A Rental Market Report from CMHC in late 2012 provides interesting insight into what may occur in the new home market in 2013. Why this report matters is because rental dynamics are the basis of a real estate market. When those numbers move, either way, it’s usually a harbinger of activity in the resale and new home markets. Edmonton’s rental numbers definitely made a move in 2012.

From October 2011 to October 2012 the rate dropped across the Edmonton Census Metropolitan area to 1.7% from 3.3%. What’s most significant about this new rate is it’s the lowest we’ve seen in these parts since values of 1.1% and 1.5% in 2006 and 2007.

The most dramatic change was in the apartment vacancy rate across the city. From October 2011 to October 2012 the rate dropped across the Edmonton Census Metropolitan area to 1.7% from 3.3%. What’s most significant about this new rate is it’s the lowest we’ve seen in these parts since values of 1.1% and 1.5% in 2006 and 2007. Of course, this should not surprise anyone given our city’s a migration mecca for job seekers from BC, Ontario, Quebec and the maritimes yet again. And, these people overwhelmingly become renters while they settle and get established in their new locale. So with 20,000 new people arriving in Edmonton last year, making it Canada’s second biggest migration market, it may be a bit more surprising the number wasn’t even lower.

Oh wait a minute, it could be.

Upon closer examination that 1.7% figure is probably far too generous. In fact the city’s most popular sectors have vacancy rates of between .7% and .8%.

Of 19 regional sectors, 17 saw vacancy rates decline with 6 of them at 1% or below. That is basically “no vacancy” in these highly sought after sectors including most of south Edmonton, some west Edmonton locations and St. Albert and Leduc.

Compounding the issue of extremely low vacancies are the quality of accommodations. Suites above $1,200 per month (let’s assume that is the highest quality rentals) are below 1% while the only price category growing in availability is below $600 per month. So, it would be fair today to assume that anyone wanting a good place to live in 2013 is going to have a tough time renting and therefore the impetus will be to try and purchase.

What Is The Rental Market Telling Us About Buying?

The tightening that occurred in 2012 will be further exacerbated by a projected 18,000 new migrants coming to town in 2013 and the fact that at the end of 2012 the universe of rental properties dropped 353 units to 57,588 due to conversions and demolitions.

While new purpose built rental properties are appearing again for the first time in almost a decade, these developments have just started and will not impact the market until late 2014. So, for now we appear to have a demand and supply problem.

Of course, anyone out there renting knows that rents are on the rise and selection is extremely limited.

These increasing rents will force more renters to consider purchasing as today’s resale and entry level new home prices offer opportunities to purchase without significantly increasing monthly cash flows.

But wait! Remember that little policy change last July by the Fed’s to force larger down payments? That’s making it harder for renters to move up to ownership and will ensure continued rental for a longer period for many, and so rents will continue to rise.

This confluence of rental dynamics will inevitably force those who can to seek out ownership as fast as they can. This will begin to raise housing prices in both the resale and new home sectors. So, if you’re thinking 2013 might be the year to make a move, I think you can see that little voice in your head saying buy your home today is absolutely correct. Today’s great interest rates and relatively good prices in the new home market for condos, duplexes and townhomes offer tremendous entry level access for renters, and will provide great dynamics for existing owners to realize more equity from their resale properties and move up to the new home of their dreams.

Organizing is not about how it looks; it’s about how it works. Visual, creative types need to have things out where they can see them, because out-of-sight is out-of-mind for them. The flipside of this is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. ometimes a poor way of relating can really muck up the money. Whether you’re planning a walk down the aisle or you’ve already been hitched for eons, there are some common mistakes couples make that can throw a wrench into their moneyworks.

1 Keeping secrets I’m truly amazed

at the number of people who hide stuff from their partners. They go shopping, bring home a bag of stuff,

and rip off the tags – because, of course, their partners are morons and won’t recognize a new outfit when they see it. One woman shoved her new purchases in the laundry hamper first thing. Another kept her new purchases in the trunk of her car until she could slide ‘em into the house. Many people lie about what they’ve paid for an item because if it’s a good enough deal they can slip it past their buddy. And then there are all the folks who hook up only to find their partner is a financial disaster.

If you can’t be open about what you’re buying, that should tell you something. If you think your partner is going to object to your spending, hey, listen up! And if you’re planning to mate and you haven’t sat down to talk about your money, you’re a fool, plain and simple.

