New home experience

Make wise choices and enjoy the process

W

hen only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Obtain a lawyer who is willing to review your offer and close the deal; ›› Don’t be persuaded by high pressure sales tactics while you’re out shopping; ›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process. We hope you enjoy this issue of New Home Guide. Let us know what you think! We’d love to hear from you.

What’s in a development charge? Future homebuying ability could be at risk if fees continue to rise unchecked

I

f you’re a regular – or even new – reader of New Home Guide, you’re likely becoming more familiar with this term – development charges. Indeed, a number of industry voices are speaking out on the matter, in increasingly vocal fashion. But just what are development charges, and why, as a prospective new-home buyer, should you care? In short, the fees are those applied by various levels of government when new homes are built, to pay for new infrastructure such as roads, transit and other necessities. The answer to the second question is more important: you should care because the fees are rising exponentially, have been for years, and they’re occupying an increasingly high portion of new-home costs. So, what can you do about it all? Aside from joining the industry’s lobbying for government to wrestle control of the increases, buying sooner than later will help you avoid higher development charges. That, and educating yourself on the issue as you go through the homebuying process.

Calgary among the top cities in economic performance

After growing by 4.3 per cent in 2012, real GDP in Calgary will increase by 3.3 per cent this year and improve slightly to 3.4 per cent next year. Saskatoon and Regina are forecast to be

the fastest growing census metropolitan area (CMA) economies in Canada this year, but Calgary is right up there, according to the Conference Board of Canada’s Metropolitan Outlook, Autumn 2013. “Saskatoon and Regina continue to sizzle. In 2013, both economies are expected to grow about three times as fast as the overall Canadian economy,” says Mario Lefebvre, director, Centre for Municipal Studies. “Vibrant job markets in Saskatoon and Regina are attracting newcomers from all over Canada and abroad, boosting population growth and spurring demand for housing.” Thanks to strength in the goods producing sector, Saskatoon’s economy will expand by a significant 5.2 per cent in 2013, before easing to a still-strong 3.5 per cent in 2014. The city’s employment, which rose a robust 4.7 per cent in 2012, is expected to grow by an even stronger 6.1 per cent this year. Following real gross domestic product (GDP) growth above five per cent in two of the last three years, Regina’s economy will also continue to expand at a brisk pace. Regina’s economy will grow by five per cent this year and 3.9 per cent in 2014.

Meanwhile, energy-related investment in Alberta continues to drive gains in Edmonton’s construction, primary and manufacturing sectors. Edmonton’s economic growth is expected to come in at a solid 4.2 per cent in 2013. Calgary’s economy will moderate in 2013, mostly as a result of the floods that hit the region this past summer. Even so, healthy gains in the goods sector will make up for an anticipated slowdown in the services sector. After growing by 4.3 per cent in 2012, real GDP in Calgary will increase by 3.3 per cent this year and improve slightly to 3.4 per cent next year. Real GDP in Vancouver is expected to increase by only 2.2 per cent this year, due to slowdowns in both the manufacturing and construction sectors. A decline in manufacturing and a weak services sector will limit Toronto’s real GDP growth to 1.6 per cent in 2013. In 2014, improved global economic conditions will drive demand for manufactured goods, boosting the economy by 2.7 per cent. Winnipeg’s economy is expected to expand by a modest 1.4 per cent in 2013, hampered by weak growth in manufacturing and slow employment gains. oct 11 - nov 8, 2013 | New home Guide 09

bring a new look to inner-city homes

D

reaming of a spacious new home but don’t want to sacrifice that 10-minute commute? Now you don’t have to choose. That’s the message Prominent Homes is sending new-home buyers with its entry into the inner-city market. With more than 20 years’ experience building custom estate homes, Prominent Homes is bringing its signature innovative, flexible and functional designs to Calgary’s most sought-after neighbourhoods. Prominent Homes’ first inner-city home is already turning heads. Located in Altadore, this luxury duplex won the Canadian Home Builders’ Association (CHBA) 2013 Alberta Awards of Excellence in the category multi-family townhome or duplex over $400,000. It was also a finalist in both the 2012 CHBA National Sales and Marketing (SAM) Awards and the 2012 CHBA Calgary Region SAM Awards.

Marrying elegance with function, these homes also feature ample storage space, a double garage and a developed basement. 10 New home Guide | oct 11 - nov 8, 2013

“This was one of our first infill projects,” says Ralph Smith, vicepresident, sales and marketing. “This award shows that we can build you an award-winning home inside the city – or out in the suburbs.” But what’s the secret behind Prominent Homes’ success? “These are not your standard infill plans,” says Smith. Featuring vaulted ceilings, an open floor concept and an abundance of natural light, these designs invoke a sense of space and comfort. The main floor is ideal for entertaining, with a natural flow that allows guests to mingle. Caesarstone countertops in the kitchen and German-engineered hardwood floors give added warmth to the home’s contemporary feel. If you’re looking for a little pampering, the master bedroom offers a spacious ensuite with dual showerheads and a soaker tub perfect for luxuriating. A generous walk-in closet and his-and-her sinks mean you won’t be fighting with your partner for elbowroom. Marrying elegance with function, these homes also feature ample storage space, a double garage and a developed basement. “We want to make them beautiful and efficient at the same time,” explains Pal Shergill, general manager. “With infills, there are so many identical floorplans. We want to make something truly unique.” Based on Prominent Homes’ award-winning Altadore design, two more homes are currently ready for possession – but Smith warns they will not stay on the market for long.

