hen only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Obtain a lawyer who is willing to review your offer as well as help you close the deal; ›› Don’t be persuaded by high pressure sales tactics while you’re out shopping; ›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, the neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process. Resolve to plan carefully in 2013 Still-low rates provide homebuyers with an opportunity to buy, but not at any cost
T
he last couple months of 2012 were certainly interesting – simultaneous talk of slowdowns and soft landings in some markets, increases, upticks and value gains in others. Indeed, now more than ever, housing and economic conditions remind us how local real estate is. What’s going on in one part of the country or province or in a specific property type, may be completely different from another. On the positive side are interest rates that are still at or near historic lows, with the next Bank of Canada rate announcement to come Jan. 23. Many experts don’t expect rates to begin rising – and slowly at that – until mid-year at least, while cautioning that Canadians should not confuse cheap money – if they qualify – with free money. The BoC continually keeps a close eye on household debt and other signposts for any warnings we’re taking on more debt than we should. Your best strategy as a prospective homebuyer? Meet with your broker or banker to see how you can take advantage of these opportunities, without getting in over your head.

Homes by Avi poised to open two new showhomes in Nolan Hill by HEATHER RYAN

ith two fabulous new showhomes set to open and the release of a wide range of new lots, Homes by Avi will soon offer new homebuyers more choices in northwest Calgary’s Nolan Hill. “We’re really excited about the opening in late January of two new laned showhomes – Tristan and Victor – which both present really nice, open designs and having the chance to offer a really great mix of lots in Phase 3,” says area manager Mark Evans.

“We have a Tristan showhome currently on parade in Nolan Hill and the response has been so great that we decided to do it again with a different layout upstairs,” he says. “People love this home because it doesn’t feel like a starter home; it really feels like a higher-end, larger home.” The new 1,424-sq.-ft. Tristan showhome features a full front veranda, an inviting entry and large front great room made bright by a three-pane window. A niche by the stairs is ideal for a decorative shelf or a home entertainment centre.

Evans says as a major bonus buyers of the lane product have the ability to mix and match plans for their upstairs ensuring a design that best suits their lifestyle, while buyers of the larger front-attached garage homes can choose from number of optional main and second-floor layouts. “Buyers also really love our high standard specs such as the tile and hardwood on the main, granite countertops in the kitchen, tile in the bathrooms and laundry, stainless steel appliances and blinds,” Evans says. “The standards are so great that people really don’t have to upgrade.” In Nolan Hill, Homes by Avi offers eight different lane models, two models with single-attached front garages and four models with double-attached front garages ranging from 1,172 to 1,900 sq. ft. and priced from the $320,000s. With the release of Phase 3, the home builder has a variety of lots to choose from including walkouts, southfacing, corner and pie lots and some facing a large park and future school site. A major attraction to Nolan Hill is its location. It’s close to a wide range of shops, services and restaurants at Beacon Hill, Creekside and CrossIron Mills, and the Shaganappi Trail extension is expected to be completed in early 2013 providing easy access to Shaganappi and Stoney Trails. Shane Homes’ Andorra II becoming a hit with buyers by Heather Ryan

Make your ‘someday’ a reality How many times have you wistfully said, “Someday, I’d like to…” It’s interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say I’d like to do something, and immediately pull out my calendar and schedule it in, even if it’s not for another month or two… or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment you’ve booked with someone important – keep it. Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and remain stuck. Whenever possible, make decisions as you go along, before they accumulate. Although there’s no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, there’s usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: “What’s the worse thing that can happen if I make the wrong decision?” and “Can I live with that consequence?” This usually puts the decision into perspective and helps you make it confidently.

