BLATCHFORD

TAKES FLIGHT

If you haven’t been to the north side of Edmonton’s downtown in a bit, you just might be surprised at all the development that has happened here over the last few years, as the new community of Blatchford takes shape.

The former site of Canada’s first licensed airfield is being redeveloped into a modern community designed for the future, and that vision is quickly coming to life right before your very eyes.

With some 250 homes built or currently under construction and hundreds more on the way, Blatchford living is really taking shape. “We hosted a block party last summer that attracted about 400 people from outside

the community. Many were pleasantly surprised at the amount of development and amenities that can already be found here,” says Tom Lumsden, Blatchford’s Development Manager.

It’s not often that an urban neighbourhood so near the city’s inner core can be designed basically from scratch. Not only that, Blatchford’s 536 acres is committed to achieving a healthier, more sustainable and enriched lifestyle where up to 30,0000 Edmontonians will live, work and learn. Not to mention, it’s within walking distance of the Northern Alberta Institute of Technology (NAIT).

As Blatchford’s land developer, the City of Edmonton develops

the land, bringing in infrastructure like sewers, utilities, streets, bike lanes, landscaping in public areas, parks, etc, and then sells it to homebuilders, who then build and sell the homes to homebuyers. It’s envisioned as a carbon-neutral community that sits on prime land just minutes from the downtown core, including the Ice District and Rogers Place.

NEW GROWTH LIFTS OFF

After capping off a busy 2024 with almost 100 per cent of the land that’s ready for builder development in the first stages either sold, with a sale agreement in place or with active builder interest, there are even more exciting happenings coming

down the Blatchford pipeline this year. Plans are underway to transform the base of the former airport control tower – already a distinguishing piece of architecture in the community – into a usable community space.

Work is also moving forward on land that will eventually be home to a vibrant market district (including retail) near the NAIT/ Blatchford Market LRT station.

Homebuilders continue their momentum with purpose-built rentals, bungalow townhomes, and six-storey apartments on the way. And more greenspace is coming in, as construction of a new linear park is set to kick off this year. The new park space will bring even more green space and amenities to the community, which is currently designed to have about double the green space compared to a typical Edmonton neighbourhood.

“Residents and visitors already enjoy a playground, ice rink, community garden, apple orchard, recreational trails and a scenic stormwater pond with a view deck – and we’re excited to keep adding to that,” Lumsden says.

LRT ACCESS ARRIVES EARLY

January marks the one-year anniversary of the NAIT/Blatchford

Market LRT station opening – and the momentum around it hasn’t stopped. A pedestrian connection has since been opened from the current Blatchford development to the station. What’s more – an art installation is on the way this year and land development work is moving forward on the areas surrounding the LRT.

“It’s about a 10-minute walk from the current homes in Blatchford to the station – which is just two stops from Rogers Place,” Lumsden adds. “When the station opened last year it did so a year ahead of schedule.”

MODERN URBAN LIFESTYLE

Blatchford will be made up of two primarily residential spaces on the east and west side of the site, along with a town centre that will be packed full shops and services, an 80-acre central park, plenty of additional green space and a civic plaza that will be designed to host festivals, events and markets in the community. With its connected pathways, pedestrian-only streets, bike paths and transit access, the community is designed to be able to meet your daily needs without needing to jump behind a wheel.

“Blatchford combines the best of urban living with local neighbourhood charm,” says Lumsden. “This master planned community will connect homes with shops, great parks, walkable streets and community amenities. By combining the best of ‘peoplefirst’ design principles with leading sustainability practices, Blatchford will offer home buyers a truly unique lifestyle experience not available anywhere else in our city.”

Blatchford is designed to be a high-density development achieved through a diverse mix of housing types, including townhouses, secondary suites, stacked townhouses, and mid-to-high-rise apartments.

Encore Master Builder, Landmark Homes and NX Build all opened showhomes last year and more builders will be following suit in 2025.

Already, Blatchford is getting noticed. In 2023, the Canadian Homebuilders Association named it the Best New Community both regionally and nationally. Blatchford’s renewable energy system also won two international awards that year, and in 2020 the community received the Federation of Canadian Municipality’s Sustainable Communities Award in the neighbourhoods category, which recognizes inspiring environmental initiatives from across the country.

