How to find the right home?
Knowing what to look for – and where – are crucial parts of your new-home search

nce you’ve decided to buy a new home, the excitement begins to build immediately. Where to buy? What type of home? Is now the right time? The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, commuting times and transit options, and if your new home will still be suitable in three, five or 10 years. As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off? Keeping the magic in the
New Build process

Keeping the magic in while taking the
mystery out is what The Home Program New Build education sessions are designed to do. Even if you have purchased a home previously, the process of buying a (resale) home versus what is involved in building a new home is substantially different. A little education can go a long way to helping you make smart decisions that can save you substantial dollars, make the entire process a little (or a lot!) less stressful, and give you tools to make smart decisions from start to finish. That is precisely why The Home Program is now providing special education sessions that explain the entire process and then let participants ask the questions they need answered. The sessions are held in various builders showhomes, last approximately 90 minutes and are done in an informal - question and answer format. A mortgage and real estate professional sit and talk with the new-home sales representative to help participants understand the process involved; the best way to approach a new build purchase; and costs and considerations. At each stage of the process, participants are encouraged to join in and ask their own questions.
The sessions include information on financing a new build; builder selection; initial and final pricing; contracts and deposits; selecting the various components in your new home; construction stages and timing; warranties and walkthroughs; and supports and responsibilities available after you have taken ownership. The sessions currently run from 3:30 to 5 p.m. on Saturdays. The sessions ran successfully in February and will be running again in April. The Home Program began as a pilot project in December 2001 to meet the need in Edmonton to assist low and moderate income families in becoming homeowners. Since then it has expanded to include education, counseling and advocacy, referrals to service providers, a Down Payment Assistance Program, and ongoing contact before and after the purchase of a home. The program is now accessed by all income levels and custom education sessions have been developed to include education around such areas as building a new home, and understanding the ins-and-outs of condominium ownership. The Home Program has provided homeownership education to more than 3,700 families and continues to work with those individuals including the more than 1,000 who have now become homeowners. The program is currently available in all major population centres in Alberta, including Edmonton, Calgary, Lethbridge, and Fort McMurray. A large volunteer base of local service providers coupled with financial contributions from participating Realtors has enabled the program to provide more than $1 million in financial assistance to program graduates. The Home Program is offered and operated as part of Capital Region Housing Foundation, Edmonton, and is partnered with local and national non-profits and service providers, including the Alberta Real Estate Association, the Alberta Real Estate Foundation, and Canada Mortgage and Housing Corp. (CMHC). The program was recognized with the first Edmonton Housing Trust Fund’s ROOPH Award for Outstanding Partnerships. ecreational lakefront property has long been thought of as a summer treat. You choose a weekend in May or June to open up your cottage and try to squeeze in as much time there before the leaves and the snow fall. There is, however, a new development in Alberta that offers year-round lakeside living. Whether you’re looking for a weekend retreat or permanent residence, The Estates at Waters Edge, located 45 minutes west of Edmonton at Lac St. Anne, is a Lake Front community of single-family homes. This secure, gated development is situated on a half-mile of south-facing lakeshore. Summer includes boating, water sports, fishing, walking and biking along the numerous pathways, enjoying barbecues on the deck and watching a beachfront sunset, or visiting one of the various golf courses in proximity. Winter brings a whole new list of outdoor activities, including snowmobiling, cross-country skiing, snowshoeing, great ice fishing, skating and warming up at the fire pits. The Estates at Waters Edge has an outdoor NHL-sized ice rink, complete with skate change and warm-up rink side facility for skaters and hockey enthusiasts. Waters Edge is a four-season community development with activities year-round. On-site a private boat launch and maintained marina is included for your carefree boating enjoyment. For social gatherings, a clubhouse, including a kitchen, dining area and games room, can accommodate small groups and large, community events. The clubhouse is great for getting everyone together for a private function or community social gatherings. Residents can also enjoy the beachfront recreation area, children’s playground, on-site walking/cross-country ski trails and future development includes a fitness centre, hot tub and outdoor swimming pool to complement existing amenities. The project’s popularity to date has been attributed to the overall hassle free concept of the Waters Edge experience. Prospective buyers can choose their select lot; as well select their choice and size of Craftsman style residence. Floorplans range from two to four bedrooms and 1,150 to 2,500+ sq. ft. constructed on a crawl space, full basement or walk-out basement, or custom design your home with our design team. All are finished in the Craftsman style in your choice of colours, which feature fully landscaped yards, paved driveway, parking pad, exposed aggregate sidewalks. Attached and detached garages and additional storage in the secure storage yard on-site for your recreational toys are also available on-site. Additionally, residences come complete with a 10-year Progressive Home Warranty to ensure home construction quality. Homes are designed so that the living areas take full advantage of the great lake views. Plans are customizable to make the layout and room sizes suit each individuals needs. All designs are done in-house by the Waters Edge Architecture lead design team, so the turnaround time for consultation and final design plans is very fast. Most home builders charge a fee with any changes to their plans, while this is part of a service that is provided to an owner who chooses to build with Waters Edge. Owners can also choose to buy the lot and bring their own builder. The proposed design just has to fit within The Estates at Waters Edge architectural and landscaping guidelines. detached or attached garage, as well as numerous other options. The interiors of these homes come in a variety different high-quality finishing packages, with energy-efficient designs and six low-energy appliances. R-20 insulation is used in the walls and R-40 in the ceilings. Use of high effi ciency furnaces provides that the homes are built to high efficiency standards and save on utilities. growth to improve in 2013: CIBC WHILE CANADA’S ECONOMY LIMPED TO A CLOSE LAST YEAR, IT
is not a sign of worse things to come in 2013, although growth will continue to be lacklustre for some time, according to a new report from CIBC World Markets Inc. “Any time growth slows to a crawl, one has to worry that it wouldn’t take much to push the economy over the edge,” says Avery Shenfeld, chief economist at CIBC. “Based on admittedly slim evidence, there are reasons to believe that Q1 growth will be better.” He points out that while employment dropped in January, hours worked are up. He also notes that auto sales look like they’ve rebounded – generally a signal of consumer confidence – and that the resolution of energy sector disruptions has resulted in an increase in oil exports to the United States through mid-February. “So it looks like, in terms of quarterly GDP, Q4 could end up being the storm before the calm, with an improved pace ahead,” says Shenfeld.
However, he warns that challenges domestically and globally will result in only tepid improvement. CIBC’s forecast sees the economy tracking only a 1.7 per cent growth rate in 2013, a pace that will see the unemployment rate drift higher. Shenfeld believes that the weak close to 2012 and the modest rebound ahead will keep the Bank of Canada from raising rates until third quarter of 2014, two quarters later than previously forecast. The delay in raising rates will also result in the Canadian dollar remaining below

