So, we’ve just passed the half way mark of 2013 and it’s probably a good time to see how Alberta’s real estate market is doing and if today is a good time to be purchasing a new home. As some steam has come out of the national rhetoric about house prices collapsing, the fear of US sequestration cuts throwing them back into recession, and fears of European economic collapse have subsided a bit, it may not be surprising that Alberta housing markets, and Edmontons specifically, have improved. In fact, as we head into the second half of 2013 and 2014, buyers need to pay heed to what’s building around them.

Single family starts - a more balanced measure of activity - are up about 7% year over year so the NEW home market is experiencing good activity. Edmonton continues to be a magnet for job seekers and new migrants, both provincial and international. A steady influx of new households to our city have pushed the rental rate to basically 0 in many areas. This has the effect of raising rents and pushing people into ownership. That is surely happening today with many households opting for lower priced condos and multi-family homes. Not surprising then to see starts of multi-family homes up by 71% year over year at the end of May. Single family starts – a more balanced measure of activity – are up about 7% year over year, so the NEW home market is experiencing good activity. In March, builders also felt confident enough to start increasing prices, which appears to have had little impact on demand at this point. What is a bit out of balance is the dramatic increase in new communities and home sites of every kind. In 2003 the metro region had approximately 53 actively marketing sub-divisions which adequately supplied the market of the day. A scant ten years later the number of actively marketing sub-divisions is over 75, an increase of about 42%. Generally, today’s competitors bring much larger numbers of single family lots and multi-family opportunities to market than ten years ago. So, 2013 price increases may be a bit offset by an excessive amount of inventory sitting around with the new competition. when the inventory gets absorbed and “economic news” turns more positive and prices could escalate quickly and dramatically. As much as these “basic drivers” impact real estate prices and performance, one factor that doesn’t get the attention it should is the impact of “news cycles” on demand. This may be the greatest driver of prices there is. Already, news is considerably more positive toward housing in Canada than three months ago. The news in Alberta is improving with retail sales for June up around 6% and job creation numbers and average wages rising at “pre-boom” levels. You pretty much can’t avoid coverage of the US housing recovery and its implications on global commodity prices. Even the hobgoblin of “pipeline constraints” is being mitagated a bit by massive growth in oil by rail which is helping Alberta producers get product to market. It’s likely we’ll hear some “positive news” on the Keystone pipeline and possibly one of the Canadian options by the fall, which would complete the positive picture for Alberta. Sure, threats exist in China and some of the BRIC countries, but the general macro situation for Alberta is getting its glow on again and that could mean significant changes to Edmonton’s housing market in 2014. There may be no time like the present to get your “housing” in order while we still enjoy excellent affordability in Edmonton, fantastic interest rates and a wonderful selection of home styles. That old saying, here today – gone tomorrow, may just be watch words for Edmonton real estate given the tremendous MOmentum building in the local economy.

Renovations to avoid before selling your home.

M

any people go to the expense and effort to have areas of their home improved right before putting a home for sale. The intent would be to net a higher sale price but the result is often quite different. Novice sellers will renovate entire areas of their home, installing new flooring, new appliances, new roofs, renovate basements, reconstruct decks, and even build a garage to try and sell for more money. And while these improvements are consistent with building value on the property, the higher sale price is often only a fraction of the expense. The reason is that these improvements don’t add square footage to the home, nor do they relocate the home into more desirable areas where higher sale prices are more easily achievable. By making costly renovations to a home before selling it, homeowners are pushing up their asking price and expectations. To expect your smaller home to compete with larger homes in more elite areas isn’t a fair battle and leads more often to compromises or ”no sale” rather than a faster sale for more money. The only improvement that actually provides any sort of return consistent with the expense or effort would be painting. A fresh coat of paint will make a home show better and brighter. According to a renovation guide produced by Henderson and Butt appraisers all other renovations are a losing expense – the more you spend, the more you lose. There are better ways to make your home more appealing. A good Realtor these days will recommend a staging professional who will help