BUILDING A RESILIENT FUTURE

While approximately 40 per cent of Edmonton’s greenhouse gas emissions come from buildings. Blatchford townhomes will release fewer greenhouse gas emissions (about 75 per cent less) than homes in a typical community. Here’s a quick look into how: Residents receive their heating, cooling and hot water services from renewable energy sources through the community’s District Energy Sharing System (bonus: because the system provides both heating and cooling, there’s no need to install air conditioning!). Homes are also built for energy efficiency.

Homebuilders must agree to meet Blatchford’s custom green building codes, which go above

and beyond what the industry requires for sustainability and energy conservation. Think highly insulated walls, roofs and floors, high performance windows and an airtight envelope to reduce heat loss – and homes that not only come with energy efficient heat pumps rather than furnaces, but also sustainable building features like solar panels to offset the annual energy consumed by appliances.

Blatchford is taking the time to get things right the first time. Instead of trying to shoehorn sustainability and ‘people first’ urban design principles in after the fact, Blatchford is integrating these concepts at all points of community development.

It emphasizes active transportation as an easy, natural choice and creates conditions where design can support and enhance everyday life. Well designed public spaces mean Blatchford residents will benefit from greater social connectivity in a more liveable, healthy community.

Depending on long-term housing markets, Blatchford’s full development is expected to be completed in 2042, at a pace typical of other neighbourhoods in Edmonton (remember, it’s 536 acres!). There’s no doubt though that it’s already taking shape as a unique neighbourhood that makes sustainable urban living both comfortable and easy.

EDMONTON BUILDERS LEVEL UP ON

SUSTAINABLE HOMES

Living a green, sustainable lifestyle is easier than ever, as many homebuilders come out with new models that tout Net Zero features.

Net Zero refers to a home producing as much energy as it uses in a year. With the added burden of the carbon tax, homeowners’ heating bills can go up substantially and the need to have more sustainable practices, such as Net Zero, goes a long way in alleviating those costs.

Today, more new homes come with energy-saving features and solutions, including better insulation, triple-pane windows, and even their own solar panels that enable homebuyers to save on energy costs. Net Zero homes

bring all these together for a greener future, and Brookfield Residential and Jayman BUILT are showing the way in Edmonton.

BLATCHFORD

The dynamic new downtown community of Blatchford is taking sustainable home designs to the next level. Instead of trying to shoehorn sustainability and ‘people first’ urban design principles in after the fact, Blatchford is integrating these concepts at all points of community development.

While approximately 40 per cent of Edmonton’s greenhouse gas emissions come from buildings. Blatchford townhomes will release

fewer greenhouse gas emissions (about 75 per cent less) than homes in a typical community. Here’s a quick look into how: Residents receive their heating, cooling and hot water services from renewable energy sources through the community’s District Energy Sharing System (bonus: because the system provides both heating and cooling, there’s no need to install air conditioning!). Homes are also built for energy efficiency.

Homebuilders must agree to meet Blatchford’s custom green building codes, which go above and beyond what the industry requires for sustainability and energy conservation. Think highly

Brookfield Residential

insulated walls, roofs and floors, high performance windows and an airtight envelope to reduce heat loss – and homes that not only come with energy efficient heat pumps rather than furnaces, but also sustainable building features like solar panels to offset the annual energy consumed by appliances.

BROOKFIELD RESIDENTIAL

Brookfield Residential Sustainability and Innovation Manager, Lindsey Wachowicz, says Net Zero is important for future homebuyers to consider because it is an 80 per cent more efficient home. She explains that there are three components that make a home a Net Zero home: the building envelope, mechanical system, and a renewable energy source.

“With a tightly built and well insulated building envelope, and an ASHP (air source heat pump)–the home runs more efficiently and based on home modeling, the energy used can be offset from the solar panels over an annual bases – this can help futureproof your home of any electrical rate increases,” she tells NextHome.

“With the advanced construction methods and materials, the additional benefit of a tightly built home is it is a quieter home. Last, ultimately knowing you are helping support the environment, our net zero Purcell 24 home we built in Riverstone saves 15.3 tonnes GHG (greenhouse gas) emissions/year. That is equivalent to get 13 gas powered vehicles off the road per year.”

Brookfield Residential was one of the first builders to fully explore the sustainable home design with the completion of their passive house in 2019. At the end of 2024, Brookfield Residential introduce into market Energy Efficiency packages which includes a limited Net Zero and net zero building envelop offering. In 2025, Brookfield’s focus is to continue to find innovative solutions in an effort to make an energy efficient home more attainable.

