Seasons change, trends change, our interests change. Change is good. Sometimes we get so used to our homes being exactly what they are, that we don’t realize we’ve changed and our homes haven’t kept up. It’s a hard call – you don’t want to get rid of perfectly good furniture – especially the investment pieces – and you don’t have to. Sometimes changing up the accessories, painting, finding a new focal piece or moving things around to freshen the space up is enough to make that change. In the article Love Where You Live (p 34), Laura Le notes how many clients have her come in to stage their home and then realize how much they actually love their home – that it just needed an update.

Running January 13th to 15th, 2017, at the BMO Centre at Stampede Park, it’s being headlined by some of your favourite HGTV Canada show hosts. Designer and host of Love It or List It Vancouver, Jillian Harris will be on stage with her partner, Justin Pasutto. These new parents are currently undergoing their own home renovation and will share insights on compromise and communication – living and loving through a reno. Contractor Mike Holmes Jr. of HGTV Canada’s Holmes + Holmes will also be headlining the show, taking the stage to offer Calgary’s homeowners the way to get it done right, the first time. Also headlining, designer Danielle Bryk of HGTV Canada’s A Bryk at a Time will be sharing what it takes to succeed at renovating. Home Decor & Reno caught up with these hosts to ask a few questions about getting into a reno – and what to consider before you do. Home Decor & Renovations: What’s the most difficult part of living through a renovation? Danielle Bryk: I am one of those weird people who is not bothered by drywall dust or cooking from a hot plate. I love renovating, and feel that its a great time to simplify and take stock of what you really need to survive or cook a meal (surprisingly little!). I’d say the hardest part of renovating my house was convincing my husband it was necessary. Jillian Harris & Justin Pasutto: We butted heads a lot (we are both very type A and need to be in charge and control), which causes a lot of issues! But taking on our new house renovation project together, we knew it would be the hair that broke the camel’s back with all of the work, commuting, and our baby, Leo, and we made a pact to understand how difficult it would be and know that the other person may screw up. We’re going to save the rest of those details for our presentation! Mike Holmes Jr: The most difficult part about living through the renovation is just that! Living “in” a renovation. When possible, always budget to live somewhere else during your renovation. You don’t want to breathe in all of the demolition dust and VOCs from products while they are being done – and, for the sake of your relationship and your family, stay away from living through your renovation. HDR: How has your perception of your home changed since having a baby? J&J: I have found that I care less about things that I thought I would care so much about. What inspires me now is thinking about every room in its happiest functioning state, including birthday parties, sleepovers, Christmas – that’s what inspires me as we renovate our new home. I want our home to have years and years of memories for our families and kids. I’ve traveled a lot and designed a lot of homes and this home is going to be less about style and more about function for our family.
HDR: How does working on your own home differ from other clients? DB: In my own home I am more willing to take chances and be whimsical and go with my instinct. I think of my own home as a place to experiment, whereas with a client’s home I agonize over every recommendation. HDR: People are always thinking about the aesthetics, what are your top recommendations to consider when starting on a renovation? MHJ: That is the problem. People need to start thinking about what’s inside their walls instead of just aesthetics. My top recommendation is to start from the outside and work your way in. Protect your investment. Properly insulating your home and making sure all of your mechanical is done well is more important than aesthetics. Once all of that is done, then you can worry about the aesthetics. Imagine pouring thousands of dollars into making your home look beautiful and then having your roof leak, or water penetrates your siding resulting in a mould issue. Or worse, having your mechanical fail and having to open it all up. That would be a big waste of money. HDR: Do people come with a very distinct vision, or do they need a lot of guidance? DB: This totally varies. Some client’s know exactly the style they are looking for and others are wide open to suggestions. Either way, the designer guiding the choices is key. There are so many choices and styles out there today that most of my clients get overwhelmed. An objective eye is the key to keeping everything together. HDR: When Loving or Listing it, do you find a lot of people want to move or rather renovate to prepare for baby? J&J: The idea of living through a renovation is daunting at any point in your life, not to mention when you’re pregnant or have a newborn. But honestly I really enjoy the challenge on Love It or List It Vancouver in creating more functional, customized family friendly spaces and proving to them that they don’t need to leave the home they’ve already made so many memories in. HDR: We all hear “kitchen and bathroom” all the time, what are some of the other reno recommendations people should consider? DB: Those are the two most-used and hardest-lived spaces in the home which is why people tend to focus on these. It’s often overlooked, but the master bedroom is one of my favourite spaces to do. I love to create a sanctuary to escape, and I try to recreate the feel of a lush hotel room. Life gets busy – take care of yourself. HDR: Are there any new materials/products that you like incorporating into a renovation? MHJ: There are many new products and materials people should consider incorporating in a renovation. I always like to suggest

