the homeowner.” As an added green benefit, Unicrete Roof Tile contains recycled material (Fly Ash), has a 60-80 year lifespan, and is resistant to hail, fire and wind, all of which mean less re-roofing and less contribution to landfills. Dahl notes that for those eco-friendly homeowners wishing to pursue solar energy options, both solar voltaic and solar thermal systems can be seamlessly integrated with Unicrete Roof Tile. Ron Belt, president of Phantom Screens Southern Alberta, says this is an extremely busy time of year for his company as people are looking to add products that will increase their home’s comfort level inside and out, and notes that one way to do that is with Executive Remote Screens that are a green answer to air conditioning. The screens are installed over windows and lowered to block out the sunshine so “they can keep your home cool in the summer reducing the need for air conditioning, and they keep it warmer in the winter so you save on energy costs,” Belt says. “They also block UV rays reducing the damage sunlight can do to furniture and hardwood floors. “A lot of people have great rooms with double height windows and they can really heat up from the sun, but with a screen in place you can block out that sunlight so you can actually use the room in comfort.” If you have a covered deck and want to extend its use consider adding a Suntex 80 Solar Mesh, which provides solar protection and blocks insects, wind and 80 per cent of UV rays. “Now is also a perfect time to add a screen to the deck,” Belt says. “More people want to get out and enjoy their deck, but don’t because Calgary’s big winds blow things away, there is too much sun or the bugs are bothersome, but with a screen, you can drop it down and sit outdoors in comfort.”

As well, Belt says they are getting more requests for screens to be installed over garage doors by homeowners who want to use their garage as a patio or a man cave. The screens, which can be as large as 25-feet wide with a 16-foot drop, come in a variety of types and colours, so they’re attractive as well as efficient. The warmer weather has been keeping Busy Beaver Construction owner Francois Desfosses busy building decks, railings, fences, gazebos and other outdoor structures, although he notes that “decks are what we are building the most of right now.” And while his customers can choose to build their decks from a wide range of materials, Desfosses says the eco-friendly products are the most popular. “The interest from our customers in wanting to use composite products instead of wood to build their decks is growing every year,” he says, in fact his two top choices for deck building are TimberTech and Trex. “A lot of our customers are choosing to use these because they’re maintenance-free, you just have to

pressure wash it, they don’t need painting or staining and they come in a variety of colours that can match any house colour,” he says. “They’re also durable and can withstand Calgary’s harsh weather conditions,” he says. “I’ve had customers who have been using decks made of these products for years and they tell me it looks as great as when we first installed it.” Environmentally conscious homeowners are also choosing the products for their green factor. TimberTech decking and railings are manufactured with an average of 51 per cent recycled content and are urea formaldehydefree, plus 99 per cent of waste material created during the manufacturing process is reclaimed. Trex is made from reclaimed plastic and wood – it saves 400 million pounds of plastic and wood scrap from going into the landfill each year in the U.S. – and even much of its packaging is made from recycled paper and plastic. So with such a variety of great products on the market today it’s easy for homeowners to go green outside.

hile undertaking those green exterior projects this spring and summer, don’t forget to check out environmentally-friendly options for your outdoor decor. Bali and Beyond owner David MacElwain is meeting the demand for green furniture by bringing to Calgary a gorgeous array of items from Indonesia that are made from sustainable or recycled materials. During his first visit to Bali in 2007, MacElwain became so enthralled with the products available, he returned in 2008 to organize his first shipping container to bring select items to his Calgary stores including innovative furniture made from recycled rubber tires. The rubber tire furniture, crafted at a small factory, which MacElwain helped get started, includes side tables, wideback arm chairs, smaller chairs, dining table, ottomans and boxes, are great for outdoor use “because they are almost indestructable and easy to clean; just hose them down.” “The furniture is heavy and well-built so it can stand up to Calgary’s wind and weather. Along with the recycled tire furniture, Bali and Beyond also imports furniture made from recycled or reclaimed teak and teak root, along with recycled fishing boat wood furniture that is ideal for outdoor use. “This furniture is really well made and it will last,” he says, noting the teak comes from older buildings in Indonesia that are being torn down. But while the buildings may be 100 years old, the wood can last hundreds of years. “We have a great line of chairs and tables.” Meanwhile, the recycled boat wood furniture will add colour and something unique to your backyard. “This furniture is made from old teak fishing boats,” MacElwain explains. “They used to just pull the old boats up on the beach and leave them to rot, but now they’re being stripped down and the teak is being used to create beautiful furniture that is both rustic looking and colourful.”

