THE VALUE OF RENT INCREASES Dino Nicosia, Broker of Record, Investpro Realty and Appraisal Ltd., Brokerage
Unlike an owner occupied home, a major factor in determining the value of an investment property is its net income. There are other factors such as location and condition, but this article is limited to discussing how net income affects the value of an investment property. How is net income correlated to the value of a property? It’s tied into the cap rate. The cap rate represents the percentage return on an all cash purchase Hamilton
For example, assume you purchase a 20 unit apartment building which generates an annual net income of $60,000.00. The purchase price of this property is $600,000.00. The cap rate is 10%, or in other words you are receiving a 10% return on the $600,000.00 investment. To maximize net income, an owner can reduce expenses or increase the rent or income. If the owner is able to increase the total rents by $100.00 per month, how does that affect the value of the property? In this example, the annual net income would be increased by $1,200.00 per year ($100.00 x 12) or from $60,000.00 to $61,200.00. If a purchaser was looking for a 10% cap rate, how much would a purchaser now be willing to pay for the property? The answer is $61,200.00 ÷ 10% = $612,000.00. So by increasing the rents by $100.00 per month, the value of the property based on a 10% cap rate has increased from $600,000.00 to $612,000.00. So every time the rents are increased, (or the expenses reduced), the value of the property increases. There are two negative consequences when you do not take advantage of increasing the rents. Firstly, your yearly income is less. In the example, $1,200.00 less per year. Secondly, your building is worth less based on the cap rate, $12,000.00 less. Is it worthwhile to undertake renovations if the rents can be increased as a result of the renovations? The answer comes down to doing the math. How long will it take you to recoup the costs? Do the increased rents justify the expense? Will the increase in the price of the property as a result of the renovations justify the expense? Let’s assume the renovation will be installing a new floor and cost is $3,000.00. After the renovation is complete the rents can be increased by $100.00 per month or $1,200.00 per year. It will take 30 months to recoup the expense or in other words the payback on the investment is 30 months. That equates to an approximate 40% annual return on the renovation investment, ($1200/$3000 = 40%). On top of that, the value of the property based on a 10% cap rate has increased from $600,000.00 to $612,000.00. In this example, it’s clear that the renovations at a cost of $3,000.00 should be carried out. The renovations are paid for in 30 months and the value of the property has increased by $12,000.00 One can now clearly see that increasing rents or lowering expenses, even if it requires the expenditure of money to do so, is the wise decision. 8171452_2512

Six Important Steps to Take When Selling Your Building It goes without saying that those who sell their apartment building want the best price for it. By and large, this is determined by the market, but there are things you can do to entice investors to look harder at your property and pay more for it. For vendors, here are six easy steps one can take to maximize one’s return:
1) Get paperwork in order
Apartment real estate transactions generate tons of paperwork, so why not get them out of the way? For example, pay for a structural engineering inspection and issue the report before you put your property on the market. Make sure all paperwork is ready for due diligence. By getting these items out of the way, you’ll reduce the buyer’s frustration as well as your own. Better yet, by reducing any surprises that may spook a buyer, he or she won’t come back for an unjustified cut in your sales price.
This is not just about maintaining your building’s curb appeal; instead, update your building’s Phase One environmental report and have an environmental engineer check your building for hazardous substances like asbestos, old oil storage tanks, and so on. Make this report available before you. This prevents a nasty surprise from showing up during due diligence, and it is better to find these issues before you sell rather than while you sell. Such issues must be remedied, or else neither buyer nor seller will get any financing for a deal.

Most owners don’t plan on selling their properties; many are forced to sell due to situations beyond their control (economic conditions, partnership breakups, et cetera), and it is more than frustrating to have a sale blocked because existing financing on a property can’t be modified. Depending on market conditions, penalties for breaking long-term mortgages can seriously hamper your bottom line.This also applies to taxes, as too many owners aren’t prepared for the recapture and capital gains taxes that come due on a sale. One should always have money set aside to meet these contingencies.
4) Retrofit your building to show improvements
If it is possible to upgrade units in your building, do so. Start installing low-flow toilets, showerheads and kitchen faucets. Start installing low-energy lighting. Make sure your fire safety is up to date. Renovate key suites and raise rents accordingly. Doing this entices investors to your property by showing them the returns they can achieve if they continue the repositioning process. You’ve shown investors that they can lower utility costs and raise rents, increasing the property’s net income. When investors see that there is a good potential return on their investment, they will pay more for your property.
