hether you’re looking for a weekend retreat or permanent residence, The Estates at Waters Edge, located 45 minutes west of Edmonton at Lac St. Anne, is a Lake Front community of single-family homes. This secure, gated development is situated on a half-mile of south-facing lakeshore. Summer includes boating, water sports, fishing, walking and biking along the numerous pathways, enjoying barbecues on the deck and watching a beachfront sunset, or visiting one of the various golf courses in proximity. On-site a private boat launch and maintained marina is included for your carefree boating enjoyment. For social gatherings, a clubhouse, including a kitchen, dining area and games room, can accommodate small groups and large, community events. The clubhouse is great for getting everyone together for a private function or community social gatherings. All designs are done in-house by the Waters Edge Architecture lead design team, so the turnaround time for consultation and final design plans is very fast. Most home builders charge a fee with any changes to their plans, while this is part of a service that is provided to an owner who chooses to build with Waters Edge. Owners can also choose to buy the lot and bring their own builder. The proposed design just has to fit within The Estates at Waters Edge architectural and landscaping guidelines. Upgrades are also available to the homes, including granite countertops, gas fireplace, central vac system a detached or attached garage, as well as numerous other options. The interiors of these homes come in a variety different high-quality finishing packages, with energy-efficient designs and six low-energy appliances. R-20 insulation is used in the walls and R-40 in the ceilings. Use of high efficiency furnaces provides that the homes are built to high efficiency standards and save on utilities.
A monthly maintenance fee ensures maintenance of all the common areas (such as clubhouse, marina, playground, beachfront recreation area and boat launch). The fees also include water, sewage and a full-time on-site manager. There are lawncare and winter snow shoveling services also available. The area surrounding Waters Edge offers a healthy list of amenities. A convenience store and gas station are a few blocks away. Onoway and Alberta Beach offer retail services including grocery and liquor stores, restaurants, gas station, public library, hair salon, dollar store, hotel and golf course. Schools are nearby and the Barrhead and Stony Plain hospitals are only 25 to 30 minutes away. The proximity to Edmonton is a major selling point for The Estates at Waters Edge. A short drive can get you to your lakefront home in no time. Many of the purchasers, however, are not from the Edmonton area. Residents include people from Peace River, Fort McMurray, Whitecourt and Calgary. What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. Unfortunately not all contractors play by the same rules. Some cut corners to offer lower prices. They promise you a “good deal” as long as nothing is written down and you pay in cash. These cash deals can mean a lot of risk for you. Contractors who don’t do business properly don’t protect you from accidents or their mistakes. If there is a work-related injury or damage to your home, you could face lawsuits and financial loss. You could be responsible for your contractor’s unpaid bills. And you could be stuck with work that is incomplete or badly done. While serious, these risks are easy to avoid. Before you agree to let anyone work on your home, take these three simple steps: know who you’re dealing with, make sure you’re protected from risks, and always Get in in Writing! ™

a good contractor • Ask friends, family and neighbors about contractors they have hired to work on their homes. • Contact your local Home Builders’ Association or other trade association for a list of professional contractors in your community. • Ask your local building materials store if it has a list of recommended contractors. • Ask your utility company if it has a list of recommended contractors. • Check with your local Better Business Bureau to find out if a contractor is a member.

exciting time. Often, thinking about landscaping may be the last thing on your mind, given all the other decisions you are making. However, by keeping in mind a few key elements, achieving the yard of your dreams will be easier and stress free once your home is built. Know the facts Understanding the restrictions and capabilities of your lot is important. Builders differ as to what is included in the price of your home and lot. There will be legal responsibilities for landscaping your new home. Rough grade, final grade, landscaping deposit and seasonal holdbacks are all terms you will need to familiarize yourself with. Rough grade approval will likely be applied for and absorbed in the cost of your home. Any extra excavation required for retaining walls will be at an additional cost to you. Know what you are required to do and what your builder has included. Your developer will have some landscaping guidelines and requirements for your neighborhood. These must be followed as requested by the developer. The developer requirements in most cases include front yard landscaping and the design or style of your fencing. Keep in mind, what type of soil you have, how much sun you get in the front and back yards of your home. How much room do you have? Does your neighborhood allow underground irrigation? Will you require additional underground pipes to be installed? All of this is much easier and affordable if thought out and planned beforehand. Ask questions! Building the shell of three to four homes a day, Landmark constructs walls, which include all windows and doors, complete floors and stairs, and waterproof roof sections. with inclement weather – blowing snow, sub-zero temperatures, torrential rain or blistering heat. The traditional method of stick framing outside on site takes an average of 15 days. At Landmark’s facility it is done in one day. The components are then transported to the site where the home is
