Tax time – embrace it

Preparing for this unsavoury topic earlier helps reduce the sting at deadline time

W

e’re into February already – a period we often associate with blahs, but also a month worth celebrating, given that it’s the shortest of the year, and March and spring soon follow. And while the deadline for 2012 Registered Retirement Savings Plan contributions isn’t until March 1, and April 30 for filing your 2012 income tax return, perhaps we need to start thinking of February in a different light altogether.

Indeed, our February issue includes Tax Matters content; the idea was to explore this topic in advance of filing deadlines, to help readers learn about opportunities to take advantage of while they still can.

But, heeding the advice of experts, perhaps “tax time” should instead be a year-round task. From making regular RRSP contributions to comparing RRSPs and tax-free savings accounts to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves.

Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

houghtful, intimate spaces with features that boost the wow factor combine to make the Tofino II one of Shane Homes’ most popular models in SkyView Ranch.

The Tofino II comes standard at 2,150 sq. ft., but the showhome presents 2,312 sq. ft. and is one of two showhomes by Shane Homes on parade in this north Calgary community.

“This showhome has been very well received; people really love the openness, yet every room has a private feel,” says area manager Deb Gearey. “Of the two showhomes, this one really stands out; it has an estate feel and that wow factor and people love the fact that it has numerous

optional layouts so they can get a design they want and can easily exceed 2,400 sq. ft. if desired.”

The entry makes a dynamic first impression from the two-storey ceiling open to above to, the more than 40 ft. of maple and wrought iron rail. In the entry, you’re also greeted by a rustic-looking smoky-grey laminate floor that runs throughout the main floor and grey and white paint tones that add warmth to the home. The spaciousness allows room for a convenient bench or a hall table.

Off the entry is a convenient half-bath, and there is a good-sized mud room off the garage entry with a built-in bench and an oversized walk-in closet where you can store the kids’ backpacks or sporting goods out of the way.

At the rear of the home, you’ll be impressed by the delectable kitchen that serves up an expansive flat-surface island with breakfast bar seating and black granite countertops. Dark cabinets and black appliances are a nice contrast to the light-toned fullheight tile backsplash with decorative silver and grey mosaic inlay. A frosted glass door in the corner opens to the walk-in pantry.

Across from the kitchen, the great room has a stunning wall-centred fireplace surrounded in grey stone and featuring a built-in entertainment centre with space for a TV above a deep mantle and builtin shelves along one side. Beside the kitchen, a large bumped out nook has both a large window and glass doors to the deck creating a bright space at mealtime.

Heading upstairs, the large centrally located bonus/family room features a built-in niche for a big screen TV. “People love the vaulted ceiling and the fact that it separates the owners’ suite from the secondary bedrooms,” Gearey says.

The owners’ suite impresses with its great space, huge walk-in closet and an inviting ensuite with granite-topped vanity that includes dual sinks and make-up counter, a corner soaker tub and an oversized walk-in shower.

A good-sized laundry room, two generous bedrooms each with walk-in closets, a main full bathroom and a handy built-in computer station complete the second floor.

Choosing the right lighting for your new home

Choosing the right lighting is important

to the comfort and appeal of your new home – both inside and out.

When you purchase a new home, it typically comes with a standard lighting package and there are often options for upgrades. Some home builders will also provide you with a set allowance to spend, allowing you to make the final decisions about your lighting fixtures and features.

When it comes to making those choices, homebuyers will have plenty of assistance from the builder, the salesperson or an interior decorator at the company’s decor centre.

Or you may be referred directly to the home builder’s chosen supplier, who will typically have a showroom and lighting experts available to help you make your selections.

However the lighting is handled, before making your choices, you should do a little homework. Browse the Internet, look through magazines, visit a few stores to get general information and ideas, visit some showhomes or ask your builder or the lighting centre if they have any literature or product catalogues available.

It’s a good idea to make sure you understand exactly what your builder is offering in a standard package, so that you know what is already included in the price of the home. Keep in mind that there may be an additional installation cost for some of your selections.

If you decide to upgrade your lighting, it’s best to set an overall budget. Tell your builder or expert how much you want to spend, and what areas of the house are most important to you, and they will be able to help you allocate your budget. Also, verify with the builder that your choices can be accommodated within the plans and schedule.