In late 2024, Brookfield Residential also launched the Built Green certification program for all single-family homes. “This initiative goes beyond energy efficiency to address critical aspects of sustainability, such as reducing construction waste and incorporating environmentally friendly materials into our homes.

Built Green certification ensures that each home aligns with our commitment to reducing environmental impact while maintaining quality and comfort,” Wachowicz says They are also introducing varying levels of energy-saving homes, she adds.

• Essential Home: Our standard Brookfield home. All our homes are now BUILT Green Certified

• Elevated Efficiency Home: A high-performance building envelope designed to meet net zero standards, ensuring minimal energy loss.

Blatchford
Brookfield Residential
Jayman BUILT

• Ultimate Offset Home: Net zero homes that represent the pinnacle of sustainable living, combining energy efficiency with renewable energy solutions to achieve a carbon-neutral footprint.

Interested buyers will be able to see these new features in action in their Rundle 22 Ultimate Offset Home in Chappelle, Edmonton later this summer.

JAYMAN BUILT

Jayman BUILT has prided itself in being at the cutting edge of home design innovation in Alberta, and their hit line of advanced, energysaving home models have proven that environmental sustainability and good business can go hand in hand.

In a monumental achievement for sustainable homebuilding, Jayman BUILT (Jayman) and SkyFire Energy Inc. (SkyFire Energy) have reached a cumulative 10 MegaWatts (MW) of installed solar power across nearly 60 communities in Alberta. Since launching new home solar installations in 2018, there have been 28,262 solar modules installed on 3,964 Jayman homes, generating enough clean energy each year to run 14.7 million loads of laundry or drive an electric car around the Earth 1,830 times.

“In partnership with SkyFire Energy, we are proud to reach this

significant milestone in residential solar power installation. As one of the first builders in Canada to include 10 solar panels as a standard feature in every home, we are committed to enhancing the quality of life for Albertans— today and in the future,” states Dave Hooge, Chief Operating Officer, Jayman.

Jayman BUILT already offers Net Zero certified homes – known, as the Quantum Performance Ultra E-Homes. “These homes prevent 10.84 tonnes of greenhouse gases from entering the atmosphere, and can save homeowners up to $1,262 on their energy costs annually,” says Dave Krasman, Director, Corporate Purchasing, Jayman BUILT.

“Not only is this home good for the environment, but good

for homeowners’ pocketbook. As building code is requiring Net Zero Ready by 2030, it was important for us to ensure we can meet these advancements in code requirements today, not some time in the future.”

Jayman introduced the Quantum Performance Ultra-E home in 2021 and expanded its offering in 2022, with the Path to Net Zero. “They have been well received by the market, with a handful sold each year since launching,” Krasman says. Today, buyers can build a Jayman Net Zero home in every community they build in, as long as the homesite has 200-amp servicing.

“A mix of laned and frontattached showhomes are available to tour with our Net Zero offering, which includes 30 or more solar panels, a proprietary wall system with Net Zero building envelope and triple pane R-8 windows with argon fill and an air source electric heat pump mechanical system. There is no noticeable change to the design, layout or functionality of the home. We have 12 Quantum Performance Ultra E-Showhomes in Calgary and eight in Edmonton available to tour.”

SPUR GROWTH IN SHERWOOD PARK

Did you know that Sherwood has its own biosphere? Did you know Sherwood Park has its own winery? Did you know Sherwood Park is not even a city or a town? There may still be a lot to know about this pleasant Alberta hamlet, but what has always been known is it remains one of the best places to live in the Edmonton region.

Sherwood Park is, in fact, the largest hamlet in the world with a population of over 73,000 people, according to the 2022 census. It is the largest urban area of Strathcona County which has a total population of 100,362 people. It was granted specialized status by

the Government of Alberta in 1996 as an Urban Service Area.

Growth is the abiding promise in Sherwood Park, with the population growing 2.3 per cent from 2018 to 2022. And it’s bound to grow even more, as there are several ongoing residential developments that make it the perfect place to put down roots in. Mattamy Homes’ Hearthstone and Rohit Communities’ Cambrian are two of the latest and both focus on the easy living appeal of life here.

“Sherwood Park as a whole is a desirable location due to the number of great schools and its family-friendly environment, in fact it is one of Alberta’s top-rated

places for families,” says Rohit Land Division Marketing Manager, Daisy Lieu. “It has its own thriving economy and employment opportunities and still close to Edmonton. The recreation and lifestyle it offers is also top notch.”

