People often ask me what the difference is between buying a brand new home over a resale property. I would say it takes the same amount of patience, persistence and luck to find what you’re looking for. But there is one major difference – options. When buying a new home, you have the option of choosing the floorplan you want, as well as the exterior style and features you prefer from the builders’ choices. Rather than inheriting someone else’s selections, you can incorporate your personal preferences in terms of tiles, colours, fixtures, flooring and more, before the construction of the home is completed. Essentially, you can customize and personalize your home to your heart’s content! Before you set out to shop, I suggest making a list of your “must-haves.” It’s rare that a condo or house will offer every single thing on your wish list, but you’ll be pleasantly surprised at how close you’ll come. Changes in consumer demand have had a huge impact on the types of housing and community amenities offered today. Builders are more competitive than ever in terms of architectural styling, accessibility, functionality and maintenance options, too. Keep your wish list handy while you shop, and be sure to update and revise it as you go along. Once you’ve narrowed your search, you’ll see why patience and persistence pay off. Insecure… left out… hungry…under-valued… hopeless… embarrassed. Poverty hurts. It’s hard to imagine that in our prosperous region, 120,000 people are affected by poverty, including 37,000 children. Poverty is very complex and can affect anyone. Numerous factors contribute to families or individuals falling into poverty, including job loss, change in family circumstances, injury or other unforeseen circumstances. And once someone experiences a descent into poverty, it’s a daily struggle to emerge. In addition to the social impact on our community, poverty costs Alberta billions of dollars to manage. It’s time for a change. We can’t just focus on managing poverty. Together, we must help lift people out of it. After several years of work and listening to our community, United Way launched a new direction, “Creating Pathways Out of Poverty,” in June 2013. This new direction includes the vision of a poverty-free region where all children can reach their full potential, all families have financial stability and all communities are safe and inclusive. Since then they have opened 10 showhomes in 4 communities, with over 100 happy customers and counting. NEW-HOME WARRANTIES ABOUT TO GET EVEN BETTER

he Alberta government is set to launch a program requiring warranties for new homes built in the province on Feb. 1, 2014. The mandatory program will standardize and expand coverage limits, but the reality is most new homes sold these days have warranty protection. The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) estimates that 90 per cent of homes built today are covered by existing warranty programs. We have long believed that figure should be 100 per cent. All members of CHBA – Alberta provide warranty protection as a condition of membership. The Association was a pioneer in this area of consumer protection, offering the first new-home warranty program in Canada starting in 1974. It made sense to our members back then to ensure the most expensive purchase most people will likely ever make is covered by a warranty. It makes even more sense now with the average price of a new home in Edmonton topping the $500,000 mark and coming equipped with high-tech systems not even dreamed of back in the year when the first products with barcodes first hit grocery store shelves. Innovative thinking on warranties is just one example of how CHBA – Alberta members are leaders in the residential construction industry. As you evaluate prospective builders, it is worth considering whether you want to put your faith in an industry leader or a follower. Our members abide by the CHBA’s Code of Ethics, which is based on principles of fairness, integrity and consumer satisfaction. They have access to resources that help them stay informed about technological advances, regulations, products, materials, financing and design innovations.
Many of our members at our BUILD 2013 conference took advantage of the opportunity to be briefed on the details of regulations for the new mandatory warranty program. That’s because they have an ongoing commitment to understanding how new programs will affect homebuyers – their customers. The new mandatory program provides 10 years of coverage on the major structural components of a new home, five years of protection on the building envelope with the option to add another five years of coverage, two years on defective materials and labour related to delivery and distribution systems, and one year on labour and materials. This clientele wants to be closer to the city core.”

