hank you for picking up this issue of New Home Guide. Calgary is busy rebuilding and proudly on the mend. We’ve gone beyond the pages of this magazine to offer our assistance. Know your builder and warranty Understand what’s covered – and what’s not

s Calgary and other parts of Alberta – and Toronto in the east – (at time of writing) are still reeling from severe rainfall, flooding, power outages and other issues, it’s the perfect time to discuss new-home warranties. You wouldn’t dream of buying a new car, TV or other big-ticket item without first inquiring about the manufacturer’s warranty, would you? When it comes to buying a new home, you should be just as diligent, if not more so. Some people may be so excited about their purchase that they’re more interested in choosing finishes than reading the fine print of a sales agreement. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how new-home warranties work. Welcome to the Alberta New Home Warranty Program, founded in 1974 by Alberta home builders to provide warranty protection and to encourage improved performance for the new home building industry. It is, unfortunately, a necessary but extremely valuable program. It is also one you should get to know. Just like for cars or electronic devices, all manufacturers and product are not created equal. Learning about your new-home builder and warranty is a crucial part of the homebuying process.

Families falling in love with APEX’s Heartland in Cochrane by Heather Ryan

W

ith a tranquil natural setting, beautiful streetscape and the charm of small-town living it’s easy to see why families are falling in love with Heartland in Cochrane. helps to establish a sense of structure, identity, continuity and cohesiveness in Heartland, and ensures a lasting value in the community while creating an esthetically-pleasing streetscape.” In Heartland, buyers will discover streets named with equestrian themes, pathways, which will link to Cochrane’s trail system, and there will be a huge horseshoe park with playground equipment and a soccer field that is already under development. Buyers also love Heartland because it offers differing housing choices to suit a variety of tastes, needs and budget. Excel Homes is offering single-family homes with double front-attached garages with an attractive price point starting in the $360,000s. Single-family laned homes are starting from the $280,000s. Excel has two double front-attached garage showhomes on display – Weston, a 1,735-sq.-ft. two-storey, and Ainsworth, a 2,108-sq.-ft. two-storey. picturesque community that offers a serene setting along a heavily treed escarpment with the Bow River at the doorstep has residents singing the praises of Riversong in Cochrane. Situated south of the Bow River and east of Hwy. 22, Tamani Communities has created this master-planned community on more than 340 acres on the escarpment above the Bow River, with approximately 100 of those acres set aside as an environmental preserve, ensuring an abundance of greenspace for everyone to enjoy. “The biggest appeal to Riversong is the lifestyle,” says Nicole Westman, marketing co-ordinator with Tamani Communities. “Once people come into Riversong they love the look and feel of the community; it’s very tranquil and in Riviera homes back onto the forest and Bow River so it’s a beautiful natural setting. of buyers from young singles and couples, to families and empty-nesters. “We’re getting a lot of traffic coming through the showhomes and the community; we’ve sold 18 lots in Riviera and the showhomes just opened two weeks ago.” Many buyers are drawn to Riversong’s already established amenities, such as the parks and pathways, the Bow Valley High School and a pedestrian bridge that crosses the Bow River and connects the community to downtown Cochrane. Buyers also appreciate that more than 40 per cent of the community is greenspace including natural parks, tot lots and pathways linked throughout the community. “We’ve also developed a road to access the area along river, where we’re now selling, and the road includes a bike path so residents can connect to the pedestrian

