A HOME INSPECTION

t was love at first sight. I walked into the home and was instantly smitten with the exposed brick walls, gleaming hardwood and expansive party kitchen. But the trained eye of my Realtor was turned on other things: Had I noticed the old roof? And what about the knob and tube wiring? The electrical panel was a mess. And then there were the drafty windows… Knowing what to look for when you buy a home is important. But, let’s face it, most of us aren’t specialists in that area. That’s why consulting with experts is a good idea. And nothing, absolutely nothing, can substitute for a home inspection done by a reputable firm. A good home inspector is worth his/her weight in gold and will produce a report for you on a potential purchase that is hundreds of pages long and can leave your head spinning. But having too much information is generally a good thing. I know a couple who, in the midst of a bidding war, decided to forfeit a home inspection, and were extremely shocked to discover the enormous amount of work (and money) that was required in their new house. Inspectors can get in and out of all of the places we cannot and, with all of the tools at their disposal, can give us a much more realistic view of what we may be about to purchase. You’ve heard the expression: “an ounce of prevention is worth a pound of cure.” In the case of buying a home, it is certainly the truth.

ecent mortgage rule changes from the federal government make it more challenging for people to buy investment properties, but if you have the cash and know what you’re doing, opportunities await. Buying an investment property is different than buying a primary residence, and it’s about more than down payment requirements. Rule number one when you’re setting out as an investor is to take a long-term view with an emphasis on generating positive cash flow. Your strategy should be to buy, hold and rent the property to generate income over and above your mortgage costs, while building equity over time. Achieving positive cash flow means renting out the property for more than the monthly costs. But once you include condo fees, taxes, insurance, property management fees, maintenance and advertising, the financial picture can look different. If you can generate positive cash flow, the benefits are three-fold: you

With the federal government’s changes to mortgage rules, as of April 19 buyers need a minimum 20-per-cent down payment for investment properties. On the plus side, you have to borrow less and your monthly payments are lower. For example, if you buy a condo for $200,000 and put down 20 per cent, or $40,000, your basic mortgage amount would be $160,000. At an annual interest rate of 5.25 per cent over a 30year amortization, your monthly mortgage payment is $878. As an investor/landlord, you will want to pay attention to vacancy rates, which Canada Mortgage and Housing Corp. (CMHC) summarizes, along with average rents, in its twiceannual rental market reports. An increasing rate means rental supply is growing and renters have more to choose from, and you, as a landlord, may have trouble renting out your property or increasing the rent. Declining vacancy rates are music to your ears, because that means supply is tightening and your property may be in higher demand. A vacancy rate between two and three per cent is generally considered a balanced market, meaning supply of rentals is appropriate for the demand. Anything below that level is ideal. Like real estate prices, rental markets vary between specific areas, or even streets. It’s necessary to do your

research to determine which areas have a tight supply. Look for areas with strong economic fundamentals: job growth, population influx, average income growth and increasing property purchase prices. Other influences in value appreciation are proximity to mass transit, shopping, schools and amenities. Ultimately, you want a property that appeals to potential owners, not just renters, because if you can’t sell it to someone else one day, you won’t be able to take advantage of any increase in value. How to set the “right” rent – high enough to yield positive cash flow, but not so high you price yourself out of the rental market for the area? First, find out what comparable units in the area rent for by checking sources where landlords advertise. You can also check provincial rent registry databases, along with CMHC’s rental market reports. Downtown properties might be your first choice as a location for an investment condo. The location no doubt appeals to a lot of renters, but it’s also where average prices are higher and therefore less affordable than out of the city core. This makes achieving positive cash flow more difficult, because you might not be able to rent out your unit for what you need to cover your mortgage and expenses. You might have better luck buying in some of the outlying areas, where, due to transportation improvements, tenants can live but work downtown and still have a reasonable commute.

