WHY EDMONTON

IS AMONG THE BEST When real estate experts, economists and other observers of the Canadian housing market typically talk about the “hottest,” “biggest” and “best,” Edmonton rarely makes the conversation. Or, at best, it’s far down the list. Even RBC Economics, which produces an otherwise excellent and always well-publicized quarterly Housing Trends and Affordabilty Report, doesn’t include Edmonton in the commentary of “major city markets.” Homeowners, prospective buyers and those involved in the home building industry, however, know full well what an outstanding real estate market Edmonton represents. Indeed, this Rodney Dangerfield of Canadian housing deserves its due respect. In this 2015 edition of the Edmonton Builder & Developer Annual, we profile many communities and developments that absolutely qualify in discussions about what’s “hot” and “best.” Biggest? Who cares. Size doesn’t necessarily equate to quality, at least when it comes to real estate. Edmonton boasts a number of characteristics that other markets would love to have. These features, too, are discussed in the pages of the Annual. They include a strong economy yielding solid employment and wage growth, infrastructure improvements, increasing population, forward-thinking economic development and – importantly when it comes to housing – affordability. Edmonton may not experience the double-digit value appreciations seen in some other markets and property types, but housing here is affordable – among the most affordable in all of Canada. Not that it’s a slouch performer, either. Canada Mortgage and Housing Corp. forecasts average home prices will climb 4.4 per cent this year to about $360,000, another 3.1 per cent to $371,000 in 2015, and 5.6 per cent to $380,000 for 2016. Compare these prices to those typically quoted in Canada’s “hottest” and “biggest” markets, and you’ll understand why Edmontonians are quite happy with such growth, thank you very much. RBC and others should take note.

THE LEGACY AND INSPIRATION Stan Alldritt Sr’s vigorous work ethic, ingenuity and distaste for mediocrity continues to inspire the Alldritt Group to this day. The story of how the Alldritt Group began is not only interesting but also inspirational. Born in 1909 in a small town north of Dublin, Ireland, Stan Alldritt Sr. sought to stake his own claim in the new world. With a sense of adventure and a great work ethic instilled upon him by his family, Stan Sr. came to Canada in the early 1930’s. Upon arrival, Stan Sr. obtained a teaching degree from the University of Saskatchewan, followed thereafter by a degree in Geotechnical Engineering. He worked for many years in both fields, though as the 1930’s drew to a close, the possibility of war grew ever more real. The Canadian government sent out a decree seeking engineers to be trained to help with the war effort. Jumping at the opportunity to give back to his new found country, Stan Sr. was off to Ontario where he was trained as an Aircraft Engineer. Receiving top marks in his class, Stan Sr. was offered his choice of posts. After settling in Edmonton, Stan Sr. worked at the aircraft repair division


at the Edmonton Municipal Airport. Damaged aircraft would be sent in crates via ship from the warfront to Canada, and then via rail to Edmonton. Once repaired, the planes were then flown back to Europe to rejoin the war effort. Interestingly, the government would hold regular salvage auctions. At such auctions, Stan Sr. would purchase wooden crates that the aircraft parts came in, taking them home and stockpiling the nails and wood in his spare time. In addition, he would scrape the solder from the stainless steel boxes (used to ship aircraft engines) which were obtained from the same auction, selling the lead back to the government to manufacture bullets for the front lines. With victory abroad nearing, war related aircraft work began to dwindle and the Edmonton based aircraft engineers were encouraged to seek post war opportunities. Knowing that day would come, Stan Sr. had amassed a sizable stockpile of building materials. With that ingenuity, vision and resources, the present day Alldritt Group was born. Beginning with the homes at the NW corner of Stony Plain Road and 124 Street in 1943, and then the adjacent apartments (still standing to this day), the Alldritt Group began

providing quality homes in a timely manner to meet the housing shortage that followed WWII. Alldritt Group is still a family run business, currently being run by Stan Alldritt Jr. who carries on his father’s legacy of quality and ingenuity. Over the years, the Alldritt Group has developed or built thousands of residential units in Edmonton and its surrounding areas, which continues to this day, and has further amassed an equally impressive commercial portfolio, which grows with each passing year. dmonton, your “City of Champions” moniker may be challenged these days, given the performance of your sports teams, but there are some very important reasons we love you. Let us count the ways.