bridge,” Westman says, noting it’s about a 10-minute bike ride or a 20minute-plus walk to Cochrane’s downtown. “We have also developed our second park, a pond along the waterfront and pathways throughout the community.” Riversong provides a wide range of housing product that is attracting various homebuyers from those first starting out to those looking to move up and seeking luxury. Phase 4 (The Pointe), which features front-attached garage homes crafted by Jager Homes, Jayman MasterBUILT and NuVista Homes, has been so well received that this phase is already 95 per cent sold, “so this is your last chance to get into this phase,” Westman says. The release of Phase 5 this spring provides even more choices with lots close to park space and pathways, and choices of laned, single frontdrive and semi-detached lots. In Phase 5, Innovations by Jayman and Trico Homes are building semidetached homes; Innovations by Jayman is building single- and double-front drive homes; and Sabal Homes and Trico are offering laned homes. A parade featuring 10 showhomes also opened in Phase 5 this spring and homes in this phase start in the $300,000s including lot and GST. wo new showhomes that offer terrific designs and energy efficiency at an affordable price point are welcoming buyers to Fireside of Cochrane. Landmark Homes opened the doors to the two new laned showhomes – Marquis 2 and Edson 2 – on July 6 impressing buyers with bright, open layouts that are ideal for relaxing with the family or entertaining. “One of the really nice features in the Marquis 2 is when you walk into the foyer it’s open to above so you get this sense of spaciousness that you don’t normally see in a starter home,” says marketing co-ordinator Stuart Wen. Ways to keep your home safe while on holidays Q: What can we do to safeguard our home while we’re on summer holidays? A: “One of the most important things, and I do this when I go away, is to shut off the water to the house,” says Paul Savoie, safety officer for Shane Homes. “Once you turn it off, go in the kitchen and open the tap to relieve any pressure in the line. “The reason you should shut off the water is because if something happened like a leak develops you could have a serious problem.” If you’re heading out on a vacation, whether just for a few days or a few weeks, Savoie says, “make sure you have someone who can check your home; I usually have someone come by everyday. “Many people don’t know this, but it’s also part of your home insurance policy that someone needs to check the home usually every two or three days while you’re away, to ensure everything is OK,” he says. “Have the person turn on different lights or if you have your lights on a timer change the timing so they turn on and off at different intervals to make it look like you’re home.” The person checking your home can also pick up flyers, mow the lawn and even move the car if one is sitting in the

driveway – all to give the appearance to would-be thieves that someone is home. Some other suggestions include turning down the heat on your hot water tank, unplugging small appliances, such as your toaster and microwave, and switching off power bars to your electronics to prevent any problems while you’re gone. “Before you leave, make sure all the windows are closed and your windows and doors are locked,” he says. “You may also consider locking gates, especially if you have a pool or hot tub, and shutting off the power to your garage door opener to safeguard against someone getting in.” If you have an alarm system, notify the security company about your vacation and who to contact while you’re away in case of an emergency. Finally, Savoie says, don’t advertise that you’re on vacation on e-mails, Facebook or answering machines, as this information could get into the wrong hands.

Canada’s economic outlook closely tied to U.S. rebound

Canada’s economy is muddling

along this year, but a better performance is expected in 2014 in line with a revived U.S. economy, according to The Conference Board of Canada’s Canadian Outlook: Spring 2013. Currently a softening housing market, downturn in commodity prices and ongoing government spending restraint is taking a bite out of Canada’s domestic economy. “Overall, Canada’s domestic economy is not expected to muster enough strength to get growth in real gross domestic product above two per cent this year,” says Pedro Antunes, director of national and provincial forecast. “Still, the stronger pace of U.S. growth expected in 2014 should help to lift spirits, resource prices, trade prospects and income here at home.” Some highlights from the report: ›› The Canadian economy is expected to grow by just 1.8 per cent in 2013. 24 New home Guide | jul 19 - aug 16, 2013

The federal government’s tightening of mortgage rules is softening home sales activity and reducing new home construction. The slowdown in building should help rebalance the market and mute declines in real estate values. Following two years of strong growth, resource sector investment is waning because of the swoon in many commodity prices. Struggling to beat back deficits, the federal and most provincial governments have been in belt-tightening mode since 2011. Most governments cinched their belts even tighter in their latest budgets. Overall, little growth is expected in the public sector until at least 2016.

