Canadian Home Builders’ Association

Alberta announces New President

The Canadian Home Builders’ Association (CHBA) – Alberta is

pleased to announce Stephen Amonson of Ashcroft Master Builder Ltd. in Lethbridge as its new president.

The announcement was made at the CHBA – Alberta BUILD 2013 conference in Jasper, Alberta.

Amonson is past president of CHBA Lethbridge Region and served last year as vice-president of CHBA – Alberta.

He succeeds David Hooge, president and general manager of Stepper Homes in Calgary.

Mr. Amonson is president and general manager at Ashcroft Master Builder. The Lethbridge company builds 40 to 50 new homes annually and has sales ranging from $12 million to $15 million a year. He has held senior management positions with the

Daytona Group of Companies, Homes by Avi Edmonton and Bedrock Homes Edmonton. He is a director on the Board of the Alberta New Home Warranty Program and contributes to his community through involvement in minor sports.

CHBA – Alberta will continue to focus on ensuring that home ownership in the province remains affordable and buyers have access to a wide-range of housing choices, Mr. Amonson says. “Alberta needs affordable and attractive housing or we risk throttling back the economic growth that new investment in the energy sector could bring. The province’s prosperity can only be sustained if we can attract new workers, and these potential newcomers will stay away unless they can find homes. All levels of the government should recognize the link between housing supply and the strength of the economy.”

Residential construction is a major industry in Alberta, with $15.2 billion in investment in 2012.

This year the industry is on track to build more than 33,000 homes.

“Our members have a long and proud history of meeting the demands of a changing marketplace and continuously upgrading the products and services we offer to consumers. Just one example is home warranties, which Alberta builders led the nation by introducing in 1974. We are happy to see that the provincial government will make home warranties mandatory this year but it’s important to remember that CHBA – Alberta members saw the need for a consumer protection program and offered this service almost four decades earlier,” Mr. Amonson notes.

CHBA - Alberta is the voice of the residential construction industry in the province. It represents over 1,500 business members including new home builders, renovators, developers, trade and supply companies, and professional services.

Net Zero I

n past articles, I’ve addressed various energy saving ideas as well as solar panels for generating you own electricity.

All of these sum up into the newest form of housing to hit the market in Edmonton, Net Zero Housing. Net Zero, by classic definition, is a home that produces as much energy as it consumes on an annual basis. A combination of a superior building envelope (insulation, windows, etc.), energy efficient heating, items/systems that lower electrical use, energy recovery systems and some kind of renewable energy generation, Net Zero is starting to make a small dent in the residential building industry.

There have been a number of homes already built in the Edmonton area, in fact, Edmonton currently has the most Net Zero homes built in Canada.

Although it seems these homes are only concerned with energy use, there’s a lot more to them than meets the eye.

These homes are inherently of better quality than your average built home. They have to be. Because a tight building envelope is the least costly way to get to Net Zero, the systems in place to deal with water infiltration have to be superior; otherwise the problem shows up right away because it has nowhere to go. Builders building these homes have to commit to building better quality or they will pay dearly for not doing so; nobody likes warranty work and it costs a lot more on a Net Zero Home. Builders also have to make sure that the indoor air is healthier. Because the house doesn’t let random air into it, the air is moved and exchanged mechanically;

additionally the choice of building materials for low or zero VOC (Volatile Organic Compounds) is critical to ensure a healthy living environment.

It’s been a long-standing belief that this style of living involved sacrificing lifestyle, shivering in a cold home, living “off-grid”. None of this is true. You can have it all: designer kitchens, hardwood/tile floors, extremely comfortable living and the convenience of being tied to the electrical grid. All this, in addition to not having utility bills is pretty much standard in the new Net Zero homes. Many people think this is only for small homes. While a smaller home uses less energy, we’re seeing some pretty large, luxurious homes being built as Net Zero. In fact, one of the local lottery homes was a Net Zero home this year.

This new style of homebuilding isn’t without some additional costs. Expect to pay 10-15% more than a standard home (depending on your lifestyle & the size of the home) but you have to ask these questions as well: How great would it be to have very small or no utility bills? Wouldn’t it be nice to be insulated from rising energy costs? Wouldn’t you rather pay yourself instead of the utility companies? These are not the kind of home you live in for 7-8 years and move; these are keepers and will continue to provide great value to you and your family for years to come.

hen choosing the type of mortgage you want, there are many factors you need to consider. Do you want a mortgage with a short or long term? Do you want a fixedor variable-rate mortgage? Do you want an open-term or closedterm mortgage? Each of these decisions may affect how quickly you will be able to pay off your mortgage and how much interest you will have to pay.

