Is there a positive to buying a new condo in our current economic climate? You bet there is.

When you buy new, your investment is backed by a strong warranty program. It protects your deposit and offers protection against defects in work and materials, unauthorized substitutions and delayed closings or occupancies after the condo is constructed.

What are the other positives of buying a new condo? New housing prices are extremely competitive at this time and interest rates are low. If you think posted rates look good, ask your bank or mortgage broker if they can do better. While no one can guarantee

what their home will be worth in the next 10 or 20 years, ask a recent buyer what the value of their home is now.

Chances are you will see them smile.

Communities close to amenities such as shopping and transit are especially appealing, but your builder may not know or tell you about the plans for your prospective new neighbourhood, so do your homework.

The media often stresses the negative side of the story. It’s time to make solid investment decisions, and look beyond the doom and gloom.

By understanding these basic mortgage concepts, you’ll be better able to tailor your mortgage to your specific needs: › Principal The amount of money you need to borrow, usually the difference between the selling price of the property and your down payment. › I nterest The amount you will pay for borrowing money. ›M ortgage payment A regular installment, usually made up of principal and interest, with which you repay the mortgage over its term to maturity. › Amortization period The actual number of years it will lake to repay the entire mortgage. › Term The length of time that a specific mortgage agreement covers, generally between six months and 10 years (although 25-year terms are also available).

So you’ve made the decision to buy a home.

Statistically you’re one of about 9% of greater Edmonton households that will purchase a new or resale home this year. It’s a big move regardless of what you buy so here’s a few things to think about.

NEW VS. RESALE Let me state clearly that I work with clients in the new home industry, but I will try to keep my bias in check. Because I have purchased both types of homes (a few times) I think I can remain objective.

In general, resale home prices range from 15% to 20% less than new homes of similar size and style. However, that’s not always true in today’s market conditions.

Price is generally the reason people start searching in the resale market. And, at first that appears logical. A large amount of new lot supply and an increase in new “value priced” condos has kept a lid on prices and made it possible to buy a “new” home for as little as 5% above resale prices – certainly in the entry level segment. Virtually a dead heat when it comes to price. A key consideration is that you must pay GST on a new home while you do not pay it on a resale. However, the rate of GST is subsidized modestly for homes under $450,000 so the impact is lessened somewhat.

You should also consider the hidden costs of buying used. First – you will have to fix all those items (no matter how small) that impact a resale homes safety and performance. Leaking faucets, running toilets, drafty windows and doors, inefficient furnaces, hot water tanks in need of repair or worse, creaking garage doors, worn out appliances, and a litany of other “can’t see until you move in” kind of things.

scratched or damaged hardwood, chipped or discoloured paint, broken railings, casings and light fixtures, and of course out of date counter tops, cabinets, etc. These items collectively can add from $25,000 to $40,000 to the cost of a used home almost immediately. All of a sudden that great price disappears faster than those big savings you thought you had.

And, In The Future At the end of all this inconvenience and expenditure you are still essentially living in an older inefficient home. The technology integrated into today’s homes, particularly regarding energy and water efficiency, can save you about $700 PER YEAR over an average sized used home. And, that’s at today’s resource prices! Since 2000, oil prices have risen over 400%, utility rates have gone up 115% and it’s reasonable to assume this trend will continue in the future. So, purchasing a new home built to the highest sustainable standard is not only “smart” for your family and the planet, but is essential for the health of your budget.

Many Alberta builders have embraced sustainable building practices that could save you thousands of dollars over the life of your home. So, the battle rages. New or used. It really depends on the product you find and the price you can negotiate. Just remember to think through all the costs associated with the sale and compare them prudently. Only then can you make the perfect home purchase for your budget.

hen it comes to moving households, handling large, bulky items is a challenge, especially if you decide to do it yourself.

Here are a few tips that can help ›› POOL TABLE A pool table must be disassembled before moving it.

Depending on the age of the table, you may or may not have the original documentation on how it was put together and how to take it apart. Usually, the side rails and pockets come off, and the felt must be carefully removed.