Go through the home room by room to determine the activities and tasks that will take place in each so you can decide on any special features you want highlighted or the mood you want to create with your lighting.

One feature you may not have thought about is lighting controls. Dimmers, two-, three- or four-way switches, hand-held controls, motion sensors and timers all give you greater convenience and are more versatile than plain light switches. You can ask your builder or a lighting expert for recommendations.

It’s also advantageous to give some thought to little extra touches such as door-activated closet lighting, builtin night lights in hallways or kid’s bedrooms, lighting on stairs, under-cabinet lighting in the kitchen and spotlights for bookcases and shelves.

Lighting can also make a big difference to the exterior appearance of your home. It can enhance the appeal of the entrance at night, highlight architectural design features, display your landscaping to full advantage and light up your walkways.

Moving into a new home, you likely don’t have a detailed landscaping plan, but it is a good idea to plan ahead for your outdoor wiring and lighting needs and have it addressed before your home is built.

You may also want to think about automated lighting.

Options range from small, self-contained systems that allow you to pre-set lighting patterns for portions of your home’s interior and automatic systems for the exterior lighting, to complete whole-house automation systems with a multitude of applications.

When making your lighting selections, you can also consider improved energy efficiency through the use of LED lights, timers and sensors with automatic turn-off.

Effective lighting will add to your satisfaction and enjoyment once you move into your new home. With today’s choices in lighting and control options you have a great opportunity to plan it just right for comfort, convenience and spectacular effect.

Canadians struggle to address children’s education, aging parents and own retirement needs: RBC poll

Canadians (aged 18 to 54) are concerned that their

ability to save for retirement will be impaired both by saving for their children’s education (48 per cent) and by taking care of their aging parents (36 per cent), according to the 23rd Annual RBC RRSP Poll.

Despite the potential strain of these family priorities on their retirement savings, more than half (57 per cent) of Canadians aged 18 to 54 say their parents’ retirement experience has shaped their expectations of retirement.

“While Canadians may see their parents’ retirement experience as a model for what to expect, the reality is that their retirement may not be the same, particularly if they are part of the sandwich generation with both aging parents and school age children,” says Amalia Costa, head, retirement strategies, RBC. “Canadians know that juggling competing financial priorities creates enormous strain on both time and money. A financial advisor can make it easier to develop a retirement plan to balance your financial commitments and family life.”

Retirement will likely look different for the next generation of retirees, as employer-sponsored pension plans become more rare. The RBC poll found that one-quarter (26 per cent) of Canadians (aged 18 to 54) expect a pension income from an employer to be their primary source of income in retirement and, similarly, fewer than one-in-five (18 per cent) of them have a defined benefit pension plan.

“The growing demands on time and money can make meeting retirement goals a challenge, but Canadians don’t have to do this on their own,” adds Costa. “Taking the time to meet with a financial advisor is one of the best investments you can make in your financial future. An advisor can help review your financial priorities; understand your income sources and your savings and investment options – all to help make your retirement goals a reality.”

Buyers can really get a feel for the quality of a builder’s craftsmanship by visiting showhomes. There are dozens of showhomes open across the city and in surrounding communities that buyers can tour – and while going through them make a point to ask the salesperson what is standard and what is upgraded.

Standard specifications vary between builders. For example, some provide hardwood and tile floors, granite countertops, stainless steel appliances and fireplaces as standards, while with others these are upgrades.

Some builders also offer a variety of optional layouts with each individual model so you can choose a layout that is best suited to your lifestyle. Some builders may allow customization, some don’t allow any changes, and some offer both optional layouts and customization. Know what your chosen builder can offer you.

Look carefully at each home you visit and return to those you like and look again.

Gather informational brochures and make notes on the homes, so you have something to compare and check later on. And don’t be afraid to ask questions of the salespeople – they are representatives of the builder, so you’ll get a good idea of how any future dealings will go by interacting with them.

Some other questions you could ask include: does the builder have a design centre or do you need to visit individual suppliers to select your interior finishings; does the builder provide a back deck; can you build a rear, detached garage if the house doesn’t already come with a garage?

Talk to the builder or his representative about your new home – your priorities, desires and the price range.

Let them know which models appeal to you and ask for any other suggestions that may fit your needs.