With one located in Parkdale and the other on 49th Ave. SW, these homes offer the benefits of an established neighbourhood plus the convenience of being only minutes away from Calgary’s trendy shopping and restaurant districts. Residents also avoid the headaches of Calgary traffic with easy access to most major routes.

Ranging in size from 2,880 to 4,200 sq. ft., and including both two- and threestorey options, Prominent Homes’ new designs stay true to its reputation for flexibility, function and beauty. Starting from the $800,000s, Prominent Homes’ inner-city homes will appeal to everyone from growing families who don’t want to sacrifice location for space, to retirees who want to stay close to their favourite shops and restaurants. Starting from the construction and design process, new home builders in the Calgary region are addressing the indoor environment. Good indoor air quality begins with solid construction that prevents air leakage and moisture penetration, eliminating dampness and cold spots. The new processes used today not only increase comfort, but also prevent mould growth. So, exterior walls are well insulated with air barriers, vapour retarders and caulking, and energy-efficient windows, which help prevent condensation, are expertly installed. As well, mechanical ventilation is built into every new home, using exhaust fans to get rid of stale or excess moist air that is often generated during the course of the day. Many new homes are built with a heat recovery ventilator, which continuously brings in fresh, filtered air from the outside, while eliminating the stale air. These energy-efficient heating and cooling systems operate cleanly and safely, drawing air directly from the outside and venting exhaust With the leaves changing colour and knowing that

Award-winning community adds

Villas at Watermark by Heather Ryan

T

he most award-winning community in Calgary this year just got even better with the addition of new Villas that combine luxury living with breathtaking views of the mountains. The Villas at Watermark is the newest offering in Watermark at Bearspaw being crafted by Macdonald Development Corporation and consisting of 101 bungalowstyle walkout villas. “We’re really excited about the Villas and grand opening of our showhomes (on Sept. 14) that went exceptionally well; we had over 500 people go through the showhomes on Saturday and Sunday,” says Matthew Jones, associate vice-president of sales and marketing. “Since we received overall approval for Watermark in 2008, many people regis16 New home Guide | oct 11 - nov 8, 2013

tered their interest in the Villas on our website,” he says. “Over the summer, we allowed those who had been patient for the last five years to purchase, so by the time of our grand opening we were already 60 per cent sold in the first phase of 32 homes. “We’re now up to 75 per cent sold, so the response has been amazing and we anticipate that soon we’ll be in a position to release the second phase,” Jones says. Situated on a gradual slope in the hillside on the eastern end of Watermark, the Villas at Watermark location allows for spectacular, panoramic views of the Rockies from every home. “The biggest attraction is the tremendous views,” Jones says. “All the Villas have been oriented to maximize the views and they all have large picture windows and big decks so everyone can enjoy them.” The Villas offer approximately 2,000 to 2,600 sq. ft. of developed living space on two levels with two or three bedrooms, 2.5 to 3.5 bathrooms and front attached double

garages. There are four floorplans available – three with the master bedroom on the main and one with the master on the walkout level creating an expansive mainfloor entertainment space. “People are really impressed with the level of finishings throughout,” Jones says. “We wanted to offer people a luxurious package so there is no need to upgrade.” Although, buyers can upgrade to items such as Wolf appliances or adding a wet bar in the lower level. The well-appointed interiors feature standard finishes such as either Caesar-

stone or granite countertops, wide plank engineered hardwood flooring, 10-ft. ceilings, stainless steel appliances, built-in wine fridge and builtin TV in the kitchen, large flat surface islands, in-floor heating in the ensuites and Hunter Douglas blinds. “The Villas were designed by well-known Canadian architect Ray Letkeman, who does a lot of resort work around the world. Ray has created a Frank Lloyd Wright meets the Rocky Mountains feel,” Jones says, noting the homes blend contemporary and Prairie styling highlighted by features such as low slung rooflines and an abundant use of wood and stone. At the Villas, residents can enjoy a lock it and leave it lifestyle while enjoying Watermark’s amenities that include the gorgeous network of cascading ponds and streams, 46-acres of parkland, five kilometres of paved trails and a central plaza. Watermark is minutes from Glenbow Ranch Provincial Park, within walking distance to the Lynx Ridge Golf Course and short drive from the Bearspaw Golf & Country Club. Situated off 12 Mile Coulee Road, residents can access a variety of shops, services, restaurants and the LRT at Crowfoot and Crowfoot and Stoney Trails are nearby for ease of getting downtown and to the airport. Pricing for the Villas starts in the low $700,000s plus GST. For more, visit the four Villas showhomes, open noon to 6 p.m. Monday to Thursday, and noon to 5 p.m. Fridays and weekends, or visit villasatwatermark.com

