It’s official: summer’s over. And while we’ll miss the impromptu picnics, leisurely patio brunches and Sunday Seawall bike rides that sunny days inspire, there’s something to be said about embracing your inner homebody when the seasons turn. After all, when the Vancouver weather turns back to its usually grey and drizzly self, it’s the perfect excuse to do some serious nesting: settling in for a movie marathon, sprawled among pillows and cozy throws, a bowl full of guilty-pleasure snacks within arm’s reach. We’ve dedicated the Essentials section (starting on page 17) to the art of a night in, in fact: think modern media stands, snuggly (but stylish!) blankets, and even the perfect popcorn bowl. And while a Netflix binge is a perfectly acceptable way to while away a rainy day, the stories in this issue provide another way to indulge. True Colours How to pick the perfect paint palette for your space. After moving from Montreal to Vancouver, professional colour consultant Kora Sevier found herself experiencing seasonal affective disorder for the first time. “Living in an environment where there’s a lot of colour really helps me,” she explains. “On those grey days, my green living room is still nice and green.” She knows firsthand how colour can have a psychological effect on those who live with it. Still, anyone who has ever aimed for winered glamour and ended up with stop-sign chic instead knows that picking paint can be a challenge. From saturation and undertone to hue and pigmentation, there’s more to architectural colour than meets the eye. “People think this should be an easy thing to do,” Sevier says, “but most don’t have a colour education.” Here is the basic version, from the founder of K Colour herself.

Otherwise you just might “end up with ‘the pink house,’” Sevier warns. Look lower down the paint strip to see if your basic beige is hiding any rosy undertones—it’s easier to tell with darker shades.

When a whole room is painted, colour is amplified, and some can become far too bright. Yellows and blues are the leading offenders, so go subtler with those selections.

“Cheap paint can contain fi llers instead of quality ingredients,” explains Sevier. Not only do more expensive brands cover better and wear less, the colour is sure to last much longer.

It looks more modern, and with certain paints (like Benjamin Moore’s bath line), it’s even possible to use in bathrooms.

Sevier notes that since whites need a lot of sunshine to “come alive,” they can read as “vaguely greyish” in Vancouver.

Sevier advises against using online tools to visualize how a room will look repainted. Instead, paint a small sample on poster board and

tape it to the very edge of a wall to get a clear picture of how it will react to the light in your space.

➐ Forget what you know “There are so many misconceptions about colours,” Sevier says. “People think that blue is a cool colour. Well, there are warm blues and cool blues.” Take the time to really contemplate a colour and see how it makes you feel: stimulated or calm and relaxed?

Art Works Turn those bare walls into an at-home gallery. At the age of four, Riko Nakasone’s artistic tastes ran to more permanent installations: her mother had to ply her with large scraps of paper just to keep the young art lover from drawing all over the walls. These days, Nakasone is just as passionate about stunning visual statement pieces, but her techniques for displaying them run a little more toward the refined. After 15 years with the Bau-Xi Gallery, she knows a thing or two about how to hang art in the home. “Trust your own eye and create your own vision,” she suggests. That’s easy enough for this experienced director and curator, who oversees and hangs a major show every month. But for those of us who need a little more guidance, Nakasone has provided these concrete tips, all sure to keep your latest treasure from “floating” on the wall or being overwhelmed by a space.

Pro Tips

➊ Set your sights It’s standard to hang art so that the centre is between 56 and 58 inches from the floor—that’s where, as Nakasone explains, it’s in most people’s sightline. With higher ceilings, aim for the upper end of that range; in living rooms or sitting areas, think a little lower.

➋ Keep it conversational Art should take furniture into account, Nakasone says, so leave no more than eight inches between your painting and the mantel, or that gallery wall and credenza.

“A grid of four or two pieces side by side makes sense,” Nakasone allows, “but groups of three or other odd numbers are often more interesting.”

When hanging five or more pieces together, lay them out on kraft paper fi rst. Once you have an arrangement you like, trace the outlines, transfer the paper to the wall, and mark where the nails should go.

An empty wall can be to your benefit, Nakasone tells us, since “it allows what artwork you do have to breathe and shine.” A gallery wall of several different prints is a fun way to show off your favourite pieces, but a single, stunning work framed by plentiful white space can make a real statement—and can spark conversation.