This shift has prompted Celebration Homes to satisfy those requests by building infills, which involves knocking down an old house in a mature neighbourhood and creating a new one in its place. The company still builds homes in new subdivisions such as Starling at Big Lake and the Ravines of Richford, as well as the retirement community Touchmark at Wedgewood, but Randy figures about a third of their business is now infills. “We have a lot of experience with infills. Some of the neighbourhoods we’ve built in are Buena Vista near the Valley Zoo, Dovercourt northwest of Westmount, and the Westbrook area,” says Randy.
With his interest in design, it’s no surprise that the firm does a lot of architect-driven work. These super high-end, architect-driven projects aren’t limited to new builds - Celebration has expanded into sophisticated renovations as well. The partnership with architectural firms works well. The architect does the creative work and Celebration executes it. “Because we have a more refined design sense than the average contractor, we communicate well with the architectural firm and can look at the design and offer suggestions to ensure its functionality works for the client.”
According to Randy, not only do you get a new home in an already established neighbourhood, infills are usually a more financially and environmentally sustainable way to build a home. “Plus it’s nice to build where you already have huge trees all around you and not a moonscape!”

raciously hosted at the home of Krishna Gupta, Rohit Group of Companies, on Nov. 4, 2013, what started as a small gathering of friends in 2010 to fill baskets with items for WIN House, has grown to 100 women arriving with hundreds of beautiful, new items for “Baskets of Hope,” an initiative intended to help make Christmas special for women escaping violence. More than 2,400 new items were donated, everything from plush bathrobes, snuggly blankets and beautiful handbags, to chocolates and gift certificates – all intended to help wounded women feel cared about and valued. Baskets of Hope founder Dianne Young says, “I am overwhelmed with the response to what began as a small group of friends who joined me to do something to support women escaping violence. One-hundred women came together to reach out and touch the hearts of those who feel alone, scared and often forgotten. I am truly humbled by this outpouring of support. There are no words to describe the generosity of women in Edmonton… a wonderful demonstration of the special bond that links us all.”
Business leaders, community members, family and friends gathered to make the 2013 event a memorable one. Krishna Gupta, president of Rohit Charities closed the evening with, “Words cannot express my gratitude for what has been accomplished here and I want to thank each of you from the bottom of my heart for taking the time to be kind and generous.”

He had learned the fine art of furniture making in his native Italy, and after immigrating to Canada in the early 1960s, he gained experience in all areas of home building. Being a small volume builder – they build between five to 10 homes annually - allows Pompei to focus on the customer and quickly and efficiently make changes as needed. One way of making sure the client’s home is exactly what they want is by using state-of-the-art 3D computer aided visualization technology. Clients are able to design and see their home unfold in front of their eyes. These full colour renderings help clients visualize the layout and see it from multiple angles. The program also allows the flexibility to experiment with different colours and products right down to how they want the fireplace to be detailed. “It’s a great tool because they can visualize their dream home before it’s built. It’s very detailed and allows us to fine tune,” explains Dario. “It also allows us to see any potential mistakes and rectify those. There are no surprises for the customer.” Keeping up with technology isn’t limited to the design stage. Pompei also keeps up with the latest green technology in home building. They search out the green options that are cost effective and add value to the home and the client can choose to incorporate them into the home.