MULCH or COMPOST? by BoNNY daNN

I

t is once again the time of year when we start thinking about our outdoor living spaces and gardens. One of the most commonly asked questions is “should I mulch or compost”? The answers vary depending on where you live, weather conditions and the type and quality of your soil. In Calgary the answer is BOTH! Let’s start with compost. If you have the space you can make your own. If not you can buy it in bags at any garden centre or Big Box retailers; by the truck load at garden centres or from the landscape company that does your maintenance and gardening. Compost is an earthy smelling dark mixture of decayed organic material that has rotted into a natural fertilizer and soil amendment. I like to add it to existing beds or borders in the spring and use a compost mix in every new bed Escapes Inc. creates or makes over. Compost improves the soil’s structure, its texture and

ability to retain moisture or drain properly. Compost slowly releases its nutrients throughout the season making the nutrients available to plant roots and adding trace minerals to your soil. This is all very important in Calgary where the native soil is clay based, basically nutrient free and cannot absorb water properly. I recommend adding compost to all your gardens every year! Clay based soils need the addition of compost on a regular basis and in time it will improve both structure and tilth and contribute to overall soil health and a more productive garden. On the other hand adding sand in an attempt to improve clay soil can create a cement like condition that will restrict root growth and impede the flow of air and water. If you are not sure of the type of soil you have or the condition your soil is in soil testing may be something you should consider. Periodic soil tests, as well as letting you know nutrient deficiencies, will provide the soil’s PH levels; a percentage of organic matter in your soil and your soil’s texture. Moving on to mulch, there are many types of mulch; bark or shredded wood, leaves or leaf mould, grass clippings and stone either as pebbles or crushed rock. A newer addition to the mulch family is rubber which, although not adding to the soil, does not impede the plant growth and does not need to be topped up like bark mulch does. I prefer to use bark mulch in planting areas and keep the stone mulches like pea stone for pathways and shady small areas such as down the side of a house or garage, except for xeriscaped gardens. The reason for this is most plants, especially soft stemmed and spreading plants do not do well in stone. Commercially purchased bark mulch will likely be cedar or spruce and pine mix. Cedar is the most expensive but retains its natural colour better than the spruce/pine mix and is very fragrant. but also in a variety of colours. I like to use the designer black (sometimes called charcoal) in my own gardens as well as clients’, as it looks like dark, rich soil when I stand back and view the landscape! In my opinion it also looks better as it breaks down, blending into the soil in a more natural way if you do not get it topped up in time; which is important for me as I am always in someone else’s gardens and mine are open for viewing! When using leaves as mulch you need to shred them before putting them in your garden or make leaf mould. Whole leaves, especially if they are thick, can form a dense mat and prevent necessary moisture from getting into plant roots. If you do not have a mulcher just run your lawn mower over them a few times before putting them in your beds or borders. If you are adding grass clippings to your gardens make sure they are

Grass clippings may contain herbicides or pesticide so keep that in mind when using them as mulch in vegetable or kitchen gardens. Bark mulch as well as leaves, leaf mould and grass clippings help enrich the soil as they decompose, improving the fiber content of the soil making clay soils more porous and adding valuable nutrients, creating a hearty growing environment. Mulch of any kind helps with weed control, reducing the germination and growth of weeds, plus it is easier to remove the weeds that do manage to grow. Another important reason to use mulch is water conservation. Mulch helps conserve moisture by slowing evaporation caused by the sun and wind. This means you spend less time watering and your plants are healthier and happier. Most mulches act as an insulator, helping to keep the soil temperature more stable and preventing growth during a Chinook. Mulch also helps prevent heaving during the temperature fluctuations. Adding compost and a good organic mulch to any garden, bed or border will create a healthy environment in which all your plants will flourish!