including renewable energy if possible. It can be solar, geothermal or products that can make your home run more efficiently and environmentally friendly like drain water heat recovery systems or radiant floor heating. On the material side, there are tons of options too. Products like Ditra and Ditra Heat (or Ditra Heat TB) are a must for any tile areas, in my opinion. You need to think about the longevity of your home and the products in it, not only for your financial purposes, but we also need to stop adding unnecessary waste to our landfills. Then there are many other products that make your home a healthier home to live in – but you’ll have to wait until the show to hear more. HDR: Any tips for couples about to embark on a renovation? J&J: So, so many we’ve learned along the way so far. And actually, Justin and I feel like we still need tips too! But seriously, that’s exactly what we will be talking about at the Calgary Renovation Show: giving tips and tricks of what we’ve learned, issues that we’ve bumped into and how we solved them and, of course, chatting about the renovation that we’re taking on in general. This is our first time presenting together, and it is actually going to be really funny because Justin and I don’t tell stories together very well. We both like to be ahead on the highway and don’t 12 YPNEXTHOME.CA
know how to merge. So it will be very interesting watching us talk for 45 minutes together. But for the most part, we will be discussing being a young busy couple, with a new family all while taking on a new renovation, something I’m sure many can relate to in Calgary! MHJ: My tips would be, create a realistic budget, and make sure you have a cushion to fall on if things don’t go as planned. Sometimes when doing renovations, you don’t know what you’re getting yourself into until you open up the walls. Also, do your homework. Research good quality products and good contractors, get references and check them! DB: Have a contingency fee for couple’s therapy!

WIDE PLANK HARDWOOD and large format tile are popular trends in today’s home decor – not only for flooring but also for feature walls, according local flooring expert Paul Rivington, director of sales for Alberta Hardwood Flooring. “Hardwood continues to be the most popular choice for flooring, with the trend toward wider planks and lighter colours such as natural white oak and washed hickory and oak,” says Paul. “The demand for dark colours and industrial greys is starting to wane in place of natural light and warmer tones, because they work well with any decor and give the home a bright and airy feel. “Wire brush and distressed styles are also trending because they offer a textured look that people are going for on their floors, but also on feature walls and even ceilings,” Paul says. “We’re doing a lot of feature walls in great rooms, stairways and bedrooms because it makes a great statement piece at very little cost. homebuyers, to take just one per cent of their entire home budget and do an amazing feature wall, it’s something that everyone sees and will talk about after visiting your home. Worth every penny!” Besides using wood on feature walls, large format tile is a hot trend, Paul says. “When it comes to tile on the floor or feature wall, the format is getting bigger and bigger every year. In fact, we just installed a 4½- by 10-ft. tile for one client and we’re doing a lot of full-height tile walls in ensuite bathrooms and around fireplaces.” Some other flooring trends to note are: vinyl plank flooring, which has grown from commercial into residential; laminate due to great new colours and sharp price points; and carpet to add warmth to bedrooms and basements. THINKING ABOUT AN
ADDITION TO YOUR HOME? Here’s what you need to know about energy efficiency by VANESSA GASH
ALL NEW HOUSES CONSTRUCTED IN ALBERTA now have to meet new energy efficiency requirements that save energy on the day-to-day running of your home. The 2014 Alberta Building Code (ABC) added a new section called Section 9.36 Energy Efficiency to help reduce greenhouse gas emissions of houses and small buildings. This section talks about minimum efficiency on your furnace, hot water heater, minimum standards on thermal performance for windows, walls, roofs and more. If you are a homeowner contemplating an addition to your house, you should investigate what these changes will mean for your project. Energy efficiency is different from many requirements in the building code because it is not a single item. It is the combination of many building components that contribute to your home’s efficiency. 16 YPNEXTHOME.CA

