What rules your new-home choice? Lifestyle increasingly influential for buyers

N

ew-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction. Downsizing is usually the answer, although many homeowners with existing homes in suburban or rural areas are acquiring townhomes or pied-à-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find is to find a home that suits your needs and lifestyle. In this issue, we profile new communities which offer the perfect place to put up your feet, plus the latest industry news and features about buying and owning a new home. Enjoy!

Tax time – embrace it

Preparing for this unsavoury topic earlier helps reduce the sting at deadline time

W

e’re into February already – a period we often associate with blahs, but also a month worth celebrating, given that it’s the shortest of the year, and March and spring soon follow. And while the deadline for 2012 Registered Retirement Savings Plan contributions isn’t until March 1, and April 30 for filing your 2012 income tax return, perhaps we need to start thinking of February in a different light altogether. Indeed, our February issue includes Tax Matters content; the idea was to explore this topic in advance of filing deadlines, to help readers learn about opportunities to take advantage of while they still can. But, heeding the advice of experts, perhaps “tax time” should instead be a year-round task. From making regular RRSP contributions to comparing RRSPs and tax-free savings accounts to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

Shane Homes presents the wow factor with the

Tofino II in SkyView Ranch by Heather Ryan

T

houghtful, intimate spaces with features that boost the wow factor combine to make the Tofino II one of Shane Homes’ most popular models in SkyView Ranch. The Tofino II comes standard at 2,150 sq. ft., but the showhome presents 2,312 sq. ft. and is one of two showhomes by Shane Homes on parade in this north Calgary community. “This showhome has been very well received; people really love the openness, yet every room has a private feel,” says area manager Deb Gearey. “Of the two showhomes, this one really stands out; it has an estate feel and that wow factor and people love the fact that it has numerous

12 New home Guide | Feb 1 - mar 1, 2013

optional layouts so they can get a design they want and can easily exceed 2,400 sq. ft. if desired.” The entry makes a dynamic first impression from the two-storey ceiling open to above to, the more than 40 ft. of maple and wrought iron rail. In the entry, you’re also greeted by a rustic-looking smoky-grey laminate floor that runs throughout the main floor and grey and white paint tones that add warmth to the home. The spaciousness allows room for a convenient bench or a hall table. Off the entry is a convenient half-bath, and there is a good-sized mud room off the garage entry with a built-in bench and an oversized walk-in closet where you can store the kids’ backpacks or sporting goods out of the way.

Across from the kitchen, the great room has a stunning wall-centred fireplace surrounded in grey stone and featuring a built-in entertainment centre with space for a TV above a deep mantle and built-in shelves along one side.

It also has lots of space to get the kids ready, organized and out the door. Just to the left of the entry, double sliding glass doors open to a front lifestyle room, which has been decorated as an intimate formal dining room with a boxed out niche for a hutch. “What’s great about the plan is that the lifestyle room can easily be converted into a den or there is an option to make it into a walk-through pantry and IT centre,” Gearey says. “There is also the option to make this home into four bedrooms, which is really popular with buyers in SkyView Ranch and the lifestyle room could be made into a fifth bedroom if needed.” At the rear of the home, you’ll be impressed by the delectable kitchen that serves up an expansive flat-surface island with breakfast bar seating and black granite countertops. Dark cabinets and black appliances are a nice contrast to the light-toned fullheight tile backsplash with decorative silver and grey mosaic inlay. A frosted glass door in the corner opens to the walk-in pantry. Across from the kitchen, the great room has a stunning wall-centred fireplace surrounded in grey stone and featuring a built-in entertainment centre with space for a TV above a deep mantle and builtin shelves along one side. Beside the kitchen, a large bumped out nook has both a large window and glass doors to the deck creating a bright space at mealtime. Heading upstairs, the large centrally located bonus/family room features a built-in niche for a big screen TV. “People love the vaulted ceiling and the fact that it separates the owners’ suite from the secondary bedrooms,” Gearey says. The owners’ suite impresses with its great space, huge walk-in closet and an inviting ensuite with granite-topped vanity that includes dual sinks and make-up counter, a corner soaker tub and an oversized walk-in shower. A good-sized laundry room, two generous bedrooms each with walk-in closets, a main full bathroom and a handy built-in computer station complete the second floor. Shane Homes also has the 1,926 sq. ft. Fiesta II showhome on parade in SkyView Ranch. For more information, visit the showhomes, open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m. Call Deb Gearey or Bobby Lajeunesse at 403.536.2317, or visit shanehomes.com Feb 1 - mar 1, 2013 | New home Guide 13