uilding a new home is a very exciting time. Often, thinking about landscaping may be the last thing on your mind, given all the other decisions you are making. However, by keeping in mind a few key elements, achieving the “yard of your dreams” will be easier and stress-free once your home is built. Know the facts Understanding the restrictions and capabilities of your lot is important. Builders differ as to what is included in the price of your home and lot. There will be legal responsibilities for landscaping your new home. Rough grade, final grade, landscaping deposit and seasonal holdbacks are all terms you will need to familiarize yourself with. Rough grade approval will likely be applied for and absorbed in the cost of your home. Any extra excavation required for retaining walls will be at an additional cost to you. Know what you are required to do and what your builder has included. Your developer will have some landscaping guidelines and requirements for your neighborhood. These must be followed as requested by the developer. The developer requirements in most cases include frontyard landscaping and the design or style of your fencing. Keep in mind what type of soil you have, how much sun you get in the front- and backyards of your home. How much room do you have? Does your neighborhood allow underground irrigation? Will you require additional pipes to be installed? All of this is much easier and affordable if thought out and planned beforehand. Ask questions! Make a wish list Having an idea of what the final overall effect you are trying to achieve is helpful. Determine the landscaping features and needs you want and put them down on paper. Try to list every feature you would like under ideal circumstances. Don’t be afraid to consider designs that are of a larger scale. With a little creativity from your landscaping contractor, together you will be able to adapt and scale down most designs to fit your property and give it personal flair. THE LEGACY AND INSPIRATION Stan Alldritt Sr’s vigorous work ethic, ingenuity and distaste for mediocrity continues to inspire the Alldritt Group to this day. The story of how the Alldritt Group began is not only interesting but also inspirational. Born in 1909 in a small town north of Dublin, Ireland, Stan Alldritt Sr. sought to stake his own claim in the new world. With a sense of adventure and a great work ethic instilled upon him by his family, Stan Sr. came to Canada in the early 1930’s. Upon arrival, Stan Sr. obtained a teaching degree from the University of Saskatchewan, followed thereafter by a degree in Geotechnical Engineering. He worked for many years in both fields, though as the 1930’s drew to a close, the possibility of war grew ever more real. The Canadian government sent out a decree seeking engineers to be trained to help with the war effort. Jumping at the opportunity to give back to his new found country, Stan Sr. was off to Ontario where he was trained as an Aircraft Engineer. Receiving top marks in his class, Stan Sr. was offered his choice of posts. After settling in Edmonton, Stan Sr. worked at the aircraft repair division at the Edmonton Municipal Airport. Damaged aircraft would be sent in crates via ship from the warfront to Canada, and then via rail to Edmonton. Once repaired, the planes were then flown back
to Europe to rejoin the war effort. Interestingly, the government would hold regular salvage auctions. At such auctions, Stan Sr. would purchase wooden crates that the aircraft parts came in, taking them home and stockpiling the nails and wood in his spare time. In addition, he would scrape the solder from the stainless steel boxes (used to ship aircraft engines) which were obtained from the same auction, selling the lead back to the government to manufacture bullets for the front lines. With victory abroad nearing, war related aircraft work began to dwindle and the Edmonton based aircraft engineers were encouraged to seek post war opportunities. Knowing that day would come, Stan Sr. had amassed a sizable stockpile of building materials. With that ingenuity, vision and resources, the present day Alldritt Group was born. Beginning with the homes at the NW corner of Stony Plain Road and 124 Street in 1943, and then the adjacent apartments (still standing to this day), the Alldritt Group began providing quality homes in a timely manner to meet the housing shortage that followed WWII. During the process every detail is considered and the computerized design calculates exactly how much material is needed and how much to cut reducing waste. “As a result, the components all fit exactly,” says Beyer. “And because it’s so precise, the home is more energy efficient.” Landmark homes reach EnerGuide ratings of 80 and higher; most homes in Alberta are built in the 72 to 76 EnerGuide rating. Of the homes registered as EnerGuide 80 or higher in Alberta in 2010, more than 60 per cent were built by Landmark. The process also reduces green house gas emissions by more than 6.21 tonnes/house; a 55 per cent reduction compared to conventional construction. The automation also allows Landmark to speed up construction time; it takes a day to build the components, which are then transported to the site where they are assembled in one day. From start to finish the home is move-in ready in three to four months. LBS is the only facility of its kind in Canada and can create the building components for three to four complete homes per eight-hour shift. Today, all Landmark homes built in the Edmonton region, with the exception of multi69
storey apartments, are produced in this facility. Landmark’s dedication to sustainability and top-of-the-line energy-efficient features – both inside and outside of the home – is helping to redefine an industry-leading level of energy efficiency. There are no scratches on the floors, no dings in the walls, no wear and tear, no signs of life before you. Buying new means you get your home, your way – you choose the floorplan, the finishes and features. And possibly most importantly, buying a brand new home offers yet another distinct advantage over resale – you choose the home builder. Before you dive head-first into your new home or condo purchase, remember that a little research goes a long way. Selecting a location, development and design is important to your lifestyle and the value of your investment, but selecting the builder who will make it all happen is an equally important consideration. You might ask, how different can one builder be from the next? Think about all the different types of homes and condos out there, and therein lies your answer. Some companies focus on soaring skyscrapers, while others develop close-knit urban townhome communities, or detached lowrise homes that offer the ultimate in privacy. Some builders have an eco-friendly agenda, while others are all about the ultra-luxury features. Take note of what you want, and then do your research to determine what home builders can deliver your wish-list.