it’s a rather sad fact that there are far too many

boring and generic bathrooms in our beautiful city! Purely functional, with beige walls, dated backsplash, worn but still useable bath towels, a myriad of lotions and potions and electric toothbrushes on the countertop and the ubiquitous plunger stashed behind the toilet waiting for the next emergency. Definitely not the nicest place to start your day. The good news is that your bathroom is a great place to unleash your inner designer and experiment with some fun or even elegant decorating adventures. (At this stage a word of caution – theme rooms are a “no-no”, so leave the coordinated sets of palm tree art, shower curtain, countertop accessories, and mats well alone. Palm trees everywhere soon become overdone. This of course also applies to ladybug themes, fish themes, boat themes and so on.) The first step is to take a long hard look at your bathroom to ascertain whether it indeed is on the “bathroom blues” list, and is in need of a makeover. If this is the case, the next step is to remove everything that is in the bathroom and turn it into an empty shell and then audit the contents.

Invariably you will be dealing with the vanity, bathtub with shower or just a shower stall and the toilet. Ideally all porcelain is white although pink, blue and even harvest gold are known to be out there somewhere. If you are dealing with a colour this needs to be incorporated into the overall colour scheme. The secret is that it’s all about working with the colour in the wall tiles and fixtures in such a way that you de-emphasise the less attractive colours and work seamlessly with them. I recently encountered a very old, very pink bathroom. Everything was pink, down to the frilly synthetic nylon window treatments and shower curtain – walls, fixtures, countertop and bath towels. It was quite overwhelming! The solution was to remove everything from the space that was not fixed, and then

slowly and judiciously replace these with fresh white items to break up the sea of pink. White roller shades and a fresh white fabric shower curtain were added, followed by fluffy white towels and bath supplies. A pink and white silk orchid plant added a touch of elegance and pulled the colour scheme together. The bathroom looked significantly better and a huge, expensive renovation delayed for a while as the owners enjoyed their retro-chic space. Together with defining your colour scheme you also need to think about your style. Are you looking for a spa experience (natural, green accents, white towels bamboo, Zen space) or something more traditional (chandelier light fixture, rich colours, towels with ornate borders, wallpaper)? There are many different styles and a quick search on the internet can give you countless ideas. Consider the adjoining rooms in your house – if you diverge too much from the style surrounding the bathroom you are in danger of creating a theme room! (This is fine if that is your intention.) If a specific style is not your forte, have fun with colour. Soft gray walls with buttery yellow bath towels and shower curtain are quite lovely if you have white fixtures and neutral tiles on the wall. last but not least, supply your bathroom wIth some beautIfully scented, vIsually pleasIng bath products

invigorating and fun – this year’s “tangerine tango” (Pantone’s colour of the year) is a rich, warm reddish orange. Paired with a vibrant green you could have a wonderfully bright start to the day. Wallpaper is another product worthy of consideration. Bold patterns, reflective metallics or subtle stripes – there is something for everyone in current collections. Fearless DIY enthusiasts can transform these smaller spaces very quickly, creating instant ambiance and sophistication. Don’t forget to add some art! There is usually a perfect wall space above the toilet which lends itself well to creating a new focal point which is aesthetically pleasing… and while in the area of the toilet, consider the purchase of a soft-close lid – it adds a small touch of luxury and encourages users to close it! Don’t forget to relegate the plunger to the garage or at the very least into the cabinet (if you feel you need it at hand all the time it might be an idea to call a 62 home décor and renovations june - july 2012

plumber to clear your drains). Replace any open waste bins with ones that have lids, to remove anything unspeakable that land up in there from view. Last but not least, supply your bathroom with some beautifully scented, visually pleasing bath products. Add a few candles, pour a glass of wine and immerse yourself in the tub for a leisurely soak while you admire the makeover in your new retreat, with bathroom blues well and truly banished to distant memory.

