There is increasing speculation as to whether households are taking on more debt than they can chew. If interest rates begin to rise from their historical lows, can you still manage those monthly payments? For example, the difference between a five-year term at a rate of 4.09 per cent and a variable rate of 2.15 per cent is almost $500 a month on a $400,000 mortgage with only five per cent down. When working with your lender, have them show you what you can afford at a higher rate, keeping in mind that you will have

less to finance at renewal time. Increase your payment frequency or make lump-sum payments throughout the year to further lower the amount you owe. The good news is mortgage rates look like they are going to stay put in the first part of 2013, but you can bank on rates rising eventually, even if it isn’t by much. Ensure you can afford the home you’re buying, regardless of mortgage rate speculation. A good lender will show you how. Ask your friends and family for a referral and get the facts.

When I purchased my first home, I was a little overwhelmed by the financial side of things. I thought I had all of my ducks in a row. I got my down payment ready, made sure my credit report was sparkly and shiny, and did endless calculations to figure out what I could afford. But then it came time to get financing. I was quite surprised to learn about all that is involved. How would I get the best interest rate? Was it better to choose a bank or a mortgage broker? Should I go with a fixed- or variable-rate mortgage? While it took some time to make sense of it all, what I did learn is that it really pays to shop around. Don’t assume that because you’ve dealt with your local bank for years that they are going to give

you the best deal. Similarly, don’t assume your cousin’s friend who is a mortgage broker will offer the best arrangement. While you very well might get your best deal from either of them, you won’t know until you compare. We look for good deals on appliances, cars and the like. It only makes sense to do the same for what is (for most of us) the biggest purchase of our lives. So, get quotes from several financial institutions and mortgage brokers and compare interest rates and fees. And this goes for renewing your mortgage as well. Feeling like you’ve done your homework and received the greatest deal possible is deeply satisfying. And, of course, it can save you buckets of cash.

A Great Deal For 2013

Okay, you’ve done your research and finally found that perfect home or condo. You’re feeling nervous. Is this the right home for me? Can I afford this? What if (fill in the blank with your basic insecurity here)? Dozens of questions fly through your mind incessantly making it all seem a bit overwhelming. Time to step back and chill. Yes, you are making a big decision and yes the fun is over for a while - it’s new time to negotiate the best deal you can for the property so get ready to rumble. The art of negotiation is extremely important in real estate.

So, remember one very important rule – the upside of your future return on the property you are about to buy will be largely determined by how you negotiate the deal NOW.

ASK for everything you want. If forced to concede on something than get something else in return, no matter how small. Use appraisals and information to build a reasoned “value” for the property – the price is just what the vendor WANTS, it does not mean it’s what the property is worth. Know how much time you need to negotiate and use it. The deal does not go anywhere without you. Time is a great ally in a real estate deal. Let it work for you. Walking away and coming back is just fine. There is always another property. Have clear in your mind absolute DEAL BREAKERS and stick to them. Find out everything you can about the seller and their current position. Negotiate fairly with reasoned terms to maintain creditable with parties.

Every transaction is unique and every deal has very different dynamics whether it’s a new home or a resale home. You have different buyer and seller motivations, business structures, sales processes and management styles – and you are largely on your own. So, remember one very important rule – the upside of your future return on the property you are about to buy will be largely determined by how you negotiate the deal NOW. Of course the vendor wants a full price cash deal. You on the other hand have lots of complications that form part of this transaction. There could be conditions on the deal you need, availability of financing and the amount, terms of financing, possession dates, inspections. Lots to consider. This is where your homework will pay off. A real estate deal is predicated on one of two things – motivation of the seller or motivation of the buyer. As a buyer understand there is always another piece of real estate and another seller. You must set your conditions in stone and stick to your guns, regardless of how hard that may be when you think you’ve found the perfect home and investment. Try to understand the vendor’s motivations. Is it a builder with too much inventory? How’s the market doing? Understand your leverage in the transaction and build leverage through “slow” pragmatic examination of the product. Remember, when you’re the buyer – there is no deal without your money, so the ball is always in your court.

Evaluate counter offers and listen for details to determine next steps. Try to meet with the seller often in the negotiations to establish commitment to both your best interests. Unlike the NHL negotiations, the optimal outcome for everyone is a WIN – WIN situation so try to be respectful of this timeless axiom. A lot of the above requires you get and evaluate many facts and details, organize a purchase plan that’s financially based (not emotional) and then stick to it. That can be hard and the worst feeling in the world will be walking away from a failed negotiation when you think you have found the perfect property, but trust me there’s no better feeling than getting a deal on your terms and profiting from it handsomely in the future. Wait for that deal. There is always another property and another seller to deal with. Now get out and negotiate that perfect deal in 2013.