Home Owner Association Membership

W

ith Condominium Corporations, Community Leagues, The City of Edmonton and Home Owner Associations (HOA), it is easy to get confused about who takes care of what in your neighbourhood. This article is meant to offer some awareness about Home Owner Associations as they are a growing trend in Edmonton. Typically a Developer will create a Home Owner Association to provide improved value to the Neighbourhood and Owners through the development, enhancement and supplemental maintenance of the area amenities. An HOA may own land to be maintained, or obtain approval for enhancements of City Property. Any City Bylaw infractions occurring on City Property, still need to be reported to 311 as your HOA has no authority over City owned lands. HOA’s are a controversial topic whereby you are bound to find those that appreciate them, despise them and some who perhaps have no opinion. Neighbourhoods with an HOA tend to have high aesthetic appeal overall for many current owners and potential buyers when architectural guidelines are established. Those who oppose HOA’s point their fingers at HOA boards, fee increases that can’t be declined, and Architectural Guidelines that are far too restrictive. It is important that you know the architectural guidelines in place such as roof type, fencing, colors, garages and sheds. The guidelines are registered against title to each single family, multifamily, residential lot, rental project, condominium unit and commercial development in the neighbourhood to ensure enforceability. It is also important to understand that membership is not voluntary. An encumbrance is also registered on title in the favour of the Association securing payment of annual fees. Members are usually charged an annual fee administered by a volunteer board of directors to pay for costs associated with the development, enhancement and maintenance of the neighbourhood. Typically there is an Annual General meeting once per year, giving Members the opportunity to review initiatives in place by the Board and to volunteer as part of the Board for the ensuing term. Whether or not to live in a development governed by an HOA is an individual choice. If you are considering purchasing a home in a neighbourhood with a HOA, take the time to get to know everything you can about the Association and ensure it fits within your overall plans for living in the neighbourhood short or long term. 26 NEW CONDO GUIDE | VOLUME 21 ISSUE 09 | NewCondoGuide.com

Prospective Home Buyers should find out: • If there is litigation pending involving the HOA • How often the dues have been raised • If there are any cash reserves • Read any architectural Guideline and make sure you can live with the conditions and restrictions contained in the document prior to purchase • Some HOA’s are Self-Managed by Volunteer Board Members, in which case it is critical that you know the commitment involved in the event you decide to volunteer. Your new neighbourhood may also have a Community League in which membership is voluntary. A Community League may provide recreation and social programs such as sports teams, family events, community garage sales, discussion evenings, movie nights, etc. for its members. (CMHC) recommends that you get some expert advice to help you navigate through the process. CMHC has identified these industry professionals who are ready and willing to provide you with the advice necessary for a smart, informed purchase. Real estate lawyer A lawyer who is knowledgeable about condominiums can protect your legal interests, explain all the documentation and review the purchase and sale agreements. Your lawyer will determine whether or not there are any legal actions pending against the condominium. If your offer is accepted, he or she will also be responsible for many of the closing arrangements. Home inspector While most buyers of resale homes wouldn’t even think

of signing on the dotted line without having a home inspection, there are benefits to having your newly built condominium unit inspected as well. A qualified home inspector will go through the suite and common elements and perform a comprehensive visual inspection. The inspector will determine the components that are not performing properly as well as items that are beyond their useful life or are unsafe. He or she will also identify areas where repairs may be needed or where there may have been problems in the past. Inspections are intended to provide you with a better understanding of a property’s condition before you buy. he notion of empty-nesters moving from a large home to a condominium suite has been referred to as “downsizing,” but I have always felt that term lacking. In fact, I call it “rightsizing,” because it means selecting a new home that fits the lifestyle you want to lead. The term “downsizing” carries with it the notion that buyers opting for smaller square footage accept a lesser lifestyle as well, which is simply not true. Many buyers who go condo actually move up in luxury and comfort. There are oh, so many advantages to making this move. People who live in two- and three-storey homes may not truly appreciate the efficiency of living on one level or the livability of modern condo designs. Developers have worked diligently to come up with innovative floor plans that maximize space. Just think for a moment about a 2,000-sq.-ft. lowrise home, which may contain a lot of unusable space such as stairways,

