THE CALGARY HOME + DESIGN SHOW

is celebrating its 30th anniversary in fine form this fall by bringing some of the design industry’s biggest names to the BMO Centre from Sept. 19-22. Among this year’s headliners are Drew and Jonathan Scott, the stars of W Network’s Property Brothers, who will take the Trail Appliances Main Stage on Saturday, September 21 at 1PM. The Calgary Home Decor & Renovations Guide had a chance to catch up with the famous duo to find out what they’ll talk about at the show, the latest scoop and some advice and tips they may have to offer our readers.

Q: Everyone knows you both from W Network’s Property Brothers, but I’m

not sure they know about how you got started and your Calgary connection. Can you tell us about it; is Calgary where you got hooked on real estate and renovating? Jonathan: Calgary is where it all began for us in real estate. As high school students in B.C., we were involved in the artistic community as actors; also Drew as a director and I’m an illusionist. Drew: We decided if we wanted to make our own films we would have to find a way to make more money. We had heard that the Calgary real estate market was booming and made the decision to move there when we graduated high school. So, at 18, and as full-time students, we got our first property and started our journey as real estate investors.

Q:

You’re special guests at the Calgary Home + Design Show, what are you going to talk to Calgarians about? Drew: I was originally thinking this would be a great time to talk about ‘Terrible Contractor Fashion’… but Jonathan didn’t like my topic of choice, so instead we are talking about Champagne dreams on a beer budget. We are giving an in-depth look at how we get the most out of every budget in order to give homeowners the house of their dreams.

Q:

You have an office in Calgary, are you planning on filming any shows here? Jonathan: Our brokerage, Scott Real Estate, was in Calgary. We recently filmed 19 episodes in Vancouver and are currently filming in Atlanta. I think it would be a blast to come back to Calgary for some spring 2014 filming. The more Albertans that tell W Network they want to see us in Calgary… the better our chances of coming!!

Q: As you probably know Calgary and area

was hit by a devastating flood in late June that damaged thousands of homes. Do you have any advice for people renovating? Drew: It is tragic what has happened due to the floods in Alberta. However one of the largest concerns, that many homeowners are not aware of, is the health issue post-flood. Mould can run rampant in a home and can start to form in just a couple of days. Jonathan: Simply blowing a fan in your house to dry things will not solve any mould issues. Be sure to have a professional inspect your home and advise you on the proper steps to remediate any health concerns.

Q:

Why renovate when you can tear down and rebuild or buy another home? Drew: In today’s economy, many people cannot afford their ‘Dream Home’ if it is move-in ready. On Property Brothers we try to educate buyers that you CAN get the home of your dream if you are willing to put in a little effort through a renovation. Typically you can buy a fixer upper for a lot less and customize the home so that you have that property you always wanted ‌ and more importantly keep it within your budget.

Q: What are some ways you suggest to freshen up the look of a home?

Jonathan: To get a fresh look in your home it doesn’t always take a renovation. Consider a new layout for your furniture. Reupholstering or refinishing some pieces can breathe new life into a space. Even painting your walls a lighter colour or adding more light to a room can make all the difference. The best part‌ these fixes don’t have to cost you an arm and a leg.

Q:

Can you share some tips to renovating?

Drew: One of the biggest mistakes we see when people are renovating a home to sell is that they blow their entire budget on the areas they hear make the biggest impact; kitchen and bathroom. While it is important to make these rooms look good we strongly encourage homeowners not to neglect the other areas of their home. Just because you have a beautiful kitchen doesn’t mean buyers will forget that the rest of the house is straight out of the ’60s.