2 Not having a budget It isn’t going to come as a surprise to you that I think every couple should have a budget. Whenever you combine two lives, two ways of looking at things, two spending profiles into one, you need to have a plan to ensure both bodies are on the same page about where the money should be going.

Having come up with a budget you both agree to, it’s easy to decide what to buy and when. You simply ask each other, “Where does this fit in the budget?”

If it doesn’t then you work together to make room, cutting a little of her golfing and his beer with the boys to come up with the cash to make the purchase.

Working together – with a plan – beats the bejezus out of flying solo blind and bumping into each other.

A budget can be a relationship-saver when one of you is a spender and the other is a saver, since by having a plan you can address both your needs. It’s particularly important when you are both spenders heading to the brink of bankruptcy. Knowing where you stand financially means you can make informed decision about your spending without a huge debt hangover.

3 Putting one person in Charge It’s not unusual for one person to assume the nitty-gritty of daily finances. It often falls to one partner to pay the bills, check the insurance coverage, decide on how to invest the retirement savings, figure out how much to put away for education savings, negotiate with lenders, pay the taxes… the list is virtually endless. Often it’s because one partner is more inclined toward these tasks. The problem is that when one person is excluded, or totally abdicates responsibility, it means the other can mess things up with no monitoring or grow resentful at always having to do the detail. It’s important for each partner to not only to feel involved in the big financial decisions but also understand the day-to-day details.

Taking turns managing the chequebook, and having regular conversations so that both of you are clear about what’s going on, means you’re both in the know and working to the same ends. It also means that one person doesn’t have to deal with the mess, while the other merrily laughs off the stress and frustration with, “You’re managing the money, so this is your problem to deal with.” continued on page 46…

4 Denying the Debt Regardless of who has the debt, the

impact on the family unit will be significant. If you can’t be debt-free when you get hooked up, the very least you should have is a plan for how you’ll get that debt paid off.

Never sign for each other’s debt. When you do, you assume responsibilities that may choke you to death. If your buddy needs help paying off the debt, you can do that without putting your name on the paperwork.

“But he won’t be able to get a car if I don’t help him,” I’ve heard. Then he shouldn’t have a car. “But she’ll pay an outrageous amount of interest.” Then she shouldn’t take the loan. “We’re partners in everything.” Maybe that’s how you feel now, but how will you feel when (s)he doesn’t pull her/his weight on the debt repayment, and you’re on the hook for his or her past self-indulgence?

As for blowing your brains out on a big wedding when you’re walking around with a ton of debt, give your heads a shake! Wedding mania and exotic honeymoons are wonderful, providing you have the money to pay for it.

5 Sweating the small stuff If you’re going to spend your relationship getting your britches in a knot over every little thing, you’re going to be miserable. You have to figure out which battles are worth fighting, and when negotiation makes more sense.

If the small stuff adds up to big problems it’s usually because you don’t have a budget and aren’t on the same page when it comes to your priorities. It’s not unusual for couples to spend $30 a month here, $25 a month there, $60 on this, $97 a month on that, and when it’s all added up, it’s a whopping amount of money. If you’re tracking your expenses, it’s easy to decide what has to go and when to stop shopping.

Of My Own issue is to allot each partner a weekly or monthly “allowance” that can be used for any that body desires. Since the allowance is part of the budget, the plan stays in place while the individuals have some personal freedom when it comes to how they’ll spend their personal money.

Once you have a slush fund you can each spend as you wish without questions or recriminations, you can then agree that on purchases above a certain amount you’ll consult with each other before buying.

6 Failing to plan for emergencies While no one likes to think about bad things happening, the fact is that bad things do happen to good people. If you don’t have a stash of cash at the ready to deal with whatever life throws at you, you won’t have the means to cope.

One of the big upsides of joining up is that you’re able to act as a safety net for each other through life’s storms. But that doesn’t happen magically. And often couples over-estimate their partner’s ability to take over the entire financial burden should one partner lose a job, someone become ill, or suffer some other disaster. It takes a plan. And part of that plan includes creating a pretty hefty emergency fund. Another part includes reducing your risks in whatever ways possible.

Every couple should have enough money available to cover six months’ worth of living expenses. And each partner should make it a priority to get adequate insurance coverage.

Communication and negotiation are the keys to dealing with money issues. Of course you also need some practical money-management skills to actually pull the whole thing off.

urability is probably the most overlooked trait of a home.