5) Get your staff on board about the sale
Your management staff are part of the street-to-suite curb appeal that potential buyers experience as they look at your property, so it is important to motivate your staff to make a good impression. So, if you are thinking of selling, let your staff know, and offer a bonus to staff members upon selling. You can also remind staff that each buyer tour is a job interview, and they should dress accordingly.
6) Choose a good broker
Preparing your building for sale takes time and effort, so it helps to bring in a professional early to manage this process. An experienced, professional broker can walk you through the steps you need to take, and they have the contacts to bring your building to the attention of the best buyers. Ontario’s economy showing positive signs: RBC Economics
conomic growth in Ontario is forecast to slightly accelerate in 2012, closing the gap with the national average, according to the latest RBC Economics Provincial Outlook. RBC expects real GDP to climb to 2.5 per cent in 2012, just shy of the 2.6 per cent growth projected for Canada.
“We expect Ontario’s economic growth to pick up the pace this year. Improvements in provincial export performance will be the key to this growth, while brisk residential construction activity will play a significant supporting role,” said Craig Wright, senior vice-president and chief economist, RBC.“Still, restraint in public sector spending will slow the pace somewhat and contribute to Ontario ranking in the middle of our provincial growth forecast.” The Outlook notes that a recovery in U.S. motor vehicle sales and production is clearly helping to reinvigorate Ontario’s key auto sector. In the first four months of 2012, auto production averaged just above 2.5 million units (annualized), only slightly lower than the 2.6 million unit average during the 10 years prior to the recession. New motor vehicle production in Canada (largely based in Ontario) has stepped up significantly and has now virtually returned to pre-recession levels. “Recovery in Ontario’s auto sector was one of the main factors
contributing to a rise in provincial exports in the early months of this year,” explained Wright.“Stronger exports should reduce Ontario’s trade deficit this year and external trade will add to provincial growth for the first time in a decade.” While the Ontario economy will gather some speed this year, it will continue to face headwinds, including reductions in public sector spending. Since June 2011, public sector jobs have fallen almost five per cent. The Ministry of Ontario’s provincial account estimates also show that public spending of goods and services, as well as capital investment, has reduced economic growth in every quarter of 2011, including by nearly one full percentage point in the fourth quarter alone. RBC anticipates this drag on growth to persist going forward. Residential investment, however, shows no sign of letting up so far this year. In the first quarter, the value of new home construction in Ontario was up by more than 17 per cent from last year and housing starts surged to a seven-year high in March and April. RBC expects export gains to level off in 2013, as the auto sector reaches capacity limits and housing starts slow, leading to projected provincial growth of 2.4 per cent. The RBC Economics Provincial Outlook assesses the provinces according to economic growth, employment growth, unemployment rates, retail sales, housing starts and consumer price indices. Home-based business insurance is essential
Canada, there are one million small businesses across Canada that make up about a quarter of the country’s total GDP. And among those numbers are small business owners who operate out of their homes. It’s hard not to envy this independent lot, who are their own bosses meeting their own deadlines all while remaining in their PJs.
The reality is that it takes a lot of discipline and hard work to run a successful homebased business. It can also cost a fair bit to set the business up. There’s computer and other equipment costs, space for an office in your home, office furniture, supplies and so on. The one important expense that many home-based business owners forget is insurance coverage. In fact, according to study by the Insurance Bureau of Canada, almost 40 per cent of Canadians who operate a home-based business are not adequately insured. “Some people assume that their home insurance will also cover their home-based business,” says Lisa Balliram, a senior underwriter with Desjardins General Insurance.“This is not true. If you are running a business out of your home, you need to inform your insurance company to ensure you are properly protected.”As a matter of fact, not disclosing a home-based business to your insurer could result in a policy being voided, leaving the home-owner completely unprotected.
Even if the insurer decides not to void the policy, the business owner could be at risk that they won’t be fully covered in the event of a loss, says Balliram. That’s because home insurance policies typically have low coverage limits for equipment, tools and the instruments necessary for a business or professional service. Here are a few examples of what could go wrong:

Slip and fall injury: If you frequently held meetings at your home with clients and business partners, and one was injured due to slipping down stairs anywhere on your property, they could decide to sue you for damages. Fire resulting in lost goods: Let’s imagine that you use an expensive computer system for your business. A way forward for overseeing business conduct
n a recently issued report, Responsible business conduct in a complex world, the Canadian Chamber of Commerce describes how the government should oversee the international conduct of Canadian companies and how companies themselves can improve their performance.