Q:

Where is your base now and what’s next for you besides the Calgary show? Jonathan: We live in Las Vegas and are currently filming Property Brothers and Buying & Selling in Atlanta. With our third series, Brother vs Brother going strong and our new radio show Off Topic airing in Canada‌ we have a lot keeping us busy. “We looked at selling or renovating and looked at several homes, but no other home had the location we do so we decided to renovate,â€? says Marlene. “We wanted to freshen up the look and also make it more functional; we never really used half the main floor and the kitchen was small. “We didn’t use the dining room because it was cold and so closed off from everything. 97B163< =D3@ &' ''' The couple hired local renovator Kon-strux Developments to tackle the renovation and were delighted that owner and president Shannon Lenstra exceeded their expectations. “We had renovations from hell at our other homes, so we thought, ‘Oh, no, do we really want to go through this again?’ but Shannon was really great to work with,� Marlene says. “She came up with some great ideas to the make the home more functional and the quality of the workmanship and the design is absolutely amazing. “It’s like having a brand new home and we’re loving it; we were in this home for 10 years before we decided to renovate and now I can’t see us ever wanting to move,� she says. “It’s our dream home in our dream location.� The two-storey home needed not just a fresh look but some system updates to bring it to today’s codes and the structure had to be revamped to support the opening of walls to create a large open concept space on the main floor including an expanded kitchen that is functional, stylish and provides substantial storage. “The style is urban chic meets Canmore,� Shannon says. “It presents a calm, warm appeal that mixes contemporary with natural elements.� Montana Stone has been used to tremendous effect in the

kitchen as a backsplash on either side of the cook top and above the wine fridge in the wine bar/entertainment centre. The stone work was crafted with stunning results by Brent Leinweber and his expert crew at Bear Stone Masonry. “I have a passion for working on high-end residential projects and for this home we used this thin veneer natural stone quarried in Montana because it’s a really beautiful stone and great to work with. It’s very durable and really went well in the kitchen,� Brent says. “We also installed it above the cabinets on either side of the fireplace and on the wet bar downstairs.� Bear Stone Masonry tackles every type of masonry job from backsplashes and accents to full wraps and fireplaces, and also works on commercial and multi-family projects. Brent takes pride in working with fellow masonry experts: his general manager Al Johnson, a second-generation mason; and consultant Walter McElrea, who teaches a masonry apprenticeship program at SAIT. “Any time you can work with experts of that quality it’s going to be a tremendous benefit to the customers.� He also credits the gorgeous results of his work in the Cox home to Shannon’s design. She enhanced the look of the rock backsplash for the wine bar by inlaying shimmering glass-tile in rock creating a stunning waterfall effect. She also separated the rock backsplash on either side of the gas cook top with an eyecatching stainless steel hood and tempered-glass backsplash creating a softened, feminine look. As with any big decisions, get the most unpleasant part out of the way first ‌the budget. Of course it doesn’t have to be that way. A budget is actually very freeing because it helps define and provide parameters for the scope of work. We would all like to have an endless supply of funds to decorate with, but for most of us that just isn’t realistic. Limits are good and that’s what a budget is. Prioritize the rooms that need to be done, list the items that are essential and create a wish list. Remember to tag on another fifteen percent for those must have items that you just can’t pass up, or for unexpected happenings along the way. >:/<

Before you spend, plan, and do as much research as possible. Flip thru magazines and cut out images of homes or items that you find appealing. Bookmark sites online that you find inspirational. There are countless home decor sites with beautiful images of homes throughout the world. It could be something as simple as a wall colour, a piece of furniture or just a certain style that speaks to you. The more you can define the look you like, the easier and less time consuming it will be to recreate the look for your home. What you will find is the file that you have built will end up with many of the same looks. For example, if you are drawn to images that have sharp edges, punchy colours and high impact art, the file will reflect that. Once you start flipping through the style will flesh itself out. I find this process always so interesting because very few people even know how to define their style when pressed. They look for definitive words that come close, such as traditional, or contemporary when in fact they may like elements of both styles. The point of this exercise is to educate yourself with what is available, the different styles and how they can work together to create a look that appeals to you. Ask the sales staff about upcoming promotions, check clearance areas in department stores, go to furniture auctions, and regularly peruse online sites such as Kijjii for one of a kind deals. Ahhh‌decorators beige ‌ the safest colour on earth. Home decor magazines feature it in their shots and homeowners cringe at the thought using it for fear of being dull. Yet a lot of homes have some sort of beige on the walls. It’s a colour that works well because it’s a neutral. Simply stated a neutral colour is reassuring, restful and unifies the space. The best thing about starting over is you can plan the space. So many homes have way too much furniture and the rooms end up feeling constricted. Now is the time to assess what you really need. Remember that the building code essentially defines the worst performing home you are legally allowed to build. They are the “minimum� standards allowable and so the extra money spent on building a certified energy efficient home is an excellent investment in both the short and long run because they are built to a higher standard. There are a number of certifying programs for energy efficient home construction such as R2000, ENERGY STAR, Passive House, and others; however I will focus on the two most prominent programs available in Alberta.

