New home experience

Make wise choices and enjoy the process

W

hen only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Obtain a lawyer who is willing to review your offer as well as help you close the deal; ›› Don’t be persuaded by high pressure sales tactics while you’re out shopping; ›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, the neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process. We hope you enjoy this issue of New Home Guide. Let us know what you think! We’d love to hear from you.

Resolve to plan carefully in 2013 Still-low rates provide homebuyers with an opportunity to buy, but not at any cost

T

he last couple months of 2012 were certainly interesting – simultaneous talk of slowdowns and soft landings in some markets, increases, upticks and value gains in others. Indeed, now more than ever, housing and economic conditions remind us how local real estate is. What’s going on in one part of the country or province or in a specific property type, may be completely different from another. On the positive side are interest rates that are still at or near historic lows, with the next Bank of Canada rate announcement to come Jan. 23. Many experts don’t expect rates to begin rising – and slowly at that – until mid-year at least, while cautioning that Canadians should not confuse cheap money – if they qualify – with free money. The BoC continually keeps a close eye on household debt and other signposts for any warnings we’re taking on more debt than we should. Your best strategy as a prospective homebuyer? Meet with your broker or banker to see how you can take advantage of these opportunities, without getting in over your head.

Homes by Avi poised to open two new showhomes in Nolan Hill by HEATHER RYAN

W

ith two fabulous new showhomes set to open and the release of a wide range of new lots, Homes by Avi will soon offer new homebuyers more choices in northwest Calgary’s Nolan Hill. “We’re really excited about the opening in late January of two new laned showhomes – Tristan and Victor – which both present really nice, open designs and having the chance to offer a really great mix of lots in Phase 3,” says area manager Mark Evans.

12 NEW HOME GUIDE | JAN 4 - FEB 1, 2013

“We have a Tristan showhome currently on parade in Nolan Hill and the response has been so great that we decided to do it again with a different layout upstairs,” he says. “People love this home because it doesn’t feel like a starter home; it really feels like a higher-end, larger home.” The new 1,424-sq.-ft. Tristan showhome features a full front veranda, an inviting entry and large front great room made bright by a three-pane window. A niche by the stairs is ideal for a decorative shelf or a home entertainment centre.

With the release of Phase 3, the home builder has a variety of lots to choose from, including walkouts, south-facing, corner and pie lots and some facing a large park and future school site

A fabulous three-sided fireplace acts as a subtle separation between the great room and the huge central dining area and a U-shaped kitchen with corner pantry is adjacent the dining area at the rear of the home. A half bath and rear entrance complete the main floor. Heading upstairs, the new Tristan will present the LaCroix optional floorplan providing a large master suite with walk-in closet and ensuite, laundry room, main full bathroom and two secondary bedrooms. The 1,296-sq.-ft. Victor will “give visitors a different

look, including a central kitchen with a huge island and a large dining nook at the rear of the home,” Evans says. “The home really appeals to people who want the more open-concept floorplan.” A welcoming foyer is open to the large front great room, a niche by the stairs provides space for an optional desk and across from the dining area is a half bath and rear entrance. Upstairs, Victor presents the Yu optional floorplan providing two master suites each with walk-in closets and ensuites and a convenient office space in the loft. Evans says as a major bonus buyers of the lane product have the ability to mix and match plans for their upstairs ensuring a design that best suits their lifestyle, while buyers of the larger front-attached garage homes can choose from number of optional main and second-floor layouts. “Buyers also really love our high standard specs such as the tile and hardwood on the main, granite countertops in the kitchen, tile in the bathrooms and laundry, stainless steel appliances and blinds,” Evans says. “The standards are so great that people really don’t have to upgrade.” In Nolan Hill, Homes by Avi offers eight different lane models, two models with single-attached front garages and four models with double-attached front garages ranging from 1,172 to 1,900 sq. ft. and priced from the $320,000s. With the release of Phase 3, the home builder has a variety of lots to choose from including walkouts, southfacing, corner and pie lots and some facing a large park and future school site. A major attraction to Nolan Hill is its location. It’s close to a wide range of shops, services and restaurants at Beacon Hill, Creekside and CrossIron Mills, and the Shaganappi Trail extension is expected to be completed in early 2013 providing easy access to Shaganappi and Stoney Trails. As well, Sarcee Trail from Beacon Hill into Nolan Hill is now open providing even more access for residents to nearby amenities. For more information about Homes by Avi in Nolan Hill, visit the showhomes when they open in late January, Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., call 403.536.7252, or visit homesbyavi.com JAN 4 - FEB 1, 2013 | NEW HOME GUIDE 13