Advantages of buying a new home versus preowned Q: What are some of the advantages of buying a new home versus an older preowned home? A: Compared to older preowned homes, new homes today are better built, better designed and use better materials, products and systems than ever before, says Lyle Faas, drafting and design manger with Shane Homes. “When you buy new, you get what you want as opposed to something you need to renovate to suit your style. Plus, you get the newest products and materials that more are energy efficient and environmentally friendly than what was used in older homes,” Faas says. Builders today craft homes using new construction technologies and highly mechanized processes to achieve higher quality and performance. “Building science has come a long way, so buyers benefit from those improvements.” There have been significant gains in the way homes are built, such as using 2-by-6s for the walls instead of 2-by-4s, engineered flooring and engineered beams. Insulation has improved from using R12 to R20+ in the walls and R40+ in the attic and using blow-in and spray foam insulation – all of which
ensure greater energy efficiency. “For plumbing we use Pex piping, instead of copper pipes you’ll often see in older homes, as it’s a much better product and provides energy savings,” Faas says. New homes also have more energy-efficient plumbing, from hot water tanks and slab heating to low-flow showerheads and taps and low-flush and dual flush toilets. “Furnaces are much more energy efficient as well,” Faas says. “Today’s furnaces can be 97 to 98 per cent efficient, whereas some of the ones in older homes are only 60 per cent.” Energy efficiency is also increased in new homes with windows being made of vinyl with double- and triple-pane glass. Older homes were typically the aluminum-framed type and single pane, which were significantly less energy efficient. Another benefit to buying a new home is that building codes have changed and continue to be updated to increase safety in the home, including the installation of carbon monoxide detectors and smoke detectors, Faas says.

These communities offer easy access to Big Hills Springs Road and Hwy. 2, are minutes from CrossIron Mills Mall and Stoney Trail, and a short commute to Calgary. The community has been hugely successful for us,” Stefaniuk says. “Saddlestone has a unique fused grid design, which creates four quadrants each with its own park and pathways,” he says. “It’s very walkable and close to established amenities,” such as the nearby LRT station, shopping and the Genesis Centre of Community Wellness.
Other amenities in the community include two ponds, two rain gardens parks, soccer fields and ball diamonds and a future school site, and there are single- and multifamily homes available to meet differing lifestyles. “With the connection to the city’s trail system you can bike to downtown, and you have easy access to major routes for quick commutes,” Stefaniuk says. SAGE MEADOWS Located in picturesque Symons Valley, Sage Meadows offers both single-family homes and gorgeous townhomes, The Brownstones. The community is selling fast, Stefaniuk says. “Sage Meadows is a highly desirable community because 60 per cent of the land is dedicated to
green space,” he says, which includes environmental reserve land with West Nose Creek flowing through the property, municipal reserve with pathways, eight ponds and a future school site. “So for people who want the feel of living in the country but be in the city and close to amenities there is no place better than Sage Meadows.” Sage Meadows is also close to adjacent shopping at Creekside plaza, just minutes to Stoney Trail and CrossIron Mills mall. “In late 2013/early2014 we hope to be bringing a very unique, exclusive estate phase to the community with homes that will be nestled halfway up the escarpment offering tremendous valley views,” he says.

Regardless of whether you’re
shopping for your first home or moving into your second or final abode, finding the right place to live – a good environment for raising a family or enjoying your retirement years – is as important as the house you choose. Communities in Calgary and surrounding areas each offer different amenities that are bound to suit your family’s lifestyle. The word “community” conjures up different images for buyers from streets lined with white picket fences and a canopy of trees to children playing in the park and swooshing down a toboggan hill. Depending on your lifestyle, you may dream of living in an area with nature trails, bike paths and sports facilities or you may desire a community that offers a lake and beach or a centre for hosting events. “The real estate adage definitely is a key to finding the home of your dreams.
If you don’t love your ‘location, location, location,’ you won’t love your house after the initial excitement wears off,” says Donna Moore, CEO of the Canadian Home Builders’ Association – Calgary Region. “Many of the developments today are built with a master plan with sustainability in mind, so you will be able to live, work and play in your own neighbourhood, and the community has every type of housing available to provide choice,” she says. “Ask yourself what you want in a neighbourhood – whether it’s greenspace, proximity to work, bus service, schools, a diverse mix of neighbours, or a combination of all of these. That will help you rate the communities as you look to ensure you pick one that fits your lifestyle, your needs and your wants.” When it comes to newly started communities. “Again, ask questions,” Moore says. “What will the future of the community look like; what else is planned for the neighbourhood; when are other services and amenities planned? The more you ask, the better informed you will be to make the best choice for you and your family.” One way to help you choose the right place to buy a home is to take a drive through the newer communities in the city and the neighbouring municipalities to determine what will work best for you and your family. Often one of the most important elements families look for a community to provide is an opportunity to connect with their neighbours, where they can meet socially outside their homes in parks and greenspaces and interact in and around their homes. If this is a priority for you,

