Defending your concrete against Calgary’s weather AS CALGARIANS, WE LIVE IN A COLD CLIMATE. Annually we go through a number

of freeze-thaw cycles. Combining that with deicing chemicals can be very damaging to your concrete pad. Freezing causes the water in the capillaries of the concrete to expand, creating pressure. Over time, the expansive pressure from repeated cycles of freezing and thawing can break away the top surface of the concrete, leaving marks and exposing the coarse aggregate. The best offense truly is a great defense. You can dramatically reduce waterinduced spalling by applying a penetrating waterproofing sealer every few years. There are likely several reasons for wanting to do a renovation in your home, but the biggest one is to update the look with a fresh, new design that will better serve their lifestyle, says Shannon Lenstra, owner and president of Konstrux Developments. “I’ve found my clients love where they live, they love their neighbours and they don’t want to have to go through the hassle and costs of moving to get a home that they really want, so they look to a renovation to breathe new life into their home. “The most popular renovation and one that adds the most 12 HOME DECOR AND RENOVATIONS JUN - JUL 2015

value to the home is the kitchen,” Shannon says. “Most people feel the kitchen is the heart of the home, it’s where people gather and socialize and so they want a kitchen that is a show piece.” Kon-strux, which has won two SAM Awards for Best Kitchen renovation, has done a number of kitchen projects that reflect a variety of styles and Shannon notes the trend now is toward lighter colours such as grey and white. “We’re also bringing in a lot of light-toned marble and butcher blocks or wood accents that we’re using for island tops or built-ins for a very different look,” Shannon explains.


“The kitchen is becoming more of an art form, not just utilitarian. “People desire an open feel, big islands for entertaining, and even two islands,” Shannon notes. “Families love the functionality and versatility of having a second island that allows the kids to do their homework at one and food prep at the other. “In smaller homes, the islands are going to 10- and 12-ft. long depending on the size and shape of the kitchen as people want them to be as big as possible.” There are some different storage ideas available, she says, including creating drawers for plates rather than using upper cabinets freeing up a wall for artwork or open shelves. “We’re creating some unique backsplashes with porcelain tiles that are high gloss, metallic, glass or even a classy version of a 1940s or 50s style with a modern twist,” she adds. “We’re also seeing a lot more back painted glass backsplashes because they can be painted in a myriad of colours and easily changed to suit your tastes. “People are mixing styles and colours to make their kitchen more reflective of JUN - JUL 2015 HOME DECOR AND RENOVATIONS 13


their own personal style or their family’s personality.” For example, a recent kitchen renovation Kon-strux did featured – tradition, modern and eclectic styles. “It’s a beautiful white kitchen with traditional walnut, so what we design really depends on the homeowner’s tastes.” A more traditional style kitchen features a calm ambience and neutral colours “so it has a classic, timeless look that is easy to decorate. We opened up the kitchen and removed walls to create more space and built a huge 12-ft. island in the middle, which has become a central mingling point in the home.” Cathy and Stuart in Varsity weren’t looking for an open concept layout when they hired Kon-strux to do their whole house renovation because they liked their floor plan, however, as part of the project Shannon says the kitchen was completely changed with a new layout to make it more functional and updated. 14 HOME DECOR AND RENOVATIONS JUN - JUL 2015

“So many renovators wanted to modernize our home,” Stuart explains. “We didn’t want totally modern, we wanted to retain some of the traditional design we love.” Their kitchen is a beautiful new version of itself with new countertops, backsplash, solid walnut cabinetry, an island that seats four and new appliances. “The kitchen had an awkward horseshoe-shaped cooking area that made it hard for both of us to be in there together,” Stuart adds. “We absolutely love our new kitchen.” Other examples of different kitchen designs crafted by Kon-strux include a modern style kitchen with beautiful granite counters featuring a stunning swirling pattern and stainless steel doors, while a kitchen in a Cliff Bungalow home features shaker style cabinets and a marble countertop and Kon-strux milled an old church pew to use for the island top that homeowners want incorporated into the design. “So people are using more recycled materials and are finding

The second most popular place to renovate in the home and get a good return on the investment is the bathroom. “It’s becoming more of a sanctuary for people and they are making it more romantic by putting in features such as aromatherapy in the showers, rain shower heads, body sprays, music and lights,” Shannon comments. “We recently installed a 2,500-lb. granite tub in one bathroom.” She suggests to all her clients to visit the Houzz website where there are thousands of images of kitchens, bathrooms, etc. that will give them ideas for their renovation project. “They get to see and choose what they like and that way they can give the contractor a clear vision of what they want in their kitchen.” This is also the time of year where people are thinking of the outdoors and Kon-strux does every type of renovation inside and out. “We’re a complete design build contractor JUN - JUL 2015 HOME DECOR AND RENOVATIONS 15


and with the warmer weather we’re doing lots of landscaping projects right now adding retaining walls, stone details and new front walks, as well as building a number of a garages. BEAUTIFYING YOUR BACKYARD:

GAZEBO, PERGOLA AND TRELLIS PROJECTS by VANESSA GASH

The grass is green, the trees are budding with leaves and the days are getting noticeably longer. Home improvement magazines and stores are advertising the many options for lawn and garden projects to make your backyard a beautiful place to relax and entertain. If you are considering a garden project such as a gazebo, pergola or trellis, here are some important tips and information to know when deciding which project is best for you. Some garden projects, including the following examples, do not require a permit.