Shane Homes’ Andorra II becoming a hit with buyers by Heather Ryan

A

stunning great room and a fabulous bonus room are among the many features buyers love about Shane Homes’ Andorra II showhome in New Brighton. “The Andorra II is quickly becoming a very popular plan with our buyers,” says area manager Ron Kerr. “It’s a great house and the feedback we’re getting from people is really positive; they go through all the showhomes on the parade and come back to this one because they love the look and feel of the home; they really feel comfortable in it.” He says the 2,054-sq.-ft. Andorra II showhome is a hit with buyers because of its open floorplan, fine features and numerous optional layouts that allow buyers to choose the right design to suit their family’s needs. “Typically in a showhome, there are one or two outstanding features that people really like, but

16 New home Guide | JAN 4 - feb 1, 2013

with the Andorra II they love everything about it,” Kerr says. The Andorra II presents a dynamic entry with a mixture of rustic looking engineered hardwood floors and wood spindles on the staircase “that give it a warm cottage feel, but as you go through the home you get a more modern feel.” At the rear of the home, an eye-catching kitchen serves up an expansive granite-topped island with spacious breakfast bar with spiral spindles that match the stair railing as its focal point. Other features to savour include tall dark cabinets that stretch to the ceiling, an abundance of granite counter space and a white subway tile backsplash with decorative inlay. “People also like having the sink in the corner overlooking the backyard and the veggie sink in the island,” Kerr says. A door off the kitchen leads to the back deck,

Across from the kitchen, is a spacious dining nook and “we always get people commenting on how much room there is for hosting large family dinners,” Kerr says. Shane put the word “great” in the great room by crafting a vaulted ceiling with gorgeous wood beams and a cantilevered, wall-centred fireplace surrounded in floor-to-ceiling tile and flanked by two large windows ensuring plenty of natural light. Heading upstairs at the front of the home, doors open to a private bonus room that grabs your attention right away with its well-designed wet bar, tile floor and wall-to-wall, built-in entertainment centre that offers up more than enough space for your big screen TV, electronics, storage and display items. “People love having the bonus room separate because mom and dad can close the door and watch TV without disturbing the kids and vice versa, and there is plenty of room for furniture, as well as placing a desk at the one end,” Kerr says. “People also think the wet bar is perfect because it’s so convenient for getting snacks and drinks.” The large owner’s suite presents substantial space for a king-sized bed and owners will adore the luxurious ensuite featuring a long granite-topped vanity with dual sinks, corner soaker tub, oversized glass walk-in shower and a large walk-in closet. There are two nice sized bedrooms for the kids and they can share the main full bathroom with a granite-topped vanity. Shane Homes also has the 1,879 sq. ft. Fiesta II showhome in New Brighton. The showhomes, at 815 and 819 New Brighton Dr. S.E., are open Monday to Thursday, 2 to 8 p.m., weekends and holidays, noon to 5 p.m. For more information, call 403.536.2307 or visit shanehomes.com

by Hellen Buttigieg compelling ways your life will be better as a result of completing what you’ve been procrastinating on, you will find the inspiration to take action.

There is so much buildup at the end of the

year that it can almost feel like a race to the finish line. Then Jan. 1 arrives, the social calendar calms down and the cocooning begins as you prepare to ride out the rest of the winter. Before you jump right back to everything you were doing before the holidays, take some time to look around and decide what needs to change. Not that you have to go making grand resolutions for the new year – unless that’s your thing – but look at it as an opportunity to free yourself of things that weren’t working for you. Try new methods that may improve your life in little, noticeable ways. Get clear on the year ahead If setting New Year’s resolutions is not your thing, there’s another way of defining what you’d like your life to look like – create a vision board. Get some magazines, glue and a poster board and start cutting and pasting images that you feel drawn to or that represent something you’d like to be or have in your life. If you would like to learn more about the power of these dream boards, and have a look at some of the ones I’ve created personally, check out my blog post, Creating a Dream Board (weorganizeu.com) End procrastination by knowing your payoff Ever wonder how to motivate yourself to tackle that daunting task you’ve been putting off? Rather than dwelling on the chore itself, turn your attention to how you will benefit once the job is done. If you can come up with two or three 18 New home Guide | JAN 4 - feb 1, 2013