Calgary home prices continue to rise in the second quarter The latest Royal LePage House Price Survey and Market Survey Forecast shows strong year-over-year price increases across all housing types surveyed in Calgary. Detached bungalows increased by 5.9 per cent to $457,889, and condominiums also saw a healthy increase of 6.0 per cent, to $261,933. Standard two-storey homes realized the greatest gains, increasing by 6.7 per cent to $453,789. “Inventory is low across all categories right now, and this is driving prices up,” says Ted Zaharko, broker and owner of Royal LePage Foothills. “When a listing comes up, there is a swarm of potential buyers, and multiple offers are common. Condominiums are profiting from the spillover effect – buyers who are having difficulty breaking into the tight bungalow market are moving to the condominium market, to the point where inventory is tightening there as well.” When asked about the effects of the recent flooding on the housing market, Zaharko said, “We’re saddened by the recent events and wish a quick recovery to all those affected. From a market standpoint, while there may be some irregular activity in the short-term we do not foresee these events having a long-term impact on housing activity or prices in the Calgary area.” Looking ahead, Royal LePage predicts continued significant increases in housing prices over the balance of 2013. “Prices are expected to rise another 6.5 per cent before the end of the year, while unit sales volume is likely to increase by approximately 3.3 per cent,” added Zaharko. “Unit sales would be greater if more inventory were available, but until additional inventory comes onto the market, growth in unit sales will be somewhat tempered.”

Looking ahead, Royal LePage predicts continued significant increases in housing prices over the balance of 2013. Nationally, in the second quarter, standard two-storey homes and detached bungalows both showed a year-over-year average price increase of 2.7 per cent to $419,614 and $386,547, respectively. Average prices for standard condominiums showed a more modest increase during the same period, rising 1.2 per cent to $248,750. Royal LePage forecasts that house prices will see modest gains throughout the remainder of 2013, projecting a 3.0 per cent increase for the full year when compared to 2012. Dialogue concerning the direction of Canada’s housing market has remained front and centre in recent months. Changes to Canada’s mortgage lending rules in mid-2012 coupled with concerns about consumer debt levels, housing affordability in cities such as Toronto and Vancouver and continued international economic uncertainty have prompted a number of analysts to forecast large downward price adjustments.

Members of the Canadian Home Builders’ Association –

Calgary Region, who dedicate countless hours of their time to help the association achieve its goals, were recently honoured for their contributions. As part of the CHBA – Calgary Region’s annual general meeting and dinner on June 12, the association also announced this year’s incoming president, while presenting its presidential awards and recognizing its volunteers. Awards were presented to those who have served from one year to 30-plus years on the numerous committees, sub-committees and the board of directors. Volunteers are the backbone of the Canadian Home Builders’ Association – Calgary Region and over the past year, 213 volunteers from 126 companies dedicated their time and expertise to make the association stronger. These member and partner volunteers contribute literally thousands of hours, working on solutions to difficult issues, creating new ways of raising the bar, planning opportunities for members to get together, representing our industry and taking our message to the municipal, provincial and federal governments. This work could not be accomplished without their contributions. The association has recognized its volunteers since it began in 1946. Volunteers provide not only their leadership skills, but also their business savvy, industry experience, knowledge, creative talents and they play an integral part in helping the association realize its goals. CHBA – Calgary Region volunteers represent all sectors of the homebuilding industry from developers and home builders to suppliers, trades and associated professionals. Stampede Rotary Dream Home inspired by Frank Lloyd Wright