Products that last a long time minimize waste in our landfills and save you money. If you are more concerned about getting the most square footage for your dollar today, you are likely costing yourself a lot more money in the long run. I see quite a few builders offering homes in this category. I can’t blame the builder totally—if people didn’t buy the product, builders wouldn’t produce it. All I can do is show you why this isn’t necessarily the best way to buy a home.

Consider the following scenario: You are looking for a home in the 2000 square foot range. You have been to many showhomes and have seen a few nice layouts that would work for your family.

Most of the homes have durable features: hardwood/tile floors, heavier baseboards and trims, good quality kitchen cabinets and appliances, durable exterior finishes, and (of course) some energy saving items. Then you see another home. This home is 2200 square feet! The builder has finished the home with a lower quality package than the others but it’s still acceptable: carpet/ linoleum floors, small/thin baseboards and trims, lower quality cabinets and appliances, exteriors meeting minimum code standards, and no energy saving items to speak of. This home is the same price as the others, maybe even a bit less! Sounds like a deal doesn’t it? Let’s look a bit deeper.

Fast forward seven years—this is the average time a family spends in a home. The first group of homes still show well. Your hardwood may have a few character marks, but is still in good shape. Your baseboard and trims have survived the rigor of a busy family life very well. Appliances are out of warranty but have worked without fail and have many years of service ahead of them. Kitchen cabinets and components are still in good shape. The exterior looks as good as the day you moved in and the energy saving items are still saving you money. The larger home may not have fared so well. At seven years, carpet is looking a little worn in the high traffic areas and the linoleum has a few cuts and marks. The trims may need some replacing from the day-to-day family activities. Your appliances are occasionally needing repair. The hinges on your cabinet doors are sitting lop-

sided and your drawers don’t slide as well as they used to. The exterior still looks presentable, but could use a little touching up, and you don’t have any energy saving features to speak of.

At this point, if you want to sell your home, you have two options: renovate before you sell or sell as is. If you renovate, you will spend more money than you can hope recover in the sale price. If you sell as is, the buyer will look at what needs to be done, figure out the cost, add a percentage to it “just in case”, and make you an offer based on that.

Either way you will not receive the best return on your investment.

The energy saving items are of importance only because of legislation being implemented across the country. This requires sellers to have their home Energy Rated to show what the operational cost of a home is compared to another. This exists in Ontario and Atlantic Canada and is on the books right here in Edmonton (see Edmonton’s Green Building Plan).

You’ve heard many times that your home is the largest investment you will make. Buying quality and durability is almost always a better long term strategy than buying quantity.

Study says

“CANADA GROWING TALLER” CANADA IS IN THE MIDST OF a tall building boom.

According to a new research study by the Council on Tall Buildings and Urban Habitat (ctbuh.org), 26 buildings taller than 150 metres have been built in Canada since 2005.

Canada added four buildings taller than 200 metres in 2012, the most Canada has ever completed in a single year. By contrast, the U.S. completed two building taller than 200 metres in 2012.

The study pointed out that the epicentre of Canadian tall building development is Toronto, where 15 buildings taller than 150 metres are under construction — more than any other city in the western hemisphere. Toronto is projected to have 44 buildings taller than 150 metres by 2015, up from 13 in 2005.

But Toronto is not alone. Other large cities are also on the rise, and by the end of 2015 the number of buildings in Canada taller than 150 metres is expected to increase to 74, up from 26 in 1995.

“Canada is reshaping its urban centers and tall buildings are playing a large role,” says Dr. Antony Wood, Executive Director of the CTBUH. “Canada is at the forefront of discussions about density, transportation and urban sustainability.”

Development in Canada also reflects a global shift in the fundamental role of tall buildings around the world. In 2001, 26 of the 27 buildings taller than 150 metres in Canada were office or hotel buildings; today 15 of the 17 buildings in this category currently under construction are entirely or partially residential. And all five of the towers taller than 200 metres under construction in Toronto are residential.

A similar shift can be found in cities around the world. In 1990, 89 of the 100 tallest buildings were offices; in 2012 only 41 of the 100 were offices and 53 had a residential component.

Two Canadian buildings have won the CTBUH Best Tall Building Award for the Americas in recent years: Absolute Towers in Mississauga (2012) and Manitoba Hydro Place in Winnipeg (2009).

have greatly evolved, adapting to the changing needs of society. Amenities that were once a luxury are now considered basics. Hardwood and laminate floors, stainless steel appliances, the fitness centre, the spa, the pool, and the concierge desk are now standard features in today’s condominium complexes. Other features such as business centres, which were all the rage a few years back, have been replaced with a conference room or board room; and large pools are being replaced by smaller ones with currents to swim against, or spa-like areas with hot tubs and saunas.