thehomebuyingprocess

Choosing the right lighting for your new home by Donna Moore

Choosing the right lighting is important

to the comfort and appeal of your new home – both inside and out. When you purchase a new home, it typically comes with a standard lighting package and there are often options for upgrades. Some home builders will also provide you with a set allowance to spend, allowing you to make the final decisions about your lighting fixtures and features. When it comes to making those choices, homebuyers will have plenty of assistance from the builder, the salesperson or an interior decorator at the company’s decor centre. Or you may be referred directly to the home builder’s chosen supplier, who will typically have a showroom and lighting experts available to help you make your selections. However the lighting is handled, before making your choices, you should do a little homework. Browse the Internet, look through magazines, visit a few stores to get general information and ideas, visit some showhomes or ask your builder or the lighting centre if they have any literature or product catalogues available. It’s a good idea to make sure you understand exactly what your builder is offering in a standard package, so that you know what is already included in the price of the home. Keep in mind that there may be an additional installation cost for some of your selections. If you decide to upgrade your lighting, it’s best to set an overall budget. Tell your builder or expert how much you want to spend, and what areas of the house are most important to you, and they will be able to help you allocate your budget. Also, verify with the builder that your choices can be accommodated within the plans and schedule. If it’s possible, bring samples of the interior finishing, such as paint colour, carpeting, counters and cabinets, when you’re making your lighting choices, because dif18 New home Guide | Feb 1 - mar 1, 2013

Donna Moore is Executive Officer, Calgary Region Home Builders’ Association 403.235.1911 | crhba.com

ferent colours and textures absorb or reflect light differently. Go through the home room by room to determine the activities and tasks that will take place in each so you can decide on any special features you want highlighted or the mood you want to create with your lighting. One feature you may not have thought about is lighting controls. Dimmers, two-, three- or four-way switches, hand-held controls, motion sensors and timers all give you greater convenience and are more versatile than plain light switches. You can ask your builder or a lighting expert for recommendations. It’s also advantageous to give some thought to little extra touches such as door-activated closet lighting, builtin night lights in hallways or kid’s bedrooms, lighting on stairs, under-cabinet lighting in the kitchen and spotlights for bookcases and shelves. Lighting can also make a big difference to the exterior appearance of your home. It can enhance the appeal of the entrance at night, highlight architectural design features, display your landscaping to full advantage and light up your walkways. Moving into a new home, you likely don’t have a detailed landscaping plan, but it is a good idea to plan ahead for your outdoor wiring and lighting needs and have it addressed before your home is built. You may also want to think about automated lighting. Options range from small, self-contained systems that allow you to pre-set lighting patterns for portions of your home’s interior and automatic systems for the exterior lighting, to complete whole-house automation systems with a multitude of applications. When making your lighting selections, you can also consider improved energy efficiency through the use of LED lights, timers and sensors with automatic turn-off. Effective lighting will add to your satisfaction and enjoyment once you move into your new home. With today’s choices in lighting and control options you have a great opportunity to plan it just right for comfort, convenience and spectacular effect.

Does Your New Home

crave a landscape? by Brad Jackman

In the middle of winter, Landscaping

might be the furthest thing from your mind. Landscape 360 would like to highlight a few ideas homeowners can contemplate over our long winter. Hiring a landscape contractor should be exciting and satisfying. However this can be a very discouraging time for some home owners, unsure of where to begin, what you want it to look like and who to talk too. Here are a few tips to guide you through a satisfying landscape construction experience. Have a plan. You can never call a company too early to plan for the following season’s project. Many Landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in the spring or your ideal time frame.

