How to find the right home?

Knowing what to look for – and where – are crucial parts of your new-home search

O

nce you’ve decided to buy a new home, the excitement begins to build immediately. Where to buy? What type of home? Is now the right time? The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, commuting times and transit options, and if your new home will still be suitable in three, five or 10 years. As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off? With the help of the content in this issue, we hope you’ll begin to determine your own answers to these questions.

Easter holidays are approaching – inject some gorgeous bold colour into your space for the holidays. Here are four vignettes paired with something Easter and to stay stylish, a bold geometric toss cushion – such a great way to bring life back into our homes after such a long hard winter. It’s spring time – yay!

4-colour palettes to bring easter into your home… Written by: C. Marie Hebson

Blue: Serene, calming, restful. Pulling a soft robins egg blue from this gorgeous easter egg, we inject blue on the walls of this family room – subtle additions of black and gold accessories are really important to keep this room from looking too immature.

Lavendar: Wealth, wisdom, spirituality. An eclectic mix of this and that, which is simply lovely –lavender and soft hues of blue – the perfect girls condo, or boudoir. 18

Orange: Energy, excitement, warmth. Orange is such an amazing colour – can be equally feminine or masculine. I love how they’ve paired this with a tomato red which has a lot of orange in it, takes it all the way to feminine town.

Green. Tranquil, health, vitality. If your afraid of colour, green is the new neutral – whether your bold enough to go citrine green (shown here), or prefer a soft, watery green, like a flower stem in a vase of water, green works because we find it all around us in nature. Makes any wood look alive and vibrant – Photos compiled are from websites that Marie shops at, various items chosen are befitting the mood and depict best choices for this article. Keeping the magic in the

New Build process

by Brian Finley

Keeping the magic in while taking the

mystery out is what The Home Program New Build education sessions are designed to do. Even if you have purchased a home previously, the process of buying a (resale) home versus what is involved in building a new home is substantially different. A little education can go a long way to helping you make smart decisions that can save you substantial dollars, make the entire process a little (or a lot!) less stressful, and give you tools to make smart decisions from start to finish. That is precisely why The Home Program is now providing special education sessions that explain the entire process and then let participants ask the questions they need answered. The sessions are held in various builders showhomes, last approximately 90 minutes and are done in an informal - question and answer format. A mortgage and real estate professional sit and talk with the new-home sales representative to help participants understand the process involved; the best way to approach a new build purchase; and costs and considerations. At each stage of the process, participants are encouraged to join in and ask their own questions.

The sessions include information on financing a new build; builder selection; initial and final pricing; contracts and deposits; selecting the various components in your new home; construction stages and timing; warranties and walkthroughs; and supports and responsibilities available after you have taken ownership. The sessions currently run from 3:30 to 5 p.m. on Saturdays. The sessions ran successfully in February and will be running again in April. For more information or to register visit www.thehomeprogram.ca or call 780.504.6161

The Home Program began as a pilot project in December 2001 to meet the need in Edmonton to assist low and moderate income families in becoming homeowners. Since then it has expanded to include education, counseling and advocacy, referrals to service providers, a Down Payment Assistance Program, and ongoing contact before and after the purchase of a home. The program is now accessed by all income levels and custom education sessions have been developed to include education around such areas as building a new home, and understanding the ins-and-outs of condominium ownership. The Home Program has provided homeownership education to more than 3,700 families and continues to work with those individuals including the more than 1,000 who have now become homeowners. The program is currently available in all major population centres in Alberta, including Edmonton, Calgary, Lethbridge, and Fort McMurray. A large volunteer base of local service providers coupled with financial contributions from participating Realtors has enabled the program to provide more than $1 million in financial assistance to program graduates. The Home Program is offered and operated as part of Capital Region Housing Foundation, Edmonton, and is partnered with local and national non-profits and service providers, including the Alberta Real Estate Association, the Alberta Real Estate Foundation, and Canada Mortgage and Housing Corp. (CMHC). The program was recognized with the first Edmonton Housing Trust Fund’s ROOPH Award for Outstanding Partnerships. Brian Finley serves as the program’s provincial program coordinator. 22 New home Guide | MAR 15 - APR 12, 2013

The Estates

at Waters Edge R

ecreational lakefront property has long been thought of as a summer treat. You choose a weekend in May or June to open up your cottage and try to squeeze in as much time there before the leaves and the snow fall. There is, however, a new development in Alberta that offers year-round lakeside living. Whether you’re looking for a weekend retreat or permanent residence, The Estates at Waters Edge, located 45 minutes west of Edmonton at Lac St. Anne, is a Lake Front community of single-family homes. This secure, gated development is situated on a half-mile of south-facing lakeshore. Summer includes boating, water sports, fishing, walking and biking along the numerous pathways, enjoying barbecues on the deck and watching a beachfront sunset, or visiting one of the various golf courses in proximity. Winter brings a whole new list of outdoor activities, including snowmobiling, cross-country skiing, snowshoeing, great ice fishing, skating and warming up at the fire pits. The Estates at Waters Edge has an outdoor NHL-sized ice rink, complete with skate change and warm-up rink side facility for skaters and hockey enthusiasts. Waters Edge is a four-season community development with activities year-round. On-site a private boat launch and maintained marina is included for your carefree boating enjoyment. For social gatherings, a clubhouse, including a kitchen, dining area and games room, can accommodate small groups and large, community events. The clubhouse is great for getting everyone together for a private function or community social gatherings. Residents can also enjoy the beachfront recreation area, children’s playground, on-site walking/cross-country ski trails and future development includes a fitness centre, hot tub and outdoor swimming pool to complement existing amenities. The project’s popularity to date has been attributed to the overall hassle free concept of the Waters Edge experience. Prospective buyers can choose their select lot; as well select their choice and size of Craftsman style residence. Floorplans range from two to four bedrooms and 1,150 to 2,500+ sq. ft. constructed on a crawl space, full basement or walk-out basement, or custom design your home with our design team. All are finished in the Craftsman style in your choice of colours, which feature fully landscaped yards, paved driveway, parking pad, exposed aggregate sidewalks. Attached and detached garages and additional storage in the secure storage yard on-site for your recreational toys are also available on-site. Additionally, residences come complete with a 10-year Progressive Home Warranty to ensure home construction quality. Homes are designed so that the living areas take full advantage of the great lake views. Plans are customizable to make the layout and room sizes suit each individuals needs. All designs are done in-house by the Waters Edge Architecture lead design team, so the turnaround time for consultation and final design plans is very fast. Most home builders charge a fee with any changes to their plans, while this is part of a service that is provided to an owner who chooses to build with Waters Edge. Owners can also choose to buy the lot and bring their own builder. The proposed design just has to fit within The Estates at Waters Edge architectural and landscaping guidelines. Upgrades are also available to the homes, including granite countertops, gas fireplace, central vac system a 24 NEW HOME GUIDE | MAR 15 - APR 12, 2013