Hard hit flood communities receive trees in recognition of 75th anniversary One hundred days after being devastated by floods, the community of Hampton Hills in High River will look greener and brighter, as it becomes the home of 75 seedling trees. On Sept. 27, employees from the Alberta credit union system planted trees in recognition of the 75th anniversary of the Alberta credit union system, and to aid in the recovery of the community and lift the spirits of its residents. Hampton Hills was one of the last communities to re-open after the June floods, with water and sewage remaining in the area for three weeks. High River is one of three communities where Alberta credit unions are planting 75 seedlings and a commemorative tree in each town centre. Banff and Okotoks are also receiving the tree donations, as part of Alberta credit unions’ post-flood recovery efforts and their 75th anniversary. 18 New home Guide | oct 11 - nov 8, 2013

“Alberta’s credit unions belong to the communities they serve, and we want to create a meaningful difference for our members, for our towns and for all of Alberta,” says Graham Wetter, CEO of Alberta Central. “We are celebrating our 75th anniversary by planting trees because we care about the future of our communities, and want to be part of their growth and prosperity. Planting trees in flood-impacted communities is a demonstration of our values and the credit union philosophy.” The commemorative tree was planted in downtown High River by Mayor Emile Blokland and other members of town council. MLA Kyle Fawcett, Associate Minister of Regional Recovery and Reconstruction for Southwest Alberta, and Okotoks Mayor Bill Robertson attended the Sept. 26 planting along the Sheep River in Okotoks; Banff Mayor Karen Sorensen attended the Sept. 25 planting in Banff’s Central Park. The tree plantings took place during National Tree Week, Sept. 23 to 27. The Alberta credit union system has been around for 75 years – creating opportunities for more than 648,000 members, promoting growth in local communities and encouraging the cooperative model in Alberta. Alberta Central is the central banking facility, service bureau and trade association for Alberta’s credit unions. The organization is an advocate of the financial cooperative model, and provides leadership and support to the 33 credit unions and more than 200 branches it represents.

HST would restore Alberta advantage: REPORT

THE THOUGHT OF PAYING ZERO PROVINCIAL income taxes may seem like fantasy to Albertans. But, if the province were to implement a Harmonized Sales Tax (HST), it could be reality for a large portion of the population. In a recent report published by The School of Public Policy, authors Jack Mintz and Philip Bazel examine the effects that introducing a provincial HST of eight per cent (combined with the five per cent GST) would have for Alberta’s citizens, government revenue and the province’s business environment. “It would enable the province to raise the income-tax exemption from $17,593 to $57,250, making it possible for couples to earn up to $114,500 free of any provincial income taxes,” the authors write. “In addition, the province could lower income tax rates for income over that amount from 10 to nine per cent as well as introduce a low-income sales tax credit.” Mintz and Bazel argue that Alberta currently relies far too much on corporate and personal income taxes rather than consumption taxes (like an HST) and that this is detrimental to the economy because it makes the province less attractive to investment. “With the revenue from the HST, Alberta would have the capacity to lower its general corporate income tax from 10 to 8.43 per cent, reducing taxes on investment,” the authors write. Meanwhile, the prospect of capturing the HST associated with non-resident tourism is another benefit for all Albertans. HST associated with non-resident consumption currently represents forgone revenue for the province of around $800 million. This revenue could be used to fund public services along with a $1.3 billion transition payment from the federal government. The idea of an Alberta sales tax has been floated before, with many politicians taking a fi rm stance against it. One possible counter-argument is that there would be a high cost of implementation. However, Mintz and Bazel quash this concern, arguing that an HST could easily be administered using the same collection mechanisms already in place for the GST. “The task of persuading the public must fall to bold politicians,” they write. “But if provincial legislators truly value tax fairness, competitiveness, and the future fiscal stability of the province, they have a duty to convince voters that an HST is the right choice for Alberta.” OCT 11 - NOV 8, 2013 | NEW HOME GUIDE 19