➍ Go wireless Instead of using picture wire, use D rings to hang pieces—particularly in high-traffic areas. When hung with wire or string, art pieces are less likely to stay in place, so you’ll “constantly be righting them,” says Nakasone.

➎ Practice sun safety Certain media—like watercolours or photographs—are more prone to fading in natural light. Nakasone’s advice? Keep them out of direct sunlight, or invest in conservation glass to protect the pieces.

Neat Chic De-clutter that closet like a pro. “I always describe closets as prime real estate,” explains Kashmir, founder of Vancouver Organized Chaos. “By organizing and making them functional, we’re really able to recoup some of our square footage.” That’s a win for any condo dweller, but especially for those in Vancouver’s hot real-estate market. Nevertheless, organizing doesn’t come as easily to most of us as it does for Kashmir, who long ago learned the art of “using every little bit of your home that you can.” The organizing pro spent hours rearranging her bedroom and ordering her movie collection as a child, and that passion for tidiness has never petered out. After years of providing her organizational skills to family and friends, she officially opened her business in 2012 so that other Vancouverites—famously pressed for space—could benefit from her services. “I love the before and after,” Kashmir says, explaining what keeps her coming back to clutter control, filing systems and junk drawers. Begin with “the bones of your closet,” emptying the contents to see what storage configuration might work best. From there, you can determine whether you need a custom closet solution or if something as simple as a bookcase might do.

When it comes to organizing essentials, clear plastic storage totes are the way to go so you can actually see what’s inside. “They hold a lot of weight—and they’re stackable,” Kashmir explains.

Kashmir recommends this inexpensive hardware for hanging bags. Just thread the handles through the hook and clip to the rod for a display that’s as functional as it is aesthetically pleasing.

Wooden, felt or cheap white plastic: whatever your preferred type of hanger is, make sure you stay consistent. Even different brands can contribute to a cluttered look: clothes may hang higher on one and lower on another.

“Start with sweaters, transition into longer sleeves, and then finish off with your dress shirts and tank tops,” Kashmir says. “This will allow you to find the item you’re looking for really quickly.” Pants

Woodworking, Tacos and an Architectural Cruise Designer Christian Woo shares his perfect Vancouver day. The gritty East Van location of Christian Woo’s workshop is a bit of a contrast against his finished pieces, to be sure—he transforms raw wood into world-renowned minimalist furniture—but the building is the ideal headquarters for Woo. Though he now lives in West Vancouver, he grew up in Vancouver proper—a few years on the Drive, a few right downtown—and still feels at home in the city. “Up until last June, I spent pretty much my whole life here, and I still spend every day here for work.” Woo spends his weekends exploring the North Shore, but on weekdays he makes the most of his studio location: shopping in Gastown, popping out to Kits to meet his wife for lunch, or squeezing in a Seawall run. His life in B.C. has inspired much of his work in ways both subtle and obvious. His material of choice is wood—walnut, oak, ash—a clear reference to his home province. Asymmetrical benches showcase beautifully oiled hardwood; black walnut stools with a heavy grain pattern celebrate the best of nature. But the province’s vast landscape inspires the scale of his simple, modern pieces, too. “I feel that my time spent here, our geography, spending time outdoors, has, in a sense of place, influenced me,” the 42-year-old designer says. “It’s large: we have large trees and huge mountains, and that sense of proportion finds its way into my work.” Though he’s always been the mindful type (as artists tend to be), Woo has been particularly reflective and appreciative of the place in which he lives and works since he survived a cancer diagnosis in 2014. “I went through a rough year,” Woo says, a minimalist to the core. Thankfully, he’s recently been given a clean bill of health, and has used this new lease on life to push 42 western living condo Fall/Winter 2015

I’ve been coming here for almost a decade, religiously. They make a lovely morning coffee and freshly baked croissant. 8:30 a.m. I then head into my studio only a few

blocks away to put some hours into our projects. Strathcona is one of the few places we have commercial manufacturing within the city limits, so I feel quite fortunate to be able to work out of one. I like the vibe, and that it’s near the bike route— there’s lots going on, there are lots of other manufacturers and designers

nearby. It’s sweet and peaceful…there’s a school across from us and we hear the recess buzzers. 10:30 a.m. For brunch, I love to meet my wife, Talia, at the Epicurean in Kitsilano for a pizza buongiorno with eggs and pancetta. This is so delicious. I tend to frequent the same places over and over again,