Depending on the size of the table, it will be composed of up to three large, heavy pieces of slate that comprise the playing surface. These slate surface pieces are often held into place on the frame with screws covered with bees wax. You have to know to look for these; otherwise you can do damage. Each section of slate has to be wrapped in moving blankets. At Two Men and a Truck - Canada, we also stretch wrap them so we can get a better grip. The slate pieces should not be laid flat in the truck, as being jostled during the trip will create stress points that could cause cracks. The slate pieces should be secured vertically at the sides of the trick

When it’s time to reassemble the table at the other end, it’s important to realize just how heavy it is and place the sections of it carefully, realizing that its weight can have an effect on floor-bearing capacity. Ideally, pool tables should go into a basement on a concrete floor. ›› PIANOS It takes a minimum of three people to move a piano. The process begins with removing the pedal system, which must happen in a systematic way for the number of bolts that hold it onto the instrument. Pad wrap everything with moving blankets and stretch wrap each piece for added protection.

Usually, one leg has to be lifted and unbolted to come off. We leave the bolting system attached and pad wrap and stretch wrap each leg so nothing is lost. At this point, we lower the piano gently on its side onto a special piano sled. Then, we remove the second leg while at least two people are supporting the piano. At this point, we shift the piano to the upright position at the edge of the sled, which has an indentation to accommodate the lid overlap so the piano does not touch the floor. It sits on a cushioned blanket and secured to the sled to prevent pressure points while being moved. Then it becomes easy to remove the final leg.

We pad wrap and stretch wrap the piano body, then ease it onto a special dolly and wheel it out the door. The piano should remain on the dolly, which

becomes part of it during transport.

We strap it to the side wall of the truck, halfway between the two wheel bases, for the least amount of jostling.

Once it is reassembled in the new home, it is critical that the owners have the instrument retuned, as there will be some unavoidable changes from the move.

Whether it is a pool table or piano, consider hiring a professional moving company to transport items such as pool tables and pianos. Neither you nor an inexperienced mover should be learning the process while handling your large, bulky possessions.

As a Property Manager I often interact with new Owners of Condominium homes after the sale is in the final stages. Quite often this means, I can only offer suggestions for solutions to deal with unsuitability. First off, before buying a Condo, it is important that you understand the difference between a Condominium vs a single family dwelling.

Owning a Condominium is not just about sharing common property, it is a form of real property ownership in which you jointly own common property with the rest of the unit owners.

There are responsibilities, rules and regulations you need to be aware of. Each Condo has a set of Bylaws registered with the Alberta Land Titles office. These Bylaws contain rules and regulations specific to the individual Condo. Once you have narrowed down your search, you will require a thorough review of the Bylaws to ensure there are no restrictions that would affect your decision. A third party Document Review Company will review the necessary Documents such as Bylaws, Minutes, Financial statements and Reserve Fund Study to provide an unbiased opinion of the Condominium status.

For new construction purchases the Developer will provide a disclosure package for review. This package is important as it contains details such as: •Declaration: Unit Factors outlining proportionate share of Common Property •Description: Boundaries of the units and the structural plans of the building(s). Estimated completion date •By-laws, Resolutions and Rules •Insurance Trust Agreement •Management Agreement: An interim or proposed agreement •Budget: Estimated expenses The bottom line is the purchase of a home is not only one of the largest financial decisions of your life the right selection will improve your overall quality of life as well.

First-time homebuyers

SHOWING THEIR RATIONAL SIDE ACCORDING TO A NATIONAL SURVEY conducted by Genworth Financial Mortgage Insurance Company Canada (Genworth Canada), first-time homebuyers are adjusting to the new mortgage requirements and making informed choices about homeownership.

The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,514 Canadians questions about their financial well-being and preparedness. The 2013 survey revealed that there was a significant rise in the number of recent first-time buyers who say they put down more than 20 per cent on their homes (56 per cent versus 36 per cent in the 2012 survey). In fact, the number of people that said it is getting harder to save for that down payment is on the decline (50 per cent versus 55 per cent in 2012) with more first-time buyers finding it easier to save money (nine per cent, up from five per cent in 2012). In addition, only 17 per cent of respondents thought it was a good time to buy,

suggesting that low interest rates alone are not enough to entice Canadians to purchase a home.

This trend bodes well for a softlanding of the housing market.”

Among first-time homebuyers, the proportion saving for less than two years has decreased by nearly 30 per cent, while the proportion saving for more than five years rose by more than 50 per cent.

This appears to indicate that fewer first-time homebuyers feel a sense of urgency about entering the real estate market, which is consistent with the fact that fewer expect house prices to rise in the next twelve months.

“There is still a strong need for Canadians to have a better grasp on their financial situation,” says Henrietta Ross, CEO of CACCS. “More than 40 per cent don’t think their credit rating reflects them or don’t know what their credit rating is. Counselling could help ensure they are financially prepared to enter and maintain substantial investments, such as homeownership.”