Calgary among Top 10 IN THE WORLD FOR ECONOMIC DEVELOPMENT

THE CITY OF CALGARY HAS AN EXCITING STORY TO TELL, A

story of North-West Mounted Police and whiskey traders, of cowboys and outdoor rodeos, of city-wide fires and sandstone mining operations, and much more recently, a story of top awards from leading research institutions and media groups around the globe. Being born and raised in Calgary, it’s exciting to see my home town receive such prestigious awards and continue to push the boundaries it has set for itself over and over again. After all, it isn’t an insignificant task to be named the fifth most livable city in the world for four years in a row. It also isn’t easy to rank as the top city to raise a family and live in Canada, considering how many other wonderful cities our nation has. But wait… did you hear we are also at the top of the charts for economic development? GLOBAL CITIES REPORT PUTS CALGARY AT THE TOP Calgary has been named one of the top 10 leading cities in the world for economic development. The Global Cities report, released by the University of Toronto’s Martin Prosperity Institute in August 2013, evaluates the “3 Ts of economic development” – Tolerance, Talent and Technology, along with Quality of Place. It placed Calgary as ninth overall. Here are the three Ts and Quality of Place, as explained by the Martin Prosperity Institute: Tolerance – Places that are the most accepting of new ideas tend to attract a skilled workforce from around the world, resulting in more talented, capable workers and technological advances. Talent – Entrepreneurial, skilled and motivated workers are a key element of economic development. Technology – Another integral part of economic growth is technology. Quality of Place – The unique attributes of any given place that make it desirable and an appealing place to live. High-ranking cities offer a broad range of these places for people from all walks of life. It’s no mystery that Calgary is an extremely tolerant city, with more than a quarter of its population foreign born; is technologically advanced, with innovative new technologies in a wide range of industries; and is a talented city, with its labour force having one of the highest levels of educational achievement in the world, according to Calgary Economic Development. 22 NEW HOME GUIDE | OCT 11 - NOV 8, 2013

World recognition as a city has opened up many doors for Calgary real estate. Now is a great time to buy, as our consistently strong economy continues and tens of thousands of migrants move to Calgary every year, increase the demand for both property rental and ownership opportunities. A BRIGHT FUTURE If the past is any indicator of what’s to come for Calgary, it’s safe to assume that there will be many more awards and recognition in the years ahead. Let’s not forget that we are part of that bright future, and reap the benefits of living in such a wonderful city. So let’s keep on doing our parts and set the bar higher, again and again. See you next time Calgary!

ith super-sized options to create a stunning kitchen and luxurious ensuite, Shane Homes boosts the wow factor in its Tofino showhome in Cranston. “We’ve had this showhome open for about a year, and it’s received a great response from people who love the open concept main floor,” says area manager Michael MacLean. “The super kitchen wows people with the built-in appliances, the cabinets to the ceiling and the huge flat surface island, which is great for entertaining,” he says. “They also love the owners’ retreat with the ensuite, the kids’ bedrooms, which are massive, and the central bonus room.”

28 New home Guide | oct 11 - nov 8, 2013

“Everyone likes the super kitchen and super ensuite,” he says. “This home has numerous great features, and it offers a very flexible plan for larger families with fourand five-bedroom layouts options. It’s the number one plan we sell.” From its richly dark toned hardwood floor on the main, to the towering open to above ceiling at the entry, there is a lot to love about the 2,449-sq.-ft. Tofino showhome. The open foyer offers plenty of space including room for both a bench and a hall table, and you’re treated to dramatic views of the second floor, as well as the rear of the home through open rails on the stairs. Off the entry, the flex room has a distinc-

Down from the entry is a half-bath, and a large mudroom is located off the garage entry with built-in seat and walk-in closet. The gorgeous kitchen is highlighted by an expansive central granite-topped flat surface island with dining ledge providing substantial space for food prep and socializing with guests. The kitchen is warmed by espressotoned cabinetry that rises to the ceiling and offers a nice contrast to the ivory granite countertops and mosaic tile backsplash. Other delectable features include a tall, built-in wine and glass rack above a serving counter, built-in wall oven with microwave above, corner pantry and a sleek cook top. Adjacent to the kitchen, a bumped out nook offers plenty of space for hosting dinner parties, and a beautiful hutch is built into a niche matching the kitchen’s decor.

The great room features a modern Cosmo rectangular fireplace built-in into a decorative tiled hearth with a niche above for a flat screen TV presenting an elegant, contemporary look. At the top of the stairs, going around either side of a partial wall, you’ll discover a fabulous central bonus room with a built-in entertainment unit complete with large TV niche and flanked by tall, decorative lit niches. Just to the right is the upstairs laundry room. The huge owners’ suite can easily accommodate a king-size bed and additional furniture, and just off the bedroom a coffee/juice bar separates the massive walk-in closet from the inviting ensuite that features a step up into a corner soaker tub, oversized walk-in shower with floor-to-ceiling tile, and dual sinks separated by a make-up counter, all in an expansive granite-topped vanity. Down from the bonus room are two very large secondary bedrooms with walk-in closets, a main bathroom and a built-in desk in a niche in the hall – a perfect place for the kids to study. Genstar

crafting great communities in southeast Calgary by Heather Ryan

D

iscovering desirable land sites and crafting them into family-friendly, master-planned communities offering a variety of home styles, amenities and streetscapes that provide lasting value for homebuyers, has been the goal of Genstar Development Co. in southeast Calgary for more than 25 years. During that time, Genstar has developed the highly popular communities of Lake Chaparral and Evergreen, and is enjoying tremendous success with its current communities – Chaparral Valley and Walden, which present outstanding locations, neighbourhood conveniences and an abundance of greenspaces with parks, pathways, playgrounds and more. Located in the beautiful Bow River Valley, Chaparral Valley presents a small enclave of just 500 homes in a picturesque, natural setting that boasts golf, the river and trails to Fish Creek Park minutes from the front door. The community has been so well received that it’s moving into the final Phase 5, says 34 New home Guide | oct 11 - nov 8, 2013

