Although record growth is not predicted in the foreseeable future of the Canadian condo market, the latest Conference Board of Canada condo report released by Genworth Canada says the market is stabilizing.

“As condo starts near past averages and inventories edge closer to demand, we are seeing the condo market stabilize both in terms of the price of existing units and the volume of new construction,” says Robin Wiebe, senior economist at the Centre for Municipal Studies at The Conference Board of Canada.

“Softer prices and positive economic factors continue to make condos an affordable way for Canadians to achieve home ownership.”

In Toronto, Vancouver and Montreal, which have been of particular concern, the Summer 2013 Metropolitan Condo Outlook says growth in population and employment along with a gradual rise in interest rates are all factors that support a demand for the current supply of inventory. “Whether it’s first-time homebuyers entering home ownership, empty-nesters looking to downsize or professionals seeking a shorter commute, condos appear to remain a popular option for urban Canadians,” says Brian Hurley, chairman and CEO of Genworth Canada.

Edmonton inventory levels will become more balanced, with the median price expected to rise slightly in 2013 - the city’s first gain since 2007.

One of the most important decisions in the new home purchase process is the community or development you will live in. It matters because the “future development” of a community or its surroundings can pay BIG dividends for you at resale time. In some rare cases it can also hurt property values. Development Companies Create Communities, Builders Create Homes The general working relationship in a NEW community is for a land development company to assemble the land; purchase it: master plan and engineer the community; obtain civic approvals; coordinate services and heavy construction; determine home styles and the quantities of each; configure the commercial mix, if any; articulate lifestyle amenities; and finally, select builders to help market and build the homes. The selected builder group is generally independent of the developer and is assembled to sell lots, construct the homes and provide direct customer service through the purchase experience. However, it is possible today for some developers to also have home building divisions.

These will generally be separate from the land development side of the business.

Remember, it’s the buyers responsibility to understand the implications of their neighbourhood’s future development planning...

These relationships, whether applied to single or multi-family homes, mean buyers have great access to detailed and accurate information on future development plans for the community and its surroundings prior to purchase. You may have to dig a little for some information but the effort will be worth it. REMEMBER, it’s the buyers responsibility to understand the implications of their neighbourhood’s future development planning, though most show homes provide overviews of this information.

On a macro level you can obtain copies of local and regional economic growth patterns and job creation data through Economic Development Edmonton or Statistics Canada. And finally, use on-line resources to chart and map crime statistics, population patterns, and income stratification to truly understand how the future may unfold for your community. It’s also advisable to review where new business development initiatives are targeted as that inevitably means population growth which may help grow the value of your investment.

It’s A Little Work That’s Worth A Lot! While this may sound a bit “extreme” to the average home buyer, trust me, it’s important. A well defined and innovative development plan, executed professionally, in a high growth area of the city, can yield “thousands” of extra dollars in equity when your new community finally reaches completion. Public amenities like schools, leisure centres, parks and recreation development, and even commercial and transit construction can have dramatic positive (and sometimes negative) impact on a property. And, often these do not exist at the time of your purchase.

When you finally decide on your home plan and work through all your exterior detail and interior décor selections, the final outcome of the product and the benefits you will enjoy are well understood. However, buyers often ignore the “living environment” around their home which can lead to unexpected outcomes that could have been avoided through a little homework before you signed the sales contract.

orking with your new condo sales representative is much like soliciting the help of a relationship matchmaker to find you the perfect mate. If you were to visit a matchmaker, you would be prepared with your list of wants and want-nots. For example, “I’m looking for tall, dark and handsome…” These specific details should direct your matchmaker toward a short list of ideal mates. If you can regard your new condo sales representative’s job similar to that of a matchmaker, together you should be able to find your perfect love match in your new home.

There are four categories of the buying process that you should be able to discuss with your sales representative/matchmaker on your first meeting: area, product, money and timing. Knowing the answers to these questions will lead you toward your first date with your potential

new home. Let’s be honest, going on a bad date is excruciating and, in hindsight, makes you wish that you had been cliché enough to arrange an “emergency call” from your girlfriend. If you know what you are looking for, you can avoid the bad dates and fast track your way to the good ones.

So let’s start the matchmaking process with your ideal area. Where do you want to live? This decision could be based on things like proximity to work or the convenience of public transit. Perhaps all of your friends are putting down roots in a new community and you would like to live close to them. Also, what are the features of your new community? Are there amenities within a few minutes of driving such as schools, recreational facilities, grocery stores and restaurants? In speaking with your sales representative, ask them to point out the community highlights. All of these conveniences should be considered and prioritized by you as part of your buying process.