It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around that budget will be crucial. It is also not unusual for work to be split up over consecutive summers, easing some of the financial burden while creating your backyard paradise. Depending on what is required for labour, equipment and materials, it may be more or less of an investment one season to the next. One should also consider what kind of space is desired. Must it be safe for children? How much entertaining do you do? Are you a gardening green thumb? Or would you prefer no maintenance at all? These are the types of important questions you should have answered in order to create a landscape concept that works for you. Landscape 360. Professional Landscape Construction.

Canadians struggle to address children’s education, aging parents and own retirement needs: RBC poll

Canadians (aged 18 to 54) are concerned that their

ability to save for retirement will be impaired both by saving for their children’s education (48 per cent) and by taking care of their aging parents (36 per cent), according to the 23rd Annual RBC RRSP Poll. Despite the potential strain of these family priorities on their retirement savings, more than half (57 per cent) of Canadians aged 18 to 54 say their parents’ retirement experience has shaped their expectations of retirement. “While Canadians may see their parents’ retirement experience as a model for what to expect, the reality is that their retirement may not be the same, particularly if they are part of the sandwich generation with both aging parents and school age children,” says Amalia Costa, head, retirement strategies, RBC. “Canadians know that juggling competing financial priorities creates enormous strain on both time and money. A financial advisor can make it easier to develop a retirement plan to balance your financial commitments and family life.” Retirement will likely look different for the next generation of retirees, as employer-sponsored pension plans become more rare. The RBC poll found that one-quarter (26 per cent) of Canadians (aged 18 to 54) expect a pension income from an employer to be their primary source of income in retirement and, similarly, fewer than one-in-five (18 per cent) of them have a defined benefit pension plan. “The growing demands on time and money can make meeting retirement goals a challenge, but Canadians don’t have to do this on their own,” adds Costa. “Taking the time to meet with a financial advisor is one of the best investments you can make in your financial future. An advisor can help review your financial priorities; understand your income sources and your savings and investment options – all to help make your retirement goals a reality.” 34 New home Guide | Feb 1 - mar 1, 2013

Costa provides the following practical advice to help you live for today and save for tomorrow: » Show me the money: Look for hidden sources of contribution funds. If you have debt, take advantage of lower interest rates to reduce your overall borrowing costs and free up some of your monthly cash flow. For example, you can do this by consolidating higher interest credit card balances into a loan or home equity line with a lower interest rate. » Automate your savings habit: Get into the good savings habit of paying yourself first by setting up an automatic contribution plan to coincide with your payroll deposit. The funds will come off the top and are often not missed. » Start thinking about your retirement income plan: If you are within a few years of retirement, switch your focus to establishing your retirement income plan. Translate your vision for the lifestyle you want in your retirement into financial requirements and work with an advisor to learn about your new sources of retirement income and how these will fund your new lifestyle.

discuss with everyone in your household what they want in a new home and make a list of the priorities, then compare it to what each builder you’re considering will provide. Buyers can really get a feel for the quality of a builder’s craftsmanship by visiting showhomes. There are dozens of showhomes open across the city and in surrounding communities that buyers can tour – and while going through them make a point to ask the salesperson what is standard and what is upgraded. Standard specifications vary between builders. For example, some provide hardwood and tile floors, granite countertops, stainless steel appliances and fireplaces as standards, while with others these are upgrades. Some builders also offer a variety of optional layouts with each individual model so you can choose a layout that is best suited to your lifestyle. Some builders may allow customization, some don’t allow any changes, and some offer both optional layouts and customization. Know what your chosen builder can offer you. Look carefully at each home you visit and return to those you like and look again. Gather informational brochures and make notes on the homes, so you have something to compare and check later on. And don’t be afraid to ask questions of the salespeople – they are representatives of the builder, so you’ll get a good idea of how any future dealings will go by interacting with them. Some other questions you could ask include: does the builder have a design centre or do you need to visit individual suppliers to select your interior finishings; does the builder provide a back deck; can you build a rear, detached garage if the house doesn’t already come with a garage? Talk to the builder or his representative about your new home – your priorities, desires and the price range. Let them know which models appeal to you and ask for any other suggestions that may fit your needs. As you get ready to make the final decision, carefully look over all the information you have collected and compare builders to determine which offers the greatest overall value for your investment. Things to consider at this point include price, quality, warranty, after-sales service and personal comfort. In the end, you’ll want to choose a builder that you can trust and one that will give you the greatest sense of confidence. Feb 1 - mar 1, 2013 | New home Guide 37