detached or attached garage, as well as numerous other options. The interiors of these homes come in a variety different high-quality finishing packages, with energy-efficient designs and six low-energy appliances. R-20 insulation is used in the walls and R-40 in the ceilings. Use of high effi ciency furnaces provides that the homes are built to high efficiency standards and save on utilities. A monthly maintenance fee ensures maintenance of all the common areas (such as clubhouse, marina, playground, beachfront recreation area and boat launch). The fees also include water, sewage and a full-time on-site manager. There are lawncare and winter snow shoveling services also available. The area surrounding Waters Edge offers a healthy list of amenities. A convenience store and gas station are a few blocks away. Onoway and Alberta Beach offer retail services including grocery and liquor stores, restaurants, gas station, public library, hair salon, dollar store, hotel and golf course. Schools are nearby and the Barrhead and Stony Plain hospitals are only 25 to 30 minutes away. The proximity to Edmonton is a major selling point for The Estates at Waters Edge. A short drive can get you to your lakefront home in no time. Many of the purchasers, however, are not from the Edmonton area. Residents include people from Peace River, Fort McMurray, Whitecourt and Calgary. They have found The Estates at Waters Edge to be the best value and location for Lake Front and Lake View property in Northern Alberta. Lot prices start in the low $100’s, and twobedroom residences with a completely landscaped lot start in the low $300’s! Onsite showhomes are available for immediate possession. CANADIAN ECONOMIC

growth to improve in 2013: CIBC WHILE CANADA’S ECONOMY LIMPED TO A CLOSE LAST YEAR, IT

is not a sign of worse things to come in 2013, although growth will continue to be lacklustre for some time, according to a new report from CIBC World Markets Inc. “Any time growth slows to a crawl, one has to worry that it wouldn’t take much to push the economy over the edge,” says Avery Shenfeld, chief economist at CIBC. “Based on admittedly slim evidence, there are reasons to believe that Q1 growth will be better.” He points out that while employment dropped in January, hours worked are up. He also notes that auto sales look like they’ve rebounded – generally a signal of consumer confidence – and that the resolution of energy sector disruptions has resulted in an increase in oil exports to the United States through mid-February. “So it looks like, in terms of quarterly GDP, Q4 could end up being the storm before the calm, with an improved pace ahead,” says Shenfeld.

However, he warns that challenges domestically and globally will result in only tepid improvement. CIBC’s forecast sees the economy tracking only a 1.7 per cent growth rate in 2013, a pace that will see the unemployment rate drift higher. Shenfeld believes that the weak close to 2012 and the modest rebound ahead will keep the Bank of Canada from raising rates until third quarter of 2014, two quarters later than previously forecast. The delay in raising rates will also result in the Canadian dollar remaining below

parity with the U.S. dollar until the second quarter of 2014. “Instead of smoothly passing the growth baton from governments and households to business spending and exports, there’s been a fumble,” he says. “Housing has slowed, as has consumer borrowing, and governments face pressures to tighten belts. But businesses aren’t opening their wallets.”

While many had forecast business investment to pick up the slack in the Canadian economy, weak global growth has been holding back capital spending. The report examined the issue of whether Corporate Canada was sitting on an excess pile of cash that it should be spending on new projects. “There is no real evidence from a macroeconomic perspective that corporations are indeed sitting on excess cash,” says CIBC economists Benjamin Tal and Peter Buchanan. In fact, “corporations are holding cash levels that are consistent with a trend we have seen for more than two decades.” They note that, in nominal terms, in real terms or as a share of assets, the near $600 billion of cash holdings by non-financial corporations in Canada is at record or near-record highs. However they point out that all the increase in cash since the beginning of the recession can be fully explained by growth in GDP. In real-terms, and as a share of GDP and corporate assets, cash holdings by corporations are now only back to their pre-recession levels. While businesses have increased the share of assets they hold in cash, their relative cash position has been offset by a decline in other current assets - namely inventories and accounts receivables. Tal and Buchanan found that the higher level of cash holdings has not come at the expense of capital spending, which at 20 per cent of GDP, is not only more than three points above its long-term average share, it is also near a record high.

Here’s what you can do to Recycle, Renew and Reuse • Keep your car in good working order. Tune-ups and filter changes cut down on exhaust emissions, and you’ll get better gas mileage. When you change your oil, take your used motor oil to a recycling centre. • Use available transit alternatives. • Separate your garbage. Glass, aluminum, paper and even plastic can be recycled. If a recycling program is not directly available to you, contact your municipal sanitation department. • Donate reusable clothing and linens to charity. Most pick-up regularly in your area. • Become environmentally active in your community. You can make the world a better place to live... now and for future generations.