Adequate amounts and continuity of insulation Suitable windows and doors Continuity of air barrier The efficiency of equipment used for heating, ventilation and hot water
Although these items were previously included in the building code, the way we look at them and determine whether a house meets the requirements has changed. For example, where the building code previously specified the minimum amount of insulation (RSI value) for different locations (R20 -as listed on insulation packaging), it now requires calculations for effective RSI. Effective RSI includes things like the spacing of framing in the wall and additional members at corners that can reduce the actual value of thermal resistance in the wall. These types of

changes give a more accurate depiction of what is installed and how a house performs than were previously checked. Since energy efficiency is variable in nature, the new requirements also allow for varying degrees of flexibility in the design. For this reason, Section 9.36 provides three separate paths of compliance. Each method has different requirements for your building permit submission. The first and most simplified method to comply is called the prescriptive path. This is the method you are currently familiar with for code compliance. It means that you follow the requirements in the building code for all the items. This method requires the least amount of calculation and may be the easiest for those not planning to hire a professional. The reason some may choose another method is because this path is most likely to change conventional construction methods or assemblies. For example, this method may require thicker walls to contain higher insulation values or changes to the construction methods contactors typically use. On your building permit application for this path you will be required to provide the ABC 9.36 summary form and the information on your drawings. The second method is called the trade-off path. This uses the prescriptive method but allows above ground envelope items to be traded off for other items. For example, if you were to upgrade the effective RSI value of your roof insulation, you could potentially reduce the wall insulation value to meet current conventional construction installations. Using the ABC 9.36 summary form and the trade-off calculation forms, you would show that the overall energy efficiency is the same. Some calculations are required either by hand or using software. The final path is called performance modeling. This method requires the applicant provide computer modeling of the design and a reference model. Although professional involvement is not mandatory, and software is available for free from the National Research Council, knowledge and understanding is required to prepare the documents. You should likely only use this method if you are hiring a professional familiar with
preparing energy models. The advantage of this method is that it provides maximum flexibility in design. You are not restricted to only trading specific above ground components. Applying for a permit under this method will require the ABC 9.36 summary form and detailed modeling report output indicating all required information in ABC 9.36.5. Additionally, a blower door test to confirm compliance after the addition is built may be required, depending on your design choices. It is important to know that these requirements will only apply to new additions. Renovations inside a house and existing homes receiving an addition are not required to upgrade to meet new energy requirements. Although the addition of Section 9.36 in the ABC will ensure a minimum standard for energy efficiency, leading to construction of better buildings in some cases, it has added a new layer of complexity to the building permit process. If you do not feel comfortable with preparing drawings or designing to the new requirements, it is always advisable to hire a professional competent in the area. Proper planning can save time, money and stress in the long run.

IF YOU ARE FORTUNATE ENOUGH to escape the snow for a lovely tropical getaway where you will not only be basking in the sunshine but also shopping at delightful local markets filled with irresistible artifacts and memorabilia to bring back with you, please stop before you buy, and give your home a thought. Before you purchase that oversized Mexican hat, or that intriguing and carefully crafted sculpture ask yourself where in your home it belongs. Too often we are seduced by that fabulous piece of furniture, that “must have” set of accessories or piece of art and 18 YPNEXTHOME.CA
acquire them without sparing a thought for exactly where they will be placed in your space. There are far too many oversized sofas forced into bay window areas, or gargantuan bar stools encroaching upon living spaces. There are pieces of art that are too small or hung too high, or so many collectibles that they end up looking like clutter and become overwhelming. Successful interior style and design is sympathetic and sensitive to the actual architecture of the space. Think about the first time you walked into your home when it was empty. Just walls, doors, windows and floors,
and probably the light fixtures - a blank slate waiting for your furniture and belongings to make it your own. When potential buyers or renters walk through a vacant property and decide that this will become their home, there is something about it that appeals to them. An empty house has a voice. The architectural features, style and characteristics need to be heard to create a beautiful interior. Take the time to listen. Observe the details in the trim, the placement of doors and windows. Notice the vaulted ceiling, the bay window or a decorative niche. Take the time to look at the view through a window and the sightlines down hallways. Watch the passage of natural light– bright morning rays streaming in through the windows early in the day, and mellow
light softening the shadows later in the afternoon. Note the design of the fireplace, the height of the mantel. Look for features that break up larger rooms into smaller areas, such as changes in ceiling heights or floor levels, placement of windows, pillars or half walls, as well as spaces that lead into one another. Try to define the style of the home and consider whether the current paint colours and finishes are appropriate, and whether they work with your furniture and aesthetic. If you have been in the home for a while and feel as though some of your rooms just don’t feel quite right, empty them and start over again. Assess the space and identify the focal the point. This could be a lovely view through a window or a