A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

› 1 cup peeled and diced carrot › 1 cup peeled and diced parsnip › 1 cup diced celery root › 1 Delicata squash, seeded and diced (you can leave the skin on) › 2 shallots, sliced › 3 tbsp olive oil › 2 sprigs fresh thyme › salt and pepper › 1+ 6 tbsp olive oil › 1 shallot, minced › 1 teaspoon Dijon mustard › 2 tbsp apple cider vinegar › 1 teaspoon finely chopped fresh rosemary › salt and pepper › 2 tbsp roasted pumpkin seeds

› Preheat oven to 350° F. Toss carrot, parsnip, celery root and squash with shallots, olive oil and thyme and season lightly. Place in an 8-cup baking dish and roast for 30 to 40 minutes, until vegetables are equally tender. Remove thyme sprigs. › Heat 1 tbsp oil and sauté shallot for 1 minute over medium heat. Whisk in mustard, vinegar and rosemary and reduce heat to low. Whisk in remaining 6 tbsp oil in a slow drizzle and season to taste. › When ready to serve, toss vegetables with vinaigrette, garnish with pumpkin seeds. Serves 6 as a side dish.

oliday season strikes fear in the hearts of many. Instead of visions of sugar plums we get visions of mad mall dashes, credit card bills and lots of cleaning to do. Put years past behind you and make a few simple changes. These tips will help replace the holiday stress with holiday joy.

›› Avoid gifts that clutter Give gifts that can be consumed rather than those that take up space. Consider giving candles, gourmet food baskets, vintage wines, fresh floral arrangements, jams and jellies, etc. Gift certificates are also appreciated by those who want to streamline their homes. ›› Clear away the ‘everyday’ For more impact and less clutter, remove your everyday decorative items from tabletops and mantels before you display your holiday decorations. You can store them temporarily in the boxes that held your decorations. ›› Under-decorate If you find it overwhelming to decorate every room of your home for the holidays, consider a new approach. Decorate the one or two rooms you’ll use the most over the season and see how you feel. Chances are you and your family won’t miss the extra knick-knacks and you may even enjoy the holidays more because you’ll be less stressed. You will be especially appreciative when it comes time to take down the decorations and put them away.

›› Help for the host Hosting a holiday soirée this year? Don’t be a superhero – accept help. Make it a potluck. People enjoy contributing and it makes the meal more interesting. Are you a visual person who prefers a paper-based planner or a digital person who relates to an app or a computer program? Do you like a large desk blotter-type calendar or does a pocket-sized appointment book make more sense? Which format do you prefer: day-, week, or month-at-a-glance? Making the best decision for you now will pay off many times over the new year.

ith the cold weather upon us, homeowners may wonder whether they have enough space to accommodate their families, pets and holiday guests all winter long. Additions can be notoriously time-consuming and costly, but that doesn’t mean you have to feel cramped in your current space. To add livable square footage to your existing home, look to a space you may not be using to its full potential: the basement. With a bit of strategy and a few tools like this, you can add significant functional space in no time: WALLS A fresh coat of paint is widely accepted as one of the easiest and most cost-effective ways to spruce up the appearance of any space. However, choosing the right paint for the job is just as important as the colour. Basement walls are more prone to moisture, mold and mildew damage, so the better paint companies have developed protective coatings. Very popular is one by Pratt & Lambert called BlokTite masonry waterproofing paint. Used for both interior and exterior application, the waterproofing coating is formulated to create a nearly impenetrable barrier to common moisture conditions and can even be applied directly to masonry walls and cinderblock. Don’t forget to paint trim, molding and window casings for an instantly refreshed look. FLOORING It may seem a daunting task, but updating your basement floor covering will do wonders to improve the look of this space and make it a cozy, usable

area. Again, moisture can be an issue in sub-ground spaces, so consider water-resistant options such as stained concrete, natural stone or porcelain tiles. If you are working on a budget, you may also look at today’s laminate and vinyl tile options, which are available in a wide variety of finishes and styles; some even imitate the popular look of hardwood and luxurious stone. Carpeting is also a great option to make a space cozier, but be sure to have an adequate sub-floor in place to avoid water damage and replacement down the road. Add bright area rugs or mats at the garage entrance or stairwell to give the room a warm, welcoming feel. FURNITURE No matter how you plan to use your new living space, some sort of furniture update is likely in the cards. Whether it’s a game room, family area, playroom or man cave, you’ll need solutions for seating, storage and entertainment. Even if you don’t have the budget to invest in new furniture, you can