SPRING HAS ARRIVED!

Independent structures less than 10 m² (approx. 107 ft²) in area, for example: • 6’x3’ decorative pergola entrance feature • Planting trellis’ for climbing vines or garden shade • 10’x10’ covered gazebo • Pergola style garden swing

When do I require a permit? Structures greater than 10 m² in area, those built on top of another structure, or attached to an existing roof, all require a building permit. This is for reasons of safety, as well as to ensure structural stability, prevent damage to existing structures and confirm compliance with the Land Use Bylaw. The following projects are some examples of when a building permit is required:

LARGER GAZEBOS OR PERGOLAS FOLLOW THE SAME REQUIREMENTS AS DETACHED GARAGES. Structures located on an existing or new deck • A pergola located on top of a deck must be supported by this structure. This includes the weight of the new construction, as well as the additional snow load that is typical in southern Alberta. • If you are building on top of existing construction, additional posts and piles could be required to support the new load. • If you are building both the deck and the pergola at the same time you may need to increase the size or number of supporting members.

• Some designs, specifically open styles in higher elevations or areas with significant wind, may require cross bracing for added rigidity. • The Alberta Building Code includes minimum sizes and standards for the construction of wood frame structures. If you are purchasing a ready-built structure, larger than 10 m², of metal or other construction, additional information will be required. In these cases you will require manufacturer’s literature and confirmation of a listing in the CCMC Registry of Product Evaluations to indicate that the product has been tested for use in Canada. If this documentation is not available you will require independent verification from a structural engineer registered to practice in the province of Alberta. Since an engineer review can add significant costs to your project it is important to ask these questions before you purchase.

Structures tying into an existing roof • Tying structural members into an existing roof requires verification that the construction will meet current building code requirements. • Any connection into existing construction must ensure that the integrity of the roof and building envelope will not be compromised or allow the migration of moisture into the home. • Be aware that not all products available through your local home improvement store were made for use in Canada; when you apply for a building permit you may be asked for documentation on the product testing.

For projects that require a building permit, the following drawings are required: • Site Plan – “bird’s-eye view” drawing of your property that shows the location and dimensions of the structure you are proposing to build. • Floor Plan – a ‘top down view’ including the dimensions of the structure and all labelling of the structural components (number and spacing) required to build it. • Cross Section – a section cut through the structure itself, which labels the components and relative position of all items required to build.

Independent structures greater than 10 m² (approx. 107 ft²) in area • Larger gazebos or pergolas follow the same requirements as detached garages. These structures require anchoring to prevent wind uplift. This may be achieved with piles or securing it to a poured concrete slab. • Eaves are not permitted to be any closer than 0.45 metres (18”) to the side of the property line.

PREPARING A PROPERTY FOR THE REAL ESTATE MARKET IS EXTREMELY IMPORTANT and sometimes a daunting

task. There are the obvious starting points of editing excess furniture, artwork and accessories; rearranging the furniture to highlight the architectural features and general cleaning so everything looks shiny and new. The less thought of, and more difficult to discuss – or perhaps even notice – are the odours that are part of every single property I have ever been in, some good and some not so good. Let’s start with the cooking conversation. I understand it is necessary to continue to cook when selling, but consideration must me given to the type of food prepared. Stay away from foods with strong odours like seafood and deep frying. Some ethnic dishes with pungent odours should also be avoided, as they can permeate everything and take longer to dissipate. Barbecuing is a great alternative to cooking inside, and if you are like me your husband does it, so it is one less thing for you to do. Smoking is the most difficult odour situation to deal with. Often the smoker living in the household has been indulging in most rooms, and the smell has been absorbed into every single surface in the property. Unfortunately, the only way to eliminate this problem is to replace carpet, paint the walls and ceilings and move out. My aunt was a smoker; I remember

once painting a dresser she had in her bedroom. We cleaned it thoroughly, primed it and then painted it with a semi-gloss white paint. In two days the yellow nicotine had bled through the primer and the two coats of white paint. We had to prime again and paint two more coats. The smell left behind from a smoker is impossible to get rid of with just cleaning. Everything needs to be painted and replaced if you are serious about selling a property where smokers have lived. Then we come to the odours produced from some sporting equipment kept in laundry rooms and sometimes children’s bedrooms. This stuff can often make your eyes water, and strangely, the offending odour is not even apparent to the child. It is amazing that they can even be in the room – let alone sleep in there. If sporting equipment is part of your life, please keep it in the garage where it can have a better chance of airing out. There is also the issue of the “boy smell” (or girl, for that matter) as my friend's daughter refers to her brother's room. Try to keep the children’s laundry and bedding laundered and smelling fresh so that no complaints can be found.

The same principle applies to the linen closet as well as all closets. Sometimes these seldom-used areas can have a stale smell if the items inside are rarely touched. This is a good time to edit closets and remove the stuff that has not been needed in a while. Tidy closets that smell great are important. Lastly on the odour list are pets. I am a huge pet lover, but the smells pets create can be very problematic. Keep all litter boxes and cages as odour-free as possible by cleaning daily and using the deodorizing products available for your specific pet. Same goes for the yard, pick up the “land mines” as soon a possible to avoid both the odour as well as an unpleasant accident, the potential buyer will not enjoy that while checking out the yard.