charming fireplace. Look at the architectural features – welldesigned homes are often sculptures in their own right – and extend that into your design. Be attentive to the style and note whether there are elements of, for example, craftsman or more traditional styles, or whether it is sleek and contemporary with beautiful clean lines. Embrace empty space and do not fill every corner – and especially not every cabinet top. Cluttered and overly decorated homes feel as though they cannot breathe. Each wall does not need to have something hanging from it. Play with the incoming light once you have seen where it lands, and find decorative elements to accentuate it, such as reflective or glass surfaces. If the space itself is an issue in that there is not enough of it, turn to the strategies used by professionals – use glass tables, sofas that have longer legs so the space beneath can be seen, harmonious low contrast colour schemes and creative storage solutions. Do the colours flow seamlessly from room to room, and are the fixtures and fittings of consistent, complementary styles throughout? Do the window treatments actually enhance your windows, or simply cover them up? Maybe this is where to start when planning renovations – create an intrinsically beautiful shell, sufficient to itself, before filling it with “stuff”. If you can accomplish this (consider obtaining the advice of a decorating professional for ideas if this is a challenge), you will need far less furniture and accessories to create a perfect place, and the investment in the property will yield a return in the years to come.

I recently received an email from someone living in a rural community who was wondering if building codes are applicable for constructing a Quonset?
Safety codes officers have a duty to confirm through the permitting and inspection process that steel building systems, such as a Quonset, are in compliance with the 2014 Alberta Building Code (ABC 2014) and certified to the CSA A660 standard. CSA A660 is referenced under Article 4.3.4.3. in the ABC 2014 and requires steel building systems to be manufactured by companies certified to the CSA A660 standard. Steel building systems are defined in the CSA A660 standard as: “an integrated assembly of manufactured steel primary structural components, secondary structural components of any material, and cladding of any material, specifically designed by the manufacturer to support and transfer loads and provide a complete or partial building shell.” The CSA A660 standard requires that the manufacturers’ production facilities, staff and quality as-surance systems be certified by an independent certification agency. The manufacturer will provide a “Certificate of Design and Manufacturing Conformance” signed and sealed by a registered professional for each building project.

ARTWORK IS OFTEN overlooked in a
home but if you choose the right pieces, combinations, colours and frames you can create a statement that is jaw dropping – even in the tiniest of spaces! Here are my top five tips on how to incorporate art into your small space: 1. You don’t always have to hang artwork. I love the look of layering on top of a hutch or buffet. Add in a few eclectic pieces and you can truly create an artwork statement in your space. 2. Got vertical in a small space. Although floor space might be at a premium you can always look up. For this tiny space we chose great pieces from an online source called Posterjack, added in some faux stag heads and let me tell you – this space certainly makes people look twice. 3. Artwork isn’t only for adults either! Kids love to display their art and be inspired by fun quotes and inspirational images. I like to choose artwork for kids’ rooms that will grow with them. 4. From the moment you enter, it’s the perfect time to set the tone for the decor in your home. Art pieces don’t need to be limited to the living room or dining room; bring it right into your front foyer to welcome your guests! 5. Finally – get creative! Think outside the typical places you might put artwork! Find little nooks and empty spaces that might otherwise sit empty and dress them up with a great piece or two.