Make your ‘someday’ a reality How many times have you wistfully said, “Someday, I’d like to…” It’s interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say I’d like to do something, and immediately pull out my calendar and schedule it in, even if it’s not for another month or two… or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment you’ve booked with someone important – keep it. Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and remain stuck. Whenever possible, make decisions as you go along, before they accumulate. Although there’s no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, there’s usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: “What’s the worse thing that can happen if I make the wrong decision?” and “Can I live with that consequence?” This usually puts the decision into perspective and helps you make it confidently.

Q&A

ASK AN EXPERT: by HEATHER RYAN

Advantages of buying a new home versus preowned Q: What are some of the advantages of buying a new home versus an older preowned home? A: Compared to older preowned homes, new homes today are better built, better designed and use better materials, products and systems than ever before, says Lyle Faas, drafting and design manger with Shane Homes. “When you buy new, you get what you want as opposed to something you need to renovate to suit your style. Plus, you get the newest products and materials that more are energy efficient and environmentally friendly than what was used in older homes,” Faas says. Builders today craft homes using new construction technologies and highly mechanized processes to achieve higher quality and performance. “Building science has come a long way, so buyers benefit from those improvements.” There have been significant gains in the way homes are built, such as using 2-by-6s for the walls instead of 2-by-4s, engineered flooring and engineered beams. Insulation has improved from using R12 to R20+ in the walls and R40+ in the attic and using blow-in and spray foam insulation – all of which

ensure greater energy efficiency. “For plumbing we use Pex piping, instead of copper pipes you’ll often see in older homes, as it’s a much better product and provides energy savings,” Faas says. New homes also have more energy-efficient plumbing, from hot water tanks and slab heating to low-flow showerheads and taps and low-flush and dual flush toilets. “Furnaces are much more energy efficient as well,” Faas says. “Today’s furnaces can be 97 to 98 per cent efficient, whereas some of the ones in older homes are only 60 per cent.” Energy efficiency is also increased in new homes with windows being made of vinyl with double- and triple-pane glass. Older homes were typically the aluminum-framed type and single pane, which were significantly less energy efficient. Another benefit to buying a new home is that building codes have changed and continue to be updated to increase safety in the home, including the installation of carbon monoxide detectors and smoke detectors, Faas says.

GENESIS CREATES COMMUNITIES PEOPLE CAN BE PROUD OF BY HEATHER RYAN

C

reating innovative communities where people feel right at home has spelled success for Genesis Land Development Corp. “We create communities where families want to live,” says general manager Arnie Stefaniuk. “Communities that are more than lots and homes, but offering amenities and a lifestyle that will suit your family." From its initial beginnings in 1991, “Genesis inspired our planning group, laying the foundation for the type of communities we have today,” Stefaniuk says. “We didn’t want to copy-cat what was out there; we wanted to create something exceptional.” Genesis’s original thinking has resulted in a number of unique designs and concepts such as the fused grid approach it created for the northeast community of Saddlestone, which emphasizes a pedestrian-fi rst environment. As well, the Genesis approach to providing a family-friendly atmosphere is prevalent in every community it builds from Sherwood and Kincora in northwest Calgary to its current sought-after communities of Saddlestone in the northeast, Sage Meadows in northwest Calgary and Airdrie’s Bayside and The Canals.

32 NEW HOME GUIDE | JAN 4 - FEB 1, 2013

BAYSIDE & THE CANALS Bayside and The Canals feature two five-acre ponds and six kilometers of interconnected canals, creating a peaceful almost cottage-like atmosphere where residents can relax after a hectic day. There are even waterfront homes with private docks to launch a canoe, kayak or paddleboat onto the canals. These communities offer easy access to Big Hills Springs Road and Hwy. 2, are minutes from CrossIron Mills Mall and Stoney Trail, and a short commute to Calgary. The Canals was among the fi rst communities crafted by Genesis and it’s moving into the fi nal phase in the New Year. “We’re very proud of the community. The Canals is a beautiful neighbourhood with a variety of waterfront homes and walkout lots,” Stefaniuk says.