Some buyers will not even look at a property if there are pets sharing the space, so try to keep their presence to a minimum. If it is possible to remove them and all traces of them from the property it is best for viewings, but I understand that is not always possible. If your pets are snakes, lizards or spiders I strongly suggest they are relocated to a friends house because they have a tendency to make buyers uncomfortable. My suggestion to sellers is to invite a friend or family member over and ask them to be completely honest and go room by room for a sniff test before placing your home on the market. Bonavista are also looking to update their decor and are often finding the perfect piece at Rossini’s Furniture. “Lake Bonavista is an older established community with a lot of renovations going on,” says Todd Markin, marketing specialist at Rossini’s. “There are a number of big estate-type homes on really nice lots in Lake Bonavista and many homeowners have been there for 30 years because they love the community, it’s close to everything with great access, but they want to update their home with a new look. “So, we get several clients from that coming here wanting a fresh look or to add a new piece to their decor,” he adds. “We specialize in leather furniture, and we

have lots of larger sectionals and reclining furniture… very functional pieces of a high quality that is mostly Canadian made. “Our furniture is also customizable, so a client can pick a style and comfort and we can help them with the configuration and colour; everything is built to suit their space and nothing is mass produced,” Markin explains. “And, because of the quality our customers know it’s going to last. “The unique thing is everyone gets something different; when they buy a piece here to meet their decor it may be the only piece of that colour and configuration ever made.” One couple in Lake Bonavista recently chose Rossini’s for their bedroom furniture. “We have very discriminating tastes and we know when


we find something that is unique that we usually buy it,” says Lynn, who with husband Dave, decorated their home in a Mission/Shaker style. “We bought a new mattress set, but it didn’t work with our older frame, so we were looking for a new frame that was something a little different and I wanted an upholstered headboard that would be comfortable. “The people at Rossini’s we very helpful, we found a frame and headboard that suited our decor and the price was right,” Lynn comments. “It’s probably not my forever bed, but it’s simple, comfortable and it fits us right now; and we liked they would deliver and set up!” They also added a Mission style rocker – “It’s made of American oak so we know it will last.” Julia and her husband Chris were looking for some unique living room furniture to replace worn out pieces in their Lake Bonavista home when they visited Rossini’s. “We had gone elsewhere, but we didn’t find anything that would suit our decor,” Julia says. “We did find a chair we liked, but it wasn’t the same quality as what we found at Rossini’s.” They had their sights set on a reclining sofa and found

the perfect one at Rossini’s that not only reclined, but was also powered. “Having it powered was a bonus and it was in a colour we liked and affordable, too.” They also selected two reclining chairs and a power end table that allows them to plug in their cellphones making it a unique addition to their space.

largest man made lake, Lake Bonavista attracts many to its shores with all the outdoor activities it offers - swimming, canoeing and playing tennis, and, when the lake freezes over in the winter, the locals enjoy scenic ice-skating. Michelle and Cam van der Linden have called the neighbourhood home for 15 years. With wonderful memories of raising their two grown children here, there was no question of moving. “Lake Bonavista is a wonderful and safe neighbourhood,” Michelle says.

“There are great schools, community sports teams for all ages, and has two private lakes and lots of parks close by.” Like many homes in the area, their 1975 split level needed a little modern renewal. “The floor plan worked great for us but the kitchen was starting to look dated and needed updating,” says Michelle. MARIE AND MIKE AUBERTIN BOUGHT A 1979 BUNGALOW

in Lake Bonavista. Not only did the young couple love the charm of their home, they absolutely loved the neighbourhood. “You just can’t find this kind of well-built home in such a fantastic neighbourhood with great schools and in a great central location,” says Marie. “People are dying to get into Lake Bonavista. We did look at new homes in other neighbourhoods, but we both decided we didn’t want to leave our community.”

They interviewed a number of renovators to replace their floors and redo some tile work. We pass her name to all our friends and family.” Another fan is Barb Koch. She moved into McKenzie Towne in 1996. “I was an urban planner with the city. GIVES CONTEMPORARY FACELIFTS TO OLDER VARSITY HOMES By Michelle Hopkins BUILT IN THE 60’S AND 70’S ON A PLATEAU NORTH OF THE

Bow River valley, Varsity offers residents amazing outdoor recreational opportunities, such as Bowmont Park, and also provides many of its residents with fantastic views. When Morgan and Cortney Bint saw a 1976 Craftsmanstyle home in Varsity they knew it would need renovations. The fact that the house was in a sought-after, established neighbourhood sealed the deal for the couple. “The house had great bones. When a friend recommended Frank (Gordon-Cooper), we called him up,” says Cortney. “We were immediately impressed with his honesty, calmness and confidence.” James Lord and his wife Amanda Klesken couldn’t agree more. bungalow was a maze of small rooms that didn’t function well for their growing family. to the Silver Springs Golf and Country Club and Bowmont Park – stunning grassland that leads to the Bow River. Most of the Varsity homes, built in the 60’s and 70’s, are blessed with good bones. Rather than move from the neighbourhood they love, many dwellers here are modernizing them. The firm many call on to transform their homes into dream ones is Albi Renova. MAKING OLDER VARSITY HOMES NEW AGAIN By Heather Ryan AS A WELL-ESTABLISHED COMMUNITY THAT SAW MUCH OF

its single-family dwellings constructed in the 1960s and ’70s it’s not surprising that many homeowners in Varsity Estates are renovating. “Varsity Estates is a pretty popular community and there is a lot of turnover from empty-nesters to younger families who are want to take the older outdated homes and make them new again,” says Blair Foisy, owner and president of Trademark Renovations. “We have a number of renovation projects in Varsity, both whole home renovations and additions, and we’re adding a lot of modern features.”