Development Manager Patrick Briscoe, noting there are still some lots remaining in Phase 4 backing on to Blue Devil Golf Course. In this final phase, Innovations by Jayman is offering single-family homes with single- and double-attached garages on narrower lots for the entry level market and the builder opened new showhomes on Oct. 12. Cardel Homes has single-family homes on larger lots in Phase 5 with some backing onto the storm water feature and municipal reserve, and is expected to open new showhomes this fall. Further Cardel, Homes by Avi and Jayman MasterBUILT are crafting estate-sized homes with front-attached garages. Some of the lots back onto natural parks, which contain the pathway that connects to Fish Creek Park. Homes throughout Chaparral Valley emphasize traditional architectural styling and attention to detail, ensuring an estheticallypleasing streetscape. The community’s appeal is its amazing location by the Bow River and proximity to

Fish Creek Park, and its amenities including the 18-hole Blue Devil Golf Course, the Lil Devil nine-hole course and a central park, which features a distinctive rock wall, playground and a toboggan hill. A new commercial site is being developed, and residents are just minutes away from shops and services in neighbouring Lake Chaparral and Walden. In Walden, Genstar presents a community where families can live, work and play with already established parks and pathways, great local conveniences and a wide range of housing styles reflecting contemporary, urban fusion architecture. This fall, development moved into a new portion of Walden with Phase 12, providing opportunities for people to purchase some exclusive larger homes with a great selection of move-up and estate homes This phase features lots backing onto a naturalized park with larger lots and homes built by California Homes and Cardel Homes, which have fabulous showhomes. Centrex Homes has an exclusive collection of 30 lots on a cul-de-sac selling front-attached garage homes, while Homes by Avi has an exclusive street along Walden Terrace

Walden takes its inspiration from nature’s beauty and Genstar retained native trees and vegetation creating a picturesque setting. offering move-up, front-attached garage homes – both have showhomes. Meanwhile, Avi Urban has started construction Edison crafting three-storey townhomes with two or three bedrooms and double-car garages. The Edison townhomes in Walden provide a unique opportunity to own a modern style townhome with an attached garage that is walking distance from the neighbourhood grocery store. Walden takes its inspiration from nature’s beauty and Genstar retained native trees and vegetation creating a picturesque setting. Residents also appreciate having established conveniences within walking distance at the Gates of Walden, which include a Shopper’s Drug Mart, Starbucks, Tim Hortons, a neighbourhood pub and a soon-to-open Save-on-Foods. Residents in both Chaparral Valley and Walden have easy access to major routes such as Hwy. 22X, Macleod Trail and Deerfoot Trail. For more information on these communities, visit the showhomes, open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., or visit welcometothevalley.ca or waldenliving.ca

Bridges at Williamstown

offers distinctive collection of townhomes by Heather Ryan

A

distinctive collection of three stylish townhomes surrounded by lush greenspace and within walking distance to a new elementary school is making the Bridges at Williamstown in Airdrie a popular choice with new-home buyers. Vesta Properties is crafting the Bridges townhomes in the heart of Williamstown, offering an exclusive mix 81 homes that has proven so successful the Urban Collection released in June sold out in just two months, and sales are going well in the 3-Storey Collection and the Classic Collection, which both opened new showhomes in September. “We had a great response to the grand opening of our new showhomes, with a large crowd of people going through them over the weekend,” says sales manager A. J., noting the showhomes feature Hampton and Forest in the 3-Storey Collection and Dover and Ellington, the two styles available in the Classic Collection. He says they started pre-selling the 3-Storey Collection, which consists of 32 homes, in July and were already 50 per cent sold by the showhome opening. “The 3-Storey Collection is really popular with buyers because they offer attached two-car side-by-side or tandem garages and an ex38 New home Guide | oct 11 - nov 8, 2013

The homes feature the garage as the first level with no basement, but the Forest offers additional space on the garage level that can be developed. The townhomes present upgraded interior features such as granite countertops, nine-ft. ceilings, maple cabinetry, large islands with breakfast bar seating, full-height backsplashes, fireplaces, laminate flooring, four appliances, full-tile walk-in showers in the ensuites and blinds. Buyers can also personalize their homes by choosing from three designer selected finishes and colour schemes. There are 38 townhomes available in the Classic Collection, and 10 have already been sold. “The big appeal to the Classic homes is they offer larger square footages, full basements that people can develop, and half are walkouts backing onto an environmental reserve,” A. J. says. The 1,569-sq.-ft. Dover and 1,707-sq.-ft. Ellington boast modern open floorplans with oversized windows, spacious three-bedroom plus loft plans and two-car garages priced from $325,000 to $360,000. They also offer the same great interior specs as the 3-Storey townhomes. “We really focused on having different products available to appeal to a wide range of buyers,” A. J. says. “The 3-Storey townhomes appeal to young couples and families, while the Classics draw larger families who want the additional space.” He says a major draw to the Bridges is Williamstown itself, located just off Veteran’s Boulevard in north Airdrie and providing a family-friendly

atmosphere with a small town feel that “offers a safe environment where kids can play,” A. J. says. Residents can connect with nature, as nearly 60 acres are dedicated to parks, playgrounds, pathways and open greenspace, including a 45-acre environmental reserve that features a tranquil setting, Nose Creek, an extensive trail system, pedestrian bridges and benches. There is a new K-4 school, Herons Crossing, open in the community, which it’s expected to eventually expand to Grade 8, and a vast array of shops, services, restaurants, recreation facilities and many more amenities all close at hand in Airdrie. Williamstown is also ideally located just minutes from CrossIron Mills mall, and it’s a short commute to the airport and downtown Calgary. For more information about Bridges at Williamstown, visit the showhomes, open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., or visit vestawilliamstown.com