LEED Canada for Homes (Leadership in Energy and Environmental Design) Administered by the Canada Green Building Council (www.cagbc.org), LEED is a comprehensive and versatile home rating system. LEED promotes sustainable building practices through material selection, responsible site management, and design. LEED homes generally have reduced ecological footprints, healthier indoor environments, and offer 30 to 70% in energy savings over homes built to typical building code standards. Being a well-recognized certification program, LEED homes can have access to reduced mortgage and home insurance rates, and are often incentified with municipal tax relief and building permit rebates. Although criticized for its high cost and stringent certification process, at times of resale they usually command a dramatically higher price. BuiltGreen Originally developed by the Alberta Home Builder’s Association, BuiltGreen is a rating system administered by BuiltGreen Canada (www. builtgreencanada.ca). Similar to LEED for Homes, it covers a wide range of sustainable building measures, including energy and water conservation, indoor air quality, and sustainable materials. In BuiltGreen there are numerous certification thresholds a building can achieve based on how “greenâ€? it is built. Compared to LEED for Homes, BuiltGreen’s requirements to achieve certification are less stringent and the audit process is less rigorous, which enables certification fees to be reduced and less administrative hassle for the builder. LEED and BuiltGreen both revolve around checklists containing various sustainability measures. The main difference being that BuiltGreen’s “action-itemâ€? based checklist has a larger selection of more prescriptive-based measures, whereas LEED’s “credit-basedâ€? checklist is more intent-based in approach, where a builder has a number of options to demonstrate how the intent of a given credit was met. The critical part of building an energy efficient home is to know the builder responsible for the project is certified and experienced. athways, nooks at the end, and interesting little hideaways are a few options from a long list that can create interest and intrigue in your gardens or outdoor living spaces! All gardens need to be divided into outdoor rooms or living spaces which adds interest and makes them more functional. The narrowest of urban lots, which fortunately are usually longer than average, can be divided into outdoor rooms. Choosing not to create separate outdoor spaces in your gardens would be like building your home without interior walls; you could just walk in and take in everything in a glance! I try to divide outdoor spaces in a similar manner to how our homes are divided. An outdoor kitchen or grilling station that is close to the interior kitchen, an outdoor living or lounging area off the family area of the house, a meditative or relaxing area, play areas if you have children, and established dog areas so they aren’t all over your gardens. Once you have established these areas you can start creating interest in each one.

areas should be big enough to accommodate your family or friends that will be using it. Make sure you use comfortable furnishings. Adding a propane heater can certainly extend the season for you to enjoy the different aspects of your outdoor spaces. Creating a meditative or relaxing area can be as simple as a hammock, big comfy chairs, or loungers for reading or napping. In order to get create intrigue within this space have that area around a curve in the path, or behind a hedge. The play area for younger children should be in plain view so it’s easy to keep an eye on their whereabouts. For older kids it can be a secret tree house or structure tucked into a corner if you are on a new site without large trees. The doggie area should be down the side of the house, preferably the side with the attached garage and out of sight. I have had clients where we enclosed the doggie bathroom in a circular hedge with the opening away from visible viewing areas. It looks great but I’m not sure it would work with older or all dogs. My girls have decided the new peastone path in my garden makes a great secondary doggy bathroom as their area has a peastone floor. Pavers are sounding like a better idea everyday as I try to teach them the path is for people to walk on!