Nothing beats hearing about first-hand experience. ›› Ask questions. How long has the builder been in business? What kind of experience do they have? How many communities do they build each year? ›› Make sure the builder belongs to an industry organization and has the licences and registrations required to operate in Alberta. Ask for references, and contact them to find out if past purchasers are satisfied with the homes and the service they received. ›› Once you have narrowed down your list, visit some presentation centres and show homes. Tour each one in detail, comparing what you liked and what you didn’t. Take your time, and if you feel you don’t know enough about construction to make an informed decision, bring someone with you who does. ›› Read through each builder’s website and their marketing materials

fter an often-challenging 2013, the economy in much of Canada is expected to gather momentum through 2014, which, of course, would be good news for the real estate market. Various housing agencies, realty firms, major banks and other stakeholders are releasing reports of months passed and forecasts for those about to unfold.
Remember, when you buy a home, you don’t buy a national market. Meanwhile, there’s interest rates and prices of consumer goods to monitor, with the Bank of Canada recently once again holding its influential overnight lending rate at one per cent. There are now reports that the BoC may not raise rates until 2015. HOW TO MAKE SENSE OF IT ALL? Welcome to the first steps of becoming a homebuyer. Long before you visit your banker or start attending grand openings, model previews or open houses, experts say you should undertake a thorough self-education process that involves learning the basics of mortgages, reviewing your personal finances and researching your prospective home market. It’s time well spent, for all of this due diligence will prepare you for one of the most important steps you’ll ever take, and will help you make the necessary decisions from an informed and confident point of view. Managing this process also includes keeping abreast of financial news, as well as any developments in your job security and credit-worthiness, and in the neighbourhood you’re considering buying in. Remember, when you buy a home, you don’t buy a national market. You don’t even buy a provincial, regional or even metropolitan one. You buy one property on one street in a particular area of a city or town. What happens in one neighbourhood may be completely different from what’s going on in another in the same city, or from one street to the next, and certainly from house to house. That’s why it’s important to not be overly concerned or excited by national trends and averages – be they positive or negative, disconcerting or glowing, about employment, home prices, housing starts or other important factors. Experts suggest you take a long-term view – five to seven years – of your home-buying decision. This will likely produce a brighter and more stable picture than anything caused by short-term vacillations.

hether you’re looking for a custom-crafted home or one built from a well-designed plan, Entity Homes can turn your dreams into a reality. Entity Homes has been building quality-crafted homes showcasing a fresh, modern look since the company was started by Raminder Sodhi in 2003 in response to a need he saw in the industry. “I wanted to build a home to my specifications and I couldn’t find a builder who could put my needs and dreams into perspective,” Sodhi says. Entity Homes started out building one or two custom homes a year, but the response from their clients was so tremendous that the business grew quickly from referrals and now “we are more of a small- to mid-size home builder,” Sodhi says. “We still build custom homes, but we also have production homes so we have several models people can choose from,” says coowner Sunny Sahni, who joined Sodhi at Entity Homes in 2007. “We can offer plans from single-family front-attached garage and rear-lane homes to multi-family duplexes and four-plexes. Every home if different, but we put the same quality craftsmanship found in our custom homes into all our other homes.” Entity incorporates some of the highend elements from their custom homes, such as wide open staircases, five-inch plank engineered hardwood floors, maple cabinetry and an abundance of glass especially on staircases, into their production homes while still maintaining affordability. “We offer a high level of standard specifications in every home we build so people are getting something special regardless of the size of the home,” says operations manager Gary Hoeft. “Another feature that we’re known for is an abundance of windows and supplying large windows throughout the home for lots of natural light.” What really sets Entity Homes apart from other builders is “our ability and willingness to customize any plan,” Sodhi says. “No matter 86

(CMHC) expects total housing starts to be stable in 2014, as fundamentals such as employment growth and migration continue to support the Canadian housing market, according to CMHC’s fourth quarter 2013 Housing Market Outlook, Canada Edition. “In the new-home market, builders are nevertheless expected to limit the number of housing starts while inventories of unabsorbed units, completed and under construction, are drawn down,” says Mathieu Laberge, deputy chief economist for CMHC. “In the resale market, homebuyers have been motivated to advance their purchases and lock-in pre-qualified mortgages given the recent moderate increase in mortgage rates. It is expected that existing home sales will increase modestly in 2014 with improving economic conditions.” On an annual basis, housing starts are expected to range between 179,300 to 190,600 units in 2013, with a point forecast of 185,000 units, down from 214,827 units in 2012. In 2014, housing starts are expected to range from 163,700 to 205,700 units, with a point forecast of 184,700 units. Multiple Listing Service (MLS) sales are expected to range between 439,400 to 474,000 units in 2013, with a point forecast of 456,700 units, about equal with the 454,005 in 2012. In 2014, sales are expected to range from 438,300 to 498,100 units, with an increase in the point forecast to 468,200 units. The average MLS price is forecast to be between $372,300 and $383,700 in 2013, and between $374,100 and $396,300 in 2014. CMHC’s point forecast for the average MLS price calls for a four-per-cent gain to $378,000 in 2013 and a further 1.9-per-cent gain to $385,200 in 2014. BUYING A NEW HOME