One project that Trademark recently finished was to a 1970s-era two-storey that was a complete renovation to both interior and exterior. “We fully gutted the home including all electrical and mechanicals. The existing addition was poorly constructed therefore we had to make structural repairs,” Blair explains. “We flipped the main floor layout moving the kitchen to the other side of the house and opened walls to create a massive kitchen with a butler’s pantry that leads through to a new main floor laundry with built-ins and a mud room with lockers off the attached garage entry.” The kitchen was turned into a chef’s dream with a huge island, three-inch leathered granite countertops, fullheight cabinetry, full-extension stainless steel drawers,


upgraded appliances including a gas stove, wall ovens and steam oven, pull-out pantries, coffee station and LED pot lights. A new two-sided linear fireplace is now shared between the den and great room; the den is highlighted by custom built-ins. Extensive new custom millwork throughout the home was shade-lacquered for a gorgeous walnut look. New flared open riser stairs, custom built-ins and handscraped engineered hardwood floors add to the home’s new style. Upstairs, the master bedroom was redesigned with a fourth bedroom becoming a custom-built walk-in closet and a luxury spacious ensuite featuring a multihead steam shower, big soaker tub, custom vanity with leathered granite top and lots of glass and tile. The two other bedrooms and main bathroom were also updated. The newly developed basement now includes a walk-up bar with wine rack and stone work, a media room, rec room, additional bedroom and a bathroom. Outside the home got a new look with acrylic stucco, Hardie board and stone, cedar soffits and decking, new

It is only minutes away from the popular 17th Avenue SW and bordering onto Crowchild Trail will take residents closer into the core or into SW Calgary. This area’s closest hospital is Rockyview General Hospital and is only an eight minute drive away. DOLLARS & SENSE Marda Loop is a beautiful older neighbourhood filled with both heritage homes and new infills. do a whole house renovation to update their older homes are the majority of the projects being done in Marda Loop and Garrison Woods areas. “Marda Loop is interesting because it’s mostly new builds or very old homes that need to be torn down and rebuilt,” says Vaughan Wallace, managing partner of Wallace Fleming Design & Renovate. “In Garrison Woods, you see a lot more renovations to the old military homes that were relocated there. The homes were built mid-century and renovated when they were moved back in the early ’90s, but you see many homeowners doing additions.” Wallace Fleming recently completed a single-level,

500-sq.-ft. addition to one former military two-storey home for clients who wanted a redesign and more space on the main floor. “The whole point of the renovation was for lifestyle,” Vaughan explains. “The clients entertain a lot and needed more space. They wanted a more open feel and a more functional space.” As part of the redesign they moved what was a small U-shaped kitchen from the middle of the home to the back of the house creating a stunning galley-style kitchen highlighted by a huge 8-ft. x 4-ft. island, stainless steel chimney-style hood fan, new cabinets and high-end appliances including a chef-style range. “The kitchen turned out amazing; it’s the feature piece of the home,” Vaughan says.


The renovation also included the installation of new hand-scraped hardwood flooring throughout the whole main floor, the addition of a mud room with dog wash, a new entertainment centre, sliding barn-style doors, as well as new windows, electrical and lighting. The upstairs bedrooms were painted and the exterior was redone in new Hardie board plank creating a fresh look and enhancing the curb appeal. “A key feature was the restructuring of the back wall of the house; it involved quite a bit of engineering,” Vaughan notes. “It’s an older home so you’re dealing with issues every time you open a wall. Based on our experience we have a fairly good idea of what the issues will be and how to fix them. “We worked closely with the client throughout the process and they were very accommodating when we were dealing with issues that came up,” he adds. “At the end of the day we met their expectations with respect to their vision and that’s important. Comparing the home before and after – it’s like night and day.” The clients, who were actually referred to Wallace

that consists of a mix of older homes and modern, contemporary infills, Marda Loop presents plenty of opportunities to be creative in the garden. “The area is definitely in transition, with a lot of single professionals and couples who want to be close to downtown and close to trendy cafes and restaurants, buying infills on smaller 25ft lots. There are also a number of homes on larger lots; it’s a pretty neat area,” says Bonny Dann, owner of Escapes Inc., who has been designing gardens for more than 20 years. “We’ve created several gardens on smaller lots in Marda Loop and despite the size, you can do a lot

with those spaces,” she says. “We always try to fit in an outdoor eating/entertaining area, sometimes on a deck but often with steps down to a patio area. Then we create lovely gardens around the perimeter. “Working in a long narrow space you are challenged with finding appropriate plant material because of the narrow space and shade created,” Bonny explains. “With infills in particular, you’re going from a bungalow on a 50ft wide lot to a two storey on a 25ft wide lot which creates more shade in the garden, but on the flip side the plants that grow well in the shade provide lots of green, creating a very serene and cozy feel.” Although an infill is narrower, Bonny notes they can still create any style of garden the homeowner desires. “We did a traditional garden in Marda Loop that had a little


landing with a barbeque area coming down to a patio and walkway, and we filled the little area with a garden.” A more contemporary garden design Escapes created in the community was all stone except for a square cut-out for the garden, “which was very modern with clean, simple lines,” she says, while another garden with plenty of sunshine included veggie boxes and cedar privacy trellis. Escapes designer Steve Willsteed adds that “you can often be more creative with small gardens because you need to present more interesting ways to take advantage of every square foot of space. We love to take on projects with challenges like this.” He notes they often utilize the sides of fences and garage walls for vertical gardens and water features. Some water feature ideas include a flat water fountain mounted on a garage in a contemporary garden, or a lion head fountain against a wall in a traditional or European style garden. And just because you have a small space doesn’t mean you can’t go big, Steve says. “With a small garden we try to create a focal point, with a big fountain or stone fireplace to draw the homeowner into the outdoor space.”