parity with the U.S. dollar until the second quarter of 2014. “Instead of smoothly passing the growth baton from governments and households to business spending and exports, there’s been a fumble,” he says. “Housing has slowed, as has consumer borrowing, and governments face pressures to tighten belts. But businesses aren’t opening their wallets.”
While many had forecast business investment to pick up the slack in the Canadian economy, weak global growth has been holding back capital spending. The report examined the issue of whether Corporate Canada was sitting on an excess pile of cash that it should be spending on new projects. “There is no real evidence from a macroeconomic perspective that corporations are indeed sitting on excess cash,” says CIBC economists Benjamin Tal and Peter Buchanan. In fact, “corporations are holding cash levels that are consistent with a trend we have seen for more than two decades.” They note that, in nominal terms, in real terms or as a share of assets, the near $600 billion of cash holdings by non-financial corporations in Canada is at record or near-record highs. However they point out that all the increase in cash since the beginning of the recession can be fully explained by growth in GDP. In real-terms, and as a share of GDP and corporate assets, cash holdings by corporations are now only back to their pre-recession levels. While businesses have increased the share of assets they hold in cash, their relative cash position has been offset by a decline in other current assets - namely inventories and accounts receivables. Tal and Buchanan found that the higher level of cash holdings has not come at the expense of capital spending, which at 20 per cent of GDP, is not only more than three points above its long-term average share, it is also near a record high.