Alberta Canadian Home Builders’ Association

CHBA–Alberta Awards of Excellence in Housing Winners The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is proud to announce the winners of the 2013 Awards of Excellence in Housing. For the first time in the history of the event, CHBA – Alberta presented Builder of the Year Awards in three categories: large volume, small volume and multi-family. Homes by Avi was named the winner of the Ralph Scurfield Builder of the Year Award in the large volume category, sponsored by RBC Royal Bank. White Eagle Homes received the Builder of the Year Award, sponsored by RBC Royal Bank, in the small volume category. The winner of the award in the multi-family category, sponsored by the Alberta New Home Warranty Program, was Qualico Group of Companies for projects by Pacesetter Homes and Streetside Developments. In addition, awards were presented in 22 other categories to Alberta’s top builders, renovators and developers. Edmonton builders won 14 of the awards, Calgary won six, and one builder from both Red Deer and Lethbridge took home an award. Homes by Avi won four awards, White Eagle Homes earned three, while Landmark received two awards. Other winners were Brookfield Residential, Ackard Contractors, Platinum Homes & Developments, Malbec Homes, Jayman MasterBUILT, Rohit Communities, Prominent Homes, Sterling Homes, Rococo Homes, Galko Homes Master Builder, Marcson Homes, Qualico and Crystal Creek Homes. “We were delighted to receive a record 412 entries this year from all across Alberta. The pride our members take in their work showed in the quality of the submissions. Our cost-review committee and team of 137 judges have done an excellent job of choosing the best of the best. Thanks to all of our sponsors for supporting the awards program. Albertans are invited to visit show homes to see the outstanding craftsmanship, inspiring designs and beautiful materials,” said Jim Rivait, Chief Executive Officer of CHBA – Alberta. Presentation of the awards at the BUILD 2013 conference in Jasper comes at a time the industry continues to demonstrate strength. Housing starts in Alberta were up 10 per cent in the first half of 2013 and new housing activity is forecast to remain at relatively high levels through 2014. These are all strong indicators of a healthy and competitive industry. The complete list of winners follows. The Canadian Home Builders' Association – Alberta (CHBA - Alberta) is the voice of the residential construction industry in the province. It represents over 1,500 business members including new home builders, renovators, developers, trade and supply companies, and professional services.

Canadian Home Builders’ Association - Alberta The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is pleased to present this special publication saluting the finalists and winners of the 2013 CHBA - Alberta Awards of Excellence in Housing. A record-breaking 412 entries were submitted by builders and renovators vying for recognition as the best in Alberta. Strong submissions were also received from companies competing for Safety Leadership Awards. The quantity and quality of entries submitted for the awards program are evidence that our members take tremendous pride in their work. A cost-review committee checked submissions before our 137 hard-working judges took up the challenge of choosing the winners from such a strong field of competitors. New this year is an expanded Builder of Year Award program. Instead of a single award, CHBA – Alberta will present Builder of the Year Awards in three categories: small-volume, large-volume and multi-family. Their exciting designs and innovative layouts demonstrate our industry’s commitment to providing Albertans with attractive homes in a wide range of styles and price points. The big winners are consumers who are certain to find a home that suits them just right in the parade of quality homes built by our members.

Proximity to infrastructure AND AMENITIES MORE IMPORTANT THAN EVER

by WAYNE KARL

EVER NOTICE HOW MANY BUILDERS

boast their new community is “just minutes from shopping, schools and all the amenities!”? And that “Everything you need is “right at your doorstep!”? Indeed, proximity and access to a variety of amenities and essentials – from transit to health care to schools to shopping to recreation – are critical determining factors for builders and buyers alike, for lifestyle and comfort while living there, as well as resale potential down the road. It’s an important topic we’ve written about before in Fundamentally Speaking and elsewhere in New Home Guide. It’s also a topic home building associations across the country are paying close attention

Wayne Karl is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at wayne.karl@wall2wallmedia.com or follow him on Twitter at Twitter.com/WayneKarl

to, as development charges and other fees rise to prohibitively high levels. Consider, for example, that development charges imposed by some local and regional municipalities can reach more than $60,000 per home – costs that are passed directly on to new-home buyers – before a shovel even hits the ground. The latest federal budget provides some hope in this regard, in that it contains measures to increase support for national infrastructure. Says Deep Shergill, president of Prominent Homes, Calgary, and the current president of the Canadian Home Builders’ Association (CHBA): “It’s an opportunity to restore fiscal integrity at the municipal level and fairness for younger generations. At present, many municipalities are financing community infrastructure by transferring the costs into the mortgages of new-home buyers, amounting to more than $5 billion a year.” Municipalities across Canada are lobbying Ottawa to make sure they get their share of available funds to address road and transit needs. Faced with such infrastructure and funding challenges, municipalities typically are also considering other options – including new taxes, road tolls and other fees – to help pay for what’s needed.