Even in the smallest of spaces you can have a cozy relaxation area. This sitting area is separated from the rest of the garden by plants.

Outdoor kitchens can be as fully equipped as an interior kitchen or as simple as an outdoor grill accompanied by herbs in planters with a funky table and chairs. Make sure you have enough seating and table room for the family and friends you entertain in whatever style suits the surroundings and that you love! To help keep it interesting have it separated from the rest of the outdoor spaces, have herbs and vegetables in antique stands or pots that can add visual interest and do not forget to add lighting. The outdoor lounging areas can be separated from the dining area by pathways or plantings. Very low hedges give the illusion of division and privacy while creating the desired effect. Now that you have your outdoor rooms created you can start to add elements of interest to each one. I love to add curving paths to gardens and it is ideal if they can lead to a destination spot such as a sitting area, bench, or hot tub. Also it can lead to a focal point or to a secret garden on the side of the house or garage. If cleverly disguised with plantings they can simply lead to the back of the garden but will be adding a building amount of intrigue the entire way. Your eye will follow the curve until you find what is at the end of the path! Varying the heights of plant material adds interest and can hide what is around the curve or next bend in the path. Having various shapes and textures to your plant material, using varying types of grafted trees both Evergreen and Deciduous can all add interest to your gardens. Water features also add interest to the different areas that you’ve created while attracting wild life. Ponds, pools, fountains, or a simple bird bath can add visual appeal to a relaxing, lounging area. Have you ever watched a Robin have a bath in a nice deep bird bath or fountain? It’s delightful! The sound of moving water can also be very relaxing and will camouflage other noises such as traffic. Don’t be afraid to add this element in any of your outdoor spaces from the entertaining areas to the contemplative areas. Fragrance can also add different dynamics to both gardens and outdoor rooms. Plants that release fragrance when brushed or stepped on such as Lavender or Thyme are great beside or