However, one element you can’t go big with in a small space is trees, Bonny notes. They choose size appropriate, beautiful options such as ornamental crab apple or columnar mountain ash. IT WAS A NIGHT FILLED WITH EXCITEMENT as both first-time and previous winners were honoured at the Canadian Home Builders Association - Calgary Region’s 28th Annual SAM (Sales and Marketing) Awards on April 18. This year’s gala event at the TELUS Convention Centre saw more than 1,600 people join in recognizing the outstanding achievements by the home-building industry’s finest from builders and developers to marketing and sales professionals. Intriguing Small Garden Spaces by STEVE WILLSTEED / ESCAPES INC.

GARDEN DESIGNERS ARE OFTEN CALLED TO CLIENTS’ HOMES AND GREETED WITH APOLOGIES from the homeowner for having

such a small yard to work with. Often when new homes are built in an established neighbourhood, one house on a wide lot is replaced with two narrower two storey homes. This creates long rectangular shaped garden spaces, often with restricted natural sunlight. Yet these spaces create fabulous opportunities for designers. Working within tight physical confines means re-thinking the scale, proportion and flow of a successful design. This however, does not mean excluding items from a client’s wish list of garden “must haves”. First, decide on a focal point of the new garden and build around that area, making sure the transition from indoors to outdoors is as seamless as possible. Perhaps a large concrete wall fountain, water feature, or imported statuary will be that piece which draws your eye to the outdoors. Hardscaping can include natural stone for walkways and 36 HOME DECOR AND RENOVATIONS JUN - JUL 2015

patio areas, or the increasingly popular manufactured stone products often seen in retaining walls. Many of these products imitate natural products but are easier to lay, and often more durable. Pay attention to your senses when creating your perfect garden space. The soft gurgle of water spilling into a colourful basin not only sounds delightful, it provides a valuable drinking source for birds and butterflies. Anyone who has been to Britain or Europe and stopped for lunch at a local pub garden will fondly remember the intimate, calming atmosphere created by the soft crunch of gravel underfoot as you make your way to a quaint little bistro table, surrounded by lush plants and weathered clay pots overflowing with colourful blooms.


There are many options available today for adding custom stone fireplaces and cooking zones, and these too could also be major focal points of the design especially for avid home cooks. The endless selection available when choosing outdoor furniture means no matter what limitations are put on space, anyone can find the perfect seating arrangement for that intimate dinner or evening around the fire. When deciding on plant material for a small garden, selecting fewer colours and textures helps create the perfect space. Columnar, smaller varieties of trees, or topiary and top-graft specimens are best suited, and provide great elements of form for the basis of the softscape. Climbing vines can often be used to soften a fence or garage wall and combined with some well chosen wall art provide visual attraction. Shrubs and perennials help to tie the entire space together, and perhaps the addition of several large containers will help to complete the project. Keep in mind that many plants require six to eight hours of sunlight daily to thrive, so ask your garden centre for help, or read the label attached to the plant. It provides all the necessary information to make an informed decision on what is right for your space. Pay particular attention to the size indicators on the label. It will show the mature size of that plant and please allow for that space when planting. Of course if you are using a professional landscaping company to complete your project they will be able to assist with this.


Finally, consider some outdoor lighting. Uplighting a unique tree or piece of statuary, and providing warm inviting illumination to the seating area will not only enhance the space, but will beckon you on a beautiful calm summer evening. When planning a budget for a project of this type please remember it makes for challenges on the construction side. Quite often there isn’t enough access for larger time saving pieces of equipment to be brought in, requiring more hand digging, and this requires additional labour costs. Please remember, there is no outdoor garden space too small or shady that cannot be beautifully enhanced with a few key components. Take your time, do your research, and seek professional advice. Your decision to beautify your garden will pay off not only in property value but in the enjoyment you get from your new space.