What is the difference between a closed-term and an openterm mortgage?

With a closed-term mortgage, you have to pay a prepayment charge if you prepay more than your

mortgage allows, or if you pay the full amount before the end of the term.

Interest rates for a closed-term mortgage are generally lower than they are for an open-term mortgage, providing you with an opportunity to pay less interest and pay off your mortgage faster.

For an open mortgage, there is no prepayment charge. It can be prepaid in part or in full, or converted to any other term, at any time.

Interest rates for open mortgages are generally higher than they are for closed mortgages because of the added prepayment flexibility.

Open-term mortgages may be appealing if you are planning to pay off your mortgage in the near future or if you want the flexibility to lock in at a fixed rate in the near future.

Why is there a prepayment charge for a closed-term mortgage?

The purpose of a prepayment charge is to compensate the lender for the economic costs incurred when a prepayment amount exceeds the prepayment privileges permitted under the mortgage. These costs include prepayment transaction costs, plus the full-term amount of interest that was designed, in part, to acquire the mortgage and that the lender will not recover when a mortgage is prepaid.

A prepayment charge is required when you: ›› Prepay an amount greater than your mortgage agreement allows ›› Refinance your mortgage before the end of the term ›› Transfer your mortgage to another financial institution before the end of the term ›› Prepay the full amount of your mortgage before the end of the term ›› Sell your home for less than the outstanding balance of your mortgage ›› Move your mortgage to a new home and transfer less than the outstanding balance of your mortgage to the new home How is the prepayment charge calculated?

The prepayment charge for a fixed-rate mortgage is the greater of: (i) three month’s interest on the amount prepaid at the interest rate; or (ii) interest for the remainder of the term on the amount prepaid, calculated using the “interest rate differential” (IRD). The IRD is the difference between the interest rate and the posted rate on the prepayment date for a mortgage with a term similar to the time remaining in the term and having the same prepayment options. If, when you obtained the mortgage, you received a reduced rate that is below the

posted rate, deduct the amount of this rate reduction from the posted rate before calculating the difference between the interest rates.

It is important to note that because the IRD calculation is the difference between your existing mortgage rate and today’s rate, if today’s rate changes your IRD will also change. In addition, the IRD may change if payments are not made.

The prepayment charge for a variable-rate mortgage is three month’s interest.

How you can estimate your prepayment charge: Example for a closed, fixed-rate mortgage

Let’s assume you have a mortgage for a five-year term with a nine per cent interest rate, taking into account the 0.5 per cent reduction in the interest rate you received at the beginning of the current term. You still owe $100,000; however, you have inherited $100,000 and are thinking of using it to pay off your mortgage. You have used all the prepayment options available to you. There are 36 months left before the mortgage maturity date. The current interest rate for a mortgage with a similar term is six per cent.

WHO IS RESPONSIBLE FOR LOSS OR DAMAGE DURING

The Canadian Association of Movers (CAM) says consumers need to know the risks, understand who’s liable and take steps to protect themselves.

Homeowner insurance may not cover your household goods in transit. It’s important that consumers understand what the mover will do in the event of a problem.

The liability for loss or damage is shared between the consumer and the mover. In law, a mover’s liability is only $0.60 per pound per article moved, and the consumer assumes the remainder of the risk. This means that for a 50-pound TV, the mover’s liability is $30. This coverage is generally not sufficient to protect the customer. Household goods, on average, are worth $10 per pound or more.

A reputable mover will offer to accept the customer’s risk for a fee or include this coverage in the price of the move. The fee may be based on either the

value that the customer declares for the goods, or the $10 per pound average.

The mover is not liable for loss of or damage to contents of customer-packed boxes unless there is negligence by the mover. If the consumer has to file a claim for lost or damaged articles, it’s the mover’s option whether to arrange for repair or replacement within limits of the mover’s liability.

Movers are liable only for goods that are disclosed to the mover on the face of the contract – the Bill of Lading. If items are carried by the mover without knowledge and the customer claims loss or damage, the mover cannot be held liable.

Consumers should not put jewelry, money, stocks/ bonds and important documents in with the household shipment, but should carry these themselves. Items of extraordinary value should be appraised before shipping to ensure that their valuation is understood by both the mover and consumer.