“I’ve always tried to give back to the community,” says Gupta. “And I’ve always worn my passion for health and wellness on my sleeve. Thanks to this honour, there’s more passion in me now. It’s now my responsibility, because the community recognized me, to keep giving back.” Gupta began her work with the Mental Health Foundation three years ago. “I’ve always wanted to give back, especially in terms of mental health, but I didn’t know how to do it,” explains Gupta. After she was approached by Mental Health Foundation board member, Dianne Young, to help out with an event, she quickly realized that she had found her niche. “[Dianne] told me what she was planning and we shared our ideas, and then I just said, ‘I’ll do it’!” Soon after that, she was invited to join the board, and she hasn’t looked back. She’s always had an open-door policy with her staff – to counsel through the stresses of everyday life – and now many of her employees join her at Mental Health Foundation events. “My staff sees that it’s important to give back, too,” exclaims Gupta proudly. “When something challenging happens, I always try to figure out what gift I’m getting out of it,” explains Gupta, wisdom she also tries to pass on to those around her. That includes her family. Her focus on health and wellness in the community has also seeped into her life at home. “My family... we live a much healthier lifestyle now.” A good thing, too, as Gupta says her ultimate goal is to celebrate her 100th birthday, sipping champagne with friends and family. In the short term, Gupta is climbing Machu Picchu this summer for UNICEF and to promote a healthy lifestyle. This follows a climb of Mount Kilimanjaro in 2011 for the Royal Alexandra Hospital Foundation. An exceptional feat consid-

below Krishna Gupta receives the award from Edmonton City Councillor Amarjeet Sohi (right), with husband Radhe (left) and son Rohit (far left).

“ I’ve always tried to give back to the community,” says Gupta. “And I’ve always worn my passion for health and wellness on my sleeve. Thanks to this honour, there’s more passion in me now. It’s now my responsibility, because the community recognized me, to keep giving back.” ering she has had two knee replacement surgeries. “I just wanted to send a message to people who have had orthopedic surgery that they don’t have to stop there.” Speaking of stopping, has the award changed the way Gupta sees her role in the community? Gupta: “To be honest, the award has ignited more in me. I want to do more for the community. That being said, what I do for the community, I actually I do for myself; as a favour to myself.”

Refined country living meets modern city convenience

Introducing

The Woods at Kenton,

Spruce Grove’s most prestigious new community

Beaverbrook Developments announces the

official launch of The Woods at Kenton, an exclusive new community in Spruce Grove. With only five public lots being released at this time, Beaverbrook expects an overwhelming response. The community will lie on a single cul-de-sac comprised of 31 estate lots. Each backs onto a 10-metre protected tree stand, providing each home with ample amounts of solitude and privacy. The Woods at Kenton are a daily natural escape. “We’re excited to celebrate the launch of our new community. You are able to enjoy a country setting, but you’re still in the city for convenience,” says Salima Kheraj, senior project manager at Beaverbrook. “It’s an excellent addition to Spruce Grove. We anticipate lots of interest.” Amenities such as the future Westwind Commercial Centre are close by, providing residents convenient shopping access. Lots will also accommodate a three-car garage, a feature unique to Spruce Grove. Families will 60 New home Guide | MAR 15 - APR 12, 2013

also enjoy an attractive playground planned for the community. Buyers can choose to purchase a public lot or work with one of Beaverbrook’s exclusive builders – Alquinn Homes or Hillview Master Builder. Visit woodsatkenton.ca to learn how you can join this exclusive community. About Beaverbrook Developments

Jim Malner

While it is great to find the ideal home for your needs, family and future aspirations, there is that one small item that may be standing in your way – are you financially able to purchase a new home. Now, unless you want to end up on “Til Debt Do Us Part” being humiliated in front of thousands of equally inept TV viewers there is probably some fiscal literacy you should learn that may be handy for evaluating whether you should purchase real estate.

Take all your gross assets and subtract all your debts. If the result is positive you should be able to determine what down payment is reasonable.

Establishing your Net Worth is a good first step. This is a simple calculation and may turn out to be a real eye opener. Take all your gross assets (things you own of a significant monetary value, bank accounts, cash savings, RRSP’s, some insurances, etc ) and subtract all your debts (interpreted as enforceable amounts owed to people or organizations including balances on credit cards, student loans, credit lines, personal loans, etc. It should also include non-registered debt to parents, friends, employers and so on.) If the result is positive you should be able to determine what down payment is reasonable. Another thing to prepare is a “realistic” household budget so you know what “cash flow” is available monthly to service the financial obligations a new home brings. An important aspect of monthly budgeting aside from actually knowing your true expenditures is setting up an “emergency” savings amount. A third calculation to be familiar with is the GDS or Gross Debt Service calculation. Financial institutions use this calculation to determine what amount of money you can afford to spend on housing costs and will limit borrowing to that value. The general rule is housing costs cannot exceed 32% of your gross monthly household income. They include in housing costs principle and interest portions of mortgage payments, taxes, and heating expenses. Another affordability value banks look at is the TDS or Total Debt Service ratio. This variable states your total monthly debt service should not exceed 40% of your gross monthly income. This is where all those other factors like car loans, credit card debts, and student loans can really take a bite out of your home purchasing power. 64 NEW HOME GUIDE | MAR 15 - APR 12, 2013