Knowing this before you start will help you make the right decisions about your project. When you work with a professional, you can renovate with confidence, knowing that you’re working with someone who understands the rules and regulations that go along with home construction. Talk to several renovators and choose one that you are comfortable working with. A great resource is RenoMark.ca, an online database of professional renovators, trade contractor or custom builders. Professional renovators have legitimate business licenses, are insured and offer warranties on their work. They regularly attend educational seminars and have a strong knowledge of municipal by-laws and building code – two very detailed sets of standards that rule projects large and small. Before you start construction, your renovator should provide you with a detailed written contract outlining the scope of work, project timelines, payment schedules, warranties and how to handle any changes. If you don’t sign a contract, chances are that you’re not working with a professional and will have no legal recourse should you receive substandard work. Your renovator is your partner in realizing your vision for your project so keep the lines of communication open and check in on progress regularly to ensure everything is going as discussed. 24 YPNEXTHOME.CA

ARE YOU FEELING BEATEN BY YOUR SMALL SPACE? Have no fear. These savvy strategies will help you find space you didn’t know you had.
Maximize space inside your closets It’s important to make every inch of your valuable storage real estate count. Group like with like and place things in the closet closest to where they will be used. If space is really tight it can be more efficient to group like shapes together. I chose a slim line laundry hamper from Neatfreak (neatfreak.com) to use in my foyer closet to contain awkward items such as a yoga mat, 28 YPNEXTHOME.CA
vacuum wand, wrapping paper rolls and my tennis racquet. Very sturdy Neatclips allow me to make use of the space above the hamper by hanging bags or boots from the top bar. I added coordinating bins on upper shelves which stack and provide discrete yet spacious storage for a variety of lightweight items such as off-season hats and mitts, cooler bags and cleaning cloths.
How to fit it all in one room In one large room that must serve as kitchen, dining and living space, it can be challenging fit it all in. Getting clear on what you
need to cook, eat and relax comfortably is important to guide your decisions. Two islands from IKEA (ikea.ca) expanded both the counter space and storage. A smaller footprint desk, also from IKEA, works well as a regular dining space for two. Simply moving the wheeled islands and using them as a buffet opens up more elegant dining for four. This tight design left ample space for two sofas in the living space, perfect for conversation.
Choose space-saving products In a small space there are often smaller appliances, so saving space in the fridge and freezer becomes even more important. I look for products that nest and compact, but I hadn’t thought about appliances that would help me do the same until I got to try the FoodSaver (foodsaver.com) vacuum sealer. While helping you keep your food fresher longer also helps maximize your food storage space by removing air from packages. If you pre-freeze liquid items into uniform shapes in a storage container, you can get even more out of your storage space. I now have a fully stocked fridge with soups, vegetables, meats and fish, all of which I can see easily.
Homesense (homesense.ca) and was able to find stunning furniture, accessories, carpets and curtains all complementary to my design theme. I scored gorgeous, small scale marble and gold metal coffee tables, an ivory and grey wool rug to soften the space and add warmth, and a curvy-lined condosized wood-edged sofa with a low enough profile to avoid compromising my view. I stacked an LED wax candle (that looks entirely real and has a four hour timer!) in a hurricane glass on top of a shiny gold box, to hide my black PVR. Here fashion hides function!

WINTER IS A SEASON a majority of Canadians do not look forward to or enjoy. While we may not always relish the snow and cold, winter does give us a time of rest after the other, more busy seasons. It is also a great time to plan how to have those outdoor living spaces created that you have been longing for! There are a few steps that you can take to help save yourself time and money before calling your favourite landscape designer/contractor. 30 YPNEXTHOME.CA
BUDGET: Budget planning is critical, definitely the first step to take. Generally speaking, a welldesigned and constructed landscape that works with your site and home will increase property values. The term “curb appeal” refers to the attractiveness of your home and front landscape when potential buyers drive by or pull up to view.
But, of course, your home is not all about investment, it is your home, your place of refuge – where you retreat to after a long day, and where you entertain family and friends. Which takes us to step number two, once you know how much your budget is, wants and needs.
WANTS AND NEEDS: Step number two can be more work than planning your budget, but most people find it more enjoyable! Start with your needs ,and then list your wants in order of priority for you. Ask yourself the following questions and make notes of your answers to share when you start the design and quotation stages. » Do you want to entertain in your outdoor living spaces? If so, do you want to cook for groups of family or friends in an outdoor kitchen/ grilling station and dining space? Or would you prefer to entertain in an outdoor living area with big overstuffed sectionals, sofas and chairs with coffee or cocktail tables? Do you need or want both?
» Do you need a play area for your children? If so, keep in mind what kind of teenager or adult space that area could become in the future. » Do you want quiet, contemplative areas, such as a spa under a pergola or a meditation area? Would you prefer a gardening area? » Do you need or want: storage sheds, potting sheds; a studio; a putting green; a sports court? » Do you have pets that need their own play or bathroom areas? » How many hours a week do you have to spend on maintenance? What types of maintenance do you want to do?