Ask for an explanation of your risks and the steps the mover will take to reduce those risks. It’s easier to fix a problem before it happens than to try to get compensation after the fact. And get all your agreements with the mover in writing.

In fact, post-flood spending will more than compensate for the drop in economic activity related to the natural disaster. RBC is upwardly revising its provincial real GDP growth rate to 3.2 per cent in 2013, up from the three per cent previously projected, due to the anticipated economic boost from postflood spending.

Alberta’s economic momentum may have faltered slightly during and immediately after the floods which displaced approximately 100,000 residents, resulting in production disruptions in the oil and manufacturing sectors, temporary shutdowns in the pipeline sector and a loss of tourism traffic, among other adverse economic consequences.

be temporary. The Alberta government recently estimated that the floods will add 0.2 percentage points to growth in 2013 and 0.4 percentage points in 2014.

“There is no doubt Alberta’s economy took a hit after the floods, however, the province has shown tremendous resiliency, and we expect the economy to spring forward for the remainder of 2013,” says Craig Wright, senior vice-president and chief economist, RBC. “Post-flood spending will more than make up for the short-lived economic challenges Alberta experienced at the beginning of the summer.”

RBC says annual GDP statistics will fully capture the additional spending and work required by the reconstruction, repair and replacement that will take place, but will essentially ignore the destruction of or damage to property.

“Even without this perverse lift that the floods will provide to the provincial economy, Alberta continues to demonstrate substantial and sustained economic momentum,” says Wright.

RBC notes that as of this spring, crude oil production maintained its record pace, and merchandise exports rose by 4.8 per cent in the first seven months of 2013 compared to the previous year. Employment was up by a solid 3.6 per cent year over year in August, and at 3.2 per cent in the second quarter, population growth was the strongest it has been since 1982.

Furthermore, retail sales rose by an impressive 6.5 per cent in the first half of the year.

Housing starts in the province were tracking more than nine per cent higher cumulatively by July, compared to the same period in 2012, and home resale activity remained on a sharp upswing. RBC says non-residential building construction was flat compared to last year, but levels continued to be historically strong.

“In addition to the boost from post-flood spending, we expect Alberta’s economy to benefit from stronger capital investment in oil sands now that earlier ‘bitumen bubble’ concerns have largely receded. We expect real GDP growth of 4.1 per cent in 2014,” says Wright.

it seems impossible to find a home that’s juuuust right: some are too big, many are too small, and finding that perfect balance between comfortable and cosy can leave you wanting to just lie down. However, if you combine some cleverness with some realistic solutions, and maybe trading in or selling a few items, any sized space can feel like home. Whether you need to expand or slim down, follow my tips to fit in everything you need – and plenty of style too.

Pick a Focal Point

›› Rooms of any size need a focal point. The human brain wants to be given a place to look, and so the most beautiful schemes always give the eye something to zero in on as a starting point. ›› With wallpaper back in full force, it’s a perfect way to create an accent wall. ›› One key way to anchor a living or dining space is with an area rug. It’s a perfect opportunity to inject some colour into a neutral palette, or add a peaceful oasis where the look is busier. Even kitchens have been getting textural touches lately, with long runners (rectangular strips) giving the chef a little underfoot padding and a less utilitarian look. ›› Your rug should be big enough to tuck under the legs of your seating, not float between them like an island or bump into the walls. ›› Although it may seem counter-intuitive, large tiles can help make any bathroom appear bigger. Cladding the floor or walls with a stone showing little colour variation such as clean porcelain, pale slate, or softly veined marble (grouted minimally) will create the illusion of an unbroken plane, maximizing visual length. ›› Powder rooms are the perfect place to experiment and embrace styles you might otherwise find too wild.

Nobody has to “live” in the space so you can opt for high drama. The small vanity space is a great place to splurge on marble, and you can tile the entire wall surface in an evocative pattern. Hang a high-impact pendant or chandelier in the centre to “wow” your guests.

Mix It To Max It

›› Even if you have strictly modern or traditional taste, a room of any size needs a little bit of mixing to achieve the best recipe. Combining multiple textures is very important to give a small space visual variety (especially since you can then keep the colour consistent and airy), and just as important to keep a large space from feeling monotonous. Try to include at least five of these in every space: wood, glass, metal, leather, fabric, plastic and paint (not just your walls, but also art). ›› Mixing high end and low end gets better results than spreading out your budget evenly across the board.