landings and hallways. Today’s 1,200-sq.-ft. condominium suites may actually have as much usable floor space. When you shop, compare apples with apples. Square footage does not tell the complete story. In a condominium, a smaller floor plan may be just as satisfying. And today’s condominiums are so well built and beautifully appointed with remarkable amenities, that a little less space in the individual suites simply means less cleaning to do. Now, keep in mind that rightsizing can mean moving up in size as well. This is the beauty of modern condominiums – there is something for everyone who wants to enjoy the carefree condo lifestyle. Growing families will find two-bedroom-plus-den and three-bedroom designs to match their needs. These suites are also selling to retired couples who like to have their children and grand kids visit. I know a couple who downsized when the kids went off to university, but found they missed having the extra space for visitors, so they rightsized themselves into a larger condominium suite. They also love the fact that condominium amenities enable them to keep up long-standing traditions, such as hosting large family dinners, wedding and baby showers, birthday celebrations or other get-togethers. Today’s buildings have gorgeous dining and party rooms, some with caterer’s kitchens and serveries.

One of the major draws of condominium living is that people who love to travel can leave without the worry of lawn maintenance and security. With home prices across Canada continually going up, many lowrise owners sell their homes here for such a good price that they move to a condominium and still have enough left over for a vacation property in Florida! How Canadians do love condos! And why not? First-time buyers find condo prices more within their financial reach, and the buildings are so close to public transportation that they may not need to own a vehicle. Busy professionals whose lives are so hectic that leisure time is elusive enjoy freedom from time-consuming maintenance, and the fact that they can exercise and socialize without having to leave home, once they get home. The great news is that there is tremendous choice in the condominium market. Whatever your pocketbook and needs, you can find just the right suite. And then you can rightsize your life the condominium way!

mortgage freedom A low interest rate is often seen as the best way to save money on a

mortgage and the quickest route to becoming mortgage-free. But that’s only one part of an effective strategy. Don’t focus all your time and energy on rate comparisons. It is equally important to look for a mortgage with flexible terms, say specialists in this field. The average Canadian homeowner will pay his or her mortgage off in 15 years, according to a recent RBC Home Ownership Poll. Less than half (42 per cent) of homeowners are taking advantage of options that allow them to shave years off their mortgage and save on interest costs. Here are three tips to get you on your way to mortgage freedom:

1) Adopt a bi-weekly payment schedule

An accelerated bi-weekly payment is often the easiest adjustment that can help you save on mortgage interest – especially if you line it up with your paycheque. You end up making 24 bi-weekly payments a year versus 12 monthly payments resulting in interest cost savings as you pay down your principal faster. 2) Take advantage of prepayment privileges

A flexible mortgage may include features such as doubling up a payment or putting down a lump sum at the end of the year. These additional payments are applied directly to your mortgage principal and will reduce your amortization period. steps 01 Measure the height and circumference of your shade. Cut a piece of wallpaper to your shade dimensions, adding 2 cm to the diameter measurement. 02 Mix a small amount of wallpaper paste. Take a pasting brush and, starting from the seam on the lamp shade, paste a section of around 20 cm. Don’t overload the brush or the shade — the paste can be very wet.

03 Line the edge of the wallpaper offcut up against the seam and smooth into place over the glued section of the shade — don’t press too hard or you may dent the shade. Adjust the wallpaper until it’s sitting flush with the top and lower edges of the shade as well as being aligned along the shade seam. 04 To avoid bubbles or crinkles, carefully brush from the centre of the shade to the outside edges using a clean, dry soft bristled wallpaper brush. 05 Leave to dry completely before fixing the shade to your lamp base.

hether you live alone or have a full house, there’s no reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order, whether it’s your spouse putting the mail and paid bills in the right folders or the kids putting their toys back in the right place. You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to learn to do their part and work together to keep the house in top shape. Provide a personalized “go-to” bin for each member of the family for things that don’t belong in the room. It keeps items together but out of sight until they’re returned to their proper place. Reserve a few minutes every day, perhaps before dinner, to do the “dash.” Each person empties his or her bin by returning the contents to the right place.

Complementing the “go-to” bin, create a family mail centre to manage paper flow. Create in-boxes for each member of the family. These can be anything from wall-mounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. Items that need to be signed for school go into a parent’s box. The “in-box”

Someone else’s clutter got you down?

Has your dining room table become a dumping ground? In many homes, seldom-used flat surfaces often become drop zones for mail, books and any other items that don’t have a home. To save your table from becoming a breeding ground for clutter, bring out the china and silverware and set it for a formal dinner. It will be nicer to look at than a mountain of clutter and will actually prevent people from piling their possessions on it.