Tips for buying a

second property at a lake-front recreation property? Or maybe you’ve always wanted to own a condo for investment purposes?

Whatever your reason for wanting to purchase a second property, knowing your financing options before you buy is crucial to avoid surprises down the road.

“Financing the purchase of a second property can be complicated at first glance,” says Farhaneh Haque, regional sales manager, Mobile Mortgage Specialists with TD Canada Trust. “A team of experts such as your mortgage lender, real estate agent or builder, and insurer can take you through the process and help you decide what you can afford.” Here are three things to consider: Are you dreaming of summers

You may be able to use the equity in your home as a down payment for your second property. Using the equity you’ve built in your existing property is one way to contribute to the minimum 25-per-cent down payment required for investment and cottage properties.

If you need financing, you’ll need to set up a new mortgage for your second property. As well, you must have sufficient income to carry all debts, including your primary residence.

For most investment and vacation properties, financing can be provided using a standard mortgage. All of the different options and terms available when financing your primary residence are also available on your second property.

Insurance policies for vacation homes are “named perils” versus “comprehensive” policies. “Named perils” means you have protection for specific risks named in the policy. Other risks like water damage or vandalism can be more difficult or expensive to obtain coverage for because there isn’t someone living there year round, which increases the security risk. “Location is about far more than resale value,” says Eleanor Hughes of Canada Mortgage and Housing Corp. (CMHC). “Location is intrinsically linked to everything from the size of the suite and its features, to the local amenities.

You must figure out what you

need and want [in order] to accurately identify the location that is right for you and your family as you grow and change.”

The size of your home, features and amenities affect the price, but location has the most-profound impact, points out B.C.-based Realtor and past president of the Canadian Real Estate Association (CREA), Georges Pahud. “The land is the most significant cost component and the value attached to that piece of land is most affected by its location.”

The current and expected size of your family will help determine the size and layout of the common spaces and the number of bedrooms required. Do you have children, or are you planning to? Do friends and family frequently visit from out of town? Do you need a room dedicated to a home office, gym or home theatre?

Most families want at least one full bath plus a powder room to expedite their morning and nighttime routines. In some cases, the toilet/sink and shower/tub areas are partitioned to facilitate simultaneous use by family members.

Size

Amenities Whatever your age and stage in life, the distance you travel to work, shop and socialize is a key consideration. If you have children, the proximity to daycare and schools is vital. Do you want to walk, take public transit or drive? What is your maximum roundtrip commute? Living outside of the city may yield more space, but is the longer transit time worth it? Added costs to consider include public transit fares and, if you already own a vehicle, insurance, fuel, maintenance, repair, parking and the additional mileage and wear and tear as a result of the longer commute.

Will a significant change in location mean that you and your family will need to make new friends? What about shopping and socializing at the mall, playing soccer, hearing great music or going to the park?

Features Is a gourmet kitchen with high-end appliances important to you? Do you want a fireplace? Floor-to-ceiling windows? Hardwood floors? A workshop, hobby room, herb garden?

Does the condo offer security features?

Will you be comfortable walking to the bus stop, or going for a run before dawn breaks or after the sun sets?

Your list of wants and needs will determine your location, but your financial situation also plays a role.

CMHC suggests that your monthly housing costs (mortgage and interest payments, utilities, property tax, insurance, condo fees, etc.) not exceed 32 per cent of your household’s gross income. Your entire monthly debt load (car loans, lines of credit, etc.) shouldn’t exceed 40 per cent of the family’s gross monthly income.

“Pre-qualify for a mortgage to precisely determine your housing budget,” Pahud says. “There are infinite options and trade-offs. Sacrificing the high-end finishes may get you the extra square footage. Give up a little

Once you have a budget, you’ll know whether you can comfortably afford to fulfill your wish list. In real estate, as in life, you don’t always get what you want and chances are, many (if not most) homebuyers will have to compromise around features, amenities and locations.

Central locations typically offer less space but proximity to amenities, while suburban areas may present similar amenities although at some distance.

“A select few can afford a small downtown loft or condo as well as the suburban or rural home, but most of us have to set priorities and make choices,” says Pahud. “If the amenities and lifestyle offered by a certain location are critical, compromise on size and esthetics.”