planted in paths. Some plants release their scent only when open, while others only in the evening so plan your plants accordingly around the time of day you’ll be using each area. As well as fragrance, I like to use plants that bloom in whites or have heavily variegated foliage in areas that are mainly used at night as the whites seem to glow and brighten the areas. Speaking of brightening, lighting can make such a difference in your gardens and outdoor living spaces. Very well worth the effort and expense whether you go solar or electrical lighting. Garden structures always add interest. It can be anywhere from adding simple obelisks to plant on or going all out on a pergola for another entertaining area. The obelisk by varying the height of planting will catch your eye and who doesn’t love a beautiful vine covered pergola whether set up as a dining/ entertaining area or covering a hot tub? Even a simple garden shed, work shop, or potting shed if cleverly designed and attractive will drawn people in. If you have the space you can always add activity areas from tennis courts to putting greens! Once you have designated areas figured out and begin using the outdoor spaces, the list of ways to add interest is endless and limited only by your imagination and the amount of space you have. Once your project gets underway, you and your renovator need to work closely together to make sure that everything goes as smoothly as possible. The renovator needs a good working environment, so the job can progress without problems or delays. You want as few inconveniences and disruptions to your daily routine as possible. Many of the responsibilities of both the renovator and the homeowner have already been spelled out in the detailed, written contract, provided by every professional contractor. But before the work starts, sit down with your renovator and discuss everyone’s expectations and responsibilities in detail. The key to a good renovation experience and a satisfying result, is good communication. The benefit of working with a professional renovator, like any contractor under the national RenoMark umbrella, is that they understand the importance of good communication. Your professional renovator will make every effort to avoid disruptions and minimize the impact on your household. For instance, additions will be built and partially finished before the connecting wall is removed. However, changes may result in a cost increase or a time delay so make sure to discuss the implications with your renovator. Change orders, are amendments to the contract and must be signed by both parties. Be available to your renovator. Invariably, you will be asked to make a number of smaller decisions as the work progresses. Make sure that your renovator can reach you on short notice. Discuss any issues as they arise. Bring any questions to your renovator’s attention immediately. Finally, provide payment as agreed upon in the payment schedule set up in the contract. Be sure to hold back the appropriate amounts required by the Contractors’ Lien Act in your province. Since the basement is usually the only undeveloped area in a new home, it gives you the opportunity to tailor the space to your lifestyle and individual needs. Building non structural walls, known as partitions, allows you to create the rooms or spaces your family require or desire. Many families choose to use this area as a place for kids or adults to relax by incorporating a recreation room, game room or even a bar area for entertaining. For others, the space may be needed for additional bedrooms, an extra bathroom or perhaps an office. A building permit without any structural changes or window modifications may be issued based on providing a simple floor plan of what you wish to build. You may hand draw, computer generate or modify by hand the original builder plans with the appropriate information as long as it is proportional and legible. The plans must include the proposed layout with room names and overall dimensions. Include size (ex. 48�x32�) and type (slider, casement or awning) of existing windows. In the bathroom, be sure to show the location of plumbing fixtures and a bathroom fan. All levels of your home require a smoke detector. As a professional stager it has happened many, many times that I have been hired to get a property ready for sale and upon completion of the staging the seller has said “I should have done this years ago! Maybe I should stay here because now it is so nice!� This comment may have been the result of a change in the paint colour, or the addition of artwork and accessories to create another layer to the possessions they already have in the house, or completely staging a property after they have moved to their new home. I have discovered a lot of people are living in their homes surrounded by stuff they do not necessarily like, let alone love. Sometimes it was purchased when they left home for their first apartment and they have had it for 20 years or someone has given them their old stuff when they bought new. 50


I do understand style and design are not paramount in everyone’s life (that is why I have a job‌thankfully) but it is so important to look forward to being at home and having friends come over and not feel like we have to make excuses about our stuff. To me, the best feeling when visiting someone’s home whether it is a friends or clients is that is reflects them and their personality. I have friends whose homes are not put together with design in mind but every single thing they have, they absolutely love and each piece has a story. The best consultations for me are those homes in which clients have travelled around the world. They enjoy telling the

stories of how and where they picked up a particular piece and I love hearing them and seeing the excitement on their faces. The majority of my clients make consistent choices when decorating their homes whether they are traditional or contemporary. The colour selections are usually through the home as well. As a whole, most of us know what colours we like and those that we don’t.

I do find the dÊcor choices are sometimes on the small side and challenge those clients to removing the small accessories or artwork and replace with larger scale items. They tend to have more impact and look less like clutter. If you are living with furniture, artwork or other things you do not love they should not be there. Perhaps you have a family member that does love that particular item? Or, there are several charities to donate gently used items to. Value Village as well as Women In Need will actually pick up from your home, just be prepared for a little bit of a wait as they can be very backed up as far as pick-ups go. Great design can be accomplished with almost every budget. Many designers, decorators and stagers have trade discounts at various venders as well as the ability to make purchases with a specific client’s style as well as budget in mind. They want a relaxed, comfortable feeling and they want furniture that is beautiful and long lasting. “People are not just freshening their living rooms, they are looking to update their dining rooms, bedrooms and other rooms in the home,â€? he says. “They’re also very aware of what they want and we try to carry pieces that will suit a variety of buyers.â€? 56 home dĂŠcor and renovations aug - sep 2013

The major trend with customers seems to be a transitional style, Pound says. “They want soft lines in more of the traditional forms,� he says. “They want classic style with cleaner lines, but not an industrial contemporary look. They want their decor to be approachable and have a style that will last.� He notes homeowners don’t have to redo an entire room to get a fresh look. For example, in a living room, you can change out just the coffee table, a sofa or chairs for a different look. “You also don’t have to be uniform in your decor; today’s style tends to be more eclectic,� Pound says. “People are looking for furniture that feels right and goes well together, and we’re bringing in a lot of different looks and styles so people can really pull off a unique look.� Upholstery pieces – sofas, chairs, sectionals – continue to be popular for our customers, Pound says. “Leather always has an appeal and there are some more interesting pieces being created in leather with ottomans and accent chairs.