Financial Considerations To Buying A Home

A final calculation to think about is the maximum home price you can comfortably afford which will only partially be determined by you. The most important inputs to look at include your gross household income, what you can put into a down payment (your cash up front), and the prevailing mortgage interest rate which will determine what monthly payments are on any given priced home. To simplify the shopping process it is often a good exercise to visit the financial institution you will be getting your mortgage from and get a pre-approval. This will be a dry run of sorts through the financial maze of home ownership and all these calculations will be completed in advance and a pretty good idea of what you can spend be determined in a low pressure environment. The pressure really comes when you find a home that is perfect for you, because in Alberta real estate you have about 10 days to get financing approval. That may seem like a long time but in reality it is extremely tough to get all your financial house in order to the satisfaction of a bank in 10 days given today’s crushing work and home life obligations. Buying and owning a home is a great way to get yourself on the road to financial security but, as you can see, it does require some thoughtful and pragmatic planning and discipline. Most builders offer excellent financial support programs that help ease you through the process and I would recommend if you are feeling a bit lost in the process to take advantage of them. They generally include corporate banking services or mortgage brokering services that will help obtain financing if your credit is less than perfect or you need to restructure debts to achieve some of the thresholds discussed earlier.

Creating the perfect

outdoor living space by Shane’s Landscaping & Contracting Ltd.

The outdoor living trend remains popular as homeowners seek to add lasting value and functional living space under the sky and stars. Whether it’s a do-it-yourself patio or a professionally installed outdoor kitchen, the beauty, usefulness, value and ease of maintenance in outdoor living space is limitless. Extending living space outdoors is as old as time itself. Creating an outdoor room is a natural extension of your indoor living space, by creating a space in the open air and adding elements like fireplaces, pergolas, water features and greenery; you get a very different feel. People want and need that connection to the outdoors.” Adding value Without erecting the traditional four walls and roof, outdoor living space can be easily added to large, small, twin or town homes. Enhancing an outdoor space with hardscapes adds value and can be adapted for multiple uses. Homeowners continue to embrace the trend of maximizing outdoor living space, whether it’s an outdoor kitchen or patio living room with a fire pit. Real estate experts say that for every dollar you invest in landscaping projects, you could see up to a $2 return when you sell your home. It’s never too early to start planning. The possibilities are endless, with maintenance-free pavers and segmental retaining wall systems which are budget-friendly for patios, walkways, courtyards, raised gardens, fire features and wall projects. When building your new home, be sure to include plans for exterior hardscapes either through your builder or a qualified landscaping contractor. There are so many solutions to fit any budget and need, big or small. Products such as permeable pavers allow 68 New home Guide | MAR 15 - APR 12, 2013

rainwater drainage if needed, and retaining walls come in colours that complement any environment. Al fresco living As a natural extension of the home’s ground floor, a patio expands a family’s living and entertaining space significantly. It provides a perfect gathering spot for guests and family who will be drawn from indoor dining areas to this enticing space. A popular trend is to expand kitchen space with outdoor grilling areas, stone fireplaces for cooking wood-fired pizza, or stone counters around a grill for food preparation. Because the kitchen is typically the customary gathering place in the home, it’s a natural extension for family and entertaining guests. Warming accents An outdoor fire feature such as a fireplace, fire-pit, creates an inviting outdoor focal point as well as a functional spot for entertaining. A half-circle seat wall or outdoor furniture around a fire pit or table creates a cozy nook, and adding a grill, pub set, chaise or settee can transform a patio into a lounge for gatherings well into the evening and late in the season. Adding ambiance Paved or stepping stone pathways can join both back and front outdoor living spaces. New homes make good use of the long-standing porch design. It’s easy to create a paver walkway linking the front and back or an outdoor kitchen to a lounge area. Lighting installed within steps and along paths can also add a unified ambiance to a home’s hardscape. Adding decor such as pergolas, trellises and arbors is great solutions for privacy, shade or continuity of design. Call a professional There’s no limit to the hundreds of ideas to enhance your yard. Hiring a qualified professional with the proper knowledge is a great place to start. Talk in length to a landscape professional, or visit a home and garden or search the Internet for inspiration. Take advantage of the outside to easily expand your living space. Give us a call – we can surely help you with your “yard of dreams.” Shane’s Landscaping & Contracting Ltd. is locally owned and operated, providing residential and commercial landscaping and snow removal services to Edmonton and surrounding area. How to find a home?

Pay attention to location, information and timing

TIMING

DESPITE WHAT YOU OFTEN HEAR, BUYING A HOME ISN’T ONLY

about location, location, location. True, this is the time-tested first rule of real estate, but there are other determining factors you must consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate. LOCATION

First, what does that old adage really mean? Of course, we’d all love a highend home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. INFORMATION

Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. From the content here in this magazine, to the resources available to you at Canada Mortgage and Housing Corp. (CMHC), to the local market expertise of new-home sales staff and realtors, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home. 70 NEW HOME GUIDE | MAR 15 - APR 12, 2013

Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.

Aurora Right at home under the stars

I

f you live in Aurora, Melcor’s new community in the city’s southeast, you might be spending a lot of time with your eyes turned toward the heavens. Aurora is the first and only community in Edmonton that celebrates the wonders and mysteries of the night sky. The name itself is a nod to the aurora borealis, or Northern Lights, and to the stars and constellations. Located at the edge of the city south of Ellerslie Road on 66th Street, Aurora is

the perfect place to trade the bright lights of the city for the bright lights in the sky. AndrĂŠ Banks, development manager for Melcor, says the company is dedicated to its vision of making Aurora an amenityrich community for residents. With a strong emphasis on nature and the sky, Aurora has plenty of greenspace and a wealth of family-oriented activities, plus a diverse range of housing options. At the centre of this community is a naturalized wetland with three ponds, each 77