easily make old pieces or garage sale finds like-new. Sand and refinish wooden pieces, or paint them a matte colour for a more modern look. Reupholster an old sofa or simply purchase a furniture slipcover for an instant fix. Recover old chair and couch cushions, and add decorative pillows and throws for a stylish flair. LIGHT Basements don’t offer much natural light, so updating this space will probably call for a significant lighting overhaul. If your ceiling itself calls for a makeover, installing recessed or overhead lights in the process shouldn’t be too much of a hassle. If you don’t plan on redoing the basement ceiling, you can avoid the complications of electrical rewiring and instead use a variety of standing lights, table lamps and wall sconces to brighten even the darkest of lower levels. By focusing on a few key areas of basement space, you’ll have a brand new room to enjoy. NC

on steady pace

R

esidential sales activity in November in the city of Calgary continued to make gains over last year’s pace despite the typical seasonal slowdown, according in figures released by the Calgary Real Estate Board (CREB). The combined residential sales – single-family homes and condos – were 1,457 in November, up 8.3 per cent from last November’s 1,345 in sales. After the first 11 months of the year, combined residential sales within city limits totalled 20,128, a 15.2 per cent increase over the 17,471 in sales recorded in the same time period in 2011. Single-family sales in November in the city of Calgary were 1,006, a 5.45 per cent hike over November 2011’s 954, although a 14.3 per cent drop from the 1,174 sales in October. Condo sales in the city of Calgary were also up in November from the previous year. Condo apartment sales totalled 253 in November, a 4.98 per cent increase over the 241 sales recorded in November 2011, but a 7.0 per cent decrease from October’s 272. Meanwhile, condo townhome sales were 198 in November, an amazing 32 per cent hike over last November’s 150 total, although a 9.6 per cent decline from the 219 sales recorded in October. The fall off of sales from October to November “is fairly typical at this time of year; we typically see a seasonal slowing of activity in November and December,” says CREB president Bob Jablonski. “However, the good news is November’s sales were

B Y H E AT H E R R YA N still higher than last November’s so there is good activity out there and we’re experiencing a balanced market, but that can change to a sellers’ market if we continue to see a lack of listings.” The number of new listings added in the city of Calgary was down again in all categories in November. The number of new single-family homes listings added in November totalled 1,157, a 28.4 per cent drop from October’s 1,616, and down 9.3 per cent from the 1,275 new listings added last November. New condo apartment listings added in November were 286, down 31.2 per cent from the 416 in October, and a 15.4 per cent drop from the 338 recorded in November 2011, and new condo townhouse listings in November were 188, down 32.9 per cent from the 280 added in October and a 16 per cent drop from the 224 added in November 2011. “With fewer inventories in the market, consumers are eager to view new listings and if it’s priced right and they see value they will jump on it,” Jablonski says. “However, we’re not seeing an overheated market, there’s no panic that you’re going to see a jump in price or it drop dramatically. We’re seeing a nice steady market. “And people who can’t find what they are looking for in Calgary are going to the surrounding centres,” he says, noting that on the year-to-date residential sales in the towns are up 39 per cent compared to last year. While sales slowed in November, the MLS Home Price Index benchmark price rose in all residential markets in the city of Calgary in month-to-month and year-to-year comparisons. The benchmark price for single-family homes in the city of Calgary in November was $433,600, an 8.5 per cent hike over the $399,700 price in November 2011 and a slight bump up from the $433,300 price recorded in October. The benchmark price for condo apartments in November was $248,000, 4.2 per cent higher than last November’s $238,000, and a half a per cent hike from the $247,000 price in October, while condo townhomes’ benchmark price was $282,800 in November, up 4.1 per cent from November 2011’s $271,600, and up 1.3 per cent from October’s $279,000. “The prices are steadily increasing, certainly not by the big uptick we saw a few years ago but it shows we’ve been through the overheated market and the recession and now we’re recovering nicely,” Jablonski says. “There is good migration coming into Calgary, jobs are being created and there is confidence in the local economy, which is helping to keep the market going.”