“One manufacturer, Stickley, is setting the trend,� Pound says. “They have been known for their Mission and Arts & Crafts style, but they’ve really expanded their lines and are doing a more modern style that is really proving popular with buyers.� Typically when people look to freshen their home’s decor “they look at the living room because so much time is spent there with friends and family, and it can really set the tone for the rest of the space,� says Marie-Claire Williams, sales and design consultant with Cardel Renovations. “There are easy ways to freshen up your home such as space planning,� she says. “You can rearrange your existing furniture, which can give a completely different flow and feel to the room. “A fresh coat of paint is one of the most inexpensive ways to brighten your space,� she says. “In the fall you’re not going to have as much natural light so you want to air towards warmer colours for the colder months.� “Greige,� a mixture of grey and beige is the “hot� colour, she says, because it’s got a beautifully warm neutral base, and compliments most furniture choices and colour palettes. “We’re also seeing a lot of wallpaper, particularly on feature walls. I chose to extend my stay to a full week at the Westin Hotel on the harbour so that I could also benefit from some of the great art and design to be found in the city. I certainly found what I was looking for – the AGO (Art Gallery of Ontario) had some wonderful and thought provoking exhibitions, and Toronto has an irresistibly vibrant and dynamic energy. However, one of the more surprising observations I made is how pleasant it was to live in the simplicity of a hotel room! An extremely comfortable king size bed, dresser, desk and chair, chaise, side table closet, coffee station and ensuite bathroom

constituted my home for the week. One suitcase of clothing was sufficient (I’ll admit there were 6 pairs of shoes but one has to be prepared for every eventuality!!). A total of three pieces of beautiful art on the walls, three lamps and the TV which remained unused completed the room. The colours in the space were muted and neutral, and the large glass windows with a magnificent view of the harbour were the focal point. I must confess I did rearrange the furniture a little (I suspect I am not the first design professional to do this while staying in hotel type accommodation!) – mostly turning the chaise to face the view of the harbour and then adjusting the accompanying lamp and side table. Once this was accomplished my solitary retreat was perfect! The essence of this experience emphasised that we do not need a great deal of furniture, accessories and “stuff’ to fill our home. There is a peacefulness that comes with minimalism and simplicity.

In a perfect world we should either need or love every item we have in our home – and if this is taken to the logical extreme it means that all the functional items (Philippe Starck’s exquisitely elegant citrus juicer is a magnificent example) are well designed and aesthetically pleasing. I realised how important quality becomes when you have very little – high end bed linens, towels and robes added a significant level of comfort. Frequently when we design our interiors we focus primarily on how it looks. However we are equipped with five senses which should all be considered. Sight is of course the frontrunner – that immediate first impression one gets when walking into a room and sees shapes and colours. Sound should be considered too – enjoy the sound of running water, music or simply quietness, or open the window and let the sounds of the birds and the wind in the trees permeate your space. Smell is really important and I have been in too many homes which look beautiful but smell like our fourlegged friends! From a personal perspective I prefer the smell of a clean home to that of scent diffusers, which always make me wonder what odours are being covered up. Fresh flowers can add a subtle scent to any room. Touch is often overlooked – the feel of crisp hotel sheets is one that most of us are familiar with. The quality and texture of upholstery, rugs or anything we come into contact with (cutlery is a good example as cheap spoons have sharp edges!!) immediately sets the tone. It is always worth investing as much as fits your budget in items we touch. Finally the sense of taste can 64 home dÊcor and renovations aug - sep 2013