Faced with such infrastructure and funding challenges, municipalities typically are also considering other options – including new taxes, road tolls and other fees – to help pay for what’s needed. For homeowners and prospective new homebuyers, then, it is clear that proximity to existing infrastructure and amenities is becoming more important than ever. With continuing immigration, general growth and construction expansion – all happening at a quicker pace than infrastructure improvements – our highways and transit systems will all be tested until everything catches up. As you’re out there shopping for your new home, look around to see how far you are from the nearest highway or rapid transit system that affords you a reasonable commute; and how close you are to health care, schools, shopping and recreation. These communities will be at a premium, now and in future.

How consumers can take steps to

protect their goods in transit The Canadian Association of Movers

(CAM) recommends that consumers learn about the respective liability of movers and consumers during a move and take the necessary steps to protect their property. Moving a home filled with furniture and fragile property to a destination without any scratches, breakage or loss is the sign of a reputable mover. But damage to a customer’s goods can occur even with the best-trained movers. Now, imagine what happens to goods if they are moved carelessly by untrained, scam operators using poor equipment, without insurance. Who is responsible for loss or damage is the most hotly-contested issue in moving complaints. Consumers need to recognize the risks, understand who’s liable and take steps to protect themselves. Homeowner’s insurance probably does not cover your household goods in transit. It’s important that consumers understand what the mover will do in the event of a problem. The consumer must ask important questions and get the answers in writing. Ask what happens if a chair is broken, the contents of a box that you packed are damaged, the contents of a box that the mover packed are damaged or your fine artwork is lost. The liability for loss or damage is shared between the consumer and the mover. In law, a mover’s liability is only $0.60 per pound per article moved and the consumer assumes the remainder of the risk. This means that for a 50-pound TV, the mover’s liability is $30. This coverage is generally not sufficient to protect the customer. Household goods, on average, are worth $10 per pound or more.

66 New home Guide | oct 11 - nov 8, 2013

A reputable mover will offer to accept the customer’s risk for a fee or include this coverage in the price of the move. The fee may be based on either the value that the customer declares for the goods or the $10 per pound average. The mover is not liable for loss of or damage to contents of customer-packed boxes unless there is negligence by the mover. If the consumer has to file a claim for lost or damaged articles, it’s the mover’s option whether to arrange for repair or replacement within limits of the mover’s liability. A mover is only required to replace or repair the lost or damaged piece or pieces of a set – not the complete set. The mover is not liable for damage to mechanical, electronic or other operations of articles such as radios, clocks, appliances and musical instruments, irrespective of who packed or unpacked them, unless the mover performed or arranged for servicing and preparation of these articles prior to the move. Neither is the mover liable for deterioration of or damage to perishables like food or plants. Remember that your computer is replaceable but the data it contains is not. So back it up and, at minimum, carry the backup with you if not the entire computer. Movers are liable only for goods that are disclosed to the mover on the face of the contract – the Bill of Lading. If items are carried by the mover without knowledge and the customer claims loss or damage, the mover cannot be held liable. Consumers should not put jewelry, money, stocks/ bonds and important documents in with the household shipment, but should carry these themselves. Items of extraordinary value should be appraised before shipping to ensure that their valuation is understood by both the mover and consumer. Remember that you must ask for an explanation of your risks and the steps the mover will take to reduce the risk of loss or damage. It’s easier to fix a problem before it happens than to try to get compensation after the fact. Get all your agreements with the mover in writing. And finally, your best protection in reducing your risk is to hire a reputable mover. Contact CAM for assistance in finding an ethical mover who will provide professional moving services – a mover that subscribes to CAM’s code of ethics, meets CAM’s business standards and commits to mediation in the unlikely event of a dispute.