Next, you will want to establish the kind of product you are looking for.

Perhaps the square footage and floor plan you are envisioning could be either a townhome or an apartment-style condo. Things that are exclusive to a condo purchase include no exterior yard maintenance, a reserve fund for repairs or renovation in the future, safety of close neighbours, and a lock-and-go lifestyle. Your sales representative should be able to provide you with the features and benefits of their product. Narrowing down your options within the product line will streamline your decision-making process.

One of the biggest decisions you will make is what you can afford. First, consider the amount of your down payment. Most builders and lenders will require a minimum of five per cent down. This is one of the details that you will want to clarify with your sales representative. Next you should know the budget that you are comfortable spending each month on your living expenses. Factor in your mortgage payment, condo fees, taxes, and any utilities or other services that you may require, such as Internet and cable.

Most importantly you will need to be approved for the financing of your mortgage. Knowing the amount that you have for a down payment, your monthly budget and your mortgage approval amount will be largely beneficial in identifying your options.

Finally you need to know the timing of your move. If you are ready to move tomorrow, you should clarify this quickly. Perhaps the builder that you are considering will not have their project completed until spring of next year. In this case you know that your efforts and time will be wasted with this particular development.

Searching for your new condo is an exciting adventure. Being prepared by knowing your wants, needs and abilities in the buying process by uncovering the area, product, money and timing that will suit you should gracefully uncover the condo of your dreams. Don’t go into the dating scene blind.

There is no sense in dating a daredevil if you are afraid of heights!

How Much Does it Cost to Build an Energy Efficient Home?

T

his is a question I hear quite often. The answer might surprise you. I hear people say it can cost 10-20% more to build a green home, that’s $30-60000 on an average Edmonton home. Now, I suppose if you worked at it hard enough, you could go that far. What if I said you could build a very efficient home and you would pay, for an average 1800 sq. ft. home, $250 - $1200? I will share with you 5 things that, combined, will improve your home’s performance substantially.

First is air sealing the home. Many new homes in Alberta aren’t built as tightly as they could be. The company I work for changed our sealing techniques with our trade partners a number of years ago. By paying attention to this we reduced outside air infiltration by over 40%.

As the building envelope was improved, we had to ensure that fresh air was still coming into the home. This was done with a Heat Recovery Ventilator (HRV). An HRV removes stale air from your home and exchanges it for fresh air from outside.

While doing this, the heat from the outgoing air is transferred to the incoming air.

Windows are the next improvement to make. A triple pane window with a low-e coating & argon fill is a great overall performing window. It provides superior R-value and still allows the free heat from the sun in winter. As a side benefit, you’ll hear less noise from outside with these windows as well.

A high efficiency (over 90%) hot water appliance will improve your energy consumption dramatically. Most hot water tanks are only 60% efficient; changing to a high efficiency unit will reduce your hot water costs by 33%. I am quite fond of many of the tankless units on the market currently. They take some getting used to, but they have many benefits.

An emerging technology (it’s only 20 years old) that is well worth installing is a Drain Water Heat Recovery (DWHR) unit.

This unit removes the heat (only) from your drained shower water and transfers it to the incoming fresh water before your water heating device. This not only saves you money, it improves the performance of any how water device.

The last thing to do is to get the home rated for energy performance. This is done by a Certified Energy Advisor (CEA).

A CEA is certified by Natural Resources Canada to model and test a home for energy efficiency. This is 3rd party verification of your home’s performance. After the CEA has completed their

work, they supply you with an EnerGuide Label. This label is similar to the EnerGuide labels on your appliances and will give you an indication of your home’s overall performance. The rating goes from 0-100 with 100 being best. The average new home in Alberta is built to an Energuide 72-74.

So now the real question: how much does this cost? Depending on the builder and their economies of scale, expect to add $5000-5500 to the sale price. So what happened to the $250-1000? Well, typically we don’t pay for the home in cash, the banks pay a portion. We pay a deposit, typically 5-20%; the rest is in mortgage funds. To borrow $5000 on a 25 yr. mortgage costs, at today’s rate, $290/ yr. You will save more than that on your utilities per year, so the rest remains cost neutral and there’s a return on your initial investment.

Now for the bonus: if you use mortgage insurance through CMHC or Genworth there is a 10% rebate on those fees if your home meets their energy requirements. These requirements are changing so see their websites for further information.