42 elementary schools across Alberta score improvement in Fraser Institute school rankings

showed significant improvement in their academic performance over the past five years, according to the Fraser Institute’s annual school rankings.

Among these improving elementary schools are public, private, separate, Francophone, and charter schools.

“This is why the Fraser Institute school report card is the go-to source for measuring academic improvement: it highlights school success stories from Grand Prairie in the west to Fort McMurray in the east and from La Crete in the north to Cardston in the south,” says Peter Cowley, Fraser Institute director of school performance studies.

“Our report shows that all schools are capable of improvement, regardless of the personal or family challenges their students might face. If educators want to help students learn and improve, they should be talking to these schools.”

The Report Card on Alberta’s Elementary Schools 2013 rates 659 public, private, separate, charter, and Francophone elementary schools based on nine academic indicators using data from the annual Provincial Achievement Tests (PATs) administered by Alberta Education.

“By pinpointing the subject areas in which individual schools are improving or declining and how their academic performance compares to that of other Alberta schools over the past five years, our report helps parents and educators prioritize learning challenges in their schools,” Cowley says.

The report card also includes important information about each school’s make-up, including parents’ average income, the percentage of ESL students and the percentage of special needs students.

The complete results for all 659 elementary schools are available at compareschoolrankings.org, where visitors can compare individual schools with others based on their results over the last five years.

Of the 20 Alberta elementary schools showing the fastest academic improvement over the past five years, 13 are public schools where the parental income is below average. At seven of those schools, ESL students account for more than 40 per cent of school enrolment. The complete list follows.

I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process - a work in progress. So if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you ‘get organized, once and for all’, perhaps it’s time to look at things differently.

Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward.

›› Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of fi ling, like using a lateral fi ling cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to fi ling papers when you don’t have to change your piling habit. ›› Let go and let it flow. Are you holding on to things that you’ll never use

Planning in advance will curb procrastination and ensure full completion of the task. ›› Feeling stuck? If you find yourself backsliding when it comes to maintaining

your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

Renovating a

One of the real challenges of designing a condo

is making a small and often rather generic space reflect your personality and style. When it comes to remodeling a condo bathroom, the process can be even more of a challenge since it is typically a very small room with fixtures that aren’t easily moved. However, if you want to update your condo’s bathroom and improve the overall real estate value, there are several ways to give it a breath of new life despite the restrictions and obstacles you may have to overcome.

It just requires a little careful planning and creativity.

I’m going to take you through a recent condo renovation my firm took on for a client living in a downtown highrise.

Last year, a single condo owner came to us in desperation of having a more masculine, edgy and stylish bathroom out of his current builders grade space, with all white everything – walls, floors and fixtures.

When it comes to remodeling a condo bathroom, the process can be even more of a challenge since it is typically a very small room with fixtures that aren’t easily moved. potential it had to offer, it was just determining what was and wasn’t possible because of condo rules and restrictions.

Before making any changes to a condo bathroom, it’s crucial to read over the condo’s regulations

and bylaws to ensure that your remodeling plans will be acceptable. Many condo associations only allow owners to modify features, which means that there may be restrictions on changes to the plumbing and wiring. The rules may also state that your plans reflect a certain consistency with the rest of the development’s appearance to maintain its overall look. Consult with your condo board to verify that your remodeling ideas are acceptable within the terms of the development so you don’t waste time and money.

When it came to this project we were hired to take on, it did turn out that we were unable to relocate the plumbing fixtures, but that wouldn’t stop us from giving this bathroom completely new visual appeal.

We began by removing all of the old and outdated fixtures – from the tub to the toilet paper holder – and donating them to Habitat for Humanity.

Starting from scratch, the client decided that he really had no use for a shower so a tub was now out

of the picture completely. We designed the new space with an ultra modern and trendy California style shower (no ledge or curb) complete with a Nuheat heated floor system that ran underneath and throughout the entire bathroom – perfect for our chilly Canadian winters.

Once the functionality and underfoot was pinned down, it was time to focus on the esthetic of the space. We knew that we wanted a focal point; it was just determining where that would be.

TIP In small spaces, it’s more effective to have one major element stand out rather than several to avoid an overwhelming look.

So we decided to use the shower area for this, since it was in the direct sightline from the door, which I think we did a great job of achieving. Using a beautiful fish scale mosaic tile (Rainbow Pisces from Deco Tile) framed in the stunning surrounding 12-by-24-in. limestone, this once barren wall transformed instantly into a dramatic waterproof piece of artwork.