Getting organized… One of my New Years resolutions is to be more organized. Solid organization skills helps to calm you and helps you to stay focused. Here are some ideas to utilize built-ins, furnishings, accessories to not only make your home beautiful, but functional as well. Happy New Year! #1: Closet Organizers: From custom to DIY kits there are plenty of choices out there at a price point to fit everyone’s pocket book. My number one pick in getting organized.

#2: Mud-Laundry Rooms: The market dictates what is hot and what is not, and today mudrooms and laundry rooms are critical on the “must have” list to design well. As one of the highest traffic areas in your home, pay attention to your design plan and make these rooms really function for your family.

Canadians increasingly

WILLING TO DIP INTO RSPS MORE CANADIANS ARE WILLING TO take money from their RSPs to pay off other expenses than in past years, according to a recent Scotiabank poll. However, the top reason cited for withdrawing the money from an RSP was to buy a first home (40 per cent).

That said, taking money out of RSPs has been on the rise, with one-third of RSP holders (36 per cent) reporting taking money out of their RSP this year, up from 23 per cent back in 2005.

In 2012, the average amount Canadians withdrew from their RSP was $24,531. In 2005, the average amount Canadians withdrew from their RSP was $10,716.

Fourteen per cent of Canadians took money out of their RSPs to cover day-to-day living expenses, and six per cent took money out to pay for a vacation.

Canadians aged 55+ (41 per cent) are more likely than 18-34 year olds (32 per cent) and 45-54 year olds (30 per cent) to have taken money out of their RSPs.

“Investing in a home and investing in retirement are both important parts of life and finding a way to balance both is key,” says Bev Moir, ScotiaMcLeod Wealth Advisor. “If Canadians are going to take money out of their RSP for a major purchase like a house, they need to have a plan in place to return that money as soon as they can so they don’t limit their options in the future.” Moir says a financial advisor can help you map out the best strategy to achieve your goals, particularly if you’re dipping into your RSP for day-to-day expenses.

But substantial savings can still be found by choosing certain mortgage features over others. » TERM LENGTH A term is a set length of time, typically ranging from one

to 10 years, in which a certain mortgage rate applies. At the term’s end, you’ll renew your mortgage for another term. The shorter the term, the lower the interest rate; however, by choosing a longer term, you’re insuring yourself against the possibility of rising rates in the future.

» FIXED RATES, VARIABLE RATES AND CAPPED RATES A fi xed interest

rate remains the same throughout the term, while a variable rate rises and falls along with prime rate. While the second option means accepting some unpredictability, it may yield greater savings than a fi xed rate. A capped rate is a type of variable rate that cannot exceed a set upper limit. If interest rates are low but you’re facing a longer closing date, you may choose to be locked into a capped rate, which will apply once your mortgage payments begin.

» FREQUENCY OF PAYMENTS Most lenders offer weekly, bi-weekly, semi-monthly or monthly payments. While, at first glance, the difference between bi-weekly (every other week) and semi-monthly (twice a month) payments may seem unimportant, it works out to two more payments per year. Ultimately, those extra installments could take a couple of years off the life of your mortgage.

Of course, there are many more mortgage features that your specialist can introduce to you. Trust me – by the end of the process, you’ll feel like a specialist yourself.

January is a good month to experiment with a new routine as you make do. If you’re used to buying coffee everyday, brew your own at home or work and save big-time.

f there’s any month when you’re most likely to wonder if all the bills will get paid it’s January. After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices and you’ll be looking for ways to trim back. Enter Make Do Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop from your closet. And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money! When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do! January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt. But what if you have family or friends whose birthday falls in January. You’ll have to buy something. No you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra busy workdays, or create a coupon for three nights of free babysitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money. After the buzz of the holidays you’ll no doubt be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You’ve got to get out. You can feel the walls closing in. Time to hit that great new restaurant that just opened up, or head out to the clubs. Wait a minute. This is Make Do Month. Call up a couple of friend and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once-a-month games or poker nights and rotate from one friend’s home to another. No one says you can’t have fun in Make Do Month. You just can’t spend gobs of money. Make Do Month is a conscious decision to stretch every dollar as far as it will go. Try it and see if just becoming conscious save you money. I’ll bet you’re pleasantly surprised.