boasting a fountain that lights up at night. The ponds are connected by meandering channels and are surrounded by a walking trail. The walking trail around the ponds also connect to walkways throughout the neighbhourhood. A threekilometre trail runs along the north end of the development, and there is greenspace that connects to a future school and park site. At the south end of the pond, you’ll find the stargazing plaza. “The stargazing plaza has placards that feature different constellations,” explains Banks. “You can refer to the placard and then find the constellation in the sky.” In order to see the night sky better, Melcor has installed LED streetlights to reduce light pollution. Welcoming you into the neighbourhood is an illuminated entrance feature that mimics the shifting display of the Northern Lights. The illumination concept was something Melcor worked hard on. “It’s quite beautiful and it feels like it is moving you into the community,” says Banks, who encourages everyone to take a drive out to see this inventive and remarkable feature for themselves. Bringing value to the neighbourhood extends beyond the amenities. Aurora also has a variety of homes built by a group of home builders which are highly respected in the industry. “Melcor is very particular about which builders to bring in,” notes Banks. “And we are very pleased with the ones here in Aurora.” From duplexes to singlefamily homes, there is something for everyone, whether you are starting out in homeownership or are looking to move up. Respected builders Parkwood, Landmark, Coventry and Bedrock are building the single-family homes. Homes with attached garages start in the high $300,000s, and walkouts along the pond are also available. “There is also a bungalow option as well,” says Banks, adding that downsizers especially might like the idea of a bungalow. Single-detached homes are coming on-stream. Starting in the mid $300,000s, builders for these homes are

Lincolnberg and emerging builder, Trend, who is debuting in Aurora. Also available are duplexes starting in the low $300,000s by Bedrock, which is creating an interesting streetscape by offering both a front garage or rear garage option. If these housing options aren’t enough, a townhome development will be available in the future. While Aurora might be on the quiet edge of the city, it is conveniently located so residents can easily access shopping and services along Ellerslie Road and South Edmonton Common. Banks points out that there is also a future commercial site going in on Ellerslie Road and 50th Street just blocks away. There is great connection to major arterial roads. Gateway Boulevard will get you to downtown in 20 minutes. “For those who work downtown but want to live in a quiet suburb, Aurora is a great choice,” says Banks. And the Henday is only minutes away for commuting to other points in the city, plus the airport is just down the road. “For convenience, it doesn’t get much better than this,” adds Banks. Add in quality homes and plenty of greenspace, and you’ll be right at home under the stars. MAR 15 - APR 12, 2013 | New home Guide 79

GO FIXED, GO FIVE AND BECOME

mortgage-free faster: BMO BMO IS LOWERING THE RATE ON

its five-year, fi xed low-rate mortgage to 2.99 per cent from 3.09 per cent, effective immediately. “In 2010, BMO introduced Canadians to a five-year fi xed rate mortgage with a maximum amortization of 25 years and a very attractive interest rate,” says Ernie Johannson, senior vice-president, personal banking, Canada, BMO Financial Group. “Since the launch of BMO’s fi xed low-rate mortgage, Canadians will have saved more than $200 million collectively by the time their mortgages are paid off.

86 NEW HOME GUIDE | MAR 15 - APR 12, 2013

“Today, we are once again making this mortgage, which is perfect for Canadians who want certainty of payment and protection against the risk of rising rates, available at 2.99 per cent. Our message to Canadians is simple: go fi xed, go five, lock-in now at a terrific rate and become mortgage-free faster with a shorter 25-year amortization.” “Given that the most likely trend in interest rates is upward and that longer-term interest rates are likely to move first, we believe that locking in for five years is the superior choice,” adds Doug Porter, chief economist, BMO Capital Markets. “Longer-term rates, such as five-year mortgages, can start moving higher well in advance of any action by the Bank of Canada. Current five-year interest rates remain exceptionally low. A five-year term gives borrowers ample protection against the possibility of rates returning to more typical levels in the next few years.” Johannson adds, “BMO’s efforts to encourage Canadians to pay down debt and build equity in their homes have been aligned with Minister Flaherty’s timely and prudent actions to encourage moderation in the housing market.” “Canadians have 90 days to get pre-approved while they search for the right house that fits within their budget,” she says.

The ideal community:

Factors & features to consider

When choosing a new home, your choice

involves more than the home itself. Often, homebuyers are so wrapped up in the home that they forget the importance of the surrounding community. Do you dream of a smaller community that is unique and charming? Or, are you willing to sacrifice peace and quiet to be closer to big-city amenities and other conveniences? Start by making a list of the desired lifestyle factors that are most important to you and your family. Consider location, proximity to work and schools, activities and local attractions in the community. “There are many factors involved in selecting the right community in which to buy your home,” suggests Sandra Webb, a senior executive at Royal LePage Canada. “Deciding what’s important to you and your family is the first step in finding your ideal match.” Knowing your requirements will help narrow your home search and save time. What are the most important amenities for you? Do you want to be close to parks and forests, or restaurants and shops? What types of activities are you and your family likely to be involved with? The answers to these questions will help you determine what type of neighbourhood or community is best for you and help you locate the perfect home. For further insight on buying a home, visit the website at royallepage.ca NC 102 New home Guide | MAR 15 - APR 12, 2013

08 Where will you do your grocery shopping? 07 Does the area offer easy access to banks, offices

06 Is the highway easily accessible? 05 How far away is the nearest public transportation

stop?

04 How far are you from work? 03 What are the commuting costs to work, family

and friends?

02 Is there any major development planned for the

The Yorkshire: Custom luxury by SaLINa Yara haLaBI

U

rbanity Custom Homes’ Ltd. welcomes you to its beautiful bungalow in Northwest Edmonton. At just over 1,700 sq. ft, this impressive home is located in the prestigious neighbourhood of Castlebrook. This exceptional multi-lake community features plenty of greenspaces for residents to enjoy and has an abundance of amenities located nearby. Plus, the Anthony Henday is only a few minutes away, which means getting to any point of the city is quick and hassle-free.