Invest in a few pieces you really love, and then support them with budget-friendly finds. I do this often even in the most high-end designs. For small accents like pillows, you really can find amazing pieces at discount outlets. Just keep some money aside for that last musthave piece you absolutely need to finish off your scheme and give yourself permission to splurge.

›› In any sized space, you don’t want the bedroom décor too loud when you’re trying to get some quiet rest. Use tone-on-tone patterns, mirrored surfaces and cool hues to add visual interest that will fade away under moonlight. ›› I like to incorporate a seating area into the bedroom.

Adding a chair next to the bed gives you a place to read the paper or tie your shoe, but also a place to drop a book or glass as you drift off. In a tight space, go for a lightweight metal or plastic chair. Transparent “ghost” chairs are perfect for maintaining visual openness. In a larger space you can opt for a more plush upholstered piece, and add a serving tray when you want a flat surface.

Then, add a floor lamp (or sconce) for a reading light. It’s a quirky look full of personality, and function too.

For the first time in the history of the event, CHBA – Alberta presented Builder of the Year Awards in three categories: large volume, small volume and multi-family.

Canadian Home Builders’ Association - Alberta The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is pleased to present this special publication saluting the finalists and winners of the 2013 CHBA - Alberta Awards of Excellence in Housing. A record-breaking 412 entries were submitted by builders and renovators vying for recognition as the best in Alberta.

Strong submissions were also received from companies competing for Safety Leadership Awards.

A cost-review committee checked submissions before our 137 hard-working judges took up the challenge of choosing the winners from such a strong field of competitors.

New this year is an expanded Builder of Year Award program. Instead of a single award, CHBA – Alberta will present Builder of the Year Awards in three categories: small-volume, large-volume and multi-family. Additional awards have been added in the categories of single-family, multi-family and home renovations. A new award in the community development category will also be presented.

ack-to-school and back-towork season are in full swing, and that means more time in the kitchen preparing lunches and dinners, and less time for you to put your feet up or get other errands done. Here are some helpful tips to handle the stress of autumn.

›› What’s for dinner? Avoid the

stress and expense of last-minute dinner decisions with a little advance planning. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Post it on the fridge so whoever comes home first can start preparing it. Double the amount you make and freeze it for quick meals on the busiest nights.

›› School lunches made easy.

Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space because they stack well, and the food will keep longer. Pack

how to do age-appropriate tasks and give them a weekly chore list. You will be helping them to develop important life skills. After you show them how to do each task, post a step-by-step checklist for them to follow when they do it on their own (use pictures for kids who are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills.

›› Clean as you go. Handle small messes as they happen to save time and effort in the long run. Rinse dirty dishes and put them in the dishwasher immediately after use, before the food hardens and sticks. If something spills in the fridge, clean it as soon as you notice. If you stain an article of clothing, pre-treat it right away. Keep wipes handy for quick bathroom/kitchen spot-cleaning.

›› How’s your “to do” list working out for you? If you find your “to do”

list overwhelming and ineffective, consider approaching it differently. Rather than one long list, create several short ones based on the category of the task, i.e. errands, home, calls, computer, etc. Keep your lists together in a small notebook that’s portable and always easily accessible.

›› Multi-tasking reduces productivity. Contrary to popular belief, multi-

tasking may actually lower productivity. Switching back and forth from one task to another costs time and leads to frustration and feelings of overwhelm.

As a result, stress increases and there is a greater chance of error. Although simple tasks can be done at the same time, like watching TV and folding laundry, important, complex activities require our undivided attention.

›› Exercise decision making. Having trouble making decisions? Putting off

decisions is actually a decision – a decision not to do anything! Most of us avoid decisions out of fear of making a mistake or upsetting someone. There is an element of risk in making a decision to act, but by not taking action, we can miss opportunities for positive change in our lives. The next time you are faced with a decision, instead of imagining the worst possible outcome, imagine what could go right and how your life would improve as a result. Some guidelines I use when making decisions are “trust your gut” and “if it’s not an absolute yes, then it’s a no.”

›› Stand up for yourself. You can’t please all people all the time, so aim to

at least please yourself. It’s incredibly freeing once you consciously decide that everybody doesn’t have to like you. You’ll be able to say “no” to things you don’t want to do, and as a result, you’ll find more time for activities and relationships that nurture you and bring you joy.

buying a new home. Starting with the obvious, everything is new! You get a clean slate – no scratches on the floors, no dings in the walls, no wear and tear, no signs of life before you. And builders today are incorporating innovative new materials and technologies to ensure every part of your home operates to its maximum potential for many years to come.