Energy efficiency can have some costs, but some small well-placed dollars can go a long way as well.

ALMOST TWO-THIRDS OF YOUNG CANADIANS (63 per cent)

are looking to purchase their first home within the next two years, according to a recent RBC Home Ownership Poll. But these 18- to 34-year-olds have significant concerns about making the leap. Almost half of respondents (49 per cent) in this age group cited affordability as a reason they had not yet purchased a home, while one-third (34 per cent) said they were saving money for a large down payment.

“Buying your first home is a major milestone and you want to ensure you are both financially and emotionally prepared,” says Michael Schmidt, manager of client segment strategies. “There are no ‘do-overs’ when buying your first house, so it’s important to arm yourself with the right advice to avoid unexpected costs down the road.”

First-time buyers could also benefit from the wisdom of current owners. Three in five Canadian homeowners admit they made at least one mistake when they bought a house,

including underestimating or overlooking significant renovations that the property needed, not having a bigger down payment, and lack of a home inspection.

Schmidt provides the following tips to combat some of common home-buying mistakes: »P ut saving on autopilot: Down payment saving takes

Given today’s economic environment, the mere mention of spending home equity is considered taboo – especially in light of the recent subprime mortgage crisis in the United States. None of that, however, changes a few fundamental facts: 1. In spite of all the talk about debt, many Canadians are sitting on an

ou hear a lot of talk these days – from media and government – about debt and how the average Canadian has too much of it. Although it may well be true that many Canadians need to rein in their spending habits, there is a flip side that doesn’t get talked about enough. A record number of

unprecedented amount of home equity.

2. A large number of those Canadians sitting on their latent equity have two pressing concerns: a. Will I have enough money when I retire? b. How will my children ever be able to afford to buy their own house?

This scenario presents an interesting dilemma. The proverbial elephant in the room is home equity. Could it be a solution to the most pressing concerns of Canadians as they near their retirement years, or is it part of the problem?

The pendulum has swung quite a bit on this topic over the past five years. We’ve gone from the free-wheeling days leading up to 2008, where those investing in real estate thought they could do no wrong, to an aboutface, where spending home equity was akin to an evil deed. And, like most things in life, the truth lies somewhere in the middle.

First and foremost, we need to address some of the issues that face most Canadians today: › It is true that many Canadians are carrying too much debt and need

to find a way to spend less than they make.

› It is also true that many Canadians are sitting on an unprecedented

amount of home equity.

› Yet a record number of Canadians are also concerned about their ability

to have enough money to retire.

› Few working Canadians have faith in their pensions. › A record number of Canadians are now self-employed and have no

pension plan.

› Few working Canadians are confident in the ability for CPP and OAP

to take care of them when they retire.

› Canadians are living longer than ever.

Add this up and it begs the question: Can home equity be part of the solution?

with the bath water. Sure, the idea of spending your home equity to buy investments equates to getting further in debt – but perhaps we need to defi ne debt.

Is it possible to have good debt and bad debt?

Bad debt is easy to defi ne – any debt that is used to purchase an item that adds no value to your bottom line (lifestyle expenses such as a car, boat or vacation).

Good debt is any debt that is used to increase your net worth (a house, a rental property or other investment intended to make money).

When you use credit to subsidize lifestyle, you are simply spending beyond your means and arguably buying items that may not fit into your family budget.

The only return on this type of expenditure is immediate personal gratification. However, the potential long-term consequences of this type of expenditure could be increased debt without the ability to pay it off. Th is is exactly the type of debt the government is concerned about. They don’t want Canadians to look at their houses as personal ATMs – especially at a time when interest rates are at record lows.

The real concern is what would happen if a great number of Canadians were to access home equity, go further in debt at a time of low interest rates, only to see those rates increase. If the only thing those individuals had to show for their debt were depreciating consumer goods and a YouTube video of their last vacation, then the government’s concerns would be completely justified. In fact, you should be very cautious of increasing home or consumer debt in today’s economic environment. Interest rates have nowhere to go but up, and any use of home equity should only be undertaken after an analysis of both the long-term benefits and consequences.

However, this example should not be confused with the ability to utilize home equity to increase personal wealth, address pension concerns or assist adult children

with getting started on their road to home ownership.

The key is to analyze the long-term benefits versus potential consequences. It is entirely feasible to utilize home equity in such a way as to improve your personal fi nancial situation over the long-term, even if interest rates were to rise. Th is process would involve increasing personal debt initially but only through the acquisition of an asset that would create a long-term fi nancial benefit. An example of this would be to access a portion of your home equity for the down payment on the purchase of a rental property that, over time, would shift from a deficit to an asset that could provide a supplement to your pension plan.