There are lots of other designers and manufacturers nearby, but it’s sweet and peaceful.” forward with his work in a new way. “It was a real struggle, but everything since then has been better than I can ever imagine.” Like this new development: Woo’s furniture line now has representation in the U.S., which brings a whole new dynamic to the business—his pieces debuted in New York last May and have found homes in Soho and San Francisco showrooms. “It’s busier than it’s ever been,” says Woo. “We have only enough time to work on so many projects, and we’re lucky to work on diverse things that we enjoy.” Some of those projects branch beyond furniture and into interior design, like an upcoming collaboration with celebrated Vancouver architect Michael Green, and a restoration of a West Vancouver home that was originally designed by modernist architect Brian Hemingway. “It’s this incredible house that cascades down a cliff, with an Escher-type staircase,” says Woo. His clean designs and down-to-earth itinerary of a perfect day (starting on page 34) showcase that, despite his successes, Woo, at heart, loves the simple things. “I love those days that I’m not out running around having meetings. It’s the woodworking that I love most,” he says with a small smile. “To be honest, my perfect workday is a day alone in the shop on a Saturday.” western living condo Fall/Winter 2015 43

6:00 p.m. We would then get together with friends and head to Tacofino in Gastown for tacos and a drink. The tequila selection is so impressive, and I love the hot peppers. Everything on that menu is amazing. Why would you ever go and try to find a better taco than the ones at Tacofino? 8:00 p.m. We like to head home early and take out our 1957 cedar speedboat on the water for an evening cruise in West Van. The boat used to belong to my grandfather, and I restored it. There are some incredible pieces of

West Coast architecture seen from the water side (my favourite is Barry Downs’s), and I find it inspiring to spend time out there admiring the homes nestled between the trees, and enjoying the passing sea life and the smell of the water. 10:00 p.m. We’ll end the night either at home by the firepit (designed by our friends Julian and Alison of Considered Design) or head into our local pub, the Olive and Anchor, in Horseshoe Bay for a beer. They also have an incredible food menu—it’s worth the trip.

New York State of Mind A mirror-clad bachelor pad gets a Brooklyn-inspired makeover. For two young professionals splitting their time between New York and Vancouver, the hunt was on for a new loft -style apartment that channelled a cool Brooklyn vibe. When they found it in Vancouver’s Crosstown district, it had the city views and open loft floor plan they wanted—complete with a roomy 500-square-foot patio— but the interior didn’t work. “A bachelor lived there before,” explains designer Chad Falkenberg of Falken Reynolds Interiors. “There were lots of mirrors.” The 1,100-square-foot space needed to be completely gutted and redone, so Falkenberg and his partner, Kelly Reynolds, started planning the space around one of the couple’s top priorities. “They’re both really big sports fans, so the TV and access viewing points to the TV are really, really important for them,” says Falkenberg. As big entertainers, the homeowners wanted their guests to be able to watch the game from almost anywhere in the loft. (Plus, the woman of the house works as a consultant on NHL and NFL marketing projects, so keeping up with sports was essential.) In the kitchen, this meant cutting out part of the wall to create sightlines. “It wasn’t a huge move from a construction standpoint, but just removing two feet of wall really made the space feel open,” explains Falkenberg. 48

Open Sesame The two-storey, automated sliding garage door came standard with the apartment, and because it already had black window frames, it was perfect as is. “It really made it possible to connect the inside space and the outside space,� says Falkenberg.


Look Way Up Such a large volume of space in the middle of the loft called for a grand light fixture. The designers enlisted Moosehead Contracting to string up a Bocci 28 chandelier over the kitchen island, with the concentration of lights tapering at the top to draw eyes up and emphasize the loft’s height (some 19 feet from floor to ceiling).


Falken Reynolds opted for a mix of rich, warm woods—walnut on the cabinets and kitchen island, oiled oak flooring and light-bleached oak stools.