assembled in less than one day. Once the shell is up, the interior finishing work is set to go. From start to finish, a home is move-in ready in three to four months. Beyer says this process is not only more efficient, it is precise – which leads to a better engineered home. The key is the use of a fully-computerized process that eliminates human error. Every detail is considered and the computerized design calculates exactly how much material is needed and how much to cut, right down to the millimetre. “As a result, the components all fit exactly,” says Beyer. “And because it’s so precise, the home is more energy efficient. In fact, sustainability was one of the driving forces behind finding a better, more efficient way of constructing homes. Today, Landmark leads the way in building energy-efficient homes. All said, Landmark homes consume roughly 35% less energy than a traditional home. The company’s goal is to achieve a Net-Zero energy standard – where homes produce as much energy as they consume on an annual basis – by the end of 2015. “We are creating a culture of sustainability,” says Beyer. “We are conserving building materials, and reducing energy and greenhouse gas emissions in the construction process. When you add it up, that’s a staggering reduction in emissions. “For one thing, because we build here at the facility and not on the home site, there is a reduction in transportation,” explains Beyer. “When all the components are done, we load it all onto a trailer, and it’s one trip to the site.” If you think this sounds like modular or pre-fabricated homes – think again. Landmark’s homes are the furthest from
pre-fab as you can get. For one, unlike pre-fab homes, Landmark offers a variety of home designs and layouts. There are over 800 plans to choose from – which can be customized at the design stage. Beyer says he’s never seen the same home twice. “You aren’t limited to a fixed design. The process we have in place works for twostorey single-family homes, townhomes and multi-plexes,” says Beyer. Centralizing production in a controlled facility has revolutionized how homes are built. The reduction in landfill waste and transportation, and the increase in precision-built homes is a win-win for both Landmark and the homeowner. rankings show academic improvement at 22 schools TWENTY-TWO ALBERTA HIGH SCHOOLS
have seen their academic performance improve over the past five years, according to the Fraser Institute’s annual school rankings. The list of improving high schools also includes one charter school, one private school, and eight separate schools across the province. “Our report card consistently shows that school improvement is occurring all over Alberta, from High Prairie in the north to Lethbridge in the south and everywhere in between,” says Peter Cowley, Fraser Institute director of school performance studies. “The rankings suggest that any school can improve, regardless of the challenges its students face. Only the Fraser Institute’s report card ensures that school success stories like these become widely known.” The Report Card on Alberta’s High Schools 2013 rates 279 public, private, separate and charter schools based on eight academic indicators derived from grade12 diploma exam results as well as graduation and gradeto-grade transition rates. The report card also includes important information about each school’s make-up, including parents’ average income, the percentage of ESL students and the percentage of special needs students. Complete results for 279 high schools are available at compareschoolrankings.org, where visitors can compare school results on a variety of academic indicators and ratings. Of the 22 Alberta high schools showing significant academic improvement, five are public schools where the parental income is below average. Hills of Twin Lakes A Community with a Natural Soul
W
hile there are many developments in the Greater Edmonton Area with abundance of greenspace and “away from it all” living, few have the natural amenities and vastness of untouched land that Hills of Twin Lakes boasts. Really, there’s something here for everyone, from stunning hilltop views and fully-treed seclusion to cul-de-sac pie-shaped dimensions, direct lake access and ravine views. “This is definitely unique in the marketplace today.” Dyrbye Developments has partnered with Tuscan Design, Alquinn Homes and Rococo Homes to build in the community, however because Hills of Twin Lakes is an open subdivision anyone can build a home on one of the spectacular lots. In terms of architectural controls, to protect the future values of all homeowners, there is a triple-car attached-garage minimum in the community, plus a 1,700 sq. ft size minimum for bungalows and 2,200 sq. ft minimum for two-storey homes. They also do not allow vinyl siding. Hills of Twin Lakes is perfect for families who enjoy the outdoors or anyone looking for a quiet life not far from a city. So, you’ve purchased a new home. Saved your pennies until they were dollars. Did the appropriate amount of research to find the ideal neighbourhood with the right amenities. Worked through dozens of floor plans with a litany of builders. Negotiated the best deal you could. Went to the bank and borrowed enough money to get a slightly queasy feeling in your stomach. Went back to the sales centre and signed the purchase agreement which has finally been approved and then – nothing. First nothing for days, then weeks and dare I say maybe a month or two. After all that hard work by a purchaser there is a natural expectation that your builder will put every single one of his staff and resources into building your new home - now. After all it’s a big deal right? Well, most builders have to follow a rigid process and as hard as it may be for you to believe, they’re generally building more than one or two homes at a time. You should check with your builder to determine their specific building process, but generally they follow a fairly similar process. For you that means those days and weeks when apparently nothing is going on are indeed busy times in which your lot is being secured from the developer if in fact the builder did not own the lot themselves. I generally break the process down this way and it might help you understand why building a house can seem so slow, when in fact it probably is not.
Stage 1 - The Paper The first real part of building the house is the preparation for building. This includes finalizing all details of the home structurally and aesthetically. The plan needs to be plotted onto the lot, a permit needs to be obtained from the City and all the trades need to be scheduled in advance to make sure they’re available in an organized and cohesive manner. One of the major issues that can happen here is obtaining the building permit. This is generated by a fairly small department that only has so many staff and during very busy periods (like spring time or when the economy is booming) it can take extra weeks to get this vital piece of paper before any field work begins.