ONCE AGAIN WE ARE IN THE PROCESS OF engaging in our annual intense and passionate love affair with summer. There is that defining moment in May when the garage doors are flung open, winter grit is swept out and garden tools dusted off. We bask in the sunshine as we enjoy outdoor pursuits and end our days with leisurely barbeques sitting on our patios in the fading light. It only tends to last a few heady months before we have to acknowledge that it has run its course and we return inside after raking the fall leaves and cutting the lawn that one last time. It is easy to overlook the fact that we still do a great deal of living indoors during these months, which is why it is worth considering the view from your window to further enjoy the spring green of the leaves and the flowering lilacs. I was recently consulting with a lovely client who had a beautifully decorated home on the edge of an expanse of grassland and a grove of birch trees. The yard was nicely landscaped to the back fence and overall presented well. However when I was downstairs in the walkout basement I looked out through the glass doors at the patio for another glimpse of the lovely greenspace. Instead to my horror I was greeted with the backs of what truly were the ugliest, dustiest faded pink lawn chairs I have ever seen, and they were obscuring 60 per cent of the great view. This is what my clients would have been looking at throughout the winter months too, and every opportunity to enjoy the location was marred by the furniture which should have been put away (or better still, disposed of entirely!). At the start of spring we bring out the furniture for decks and patios, purchase plants, pots and baskets and create colorful outdoor living spaces. This year, as you place each piece and plant each flower, also please consider the view from inside. As you look out of your living room window, consider the exterior sightlines and make sure they are just as pleasing from the back as the front. Don’t block the windows with outdoor furniture on the deck or patio as it reduces the light indoors and loudly announces that there is a significant disconnect between the inside and outside. If you place chairs outside do not have the backs aligned with a window. Angle them so that if you are looking out from the window you feel included in the setting and drawn into the view, rather than cut off. My pet peeve is the large swing seats with a canopy, which for some reason always seem to find their way into an interior sightline to the outdoors. The truth is that they are not attractive in spite of the fact they may be comfortable! There are more aesthetically pleasing alternatives. Get a pair of composite Adirondack chairs from Costco. They look great, weather really well and are wonderfully comfortable. In addition, the wide arms are perfect for a glass of chilled sauvignon blanc and a bowl of strawberries on a warm summer evening.

Walk through your house and stop at each window and consider the view. See where improvements can be made outside, and implement the necessary changes. Each window should be like a framed piece of art in your space. For particularly lovely views, paint interior walls dark and the view will pop. A perfect example is the bar at Emerald Lake Lodge in the Rockies – there are large floor to ceiling windows and the interior walls and window frames are painted black. The views into the trees are stunning and

the windows truly present as a series of art pieces.) As I write this I am travelling in The Netherlands. The Dutch are spectacularly good at windowscapes and decorate their broad interior window sills beautifully with large decorative pots, candlesticks and other accessories in contemporary and symmetrical arrangements. These are very attractive for those walking past, as well as from the inside looking out. A perfect transition. (In Canada we tend not to have window sills inside, but a strategically placed sofa table or chest will substitute very well indeed.) Another strategy to enhance the connection is to be aware of your interior colour scheme and coordinating it with outdoor flower beds and pots, as well as outdoor furniture, for a sense of continuity. If you look out across your kitchen nook table at an outdoor pot with blue, yellow and white flowers,

place a vase of cheerful yellow tulips on your table and the connection will be instantly evident. A vase of red flowers however would emphasise the difference in the two spaces and you will not get the flow. Once you have a strategy for connecting the interior and exterior views, it helps define and inspire your vision for your outdoor living areas and gardens. Keep it simple and execute it quickly and efficiently, and remember that low maintenance options will give you more time for relaxation. After all, it is all about enjoying your outdoor space, loving the sunshine and warmth and having a wonderful, wonderful summer with friends and family!

Decoding the code by MICHAEL NYIKES

Q A

I received an email asking when the new Alberta Building Code will be released and what is the grace period for implementation?

I researched the Alberta Municipal Affairs website and found the following information.

The 2014 editions of the Alberta Building Code and the Alberta Fire Code based on the 2010 National Building and Fire Codes were adopted at the end of February 2015 by provincial regulation. Also adopted by regulation is the National Energy Code for Buildings (NECB) 2011 edition. Key changes in the codes include: • A new building class known as “B3” to address the demand for a more flexible range of care accommodation for an aging population. The B3 provides safe and affordable housing options for seniors and persons with disabilities. • New provisions to allow for the construction and fire protection during construction of six-storey wood buildings entirely based on the national code requirements for the upcoming 2015 national building and fire code editions. • New building protection against radon gas. • Energy efficiency requirements for housing and small buildings under section 9.36 of the Alberta Build-ing Code. Each code has a coming into force date and a transition period. The coming into force date is the date on which the codes apply or may be used in Alberta. The transition period is to allow construction under the previous 2006 Alberta Building Code or under the new codes. All coming into force dates have a standard 6 month transition period to construct in the previous code provided a permit has been issued prior to the end of the transition period; or the safety codes officer is satisfied that the preparation of the plans and specifications for the project commenced prior to the coming into force date. The objective of this section is to prevent unnecessary and costly changes to construction already underway or plans that have been substantially developed for construction. BACKYARD HAVEN by ADENE LUCAS

AFTER A LONG WINTER WE ARE ALL READY to head outdoors and enjoy our yards. Typically lawn furniture that has been stowed away is dusted off and placed on the deck. Add some candles and a few side tables and the yard is ready for the entire season. This year imagine what your ideal backyard would look like. Create a wonderful backyard oasis following these few tips. Think in terms of how you want to use the deck space. It could be for entertaining family and friends by hosting barbecues and intimate parties. Or you may enjoy a lounging area complete with a heat source for those cool summer evenings. Perhaps you want to focus on a hot tub area and create more of a private enclosure. Once the vision has been determined and the area of focus has been narrowed, down it’s time to create a list of what is required, in order to achieve the look you want.