KID-FRIENDLY Moving is a family process so share the excitement and responsibilities with every member of the family. Give everyone an age-appropriate responsibility. Kids will enjoy decorating their moving boxes. And when you are in your new home, it will be easier for them to find their stuff.

Throughout the move, stay as upbeat and calm as possible. Give your children a chance to express their feelings and try to be honest about your own feelings. Most children will feel some anger, sadness or may worry about the move. Reassure them they aren’t alone and that it’s okay to have these feelings.

oving can be stressful for children; the change can be overwhelming.

However, there are ways to make it easier on them.

It’s important to inform your kids about the family’s plans to move as soon as you can. The more time they have to prepare, the easier it will be for them, say child psychologists who suggest that children should participate in the decision-making. If kids feel included and take ownership of their new-home decision, the transition will go much easier.

Make sure children say goodbye to the important people in their lives. Help them prepare a list of phone numbers, emails and addresses.

Involve your kids in the packing process and start packing items you will not need ahead of time. Sentimental items your children treasure such as special blankets or beloved stuffed animals should be kept in a separate bag or box; that way they can keep them close have them nearby on moving day.

Plan a date to tour your new neighbourhood with your family. If it’s not a long distance, why not ride your bikes and scope out your children’s favourite activities and even fast food locations, new neighbourhood tennis courts, soccer clubs and baseball associations.

Check with the local school PTA to determine if there is a welcome wagon program, arrange a tour of their new school and meet the teachers ahead of moving day.

Make sure children say goodbye to the important people in their lives’ help them prepare a list of phone numbers, emails and addresses. Prepare cards that have their name and new address on them to hand out to friends. If you are moving within the same city, try to schedule a few play dates with their friends before your move day.

Give your kids an inexpensive digital camera to take as many pictures as possible of their friends prior to moving day. This way, they’ll have a reason to stay in touch as they share the photos.

Keep them involved with the sports teams they were associated with until the end of the season, so they can maintain their friendships while they make friends in their new neighbourhood.

Child psychology experts agree that if kids know they can stay in touch with friends and loved ones, it will make the move less traumatic.

Canadian home sales

MOSTLY UNCHANGED IN DECEMBER NATIONAL HOME SALES ACTIVITY WAS LITTLE CHANGED on a month-overmonth basis in December 2012, according to the Canadian Real Estate Association (CREA).

CREA reported that the number of home sales processed through the MLS systems in Canada edged down 0.5 per cent on a month-over-month basis in December 2012. While sales activity was little changed nationally, it picked up in just over half of all local markets in December.

“National sales activity continues to hold fairly steady at lower levels since mortgage rules were changed earlier in 2012, but there are still some real differences in trends between and within local housing markets,” says Wayne Moen, president of CREA. Actual (not seasonally adjusted) activity came in 17.4 per cent below December 2011 levels. Four of every five local markets posted a year-overyear declines in sales activity in December. Calgary remained a notable exception; activity there rose seven per cent year-over-year.

CREA says sales were handicapped by December 2012’s five full weekends, since far fewer transactions take place on weekends. “Similar to what we saw in September, December sales had fewer business days compared to the same month last year and most other years,” says Gregory Klump, CREA Chief Economist. “It factored into December’s year-overyear decline in sales activity.”

A total of 453,372 homes traded hands over Canadian MLS systems in 2012. This was down 1.1 per cent from annual activity in 2011, and 1.4 per cent below the 10-year average (2002 through 2011).

This marks the fifth straight year that annual home sales activity has held to within short reach of 450,000 units. “Successive rounds of tightening mortgage regulations have kept the housing market in check during what has become an extended low interest rate environment,” says Klump.

With sales and new listings moving lower, the national sales-tonew listings ratio was little changed at 50.8 per cent in December compared to 50.4 per cent in November.

While Greater Toronto posted the largest decline, new listings were down in half of all local markets in December, including Greater Vancouver, the Fraser Valley and Vancouver Island.

How to avoid hitting your

Personal Debt Ceiling

Putting the proverbial “financial house” in order is a top priority for administrations, but it should also be top of mind for consumers, says BMO Bank of Montreal.

According to the Household Debt Report recently released by BMO, 25 per cent of Canadians are debt-free, yet 41 per cent say that they have taken on more debt in the past five years as a result of increased spending.

“While debt is a part of life for the majority of Canadians, it doesn’t have to be a permanent fixture,” says Nancy Marescotti, Director, BMO Bank of Montreal. “Establishing a household budget that includes a debt repayment plan and accounts for other priorities and financial goals such as savings is essential.”