1. YOUR ECONOMY “Money makes the world go round” isn’t just a catch-phrase or cabaret song, it’s daily life in Edmonton. The geographic centre of the economic powerhouse Alberta, Edmonton enjoys natural proximity to the booming oilsands in Fort McMurray to the north, and Calgary to the south. The city boasts one of the most diversified economies in Canada, as its riches extend beyond oil and gas and into manufacturing and a number of sub-sectors and technology industries. A strong economy begets employment growth, which begets wage growth, which begets population growth – all of which leads to housing demand and potential for homeownership and real estate investment. But don’t take our word for it. Here’s what John Rose, chief economist for the City of Edmonton, told the Edmonton Builder & Developer Annual: “Apart from the sheer growth in employment, the improvement in the quality of jobs in the Edmonton region has been an important factor in attracting people to the region. “Over the past several years, Edmonton’s employment growth has been concentrated in full-time jobs and relatively high paying sectors of the economy, such as manufacturing, construction and professional services. “Increased full-time employment boosts consumer confidence as well as incomes, which are both important factors in encouraging individuals to make major investments such as the purchase of a new home. “As well, with average incomes about 20 per cent above the national average and growing, Edmonton’s economy has very strong internal momentum, which will help to balance any external shocks such as shifts in global commodity prices.” 2. THE LOW COST OF HOUSING For those looking to buy a home in Edmonton, the city is one of the most affordable markets in the country. The latest Housing Trends and Affordability Report from RBC Economics Research, for example, indicates affordability improved for condominiums in the third quarter of 2014. Affordability in detached bungalows and standard two-storey homes deteriorated, but only slightly.

Canada Mortgage and Housing Corp. forecasts an average home price of $360,000 for 2014, up 4.4 per cent from 2013; and up 3.1 per cent to $371,000 in 2015, and 5.6 per cent to $380,000 for 2016. Compare these prices to corresponding figures for Calgary – $459,000, $472,000 and $483,000. On the rental side, those who own investment properties love the fact Edmonton’s employment and income growth continue to attract newcomers to the city. This increasing rental demand keeps vacancy rates low – 1.6 per cent for October 2014, 1.7 per cent for 2015 and 1.9 per cent in 2016 – and rents rising, but still affordable for renters. Says Rose: “From an investor’s perspective, another factor to bear in mind is the age profile of Edmonton’s population. Strong in-migration has boosted the number of individuals in the 18 to 35 year old cohort. These are people in their prime years for starting a career, establishing a new household and starting a family. “As a result, the city’s demographics are particularly favourable for growth in demand for multi-family and condominium style housing which first home buyers would be attracted to.” 3. INFRASTRUCTURE IMPROVEMENTS Infrastructure is about getting people around – by road, highways and transit – and having the services and facilities in place to help them live comfortably. Any city that’s growing and not also improving its infrastructure is in trouble. Edmonton is spending billions on new public spaces, schools, essential services and transportation to accommodate its growing population. Chief among them is the construction of the Anthony Henday Ring Road, due for completion in 2016, which will open up new potential residential neighbourhoods, especially in the Northeast. Spending on public transit, particularly new LRT lines, will similarly make living and getting around various part of the city easier for Edmontonians.

Don’t mix your patterns or style genres too much – you have to understand basic principles of design to implement a sophisticated palette. Boundaries and mix of genres can be offputting if you push too far. This was a hurdle with this particular home as some of the wallpapers (chosen by the builder’s designer) did not pay attention to the style origins – this can cause confusion and make it feel disjointed and too eclectic, but we compensated on this flaw by keeping the accessories fresh and simple.