ATTRACTING NEWCOMERS

Both developments from Mattamy and Rohit are attracting younger families, who are now becoming more prominent in the hamlet that used to mostly attract seniors and retirees. Diverse housing types, plentiful amenities and easy-living lifestyle Sherwood Park offers make it irresistible to many newcomers.

Careen Chrusch, marketing director at Mattamy Homes, tells Edmonton New Home + Condo Guide that Sherwood Park is relatively more affordable, which is a big reason for its continued growth, but that’s not all there is to it.

“Property taxes are certainly lower than Edmonton and home prices are typically a little lower here as well. Sherwood Park has all amenities you need, and its connection to nature is amazing with the Old Man ravine nearby. Yet, it has quick access to downtown Edmonton,” she says.

“It is a tight-knit, small community feel with a variety of experiences close at hand. It feels safe and welcoming and is a great place for families to put down roots.”

FAMILY FRIENDLY

But why will people want to live in Sherwood Park? Well, for one thing, there is no shortage of amenities, including boutique shops, delicious diners and various points of interests that make it a great place to live.

Festival Place has always been the centre for enjoying live music

in the past and into the future. It is a vibrant multi-use centre for the arts, community and business that informs the cultural and social life in the county.

Sherwood Park has a multitude of recreational opportunities within its borders by just a 20-minute drive east is the Beaver Hills Biodiversity Trail and a little further on to Elk Island Park and all the outdoor fun they offer, including stargazing as part of Alberta’s Dark Sky preserve.

There are a lot of unique restaurants and diners to quell any foodie craving in Sherwood Park, but La Patrona is a particular favourite among locals. Serving authentic Mexican food, it’s humble beginnings as a food truck grew from a dedicated following that seems to multiply every year. Their tortas and tacos are some of the best this side of the border.

“There is also the Italian Centre, and the Emerald Hills commercial centre is very close by,” Chrusch adds. “

L’OCA Quality Market is becoming a mecca for foodies in the region with a collection of restaurants and retail shops that promises a unique shopping and dining experience. Its flagship location is in Sherwood Park.

Cambrian
Hearthstone

There is even a local winery. Barr Estate Winery produces fruit wines from locally-sourced raspberries, strawberries, and rhubarb, and is open to the public for private tours.

HEARTHSTONE

Hearthstone by Mattamy Homes is on the northeast corner of Sherwood Park and has seen strong demand since it opened in 2023.

“Hearthstone’s Farmhouse Aesthetic makes the community feel so cozy and timeless, and our signature Widelot design of the single-family homes here creates a very pleasing streetscape,” Chrusch says.

The timeless vision for Hearthstone is enhanced by its close-to-nature location that makes it a haven for active and recreation-minded families. “We have the Oldman Creek Ravine as our backyard with 37 kilometres of walking trails and a wildlife corridor,” she adds.

Hearthstone offers a wide range of choices for homes to suit different budgets, and include single-family homes, duplexes, and townhomes. The community covers a total of 320 acres and will have over 1,750 homes on buildout.

Mattamy is the exclusive builder and developer of Hearthstone, and there are six showhomes now open to visit displaying the wide array of home styles and lifestyles available.

CAMBRIAN

Cambrian by Rohit Communities, which won 2024 Best new Community from BILD Edmonton Metro Area, saw around 3,000 attendees at its launch. This showcased the excitement and demand for the community. In fact, over 95 per cent of Phase 1 is complete, Lieu says, with an additional 244 Lots just recently been released, 90 per cent of which are pre-sold to builders.

“Homebuyers appreciate Cambrian’s natural setting, its walkability, and the communityfocused design,” she adds. Add to the fact that Cambrian is a ravine community offering fantastic views, where you find everything in one place,” says Lieu.

This master-planned community has a variety of home styles to choose from with future

commercial sites, a school, multi-family apartments, parks, and open spaces, and more. There are mixed-use trails that meander along the Oldman Creek Ravine and through the neighbourhood’s rolling landscape connecting the parks and other amenities. Residents get to choose among award-winning builders, including ART Homes, Bedrock Homes, GillBuilt Homes, Rohit Homes, San Rufo Homes, and Victory Homes.