For parents with infants or school-age children, living in communities that offer future or established schools, day cares, day homes and medical facilities are often high on their priority list. Communities that have neighbourhood conveniences or are in proximity to shops, services and restaurants are also attractive, while having bus routes and easy access to major routes also factor in when looking to buy. When looking at the various communities also consider the type of lot that is best suited to your lifestyle. Various communities offer different size lots and different locations that present other benefits, such as corner lots, walkouts and those backing onto greenspace or environmental reserves. You can find a lot that is big enough to build a three-car garage with a big yard where the kids and dog can play, or you may want
a smaller lot that will require less maintenance. If you’re a first-time homebuyer you may be seeking affordability that a zero-lot line can provide. The right neighbourhood might also mean increased home value in the future – another consideration. “It all comes down to finding a place to live that meets the needs of you and your family,” Moore says. “Finding the right community and right location is just as important as finding the right home and the right builder.” She also suggests going to credible websites such as the Canadian Home Builders’ Association – Calgary Region “where you’ll find a wealth of information to help you in your search.” You can also search the different major residential land developers’ websites and CMHC’s website. As well, searches on web reveal several sites that provide tips to choosing the right neighbourhood. Regardless of whether you’re looking at new community or one that is already established, walk around to get a feeling for the community. NEW HOME WARRANTIES HAVE BEEN IN THE
news last fall because the Alberta government is taking steps to ensure all buyers are protected when they take the big step of purchasing a new home. Legislation to require mandatory new home warranties was introduced in the Alberta Legislature on Oct. 25 by Municipal Affairs Minister Doug Griffiths. “While most homes in Alberta are built to stand the test of time, if things go wrong, homeowners will have stronger protection to get their homes repaired,” says Griffiths. “Albertans should be reassured that the single largest purchase their family makes will be protected by one of the strongest warranty programs in the country.” Under the proposed legislation, all new homes – including condominiums – would be covered for one year on labour and materials, two years for defects related to delivery and distribution systems, five years of building envelope protection with the option to purchase additional years of coverage and 10 years of warranty protection for major structural components. The estimated cost of a warranty for an average house would be $1,700 to $2,000, or less than one per cent of the price. The provincial government plans to have the system in place by next fall. Even though it will take some time to get all of the details ironed out and the legislation put into force, the good news for consumers is that members of the Canadian Home Builders’ Association – Alberta have offered their customers warranty protection for decades. Alberta builders led the nation in 1974 by introducing the New Home Certification Program of Alberta, now the Alberta New Home Warranty Program. Other warranty providers also offer coverage in Alberta, including Blanket Home Warranty, National Home Warranty Group and Progressive New Home Warranty. A report prepared for the Canadian Home Warranty Council in 2010 stated that more than 125,000 Alberta homes constructed by 650 builders were covered under 44 NEW HOME GUIDE | JAN 4 - FEB 1, 2013
warranties. The Alberta government estimates that about 80 per cent new homes built now have warranty. That still leaves a substantial number of homebuyers without warranty protection. Consumers should consider whether they are comfortable spending hundreds of thousands of dollars without the kind of coverage they would insist on receiving when buying a new car or even a smartphone. People planning to build their own home would not be required to obtain warranty protection under the proposed Alberta legislation. But there is a catch. If they decide to sell their house they will be required to arrange coverage for the remaining balance of the warranty period. Adding warranty protection after a home is built and occupied would be difficult because the warranty provider would not have worked with the builder during construction to ensure standards are met. CHBA – Alberta members must demonstrate knowledge, commitment and discipline to be approved by the Alberta New Home Warranty Program and an annual review includes checks on customer satisfaction. Mediation, conciliation and arbitration services are available to solve any dispute that may arise. Warranty providers also help buyers keep their home in tip-top shape for years to come by offering comprehensive guides on how to maintain the many materials and systems used in construction – from the basement to the roof, plus everything in between. Of course warranty protection is a backstop in cases where an issue cannot be resolved through discussions between the buyer and builder. CHBA – Alberta members have years of experience both building new homes and ensuring their customers are happy with their purchase. In the period until all builders are required to meet the same standards of warranty protection, buyers should ensure they understand what coverage they will enjoy after they take possession of their new home.