Also inset into the tile on another wall was a large slab of mirror (which we then framed using the reverse side of a picture frame), extending entirely over the new sleek water efficient toilet and Ikea vanity – yes Ikea! When working with and splurging on many high-end finishes (in this case the beautiful tile and sleek Aquabrass fixtures), it gives you the chance to save else ware which we did with the Ikea piece – when surrounded by luxe elements this completely blends in and looks just as expensive without the price tag associated.

After a few months of planning and hard work, the new condo bathroom space was complete and the owner couldn’t be happier, which is the biggest reward to me for every project I take on.

So, with a little careful planning and creativity, you can turn your standard condo bathroom into the oasis of your dreams. You may run into a few obstacles along the way, but I will assure you once it’s all said and done it will be well worth it.

Along with those energy savings come dramatic reductions in greenhouse gas emissions. Even though the number of homes and their size has grown over the past decade, the residential sector’s share of national emissions fell from 7.3 per cent to 5.9 per cent in the last 20 years.

More than 80 per cent of the energy consumed by the 1975-era home was required for heating. In 2012, heating consumed just over half of a home’s energy budget.

What’s even more impressive is that those are the gains achieved using minimum current standards.

Many home builders today set the bar far higher and consumers have the power to decide how efficient they want their new home to be.

Talk to your builder if energy efficiency and environmental sustainability are high priorities.

CHBA - Alberta’s annual Green Home award program recognizes excellent work by builders. Criteria can help homebuyers understand areas for potential energy savings.

Competitors are awarded points based on the EnerGuide rating.

Natural Resources Canada estimates most new homes earn a rating of 65 to 72 out of a possible 100, with scores of 80 and above considered excellent.

Not all new homes are EnerGuide rated, but existing homes would likely score from zero to 50 points, while upgrades could improve the rating to the range of 51 to 64 points.

performance of the building envelope – windows and walls – and how efficiently the systems within the home use energy and water.

Ventilation, healthy interior finishes and the use of locally sourced and sustainable building materials are also given consideration.

Check the Canada Mortgage and Housing Corp.’s website under Renovating a Home for more information on changes that will help lower energy costs and emissions. For example, CMHC estimates a house built in the 1970s will have problems with air leaks that would be the equivalent of punching a 12-by-13-in. hole in the wall. Imagine the amount of money that could be sucking out of your household budget.

Improving home insulation, replacing windows and doors to reduce drafts, and installing a new furnace can lower energy bills and reduce moisture and condensation issues. So, along with lower costs and emissions, the quality of the air you breathe will be better.

Those advantages already come with any new home you purchase, because home builders have come a long way since 1975.

Is BIGGER Really Better?

T

his is something I’ve been contemplating for some time and it has really come home to roost lately as my wife and I are looking at moving. I see ads a-plenty saying “x” amount of square feet for this much and I wonder, “Is there good value here?” I’ve been in this business a long time and I’ve seen the size of homes we build increase over the years and I ask, “Is this necessary?” Our lifestyles have changed over the last number of years and, as a society, we spend more of our time indoors. This would account for us desiring the home to be a bit larger, but it also begs the question “Is the space I’m buying functional?”

I often wonder if that huge living room is really necessary.

They usually have the same amount of furniture as a smaller area (sofa, loveseat, chair, etc.), so I don’t know what all the space in between is for. As I’m getting older, I find having a conversation across that space harder and harder, so perhaps this is to distance you from your loves ones? My spouse and I recently looked at a home with a huge kitchen. She loves it; I’m thinking about how we’re going to be able to afford to fill all those cabinets! I’m having visions of having to buy crazy contraptions like a solar powered Cheerios peeler just to fill up the space in all these cupboards. And the Master Bedroom in this place was monstrous! Now, we have a king size bed (that our Yorkshire terrier has become used to sprawling out on, we just get the edges) so some room is definitely required for that, but some of these things are the size of a small apartment.

I read the above and I sound like I don’t like large homes, which isn’t really the case. My point is that you can live large in a smaller space if it is designed properly. This will save you money on operational costs and can save you large dollars in the upfront cost of your home. Some people want the feeling of space. If this is you, look at smaller square footage with a 9’ main floor ceiling. This is a relatively inexpensive upgrade and it creates an open feeling. There is a bit more air to heat, but it is relatively minor. Compare that to adding 100

sq. ft. to a single family home; the cost is roughly $15,000 and there is a measurable difference in the operational cost as well. Depending on where you put the square footage, you’ll get a more open feeling from the 9’ ceiling. Another quick check is upstairs. Most upper levels are carpeted. Carpets come in rolls of 12 and sometimes 15 foot widths. Look for bedrooms around this size and you can save some money and get good space at the same time. Other space wasters include hallways and oversize entrances. These take away from the livable space in your home. Two-storey rooms are a large waste of space; this is area you could have lived in. Additionally, the walls we have to build to support this look are not energy efficient at all.