Many people reading this might still say, “There is no way I’m touching my home equity.” I completely understand that emotion, but to that I would ask: Are you 100 per cent comfortable that your current pension plan is sufficient and that you will not have any need to supplement it at the point of retirement in order to live the lifestyle you desire?

If the answer is yes, then by all means, you should not, nor do you have to, touch your home equity. Your focus would be to stay the current course.

However, if the answer is no, then it begs another question: What is your plan to resolve this?

A significant number of Canadians fall into the second category and fit the following description: “I know that our current pension plan is insufficient to accomplish our retirement goals and I know that we are sitting on a lot of untapped equity that could be used to purchase some investments. But I’m simply not comfortable with risking any of that equity in an investment venture. What if we ended up losing it all?

Then where would we be?”

You would be shocked at how common this scenario is and how often that conversation is played out at dinner tables across this country. there are three major considerations: 1. The need to address retirement goals 2. The realization that equity could be the solution 3. The fear attached to taking on more debt

As you explore your own personal situation, consider these factors, and how equity might be part of the solution.

ore than four million people moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

HERE ARE SOME TIPS TO HELP YOU AVOID FINDING DAMAGED ITEMS AT YOUR DESTINATION:

1. Consider purchasing boxes from your mover. The most

common packing mistake we see are people getting free boxes at the grocery or liquor store, and then putting too much weight in them.

For example, using a large box to pack books and magazines could make it too heavy to lift, and the box might break during the move due to the weight. ›› Use this rule of thumb: the heavier the item, the smaller the

how long you have lived in your current location, you will most likely underestimate the number of boxes required. Often, we hear of people who think 40 or 50 boxes will be enough, and then they realize they need upwards of 80, two days before moving day.

3. Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed.

There’s nothing more frustrating than trying to move customers’ belongings while they are attempting to shove items into boxes, and we just get in each others’ way.

This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lamp shades and cushions; we place these items in the “attic” (the area over the cab) of the truck. We can get lots of light items up there and they stay secure. Next, we create a “box wall” stacked to the ceiling to hold the items in the attic in place. We then stand plastic-wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move.

If you’re not completely packed and ready on moving day, we can’t create that box wall early on and this decreases the capacity of the items that can be moved at one time. It also eats up precious time, and therefore, money!

4. Think ahead. Start packing items you don’t use daily as early as possible.

As you pack your boxes, move them to the front of your home and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having the movers go back and forth to each room can shave 10 to 20 seconds off the time to move each box, which can save lots of time and money.

5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes designed to fit into our trucks for optimum efficiency and safety.

When it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.

smoothly is to plan it well in advance. The Canadian Association of Movers (CAM) advises consumers to get an early start, so that they have time to find the best mover – and to prevent their having to hire a rogue mover at the last minute.

Pitfalls to planning poorly or leaving booking until very late are that you risk getting limited choices for movers, unreliable estimates, empty promises and poor service.

Here are 10 tips to help you get a good move: DOs 1 DO hire a reputable mover. Check with your

provincial government, the Better Business Bureau and/ or the Canadian Association of Movers before you contract a mover.

2 DO get three on-site estimates in writing. An in-home estimate is a more accurate estimate – and that means fewer disputes later on, during or after the move.

3 DO validate any estimate that is significantly different from the others. Check the mover’s reputation and validate their affiliations.

4 DO read Industry Canada’s Consumer Checklist for Choosing a Moving Company on CAM’s website, mover.net. CAM has important information on moving for consumers.

5 DO ask how your goods are protected against loss or damage and insured while in transit. You may wish to request additional cargo protection that is based on your valuation of your shipment. And always get it in writing.

DON’Ts 1 DON’T make your decision based on the mover’s

advertisement or salesman’s promises. Glossy ads, slick websites and verbal promises won’t ensure a good move.

2 DON’T make your decision based on the lowest price or the company waiving the tax. Low prices are often altered on moving day with additional fees and only a disreputable mover will avoid collecting tax.

5 DON’T accept any verbal agreement. A verbal commitment cannot be proven in a dispute.

Always get promises in writing.

You have a responsibility to protect yourself. Find out about your rights and responsibilities. There are consumer protection laws to protect you, but it’s far easier to get a reputable mover than to try and get a remedy after the move.