“It’s a great community because people can purchase a new home in an established area that has schools, shopping within walking distance, plus kilometres of pathways and water, a very unique setting.” SADDLESTONE Saddlestone launched in the spring of 2011 with its fi rst showhome parade and the release of lots in the fi rst two phases. “Since then we’ve sold 295 lots. The community has been hugely successful for us,” Stefaniuk says. “Saddlestone has a unique fused grid design, which creates four quadrants each with its own park and pathways,” he says. “It’s very walkable and close to established amenities,” such as the nearby LRT station, shopping and the Genesis Centre of Community Wellness.

Other amenities in the community include two ponds, two rain gardens parks, soccer fields and ball diamonds and a future school site, and there are single- and multifamily homes available to meet differing lifestyles. “With the connection to the city’s trail system you can bike to downtown, and you have easy access to major routes for quick commutes,” Stefaniuk says. SAGE MEADOWS Located in picturesque Symons Valley, Sage Meadows offers both single-family homes and gorgeous townhomes, The Brownstones. The community is selling fast, Stefaniuk says. “Sage Meadows is a highly desirable community because 60 per cent of the land is dedicated to

green space,” he says, which includes environmental reserve land with West Nose Creek flowing through the property, municipal reserve with pathways, eight ponds and a future school site. “So for people who want the feel of living in the country but be in the city and close to amenities there is no place better than Sage Meadows.” Sage Meadows is also close to adjacent shopping at Creekside plaza, just minutes to Stoney Trail and CrossIron Mills mall. “In late 2013/early2014 we hope to be bringing a very unique, exclusive estate phase to the community with homes that will be nestled halfway up the escarpment offering tremendous valley views,” he says.

“For people who want the feel of living in the country but be in the city and close to amenities there is no place better than Sage Meadows.” FUTURE PROJECTS GLDC will launch the last phase of The Canals in Airdrie spring 2013. There are potential estate lots coming on line in Sage Meadows in late 2013 and the next phases of Saddlestone are set to be released. The Saffron and Gardens projects are in full swing in Saddlestone and may not last long, more multi-family projects are in the works. The Genesis Commercial team is working on Sage Hill Crossing, a major commercial development adjacent to Sage Meadows that will bring a colourful new retail experience to the area. Walton creates sustainable and enduring communities By Heather Ryan

C

hoosing a home that is just right for your family can be a complex task, but finding the perfect community for your lifestyle is an important first step. Walton Development and Management L.P. (Walton) considers all your lifestyle needs and develops sustainable and enduring communities by covering all the bases from accessibility, employment and education, to transportation, recreation and nature and with a strong emphasis on family life.

36

A prime example is SkyView Ranch, Walton’s signature development in Calgary, which offers “an ideal combination of quality and price, along with the breathtaking views and amenities of Calgary’s New North,” says marketing manager Kendra Milne. “Calgary’s facing tremendous growth on its north side and people are choosing to buy in SkyView Ranch because it’s a great choice – it’s an established community with infrastructure, parks and pathways, lifestyle conveniences and amenities already in place, and employment opportunities nearby,” Milne says, noting work is underway on an adjacent commercial site that will result in more shopping and employment possibilities for residents. A master-planned community, SkyView Ranch offers an abundance of green space, parks and pathways, sports fields and distinctive streetscapes for residents to enjoy, as well as the convenience of new retail stores, a gas station, Calgary Transit service and easy access to major transportation routes such as Stoney, Metis and Deerfoot Trails. Walton envisioned the community as “the creation of a new, long-term and unique residential option

in north Calgary when SkyView Ranch was first launched only four years ago,” Milne says. “This community offers a variety of home styles from apartment condominiums, townhomes and duplexes to a large selection of single-family homes. In addition, the choice of award-winning builders has created consistently strong demand for new homes in the growing sector.” There is something for everyone in SkyView Ranch, from a $150,000 condo to a $500,000 home with front-attached garage, and everything in between. SkyView Ranch presents front-attached garage homes by Excel Homes, Morrison Homes, Pacesetter Homes and Shane Homes starting in the $380,000s; rear laned homes by Creations by Shane Homes and Innovations by Jayman start in the $310,000s and semi-detached homes by Creations starting in the $270,000s. Townhomes include ARRIVE by Partners Development Group and EVOLVE by Lionsworthe Homes starting in the $240,000s, while SkyWest by Truman Developments features apartment-style condos starting in the $150,000s.