Now, diners pulling up a stool at the kitchen island can still keep their eyes on the game. As for the all-important TV room, the condo owners wanted a big, comfortable sofa and, more specifically, a classic Eames lounger. “We almost designed the whole space, this whole sitting area, around the TV and the Eames lounger,” shares the designer. The television can often pose a design challenge: when it’s turned off, suddenly a big black screen is the centre of attention. To provide balance, the team went with an all-black lounger and a Jeff Martin Joinery console in walnut, a wood with a black grain pattern. Where most walls in the home are white, this back wall is grey, something that also helps mitigate contrast between the room and the screen. Even the nesting coffee tables were chosen with the TV in mind. “If they have more people over and some

need to sit on the floor, then it’s really easy to move those two little tables out of the way, and they tuck up next to the sofa,” says Falkenberg. The tables’ dissimilar colours were also intentional, as the design firm played with different kinds of woods all over the apartment. Dark elements help balance the existing black in the room, while the lighter wood matches the breakfast nook’s chairs and tables as well as the kitchen stools. Falken Reynolds intentionally peppered the space with the same materials to make the whole home feel more cohesive. “Especially in a loft, where you don’t have different rooms, the spaces need to relate and speak the same language, visually,” explains Falkenberg. To get the Brooklyn-style loft the couple wanted, the designers pulled in a wealth of mixed woods (like

Work It Out A work area away from the TV was a priority for the condo owners. The desk is the Homework desk from Bensen and the Danish rail shelves are the same ones Falken Reynolds have in their own ofďŹ ce—treasured for their industrial look and how easily they can be taken down and installed elsewhere.


Sweet Ensuite One of the condo’s standout features is the master bath’s cabinet, which was custom-built with four legs to look more like furniture. “I think whenever you have a piece of furniture, it somehow feels lighter because it feels like you can move it,” explains Falkenberg (even though you can’t). Hidden medicine cabinets behind the mirrors meant there was enough storage space to leave the cabinet’s bottom open for spare towels.

the rich oiled walnut that can be found in the flooring throughout the home), and went turn-of-the-century with black powder coated metal accents in the powder room and kitchen, exposed industrial shelving in the bedroom office and subway tiles in the master bath. That tile was a specific request from the homeowners, and Falken Reynolds built the bathroom around it, creating a custom-made cabinet that looks like a movable piece of furniture, and opting for textured hexagonal floor tiles in different shades of dark grey to play off 58

the bath’s old New York feel. Bocci light fixtures that resemble folded lilies soften what is an otherwise fairly masculine aesthetic. In fact, the Brooklyn-inspired look is perfect for the couple’s lifestyle. Robust mixed-quartz countertops, metal hardware and metal and mid-century lamps create a sense of modern ruggedness. “If they’re having a party and the lamp falls over, it’s okay,” laughs Falkenberg. Nothing was meant to feel too precious: “This just makes sense for the way that they live. Stuff happens.”

Out There A fireplace, barbecue and two main seating areas make this the ultimate place for entertaining year-round, and the designers made sure to keep the planters skinny for easy mobility.

Lofty Ambitions A tired ’80s loft becomes one woman’s Crosstown dream home. In 1982, this Beatty Street condo was converted into a loft. And then, for 33 years, nothing else changed—until Shana Lum, a dentist working in Yaletown, fell in love. “I saw the place and fell hard for the beams, the bricks and the stairs,” says Lum. “I had such a clear idea in my head of what I wanted it to look like.” She reached out to designer Sophie Burke to help her realize the space’s full potential. Though the condo had great bones, they were obscured by seriously ’80s kitchen cabinets (you know the ones—white laminate, white oak handles), dated track lighting and tired plumbing fixtures. “There was carpet everywhere,” says Burke, sounding a little haunted, like she’s remembering a nightmare. “Even on the iron spiral staircase.” The goal: to create a clean, crisp, sophisticated space that embraced the industrial vibe. “Shana knew exactly what she wanted, so that made things easy,” Burke says. The first step in bringing this Crosstown condo into the 21st century was to rip up the dreaded carpet. In its place went warm, wide-plank oak floorboards, which instantly updated the space—and the staircase was transformed from eyesore to sculptural focal point. Floor Show Designer Sophie Burke chose a wide-plank oak for the oor to play off the warm tones found in the brick and exposed timber ceilings. The result is a space that feels welcoming and cozy despite the industrial trappings.