Stage 2 - The Structure Your first big day will be when they dig a hole to pour the foundation for your home, generally a month and a half after the sale is finalized. This will be your first tangible sign that you will one day actually have a home. If it happens to be pouring rain at the time then this step may be delayed for a week or two. Eventually they pour the footings and foundation walls and then – you guessed it – you wait for the concrete to set. 94
The Hardest Part Of Building – The Wait
This could be two weeks or more. The next sign of life is the framing crew creating floors, walls, stairs, ceilings and roof etc. This is an especially fun stage because your house actually rises from the ground and becomes real and a source of pride for you and your family. At this time you’ll want to visit the site every day and watch the progress - but don’t. Framers will be moving around doing work on a few homes at a time so there will be some waiting periods for sure. Next are the windows and doors and then a period of waiting as the “specialists” arrive. These include electricians, plumbers and drywallers. You may have to wait a bit on each of them as they are in high demand and given the proficiency of all previous initiatives they may be double booked by this point in construction.
Stage 3 - The Finish Following structural completion is the start of interior and exterior finishing. These again are generally handled by specialists. Painters, flooring installers, tile setters, cabinet and countertop people. Each must follow the other in a strict timeline that’s often impacted by some inconvenience that may add a day or even a week to the finishing of your home. The point of this article is to assuage fears that “no activity” on your home for a few days or even weeks is not something to stress about. It’s almost predictable. Don’t call and harass the builder. Often, whatever is occurring is beyond their control and it’s in their best interest to finish your home as fast as possible – because that’s when they get paid. Building a home is a complex transaction and some patience and a clear understanding of your builder’s process is a really good way to mitigate your stress during those endless waiting periods.

Many people show their concern for the environment
when they bring along a shopping bag to the grocery store to reduce the amount of plastic headed to landfills. Thinking Green has a far bigger impact when buying a new home. Unlike the plastic bag that contained last night’s dinner, homes built today will be around decades from now. Choosing a more efficient home will have an enduring impact on both the environment and operating costs for year to come. Built Green Canada is a program to help homebuyers make smart choices that will significantly improve energy and water efficiency, make homes healthier and more comfortable, increase durability and improve eventual resale value. Families find Built Green homes save them hundreds of dollars a year in utility bills and they are better shielded from ever-rising energy prices in the future. There is no way to put a price tag on the benefits of a more comfortable place to host special celebrations and enjoy time with family and friends. But those advantages are as real as the pride that comes with knowing you took extra care in providing the best home possible. Homes constructed under the Built Green program can achieve four levels of certification – bronze, silver, gold and platinum – depending on the choices consumers make as they design their home. Builders must be trained in the program’s practices, policies and procedures before starting on a project. Checking the elements that qualify a home for Built Green status is a great education for consumers who want to make the smartest choices about their new home. The envelope surrounding the home should be as air-tight as possible, insulation will help control temperature, and efficient appliances like tankless water heaters will save energy – and lower utility bills. Even decisions to install gas fireplaces with no pilot light will prevent wasting energy. Materials and methods. Choosing environmentally preferable materials may include wood that is sustainably harvested. Methods used by builders can reduce the amount of lumber required without compromising the quality of the home. And smart choices in paints and finishing materials can reduce chemicals present within the home and ease the burden on landfills. Indoor air quality. Canadians spend a lot of time indoors so the quality of interior air is an important environmental consideration. Natural materials or those low in Volatile Organic Compounds will help achieve this goal. Ventilation. Bringing clean air into the home is also vital. A motorized damper on the fresh air inlet ensures comfort and safety without the wasted energy from keeping the inlet constantly open. Waste management. Building a home can generate a lot of trash. BMO report shows safety, quiet street and good neighbours are top priorities for homebuyers
While there are a number of factors to
consider when deciding on the right location to buy a home, Canadians view the safety of a neighbourhood to be the most important (63 per cent) feature of a home’s location, according to a new BMO Bank of Montreal survey. The survey, conducted by Pollara, also found that living on a quiet street (43 per cent), having good neighbours (30 per cent), having a short commute to work (28 per cent) and being near family and friends (25 per cent) rank high on Canadians’ list of location priorities when buying a home. “Everyone has a unique set of personal and financial priorities, so it’s important that those particular needs are considered when deciding on the right location to purchase a home,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Taking a practical approach to home buying is the key to preventing yourself from getting ‘swept away’ by the bells and whistles of a house. Home buyers should make a list of needs versus wants

and prioritize them in order of highest to lowest importance.” The poll also revealed that significant differences become apparent when comparing the national averages to first-time homebuyers. For instance: • Having a short commute to work is more important to first-time buyers than the average buyer (34 per cent versus 28 per cent) • Living near public transit (28 per cent versus 19 per cent) is also higher on the priority list for firsttimers than repeat buyers However, living on a quiet street (30 per cent versus 43 per cent) and having good neighbours (21 per cent versus 30 per cent) are far less important to first-timers