The Yorkshire offers the classic curb appeal of a sprawling bungalow. A double-car garage and a stucco exterior accented with cultured stone add to the grand effect of the home. of the entrance and features a unique raised ceiling design. Three windows surround the dining area, which can comfortably seat a table of 10. After passing through the foyer, an open environment living space which features a floor-to-ceiling stone accented fireplace, complete with a flat screen TV, is showcased. Custom dark maple bookcases frame the fireplace on each side, providing plenty of shelving and bottom cupboard space for item display or storage. The ceiling above the living and kitchen area is presented in an interesting bulkhead design. To the right of the great room is a kitchen that would delight any cooking aficionado. This beautifully designed area combines striking design elements with high quality kitchen appliances. Dark maple cabinets with chrome hardware provide a wonderful contrast against the lighter toned mosaic glass tile backsplash. Upper kitchen cabinets and the pantry door feature glass inserts that add another layer of visual interest to the space. A large island showcases the stunning granite countertops in the kitchen area. This island is the transitional piece that leads to the living area, and has enough bar seating to fit four. A gas stove and double Frigidaire Professional ovens ensure you will never run out of cooking space. The stainless steel Frigidaire Professional appliances also include the double-door fridge and microwave. Backing off of the kitchen is a bright dining area which is surrounded by windows and access to the back patio. The Yorkshire’s main level also includes the mudroom – an area that will serve as the laundry room and also provide some extra storage space. Towards the end of the hallway is the master bedroom with beautiful bulkhead ceiling accents, a large walk-in closet and luxurious ensuite. His and Her vanities are presented in the master ensuite, as well

as a digital air jetted jacuzzi. A glass panel shower stall features floor-to-ceiling tiled walls, a rain shower head and body jets. New or resale? That’s a big question facing homebuyers by Jim Rivait While the final choice between a new home and a resale property depends on each buyer’s unique needs, the many benefits to buying a new home should factor into the decision. New construction gives buyers the power to tailor a home to best fit their needs, take advantage of technological advances that will lower utility bills and protect the environment, and enjoy the security that comes with knowing they will not be slammed by unexpected repair bills. Let’s have a look at some of the choices available when buying new. New homes are offered in many areas of Edmonton and the communities surrounding the city. Edmonton builders started construction on more than 5,600 new single-family homes and 7,000 multi-family units last year – that means buyers will find plenty of choices in the marketplace. Many communities boast walking trails, playgrounds and recreation areas. Neighbourhoods are engineered to prevent the damaging floods that cause major losses in older neighbourhoods. Compare this to the mad scramble that often arises when trying to find an acceptable resale property: choices are less extensive; the value of a property can be much harder to pin down and pressure to make a quick decision can arise because desirable homes are scarce. The range of choices offered by new-home builders has also grown rapidly in recent years. While single-family homes still remain very popular, buyers can also choose from duplexes, townhomes and apartment-style suites in lowrise or highrise buildings. Adult-only communities give people who have already raised their kids a chance to enjoy some peace and quiet. Barrier-free models are designed to allow people with mobility issues to continue to live in their homes in comfort and security. New-home buyers also benefit from the latest technology. Better insulation and more efficient equipment ensure that modern homes are always the right temperature. The same innovations mean lower costs to heat and cool a home. Indoor air quality in your new home will be high because there won’t be lingering odours from previous residents or mould problems caused by leaks or excessive humidity. Moisture levels will also be comfortably controlled. A new home is even safer. Building codes are constantly being reviewed and standards updated. New construction ensures you enjoy the benefits of these advances, from electrical systems to safety glass to hard-wired smoke detectors. 112 New home Guide | MAR 15 - APR 12, 2013

jim rivait Jim Rivait is Executive Officer of CHBA Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/ analysis and association management.

The biggest advantage of buying new is the confidence that comes along with the keys to the home. No matter how thorough a home inspection of a resale property, it is not going to provide the same detailed information about the history, features and maintenance schedule that buyers receive when working with a builder. For starters, you choose the builder and have an opportunity to assess their track record. Talk to former customers, take a look at neighbourhoods where the builder constructed homes in the past and check a current building site. Once you have selected a builder and construction begins, you can follow its progress to ensure everything is going as planned and that you are satisfied with the results. Many home builders – and all CHBA members – provide warranty protection. Ask the builder to explain the program in detail, including what’s covered, how to request service and the typical response time. With a resale property, you are on your own after the previous owner turns over the keys. It may be months before you realize that renovations were poorly done by unqualified do-it-yourselfers or that substandard materials were used. For buyers who want to immunize their financial plan from unplanned home repair costs and enjoy the widest choice in features, new construction is the answer. The Canadian Home Builders’ Association – Alberta represents more than 1,500 business members including new-home builders, renovators, developers, trade and supply companies and professional services.