The goal: to create a clean, crisp, sophisticated space that embraced the industrial vibe. “Shana knew exactly what she wanted, so that made things easy,� Burke says.


Do the Twist The twisting spiral staircase was covered in carpet when Lum moved in. Now, stripped clean and lined with slip-proof rubber matting, it’s the highlight of the space.


Fire Power In the open-concept living area, a wood-burning ďŹ replace was swapped out for a modern corner gas unit. A cozy grey-upholstered Bensen sofa and slouchy Coyuchi pillows make this the ideal place to curl up and get cozy.


Timeless Style Lum’s vintage Danish dining set (far left, top) served as the inspiration for new furniture pieces that were brought into the space. Some are originals, like the Wikkelsø rocker (bottom left), discovered at Attic Treasures; others are current designs inspired by the era, like the Scandinavian-cool Gus Modern Transit bench (left).

fireplace was swapped out for a corner gas unit, and a salvaged timber beam was installed as a mantel; those dated track lights were replaced with a modern equivalent, and little Caravaggio pendants were strung up above the kitchen peninsula. The exposed timber decking, ceiling and brick walls were left as is. “We wanted the existing architectural elements to have a chance to speak for themselves,” the designer explains. They chose a neutral palette (creams, whites, greys and smoky blues) that wouldn’t compete with the warm wood and brick elements, and incorporated cozy textures throughout to add some visual interest: a nubby wool rug and woven baskets on the floor, handcrafted pottery on the credenza. Extruded drywall panels (freshened up with some soft white paint) on one wall add a subtle layered effect to the space. Because the space was so long and skinny, there wasn’t much Burke could change about the shape of the kitchen, but a fresh set of grey millwork cabinets with inset handles makes it feel brand new. kitchen ceiling (from installing a soaker tub where a simple shower existed previously upstairs), but it works with the industrial vibe. Lum loves mid-century Danish furniture—she brought a vintage Danish dining table and chairs from her previous home, which Burke reupholstered—so more pieces were added to match that aesthetic, like a Bensen L-shaped sofa in heathered grey fabric and the classic Tulip tables found in the living room and bedside. “I like modern furniture, but I wanted to incorporate that into this space, which isn’t really modern at all,” says Lum. In any small space, good organization is key, but for Lum, great storage was an essential from day one. “We wanted to take into account the fact that she likes to live a minimalist life,” notes Burke. “She wanted everything to have a place it could be tucked away.” Burke built a custom desk area with a whole wall of built-in storage, and reconfigured the closets for maximum effect. It was a big job to drag this loft into the modern era, but Lum is living here happily, her vision now a reality. “I didn’t have to accept someone else’s design choice or anything,” she says. “It’s all me.” 70

Stow Aways Storage was high on the homeowner’s wish list, so Burke and her team built a custom desk area surrounded by cabinets. A stack of wooden boxes from Ikea tucks beneath the built-in desk, providing even more space to stow away odds and ends.

and rugs to complement the more neutral walls and furnishings. “We decided not to paint the main walls any crazy colours, to prevent the space from looking any smaller,” he explains. Instead, the designer sourced a mix of quirky accessories that helps tie each room together without adhering to any one theme. In the living area, a glittering treestump table sits atop luxe sheepskin and a textured jute rug for a swanky Palm Springs vibe, while custom shibori drapes and throw cushions dyed in bright oranges and blues capture a more retro feel. Along the mirrored wall, a whitewashed oak table— complete with custom notches—slides in and out from a plush grey bench for easy entertaining (a must for Mike and Jessa, who both love hosting). Kitchen Confidential The kitchen of this Port Coquitlam townhouse (far left and opposite) remained mostly untouched (save for a fresh coat of soft grey paint on the walls), but wood-andiron Oak Tractor stools and vintage-inspired Barn pendant lights from Restoration Hardware add a rustic-glam touch that makes the space feel totally custom.