f it is your fi rst time buying a home, you may not know that there are other costs involved besides the purchase price. In order to be properly prepared, you should understand what is included in the total purchase price shown on your Purchase Agreement and what other costs you will be responsible for. The Purchase Price is the agreed-upon price of your new home set out in your Purchase Agreement. This is the base Purchase Price. Here is a list of some additional costs you may be required to pay when you are buying a newly constructed home: GOODS AND SERVICES TAX (GST) is payable on the
construction or purchase of a newly constructed home. You may be able recover some of the GST paid for the new home through the federal government’s GST New Housing Rebate. Usually, the total Purchase Price indicated on your Purchase Agreement will include the net GST – that is, your base purchase price, plus the full GST payable, less an amount equivalent to any applicable GST rebate. However, your Purchase Agreement may say you have to pay the GST in addition to the total Purchase Price shown on the Purchase Agreement. If you receive a credit for the GST New Housing Rebate on your Purchase Price, you will have to assign the GST New Housing Rebate to your Builder. This means your Builder will apply for the Rebate and you will not be able to. If you do not qualify for the GST New Housing Rebate, you must pay the full GST payable to your Builder even if the Purchase Price indicated on the Purchase Agreement shows a credit for the Rebate. EXTRAS/UPGRADES If the Builder has agreed to provide any upgrades, the cost of the upgrades is usually set out in a separate agreement and must be paid for in full when you request the upgrades. If they are not paid for when you request them, then the cost of the upgrades will be paid for on the Closing Date. GST is payable on the upgrades.

LANDSCAPING DEPOSITS Sometimes, in order to ensure that the landscaping to your new home is completed properly and in a timely manner, you will be required to pay a deposit to your Builder, which you will receive back once the landscaping is properly completed. PROPERTY TAX ADJUSTMENT If the Builder has already paid the municipal property taxes to the municipality, you may have to pay your Builder your share of the property taxes for the part of the year in which you are the owner of the property. SUPPLEMENTARY TAX ASSESSMENT Sometimes, the municipality will issue an additional tax levy after your home is completed. Depending on your Purchase Agreement with the Builder, you will be responsible for the supplementary tax levy. CONDO FEE ADJUSTMENT If you are buying a condo, you may have to pay the Builder for your share of the condo fees if the Builder has paid them in advance for the month. LEGAL COSTS The legal costs involved in having a lawyer complete the purchase for you. Construction Draw Mortgages If you are paying portions of the purchase price at certain stages of construction, you will pay interest on the funds that are advanced. MORTGAGE FEES There may be fees payable to your mortgage lender such as appraisal and inspection fees, insured mortgage fees and broker fees. Your Builder, Lawyer and Mortgage Representative can give you a good estimate of the costs involved in the purchase of your new home. Don’t be shy to ask.

Daytona is currently building zero lot line homes in Paisley, with two showhomes to open in late spring. Several additional showhomes are set to open this year and into 2014 in a variety of new communities and will showcase new floor plans in a wide selection of price categories. onsider your current needs and look at least five to 10 years into the future when determining a home location that best suits your family and lifestyle. “Location is about far more than resale value,” says Eleanor Hughes of Canada Mortgage and Housing Corp. (CMHC). “Location is intrinsically linked to everything from the size of the suite and its features, to the local amenities. You must figure out what you need and want [in order] to accurately identify the location that is right for you and your family as you grow and change.” The size of your home, features and amenities affect the price, but location has the most-profound impact, points out B.C.-based Realtor and past president of the Canadian Real Estate Association (CREA), Georges Pahud. “The land is the most significant cost component and the value attached to that piece of land is most affected by its location.” To determine the location that best suits you, take an honest look at your needs, then consider features, amenities and, importantly, lifestyle. siZe The current and expected size of your family will help determine the size and
layout of the common spaces and the number of bedrooms required. Do you have children, or are you planning to? Do friends and family frequently visit from out of town? Do you need a room dedicated to a home office, gym or home theatre? Most