Q&A

ASK AN EXPERT: by HEATHER RYAN

Advice for buyers doing their home research online Q: What are some tips on researching a new home builder and home online? A: There are plenty of resources you can access online to make researching a new home easier. These range from finding a home builder to mortgage information that will help you even before you view showhomes, says Brenda Kasianiuk, social media, marketing and sales associate with Shane Homes. A good place to begin, she says, is to visit developer websites to learn about new communities and amenities such as schools, shopping malls, recreation centres and services. You can also access a list of builders within your prospective community, view models and learn about starting prices. “Once you’ve done that, it’s a good idea to visit the home builder’s websites to see how long they have been in business, what associations they are part of, what programs they offer and if they have an onsite design centre where you can make your interior and exterior selections,” Kasianiuk says. Viewing the builders showhome photo galleries and videos, as well as floorplans, layouts and elevations, is very helpful. Some tools also allow you to build and price your home online,

to help you get a sense for the community, model, options and lot that fit your lifestyle and budget. Also check to see what kind of after-sales service the builder offers. Are there service and maintenance programs to help you care for your home after you move in? What type of warranty and coverage program do they offer? When comparing builders, Kasianiuk says, look at what type of services are included with the purchase, such as legal and professional design assistance. Also, review the standard specifications, ask about the building timelines and if the home price will change prior to possession. “Some builders offer showhome selections sheets that list interior and exterior finishing selections,” Kasianiuk says. “This allows you to replicate the look of the showhome because you can see what was selected with respect to paint colours, flooring, countertops, cabinetry and other finishing touches. Once you do select a community, builder and model, this can greatly help with the design process and in getting the home you desire.”

Regardless of whether you own a Cardel home, you’ll benefit from the expert team at Cardel Renovations that consists of your own personal interior designer, seasoned site supervisor, senior estimator and archi-

tectural technologist. Customers also have the unique opportunity to utilize Cardel’s stunning 11,000-sq.-ft. Design Centre where they can make all of their interior and exterior selections. Cardel Renovations has two project manager/design consultants who can deal with anything from helping customers choose their paint colours, flooring and window coverings, to offering advice on decorating their

“When you work with Cardel Renovations, we take care of everything, from applying for all of your permits to making floorplan changes, helping you select finishes and organizing trades.” space and furniture placement. “There are so many aspects to consider when you’re doing a renovation,” says project manager and design consultant Marie-Claire Williams. “When you work with Cardel Renovations, we take care of everything, from applying for all of your permits to making floorplan changes, helping you select finishes and organizing trades. “You’ll have a site supervisor who will orchestrate all of the trades and suppliers, as well as ensure the project is moving ahead on time and on budget. We make sure your renovation is done right the first time. “One of the benefits we offer customers is that because we’ve been home builders for 40 years, we’ve established long-term relationships with our trades people and suppliers who have a proven track record for providing quality workmanship and materials,” Williams says. “But also, because we build 350 homes a year in our single-family division, we have buying power that our competitors don’t, so our pricing is significantly