37

“There is also a rental project being developed by Age Care, which offers different levels of care; and a new housing product – zero-lot-line single-family homes, which maximize the home’s value on the lot – coming in spring 2013 with an affordable starting price point.” Walton’s focus and commitment to the planning and creation of sustainable and enduring residential, industrial and commercial development is also showcased in: three residential communities in Edmonton (McConachie, Hawks Ridge at Big Lake and Woodhaven – Edgemont); and three active industrial projects. “Plans for more residential, commercial and industrial projects throughout Alberta are in various development stages,” Milne says, noting that in Calgary, Walton is actively involved in planning future development in three of the four city quadrants. Past projects by Walton

in Alberta include Southfork in Leduc and Sheppard Business Park in Calgary. With offices across North America, Walton is expanding into several other emerging development markets including Ontario, Washington, D.C., and Atlanta. “Walton’s international management team has more than 784 years of collective professional experience in land planning and development,” Milne says. “Our team members have worked on numerous master-planned communities and bring their skills and experience to current and future projects.” The company works with a number of the industry’s leading consultants, contractors and builder partners to execute a vision for each new project with the same goal in mind – the creation and implementation of enduring places and projects that respond to meet the needs of present and future generations.

Hopewell

builds connected, creative communities By Heather Ryan

H

opewell Residential Communities brings communities to life. In Calgary, Airdrie and Edmonton, the award-winning developer’s innovative master plans are situated in prime locations, and are carefully planned with residents in mind. “We don’t just build communities, we help them grow and flourish,” says Scott Hamilton, senior manager, marketing and community relations. “People want more than a house – they want a home in a thriving, connected community.” With Hopewell, homebuyers fi nd just that. Each community is located in proximity to retail and employment centres, schools, recreation centres, major transportation corridors and public transit. Further, each community bears the stamp of Hopewell’s tried and true approach – forward-thinking community design combined with architectural integrity and an approachable esthetic. “We are committed to creating and nurturing healthy communities,” Hamilton says. “Our goal is to craft lasting places that meet the needs of families today and into the future.” Hopewell takes pride in creating neighbourhoods that are cherished by residents, such as its current local communities of Mahogany and Copperfield in south Calgary and Reunion in Airdrie.

“We build long-lasting communities for real people,” Hamilton says. “We aim for an outstanding resident experience, for incredible master plan designs and for a legacy of enduring value in each of our amazing communities.” MAHOGANY A four-season playground and one of the most aspirational master plans in Calgary, Mahogany boasts the ultimate lake lifestyle. Along with a 63-acre lake and 74 acres of naturalized wetlands are 265 acres of open space, an Urban Village retail district, 30 parks and a residents’ beach club. Ten architectural styles along with seven home builders and 21 showhomes set Mahogany apart. “Life is good in Mahogany – it’s a new calibre of community for those who expect more from their home and lifestyle,” Hamilton says. “It’s new community living at its best.” Spring of 2013 will bring a number of exciting milestones to the community. “We’re opening estate homes in our Reserve Collection; laned showhomes in our Lakeland Collection; and incredible lakefront estate showhomes, which are sure to be among the most outstanding in Calgary,” Hamilton says. “We’re also excited to begin construction on a beach club that will host events and programs for residents, as well as provide a central place to meet and relax. An incredible promenade will be a great spot to walk the dog or ride a bike, and a 13acre central park is the perfect spot to play catch or build a snowman.” Adding appeal is the community’s access – the south Calgary hospital is within walking distance, while schools, shopping and transit are within minutes of each resident’s home.

COPPERFIELD Just north of Mahogany is Copperfield, which offers convenient, stylish and affordable living. “People love it because everything is already here – parks, coffee shops, schools, shopping,” Hamilton says. “It’s a new, yet established community that has it all, including an affordable price point.” The community features housing styles including condos, townhomes, laned homes and

front-attached garage homes. In addition, it boasts a large central park, a seven-acre pond, an extensive pathway system, tennis courts, an outdoor skating rink, playgrounds and toboggan hills. Copperfield is within minutes of shops, services and restaurants, as well as the south Calgary hospital. There are 16 showhomes in the community, with eight new laned showhomes slated to open in mid-2013.