With winter on the horizon, Landscaping might be

the furthest thing from your mind. Landscape 360 would like to highlight a few ideas homeowners can contemplate over the long winter. Hiring a landscape contractor should be exciting and satisfying. However, this can be a very discouraging time for some homeowners, unsure of where to begin, what you want it to look like and who to talk too. Have a plan. You can never call a company too early to plan for the following season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in the spring. Custom woodwork is one of many options to incorporate into your landscape. Decks, pergolas, fences and retaining walls can all be built a number of different ways. Like most aspects of landscape construction, choosing the right material is key. Your options include spruce, which can be used for decks and fences, but is a lower grade lumber and typically requires a solid or semi solid paint or stain. Pressure treated, which is spruce or pine chemically treated with wood preservatives, is another great option. This provides the lumber with protecLandscape 360. Pressure treated lumber is excellent for retaining walls and fences. Cedar is strongly recommended for decks, pergolas and privacy screens/ walls. It withstands our climate and has an extraordinary natural beauty. Cedar needs to be treated with stain or oil to prevent the wood from turning grey. It requires more maintenance than your other options, but it’s a sacrifice Landscape 360 feels is worth it. You should expect to stain your cedar deck every other year, depending on sun exposure, traffic, pets and usage. Kayu is also an option for homeowners craving that high-end deck. world on docks, ships and many high traffic areas. It withstands all weather conditions and is a perfect complement to any landscape. Quality craftsmanship in woodwork is as important as the product you are choosing. Many landscape companies do not address all aspects of landscaping. Find a firm that will complete the task from start to finish and handle any subcontracting required. Remember, there are many different approaches to outdoor projects. The final result will fall between what you plan and budget for and what your landscaper is capable of creating. When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very differently. Hire a company that uses quality equipment, utilizes the best products and installs it all professionally.

Q&A

ASK AN EXPERT: by HEATHER RYAN

WHEN IT COMES TO UPGRADES BIGGER IS BETTER Q: What are some of the more popular upgrades to consider when buying a new home? A: “When it comes to upgrades it seems bigger is better … bigger garages, bigger kitchens and bigger ensuites are all the latest trend,” says Lyle Faas, manager of drafting and design for Shane Homes. “Everyone wants a bigger garage if there is room on the lot to increase the size. Garages are typically 19-feet wide, but people want at least 20-, 22- and even 24-feet.” Faas says. “The majority of people are also choosing upgraded kitchens and super kitchens, which offer more space, and deluxe features such as 42-inch cabinets, crown moulding, island back panels and standalone chimney hood fans, which are really popular upgrades,” he says. Some popular items that come with upgraded kitchens include built-in wine racks, cook tops, built-in wall ovens and built-in microwaves. “And people prefer large fridges,” Faas says. While on the subject of kitchens, huge flat surface island tops have become the norm with raised breakfast bars falling out of popularity in recent years. “People want to make their islands as large as possible, even in smaller homes it’s become really popular,” he says. “The kitchen is the heart of the home and the

kitchen island is the hub.” Also on the top of the list of popular upgrades is the deluxe ensuite, as more buyers desire the luxury of dual sinks, soaker tubs, oversized walk-in showers, make-up counters and even a coffee/juice station. Simplicity appears to be the way to go in the past year in some areas, as people are choosing to use their walk-through pantries for storage rather than taking up space with spice kitchens or home management centres, which were popular in the past. “One of the biggest upgrades is with the fireplace,” Faas says. “Modern Cosmo fireplaces are popular and in demand, which are more rectangular and look like they’re floating in the wall rather than the traditional style fireplace.” Wet bar areas in the bonus room is another popular choice, as are IT centres, especially in lofts to maximize space, “but they’re also being incorporated into smaller office areas on main floors,” Faas says. “Generally, we’re seeing homeowners choosing larger kitchens and ensuites and adding more width in their garages to maximize the space.”

How Can You Combat

Increasing mortgage rates? by JASON ELDRIDGE

With recent positive economic news coming out of the

U.S., combined with rather stable markets north of the border, we have seen increased pressure on the banks and financial institutions to raise their interest rates across the board. Whether this is the beginning of a continuing trend, or just a short term increase remains to be seen. Although rates have been creeping upwards, they still remain well below those of a few years ago, so the opportunity to get mortgage financing at very reasonable rates still exists. Deeper discounts to the adjustable/variable rate mortgages are also proving to be an attractive option for many borrowers looking for additional flexibility with their mortgage. While uncertainty about the economy both north and south of the border has been a cause for concern both now and in recent years, the potential for interest rates to climb above 2007 levels remains a distinct possibility. So, with that in mind, this may be a great time to take advantage of payment frequencies and prepayment privileges that will help you pay down your mortgage faster and save you thousands in interest costs, as well as reduce the overall time it takes for you to pay off your mortgage completely. As many people are paid on a bi-weekly basis, paying your mortgage in this same manner will reduce your amortization and save you money. For those who are paid once or twice a month, if you can budget for the two months out of the year that you would have a third bi-weekly payment, you would benefit from this same payment frequency. Beyond how often you make your regular scheduled mortgage payments, you can also take advantage of the prepayment privileges that each of the financial institutions offer. While not all lenders offer identical prepayment options, taking advantage of the annual lump sum payment limits and/or increasing your regular mortgage payment amount by up to the annual maximum each year will also shave years off your mortgage and reduce your total interest costs significantly.

While we don’t know where rates will be from week to week, it is probably a fair assumption that rates will be higher in three to five years than they are now.

While we don’t know where rates will be from week to week, it is probably a fair assumption that rates will be higher in three to five years than they are now. By taking advantage of these mortgage balance reducing tools, you should be able to withstand a payment hike upon the time your mortgage comes up for renewal. As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month‌

05

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by

1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

Mortgage Types All mortgages are of two basic types: Conventional The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. Insured or High-Ratio: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

Mortgage OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. Open mortgage: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. Closed mortgage: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. Portable mortgage: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