CREA launches

NEW TOOL FOR HOMEBUYERS IN A RECENT NANOS RESEARCH survey for CREA, more than 63 per cent of Canadians indicated a “major need” for more information about the financial details of buying a home. That figure rose to 70 per cent for respondents between the ages of 18 and 29. Now, consumers have a new tool to help navigate the complexities and financial implications of purchasing a home. The Homebuyers’ Road Map was recently launched by the Canadian Real Estate Association (CREA) and the Financial Consumer Agency of Canada (FCAC) and is available on CREA’s website at crea.ca. “As Realtors, we appreciate that young Canadians and first-time homebuyers are craving more information about the financial details required to purchase a home,” says Gary Simonsen, CEO of CREA. “The purpose of the Homebuyers’ Road Map is to empower consumers with the knowledge, skills and confidence to make responsible financial decisions about one of the largest purchases they will ever make.” The Road Map is a guide designed to help Canadians better

understand the homebuying process as well as appreciate the importance of negotiating with lenders and researching government programs. “Buying a home involves a number of steps and many buyers need some help in understanding the various options available. before you sign your next mortgage renewal your mortgage, sharpening your focus and thinking about your future could help put thousands of dollars in your pocket. Too often, Canadians receive their renewal notice and sign on the dotted line without weighing their options. Don’t be swayed by the convenience. By doing your homework, you’ll likely be one step closer to being mortgage-free.

When it’s time to renew

Chances are your circumstances have changed from when you obtained your first mortgage. Whether it’s a change in your job or family situation, renewal time is a great opportunity to re-evaluate your needs and the mortgage that would work best for you. In most provinces when you renew your mortgage, you are simply starting the mortgage from scratch. The existing mortgage is closed and a new mortgage with new terms and rates is set up. Typically, the process starts when your lender sends you a mortgage renewal statement about 30 to 45 days before your current mortgage matures. At that point, you will have to make an important decision about your future mortgage. Will it be based on signing the renewal notice and returning it to your financial institution, or will you take the time to meet with your lender face-to-face? If you make the wrong choice it could be a costly mistake. Since most lenders want to keep your business, meeting with them could help you secure a reduced interest rate and a better term. The renewal letter from your lender may not give you the best rates available. In fact, these are often higher than the lender’s lowest rate. Negotiating a rate and other privileges can strengthen your financial position over a period of time. If your lender is not willing to do this, you are not obliged to renew your mortgage with them. Understanding Your Options 01 If you can afford it, pay down on the existing

mortgage before signing the new deal. It can save you a lot of interest over the life of the mortgage.

If you choose to refinance, Centum Pacific Mortgages says you must pay out the mortgage in full and arrange a new mortgage with the same or a new lender. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. hether you are moving during the winter season, or maybe a little further down the road, I recommend the following 15-point checklist to help you complete your move in a stress free way:

{01} Double-check all closets, drawers and shelves, in addition to the attic and garage to ensure they are empty. {02} Carry important documents, money and jewelry with you. {03} Pack toys, games or special items for the kids to keep them busy during the move. {04} Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off at your new home. {05} Don’t pack paint, bottles of bleach, gas cans or other

MOVING DAY CHECKLIST inflammables. It is against federal law for movers to transport flammable and combustible materials. {06} Use strong boxes and containers that can be secured tightly. Purchase special boxes for dishes, wardrobes and other special items. {07} Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from. {08} Avoid loading more than 50 pounds into one box. {09} Label each box and indicate the following: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first. {10} Cushion contents with packing materials such as bubble wrap, newspaper or tissue. Save room by using towels and blankets to wrap fragile items. {11} Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell. {12} Have rugs and draperies cleaned before moving and leave them in wrappings for the move. {13} Pack medicines in a plastic resealable zipper storage bag or leakproof container. {14} Check the weather forecast for your move day. If it’s going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice. {15} Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

Long before you visit your banker or start attending grand openings, model previews or open houses, experts say you should undertake a thorough self-education process that involves learning the basics of mortgages, reviewing your personal finances and researching your prospective home market. A credit rating is a measure of how dependable you are in repaying your debts. A good credit rating goes a long way in helping you obtain credit and determine the interest rate you will receive. For example, if you pay your bills on time or if you repay a loan, you will be in good standing with the credit bureau. So, when it’s time to borrow, a lending institution will know that you are credit-worthy. For more information on your credit history, contact TransUnion or Equifax Canada and get your credit report free of charge by mail. 3 Get pre-approved. By getting pre-approved, you will know how much home you can afford, which will allow you to shop with confidence within your price range and prove to sellers you are a serious buyer. Plus, obtaining a pre-approval is absolutely free.