REUNION Just north of Calgary is Airdrie, where Hopewell’s Reunion is a desirable and family-oriented community. Located in the northwest quadrant of this vibrant town, Reunion celebrates family, friendship and shared traditions. The community currently offers laned and front-attached garage homes, and is looking forward to the grand opening of a new enclave in mid-2013. Heron Pointe at Reunion is set to be an exceptional neighbourhood featuring refreshed architecture, updated floor plans and a price point to suit every buyer. “We’re excited about introducing Heron Pointe and six new showhomes to Reunion,” Hamilton says. “We’re bringing amazing architecture not often seen in Airdrie to a fantastic neighbourhood that’s near schools, wetlands and green space.” Reunion also puts residents close to vast range of shops, services, restaurants and recreational facilities in Airdrie, and is minutes from CrossIron Mills, Hwy. 2 and Stoney Trail.

communityselection

Choosing the right community by Heather Ryan

Regardless of whether you’re

shopping for your first home or moving into your second or final abode, finding the right place to live – a good environment for raising a family or enjoying your retirement years – is as important as the house you choose. Communities in Calgary and surrounding areas each offer different amenities that are bound to suit your family’s lifestyle. The word “community” conjures up different images for buyers from streets lined with white picket fences and a canopy of trees to children playing in the park and swooshing down a toboggan hill. Depending on your lifestyle, you may dream of living in an area with nature trails, bike paths and sports facilities or you may desire a community that offers a lake and beach or a centre for hosting events. “The real estate adage definitely is a key to finding the home of your dreams.

If you don’t love your ‘location, location, location,’ you won’t love your house after the initial excitement wears off,” says Donna Moore, CEO of the Canadian Home Builders’ Association – Calgary Region. “Many of the developments today are built with a master plan with sustainability in mind, so you will be able to live, work and play in your own neighbourhood, and the community has every type of housing available to provide choice,” she says. “Ask yourself what you want in a neighbourhood – whether it’s greenspace, proximity to work, bus service, schools, a diverse mix of neighbours, or a combination of all of these. That will help you rate the communities as you look to ensure you pick one that fits your lifestyle, your needs and your wants.” When it comes to newly started communities. “Again, ask questions,” Moore says. “What will the future of the community look like; what else is planned for the neighbourhood; when are other services and amenities planned? The more you ask, the better informed you will be to make the best choice for you and your family.” One way to help you choose the right place to buy a home is to take a drive through the newer communities in the city and the neighbouring municipalities to determine what will work best for you and your family. Often one of the most important elements families look for a community to provide is an opportunity to connect with their neighbours, where they can meet socially outside their homes in parks and greenspaces and interact in and around their homes. If this is a priority for you,

Various communities offer different size lots and different locations that present other benefits, such as corner lots, walkouts and those backing onto green space or environmental reserves you’ll want to find a community that presents a good balance between greenspace, parks, playgrounds and pathways for everyone to enjoy. Some communities may offer a central park or a residents’ centre where people both young and old can go to and interact. Some families may be drawn to water features such as a lake and beach front area, ponds with an extensive pathway system, spray parks where kids can cool off on a hot summer’s day, or wetlands that offer a picturesque natural setting. Of course, other amenities such as tennis courts, outdoor skating rinks, basketball courts, playgrounds, sports fields, skate board parks and toboggan hills will draw active families to the community. For parents with infants or school-age children, living in communities that offer future or established schools, day cares, day homes and medical facilities are often high on their priority list. Communities that have neighbourhood conveniences or are in proximity to shops, services and restaurants are also attractive, while having bus routes and easy access to major routes also factor in when looking to buy. When looking at the various communities also consider the type of lot that is best suited to your lifestyle. Various communities offer different size lots and different locations that present other benefits, such as corner lots, walkouts and those backing onto greenspace or environmental reserves. You can find a lot that is big enough to build a three-car garage with a big yard where the kids and dog can play, or you may want

a smaller lot that will require less maintenance. If you’re a first-time homebuyer you may be seeking affordability that a zero-lot line can provide. The right neighbourhood might also mean increased home value in the future – another consideration. “It all comes down to finding a place to live that meets the needs of you and your family,” Moore says. “Finding the right community and right location is just as important as finding the right home and the right builder.” She also suggests going to credible websites such as the Canadian Home Builders’ Association – Calgary Region “where you’ll find a wealth of information to help you in your search.” You can also search the different major residential land developers’ websites and CMHC’s website. As well, searches on web reveal several sites that provide tips to choosing the right neighbourhood. Regardless of whether you’re looking at new community or one that is already established, walk around to get a feeling for the community. Don’t be shy – stop to chat with people on the street; their responses can greatly help you to decide if this is the right community for you and your family. JAN 4 - feb 1, 2013 | New home Guide 43