I

nspired by world-famous architect Frank Lloyd Wright, the 2013 Stampede Rotary Dream Home combined nature and contemporary design to spectacular results enticing thousands of people into buy tickets for a chance to win this magnificent home. Despite massive flooding on the Stampede grounds, the Dream Home miraculously remained dry and was able to open without delay pleasing thousands of people who walked through the doors during the 10 days of Stampede. Crafted for the 18th year by Homes by Avi, this year’s Stampede Rotary Dream Home paid homage to the fabulous homes created by Frank Lloyd Wright. “We went to a home show last year in Chicago and toured one of his homes,” says Julie Punter, showhome decorator manager for Homes by Avi. “We were inspired by the look and textures, the way he brings natural elements and light indoors and we wanted to have that in this year’s Dream Home design.” One of the main highlights in the home was the solid walnut pieces that were placed throughout. The walnut came from tree found in the Southern U.S., was then kiln dried, cut and hand planed. Cracks in the surface were filled with metal and sanded to ensure a flat surface and the wood was finished with a high gloss resin. Homes by Avi used the wood for several items – a dining room table, shelving in the kitchen and desk in the upstairs retreat – but the most stunning item was the extension on the quartz island where the wood created breakfast bar seating along two sides. the stainless steel appliances and chimney hood in the kitchen. “We wanted to use natural elements to create a fresh feel so the walnut, quartz and the concrete backsplash add that,” Punter says. “Frank Lloyd Wright was all about bringing nature inside, his designs were ahead of his time and we wanted to have that nature and contemporary balance. We felt the design would appeal to a lot of Calgarians who love nature and the contemporary look.” The balance was also seen in the great room, where the gas fireplace was centred in a contemporary bookcase design that had spotlights over shelves on the ends and was topped by a planter filled with greenery. And you couldn’t get any more of a natural feel than in one of kids’ bedrooms where the design resembled a tree fort complete with a “tree” extending floor to ceiling and a leafpainted canopy. Some other neat natural elements included the glass wall fountain by the dining room, a very cool log stool at the IT centre in the upstairs hallway and a decorative piece that resembled a hollowed out log tucked in the corner of the luxurious ensuite. The home was also designed to provide residents with an opportunity to enjoy nature by providing outdoor space on both levels – the private upstairs balcony is visible and

Steps for homeowners to recover from the Alberta floods As the flood waters have receded in

many areas across Alberta, the long process of recovery begins. Experts estimate damages from the floods will total as much as $5 billion. The cost of these damages will be borne by: » Municipal, provincial and federal governments; » Insurance and reinsurance companies; and » Individual businesses and residents. At this point, the proportion of damages each party will incur is unclear. Understandably, this is particularly unsettling for residents. What’s more, many people are struggling to understand what insurance policies cover. This is because each class of insurance treats flood damage differently. Protection against flood damage can be added to most commercial insurance policies purchased by businesses, condo corporations and farms. Similarly, protection against flood damage is typically included in the comprehensive coverage option available under most auto insurance policies. On the other hand, flood damage is specifically excluded from most home insurance policies in Canada. Government assistance programs exist for homeowners and tenants suffering flood damage. It’s important to note that flood damage is distinct from water and sewer backup damage. Most home insurance policies provide some form of protection against water and sewer backup damage. In some cases, you may need to specifically add, and pay for, this protection.

Protection against flood damage can be added to most commercial insurance policies purchased by businesses, condo corporations and farms.

Adding to the confusion for homeowners and tenants is the fact that seemingly similar home insurance coverages, like sewer backup protection, can differ by company. For example, some policies exclude loss or damage caused both directly and indirectly by flood. If your policy excludes damage caused indirectly by flood, then you may not be protected against sewer backup damage even if no flood waters entered your home. That’s because the sewer backup damage was indirectly caused by flood. So, what should you do if you suffer flood damage? The first step is to file a claim with your home insurance provider. You should do this even if you suspect your claim may not be covered based on what you’ve heard from others. As mentioned earlier, each insurance company offers different coverage. Even if both you and your neighbor are insured by the same company, your policy may be different. For example, you may have added sewer backup protection to your policy whereas your neighbor may not have. Your claim will be assessed based on your policy and situation. Your next step should be to apply for assistance from the Alberta Disaster Recovery Program. For information on this Program, call 1.888.671.1111 or visit alberta.ca/ extremerainfall.cfm. You should apply for assistance even if you are waiting to learn if your home insurance claim is covered. If your claim is covered, your insurance company will assist you with the repair process. If your claim is not covered, ask for a letter indicating so. This letter will assist you if you choose to escalate the matter. You may also need to submit this letter as part of your application to the Alberta Disaster Recovery Program. Then, begin your clean-up. Take notes and pictures of the damage to your home and property. Keep track of the hours you spend cleaning and the costs you incur. You will need to submit these to the Alberta Disaster Recovery Program. The Alberta Disaster Recovery Program will assess your application. BMO Economics:

