Staging... the process

I

n case you have been living under a rock, or your remote control refuses to stop at any of the multitude of home design programs on almost every channel, lets talk about staging. The definition of staging is: preparing a property for presentation on the real estate market.

A home is the single largest investment most of us make and yet if you look at the many properties listed on the realtor.ca website you would never believe it. I have seen photos of kitchens that are far from tidy, let alone clean; the recycling bin supplied by the City of Calgary actually in the kitchen; beds unmade, clothing and stuff everywhere; and bathrooms where it is impossible to see the top of the vanity through the various bottles of hair and body products. It is very surprising to me, especially when you realize that more effort is put into selling a vehicle than a home. Most people will have a car detailed before they even think of selling it, yet many don’t realize that the

The process of staging is the same as cleaning out the car. First, you remove all personal possessions such as family photographs and collectibles that are valuable especially if they are small. Get the children to help pack excess toys away. It helps if you get them excited about the move to the new house. This is also a great time to edit their possessions as well as your own. If they (or you) have not played with (or used) the specific item within a certain period (say three months), do you actually need to have it or could someone else benefit from it? There are numerous charities around the city that will come and pick items up for donation. We have all had the call from them while we are having dinner. I almost always say yes and manage to find at least one box of stuff around my house.

De-cluttering can be a daunting task, especially if you are the type who becomes personally attached to stuff. Sometimes taking a picture of the item can help or finding a photo of your child playing with a particular toy, then let it go to a child that will appreciate it. Often the mothers are the ones attached to the toy and not the children. If the sentimental attachment is to Aunt Mable’s china cabinet and you do not have space for it, or you don’t actually even like it, consider asking other family members if they would like it. This way the piece stays in the family and you can visit it but you no longer have to dust it. This principal applies to every single item in your home. If you do not love it, why do you have it? Tackle one room at a time and try not to be overwhelmed. It will feel great when you are done, and moving and unpacking at the new house will be so much easier. Not to mention the cost of moving less stuff to the new house could be significant.

So, everything personal is packed, the truck has come and picked up your donations and you are feeling a huge sense of accomplishment. Now the remaining furniture, accessories and artwork need to be placed to present each room to its full

potential. The architectural features need to be highlighted and the less desirable features downplayed.

If your room has a fireplace, it is the focal point and the furniture needs to placed accordingly so it is the first thing potential buyers notice. I have seen properties in which the fireplace was blocked by a sofa, because the owners didn’t use it. Place the furniture to accentuate the fireplace. The television is often a problem as it really wants to be the focal point (usually because it is larger than the fireplace). However, in most cases the television does not stay with the property so a compromise is necessary and sometimes the television loses.

Changing out the large TV for a smaller one from another room or borrowing from family or friends is a great solution until the property is sold. This option can be met with scowls and resistance, but be persuasive and use whatever method necessary to get the smaller television in the room. The size of the television can make a room look smaller then it actually is – not what a potential buyer wants to see.

Next comes downplaying the less desirable spaces such as an oddly shaped room. The rule of thumb with these particular challenges is “less is more.” Choose one purpose for this area and stick to, it keeping it simple and neat – perhaps a reading nook with a comfortable chair, ottoman and a side table with a lovely lamp suggesting a relaxing place to sit at the end of the day. Staging is all about suggesting a lifestyle by creating vignettes that will appeal to the buyers.

In the kitchen and bathrooms cleanliness is of utmost importance. All small appliances not used daily need to be stored away. The container holding the wooden spoons and spatulas needs to be put into a drawer because this suggests a lack of storage. And the knife block needs to be put away because it may be a security risk to the agent, aside from the fact that they are not pretty. Use a basket to contain all the lotions and potions in the bathroom. This allows you to store the basket when not needed and access it easily when needed, allowing the counters to be clutter-free and neat. Clean, fluff y towels and a neutral shower curtain are very important. Fresh flowers are also fantastic in all bathrooms.

Hiring a professional stager to help with the sale of your largest investment can cost as little as a one-hour consultation to get a seller headed in the right direction. Take the time to prepare your property for the real estate market because the photographs posted online need to be as amazing as possible.

Even if you can’t do everything at home, chances are you take work home with you from time to time to catch up or get ahead. Being as productive as possible at home means having a dedicated workspace – no matter the size of your place.

12 steps to getting financially organized B y G a i l Va z - O x l a d e Set-up 1. Gather all your paperwork. Create a file folder for each of the following: chequing accounts; savings accounts; retirement accounts; investment accounts; credit card accounts; loans; personal lines of credit; mortgage; insurance; estate; and tax returns.

2. Welcome to 21st-century banking. If you don’t already have it, set up telephone or Internet banking for your accounts.

3. Reduce fees by setting up a buffer. If you can afford it, transfer a $1,000 float to your chequing account (pretend it isn’t there) and use that to minimize your banking costs.

4. Save automatically. Create an auto-debit from your chequing account to a savings account that will not be touched. Most people won’t put money into a savings account on a regular basis, opting to wait for a tax refund or bonus before setting aside some money for the future.