Buying new means you get your home, your way – you choose the floor plan, finishes and features.

Last but not least, buying new also gives you another distinct advantage over resale – you have the chance to choose the builder.

But before you dive head-first into your new condo purchase, remember that a little research goes a long way.

Choosing the location, development and suite design is important to your lifestyle and the investment value of your purchase, but selecting the builder who will make it all happen is an equally important consideration.

Much like different restaurants specialize in different dishes, one home builder may have distinct 84

strengths over another. It’s up to you to review what’s on their menu, so to speak. Some focus on sky-high towers, while others make their focus moreintimate midrise and townhome communities. Some builders have an ecofriendly agenda, while others are all about the ultra-luxury features. Take note of what you want in a new home, and then do your research to determine what builders can deliver your wish-list.

With so many builders out there vying for your attention, how to you choose the right one?

Canada Mortgage and Housing Corp. offers some helpful tips:

›› To begin your search, check magazines (you already have the latest issue of New Condo Guide so you’re off to a great start!) and the Homes section of your local newspaper to find out which companies are building in the area you’re interested in, the types of homes offered and the prices you can expect to pay.

Look online, and check with the Canadian Home Builders’ Association – Alberta (chbaalberta.ca). Last but not least, ask people you know and trust for names of reputable builders they have dealt with, or visit a completed community and speak with a resident who’s already been through the purchasing process. Nothing beats first-hand knowledge. ›› Ask lots of questions. Find out how long the company has been in business, how many homes or condos they build each year, and what kind of background and experience they have.

›› Make sure the builder belongs to an industry organization and has the licences and registrations required to operate in Alberta. Ask for references, and contact them to find out if the purchasers are satisfied with their homes and the service they received. ›› Once you have narrowed down your list, visit the builders’ models.

Go through each one in detail, carefully noting down what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction to make an informed decision, bring someone with you who does. ›› Read through each builder’s website and other information materials to get a clearer picture of the company and what they have to offer. If possible, request a tour of a work site to look at a condo that is currently under construction. ›› If you’re considering buying in a new development, go on a tour of the community or take a close look at the master plans. Is this is the type of community where you could see yourself living in for years to come? ›› Always bring a camera and take notes. Ask as many questions as you can think of, and write down the answers to review later.

A home is probably the biggest purchase you’ll make in your lifetime.

While it can be tempting to buy on a whim, look before you leap. After all, you’re choosing the place you and your family will call “home” for the next five, 10, or perhaps many more years. It pays to do 10 minutes of homework to ensure you’re buying the right home from the right builder.

Debunking for real estate myths investors The solution to overcoming fear is knowledge. Here’s a look at some of the most common myths that hold people back from moving forward:

eal estate investment has become a popular topic around the water cooler, but to enjoy the rewards you need to take some risks, right? One choice for investors seeking less volatility in their investments is real estate. Yet surprisingly, real estate investors in Canada still represent less than five per cent of home purchasers. So it begs the question: if the majority of people think investing in real estate is a good idea, why aren’t more Canadians doing it? The answer is fear. An individual may intrinsically believe that buying real estate is good, but if the thought of doing so intimidates them because they’re not sure how or what to do, it results in no activity. It is easier for most people to do nothing than to venture into uncharted territory that is wrought with fear and false information.

1) I need to make hundreds of thousands of dollars to be able to afford multiple properties.

This is one of the most common misconceptions. The fact is, you don’t. You’d be surprised to see how the underwriting process at a bank works to help you accomplish your investment goals. Although every lender has their own internal way of calculating the rental debt, they all generally follow a variation of the following formula: ›› Calculate 40 per cent of your verifiable income (if you’re self employed, that would be 40 per cent of the two-year average of line 150 on your tax return).

I call this number your Debt Service Limit (DSL) – the maximum amount of money that a lender wants to see you pay toward servicing your Personal Consumer Debt (PCD). ›› Next, calculate your PCD. Your consumer debt includes, but is not limited to: your principal residence mortgage, property taxes, car loans, leases, monthly credit card bills, or any other personal consumer debt. ›› If you are looking to buy a rental property with break-even positive cash flow and your DSL is higher than your PCD, then you will be able to qualify for a mortgage on that rental property. ›› As you add more properties to your portfolio, the lender can simply offset the rental income against the cost of the mortgage and consider your rental portfolio as a stand-alone entity that services itself. ›› W hat many fail to realize is, using this formula, if you qualify for one, you would qualify for multiple properties without having to increase your personal income. The key is working with a broker or lender who understands how to build a portfolio.