SpringtiMe prOJeCtS Spring iS in the air and thingS are getting buSy

here at City Hall. As the good weather sets in, most of us start thinking about our spring and summer projects. As you plan out the where, when and cost of your improvements don’t forget that most projects require a building permit and some also require a development permit. There are many seasonal projects you may be considering. In order to help in the planning we here at residential plans have put together some common projects and things to be aware of before you start. Greenhouses Typically constructed of light aluminum and plastic glazing panels they must be located a minimum of 1.2m from the property line and 1m from any dwelling. Greenhouses must meet the following four criteria: 1) residential use only 2) unheated 3) not to be used as a dwelling 4) no storage of combustible materials. Prefabricated units require a structural engineer to review the structure and stamp drawings for snow loading and adequacy of support/ attachment to its foundation. Required drawings include a site plan (Real Property Report), floor plan, section, and installation manual from the manufacturer. retaininG Walls Generally speaking yard work and landscaping do not require building permits. If you will be building a retaining wall 1m or greater in height then a development permit is required. If the wall exceeds1.2m in height or will be supporting another structure then a building permit including engineering is required. This is to ensure that the wall is adequately designed and constructed to resist soil pressures. Guards may also be required. Garden Ponds Garden ponds less than 2ft in depth and less than 2.4m wide across their widest section do not require a building permit. sWimminG Pools Any in ground pool greater in depth or width than mentioned above is considered a swimming pool. All swimming pools are required to have a 1.8m high non climbable fence with a self closing device and a lockable gate. Swimming pool permits require a site plan (indicating fence location), plan and section drawings indicating the size and location of the pool. These drawings must be stamped by a structural engineer. Swimming pools requiring chlorination must also have that information detailed on the drawings. These will also be circulated to the plumbing and gas department for their review. hot tubs To obtain a hot tub permit you will require the unit brochure, a CSA listing number and a site plan indicating location and size. Hot tub owners may choose to follow the fencing requirements listed for swimming pools or

alternatively provide a hard cover locking lid. The applicant must indicate which option they have selected. An electrical permit is also required for a hot tub. If you have overhead electrical lines in your area please contact a senior electrical inspector for further requirements. Due to the weight of hot tubs, those wishing to install one on top of a deck will be required to have a structural engineer review and stamp the deck drawings. decks The most popular permit at this time of year are deck permits. Decks less than 2ft in height from the ground are considered patios and do not require a permit. If your deck exceeds 2ft at any point then a permit is required. Drawings required are a site plan, a deck plan indicating the size and spacing of all structural members and a section indicating how these items are connected together. Please provide drawings as noted in the deck brochure. Manufacturer’s lists of materials and 3D drawings are not substitutes for plans and sections with appropriate notes and dimensions. there are a few items to remember when designing your deck

›› Minimum 10” diameter concrete sonotubes must extend 4ft below grade. ›› Choose joists and beam sizes large enough to support the size of your proposed deck. Joists spaced closer together and not installed at their maximum spans will provide less bounce in your deck. ›› Joists may cantilever past a beam by a maximum of 2ft. ›› Generally speaking, due to its increased width, a shallower three ply beam will be more stable than a deeper 2 ply beam even if they will support equal loading. ›› Decks 6ft in height or less require a 36” high non-climbable railing/guard while those over 6ft in height require it be 42” high. ›› If using a composite decking material be sure to select one that is tested for use in Canada and has a CCMC listing. This listing may dictate the spacing of joists and where the product can be used. ›› Location of your deck is very important. There are bylaw requirements that restrict building within specified side, front and rear property line setbacks. If in doubt call 311 and ask for bylaw. Remember, it’s better to build it right the first time than have to fix it later. Be sure to research your project and apply for a permit before starting any work. A residential plans examiner is always available to discuss any questions by calling 311. When Calgary Was in the midst of the boom the