Winter is a season a majority of Canadians do not look forward to or enjoy. While we may not always relish the snow and cold, winter does give us a time of rest after the other more busy seasons. Try to think of all the ways you will truly use and enjoy your new outdoor living spaces. You are now pretty well equipped to meed with your landscaper of choice. Together you can determine where the most practical places are to put your outdoor living areas, taking into consideration your site, the flow between the indoor and outdoor areas and the views from inside. The architectural style of your home should play a role in the landscape design, but your own personal style should also have some influence. In my opinion, pergolas, gazebos and other outdoor structures should be the same style as the house. I like materials – or at least the colour palette – to flow between indoors and out. I find most people are automatically drawn to gardens and outdoor spaces in a style similar to their homes, that is, clean simple lines for walkways and patios and minimalist plantings if they live in a contemporary home. People with traditional homes tend to lean towards curved patios, walkways and borders or beds but there are exceptions to every rule – and this is where your personal style should dictate getting you the perfect outdoor spaces, just for you!

WHETHER YOU ARE SELLING OR STAYING in your home it is important that each space makes you happy. As a professional stager it has happened many, many times that I have been hired to get a property ready for sale and upon completion of the staging the seller has said “I should have done this years ago! Maybe I should stay here because now it is so nice!” This comment may have been the result of a change in the paint colour, or the addition of artwork and accessories to create another layer to the possessions they already have in the house, or completely staging a property after they have
moved to their new home. I have discovered a lot of people are living in their homes surrounded by stuff they do not necessarily like, let alone love. Sometimes it was purchased when they left home for their first apartment and they have had it for 20 years – or someone has given them their old stuff when they bought new. I do understand, style and design are not paramount in everyone’s life (that is why I have a job… thankfully), but it is so important to look forward to being at home and having friends come over and not feel like we have to make excuses

about our stuff. To me, the best feeling when visiting someone’s home – whether it is a friend’s or client’s – is that it reflects them and their personality. I have friends whose homes are not put together with design in mind, but every single thing they have they absolutely love, and each piece has a story. The best consultations for me are those homes in which clients have travelled around the world. They enjoy telling the stories of how and where they picked up a particular piece and I love hearing them and seeing the excitement on their faces. The majority of my clients make consistent choices when decorating their homes whether they are traditional or contemporary, the colour selections are usually through the home as well. As a whole, most of us know what colours we like, and those that we don’t. I do find the decor choices are sometimes on the small side, and challenge those clients to remove the small accessories or artwork and replace with larger scale items. Those tend to have more impact and look less like clutter. If you are living with furniture, artwork or other things you do not love, they should not be there. Perhaps you have a family member that does love that particular item – or, there are several charities to donate gently used items to. Some will actually pick up from your home, just be prepared for a little bit of a wait, as they can be very backed up as far as pick-ups go.

Hiring a professional to assist with decorating your home can be very cost effective and the end result will be fabulous. Each item will have been selected to enhance the existing pieces that the client has and loves, to create a cohesive and polished design. Our homes are our castles and it imperative that we look forward to being there and to sharing it with friends and family.

This Price Guarantee excludes insurance claims, free offers, gifts with purchase, gift cards, gift certificates, rebates, clearance or close-out prices, credit or financing programs, used, damaged, or display merchandise or products. Discount applied before taxes and environmental stewardship fees or other levies, if applicable. This price guarantee cannot be combined with any other offer.