5. Create a monthly bill summary. List your bills in the date order they need to be paid to prevent you from missing a payment. If you have bills that are paid automatically from your account, write an “A” beside them and deduct them at bill-payment time each month.

6. Set up your “in” baskets. Create an “in” basket with two bills folders labelled “1-15” and “16-31.” When a bill comes in, look at the due date and file it in the appropriate folder. Recycle all the marketing materials in the envelope. Create a second in-basket with three folders labelled “bank statements,” “bills paid” and “tax receipts.”

Weekly 7. Make a date with your money. On the 12th and 28th of each month, set aside the time in your schedule to pay bills. Always pay your bills in one place that you’ve equipped with your bill-paying system: spending journal, envelopes, stamps, pens, pencils, a calculator, tape, a stapler, return-address labels and recycling bin. When you pay a bill, write the cheque or transaction number, amount paid, and the date you paid it on the bill. Put the paid bill in your “bills paid” file. Deduct

the amount you’ve spent from your spending journal. If a bill has not been paid in full (tax bills are paid over several months, for example) put it back in your “bills” folder so you don’t forget it.

Monthly 8. Reconcile your bank statements. When your bank statements come in, put them in your in-box folder. Make a date when all your statements are in (it will depend on when you receive them) to: a. Review your statements to make sure there are no mistakes. b. Reconcile your spending register. Clearly mark the cheques that have been returned to you and highlight the ones in your spending register that haven’t yet cleared the bank. Go back at least a month to make sure all previous cheques have cleared. c. Talk about anything unusual.

Quarterly 9. File. Once a quarter, file all your paperwork to keep your system current.

10. Talk. Have a dinner with your business partner and discuss the bumps, your goals and how you’re doing. annually 11. Revamp your budget. Review your budget using last years credit card and bank statements to see what you actually spent. If you spent more on a particular category, make sure you know why, or look for ways to cut back.

12. Clean up. Go through your files at the end of each year and throw out bills and receipts no longer needed for auditing/budgeting purposes.

Here are three things to consider:

Bright start

for Calgary’s residential sales

he new year started on a bright note as the combined residential real estate sales in the city of Calgary in January soared into double digits above sales recorded in same month last year, according in figures released by the Calgary Real Estate Board (CREB).

Total sales of single-family homes and condos in Calgary were 1,230 units, a 15.2 per cent increase over the 1,068 units recorded in January 2012, and an 11.9 per cent jump over the 1,083 combined sales recorded in December.

Single-family sales in the city of Calgary totalled 879 in January a 15.2 per cent jump over the 763 units sold in January 2012, and a 15.2 per cent hike over the 745 in sales recorded in December 2012.

Condo townhome sales in the city of Calgary were 147 in January, up 16.7 per cent from 126 in January 2012 and a 19 per cent hike over December’s 119 sales. Meanwhile, condo apartment sales in the city of Calgary also gained in the year-over-year performance with 204 sales recorded in January, a 14 per cent gain over the 179 units sold in January 2012, but down 6.8 per cent from the 219 sales notched in December.

“We had a strong start for the year and a good increase in sales in January; we didn’t get so quickly out of the gate last January,” says CREB president Becky Walters. “But we saw improvement as the months went on in 2012, which was reflective of the economy and job growth, as we recovered from slower markets in 2010 and 2011. We don’t expect to see that strong a change this year, but we anticipate a steady, balanced market.”

The new listings added for the combined residential sector in Calgary in January were 2,493, down 1.5 per cent from the 2,530 added in January 2012, but well more than double the new listings added in December that totalled just 882.

In the single-family market in Calgary, new listings

added in January were 1,737 just a 1.3 per cent hike over the 1,714 added in January 2012, but up almost three times the number of new listings added in December that totalled 626.

Similar month-to-month outcomes were noted in the condo market in the city of Calgary. New listings added in condo townhomes were 306 in January, down 1.9 per cent from January 2012’s 312, but up almost three times December 2012’s 113, while condo apartments saw 450 new listings added in January, a 10.7 per cent drop from January 2012’s 504, but up more than double December’s total of 143.

“December is historically the slowest month for sales and new inventory being added, but we had very low inventory this December, so it’s not surprising to see the jump in inventory in January; it’s what we hope to see continue because it provides the ability for people to have choice,” Walters says.

The upticks in both sales and inventory in January were echoed by increases in the benchmark prices in year-toyear comparisons in all markets in the city of Calgary. The single-family benchmark price in January was $436,900, up nine per cent over January 2012’s $400,800 and a slight bump up from December 2012’s $434,800.

The condo townhomes benchmark price hit $283,400 in January, a 4.9 per cent hike over January 2012’s $270,300, but a slight dip from December’s $284,100, while the benchmark price for condo apartments in January was $251,300, a 7.5 per cent gain over January 2012’s $233,800 and a small jump from December’s $248,700.

“We’re still seeing a small but steady increase in prices, and we expect to see a two to five increase over a 12-month period, which makes for a solid, healthy market,” Walters says. “Overall we’re seeing steady activity, it’s not panicky, it’s comfortable; people have time to make a decision on a home, and we expect that to continue throughout the year.”