It’s difficult to look past the vastness of the home and into the real usable space. When buying, take some measurements of your furniture to get an idea of how it will fit into the space. Treat yourself to some well-planned space; don’t pay for space you cannot use. Bigger isn’t better, better is better.

First-time buyers expect to spend

$300,000, with average down payment of $48,000: BMO Home Buying Report According to the BMO First-Time Home Buyer’s Report, the average amount

Canadians planning to buy their first home in the next five years plan to spend is approximately $300,000, with an average down payment amount of $48,000 (16 per cent).

The report also revealed:

› On average, first-time homebuyers expect to be mortgage-free in 20 years, with 20 per cent estimating it will take between 10 and 19 years › Those planning to enter the real estate market for the first time are twice as likely to choose a fixed rate over a variable rate mortgage (46 per cent versus 20 per cent) › Furthermore, first-timers who expect interest rates to stay the same or decrease over the next five years, still prefer fixed rate over variable rate mortgages (39 per cent versus 23 per cent)

“Buying a home is one of the most important financial decisions one can make,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “It’s crucial that those planning to enter the market are well prepared – not only to manage their costs, but also to pay off their mortgage as soon as possible. Determining what your mortgage payments and overall costs of home ownership will look like, and then living in that financial reality for a year before entering the market, can be an effective strategy.”

Average Spend on First Home $300,000

Parsons adds that it is encouraging to see that buyers say they are in a position to pay down their mortgage in 20 years or fewer.

“Homebuyers can shorten that timeline further by choosing a shorter amortization and taking advantage of accelerated payment options.”

According to the report, two-thirds of first-time buyers (66 per cent) say the latest changes to mortgage regulations – which included reducing the maximum amortization for government-insured mortgages to 25 years from 30 years – have not affected their buying timeline, while one-in-five (19 per cent) say they will have to wait longer before buying as a result.

“A shorter amortization is the most responsible approach to home financing; it’s something BMO has been encouraging their customers to consider for years, as it means becoming debt-free sooner,” says Parsons.

Additional findings include:

› Six-in-10 (63 per cent) first-time buyers have made cutbacks to their lifestyle to save for their first home, with just one-in-four (27 per cent) expecting their parents or other family members to help them pay for their first home › The majority (59 per cent) of first-time buyers have had to hold off buying their first home because of increasing housing prices › The same number (59 per cent) wish they had bought their first home five years ago.

The poll also reveals a change in Canadians’ expectations for interest rates, with more Canadians now believing today’s low rates will remain in place for at least the next 12 months.

When will rates rise? Canadians see rates remaining low

Forty-six per cent of Canadians believe today’s low rates will remain unchanged over the next 12 months. This is a change from past poll results, where Canadians were more likely to believe that these historically low mortgage rates would be increasing in the short term.

This trend suggests Canadians could face challenges in the future if they don’t consider rate changes as part of their long term mortgage strategy.

“Our poll suggests that some Canadians are growing accustomed to the low rates we are experiencing, however it’s important to take a long term view when deciding which mortgage is right for you,” says Delaney. “You need to plan ahead for your next mortgage term and consider the impact to your budget if you renew at higher rates a few years down the road.”

Low rates an opportunity to accelerate debt repayment

In a poll released by CIBC in January 2013, Canadians identified paying down debt as their number one financial priority for 2013 for the third year in a row. Delaney notes that low mortgage rates can help Canadians to accelerate their debt repayment.

What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way.

Unfortunately not all contractors play by the same rules. Some cut corners to offer lower prices. They promise you a “good deal” as long as nothing is written down and you pay in cash.

These cash deals can mean a lot of risk for you.

Contractors who don’t do business properly don’t protect you from accidents or their mistakes. If there is a work-related injury or damage to your home, you could face lawsuits and financial loss.

You could be responsible for your contractor’s unpaid bills. And you could be stuck with work that is incomplete or badly done.

a good contractor • Ask friends, family and neighbors about contractors they have hired to work on their homes.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse.

02 Divide by three. This figure is the monthly payment you can afford to make on your condo.

03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment.

This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.