Leave the house with everything you need

Clear a shelf in a bookcase near the back entrance and designate the area as a special place to corral items each family member must have to leave the house. For kids, it will serve as home to permission slips, lunch boxes, homework, library books and projects. For adults, it will hold handbags, briefcases, car keys and dry cleaning. Add a different-coloured plastic dishpan for each family member or use attractive square baskets clearly labeled with each person’s name. When family members come home, they can toss their belongings into their basket until they need them again the next morning. His and hers filing systems minimize conflict If you share a filing system with your spouse, how’s that working for you? Often, couples have different organizing styles. To keep the peace, consider having separate filing systems. If you pay the household bills, keep those documents in your filing system and if your partner takes care of household repairs and receipts, they can keep track of that in their own filing system. Another option is to acknowledge your differences and assign the task of filing and retrieving documents solely to the person who is most comfortable with it. On schedule Have a family calendar to keep track of everyone’s activities. Designate a central location where everyone can see it. Let each family member choose a colour and have each person enter their activities (if they are old enough) on the schedule using their colour. Preparation Reduce stress and frustration in the mornings by preparing the night before, when you’re not feeling as rushed. Decide what you are going to wear, make sure it’s clean and pressed, and lay it out with any accessories you plan to wear with it. It only takes a few minutes but will save you so much time and aggravation in the morning. T

he question facing renters regularly – usually around the first day of each month – is “Should we buy our own home?” Answering that question requires careful appraisal of personal circumstances and finances (check the Canadian Home Builders’ Association – Alberta website for resources). But one factor that must be considered is the direction of the rental market. For Edmontonians, the trend is great for landlords, but not so hot for renters. The new Rental Market Survey from Canada Mortgage and Housing Corp. confirms what many renters already sense – it’s getting harder to find a place to rent and the cost is rising.

The Edmonton vacancy rate fell over the last year from 2.7 per cent to just 1.2 per cent. That’s one of the lowest rates in Canada, and with it comes rent hikes – up 4.2 per cent in just the last 12 months. Boardwalk, which owns and operates thousands of apartments in Edmonton, recently reported that its occupancy rate climbed to 98.37 per cent in the first part of this year, and suggested apartment hunters begin looking early in the month when turnover creates the most vacancies. The reason for the tightening rental market is simple: Alberta’s population has grown faster than anywhere else in Canada over the last 18 months. Good jobs are attracting people to Edmonton from across Canada and around the world. And those newcomers need someplace to live. This competition for housing drives vacancy rates down and rents up. How high are rents? The good news – for both renters and buyers – is that despite a strong economy, Edmonton remains one of Canada’s more affordable housing markets. The average bachelor unit rents for $750 a month. A one-bedroom place is just shy of the $900 mark. For two bedrooms, the cost reaches $1,077 a month and a three-bedroom apartment averages $1,248. Renters are paying somewhere between $25 and $40 more per month now than last year. Those are average costs. For something nicer or in a popular neighbourhood, expect to pay more. And with tightening vacancy rates, selection will dwindle. That’s cheaper than Vancouver at $1,255 a month, or $1,200 in both Calgary and Toronto, and seems like a great bargain compared to more than $2,200 a month for a two-bedroom place in Fort McMurray. Now let’s look at those Edmonton numbers over the next five years – the time-frame many first-time buyers choose so they enjoy the comfort of knowing what they will pay for a significant period. Renting a bachelor unit costs $9,000 each year and that adds up to $45,000 over five years. Stepping up to the one-bedroom unit boosts the five-year cost to nearly $54,000. That two-bedroom suite means rent payments will top $64,000. And the cost for three bedrooms is almost $75,000. That’s a lot of money to put in you landlord’s pocket without building a single dollar of personal equity. Even worse, unlike the homeowner with a locked-in mortgage rate, renters really have no clue what they will be paying in 12 months, let alone five years. All they can know for sure is that the bill will be higher – perhaps much higher. That’s something to keep in mind the next time the rent is due. The big art of decorating

TIP You know the rule on not wearing clothing with horizontal stripes that draw the eye across? The same principle applies in small spaces – create the illusion of height with vertical lines to lead the eye upward.