If you are struggling with a vision, be inspired by flipping through decorating magazines, or take a local home and garden tour to get ideas. You may also recall a commercial patio setting that you have experienced and enjoyed as another source of inspiration. Decorating an outdoor space is very similar to what you would do inside the home. For an eating or lounging area, start with the furniture. You need durable, practical furniture that is made to withstand the harsh sun and cool temperatures. It must be easy to maintain and have a timeless appeal as outdoor furniture can cost just as much indoor! Also be honest with yourself and think about how much maintenance and upkeep you are prepared to put forth. Outdoor furniture is a large investment and like anything for the home, it takes a bit of time and research to find a JUN - JUL 2015 HOME DECOR AND RENOVATIONS 45


suitable product. Wood, wicker, fabric, aluminum, wrought iron and steel are all very common for outdoor furnishings. To a highlight a few of the more popular choices, let’s start with wood. Teak is a beautiful wood impervious to water, mildew and wood-eating insects. The cost reflects that and if treated with minimal maintenance teak can last a lifetime. Resin wicker, or all weather wicker as it is commonly referred to, is made to look like wicker but is a synthetic product that is resistant to the sun’s UV rays as well as humidity and water. The frame is made of aluminum which keeps the furniture lightweight. Fabric furniture such as hammocks and cloth chairs are the least durable as the elements break down the fibres over time and the colours fade. Wrought Iron furniture has a much defined style but very few companies that produce garden furniture actually make real wrought iron. Due to the cost, the fact the wrought iron is heavy to move and the paint chips easily, it is less popular, thanks to resin wicker. furniture are the big hardware stores located throughout the city, Costco, barbecue supply stores, garden centres and of course HomeSense and Pier 1. Once the style and colour of furniture has been determined its time for the fun stuff, the details that create the space. Select an out door rug the fits under the table and chairs. If the rug is for the lounging area make sure it’s large enough to group the furniture together. If a rug does not appeal to you, then try painting the deck with a faux rug or stencil a pattern in the centre to create visual interest. Add a few outdoor accent cushions in a bright summer print and tie the colours in with an umbrella for the eating area. Lighting is important in a backyard and you can do it in a very cost effective way. Solar light stakes that easily insert into the ground are an effective way to evenly distribute light in a yard. Another alternative is oil torch lamps, or lanterns mounted on a fence to illuminate certain areas. Hurricane vases with a real candles or battery operated for less maintenance are nice for the dinning area, as we all


look way better in candle light! If sitting around the fire with family and friends in the backyard is appealing, you may be wondering what the options and costs are. The first thing to research is what the city bylaws are with respect to self contained fires, as there are many codes in place for safety and to ensure that you are being a considerate neighbour! The typical fire pit can sit on the ground with raised walls that secure the logs. Not much is required in terms of materials, making this a cost effective option and something you could do yourself on a weekend. An alternative is a portable fire pit. They are made out of metal and can be wood or propane burning. Since they are portable, they can be moved around the yard easily and are fairly inexpensive. Conversely, a built-in fireplace along a wall with a chimney, and brick or stone can run you a few thousand to upwards of $10,000 for a custom unit. Privacy is a concern for a lot of homeowners in Calgary. If looking into your neighbour’s yard is less than appealing there are ways to create privacy in a backyard that is surrounded by eyes. Landscaping is the typical way to go, but unless you are prepared to plant huge trees try adding a pergola, a free standing structure with vertical posts and

rafters across the top. Typically they are made of wood such as cedar which ages beautifully. Another alternative is to add a trellis made of latticework for plants to climb on. Once the plants fill in it provides a stylish barrier. Awnings that are retractable also provide privacy and shelter from the sun. If all else fails, build a high fence, within city bylaws of course, and position your furniture around a focal point and not the neighbours’ window. The final touch in any yard is flowers and a few pieces of sculpture, maybe some pottery vases or a small water feature. Personalize your outdoor living space just like you would indoors by adding a few things every year and fine tuning it until your happy with the outcome.

TAKING “TIME-OUT’ FOR BEAUTY AND PEACE:

Creating the Perfect Outdoor Breakfast Patio by JACKIE SWARTZ HOW WONDERFUL TO SHED LAYERS OF WINTER CLOTHES and feel fresh and free in the outdoors. This is one of my favourite times of year where the streets fill with dog walkers and fair weather sports enthusiasts. What better way to enjoy the gifts of nature’s cacophony than to design your very own outdoor breakfast patio. This way you sit at the heart of listening to birdsong mixed with children’s laughter. Like the etymology of the word breakfast... it’s time to break the fast of evening sleep and welcome in the morning sun. Imagine all of this in your very own backyard oasis. I will help you design an inviting breakfast patio where you can sit drinking in the aroma of your fresh brewed coffee while indulging in the fragrant air of lilacs and hyacinths. This is outdoor living at its finest. First, you must plan the space that affords the most warmth and natural light.... After you peruse the 48 HOME DECOR AND RENOVATIONS JUN - JUL 2015

parameters of the house choose wisely for privacy, rising sun, and the necessity of tranquility. Once you have found your fantastic place you will need a perfect seat. This sets the benchmark rather high so to speak, but seriously a comfortable chair can make or break a breakfast patio. I find metal chairs to be hard and uncomfortable. Resin furniture is also nice looking, reasonably priced, and can be kept outside in all the elements. I personally like teak furniture. It looks warm and friendly; however, teak also can be hard to sit on. I suggest adding memory foam cushions to the teak chairs. Cushions are essential if you want to sit outside longer than a half hour. If you have outdoor cushions, you are committed to moving them every time it threatens for heavy rain in the forecast. Deck boxes are a fantastic way to store your cushions and you can buy them as


small or large as you need them to be. Many places sell waterproof fabric cushions. I like using colourful cushions because it looks so cheerful like large open blossoms on outdoor furniture. A well-built table is a must have. Even in limited space a small table is needed to set your coffee, phone, iPad and newspaper on. If your area has uneven ground you can use small wood shims to level your table. For larger seating areas you can get tables in any shape or size. I like to accent my table by placing a pot of herbs in the middle so I can smell the fresh scents. If you prefer to upcycle then consider buying a used table from the local thrift store where you will find all kind of treasures to alter.