Give up a little square footage and you may get closer to the nearest transit stop.” Once you have a budget, you’ll know whether you can comfortably afford to fulfill your wish list. In real estate, as in life, you don’t always get what you want and chances are,
many (if not most) homebuyers will have to compromise around features, amenities and locations. Central locations typically offer less space but proximity to amenities, while suburban areas may present similar amenities although at some distance. “A select few can afford a small downtown loft or condo as well as the suburban or rural home, but most of us have to set priorities and make choices,” says Pahud. “If the amenities and lifestyle offered by a certain location are critical, compromise on size and aesthetics.” edmonton builder and developer Annual 2014 123

EDMONTON AMONG THE TOP CITIES IN ECONOMIC PERFORMANCE

askatoon and Regina are forecast to be the fastest growing census metropolitan area (CMA) economies in Canada this year, but Edmonton is right up there, according to the Conference Board of Canada’s Metropolitan Outlook, Autumn 2013. “Saskatoon and Regina continue to sizzle. For 2013, both economies are expected to grow about three times as fast as the overall Canadian economy,” says Mario Lefebvre, director, Centre for Municipal Studies. “Vibrant job markets in Saskatoon and Regina are attracting newcomers from all over Canada and abroad, boosting population growth and spurring demand for housing.” Thanks to strength in the goods producing sector, Saskatoon’s economy will expand by a significant 5.2 per cent in 2013, before easing to a still-strong 3.5 per cent in 2014. The city’s employment, which rose a robust 4.7 per cent in 2012, is expected to grow by an even stronger 6.1 per cent this year. Following real gross domestic product (GDP) growth above five per cent in two of the last three years, Regina’s economy will also continue to expand at a brisk pace. Regina’s economy will grow by five per cent this year and 3.9 per cent in 2014. Meanwhile, energy-related investment in Alberta continues to drive gains in Edmonton’s construction, primary and manufacturing sectors. Edmonton’s economic growth is expected to come in at a solid 4.2 per cent for 2013.

Calgary’s economy was to moderate in 2013, mostly as a result of the floods that hit the region this past summer. Even so, healthy gains in the goods sector will make up for an anticipated slowdown in the services sector. After growing by 4.3 per cent in 2012, real GDP in Calgary will increase by 3.3 per cent for 2013 and improve slightly to 3.4 per cent for 2014. Real GDP in Vancouver is expected to increase by only 2.2 per cent for 2013, due to slowdowns in both the manufacturing and construction sectors. A decline in manufacturing and a weak services sector will limit Toronto’s real GDP growth to 1.6 per cent for 2013. ven at the best of times, moving day can be stressful for everyone involved. Whether you are moving into or out of a condominium, lowrise home or a commercial property, a move involves trucks, boxes, packing materials, workers and a certain amount of organized chaos. As with any major event, preparation is key. There are certain things to do on moving day to make things go as smoothly as possible. The first is to be sure to bring your manners with you.
THINK OF THE FOLLOWING TIPS AS MOVING ETIQUETTE:
> Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure that the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property while items are being carried into or out of your new place. It is important to respect your neighbours’ privacy and property. > If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive. This is a time when people who work the 9-to-5 shift are not at home, and you are less likely to cause them any inconvenience. > Everyone wants to move at the same time, but this can tie up the elevators and make it impossible for residents to come and go, so instead of chaos, the property management will book a block of time for you to move. Book the elevators well in advance – in both the building you are leaving and the building you will be moving into – so that you can have the benefit of arranging your time comfortably. You should also check to see if movers are restricted to using specific doors. Sometimes there are service areas to use for moving so that the rest of the tenants aren’t disturbed or inconvenienced, or to accommodate large, heavy pieces of furniture. > Make arrangements for your pets to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having animals wandering in and out can be dangerous for them and for those carrying your belongings.