4 Ask about extended amortization. The extended amortization feature is available on most mortgage products. The feature provides homebuyers the flexibility of lowering their mortgage payments by spreading them over a longer period of time, helping to ease budget and cash-flow issues. But keep in mind that by extending your amortization, you will increase the amount of interest that makes up your mortgage payment. Given this, it is important to choose a mortgage that allows you to increase your payments and make lump-sum payments when you can. How Much Does it Cost to Build an Energy Efficient Home?

T

his is a question I hear quite often. The answer might surprise you. I hear people say it can cost 10–20% more to build a green home—that’s $30,000–$60,000 on an average Edmonton home. What if I said that was a gross exaggeration? I’ll share with you five things that will improve your home’s performance substantially, for a fraction of the cost you’d expect. First is air sealing the home. Many new homes in Alberta aren’t built as tightly as they could be. The company I work for changed sealing techniques with our trade partners a number of years ago. By paying attention to this, we reduced outside air infiltration by over 40%. As the building envelope was improved, we had to ensure fresh air was still coming into the home. This was done with a Heat Recovery Ventilator (HRV). An HRV removes stale air from your home and exchanges it for fresh air from outside. While doing this, the heat from the outgoing air is transferred to the incoming air. Windows are the next improvement to make. A triple pane window with a low-e coating & argon fill is a great overall performing window. It provides superior R-value and still allows the free heat from the sun in winter. As a side benefit, you’ll hear less noise from outside with these windows as well. A high efficiency (over 90%) hot water appliance will improve your energy consumption dramatically. Most hot water tanks are only 60% efficient—changing to a high efficiency unit will reduce your hot water costs by 33%. I’m quite fond of many of the tankless units currently on the market. They take some getting used to, but have many benefits. Another technology that’s well worth installing is a Drain Water Heat Recovery (DWHR) unit. This unit removes the heat from your drained shower water and transfers it to the incoming fresh water before it reaches your water-heating device. This not only saves you money, it also improves your water heater’s performance.

The last thing to do is to get the home rated for energy performance. This is done by a Certified Energy Advisor (CEA). A CEA is certified by Natural Resources Canada to model and test a home for energy efficiency. This is third party verification of your home’s performance. After the CEA has completed their work, they supply you with an EnerGuide Label. This label is similar to the EnerGuide labels on your appliances and will give you an indication of your home’s overall performance. The rating goes from 0–100, with 100 being best. The average new home in Alberta is built to an Energuide 72–74. So now the real question: how much does this cost? Depending on the builder and their economies of scale, expect to add $5,000–$5,500 to the sale price. Once you take your mortgage into account, the dollars really start to make financial sense. Borrowing $5,000 on a 25-year mortgage at today’s rate costs $290/ year—and you’ll save more than that on utilities each year. That means you’re not just getting greener, you’re getting a return on investment. Now for the bonus: if you use mortgage insurance through CMHC or Genworth, there is a 10% rebate on those fees if your home meets their energy requirements. These requirements are changing so see their websites for further information. When it comes to energy efficiency, some well-placed dollars can go a long way.

Penne with Italian Sausage, Peppers AND Basil ingredients

Serves 6-8

› 2 lb Penne rigate or ziti › 2 lb hot Italian sausage › 3 tbsp olive oil › 3 sweet red bell peppers, cleaned and thinly sliced › 1 cup finely chopped yellow onions › 1 cup red wine › 1 cup of water › 4 cups homemade or good quality tomato sauce

› 6 garlic cloves, peeled and finely chopped › 1 tsp fennel seeds, crushed › 1 tbsp dried oregano › 1/2 tsp red chiles, crushed salt and pepper › 1 cup fresh basil leaves › 1 cup freshly grated Pecorino or Ricotta › thyme sprigs or lemon zest for garnish, optional

Directions Pierce the sausages all over with the tines of a fork and place in a large pot with 1/2-inch of water and simmer over medium heat, for about 20 minutes. Eventually the water will run dry and the sausages will begin to fry in their own fat. Turn them occasionally and cook for another 10 minutes, or until they’re well browned. Remove them from the pot and drain on paper towel. Pour the fat out of the pot, then set over low heat. Add the olive oil and onions and cook, covered, for 25 minutes. Add the peppers and raise the heat to medium, and cook uncovered for five more minutes, stirring often.

a robust variation of the classic Italian Penne all’arrabbiata, a spicy Roman sauce of garlic, tomatoes, basil and red chiles cooked in olive oil. Penne Arrabbiata literally translates as “angry pasta” due to the abundance of chile peppers, but I also like to add chopped onions, hot Italian sausages, peppers and crushed fennel seeds which makes the sauce even angrier. Traditionally, penne rigate is used for this dish, which are small, ridged tubes of pasta cut diagonally at the ends, but ziti works just as well. Quick and easy to make, this full flavoured Penne Arrabbiata with Italian Sausage, Peppers and Basil is delicious with a traditional grating of pecorino, but is also quite fabulous with fresh ricotta and a little lemon zest.