“I’ve always tried to give back to the community,” says Gupta. “And I’ve always worn my passion for health and wellness on my sleeve. Thanks to this honour, there’s more passion in me now. It’s now my responsibility, because the community recognized me, to keep giving back.” Gupta began her work with the Mental Health Foundation three years ago. “I’ve always wanted to give back, especially in terms of mental health, but I didn’t know how to do it,” explains Gupta. After she was approached by Mental Health Foundation board member, Dianne Young, to help out with an event, she quickly realized that she had found her niche. “[Dianne] told me what she was planning and we shared our ideas, and then I just said, ‘I’ll do it’!” Soon after that, she was invited to join the board, and she hasn’t looked back. She’s always had an open-door policy with her staff – to counsel through the stresses of everyday life – and now many of her employees join her at Mental Health Foundation events. “My staff sees that it’s important to give back, too,” exclaims Gupta proudly. “When something challenging happens, I always try to figure out what gift I’m getting out of it,” explains Gupta, wisdom she also tries to pass on to those around her. That includes her family. Her focus on health and wellness in the community has also seeped into her life at home. “My family... we live a much healthier lifestyle now.” A good thing, too, as Gupta says her ultimate goal is to celebrate her 100th birthday, sipping champagne with friends and family. In the short term, Gupta is climbing Machu Picchu this summer for UNICEF and to promote a healthy lifestyle. This follows a climb of Mount Kilimanjaro in 2011 for the Royal Alexandra Hospital Foundation. An exceptional feat consid-

While it is great to find the ideal home for your needs, family and future aspirations, there is that one small item that may be standing in your way – are you financially able to purchase a new home. Now, unless you want to end up on “Til Debt Do Us Part” being humiliated in front of thousands of equally inept TV viewers there is probably some fiscal literacy you should learn that may be handy for evaluating whether you should purchase real estate.
Take all your gross assets and subtract all your debts. If the result is positive you should be able to determine what down payment is reasonable.
Establishing your Net Worth is a good first step. This is a simple calculation and may turn out to be a real eye opener. Take all your gross assets (things you own of a significant monetary value, bank accounts, cash savings, RRSP’s, some insurances, etc ) and subtract all your debts (interpreted as enforceable amounts owed to people or organizations including balances on credit cards, student loans, credit lines, personal loans, etc. It should also include non-registered debt to parents, friends, employers and so on.) If the result is positive you should be able to determine what down payment is reasonable. Another thing to prepare is a “realistic” household budget so you know what “cash flow” is available monthly to service the financial obligations a new home brings. An important aspect of monthly budgeting aside from actually knowing your true expenditures is setting up an “emergency” savings amount. A third calculation to be familiar with is the GDS or Gross Debt Service calculation. Financial institutions use this calculation to determine what amount of money you can afford to spend on housing costs and will limit borrowing to that value. The general rule is housing costs cannot exceed 32% of your gross monthly household income. They include in housing costs principle and interest portions of mortgage payments, taxes, and heating expenses. Another affordability value banks look at is the TDS or Total Debt Service ratio. This variable states your total monthly debt service should not exceed 40% of your gross monthly income. This is where all those other factors like car loans, credit card debts, and student loans can really take a bite out of your home purchasing power. 64 NEW HOME GUIDE | MAR 15 - APR 12, 2013
Financial Considerations To Buying A Home
A final calculation to think about is the maximum home price you can comfortably afford which will only partially be determined by you. The most important inputs to look at include your gross household income, what you can put into a down payment (your cash up front), and the prevailing mortgage interest rate which will determine what monthly payments are on any given priced home. To simplify the shopping process it is often a good exercise to visit the financial institution you will be getting your mortgage from and get a pre-approval. This will be a dry run of sorts through the financial maze of home ownership and all these calculations will be completed in advance and a pretty good idea of what you can spend be determined in a low pressure environment. The pressure really comes when you find a home that is perfect for you, because in Alberta real estate you have about 10 days to get financing approval. That may seem like a long time but in reality it is extremely tough to get all your financial house in order to the satisfaction of a bank in 10 days given today’s crushing work and home life obligations. Buying and owning a home is a great way to get yourself on the road to financial security but, as you can see, it does require some thoughtful and pragmatic planning and discipline. Most builders offer excellent financial support programs that help ease you through the process and I would recommend if you are feeling a bit lost in the process to take advantage of them. They generally include corporate banking services or mortgage brokering services that will help obtain financing if your credit is less than perfect or you need to restructure debts to achieve some of the thresholds discussed earlier.