Canadian Home Prices Are Not Highly Overvalued A new report from BMO Economics

released recently challenged the notion that Canadian home prices are highly overvalued when compared to the price of renting a home. Recently a report from the Organization for Economic Co-operation and Development (OECD) claimed that Canadian home prices are 64 per cent overvalued. This has fuelled more debate over Canadian house prices, with much attention focusing on ownership versus renting, and whether or not someone in today’s market should opt to rent instead of buy. “We can confidently dispel the notion that Canadian home prices are egregiously overvalued versus rents, but they’re not cheap either,” says Robert Kavcic, senior economist, BMO Capital Markets. “ The report noted that on a national basis, ownership currently looks only moderately expensive versus renting. Using current market mortgage rates – around three per cent for a five-year fixed rate instead of posted rates – leaves valuations almost bang on their longrun norm.

To Rent or Buy? “The decision to rent or buy is a very personal one and is determined by a variety of factors that need to be carefully weighed before taking the next step – whether for the short or long term,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “A mortgage for some can be seen as a type of savings plan, particularly if they view their home as a financial nest egg for their retirement years, as many Canadians do.” Parsons noted that those who choose renting over owning property should consider working closely with a Mortgage Specialist to build a more aggressive long term saving and investment plan, as they will not be able to rely on the value of a property to bolster their retirement savings down the road.

With the 2012 tax season now behind us and next year’s deadlines many months away, it may not seem like a great time to discuss tax planning. But it is. As many experts suggest, the best tax planning should begin during the year – not at tax deadline time. But, like death, perhaps Canadians just don’t like to think about taxes, viewing them as an equally unsavoury topic. How else would you explain that, looking at the bigger picture, we are seemingly even more short-sighted: personal finance and taxes are not subjects that are taught to any depth

Manage and budget your spending, to better control where and how you spend and identify opportunities to save. Remember that your finances are connected. Making progress on one aspect of your goals can lead to an opportunity to improve in others. Taxes are indeed certain, so planning to minimize what you pay, while maximizing your assets and developing the discipline to do both, is a sound strategy.

Mortgages 101 by JASON ELDRIDGE For most of us, buying a home is the single most important investment that we take on in our lives. While this often is and should be an exciting time, it can also be the most terrifying for a number of individuals. The reason – we are not as prepared as we could be. Unfortunately, for most, purchasing a home is only half the battle. Acquiring the necessary mortgage financing is the other half. Hopefully, this article will help put your mind at ease when the time comes for you to find that perfect home. In my opinion, there are four major steps in the purchase of a home: 1) arranging mortgage financing, 2) working with a realtor to assist you with the search and negotiation of the purchase, 3) finding a lawyer to handle the legal aspects (registering the mortgage on title), and finally, contacting the utility companies (gas, water, electrical, telephone, cable and Internet) to have them provide you with these necessary or optional services. Arranging a mortgage does not have to be difficult

The first and most important step to arranging mortgage financing, is to contact a mortgage broker and get pre-approved. This can be done any number of ways for your convenience. We can meet with you in person (either at your home, office or where ever you prefer) to discuss your application, or we can offer you a number of different channels (phone, fax, email or secure online applications), in order to obtain the information we need to send your application to one or more of the 50-plus lenders we work with. This process usually takes no more than 24 hours. The benefit of being pre-approved is your interest rates are guaranteed for 120 days, so there is no rush for you to go out and put an offer on the first home you see. As

well, you know up front exactly what the maximum mortgage amount you are qualified for, as well as how much your principal and interest payment will be for that mortgage amount. Now, being pre-approved for mortgage financing is great. However, pre-approvals are based only on the information provided by you to the lender via your mortgage broker, as well as your credit history, which is obtained primarily through a credit reporting agency, such as Equifax or Trans Union, with your authorization. Once you find a home you wish to buy, and the offer is accepted, you normally have only a few days to arrange “firm� financing and waive that condition. The fastest way to do this is to have the required documentation in place prior to putting in the offer.