Follow these steps to see if you’ll qualify for a mortgage on your dream home 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your home or condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home or condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

Talk to your mortgage professional to find out which option is right for you, and be sure to evaluate the impact of an increasing interest rate on your monthly payment.
Should I choose an open or closed mortgage? With a closed mortgage, you pay the same amount each month for the entire term of the mortgage. Some flexibility to repay principal through lump-sum payments is allowed. Closed mortgages can be a good choice if you want a fixed payment schedule, and you don’t plan on moving or refinancing before the end of the term. An open mortgage allows you to make a lump-sum payment at any time. This type of mortgage can be paid off prior to maturity without penalty. An open mortgage can be a good choice if you’re planning to sell your home in the near future, or if you want the flexibility to make large lump-sum payments. An open mortgage generally carries a higher interest rate.
What about the term, amortization and payment schedule? The term is the length of time (usually from six
months to 10 years) that the interest rate and other conditions of your mortgage will be in effect. Amortization is the period of time (most first-time homebuyers choose the 25-year amortization) over which your entire mortgage will be repaid. Lastly, the payment schedule sets out how frequently you will make payments on your mortgage – usually either monthly, bi-weekly or weekly. Accelerated payments are also an option. These are available for weekly and bi-weekly payment schedules and are generally equivalent to one extra monthly payment per year. With accelerated payments the homeowner is able to pay off his/her mortgage faster while decreasing the overall interest cost.

It’s A GREAT Time To Buy
After three years of providing a monthly look at the real estate market from our business perspective, I’m somewhat sad to say this will be the final edition of the column – Market Smarts. Over this time we’ve examined many issues that impact people when buying a new home or any piece of real estate including basic market research that may help in timing your purchase; negotiating a better deal; the risks of buying a new or resale property; types of financing and which might fit you best; real estate investing considerations; understanding the building process; choosing NEW vs. USED; evaluating a lot purchase and a lot of other interesting topics. I will be ending the column much the same way it began with a look at where we are today in the Edmonton market. There is a saying in real estate that all markets must be evaluated locally to be relevant and certainly Edmonton is in that situation today. Almost any forecaster you can name from the Royal Bank to REIN (Real Estate Investment Network) views Edmonton as the place to invest in real estate over the next 3 to 5 years.
The Most Common Question I’m Asked – Is Today The Right Time To Buy? To me there is never a “bad” time to buy real estate. Some periods are just “more favourable” than others just as some opportunities are better than others. Some of the best purchases I’ve made have been in the most depressed of market conditions, as that is when the greatest opportunity for equity growth over the long term presents itself. If you are looking for a first home then certainly “the earliest date possible” is the right time to buy. The reason real estate creates wealth, and therefore is beloved by those seeking financial security, is based on the “time value of money” theory.

Over time, it’s very difficult to lose money on real estate purchased for your personal use. The forced savings effect of standard mortgages and 200 years 138
of economic data prove that owning your home is the best investment you can make in yourself and your future. While economic windfalls or turmoil may swirl around you, owning a family home is the most predictable path to increasing personal wealth through “equity creation via forced savings”, “capital appreciation”, generally due to economic growth and inflation, and the principle residence tax free status. Edmonton has moved off the bottom of our latest “down cycle” and is tracking back to many of the highs in terms of sales volumes and average prices seen at our last peak in spring 2008. That is right on schedule for an Alberta recovery so very little new here. Over the last five Alberta recessions, the average time period from peak to bottom back to peak is about 7 years. So in late 2013, we are just over 5 years in. To determine if upside investment potential still exists requires an examination of general real estate drivers. Two key metrics are “rental vacancies” and in-migration. In a dynamic market like Edmonton

- where people come and go for employment job creation, business investment and global commodity prices are strategically linked to real estate performance.
Wages in Alberta are also expected to again lead the nation at approximately 3 – 4% for the next few years. This means housing affordability should stay skewed for 2014 in favour of the buyer.
Today, by almost any metric, Edmonton is the place to be. It’s estimated that in 2014 the city will realize over 20,000 new migrants. Most of them will be younger singles, couples and families. With a rental vacancy rate of less than 1% in most areas of the city, you can see where rents are likely going. And, when rents go up, so do home prices, as the cost of buying starts to look more favourable than renting. This basic purchase behavior has been accelerating over the last 18 months due to historically low interest rates, despite the federal government’s best regulatory efforts to reign in housing demand.
So, I would say NOW is a very good time to buy.