Rohit Group of Companies

celebrates successes

A breathtaking venue and dazzling piano show

welcomed guests to Rohit Group of Companies’ appreciation event at the Enjoy Centre in St. Albert on Thursday Feb. 7, 2013. With almost 30 years in business, Rohit wanted to celebrate its successes as a newhome builder and community developer by inviting customers, suppliers, trades and business partners to an evening of dueling pianos and New Orleans-inspired treats. With steady, show-stopping tunes and plenty of mingling, the event hosted more than 600 guests, many of whom can be found in their photo booth pictures posted on Facebook. As Rohit prides itself on giving back to the communities in which it works, one of the honoured guests was Homeward Trust Edmonton, a local not-for-profit organization that uses a community-based approach towards the goal of ending homelessness in Edmonton. The organization raised money for Raise the Roof by selling toques and taking donations. The event raised $2,139, with Rohit matching every dollar to generate a total of $4,278. The support provides a wonderful opportunity for a worthy cause that will truly provide many opportunities for Edmontonians. On the heels of 27 nominations for the Canadian Home Builders Association of Edmonton Awards of Excellence in Housing, the celebration was a multi-level success. 114 New home Guide | MAR 15 - APR 12, 2013

Why real estate investing STILL MAKES SENSE by PETER KINCH A NEW YEAR IS WELL UNDERWAY AND YOU’RE ANALYZING YOUR

finances, planning for the future and wondering where you can get the best return on your money. As tax season is upon us, you’ll be inundated with multiple mutual fund companies promoting the tax advantages of parking your RSP money with them. You’ll wonder about the stock market and the ongoing global issues. You’ll start to look at hard assets such as gold or precious medals. And, of course, you’ll look at real estate. The hard question is, which vehicle will produce the best results? My answer to this question will always be the same: the action is dictated by the goal. First and foremost, it is important to understand that all of the above options are simply vehicles designed to accomplish an end result. The first step is to determine what that desired end result is, and then ask yourself, which vehicle will move me closer to that goal? You may have a variety of arguments or reasons to choose one vehicle over another, but here are four reasons why you may want to consider real estate as your investment vehicle of choice, along with one caution:

On the surface, the first investor had an investment that outperformed our real estate investor by four times, but actually made less money due to the fact that it wasn’t leveraged. That’s the power of leverage. The key is to understand that it can also go the other way – and that is the importance of having a long-term strategy and investing in areas with strong fundamentals and good cash flow.

1 The power of leverage Leverage is a tool that can work for you or against you, but there is no denying 2 Interest rates the fact that it is a very powerful tool. lending rate, that does not guarantee that long-term rates will not rise in the meantime. A return of money to the markets will cause a drop in bond pricing followed by an increase in the bond yield, which will result in an increase in long-term rates even if the BoC leaves prime unchanged. A further threat to low interest rates is that even though we will not likely see a rise in prime, we have already seen the disappearance of the discount on variable-rate mortgages. Due to a lack of liquidity in the global markets, the cost of borrowing has increased for lenders. As such, variable-rate mortgages are less profitable and they have cut back on the discounts they offer. The net result for borrowers is that the amount you pay on a variable mortgage is not as attractive as it was a year ago. Having said that, we need to be very clear that even without a discount, a prime lending rate at or about three per cent is ridiculously cheap and allows for great investment opportunities. There are multiple opportunities within the Canadian marketplace that can create positive cash flow as long as the interest rates are below four per cent and you can easily get a five-year term today well below four per cent, so the ability to get a cash-flowing property and lock that in for five years will be as good as it’s ever been.

financially. For example, perhaps you’ve graduated without any debts because you decided to remain living in your parent’s home. Now you’ve got a couple of part-time jobs and you’re looking to rent a place with a friend. Or maybe you have a lot of school debt, but you lucked out on a high-paying job and you rent a very expensive palace alone. For the first time, you’re in charge of your fi nancial decisions – and that can be overwhelming. Sometimes it’s easier to relax your discipline, but then this can lead to bad habits that can leave you feeling very financially insecure in your 30s, 40s and beyond. The experts at Desjardins Group have some great ideas on how to stay financially disciplined through every age. Twenty-something

Do you know where your money goes? By getting a handle on your spending now will benefit you in the long-term. The best way to do this is to create a simple and flexible budget. Make a list of your income and expenditures such as rent, groceries, utilities, transportation, savings, fun and clothing. Also include a line for debt and for retirement savings. You might wonder why since retirement is decades away. But if you leave the money alone in a high-interest account, your money will grow thanks to compounding interest. Thirty-something

You have more purchasing power now that you’re established in your career. But that means it’s easy to pack on the debt, too. Perhaps you’ve leased a car, you’ve taken a couple vacations, and maybe you’ve just had a really big wedding and a baby or two. If you were a diligent saver in your 20s, chances are you have a pile of cash put aside for that pile of bills on your desk. If the opposite is true, then it’s time to shut down the debt before it snowballs into your 40s. Try to pay off your credit cards each month, too. Or aim to pay more than the minimum. And always apply any new found money to your debt. During this decade also, try to put as much as you can afford into an RSP. You’ll really appreciate it in your 40s. Forty-something

Now that your debt is under control, how are your savings? Did you put away as much as you could for retirement and for emergencies? If you

If you were too focused on reducing your debt in the last decade, there’s still some time to catch up. Speak with a financial advisor about setting up an education fund for your child and about the best strategies for building your retirement savings. Buying that first home

With advice from Mother of the Bride by Elisa Krovblit W hen you’re planning your

wedding, it feels like there are a million things to think about and no time to get them all done. In reality, the average engagement is somewhere between a year and a year-and-a-half, so the time between “Will you marry me?” and “I do” is Many newlyweds find action-packed decisions they have a decent down with and appointments. payment, providing a While some of window of opportunity to them may not be get into the real terribly critical – estate market. Should the linens be white? Which limo company has the best vintage cars? – others are more crucial – Where are we going to live once we’re married? What’s the bride’s mother going to wear? 124 New home Guide | MAR 15 - APR 12, 2013

Okay, so maybe the bride’s mother’s dress isn’t the most important matter to think about for the wedding, but you better believe it will be a hot topic. Having premiered on Slice in January, Mother of the Bride is proving that mom’s dress selection is nearly as critical as the big white gown. Barbara Tibbetts and her daughter Terrie own wedding salon T. Carolyn Fashions. Terrie’s husband Dante also works in the shop, ensuring everyone is perfectly accessorized, down to the last rhinestone. Each episode of Mother of the Bride presents the trials, tribulations and family frustrations surrounding that ever-important dress selection. This mom and daughter duo have sold more than 100,000 dresses over more than 21 years in the business, and they’ve seen it all. Since life is often stranger than fiction, this emotionally charged purchase makes for great TV. As they say, “Mother knows best.” While finding the perfect dress is important, these mothers of the bride are also the go-to advisers for other pressing decisions – such as where to live after the wedding.