2) My banker told me that I shouldn’t buy any rental properties or that they cannot offer me a mortgage on rental.

This is a classic case where many Canadians fail to understand that not every loan officer at every bank is an expert in real estate investment portfolios. You will recall that I mentioned earlier that less than five per cent of Canadians purchase real estate for investment purposes. Well, the same statistics hold true for bankers and brokers. Less than five per cent of bankers and brokers understand how to work with real estate investors.

The fact is, not every bank in Canada has an appetite for lending money on rental properties and some are much more investor-friendly than others. Each bank has a different way of calculating rental income and may use a different percentage of the rent to help you qualify for the loan. The challenge is that if

your personal bank is not investorfriendly, you may make the mistake of assuming that would be the same case everywhere else. Simply choosing the right lender could allow you to purchase multiple properties without a higher income.

The solution is to work with a mortgage broker who understands the rental policies at all the banks (not just one of them) and can help you build a portfolio that suits both your short- and long-term goals.

Tip: A good broker who knows how to work with investors will offer you a consultation to review your long-term goals and work with you to develop a portfolio rather than focus on the transaction.

3) I need a fortune saved up in order to buy real estate.

This is a myth that actually has two sides to it. On one hand, many Canadians are not aware of the down payment options available to them, and on the other hand, there are still those who think they can buy real estate with nothing down (usually after watching some late-night TV show).

The fact is, since the government rule changes, you do require 20 per cent down from your own sources for residential rental properties in Canada. However, what many still fail to realize is that equity in your own home or existing real estate is considered your own money and a percentage of that equity can be used for your down payment.

Here’s the formula:

(market value of your home x 80%) – (existing mortgage or line of credit) = potential accessible equity Example

Value of home = $400,000 Mortgage = $120,000 No line of credit at present

$400,000 x 80% = $320,000 $320,000 - $120,000 = $200,000

In this case, the homeowner has $200,000 to invest. If this were to represent a 20-per-cent down payment, then the maximum purchase price would be $1 million.

This could represent the ability to purchase four condominium suites at $250,000 each.

There is a great number of Canadians today who are sitting on $200,000 of accessible equity in their homes today and are in the position to convert their equity into $1 million of real estate over and above the value of their principal residence, and the only thing stopping them is fear or the lack of knowledge as to how to get started.

4) Other common concerns or myths that prevent Canadians from taking that critical step forward are: ›› I can’t imagine having to deal with tenants, or, I don’t want to get a phone call in the middle of the night because someone’s toilet won’t flush.

I’ve owned a fair amount of real estate over the years and most of it in a different province. The best money I have ever paid is six to 10 per cent of the rental income on a good property manager. Invest in your manager, learn how to manage the manager and never ever worry about the midnight call. ›› W hat if my tenant skips town and I don’t have any rental income.

Couldn’t I lose a lot of money? There are two answers to that: 1 Focus your investing on towns with strong and diversified employment. Avoid small towns that would have high vacancies.

2 Always have a contingency fund equivalent to three month’s rent put aside for every property you buy at the time of purchase. That way, if you do have a vacancy, you do not have to subsidize it out of your own pocket.

5) And the biggest concern (or excuse) why most people are afraid to act: What if the market crashes and I lose everything?

The answer to this question is very simple: Invest, don’t speculate.

Speculators look for short-term opportunities to make quick cash.

They take risks and gambles, hoping to get rich quick. Investors buy for the long term and don’t gamble. Real estate investing doesn’t need to be and shouldn’t be a risky gamble. If you purchase a property today at fair market value in a town with a solid tenant base with low vacancies, and you have a tenant who is essentially covering all of your expenses and you are planning to hold that property for the long term, then the value of that property between the time you buy and the time you sell is irrelevant.

The market can crash three times over the 15 to 20 years you own it and if, in that time, the tenants help pay off your mortgage, then chances are, 15 years later, you will have made a good profit, regardless of what the market did in the interim.

Take the time to educate yourself and seek out good sources of information from those who do not have a hidden agenda, and replace fear with knowledge. That may just be the secret to going from talking about real estate to becoming part of the five per cent of Canadians who are investing in their financial future and using real estate as their safe harbour.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse.

02 Divide by three. This figure is the monthly payment you can afford to make on your condo.

03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment.

This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes.