As you get ready to make the final decision, carefully look over all the information you have collected and compare builders to determine which offers the greatest overall value for your investment. Things to consider at this point include price, quality, warranty, after-sales service and personal comfort.

In the end, you’ll want to choose a builder that you can trust and one that will give you the greatest sense of confidence.

Advice for buyers doing their home research online Q: What are some tips on researching a new home builder and home online?

A: There are plenty of resources you can access online to make researching a new home easier. These range from finding a home builder to mortgage information that will help you even before you view showhomes, says Brenda Kasianiuk, social media, marketing and sales associate with Shane Homes.

A good place to begin, she says, is to visit developer websites to learn about new communities and amenities such as schools, shopping malls, recreation centres and services. You can also access a list of builders within your prospective community, view models and learn about starting prices.

“Once you’ve done that, it’s a good idea to visit the home builder’s websites to see how long they have been in business, what associations they are part of, what programs they offer and if they have an onsite design centre where you can make your interior and exterior selections,” Kasianiuk says.

Viewing the builders showhome photo galleries and videos, as well as floorplans, layouts and elevations, is very helpful.

Some tools also allow you to build and price your home online,

to help you get a sense for the community, model, options and lot that fit your lifestyle and budget.

Also check to see what kind of after-sales service the builder offers. Are there service and maintenance programs to help you care for your home after you move in? What type of warranty and coverage program do they offer?

When comparing builders, Kasianiuk says, look at what type of services are included with the purchase, such as legal and professional design assistance. Also, review the standard specifications, ask about the building timelines and if the home price will change prior to possession.

“Some builders offer showhome selections sheets that list interior and exterior finishing selections,” Kasianiuk says.

“This allows you to replicate the look of the showhome because you can see what was selected with respect to paint colours, flooring, countertops, cabinetry and other finishing touches.

Once you do select a community, builder and model, this can greatly help with the design process and in getting the home you desire.”

than two years ago, financial institutions and various credit adjudicators have tightened the reins on their lending policies and, in particular, pay much greater attention to an individual’s past credit experience than ever before.

Nowhere has this been more evident than in the mortgage industry. With foreclosures at historic levels, most lenders, insurers and their investors have reduced their product offerings, while at the same time, they have placed considerably more emphasis on a client’s credit (beacon) score when making their final decision.

That being the case, there are a number of things you should know, not only when it comes to you qualifying for any type of credit request, but also in maintaining a good credit rating in general.

Due to the fraudulent activity that is occurring in the world today, it is prudent that you check your credit report on an annual basis to ensure that all account information that is contained in the report is accurate. There are two main credit report providers in Canada: Equifax and Transunion. Each of these providers can be accessed online at econsumer.equifax.ca and transunion.ca When applying for credit, it is important that you don’t apply to several different banks or financial institutions within a short time of each other. is referred to as a “hit,” and this may result in your score dropping enough to prevent you from qualifying for that particular credit product. In the case of purchasing a home or refinancing your existing property, it is beneficial to use the services of a mortgage broker as we typically access your credit report once, and supply it to the various financial institutions for review. If you access your own credit report by contacting either Equifax or Transunion directly, this does not represent a “hit” on your file and therefore does not impact your score.

In order to get your score as high as possible, I suggest the following. It is best to make at least the minimum payment required for each particular credit card or line of credit each month. If possible, keep your balance(s) at or below 75 per cent of your credit limit(s). In the event that you are either late with a payment or your account has gone to collection, it is vital that you bring the account up to date as soon as possible. You would be amazed how much your score will drop if you are so much as 30 days late on an account, regardless of how much or how little that minimum payment required is. The good, the bad and the ugly stay on your credit report for a minimum of six years.

In situations where there has either been serious delinquency or a bankruptcy in the past, it can be very difficult to re-establish one’s credit rating. One of the easiest ways to do so, however, is to get a cash secured credit card. It is recommended that you get a limit of at least $1500, which means you need to pledge at least that much money as security. If you hold the card for a year and continue to make the minimum payment each month, you will find your credit score will go up significantly. This same approach may be used in situations where a client doesn’t have any credit whatsoever. Individuals with no credit history are often viewed in the same light as those clients with bruised or poor credit ratings, because there is no previous credit upon which to base their decision.