Aurora Right at home under the stars
I
f you live in Aurora, Melcor’s new community in the city’s southeast, you might be spending a lot of time with your eyes turned toward the heavens. Aurora is the first and only community in Edmonton that celebrates the wonders and mysteries of the night sky. The name itself is a nod to the aurora borealis, or Northern Lights, and to the stars and constellations. Located at the edge of the city south of Ellerslie Road on 66th Street, Aurora is
the perfect place to trade the bright lights of the city for the bright lights in the sky. AndrĂŠ Banks, development manager for Melcor, says the company is dedicated to its vision of making Aurora an amenityrich community for residents. With a strong emphasis on nature and the sky, Aurora has plenty of greenspace and a wealth of family-oriented activities, plus a diverse range of housing options. At the centre of this community is a naturalized wetland with three ponds, each 77

boasting a fountain that lights up at night. The ponds are connected by meandering channels and are surrounded by a walking trail. The walking trail around the ponds also connect to walkways throughout the neighbhourhood. A threekilometre trail runs along the north end of the development, and there is greenspace that connects to a future school and park site. At the south end of the pond, you’ll find the stargazing plaza. “The stargazing plaza has placards that feature different constellations,” explains Banks. “You can refer to the placard and then find the constellation in the sky.” In order to see the night sky better, Melcor has installed LED streetlights to reduce light pollution. Welcoming you into the neighbourhood is an illuminated entrance feature that mimics the shifting display of the Northern Lights. The illumination concept was something Melcor worked hard on. “It’s quite beautiful and it feels like it is moving you into the community,” says Banks, who encourages everyone to take a drive out to see this inventive and remarkable feature for themselves. Bringing value to the neighbourhood extends beyond the amenities. Aurora also has a variety of homes built by a group of home builders which are highly respected in the industry. “Melcor is very particular about which builders to bring in,” notes Banks. “And we are very pleased with the ones here in Aurora.” From duplexes to singlefamily homes, there is something for everyone, whether you are starting out in homeownership or are looking to move up. Respected builders Parkwood, Landmark, Coventry and Bedrock are building the single-family homes. Homes with attached garages start in the high $300,000s, and walkouts along the pond are also available. “There is also a bungalow option as well,” says Banks, adding that downsizers especially might like the idea of a bungalow. Single-detached homes are coming on-stream. Starting in the mid $300,000s, builders for these homes are

No matter how thorough a home inspection of a resale property, it is not going to provide the same detailed information about the history, features and maintenance schedule that buyers receive when working with a builder. Talk to former customers, take a look at neighbourhoods where the builder constructed homes in the past and check a current building site. Once you have selected a builder and construction begins, you can follow its progress to ensure everything is going as planned and that you are satisfied with the results. Many home builders – and all CHBA members – provide warranty protection. Ask the builder to explain the program in detail, including what’s covered, how to request service and the typical response time. With a resale property, you are on your own after the previous owner turns over the keys. finances, planning for the future and wondering where you can get the best return on your money. As tax season is upon us, you’ll be inundated with multiple mutual fund companies promoting the tax advantages of parking your RSP money with them. You’ll wonder about the stock market and the ongoing global issues. You’ll start to look at hard assets such as gold or precious medals. And, of course, you’ll look at real estate. The hard question is, which vehicle will produce the best results? My answer to this question will always be the same: the action is dictated by the goal. First and foremost, it is important to understand that all of the above options are simply vehicles designed to accomplish an end result. The first step is to determine what that desired end result is, and then ask yourself, which vehicle will move me closer to that goal? You may have a variety of arguments or reasons to choose one vehicle over another, but here are four reasons why you may want to consider real estate as your investment vehicle of choice, along with one caution:

A return of money to the markets will cause a drop in bond pricing followed by an increase in the bond yield, which will result in an increase in long-term rates even if the BoC leaves prime unchanged. A further threat to low interest rates is that even though we will not likely see a rise in prime, we have already seen the disappearance of the discount on variable-rate mortgages. Due to a lack of liquidity in the global markets, the cost of borrowing has increased for lenders. As such, variable-rate mortgages are less profitable and they have cut back on the discounts they offer. The net result for borrowers is that the amount you pay on a variable mortgage is not as attractive as it was a year ago. Having said that, we need to be very clear that even without a discount, a prime lending rate at or about three per cent is ridiculously cheap and allows for great investment opportunities. There are multiple opportunities within the Canadian marketplace that can create positive cash flow as long as the interest rates are below four per cent and you can easily get a five-year term today well below four per cent, so the ability to get a cash-flowing property and lock that in for five years will be as good as it’s ever been.

Okay, so maybe the bride’s mother’s dress isn’t the most important matter to think about for the wedding, but you better believe it will be a hot topic. Having premiered on Slice in January, Mother of the Bride is proving that mom’s dress selection is nearly as critical as the big white gown. Barbara Tibbetts and her daughter Terrie own wedding salon T. Carolyn Fashions. Terrie’s husband Dante also works in the shop, ensuring everyone is perfectly accessorized, down to the last rhinestone. Each episode of Mother of the Bride presents the trials, tribulations and family frustrations surrounding that ever-important dress selection. This mom and daughter duo have sold more than 100,000 dresses over more than 21 years in the business, and they’ve seen it all. Since life is often stranger than fiction, this emotionally charged purchase makes for great TV. As they say, “Mother knows best.” While finding the perfect dress is important, these mothers of the bride are also the go-to advisers for other pressing decisions – such as where to live after the wedding.
Where once upon a time a woman was expected to move from her parents’ place into the marital home, modern reality is much different. People are dating longer, getting married older. Couples aren’t waiting to tie the knot before they begin living together. But whether renting, owning, cohabitating or waiting to move out from mom and dad’s, for a large number of couples, the logistics and living arrangements after the wedding are big decisions. Because of their employment situation, the couple continues to spend some time apart. And since they’re not together, they continue to rent – but Kari hopes they’ll be together very soon, and hopes a purchase, somewhere closer to her, is in the near future. When they are able to balance location and careers, a condo near mom might be the perfect answer if they choose an urban location. If they settle on the suburbs, the choice more likely would be a new home. Cash wedding gifts provided a nice down payment, making homeownership possible. While mother may think she knows best, the market more so dictates what new couples can afford. Lifestyle choices also come into play. A downtown condo and a suburban two-storey detached home may carry a similar price tag. The answer to the cohabitation question has to respond to lifestyle needs and wants. It may take a compromise on commute. It may be the need for space to start a family. It may be the idea of enjoying the honeymoon period with something smaller and then buying larger in the future. Or it may be a combination of both. With many couples waiting until later for their first marriage, or moving onto their second marriage, those who are more established financially and in their careers have different options. if interest rates rise?
Here’s a new check-up to consider: the debt check-up.
This look at your financial health will help you determine whether you would be able to handle increased payments if interest rates go up. While those rates are now at all-time lows, they will likely rise some time in the future. “Canadians need to look at how much debt they are carrying, particularly in the amount of their mortgages, home equity lines of credit (HELOCs), personal lines of credit and variable-rate personal loans,” says Ursula Menke, commissioner of the Financial Consumer Agency of Canada (FCAC). For example, a couple with a 3.1 per cent variable interest-rate mortgage of $277,658 could see their mortgage payments increase anywhere from $72 per month (or $864 per year) if interest rates go up 0.5 per cent, to $145 per month (or $1,740 per year) if interest rates go up one per cent. To do a debt check-up, look at your current total monthly payments, and list them on the Debt Check-up worksheet available on FCAC’s website, itpaystoknow.gc.ca. Next, talk to your lenders to find out how much your payments could increase if interest rates go up. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfi lled. Next time you are participating in an activity, be with that activity (rather than thinking about all the things you should be doing instead, or have to do later). Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by
1,000.

Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

MORTGAGE TYPES ALL MoRtGAGes ARe oF tWo BAsic tYPes: conVentionAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.
You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. oPen MoRtGAGe: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. cLoseD MoRtGAGe: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PoRtABLe MoRtGAGe: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