The couple hand-picked the colour themselves, hoping that the vivid hue would help balance gloomier weather conditions. “We have a lot of grey days in Vancouver, so we thought it’d be fun,” says Mike. The room acts as a striking piece of art—especially when reflected alongside the smoky grasscloth wallpaper and crisp white moulding of the entryway. That same grasscloth wallpapering extends to the master bedroom, which Leavitt decorated with his brother in mind. Here, a collection of resin-cast turtle shells finished in black, gold and silver leaf (designed by Leavitt himself) pays homage to Mike’s backpacking days, while the low tufted headboard and Sputnik chandelier appeal to more masculine sensibilities. The fun continues on the walls—and ceiling—of Ella’s nursery, which features a pattern of shimmering goldleaf stripes reminiscent of a circus tent. Sleep Tight There’s an intimate, masculine vibe in the master bedroom thanks to a rich blue grasscloth wallpaper treatment and a low tufted headboard —a custom design by Leavitt in a charcoal fabric—but the fresh, springy yellow-andwhite bedding from West Elm adds a feminine balance.


“We wanted each of the rooms to be cohesive, but we also wanted to create a sense of unexpectedness with each floor,” says Leavitt.

Mixing It Up The master bedroom balances high and low, and custom pieces with off-the-shelf items. The cozy rug was a Costco find, and the dresser and blinds came from Ikea, while the headboard was created exclusively for this project. The explosively cool Elverson chandelier adds a hit of playfulness overhead.

But despite the mishmash of seemingly clashing (and anti-kid) elements, the space works. “Every single person who has come into our house has been blown away by that room,” says Mike. Evidently, the eclectic combination of varying styles and eras is one that works throughout the rest of the home as well. “We wanted each of the rooms to be cohesive, but we also wanted to create a sense of unexpectedness with each floor,” says Leavitt. Oh, Baby Because of the home’s narrow stairs, the round Restoration Hardware crib had to be cut in half and then refastened once placed inside the nursery. The gold-leaf stripes— which took 12 hours to apply by hand—are a dramatic choice, but they offer baby Ella a fun view when she wakes up from nap time.

Industrial Revolution One couple recreates their Kitsilano suite as a celebration of industrial cool. According to the odds, chances are good your home renovation won’t lead to marital bliss. A recent survey revealed that 12 percent of couples consider divorce after their space undergoes the sledgehammer, and that’s not taking into account the over half who, while not considering full-on separation, still say it was an emotionally stressful and trying experience. You could be forgiven for thinking flowers and chocolates are more romantic than renos, but for Victor Lai, his home improvement project brought plenty of love into his life. Lai, a director of finance, and his girlfriend, Nadia Hung, were living in the heart of Kitsilano only a block from the beach. Despite the vibrant setting, their place— heavy on Grandma’s hand-me-down furniture—was in a 45-year-old building and in dire need of a retrofit. As a result, they found themselves attracted to any other place but their own: “We always loved the quaint vibe and rustic wood-and-iron charm of coffee shops around western living condo Fall/Winter 2015 85

town, like Marché St. George and Revolver Coffee,” says Lai. They would linger in these shops as often as they could and then, come weekdays, Lai would escape to work while Hung, a wedding photographer, would meet clients anywhere but their home. It was time for a design intervention. The couple planned to take baby steps with a transformation, starting just with the upstairs. But when they learned they’d have to move out during the dusty process, they elected to renovate the entire 1,400-squarefoot home in one go. “I’ve always wanted to live in a New York–style flat with brick and wood beams on the ceiling,” says Lai, “but we don’t have a lot of those in Vancouver.” He went looking for a designer with similar tastes, and like so many other modern relationships, he found her online. Ami McKay of Pure Design agreed to meet. 88

McKay prefers to think of herself as a connector of ideas. “I marry the people in the house to the home,” she says. “I like putting the puzzle pieces together and coming up with a visual story, since you’re designing for your client, not for yourself.” McKay and her team set to work on a concept and drawings to turn over to the homeowner, as Lai planned to serve as project manager. McKay’s task wasn’t without its challenges. She faced a tight budget, a sunroom disconnected from the rest of the home, and a long, linear floor plan that, with the wrong fix, could easily “turn the place into a bowling alley.” Step one: choosing flooring. (“It’s always integral to the design and sets the mood,” notes McKay.) A European wide-plank oak added an industrial vibe with plenty of warmth. To join the glassed-in, blackframed sunroom with the rest of the space, she wrapped

Grey Day McKay created an extralong kitchen counter in grey quartz. White Shaker doors (one of the only design features the couple elected to change from McKay’s original plans) add extra storage, while overhead plank shelves tie in the wood accents around the home.