He had learned the fine art of furniture making in his native Italy, and after immigrating to Canada in the early 1960s, he gained experience in all areas of home building. One way of making sure the client’s home is exactly what they want is by using state-of-the-art 3D computer-aided visualization technology. Clients are able to design and see their homes unfold in front of their eyes. With full colour renderings, the clients can visualize the layout and see the home from multiple angles, just like they would if the house existed in more than a drawing. The program also allows the flexibility to experiment with different colours and products right down to how they want the fireplace to be detailed. “It’s a great tool because our clients can visualize their dream home before it’s built. It’s very detailed and allows us to fine tune,” explains Dario. “It also allows us to see any potential mistakes and rectify them. There are no surprises for the customer.” Keeping up with technology isn’t limited to the design stage. Pompei also keeps up with the latest green technology in home building. They search out the green options that are cost effective and add value to the home and the client can choose to incorporate them into the home.

anadian homebuyers are forgoing the larger lots and extra bedrooms of the ‘burbs in favour of urban conveniences close to home, according to a recent report titled Emerging Trends in Real Estate 2015 conducted by PwC and Urban Land Institute (ULI). Urbanization is no longer a growing trend, but rather the “new normal.” Hot on the heels of these citybound homebuyers are developers who are keen to meet buyer demand and add value to their properties by exploring new mixed-use developments like condos and rental apartments which combine residential and commercial opportunities. “In the Canadian market, the bidding on prime properties can be quite competitive. In response to this competition, the market has become very creative in finding ways to enhance value. The convergence of residential and commercial development is a way to illustrate this value,” says Frank Magliocco, national leader, Canadian Real Estate, PwC. “Residential developers have started to add retail and other services such as health care and education in a bid to attract buyers. Likewise, commercial developers are including residential components to their office and retail projects.”

CANADIAN REAL ESTATE AT A GLANCE: THE BEST PLACES TO BE IN 2015 Calgary and Edmonton have been named Canada’s top real estate markets, scoring well for investment, development and housing. Toronto came in third, with continuing migration by residents and retailers to the city core, and an already strong condo market further solidified by a lack of affordable housing. Following closely in fourth, Vancouver is expected to lead in growth in 2015, with steady foreign investment pouring into its robust housing sector. Montreal’s stable market is expected to remain so in 2015, with a drop in the condo market as it continues to absorb inventory. “Meanwhile, the city is keen to attract high-end retailers via Rue Ste. Catherine, where experts foresee the avenue being transformed over the next five years,” according to the report. While in Winnipeg, a drop in home sales has raised concerns around overbuilding impacting the city’s finances. “The real estate industry of Canada’s large urban centres continues to be an engine of stable economic growth for the country. It has proven itself to be a low-risk business environment for developers and investors,” says Richard Joy, executive director, ULI Toronto. “This is especially true in western Canada. WHY YOU SHOULD PAY ATTENTION

TO THE BANK OF CANADA BY A LYSSA R IC H A R D

E

very six weeks, you may notice news headlines along the lines of “Bank of Canada holds key interest rate at one per cent.” The articles often discuss the overnight lending rate, how the economy has shaped the central bank’s decision to either change it or not change it, and how the monetary policy has been updated. It’s a lot of information packed into one article, so don’t feel bad if some of it goes over your head at first. However, if you have a mortgage – particularly a variable rate mortgage – you may want to add a calendar reminder for each of these announcements. Why? Well, because if the overnight lending rate goes up, so could your monthly mortgage payment.

Every six weeks, you may notice news headlines along the lines of “Bank of Canada holds key interest rate at one per cent.”

To explain how this works, let’s start with some background information. The overnight lending rate is the interest rate at which banks borrow and lend money to one another, to cover the transactions they make each day. Changes to this interest rate can directly result in changes to other interest rates, such as for consumer loans and – you guessed it – mortgages; this is because each bank’s prime rate is attached to the overnight lending rate. So, as an example, if the overnight lending rate goes up by 0.50 per cent, your bank’s prime rate will also go up by 0.50 per cent. And if you have a variable rate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit. Let’s assume you bought a home for $400,000, put down 10 per cent and amortized your mortgage loan over 25 years. If your bank gave you a five-year variable rate mortgage of prime-minus 0.50 per cent (currently that would be 2.50 per cent), your monthly mortgage payment would be $1,651. If, at any time during that five-year term, the overnight lending rate went up by one per cent, your bank’s prime rate – and therefore your mortgage rate – would also go up by one per cent (so you’d be up to 3.50 per cent). At that rate, your monthly mortgage payment would be $1,841, which is an additional $190 per month or $2,280 per year you’d need to find in your budget to pay for. As of this month, the overnight lending rate has sat at one per cent for four years straight, and economists predict it will remain unchanged until at least mid-2015, so you may not need to worry about this for a while. However, the one thing you should be aware of is that interest rates will undoubtedly go up, not down – so you may want to pay attention to what the Bank of Canada says in its announcements, and prepare your budget for what’s to come.