Man versus Machine

› Hand-knotting is the traditional method of creating most Persian or Oriental rugs. These rugs are hand crafted with various complex knotting techniques to leave a dense, soft surface of exposed fibres. The higher the “knot-count,” the denser the weave, and the finer the rug. › Machine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time. Machine knotted rugs better simulate hand-made versions and tend to last longer than tufting. Lastly, woven rugs use looms to interlock the yarns to the backing. The quality will depend completely on the quality of the materials used.

Material Matters ›› Wool Typically gives the richest

Area rugs have been adding bold colour and exotic pattern to floors of all

forms since at least the 5th Century BC, and the high-tech carpet industry has been booming for centuries (since 1791, to be precise, when the first woven carpet mill opened in Philadelphia). Lately, hardwood floors (and their look-a-likes) have been the staple in condo design, but now I see rugs in all forms coming back in style to bring the warmth, cosiness and colour that only carpet can provide. They make the perfect complement to wood, so you don’t even have to choose between the two! To achieve this timeless look in your highrise home, here’s my “Magic Carpet” guide:

The dense, natural fibres resist soil and dirt, but often absorb stains. ›› Silk Often blended with wool in fine rugs (especially true antiques), silk gives a luxurious feel and look, but must be treated delicately. ›› Sisal Gives an inviting natural look like wool, but is rougher to the touch. Often used for stairs, welcome mats and other highly abused areas. I’m particularly a fan of using this for a dining room. ›› Nylon A very practical and cost-effective option. The synthetic fibre is resilient, and easy to clean and maintain (making it ideal for high traffic areas). ›› Polyester A synthetic similar to nylon, but less crush resistant, and harder to dye (which limits options).

Resists water-based stains but is prone to oil-based stains. ›› Olefin Another synthetic option

which is highly resistant to chemical stains (although not oil). It is often used outdoors (especially around pools) as it resists sun and moisture. ›› Leather Leather and hide rugs can come as single sheets, or woven (typically in a basket-weave form).

An organically shaped hide (real or faux) works well for awkwardly shaped rooms, or even as an accent layered over a larger rug.

Tip Ask your rug supplier about treatment options for your favourite rug type. Scotch guarding and similar treatments can increase the durability of your rug, but may also reduce the luxuriousness of the hand feel. Experts can best advise on the right solution for the material in question.

Your Brand New Pad

› Carpet pads are key to extending the life of your rug or carpet, so don’t skip this step. For larger areas, padding should be laid so the seams do not run parallel to any seams in the carpeting. This will prevent buckling and undue wear and tear. › A pad also helps a carpet to lie flatter (especially for larger rugs), and stay in place, so if your rug has a mind of its own, it’s probably only because it doesn’t have the proper support!

Selecting Your Area Rug

The look of an area rug is both classic and contemporary, mixing the crisp sleekness of a wood or stone floor below, with a warm and inviting stretch of carpet on top. Of course, this can often require a double investment. I believe getting the best of both worlds is worth it, so here are a few tips for choosing your area rug the right way: › As a general guide, you should budget the same for your rug and your sofa. Both will take a lot of wear, and be a feature you enjoy every day, so the investment should be about the same. › Area rugs are a great way to bring a splash of colour, pattern and/or texture, which can be moved or replaced seasonally as a way to keep the décor fresh.

Don’t be scared to go bold, as you can always move or temporarily store it later for a change. › If a room has one major seating group, a rug can anchor the seating area, or fill almost the whole room. › Your area rug should reach the furniture it’s grouping together, rather than float in the middle. Get a size big enough to at least tuck under the front legs of sofas and chairs.

› A dining room rug should anchor the dining chairs even when they have people sitting in them (usually about two ft. from the edge of the table). › Rugs tend to come in standard sizes, so you can measure your space in advance and have a pretty good idea of what to look for. Very common: 4’x6’, 5’x7’,6’x9’, 8’x10’, 9’x12’, 12’x14’.

Carpet Tiles

› If you want to avoid investing in some temporary accommodations, or you’re simply worried about a sudden spill or animal attack taking the value out of a good investment, carpet tiles from companies like FLOR will create either a wall-to-wall or area solution of virtually any shape and size space, which you can then or replace any time you like. I have the Hide and Batik tiles in my own design studio (in grey). › I recommend buying a few extra tiles beyond what you need. You’ll have spares for replacements, and if you want to move the rug to a new room (or new home) you can size it up easily.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse.

02 Divide by three. This figure is the monthly payment you can afford to make on your condo.

03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment.

This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.