There are a variety of home styles offered to suit every lifestyle, including singlefamily front-attached garage homes, Zero Lot Line front and rear detached garage homes; as well as duplexes (Front-Back Duplexes) and townhomes.

EDMONTON’S HOTTEST TRENDS IN

HOME INNOVATION

The second-floor laundry room, the walk-through pantry, even the half bath on the main floor – everyday items that we now see in today’s homes - all have been products of home design innovation through the years.

Improving the way people live through better home design is the goal of every homebuilder, and it’s not just tweaks to floorplans. It can be through the introduction of new materials, home automation features, or including former upgrade features as part of the standard builder package.

Home design changes with the homebuyers needs, market conditions, and lifestyle demands, and today builders are seeing demand soar for finished basement developments as among the top priority for buyers.

Here are what other home design innovations builders are offering in 2025.

CANTIRO

“At Cantiro, ‘innovation’ isn’t just a buzzword—it’s one of our core values,” says Ryan Smith, President of Cantiro Homes.

“We’re constantly collaborating with stakeholders and suppliers to explore new materials, smarter building techniques, and ways to enhance the function, value, and sustainability of our homes.”

This year, Smith says Cantiro’s dedicated Product Development team is pushing boundaries by introducing new home designs tailored to evolving lifestyles, affordability challenges, and modern buyer expectations. “Our goal is to offer a diverse range of

Cantiro homes that meet people’s needs at every stage of life.”

Beyond home design, Cantiro is also integrating AI-driven tools into their website and customer service processes. These advancements will help homebuyers navigate their options with ease while providing existing homeowners with better resources and support for their Cantiro home.

“We believe a well-designed home should already include the features buyers want most,” says Gary Hoeft, GM of Cantiro Homes.

“That’s why we build modern, stylish, and functional spaces including high-quality finishes.”

“For those looking to add a little extra, we see frequent requests for railings, fireplaces, and layout modifications – all of which we accommodate

Cantiro

through our optional floor plan configurations,” says Hoeft. Buyers can personalize their homes further with Cantiro’s Define and Enhance personalization packages, adding their unique flair beyond the standard options.

Last year, Cantiro introduced the Metro Collection—a cuttingedge lineup of townhomes and rear-laned homes that bring our expertise in single-family home design to a more compact, efficient, and value-driven format.

“These homes prioritize customer-centric design, smart use of space, and affordability, making homeownership more accessible without compromising on quality,” Smith says.

The Metro Collection is available in Riverstead (SW Edmonton), Alces (SE Edmonton), and Greenbury Park (Spruce Grove). “The Metro Fit 14 has been so popular that we can barely keep up with sales,” says Smith. “Due to its overwhelming popularity, we will be expanding this collection to offer an even more affordable 12-foot model, providing more selection for buyers.”

Beyond the Metro Collection, Cantiro has also added models to their best-selling Life Collection with larger homes tailored to buyers seeking more space— whether for growing families or multigenerational living. “With

interest rates continuing to shift, we’re seeing some buyers starting to look for larger layouts again.”

Examples of these new model include the Family Generations 26 (show home in Alces, SW Edm) and Entertain Vista 24 (show home in Ardrossan). Find out more at cantiro.ca/homes.

EXCEL HOMES

“New Year, new standard specifications for all homes built in 2025 in Edmonton! We’re always looking for ways to enhance the quality, comfort, and style of our homes, so we’re thrilled to introduce our new standard specifications,” says Excel Homes Marketing Manager, Kristina Plank. “Designed with modern homeowners in mind, these improved specifications offer more value and style without the need for additional upgrades.”

Some of the new features include 1¼-inch quartz countertops in kitchen, main bath and ensuite; ecobee™ Smart Thermostat™ Premium & Ring Video Doorbell; high-efficiency furnace and tankless water heater and full front and rear landscaping. Automatic mortgage insurance rebate with the RBC Green Home Mortgage program is also part of the package.

“Every single new home built by Excel from February 4,

2025, onward will receive our new standard specifications,” Plank says.

Excel, in fact, will open six brand-new showhomes in the Edmonton region this year to showcase these latest standard specifications. These include the best-selling Rosewood will make its debut this spring in The Orchards.

Excel currently builds in the Edmonton communities of The Orchards, Edgemont, Keswick Landing and Vita Crystallina, with plans to start pre-selling in their new community of Alces very soon with two new showhomes. Find out more at excelhomes.ca.