BMO offers the following five tips to avoid hitting your personal debt ceiling: 1 Don’t overspend Spend less than you make. Entrepreneurs, freelancers and more big corporation employees are skipping the

commute and working from home.

Even if you can’t do everything at home, chances are you take work home with you from time to time to catch up or get ahead. Being as productive as possible at home means having a dedicated workspace – no matter the size of your place.

Location, Location, Location

If you don’t have a separate room devoted as an office, then your first step will be deciding where it should be located. You may want to draw out your floorplan on paper and try it in different locations until it feels right.

Consider nook/alcove areas, corners, and areas in front of windows.

The Work Surface

Having some sort of furniture piece to act as a ‘desk’ is the key component to a home office (and no, it can’t be the coffee table in front of the television). It has to be a single item with a surface, whether large or small, that has only one purpose: to serve as a workstation so that your mind knows to focus on work when you’re sitting at it.

If you use the same surface you use for other activities (such as eating) your mind will tend to wander off and want to take part in those other things it’s known to do there. use something non-traditional depending on your creativity and the amount of space you have. For example, a console, bar cart or floating shelf could all work well for this application.

Keeping Organized

Maintaining a clutter-free area while working is very important because clutter equals distraction. Utilitarian boxes, glass vases, pegboards and vertical shelving can all be good storage solutions for items like your pens and paper.

Let There Be Light

Cut down on eyestrain and headaches by making sure there is ample lighting in your work area. Position your computer monitor so there’s no glare from a window or overhead light, and invest in a good task lamp for your desk. My favourite desk lamps are: No.118 Boi Desk Lamp by David

Take a Seat

Choosing the right chair has a lot to do with how often you will be sitting in it. Goan-Style Shrimp Curry ingredients

Serves 4

For the marinade

› 1/2 tsp kosher salt › 1/4 tsp ground black peppercorns › 1/4 tsp cayenne › 2 tbsp lemon juice, from about 1/2 lemon › 1 lb large or extralarge shrimp, peeled and deveined

seafood recipes, I was delighted when I came across this wonderfully aromatic Goan-Style Prawn Curry by Suvir Saran. Best known for it’s beautiful beaches, rustling palm trees and tropical climate, Goa is equally well known for it’s rich culinary history. A long era of Portuguese rule, combined with that of the Muslim and Hindu kingdoms, has left a permanent influence on the original style of Goan cooking, so that what we see today is an exotic and vibrant cuisine, abounding with intense flavours and robust spices. With over a hundred kilometres of coastline, it’s no surprise that Goan cuisine is famous for its seafood: fish, prawns, mussels, oysters, crabs and lobster dishes are the speciality of the region, characteristically infused with coconut milk, tamarind, chilis and fragrant hand ground masalas, used to flavour most traditional Goan dishes. Served with rice, Suvir’s Goan-Style Prawn Curry recipe is rich and aromatic with complex flavour and a little bit of heat, making this a delicious meal for a warm summer night, or when you need some warming up during a cool spring evening. In a deep sauté pan, heat the oil over medium-high heat.

Add the curry leaves and chiles and heat until the curry leaves start to sizzle, about one to two minutes. Add the ground black peppercorns and cook for another minute.

Stir in the ginger, onion, and salt and stirring often, cook until the onion is browned, about eight minutes. Sprinkle with water if the onion and ginger begin to stick to the bottom of the pot.

Add the garlic, coriander, and turmeric and cook until the garlic is fragrant, about one minute. Reduce heat to medium-low and add the tomatoes. Cook, stirring and scraping the browned bits up from the sides and bottom of the pot, for one minute. Increase heat to medium-high and simmer for five minutes, stirring often. Stir in the curry powder and cook for one minute. Add the coconut milk and 1/2 cup of water, and bring to a boil. Add the shrimp and any accumulated juices, and simmer until the shrimp are curled and opaque, about two minutes. Stir in the cilantro.

If desired, serve with rice or naan bread.

8. ENERGY AUDIT. Reduce your energy bills and greenhouse gas (GHG) emissions by improving your home’s insulation, and inspect your gas fireplace to ensure it is clean and working properly. You can save 30% on your energy bills just by improving your insulation. Check your local area for inspectors that offer energy audits in your area, or call the City of Edmonton at 311 to see if they are offering any rebate programs.

Resolve to make your living space more enjoyable and to better reflect your style.