CANADA’S HOTTEST REAL ESTATE MARKETS?

anada’s strong housing performance has been well documented – and the envy of many countries. But would you be able to guess the hottest real estate markets in the country? You might be surprised to learn that two of them are right here in Alberta. According to the latest House Price Survey from Royal LePage, Canada’s hottest real estate market is not Toronto or Vancouver, as some might expect. It’s Calgary, with Edmonton not far behind. Nationally, the average price of a home in Canada rose between 4.4 per cent and 6.1 per cent year-overyear in the third quarter of 2014. During this period, the average price of a standard two-storey home rose 5.5 per cent to $441,714, while detached bungalows increased 6.1 per cent to $405,101. Condominiums on average showed slightly lower year-over-year gains, posting a 4.4 per cent increase to $257,377. “In the seven years since the Canadian housing market began its recovery from the worldwide recession, home price growth has been robust, often greater than the long-term average of approximately five per cent,” says Phil Soper, president and chief executive of Royal LePage. “We are now experiencing a natural slowing in the rate of year-over-year price appreciation, with real estate markets moderating in most parts of the country, a transition to what our agents refer to as a ‘Goldilocks market,’ one that is neither too hot, nor too cold. To be clear, we expect home prices to continue to grow in the months ahead, but at a slower rate than we have seen in recent years.”

SUMMARIES OF SELECT CANADIAN REAL ESTATE MARKETS: Calgary: The housing market continues to be among the strongest in the country. Demand was strong across all housing types. The average price for standard condominiums surged 11.8 per cent year-over-year to $294,156, and detached bungalows increased 10.8 per cent to $515,844. Standard two-storey home prices were consistent with this trend, increasing 9.2 per cent to $499,811. Edmonton: Also saw strong price appreciation across all housing types. Detached bungalow prices showed the strongest gain, increasing 6.0 per cent year-over-year to $357,240. Standard two-storey home prices rose 5.3 per cent to $379,463, while standard condominiums climbed a healthy 5.8 per cent to $232,340. Toronto: Low levels of inventory combined with an unseasonably active August market contributed to significant price increases across all major housing types. Standard condominium prices saw the greatest increase, rising 8.0 per cent yearover-year to $383,039. Detached bungalows rose 7.2 per cent to $618,088, while prices for standard two-storey homes increased 7.6 per cent to $733,317. Vancouver: Price increases remained strong in the third quarter. Detached bungalows saw the largest increase, climbing 6.1 per cent to $1.13 million. Standard two-storey homes also experienced strong growth, rising 5.6 per cent to $1.22 million. Standard condominium prices cooled slightly by 0.2 per cent to $502,869. Ottawa: The slower winter and spring seasons left the market with a surplus of inventory in the third quarter, holding prices relatively flat in the region. Detached bungalow and standard two-storey home prices each increased by 1.2 per cent yearover-year, to $403,091 and $406,264, respectively. Standard condominium prices declined slightly, dropping 0.3 per cent to $258,132. Montreal: The average price of detached bungalows increased 2.6 per cent year-over-year to $296,857. In the same quarter, standard two-storey homes and condominiums remained relatively flat, rising 0.2 per cent to $403,714 and 0.5 per cent to $241,000, respectively.

Recently, the Canadian Mortgage and Housing Corporation (CMHC) estimated that total net migration to the area would reach 31,000 by year’s end. With the exception of last year, this will be the highest net migration seen in decades.

algary may be Canada’s hottest housing market, but Edmonton beats even its neighbor to the south when it comes to real estate investment. This, according to the latest provincial ranking from the Real Estate Investment Network (REIN), one of Canada’s leading real estate research and education organizations for investors and homeowners. The group recently developed a new ranking system – REIN Score – that rates real estate investment markets across Canada in a way that allows investors to compare markets across provinces and across the country. The REIN Score measures each city or town on five different categories for a total of 50 points including: Economic Risk (possible 12 points); Yield Growth Potential (possible 12 points); Investors’ Insights (possible 10 points), Political Climate (possible 8 points) and Accessibility (possible 8 points). “We wanted a more concise and detailed report that reflected the depth of our research,” says Melanie Reuter, director of research. “We realized that not all investors are alike and that everyone has differences in their risk threshold.