“For most Canadian businesses, responsible business conduct has moved from doing ‘good’ to doing ‘right.’ It’s not about philanthropy anymore - it’s at the core of their operations.” said Perrin Beatty, President and CEO of the Canadian Chamber of Commerce.“During recent debates about government oversight of Canadian companies’ international conduct, business explained what it did not want but still needed to set out its own vision,”he added.“Responsible business conduct in a complex world makes it clear that companies are not satisfied with the status quo and want change.” The Canadian Chamber of Commerce sought ideas from business leaders and non-governmental organisations (NGOs). The paper summarizes these discussions. It outlines areas of strengths and identifies potential improvements. It also sets out ways businesses could improve their behaviour. “The majority of Canadian companies continually strive to exceed accepted standards in the host countries where
they work with respect to health, safety and environmental standards. Canadian companies must always respect the local, regional and national cultural needs of their host countries. We would encourage governments to consider a less punitive approach to one that promotes accountability and transparency with respect to their corporate social responsibility initiatives,” said René Marion, President of Aurico Gold. Beatty concluded that: “While the Canadian Chamber of Commerce opposes imposing punitive legislative measures and expensive, duplicative offices on Canadian companies, we strongly believe that ethical and responsible behaviour is an important part of the Canadian brand. Businesses need to conduct their activities safely, respectfully, legally and sustainably. Governments remain the primary means for ensuring economic, environmental and social protections and business must respect these protections. Nationally, 35 per cent believe it is a bad time to make such a purchase. In November, this split was 43 per cent-38 per cent.

According to Senior Vice-President Doug Anderson; “While Canadian consumer confidence continues a modest rebound, the finding in the U.S. shows a more striking resurgence. Last August, we found the lowest levels of US consumer confidence for at least the past five years. Now ten months later, we find U.S. confidence is elevated back to levels measured before the 2008 economic crisis. The confidence level in both countries has been in lock-step for each of the last two waves of study.” “Continued strength in consumer confidence is very encouraging for all Canadians,” said Jack Courtney, assistant vice-president, Advanced Financial Planning at Investors Group.“The positive outlook makes it a little easier for Canadians to save and invest with long term objectives in mind.”
These data were gathered through teleVox, the company’s national telephone omnibus survey for two weeks from May 17 to 28 2012 just over 2,000 completes. A sample of the same size has a margin of error of 2.2 per cent, 19 times out of 20.

Private Lending Have you ever experienced lending your funds into mortgages secured on real estate? If you have not, you are missing a great investment vehicle that can provide significant returns with very little effort! Get involved now as you can use those underperforming RRSPs and dead equity in your current real estate and make superior returns. We have been placing private funds into mortgages for over a decade and the overall consensus has been and still is extremely positive. Once you have experienced this type of investment, in particular the investment returns and the work and effort involved, you will not turn back. With today’s real estate prices, it is so hard to find a building or real estate investment that provides satisfying cash returns. Many investors are redirecting their funds from other investment vehicles into real estate and or real estate related investment products. When you are placing private money, the location and property type plays such a critical role in your investment security. We all know that investment properties can be very good solid investments, as the revenue from your tenant base actually pays down your debt and pays your fixed expenses. If you are lending to this type of real estate, you have the same sense of security. Indeed, Pro Funds Mortgages has specialized in such investment lending for many years. Our experience has shown very low default ratios. The borrowing clients are typically higher net worth individuals with good credit. Failure to cover the mortgage payments is generally less of a concern. So. Why aren’t more people doing this? Certainly, many people do not know about it. Many others have not heard about it or are just skeptical based on other uniformed perspectives. Pease note: I am NOT saying that there are NO risks. However, you can do a lot in your decision process to help mitigate that risk. If you are working with a credible mortgage brokerage, certain risks will be identified when you are presented with the mortgage opportunity. You should be provided with a property evaluation (i.e. appraisal, comparables, and letter of opinions from local realtors). The use of funds, the loan to value of this proposed mortgage and credit overview of the person that will personally guarantee the mortgage is also key information in determining if the loan is suited for you. A key factor to keep in mind when working with a mortgage broker involves the associated fees that are being charged. Fees can vary widely. The current interest rates for private first mortgages are anywhere between 7% to 11%. Typical private lender fees and broker fees for these private first mortgages are each in the 2% range. Second mortgages are yielding interest rates in the 12% to 16% range with typically a similar fee structure. If the loan amount is less than $50,000.00, you could look at private lender/ broker fees each in the range of 4% to 5%. The above fees reflect a “typical” general range which I have observed in the market. Please note that fees may be higher, especially when transactions become more complex or require an extraordinary amount of upfront work to set-up. Your mortgage investment, be it RRSPS or personal cash, will receive monthly payments and upon closing your lender fee. The borrower is responsible for your legal fees. The associated costs to you the lender are virtually nil. The only costs may be an administration fee if your funds are in a plan for RRSPs and potentially your own due diligence costs. If you are looking for a safe environment, yet want to obtain more than the 1% or 2% return that the banks are offering, consider mortgage lending. n IBM study of more than 2,000 Canadian consumers shows in 2011 we placed more trust in the retailers and manufacturers we interact with than ever before. In fact, our trust in retailers and manufacturers has doubled over the past year.