B word was never mentioned, at least not to my face. I am referring to budget of course. Money seemed to be hanging off the trees despite my Mother's insistence that there was no such thing as a money tree. I remember one client who said I could do better than Home Sense, she wanted higher end items. She suggested two posh retailers in Calgary and both of those stores are no longer around, but I am. Frugal design doesn’t mean cheap, nor tacky. It means you value money and the work you do to earn it so why toss it away. 64 home décor and renovations june - july 2012

I love decorating homes that look well put together and done affordably. Does anyone really need a $200 toss cushion? Sure, the material is nice and the insert is soft but it’s simply a cushion and one I don’t want to have around for years to come because I paid so much money that I am now obligated to will it to my child. Look at your home with a critical eye, there is always one space that needs work. Decide on the area and tackle it systematically. Try to not fuss over every room because then the task seems daunting. As with anything, pick your battles,

Not because company is coming or because you are selling your home. Update the look affordably because you owe it to yourself to have a home that reflects your style. There are numerous ways to cut costs and still achieve the look you want. The quickest most versatile way to transform any room is with paint. To save money on paint think about miss tints - that is paint colour that the customer was not satisfied with at time of purchase. It could be too bright or too dark but if you are flexible with colour and want to do a feature wall this is the way to go. Miss-tints are typically $10 to $15 a gallon compared to $40 or $50 for a custom colour. Keep in mind that dark shades add drama to a space and work well with neutrals. Bold colours can infuse a drab space with energy and add a unique spin to an otherwise conventional space. If you’re hesitant about the colour try doing it in a wide stripe, paired with a softer shade or do one small wall such as an entryway. Be it a wall or a room, you can change the look and feel of a home by adding a fresh colour to the walls. If paint seems like a big commitment try wall coverings, otherwise known as wall paper. Yes, it’s back and has come a long way - so long that the name has changed to remove any

negative thought from the past. No more apples on vines in the kitchen or seashell motives in the bathroom. Wall covering now comes in beautiful, stunning patterns and an array of colours. A roll can cost anywhere from $20 to a few hundred depending on how it was made. Mass, machine produced are the least expensive and most durable in some cases. There are rolls that are created by hand from screen prints and as you can guess are expensive and fragile. Since this about thrifty decorating, have a look at a hardware store, get the necessary materials and do a small space such as a hallway or one wall for drama. I don’t recommend a bathroom as there is a lot of nooks and crannies and it’s a small space to try. You may want to consider hiring a professional if you’re not up to the task. Another cost effective decorating tip is adding an area rug. Not only does a rug anchor the furniture it sits under, but it also helps absorb sound and dust and adds personality and warmth to a room. Often rugs are over looked because of the cost or the choices are just too numerous. Consider taking a quick inventory of your existing colour scheme and select a rug that will compliment the three main colours. If you are considering an area rug but don’t want to spend thousands