There are different measures of success and the new ranking acknowledges that. “The two most important criteria are the economic risk with a big focus on existing and future jobs and job growth, and the growth potential of yield,” says Reuter. “Will the going-rent rates mean your cash flow is good in relation to the house prices, and is there potential for more and larger growth as the local economy improves? “It is also important to take into consideration the political climate of a community and whether it has a solid growth plan, cash flow squashing taxes, and whether it has restrictive rental policies. If you can raise rents to match demand or your property taxes are expensive compared to other communities, your current and existing cash flow is compromised.” The report also takes into consideration the immediate and long-term impacts of Canada’s demographic changes. Will communities continue to attract the two largest cohorts: an aging population and a very different Generation Y? So, how did Edmonton rank number one over Calgary, considered by many sources as the hottest real estate market in Canada? “Edmonton edged out Calgary only because the properties are not as expensive,” Reuter told the Edmonton Builder & Developer Annual. “Although rents aren’t as high, there is often better ROI. The two do battle back and forth, for sure. It is often easier for investors to get into the Edmonton market, as the down payment requirement is less.” As for property types that would make for wise investment choices, Reuter cites multi-family. “(It’s) definitely an excellent asset, but they are very difficult to find.” HOW EDMONTON SCORED

DOWNTOWN EDMONTON’S REVIVAL:

LET THE GAMES BEGIN

T

he downtown Edmonton revival is a spectacle in and of itself. For years, many Edmontonians have felt that the city’s centre was lacking the vibrancy that should exist in a major city’s core. Edmonton seemed to be missing a central hub where people could live, work and play. A spark was ignited when rumours of a multi-faceted arena district began to spread. New and unique restaurants, pubs and cafes began to open in the downtown area, attracting Edmontonians back into their city’s heart. Life was re-injected into Edmonton’s core, and developers took note. Old warehouses began turning into lofts, and new condominium projects started to take shape. The City of Edmonton gave the new arena district plan the green light in February 2014, with construction on the project beginning the following month. Led by the Katz Group, the focal point of the project is a new NHL arena dubbed Rogers Place, which will be home to the Edmonton Oilers. Set to open for the 2016 NHL season, the project will change the landscape of Edmonton’s downtown and will include entertainment venues, shopping outlets, a highly anticipated Delta Hotel, as well as new commercial and residential options. A condominium project will be centrally located within the development, offering residents direct access to all the amenities the district is set to feature. The Edmonton Arena District is priced at more than $600 million, and has caused quite the development boom in the downtown core.

Follow these steps to see if you’ll qualify for a mortgage on your dream home 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your home or condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home or condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

Talk to your mortgage professional to find out which option is right for you, and be sure to evaluate the impact of an increasing interest rate on your monthly payment.

Should I choose an open or closed mortgage?

With a closed mortgage, you pay the same amount each month for the entire term of the mortgage. Some flexibility to repay principal through lump-sum payments is allowed. Closed mortgages can be a good choice if you want a fixed payment schedule, and you don’t plan on moving or refinancing before the end of the term. An open mortgage allows you to make a lump-sum payment at any time. This type of mortgage can be paid off prior to maturity without penalty. An open mortgage can be a good choice if you’re planning to sell your home in the near future, or if you want the flexibility to make large lump-sum payments. An open mortgage generally carries a higher interest rate.

What about the term, amortization and payment schedule? The term is the length of time (usually from six

months to 10 years) that the interest rate and other conditions of your mortgage will be in effect. Amortization is the period of time (most first-time homebuyers choose the 25-year amortization) over which your entire mortgage will be repaid. Lastly, the payment schedule sets out how frequently you will make payments on your mortgage – usually either monthly, bi-weekly or weekly. Accelerated payments are also an option. These are available for weekly and bi-weekly payment schedules and are generally equivalent to one extra monthly payment per year. With accelerated payments the homeowner is able to pay off his/her mortgage faster while decreasing the overall interest cost.