NEW HOME WARRANTIES HAVE BEEN IN THE

news last fall because the Alberta government is taking steps to ensure all buyers are protected when they take the big step of purchasing a new home. Legislation to require mandatory new home warranties was introduced in the Alberta Legislature on Oct. 25 by Municipal Affairs Minister Doug Griffiths. “While most homes in Alberta are built to stand the test of time, if things go wrong, homeowners will have stronger protection to get their homes repaired,” says Griffiths. “Albertans should be reassured that the single largest purchase their family makes will be protected by one of the strongest warranty programs in the country.” Under the proposed legislation, all new homes – including condominiums – would be covered for one year on labour and materials, two years for defects related to delivery and distribution systems, five years of building envelope protection with the option to purchase additional years of coverage and 10 years of warranty protection for major structural components. The estimated cost of a warranty for an average house would be $1,700 to $2,000, or less than one per cent of the price. The provincial government plans to have the system in place by next fall. Even though it will take some time to get all of the details ironed out and the legislation put into force, the good news for consumers is that members of the Canadian Home Builders’ Association – Alberta have offered their customers warranty protection for decades. Alberta builders led the nation in 1974 by introducing the New Home Certification Program of Alberta, now the Alberta New Home Warranty Program. Other warranty providers also offer coverage in Alberta, including Blanket Home Warranty, National Home Warranty Group and Progressive New Home Warranty. A report prepared for the Canadian Home Warranty Council in 2010 stated that more than 125,000 Alberta homes constructed by 650 builders were covered under 44 NEW HOME GUIDE | JAN 4 - FEB 1, 2013

warranties. The Alberta government estimates that about 80 per cent new homes built now have warranty. That still leaves a substantial number of homebuyers without warranty protection. Consumers should consider whether they are comfortable spending hundreds of thousands of dollars without the kind of coverage they would insist on receiving when buying a new car or even a smartphone. People planning to build their own home would not be required to obtain warranty protection under the proposed Alberta legislation. But there is a catch. If they decide to sell their house they will be required to arrange coverage for the remaining balance of the warranty period. Adding warranty protection after a home is built and occupied would be difficult because the warranty provider would not have worked with the builder during construction to ensure standards are met. CHBA – Alberta members must demonstrate knowledge, commitment and discipline to be approved by the Alberta New Home Warranty Program and an annual review includes checks on customer satisfaction. Mediation, conciliation and arbitration services are available to solve any dispute that may arise. Warranty providers also help buyers keep their home in tip-top shape for years to come by offering comprehensive guides on how to maintain the many materials and systems used in construction – from the basement to the roof, plus everything in between. Of course warranty protection is a backstop in cases where an issue cannot be resolved through discussions between the buyer and builder. CHBA – Alberta members have years of experience both building new homes and ensuring their customers are happy with their purchase. In the period until all builders are required to meet the same standards of warranty protection, buyers should ensure they understand what coverage they will enjoy after they take possession of their new home.

HOW MUCH DOES IT COST TO BUILD AN ENERGY EFFICIENT HOME? This is a question I hear quite often. The answer might surprise you. I hear people say it can cost 10–20% more to build a green home—that’s $30,000–$60,000 on an average Edmonton home. What if I said that was a gross exaggeration? I’ll share with you five things that will improve your home’s performance substantially, for a fraction of the cost you’d expect. First is air sealing the home. Many new homes in Alberta aren’t built as tightly as they could be. The company I work for changed sealing techniques with our trade partners a number of years ago. By paying attention to this, we reduced outside air infiltration by over 40%. As the building envelope was improved, we had to ensure fresh air was still coming into the home. This was done with a Heat Recovery Ventilator (HRV). An HRV removes stale air from your home and exchanges it for fresh air from outside. While doing this, the heat from the outgoing air is transferred to the incoming air. Windows are the next improvement to make. A triple pane window with a low-e coating & argon fill is a great overall performing window. It provides superior R-value and still allows the free heat from the sun in winter. As a side benefit, you’ll hear less noise from outside with these windows as well. A high efficiency (over 90%) hot water appliance will improve your energy consumption dramatically. Most hot water tanks are only 60% efficient—changing to a high efficiency unit will reduce your hot water costs by 33%. I’m quite fond of many of the tankless units currently on the market. They take some getting used to, but have many benefits. Another technology that’s well worth installing is a Drain Water Heat Recovery (DWHR) unit. This unit removes the heat from your drained shower water and transfers it to the incoming fresh water before it reaches your water-heating device. This not only saves you money, it also improves your water heater’s performance.