I WILL HELP YOU DESIGN AN INVITING BREAKFAST PATIO WHERE YOU CAN SIT DRINKING IN THE AROMA OF YOUR FRESH BREWED COFFEE Shade is important to consider especially if your breakfast patio receives sun until early afternoon. Umbrellas are ideal and will protect you from all weather elements. Umbrellas come in all shapes, sizes, and colours. You can even match them to your cushions. If you want something more permanent, pergolas are like lawn sculptures that add beauty and protection. I suggest building one out of cedar or treated wood. Pergolas can be free-standing or be built attached to your house. Privacy is very important if you want tranquillity when reading the morning news. There are a myriad of ways to help you create privacy around your breakfast patio. One way that works is simply planting shrubs to grow around your chosen area. Another idea to consider is building a cedar privacy screen or perhaps constructing a small four feet tall cedar fence. Tall perennial flowers can be used, but they will take a while to mature to the right size every year. Upright Junipers can be planted around your breakfast patio. Also, you can buy inexpensive upright cedars and plant them into pots. Then you can place the potted cedars around your area at whim. Another suggestion is to add a decorative stone wall to surround your breakfast patio. This will create a lovely environment that is inviting to everyone. Ambiance is a necessary component for creating a relaxing atmosphere. I call ambiance the final spice that adds that special flare. You can achieve this by adding colour, light, sound, and texture. Colour can be achieved by simply using coloured cushions. It can also be achieved from shrubs and flowers. If you are displaying potted plants you can paint your pots any colour in the rainbow and even be brave to do some multi-coloured ones too. If you want

to enjoy yourself on the patio at night you might add some glow in the dark paint on them as well. Or add solar lights between the pots. I like using my breakfast patio in the evening as well, however, it can get too dark to read. Low voltage lighting, string lighting and candles may also be added to your outdoor sanctuary. There is a wide variety of string lighting including novelty lights to match your personality. Also, candle lanterns add a lovely touch. Sound is important to me especially if you have traffic pollution nearby. Purchasing a small fountain can easily drown the irritating noise of vehicles. Texture can be accomplished by the use of plants, furniture materials and patio materials. Think of your patio as a work of art because when completed it will be just that. Your breakfast patio is a total sensory experience where anyone in the family can take a self-proclaimed “time out� to do some relaxing and gain some quietude. Beauty and peace are found in your own backyard. After completing your Breakfast patio you simply sit and enjoy the view with your brew! Spring Has Arrived NOW THAT THE WEATHER SEEMS TO BE TURNING AROUND and the rainy days are giving way to a few sunny

days you may be experiencing a couple of concerns around your home. Every year there are some typical spring related questions. ONE: Why do ants always seem to show up in my home at this time of year? Firstly, I will say that you probably live in a home that is slab on grade ( a concrete main floor entering directly from grade level outside) or possibly your garden and/or flower beds are up too close to the underside of your exterior siding. In the majority of cases these two items are the cause. In the spring, snow melt and excess rain fill the ground with surface water. The water will eventually find it’s way to the water table running underground on the hard pan on which the footings of your foundation are placed. In some areas this can be the determining factor as to whether a home can have a basement, crawlspace or be built slab on grade. When the ground water gets to the point where it is no longer being taken away by the perimeter drainage system (weeping tiles around your home that lead to the city storm

sewer) it will drive the ants hibernating in colonies under the concrete slab up into your home because they do not like wet feet.

EVERY YEAR THERE ARE SOME TYPICAL SPRINGRELATED QUESTIONS. What to do: Make certain that your perimeter drainage is clear and running away to the storm system. This is done by a professional drainage company with the proper equipment. Ideally your drainage system should be maintained every three to five years once the home is around 10 years of age. To get rid of the live ants I would suggest using a spray ant killer known as a residual spray.


TWO: The second most common question is why do I have a lot of moss on my duroid, cedar or tile roof, and what should I do about it? Being in this business for over 50 years I can honestly say that up until 10 to 15 years ago, home owners did not seem to worry about moss on roofs but rather considered it a natural thing that happens – and what will be will be. I still agree with this philosophy because what caused it 50 years ago is the same as what causes it today. My advice on roof moss is that if you are not overly concerned about what it looks like then leave it alone. Mother nature put it there because we send impurities up into the atmosphere and mother nature brings the residual back down in rain spreading the spore contaminates on areas like roofs, patios and under the shelter of trees. This growth always occurs on north exposures or under the shade of a tree canopy where the spores thrive as algae and eventually moss. You will not find it on sunny west and south exposures. If it is your desire to remove the moss please ensure that you have a qualified, certified roof maintenance company perform the work.