of dollars, go to a flooring store and select a carpet remnant. Many times there is enough on a roll to make an area rug or two but not enough to carpet a home. Retailers want to unload this stock as the roll takes up space but doesn’t have much value. Carpet that would typically sell in the range of $25.00 to $50.00 a square yard can be reduced to $5.00 a square yard. It is possible to get a very high grade carpet cut to size and have the edges bound or surged. That service will run about $2.00 a foot. This is a great idea for entranceways that may be on an angle or have a heat register in the way. Sometimes a custom fitted rug is the only way. As for sizing, the standard sizes are 5 X 8 or 6 X 9 and up to 8 X 10 or 9 X12. 6 X 9 is a good size to cluster furniture around for an intimate setting. To expand the space choose a rug that is large enough to have a perimeter of flooring around it, 18 to 24 inches of wood around the rug is a nice look. When trying to figure out the best size, use painters tape as a visual guideline and see how it looks. Light fixtures are another affordable update that can transform the look of your home. So many homes have the same melon style light that came with the house when it was built. It lacks style, imagination and creativity. If your home is full of those lights or globe lights in the bathroom its time to take the plunge and update your light fixtures. The selection is great and so are the prices. Start by choosing your finish; be it rubbed bronze, brushed nickel, or brass. All are available in many styles and price ranges. Consider too the cost of an efficient fixture. Just like appliances are rated for efficiency so too are light fixtures. Look for an Energy Star Lighting sticker indicating a fixture that uses less energy and distributes light more efficiently and evenly then standard fixtures. By updating your fixtures, you modernize the look of your home, while saving money in the long run. Also look into dimmers, timers and occupancy sensors as well as changing your bulbs to compact fluorescents which uses less energy than incandescent bulbs. The down side to compact fluorescents is that the cheaper the bulb the uglier the light it casts. Try different brands until you find the bulb you like and then stick with it. Another area of lighting to consider is floor and table lamps. Perhaps change the shade, it’s quick and easy and provides and instant update for a tired lamp. You may need to replace the light all together and layer a room in lighting rather than just having a ceiling fixture. Think of a mounted light, a table lamp, and a floor lamp. How ever you choose to affordably decorate it should be fun, rewarding and above all stress free.

improvement industry for over 50 years, I’ve seen my fair share of customer issues involving contractors. In the majority of cases, it is clearly an issue of miscommunication between the contractor and customer or vice versa. It’s not uncommon to turn on your television set and see a ‘reality’ type program dramatizing how a customer has been taken advantage of by an unscrupulous contractor. In fact, I recall seeing a write-up not too long ago, by a well-known television personality which stated something along the lines that over 90% of contractors do not know what they are doing, and do not perform their work up to industry standards. I must reassure you, this is not the case. So, if the majority of contractors are reputable, how come there seems to be so many conflicts between contractors and their customers? Part of a contractors’ role in dealing with a customer is to educate them. Customers are using contractors because they themselves lack the knowledge or skill-set to perform the work required. A contractor needs to explain to the customer what they are suggesting the customer do, and why they feel that is the best route for the customer to take. If a customer knows why a contractor is going to perform a specific task, they will be better able to communicate with the contractor when they have any concerns regarding the work being performed. Some contractors will take offense when they feel their workmanship or knowledge is being questioned by a customer. Any changes to the original contract should be written up on a change order, and signed by the customer and contractor. If a customer has exhausted their resources in trying to deal with their contractor to resolve a dispute, they will often turn to the Better Business Bureau. The BBB has a 16 element system that helps them determine the rating they give to their members. These elements include:

a customer’s home, I will ask the customer if they have spoken to the contractor. Far too often the response I get is: no, we didn’t want to upset them. This is an important point to emphasize, how can a contractor address your concerns if they are unaware that you have any? A good contractor should have the patience and care enough to explain to you, the paying customer, what they are doing and why. If this is done, and there is a clear line of communication open between the contractor and customer, most of the issues I see could be easily resolved or even eliminated before they occur. If most customer / contractor disputes are caused by miscommunication, how can these be addressed? Simply put, get it in writing. There is a guideline put together by the Canadian Home Builder’s Association which outlines what a typical contract should include. If you want to make sure that an item or topic is covered when a contractor is doing work around your home, there is a simple way to make sure this happens. Get it in writing. Contracts serve as a guideline for the work to be done, what products will be used what the associated costs are, as well as estimated completed dates. If there is a dispute later on, the contract should serve as a guideline to resolve the dispute. We often hear at our office that there was no contract, because they trusted the contractor, or they were the friend of a friend. I can assure you, regardless how well you think you know the contractor, having a written agreement is the only way to make sure you get what you’ve asked for. Do not let a contractor intimidate you from filing a complaint with the BBB; if you are unhappy with something, let the BBB know. If you do not let anyone know about your complaint, how can you expect others to avoid getting themselves into the same predicament you have found yourself in? I know for a fact there are members of the BBB who have positive ratings largely due to customers not filing complaints with that company.