HOW MUCH DOES IT COST TO BUILD AN ENERGY EFFICIENT HOME? This is a question I hear quite often. The answer might surprise you. I hear people say it can cost 10–20% more to build a green home—that’s $30,000–$60,000 on an average Edmonton home. What if I said that was a gross exaggeration? I’ll share with you five things that will improve your home’s performance substantially, for a fraction of the cost you’d expect. First is air sealing the home. Many new homes in Alberta aren’t built as tightly as they could be. The company I work for changed sealing techniques with our trade partners a number of years ago. By paying attention to this, we reduced outside air infiltration by over 40%. As the building envelope was improved, we had to ensure fresh air was still coming into the home. This was done with a Heat Recovery Ventilator (HRV). An HRV removes stale air from your home and exchanges it for fresh air from outside. While doing this, the heat from the outgoing air is transferred to the incoming air. Windows are the next improvement to make. A triple pane window with a low-e coating & argon fill is a great overall performing window. It provides superior R-value and still allows the free heat from the sun in winter. As a side benefit, you’ll hear less noise from outside with these windows as well. A high efficiency (over 90%) hot water appliance will improve your energy consumption dramatically. Most hot water tanks are only 60% efficient—changing to a high efficiency unit will reduce your hot water costs by 33%. I’m quite fond of many of the tankless units currently on the market. They take some getting used to, but have many benefits. Another technology that’s well worth installing is a Drain Water Heat Recovery (DWHR) unit. This unit removes the heat from your drained shower water and transfers it to the incoming fresh water before it reaches your water-heating device. This not only saves you money, it also improves your water heater’s performance.
The last thing to do is to get the home rated for energy performance. This is done by a Certified Energy Advisor (CEA). A CEA is certified by Natural Resources Canada to model and test a home for energy efficiency. This is third party verification of your home’s performance. After the CEA has completed their work, they supply you with an EnerGuide Label. This label is similar to the EnerGuide labels on your appliances and will give you an indication of your home’s overall performance. The rating goes from 0–100, with 100 being best. The average new home in Alberta is built to an Energuide 72–74. So now the real question: how much does this cost? Depending on the builder and their economies of scale, expect to add $5,000–$5,500 to the sale price. Once you take your mortgage into account, the dollars really start to make financial sense. Borrowing $5,000 on a 25-year mortgage at today’s rate costs $290/ year—and you’ll save more than that on utilities each year. That means you’re not just getting greener, you’re getting a return on investment. Now for the bonus: if you use mortgage insurance through CMHC or Genworth, there is a 10% rebate on those fees if your home meets their energy requirements. These requirements are changing so see their websites for further information. When it comes to energy efficiency, some well-placed dollars can go a long way.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