While family and friends still rank highest among trusted influencers, they and all other sources including product experts and customer reviews lost trust to the benefit of retailers and manufacturers, who collectively scored 26 per cent of the “trust ranking” score (12 and 14 per cent respectively) in the 2011 study, up from 13 per cent in 2010 (four per cent and nine per cent respectively). The Canadian results were part of IBM’s third global study to examine peoples’ shopping beliefs, attitudes and habits. In the most recent study, more than 28,000 consumers in 15 countries were surveyed, and approximately one million digital conversations were listened to. “The survey shows Canadian retailers are gaining traction as they begin to recognize trust - which is the strongest driver of both advocacy and spend - matters,” says Pinar Cardwell, associate partner in IBM’s retail consulting practice.“The key is retailers must monitor consumer dialogue and sentiment on how well they are faring. Retailers who listen and engage in these dialogues will be best-positioned to build trust and loyalty by addressing consumers’ evolving expectations.” 16G COM
Canadian consumers empowered by digital shopping technologies The survey also showed Canadian consumers are digitally savvy in their shopping habits. Fifty per cent of survey respondents in Canada said they would use mobile devices to check out of a retail location and receive promotions at the point of sale, and 68 per cent said they were not concerned with security when using their mobile device. Thirteen per cent of Canadian consumers are willing to use three or more technologies such as websites, social networks, videos or mobile devices, to shop. Among them, the idea of buying with a TV remote in response to a commercial or product placement in a show is quickly gaining popularity, the survey also revealed. The rapid influx of digital data is posing new challenges for retailers. Customers are sharing experiences widely online, giving them more control and influence over brands, and are looking for a more personalized shopping experience. Increasingly, retailers are responding and using sophisticated analytics to gain insight and adjust marketing messages to address what they are hearing on the wire. “Retailers must now deploy an evolved strategy for redefining the customer experience to deepen the brand relationship and build the trust necessary to create brand advocates who will promote the retailer to others,” said Elizabeth Evans, associate dean, Ted Rogers School of Management. lmost half of Canada’s family businesses expect to see an intergenerational transfer of management/ownership within the next five years, yet over 80 per cent have no formal plans in place to manage the family dynamics of the business, intergenerational wealth, and help prepare future generations to continue the family business legacy, finds a new KPMG Enterprise report. The report: Family Ties Canadian Business in the Family Way, developed in cooperation with the Canadian Association of Family Enterprise (CAFE), sheds light on the opportunities and challenges, and what it takes to build a successful family business and prepare for the future.
“We know Canadian business families are in good shape and are optimistic about the future,” says Allen Taylor, Chair, Canadian Association of Family Enterprise.“However, the general knowledge and understanding of family businesses in Canada is sparse – this study aims to advance the understanding of family businesses, their current and future owners, and the attributes that equate to their success.” Family Ties – Canadian Business in the Family Way solicited the views of both current and future generations of Canadian family businesses. Key findings include: • The biggest challenge facing future generations is gaining the right experience, skills and business knowledge while overcoming entitlement issues • Majority of the future generation respondents identified open dialogue, mentorship programs as well as formal training and development as key factors in deciding whether to join the family business 24G COM