SO YOU’VE DOWNSIZED INTO A SMALLER SPACE, but that doesn’t mean you can’t live large in it. When space is at a premium, your design choices can help maximize the space and the value of your property. Decorating small spaces has its challenges, but they are not insurmountable. It is particularly satisfying, when we achieve more than we thought possible, in design and indeed in life. When designing a small space, there are three key considerations:

1 USE OF COLOUR

Use monochromatic, light-coloured paint and furniture. My favorite and signature paint colour is Benjamin Moore OC 23 Classic Grey. The use of light colours for wall and floor coverings as well as furniture will create the illusion of a larger space. Lighter and brighter colours are used to reflect and diffuse light, while darker colours in the background will maximize the whites/neutrals. Always paint the ceiling white, or at least a lighter shade than the walls. 2 Use vertical space in a smart way

You might have a small square footage, but look up. Your walls offer a lot of space that you can use with some planning and imagination. Get your calculators out. A 12-by-12-ft. room gives you 144 sq. ft. of floor space. If you have an eight-ft. ceiling and four walls, you end up with approximately 384 sq. ft. of vertical space. If you used 10 ft. of vertical space on two walls, you would lose 20 sq. ft. of floor but gain 192 sq. ft. of storage!

Be Green Like A Pro, By Conserving H2O!

W

ater is the most important resource we have. You can go for long periods of time without oil, but try going too long without water and you won’t like the result. When the City of Edmonton was developing The Way We Green, an analysis was done on our water supply. Oddly enough, Edmontonians do fairly well comparatively as far as water consumption goes. Apparently we don’t waste as much water on our lawns as many jurisdictions do, likely because we get ample rain. Edmontonians use an average of 226 litres of water per day, 40 litres less than the national average, well done! Yet, there is an opportunity to do better. Water is one of those resources we tend to ignore. It seems we just turn the tap and it appears. Compounded with the fact that it is relatively inexpensive and that we have a large river flowing through our city, it doesn’t garner much attention from most people. But reducing our consumption of water isn’t expensive either so let’s see how things shape up. Showers account for approximately 35% of household water use which makes it an area of opportunity for water savings. Most conventional showerheads have a flow of 9.5 litres per minute, whereas new Watersense® rated showerheads use as little as 6.65 litres per minute, a 30% savings. In addition to water savings you reduce your energy use by not heating all that extra water. Now these are not the old water saving showerheads we had in the 80’s & 90’s. These are actually designed to operate with less water and provide give a very similar shower experience with comparable pressure. The “Car Wash” type of showers should be avoided; we all know the kind, 1 showerhead plus 2-10 other body sprays that come at you hard enough to flay the flesh off your bones. Even with 3 sprays and a typical showerhead, you are pumping out 10 gallons of hot water per minute. How long is your 50 gallon water tank going to last? Bathroom faucets are another easy retrofit. Simply changing the aerator on the end of the spigot to a more restrictive one can change the flow from 8.36 litres per minute to 5.7 litres per minute; another 30% savings. Aerators can be purchased at your plumbing retailer. Bring your old one to ensure the right fit.

Toilets are another huge water user in the home, accounting for 29% of water consumption. Current flushing technology is 6 litres per flush, but there are several high efficiency toilets on the market now that flush with 4.8 litres or less and outperform many of the 6 litre toilets; either one is a major step up from the old 13.8 litre and even older 20 litre toilets. Your dishwasher is an opportunity to save water and energy. Water usages vary between brands and models. Look for a unit that uses less than 20 litres per load. Some of the really efficient units can go as low as 12 litres per load. These will reduce your water and natural gas bill. Front load washing machines are a great water saver and energy saver. Additionally most of these units have a spin dry cycle that really gets the water out saving drying time. Front loads use less water, less detergent and, for the most part, out clean any top load washer. In our family (we have 4 kids) a drying cycle that is the same as washing cycle is very welcome. We’ve explored a large list of items here, so the question is: How much does this all cost? Well the answer is somewhat complicated, but on a new build, I’d say very little. There are Watersense® showerheads and faucets that are the same price as regular ones; it’s just a choice you and your builder make. The same goes for the toilets. Unless you’re comparing against an entry level product, a water saving dishwasher should only cost $0-100 more than a comparable standard dishwasher. Front load washing machines are rarely more than $100-200 more than a comparable top load model. All in all, a very easy upgrade and the payoff is probably less than 5 years and you will get improved performance.