Add the wine, tomato sauce, water, oregano and season with salt, pepper and red chiles to taste. Bring to a boil, reduce the heat and simmer, partially covered for 30 minutes. Meanwhile, slice the sausages into 1/2-inch thick rounds. Once the sauce has simmered 30 minutes, add the sausages and fennel seeds and simmer, uncovered for another 20 minutes. While the sauce is cooking, bring water to boil in a large pot. Add salt and add the penne rigate or ziti, and cook until tender but firm. Drain and set aside. Add the basil and chopped garlic to the sauce and simmer another five minutes. Serve immediately over the hot pasta and garnish with fresh grated pecorino or ricotta, and garnish with sprigs of thyme.

TREND FORECAST FOR 2013

A

new year is upon us and, as the saying goes, “the only constant in life is change.” Nowhere is that statement truer than in the world of design. Every year we are exposed to new and exciting design trends and movements in the industry. Often, the word ‘trend’ can be associated with a negative connotation, suggesting a style that will inevitably pass just as fast as the current season. However, I believe that if properly executed, a ‘trend’ can become a classic staple rather than a temporary essential.

Colour is usually the first trend everyone is curious about. What’s the big colour to hit the design world? In my opinion, there have been a few. First is yellow – a creamy bright hue that will dominate with its vibrancy. Yellow can be combined easily with neutrals to create the perfect colour palette. Pair it with white and grey for a modern look, or accent it with navy for a fresh design approach. Yes, you read that correctly, navy as a neutral. This is a design trend which deserves some serious note taking. Forget brown and beige, blue is the new chief in town. It’s much more subtle than black although the intensity of navy has the same dramatic effect. There is such a large spectrum of blue hues, from royal to electric and midnight to cobalt, you’re guaranteed to be drawn to at least one.

Yellow can be combined easily with neutrals to create the perfect colour palette. Pair it with white and grey for a modern look, or accent it with navy for a fresh design approach.

Feeling Lately, a huge movement we’ve been seeing in interior design has nothing to do with colour, pattern or even style but rather a mood trend. Our clients have been requesting a comfortable environment where they feel at ease in lieu of the typical designer showhome. We’ve been hearing more and more that our clients are looking for fabrics they can use, instead of just look at. It’s an attempt to have their homes decorated to look as if they’ve decorated them themselves. This is actually one of my favourite trends because it allows the homeowner to create a personal reflection in their most sacred environment. This trend is all about using understated pieces to form a collection of new and old, reclaimed and store-bought.

Finishes Another area we are seeing the trend of “mixing and non-matching” is with metals. Do you love brushed nickel? Are you intrigued by bronze? Does stainless steel still excite you? Well, you don’t have to choose one. While this may be music to a designer’s ears, it can also be a pretty scary statement for the amateur decorator. It’s how you incorporate the metals and the harmony among your choices that will result in the perfect metal combination. For instance, if you are working on a kitchen design, you can use a faucet that stands out while keeping your cabinet hardware consistent throughout the kitchen.

Man Cave First and for most, the man cave is not a new concept however, it is evolving and becoming much more mainstream. We are seeing more men who like to get involved in everything from the fabric selections, furniture pieces, artwork – even down to the rugs. This puts into perspective that the man cave is no longer a dark and gloomy space either in the garage or the basement. These “caves” were typically poorly lit, dressed with rundown furniture and kept bare floored yet featured the large TV screen as their focal point. Rather, these trendy spaces are just as tailored and customized as the main floor living room, although the large TV screen is still the dominant feature.

If you are working on a kitchen design, you can use a faucet that stands out while keeping your cabinet hardware consistent throughout the kitchen Trends don’t have to all be used, especially not together. You should incorporate what works for you and your lifestyle. They are a gateway to start getting excited about change and making better style decisions. These current styles emerge from the notion of people enjoying their homes and creating living spaces that suit them personally. Let’s make 2013 the best design year yet!

What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