The last thing to do is to get the home rated for energy performance. This is done by a Certified Energy Advisor (CEA). A CEA is certified by Natural Resources Canada to model and test a home for energy efficiency. This is third party verification of your home’s performance. After the CEA has completed their work, they supply you with an EnerGuide Label. This label is similar to the EnerGuide labels on your appliances and will give you an indication of your home’s overall performance. The rating goes from 0–100, with 100 being best. The average new home in Alberta is built to an Energuide 72–74. So now the real question: how much does this cost? Depending on the builder and their economies of scale, expect to add $5,000–$5,500 to the sale price. Once you take your mortgage into account, the dollars really start to make financial sense. Borrowing $5,000 on a 25-year mortgage at today’s rate costs $290/ year—and you’ll save more than that on utilities each year. That means you’re not just getting greener, you’re getting a return on investment. Now for the bonus: if you use mortgage insurance through CMHC or Genworth, there is a 10% rebate on those fees if your home meets their energy requirements. These requirements are changing so see their websites for further information. When it comes to energy efficiency, some well-placed dollars can go a long way.

Walk your way

to enjoyment by Brad Jackman

Walkways create boundaries, provide

interest and most importantly allow you a safe place to walk. Quality of construction and durability are extremely important. Walkways can be the most important part of your landscape. They are usually the main structure or hardscape of your property. Drainage, grade, structure, and function must be considered at every level. With a variety of high quality products and many different design concepts it helps to be familiar with your options. Natural Stone is the highest quality material to use for a walkway and can provide that beauty and balance your home craves. Comparatively there is less prep work and labor involved when installing natural stone and therefore surprisingly

cost effective. Paving stones are also an option that can be creatively incorporated into your yard. They are more cost effective than natural stone and come in a wide variety of colors, textures, and sizes. The prep work and labor is intense when working with paving stone and therefore is the most expensive choice. Concrete is a product which is extremely functional, low maintenance and is very cost effective. Concrete can be done with a brushed, exposed or stamped finish. All types of walkways can follow curves and patterns or be very linear and simple. There are many different styles of walkways that can be built. Decks, patios, stone, water features, fire pits, garden beds, trees, shrubs and mulch are all products that

can be carefully chosen to compliment any style or size of walkway. A Consultation with your Landscaper and a creative and functional design is the best place to start when considering what type of outdoor space will best suite you and your home. Clearly there are many choices and it pays to explore all your options carefully. More importantly hiring the right company for the job will ensure you can walk your way to enjoyment. Landscape 360 is a full-service landscape construction company. Our philosophy is based upon professionalism, quality, trust and respect. A locally owned and operated Calgary based company, Landscape 360 specializes in residential, estate and acreage landscape construction.

FOLLOW THESE STEPS TO SEE IF YOU’LL QUALIFY FOR A MORTGAGE ON YOUR DREAM HOME

01

05

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by

1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

56 NEW HOME GUIDE | JAN 4 - FEB 1, 2013

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

MORTGAGE TYPES ALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

Peace Hills Trust

Servus Credit Union T-D Mortgage

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

lated or are receiving a gift in the amount of 1.5 per cent of the purchase price for the potential closing costs associated with purchasing a home. With the free down payment program, you are obligated to take either a five- or a seven-year closed term at the posted (non-discounted) interest rate and the maximum amortization for a high ratio mortgage under this program is 25 years. For those of you looking to purchase a new home, and have a minimum of $2,000 saved, but don’t have access to the full five-pre-cent minimum down payment requirement, you may want to consider the Calgary Attainable Home program. Under this program, you can purchase a home with $2,000 down, and still benefit from the lowest, discounted mortgage rates that are available. Because this is a highratio mortgage program, the maximum amortization remains 25 years.