be addressed by enjoying a great glass of wine while you relax in your visually beautiful, quiet, fresh smelling and physically soothing space. This sounds great if we are designing a new interior and can start from scratch. However living a full life means that “stuff� somehow seems to accumulate and follow you. All those cute collectibles when travelling somehow land up on a shelf in the living room when you get back home, often looking a little forlorn and miserably out of place. When you are at the Oktoberfest in Germany and you fall in love with that ornately decorated beer tankard, ask yourself where it will go in your home (and whether it is the beer that is doing the talking!) before you purchase it. Sometimes photographs are enough of a memento of a great vacation. If your home does feel cluttered and you want that fresh look, start doing the audit. Literally examine every item and ask yourself firstly “do I need it?� and secondly “do I love it?� If there is no immediate “yes�, it is time to move it along by selling, regifting, donation or disposal. Be ruthless and don’t feel obliged to keep items you dislike because they were given as a gift – it is the thoughtfulness and the act of giving that was important and worth cherishing, not the item itself.

Creating a space that reflects who you are, and that gives you a sense of refuge and peacefulness in your home is what good living is all about, and it seems to me that the majority of people, once they commit to doing the cull, realise that less is definitely so very much more!

major home improvement projects there are many different factors that can affect their decision. People often evaluate a company’s quotation based on price, reputation, product to be used, however one of the most important items to understand prior to making a decision on which contractor to choose is warranty. Unfortunately, this can also be the item that is least understood by consumers. There are two components to a warranty – material and labour. The material warranty applies to the products used for the project. Material warranties can be confusing particularly for items such as furnaces. Since a furnace consists of many different mechanical and electronic parts, some of the furnace parts have different warranty periods

than others, IE a furnace heat exchanger will more than likely have a longer warranty period than the furnace control board. Some items will not be covered under the warranty for a product. If a material such as fiberglass roofing shingles fade because of exposure to the elements, it will not typically be covered within the product warranty. Make sure you know what is and what is not covered under the material portion of the warranty. Material warranties are provided and backed by the product manufacturer, so be aware, in many cases you will have to deal directly with the manufacturer to resolve product warranty issues. The labour component of a warranty will cover workmanship issues. Many renovation contractors offer an industry standard 2 year labour. The workmanship warranty standard does vary between industries. Some companies will offer a 1 year workmanship warranty on items such as appliance repairs, exterior painting, and so on. Warranties are important because it is a ‘guarantee’ which specifies the period of time the contractors’ workmanship or products used in the project are supposed to perform as required. Sometimes a lifetime warranty is simply that – a warranty that guarantees the project for life covering all materials and labour. Many companies advertise a ‘Lifetime Guarantee.’ You must keep in mind that lifetime guarantee doesn’t always mean that a product is guaranteed to perform the same in the first year as it will in the twentieth. Often lifetime warranties are pro-rated, which means that each year into the warranty period, the warranty coverage is reduced. This is similar to the wear warranty in the automotive tire industry.

For example in the roofing industry, a lifetime warranty has a term of 50 years. In year ten, the warranty coverage for the product is 20% less than in first year, meaning that you would receive 80% of the value of the product if you had a warranty claim in the tenth year. Warranty coverage is pro-rated over the 50 year term, which means that each year into the warranty period, the coverage amount decreases by 2%. These details are usually explained in the small print on the contract, so be sure to read your contract thoroughly and if you have any concerns regarding the warranty, address them with your contractor before you sign a contract. If a company you have dealt with happens to go out of business, more often than not you will be out of luck with respect to the labour or workmanship component of the warranty; however the warranties provided by the product manufactures should still be in place. At the end of the day a warranty is only as good as the company who stands behind it, so make sure you choose a reputable contractor and supplier that have a proven track record in the industry.