lower and we pass those savings along to our clients.” Cardel Renovations crafts a number of kitchens and bathrooms each year, “because those are definitely areas of your home where you will undoubtedly get the best bang for your buck when investing in a renovation,” Williams says, but the team is also seeing a lot of basement developments and whole house renovations. They’re currently working on a $250,000 renovation to a 1980s-era bungalow in Woodbine that includes everything from framing changes to give it that open concept feel, plumbing relocations, adding a new custom ensuite, gutting and enlarging the kitchen, rebuilding the stairs and more. “It is going to be absolutely gorgeous when it’s complete.” Homeowners can get their renovation project started by simply registering online or calling the office. Experts from Cardel Renovations will then meet with them to discuss what they want to create, present various options and ideas and examine the space to be renovated to eliminate any potential for problems to arise during the project and to ensure the renovation is realistic. Clients are then provided an estimate, and after they meet with the designers and make their interior selections, they are given a firm quote on the project – and it’s a quote that Cardel stands behind. “That is definitely an added benefit to our customers. Since we have the expertise needed to properly assess the job site, our pricing is accurate; there are no surprises for the clients half-way through the job,” she says. “As well, because we’ve been around for 40 years, people can have the peace of mind that we’re never going to leave a project half-done.” Cardel Renovations also backs its workmanship with a one-year warranty, and Cardel Financial can help homeowners with low monthly payment plans. If you’re planning a renovation project, Cardel Renovations offer free onsite consultations, so call 403.258.1511 to book an appointment today, or visit cardelhomes.com Feb 1 - mar 1, 2013 | New home Guide 41

FOLLOW THESE STEPS TO SEE IF YOU’LL QUALIFY FOR A MORTGAGE ON YOUR DREAM HOME

01

05

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by

1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

44 NEW HOME GUIDE | FEB 1 - MAR 1, 2013

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

MORTGAGE TYPES ALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

How to make

moving easier on your kids

WHEN ADULTS DECIDE TO MOVE, it’s

often to pursue an exciting opportunity or discover a new place. But for children, moving can be much harder to understand, as often they’ve only known one place as home. As you travel through adulthood, the unknown becomes more alluring, but it’s because you’ve been through major life changes before. That’s why it’s important to take some steps to make this major transition easier on your kids. Here are some tips from the moving experts at Penske Truck Rental for helping your children adapt to a new place, along with some practical moving advice for families: Communicate It can be hard to tell your kids that

they’ll be moving, but making sure that they know they can talk about how they’re feeling about the move is important. Try to keep the conversation positive by telling them about all the fun things they’ll be able to do in their new home, but acknowledge that they’ll feel some sadness about leaving their old one. Help them say goodbye Organize a going-away party for your children and their friends, and work with the parents of their friends to gather contact information so they can keep in touch after you move. Take inventory Take a minute with each child to go through toys and clothes to see what can be donated. By letting them help with these decisions, you can eliminate any angst that might come if they realize something they wanted was left behind when you get to your new home. Have children pack a box of things that they will want the first day you move into your new home, like favourite toys, books or stuffed animals

Pack a first-day box Have children pack a box of

things that they will want the first day you move into your new home, like favourite toys, books or stuffed animals. Have the movers pack these boxes last so they are the first things unloaded when you arrive. If you are moving a long distance, have each child pack another bag with items to keep them entertained during the trip. Form a moving team Creating roles for your older children so they can help you move can make your move go quickly and smoothly. If possible, arrange for somebody to watch your younger children so you can focus on moving tasks. Hiring movers can also help take some of the pressure off you so you can tend to your children. Your younger children may also be thrilled by the chance to see the moving truck up close, so take the time to show them. Help them feel at home Showing your children new parks and other attractions in your new community will help them feel excited about their new home. Plan ahead to get them enrolled in activities with other children so they can quickly make new friends. However, be sure to explain to them that making new friends takes time, so they aren’t discouraged if it doesn’t happen for them right away. Communicate with their teachers to see if there’s anything special you can do to help your children feel more comfortable at school. By doing the little things to help your children cope with the tough parts of moving, you’ll put them in a position to acclimate themselves to their new home quickly and easily. Contribute to RRSPs regularly, even if smaller amounts throughout the year to avoid having to come up with a large lump sum at deadline time. Manage and budget your spending, to better control where and how you spend and identify opportunities to save. Remember that your finances are connected. Making progress on one aspect of your goals can lead to an CONSIDER, FOR EXAMPLE: opportunity to improve in others. » A recent CIBC poll conducted by Harris/Decima shows that many CanaTaxes are indeed certain, so plandians across a wide range of ages say they do not feel financially prepared ning to minimize what you pay, while for their retirement. maximizing your assets and develop» According to a new TD Retirement Realties Poll, too many Canadians ing the discipline to do both, is a procrastinate in saving for retirement; 15 per cent plan to save for retire- sound strategy.