Where once upon a time a woman was expected to move from her parents’ place into the marital home, modern reality is much different. People are dating longer, getting married older. Couples aren’t waiting to tie the knot before they begin living together. But whether renting, owning, cohabitating or waiting to move out from mom and dad’s, for a large number of couples, the logistics and living arrangements after the wedding are big decisions. Many newlyweds find they have a decent down payment, providing a window of opportunity to get into the real estate market.

Whichever threshold the bride gets carried over, couples need to take the time to find the right home: ensure it’s the perfect place to hang those beautiful wedding photos showing of the happiest day of their life – and of course pictures of the beaming and beautiful mother of the bride! Marion Bates’ daughter Mandy chose to move into the home her fiancé – now husband – already owned when they met. But it’s an older house with small closets, and the guest bathroom has dated pink tile throughout. As Marion sees it, “It would be nice if Mandy and Jeff had a large home with room to entertain. They have many friends and relatives who love to drop in, and love to have parties. Mandy has a dinner party at least once a week. Since she is a dietician, she enjoys cooking and trying new recipes, so a highly functional kitchen is absolutely necessary.” Kari Grey-Smith is seeing history repeat itself as daughter and new sonin-law are not even in the same area code, let alone the same home. These newlyweds’ jobs necessitate a longdistance arrangement, which Kari says she went through with her own husband when they were first married.

Because of their employment situation, the couple continues to spend some time apart. And since they’re not together, they continue to rent – but Kari hopes they’ll be together very soon, and hopes a purchase, somewhere closer to her, is in the near future. When they are able to balance location and careers, a condo near mom might be the perfect answer if they choose an urban location. If they settle on the suburbs, the choice more likely would be a new home. Cash wedding gifts provided a nice down payment, making homeownership possible. While mother may think she knows best, the market more so dictates what new couples can afford. Lifestyle choices also come into play. A downtown condo and a suburban two-storey detached home may carry a similar price tag. The answer to the cohabitation question has to respond to lifestyle needs and wants. It may take a compromise on commute. It may be the need for space to start a family. It may be the idea of enjoying the honeymoon period with something smaller and then buying larger in the future. Or it may be a combination of both. With many couples waiting until later for their first marriage, or moving onto their second marriage, those who are more established financially and in their careers have different options. Whichever threshold the bride gets carried over, couples need to take the time to find the right home: ensure it’s the perfect place to hang those beautiful wedding photos showing of the happiest day of their life – and of course pictures of the beaming and beautiful mother of the bride! Mother of the Bride airs on Slice Fridays with back-to-back episodes at 9 and 9:30 pm. slice.ca

Are you at risk

if interest rates rise?

Here’s a new check-up to consider: the debt check-up.

This look at your financial health will help you determine whether you would be able to handle increased payments if interest rates go up. While those rates are now at all-time lows, they will likely rise some time in the future. “Canadians need to look at how much debt they are carrying, particularly in the amount of their mortgages, home equity lines of credit (HELOCs), personal lines of credit and variable-rate personal loans,” says Ursula Menke, commissioner of the Financial Consumer Agency of Canada (FCAC). For example, a couple with a 3.1 per cent variable interest-rate mortgage of $277,658 could see their mortgage payments increase anywhere from $72 per month (or $864 per year) if interest rates go up 0.5 per cent, to $145 per month (or $1,740 per year) if interest rates go up one per cent. To do a debt check-up, look at your current total monthly payments, and list them on the Debt Check-up worksheet available on FCAC’s website, itpaystoknow.gc.ca. Next, talk to your lenders to find out how much your payments could increase if interest rates go up. Then, see if the total would still be within your comfort zone and, if not, consider your options, such as consolidating loans, to find ways to have more money available to repay 126 New home Guide | MAR 15 - APR 12, 2013

To do a debt check-up, look at your current total monthly payments, and list them on the Debt Check-up worksheet available on FCAC’s website, itpaystoknow.gc.ca debts and save for your goals. Other tips that might help you get out of debt are to stop using credit cards and look at ways to save money. Use your debit card or cash to pay for purchases, avoid buying that daily coffee, bring your lunch to work or take public transit. NC

Organizing myths THAT CAN KEEP YOU STUCK by HELLEN BUTTIGIEG

mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfi lled. Next time you are participating in an activity, be with that activity (rather than thinking about all the things you should be doing instead, or have to do later). Resist the habit of trying to do two things at once. 3 | BEING MESSY AUTOMATICALLY MEANS YOU ARE DISORGANIZED. FALSE. Organizing is not about how it looks; it’s

that may be keeping you stuck and getting in your way of a more organized life. I’ve focused on the five most common beliefs about organizing, so you can get clear on what works and what doesn’t. about how it works. Visual, creative types need to have things out where they can see them, because for them out-of-sight is out-of-mind. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flipside of this is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.

Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. They can even become part of the problem. Take Nancy, for example. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

MORTGAGE TYPES ALL MoRtGAGes ARe oF tWo BAsic tYPes: conVentionAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. oPen MoRtGAGe: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. cLoseD MoRtGAGe: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PoRtABLe MoRtGAGe: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