“Playing with scale is important to this house. If the hood fan were smaller, it would have looked silly,” says McKay. “Now it’s like a punctuation mark in the space.”

Heavenly Stairway Running wood up the side of the staircase wasn’t just an aesthetic choice—the planks helpfully hide extra storage, like pull-out clothing racks and built-in cabinetry.

the walls and ceiling of the threshold with the rustic reclaimed wood. Plans also included running the wood up the side of staircase (which now hides helpful extra storage) and adding a custom dining table, a coffee table and bookcase shelving to display all of Hung’s vintage cameras. McKay also targeted the “predictable” U-shaped kitchen. It was at the far end of the home and, therefore, dark. “Let’s bring you into the light!” she told Lai, and moved the seating area to the sunroom at the opposite end. She replaced the lower cabinets with Ikea and removed the upper cabinets altogether to create an open and airy concept. White walls throughout help reflect light, and the dividing wall along the staircase was ripped out in favour of a glass partition. “Kitchens are the heart of the home so hood fans are important—I always like to make them a feature,” says McKay. She encouraged Lai to splurge on a customized metal focal point, though most of her suggestions stuck to a tight budget. “You have a piece of property in Vancouver, you’re young, and it’s expensive,” she says. “How are you supposed to do it all?” McKay chose her material strategically, price-wise, and advised Lai on where he

could get more bang for his buck. The hood fan, wood detail and shelving required customization; the rest would fall into place. When Lai received the drawings, he fell in love with them. It was a designer-client match made in heaven. Creating the space was a fresh start for Lai and Hung, who became engaged during the process. “We used to go out to coffee shops all the time; now we just want to stay home!” says a happy Lai. It’s the perfect perch in which Hung can now meet her wedding photography clients. It’s also the perfect place for the pair to now plan their own wedding. 92

Floor to ceiling shelves with a rolling library ladder provide storage and style, says interior designer Patricia Gray. Or go gallery chic, as Karla Amadatsu of Kerrisdale Design suggests—after all, your home affords you an unusual amount of display space. When selecting artwork, she says, “Think outside the box and lean toward the sizes that aren’t used normally. Look at getting something that has that impact and goes taller up the wall.” Still growing your art collection? “Multi-purpose items are a great way to get the most out of your small space,” explains Megan Baker, interior designer at The Cross Interiors. Worthy investments include a dresser that is low enough to also be used as a changing table, or double-duty furniture that has built-in storage areas. Cozy rugs for crawling and soft blankets on the sofa ensure comfort everywhere in your home, as the baby will more than likely be moving around the entirety of the condo. Lastly, says Baker, it’s important to purge items you no longer need in order to free up space for more necessary items. “A stroller and car seat will need space in the entry closet so they are easily available when you and baby are on the go.”—joanna finlay

A “An easy way to get more storage out of a closet is to invest in the system that is already there,” explains The Cross Interiors’s Megan Baker. If the existing storage system is from a large store, more than likely they will carry additional add-ons for specific items you need to organize. If not, take the measurements of your closet and look for customizable hardware that will cater to your needs. “Using pant racks, upright shoe holders and additional rods for shorter items like blouses and skirts can often make the difference needed to get everything inside,” she says. Baker recommends getting creative with storage by moving items out of the closet: your favourite pair of heels can be used as decoration sitting on a bookshelf, and nicer clothing items can hang on hooks behind doors to take advantage of the normally unusable dead space.—j.f.

Haute Height of a five-storey podium, embellished with glowing panels of gold and silver corrugated aluminum. One tower features a rigid, staircase-like stepped design, mirroring the historic architectural traditions in Paris; the other, taller tower is highlighted with shifting angular balconies stacked abstractly on top of one another, creating a sense of movement and modernism. It’s the Paris skyline, reimagined. For the fi rst time in 40 years, Parisian planning law is allowing buildings to be above 37 metres tall, which makes the new residential tower on Avenue de France (a collaboration between French architects Hamonic and Masson and Associés, along with Comte Vollenweider) the tallest residential tower built in the neighbourhood since the ’70s.