famous authors have waxed in various forms, it seems Canadians have a curious way of preparing for the inevitable. While the deadline for contributing to one’s Registered Retirement Savings Plan (RRSP) for the previous tax year is March 1, and for fi ling a return April 30, many Canadians take it right down to the wire – especially on the fi rst point. With these deadlines not too far around the corner, it’s an appropriate time to discuss how consumers tend to begin most of their tax planning. Indeed, as many experts suggest, the best tax planning should begin during the year – not at tax deadline time. But, like death, perhaps Canadians just don’t like to think about taxes, viewing them as an equally unsavoury topic. How else would you explain that, looking at the bigger picture, we are seemingly even more short-sighted: personal finance and taxes are not subjects that are taught to any depth in our public education system. David Chilton lamented this fact in his 1989 best seller, The Wealthy Barber. More than 20 years later, the challenge still exists – for Canadians of every age.

Do You Know

how you rate? by JASON ELDRIDGE Since the downturn of the economy more

than two years ago, financial institutions and various credit adjudicators have tightened the reins on their lending policies and, in particular, pay much greater attention to an individual’s past credit experience than ever before. Nowhere has this been more evident than in the mortgage industry. With foreclosures at historic levels, most lenders, insurers and their investors have reduced their product offerings, while at the same time, they have placed considerably more emphasis on a client’s credit (beacon) score when making their final decision. That being the case, there are a number of things you should know, not only when it comes to you qualifying for any type of credit request, but also in maintaining a good credit rating in general. Due to the fraudulent activity that is occurring in the world today, it is prudent that you check your credit report on an annual basis to ensure that all account information that is contained in the report is accurate. There are two main credit report providers in Canada: Equifax and Transunion. Each of these providers can be accessed online at econsumer.equifax.ca and transunion.ca When applying for credit, it is important that you don’t apply to several different banks or financial institutions within a short time of each other. Each time you do so, it 58 New home Guide | Feb 1 - mar 1, 2013

is referred to as a “hit,” and this may result in your score dropping enough to prevent you from qualifying for that particular credit product. In the case of purchasing a home or refinancing your existing property, it is beneficial to use the services of a mortgage broker as we typically access your credit report once, and supply it to the various financial institutions for review. If you access your own credit report by contacting either Equifax or Transunion directly, this does not represent a “hit” on your file and therefore does not impact your score. In order to get your score as high as possible, I suggest the following. It is best to make at least the minimum payment required for each particular credit card or line of credit each month. If possible, keep your balance(s) at or below 75 per cent of your credit limit(s). In the event that you are either late with a payment or your account has gone to collection, it is vital that you bring the account up to date as soon as possible. You would be amazed how much your score will drop if you are so much as 30 days late on an account, regardless of how much or how little that minimum payment required is. The good, the bad and the ugly stay on your credit report for a minimum of six years. In situations where there has either been serious delinquency or a bankruptcy in the past, it can be very difficult to re-establish one’s credit rating. One of the easiest ways to do so, however, is to get a cash secured credit card. It is recommended that you get a limit of at least $1500, which means you need to pledge at least that much money as security. If you hold the card for a year and continue to make the minimum payment each month, you will find your credit score will go up significantly. This same approach may be used in situations where a client doesn’t have any credit whatsoever. Individuals with no credit history are often viewed in the same light as those clients with bruised or poor credit ratings, because there is no previous credit upon which to base their decision. As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month…