As that supply falls through early 2014, expect to see prices rise at a much quicker pace.
Compounding price increases will be the slower than projected ascent of interest rates. Other parts of Canada, including key political areas, are certainly not enjoying the “growth” of Alberta, so government policy on interest rates really can’t change too much. There is also room for the dollar to fall a bit more before that factor needs to be addressed through interest rates.
Buy What Fits Your Situation – Comfortably What you buy? Well, that’s up to you and your personal situation. There are excellent opportunities in greater Edmonton’s apartment condo and townhome market, and for first buyers this is a great option. The Royal Bank in its latest economic outlook lists Edmonton as still being the most affordable large city in Canada to buy a home, though they expect that may change by the end of next year. Currently an average home in Edmonton requires on average only 28% of average household income, an amount that’s increased 1% over the last 24 months. So, be active. Today is a great time to buy and the sooner you do it, the sooner you get the time value of money and equity growth working for you. As history has repeatedly shown, that’s the most predictable way to a better financial future – not to mention a lot more fun at home. 3 tips for choosing finishes and upgrades

pon walking into the fully upgraded show suite in the presentation centre for your new home or condo, you are presented with a number of decisions for materials, colours and upgrades. You immediately go for the hardwood, which is much pricier than the laminate; you’ve always wanted a spa tub fully loaded with jets; and you love those stainless steel appliances. You stop for a second and take a breath because all you can see are dollar signs. You have to ask yourself, “is it really going to make a difference when it’s all said and done?” The answer is “yes,” but not every upgrade is worth the money you’ll pay for it. However, some upgrades from the standard features will make a huge impact, look- and qualitywise, not to mention resale value. Choosing your finishes should not be an overwhelming experience. Do your research before heading out to choose your final selections and you will be in good shape.

1 Choosing in the right order People often start by choosing a paint colour and then trying to match everything else to it. To me, that’s going backward. It’s much easier to choose your paint colour last, having it complement your other, more-permanent selections, such as cabinetry. Finishes that are the least difficult to change should be chosen last. Start with the flooring and cabinetry. In smaller spaces like condos, keeping the flooring consistent throughout will create a nicer visual flow and a feeling of openness. Next, choose the backsplash, countertop and cabinetry hardware. I wouldn’t suggest going with a bold and colourful pattern for the backsplash – keep it simple and neutral. You can add colour to your home with accessories and soft furnishings, like pillows and throws, which are easy to change as your tastes do. And trust me, they will. I don’t advise experimenting with colour on finishes that are permanent. Your countertop and
backsplash will be expensive to replace if you don’t like the end result. The countertop and backsplash should coordinate with each other, and pick up colour tones from one another. As for the hardware, I like combining knobs and pulls. Knobs for the doors and pulls for drawers, and you can never go wrong with a brushed-nickel finish. Lastly, choose your paint colour – something that matches nicely with the already-chosen finishes. Bring a wide selection of paint chips with you. designer tip I’m known for using Benjamin Moore’s Classic Grey (OC-23) for the walls, trim and ceiling. I paint the walls and ceiling with a flat finish, and the trim in semi-gloss.
2 Think resale Certain features sell better than others, which is very important to keep in mind when choosing upgrades. Stainless steel, granite countertops and hardwood flooring are all elements that buyers look for and are attracted to, and smart upgrades to invest in. Though you probably won’t be thinking “resale” at the time of your new-home purchase, it’s crucial to always keep it in the back of your mind. Remember that you want your finishings to cater to a wide demographic of prospective purchasers down the road, so be sure that your selections will appeal to a broad range of tastes and style preferences. ruLe of thuMB Spend about five per cent of your budget on upgrades, in order to maximize your return on investment.

3 Professional help The benefits of using a reputable designer will pay off. Designers have an eye for colour and they know what works well in a particular space, and more importantly, what doesn’t. It’s a wise decision to employ a designer up front to avoid making mistakes that could end up costing you more money down the line, if you don’t like the finishes that you choose yourself. A good designer who is familiar with builders’ finishes will help you to mix and match the options and upgrades to achieve the ultimate look at the lowest cost.
